Welcome Welcome to the latest edition of Your Village Life magazine.
As we enjoy the summer months, there is certainly a joyous, jubilant feeling in the air and this is in many ways attributed to the various local events which took place that has certainly brought the communities together. The Jubilee bank holiday weekend was preceded by a royal visit from HM The Queen and the Duke of Edinburgh which was the start of many a street party in our region and so in this issue, we look back at the royal visit as well as celebrating another key date in the calendar – the 400th anniversary of the Pendle witch trial. We catch up with local artist Philippe Handford who has been responsible for some striking ‘witch themed’ artwork as well as profiling local, award winning businessman, Tim Webber from Barnfield Construction.
As always, this issue also comes to you bursting with properties in our portfolio as well as the usual mix of advice, interviews, Day in the Life features, our what’s on guide, village spotlights and we give you a chance to win a sumptuous hamper packed with goodies thanks to Rachel’s organics.
For those that don’t know, we are delighted that Your Village Life is also available in digital format so please do sign up at www.yourvillagelife.co.uk to get your next copy first!

A day in the life of
Alistair Douglas... the housewife’s favourite!
W
ith many TV appearances under his belt over the past four years, Alistair Douglas became known as the ‘Housewife’s Favourite’ expert on the BBC’s hit property shows, ‘Homes under the Hammer’ and ‘Wanted Down Under’. Whilst taking to the small screen, behind the scenes he was also carving a very successful professional career with Petty’s having joined the firm in 2000 and later becoming a partner in 2007. With a career spent working in residential property, Alistair is a highly respected member of the Petty’s team and here we catch up with him to get a glimpse into his daily life and thoughts on the current market. With a catchment area that covers the North West of England, Alistair is certainly a man on the move. With no two days ever the same, he is responsible for valuations across the region with a refreshing mix of project briefs but with the majority of the residential valuations done actually being on a commercial lending basis. He said: “We have very strong relationships with each of the high street lenders and regularly find myself involved in valuations of property portfolios for both landlords and investors on behalf of the banking institutions. “The past six months has taken an interesting turn with many of the bank managers keen to re-value residential properties that were initially valued either before or at the height of the property market to ensure that equity still remains in the group of properties.” With banks taking a keen interest in the current
market, Alistair is at the forefront to ensure all parties know and understand what the current values are and what can be commanded and expected which comes at a time when economic uncertainty is keeping everyone on their toes and where knowledge and experience has never been so important. Residential values have fallen since 2007 with percentage fall rates depending on location with evidence showing that urban conurbations were hit worse. More so, it was felt in areas where buy to let arrangements are more common and it is these areas where Alistair is seeing an increase in demand or even a re-entry of landlords and investors coming back into the game. He added: “With landlords and investors demanding real ‘value for money’ and in some instances gross yields of 10%, we are seeing positive movement and an injection of interest. It is likely that interest rates are going to remain low for a considerable time and as such it is imperative that the wheels of the market keep on turning. However, whilst it is great to see such investment, I would also like to see more people consider becoming a landlord as many people with savings tucked away could earn themselves a far greater return on investment by entering the market at such a pivotal time. What does Alistair say about the future? With austerity measures being undertaken by the Coalition Government, I think that property values are at best, likely to remain static but I am confident that with the demand for rented properties being so high those playing the rental game with reasonably priced properties, maintained to a good level will continue to retain their tenants and enjoy rewarding levels of return on their outlay.

NET YOURSELF A LUXURY LET IN CLIVIGER t isn’t often that a truly aspirational home is placed on the market to let, but a recent instruction has seen just that with the addition of ‘Long View’ on School Lane in Cliviger - a home that is so stunning it was awarded recognition by the Royal Institute of Architects.
I
As the saying goes, a picture speaks a thousand words and the images from this property truly speak for themselves with many showcasing the simply stunning views seen through the floor to ceiling windows, stretching as far as the eye can see. Originally designed and built in 2010 to maximise the opportunities its elevated position affords, the home is one of the most striking in the region and is now available to let for just £2500 per calendar month. With many larger homes entering the lettings market and many growing families demanding them, this is sure to be one four-bedroom property that captures the attention of many. ‘Long View’ was built as a single storey dwelling where all the living accommodation takes full advantage of the panoramic views of the countryside and where the vista extends beyond Cliviger Gorge in the East and to the Yorkshire Dales and Pendle Hill to the North. The dramatic skyline to the outside is certainly matched by a dramatic interior. Utilising state of the art materials and techniques with bespoke artwork and kitchen fittings and under floor heating throughout, this home wouldn’t have been out of place on Grand Designs! From the moment you walk through the door, the sheer scale of the open plan format with modern design and stylish touches comes to life. A feature roof with mood lighting captures your attention within the main living area with a built in ‘Bang & Olufson’ television with overhead storage. Cube design ceiling lights are the theme which extends throughout and the area is cleverly divided by a spacious dining area to separate the kitchen from the main living room.
Future tenants with a penchant for sleek design and modern surroundings couldn’t fail to be impressed with the bespoke kitchen with large central circular island, including built in sink, with cupboards and a Corian worktop providing a seamless, hardwearing surface area. Full length, high gloss wall units, some with feature ‘rose’ design surround numerous top of the range integrated Miele appliances. The adjacent doorway provides access to the part covered side patio, seating and barbeque areas where you can sit and admire the specially commissioned artwork within the garden, all contained within a traditional dry stone wall. With four spacious bedrooms and the option of a fifth which is currently home to the ‘snug’ in the house, Long View is a very welcome addition to the Petty Lettings portfolio and any interested tenants are invited to contact Simon Westwell, Residential Lettings Manager on 01282 417775.

HOLIDAY TIME FOR MORTGAGES? As many of you begin to prepare to disappear on the annual pilgrimage to the sunnier parts of Europe, it will not have escaped your notice that you are receiving a few more Euros for your hard earned pound! This situation could actually improve as the year progresses! Be careful though! Before you spend the lot on riotous living and dancing there could well be a sting in the tail back in the UK. Many of the UK banks and building societies are heavily committed to investments across the whole of Europe. Indeed, some of our largest lending institutions are owned by European banks and the activity in Greece, Spain, Portugal and Italy will have a direct bearing on the financial wellbeing of the UK. Many of our banks are already suffering huge liquidity problems. The scandal of mis-sold PPI has already cost them millions in compensation, and there is still some way to go yet. Add this to the problems in the Eurozone, a large outstanding debt to the taxpayer that still requires paying and a new regulatory regime on the horizon that will be hugely expensive to implement and you can see their problem. You may not be a big fan of the banks and be tempted to say ‘Hey-ho, they got themselves into this mess, let them get out of it’. However, when it comes to paying for all of the above, where might they get the money?

You guessed it! The good old consumer. The Bank of England base rate offers no comfort to the lenders, stuck on 0.5% it makes little or no revenue to speak of. The signs say that it will stay pretty low for the foreseeable future too. Many of the banks are already starting to distance their products from the base rate by raising their own standard variable rates and offering fixed rates with a 3 or 4% margin. This is not something they need to discuss with you, the borrower. In some instances it can be done with one letter and very little notice. Raising mortgage rates is one of the few weapons the lenders have left to raise easy money over night. Even by doing nothing you could find yourself with an increase in your monthly budget that you really could do without. It is true that historically mortgage rates remain low, and this is still an excellent time to buy. However, rates are on the increase. If you are playing the ‘waiting game’ with a vendor or your existing mortgage provider you may be disappointed. Check your mortgage now, whether it is relatively new or an existing deal. You don’t want to be giving those few extra Euros back to the bank before you have time to enjoy them!

Let’s Take a Walk
Pendle Sculpture Trail, Aitken Wood, Barley
2
012 marks the 400th anniversary of the Pendle Witch Trials, and to commemorate this landmark year, four acclaimed artists have paid homage with the creation of a sculpture trial inspired by Pendle’s most infamous daughters.
Chief Designer and lead artist, Philippe Handford who is originally from Burnley and now lives in Barrowford with a workshop in Colne, has been working closely with Pendle Tourism officer, Mark Williams and United Utilities to create this stunning and unique installation.
used in 1612. Steve Blaylock, has crafted several woodland creatures out of stainless steel including bats, an owl and spider on a giant web. The final artist is master wood carver Martyn Bednarczuk, who has fashioned a life size ‘Witch Finder General’ out of solid oak.
The trail, officially opened in August 2012, with a leaflet detailing the route from Barley car park up to Black Moss or via Whitehough. For more information on the work of Philippe Handford, please visit www.handforddesign.co.uk.
The trail is inspired by the stunning surrounds of Pendle and has been created from natural materials found within the woods with the organic structures including previously felled trees, a windblown tree, holly bushes and a dry stone wall which runs the full length of the wood. All the sculptures within the wood are about harmony with nature and surrounding natural elements, with the trail providing a beautiful mix of textures and shapes that sit happily within their environment. The largest piece to be seen in the trail is Philippe’s ‘Reconnected 2’, where two large arches rise up from four tree stumps. The installation, built on site, evokes a sense of perpetual movement and captures the moment when the mighty trees were felled. The holly bushes, known to ancient druids as ‘spirits of the wood’, have been contained within metal cages fashioned into human forms and provide an eerie presence amongst the trees! The other artists who worked on the project, include Sarah McDade who has designed 10 ceramic plaques representing each of the local people condemned as witches. Each plaque, sited on existing tree stumps, include prints of herbs and plants

Royal Visit for the Diamond Jubilee A
T
he Queen, Duke of Edinburgh and Prince Charles visited Lancashire as part of the nationwide Diamond Jubilee tour and the visit certainly marked a momentous occasion with hundreds of well-wishers lining the streets in a Jubilee Jamboree to remember.
The royal party set off down the Leeds-Liverpool Canal on a barge in Burnley before arriving at the Weavers' Triangle, an area which was regenerated by workers from the Prince's charities, many of which were there to meet the royal party. The Queen has not visited the town since 1987 but it is clearly a town that they are committed to as six of the Prince of Wales' charities, including the Prince's Trust, have done extensive work in Burnley in a bid to revitalise the former world centre of the cotton industry.
The visit coincided with the start of the Prince's Charities Regeneration Summit, which is at the centre of the planned multi-million pound regeneration plans for the Weavers' Triangle, a plan with huge potential which Prince Charles said “could be the real making of the town”. It is hoped the £100m development for leisure, office and educational uses could create 1,000 private sector jobs after the council acquired the listed buildings along the canal.
Addressing the summit, the Queen said: "I have been interested to learn today about the work undertaken by the Prince's Charities to transform lives and build sustainable communities. By joining forces with local groups here in Burnley they have helped to make a considerable difference to the town and its people."
The Queen and Prince Philip were then given a tour of Burnley College and its University of Central Lancashire campus before moving on to Burnley Football Club where they had lunch in the Jimmy McIlroy stand at Turf Moor.
Following lunch, the Queen unveiled a plaque commemorating her visit and then signed the visitors' book beneath a framed Burnley shirt from the 1914 FA Cup Final at Crystal Palace. The shirt features the Royal crest commemorating the occasion of the Queen's grandfather, King George V, becoming the first reigning monarch to present the FA Cup following the Clarets' 1-0 victory over Liverpool.
Burnley FC Club chairman, Barry Kilby described it as "a fantastic honour" to be offering the couple "the warmest of Lancashire welcomes at a club with a great tradition".
Before leaving to continue the Diamond Jubilee tour, the Queen was presented with a hamper of Lancashire produce.

Spotlight on Blacko A
s 2011 winner of the Lancashire’s Best Kept Village award, it’s easy to see why any newcomer to Blacko might think they’ve won the lottery in terms of this location!
This quaint village with around 600 residents nestles on an old turnpike road (A682) between Gisburn and Nelson, the heart of Pendle Witch Country, and is surrounded by woodland and pasture making it a stunning retreat for families and commuters alike. Dominated by the impressive Stansfield’s Tower and the Watermeetings, a breathtaking beauty spot where Blacko Water meets Pendle Water, there is plenty to attract visitors to the village, not least the renowned warm welcome from its residents.
Stansfield’s Tower, also known as ‘Black Tower’ was built in 1890 by a grocer from Barrowford by the name of Jonathon Stansfield. There are varying legends behind his motivation to build the folly, some believe that Stansfield wanted to spy on his girlfriend in Gisburn and others suggest that he wanted to impress his friends with a view of Blackpool Tower! It sadly fell short in terms of height but those making the walk to it will be rewarded by stunning views of Pendleside.
For those looking to set down roots, there is a strong community spirit awaiting them in Blacko. With an array of community projects drawing residents together, it offers quintessential English village life and with amenities including a barber’s shop and beauty salon plus three pubs serving fine drink and delicious food to serve the locals, living here could feel more like a holiday!
The village boasts a dedicated events team, who work on a schedule of community focussed events throughout the year, with
highlights including the annual Village Show and Family Fun Day. The community also work closely together in the upkeep of the area and this is reflected in its continued success in competitions such as Lancashire’s Best Kept Village and the North West In Bloom competition, where the village achieved a silver gilt award in 2010.
With a range of property from smaller cottage style homes to larger farmhouse conversions, the village has something to offer all types of buyer, whether you are looking to take your first step on the property ladder or are looking for that stunning ‘forever’ home. A traditional village school, Blacko Primary School offers places to children aged 4-11 making the area an ideal choice for families, and there are excellent transport connections to nearby Barrowford and the M65 motorway, both of which are just a few minutes away. The village also has a regular bus service offering convenience to those reliant on public transport.

Spruce Up Your Garden For Potential Buyers
F
or so many people a gorgeous garden can sell a property to them as much as a designer kitchen. The garden is now considered as an outdoor room, so it’s worth investing time and a little money to show it at its very best. Even if you don’t have a large garden, it’s first impressions that count, a quick tidy up can transform a space that looks unloved and neglected into a welcoming sight.
KERB APPEAL
If you have a lawn, ensure it is maintained. Regular mowing and cutting the edges will keep it looking at its best.
PLANTING
LAWNS
WEEDING
During the summer months not only do the plants grow but so do the weeds, try to keep on top of weeding the flower beds and don’t forget about the paths and driveways. Once the beds are weeded apply a layer of mulch, such as bark chips, to help keep the weeds at bay.
HEDGES
Does the front door to your home look inviting? If it looks tired spruce it up with a fresh coat of paint in a neutral colour and add a couple of matching pots on either side of the door planted with topiary or lavender for a scented welcome. Don’t leave bins by the front door, or if space is minimal, screen them with either trellis panels or willow screening. If you are hoping to move house soon and don’t want to go to the expense of adding new planting to fill the gaps in the beds, opt for plants in inexpensive attractive pots that you can take with you.
FURNITURE
If your garden is without furniture, consider buying a bench or table and chair set that you can take with you when you move. Having furniture makes the outdoor space look more inviting and lived in.
Ensure your hedges are tidy and not too high so they do not steal light from rooms in the house.
HARD LANDSCAPING
Replace any broken fence panels or gates. Treating them with a coloured stain adds interest but choose a neutral colour such as a grey green that will have a wide appeal, and sit softly with any planting. You can also transform old sheds with a lick of complementary coloured paint to add a cohesive theme.
Once all this is done you can sit back and enjoy your revitalized garden and begin to plan the garden of your next home!
FENCES
Clean all paths, patios and brickwork with a power washer to keep it looking its best.

DOES YOUR CHOSEN SOLICITOR OFFER TOP QUALITY SERVICE? In the current climate, solicitors are facing turbulent times and with ever-increasing client demands for evidence of good value and quality service Farnworth Rose has recognised this and are pleased to announce that they have secured membership to the Law Society's Conveyancing Quality Scheme - the mark of excellence for the home buying process Farnworth Rose underwent rigorous assessment by the Law Society in order to secure CQS status, which marks the firm out as meeting high standards in the residential conveyancing process. Law Society President, John Wotton, said that the Law Society introduced CQS to promote high standards in the home buying process: "CQS improves efficiency with common, consistent standards and service levels and enables consumers to recognise practices that provide a quality residential conveyancing service. "Buying a home is one of the largest purchases anyone will make in their lifetime, so it is essential that it is done to the highest standard by a solicitor. There are many different conveyancing service providers out there, making it difficult for home buyers to identify those which can ensure a safe and efficient level of service." Richard Farnworth says: "Farnworth Rose is delighted to have secured CQS status. It is recognition of the high standards we provide to our residential property clients and is a signal to future home buyers of the excellent service levels we provide at what is often a stressful time for many people.

As a business we are constantly working to anticipate market demand and improve services to our clients and this new venture meets both of those goals.” In addition to the above Petty Conveyancing also offers clients the following valuable benefits:
When you are selling a property, often solicitors will not start the conveyancing process until you have accepted an offer on your home, which can waste time and ultimately delay your transaction at a later stage. At Petty Conveyancing they will start the legal work on day one, producing a legal pack whilst your property is being marketed and in preparation for a buyer being found. Once an offer is accepted the legal pack is then immediately sent to your buyer’s solicitor, shaving potentially weeks off your transaction.

Crackpot Cottage, Higham Offers Over £79,950 Colin Tice Tax Partner
LOOKING TO REDUCE YOUR STAMP DUTY? When looking for the house of your dreams you are likely to be mindful of the cost of both the property and the Stamp Duty Land Tax (SDLT) that is payable on the purchase. But what you may not realise is that SDLT is calculated on the amount you are paying for the property less the value of the “chattels” in the property. If the property value is close to a particular SDLT threshold, the value of the chattels can become very important. HM Revenue & Customs (HMRC) does not publish a comprehensive list of “chattels” as each case is considered on its own merits, but it confirms that the following are normally regarded as chattels: Carpets (fitted or otherwise); curtains and blinds; free standing furniture; kitchen white goods; electric and gas fires (if they can be removed); light shades and fittings (that are not recessed). Guidance is that the following are NOT usually chattels (and otherwise known as fixtures and fittings). Fitted kitchen units, cupboards and sinks; agas and wall mounted ovens; fitted bathroom sanitary ware; central heating system; intruder alarm systems; plants, shrubs and trees.
• Period back to back cottage • Popular village • Traffic free position
• 1 Bedroom • 1 Bathroom • Garden to the front
Cottage was my first home. A quaint “ Crackpot little cottage in a beautiful village. Perfect! ”
Your solicitor will give a value for the chattels on the SDLT form but we suggest that you look at it yourself and value the chattels carefully, especially when the overall value is close to the threshold. HMRC inspectors are more likely to scrutinise the SDLT forms for properties that are in the region of a particular SDLT threshold. If you have any queries about what is and is not a chattel, it may be worth directing the query via your solicitor or accountant.

HIGHERFORD HOME REACHES NEW HEIGHTS home in Higherford has reached dizzy new heights as Tall Trees, owned by Gill and Grendon Dawson, added a whole new floor. The property, originally a true bungalow has now been transformed into a luxurious three bedroom detached house that has been a project of passion for the couple.
A
However it was only when the work began that pitfalls revealed themselves, and the enormity of the project undertaken could be realised. Gill said “At one point the house was literally a shell and it was whilst digging the foundations for the extension that we discovered a culvert running right under the property.
The couple, originally from Burnley, purchased Tall Trees back in 2011 after having dismissed the property on initial viewing simply down to the huge amount of work required. Gill says “When we first visited Higherford, we fell in love with the area more than the property. It’s just a stone’s throw from the countryside and moments from Barrowford which is a lovely village to have close by.” With a full survey revealing the extent of work required to bring the property up to scratch, Gill and Grendon decided to look for an alternative but after searching the market for something comparable and with pressure from their buyer to complete the sale of their house in Burnley, the couple returned with their builder, Paul Harrison, for a second look and had their eyes opened to the potential this property was hiding. In true ‘extreme makeover’ style, they made the decision to put in the hard work to reap the rewards and work on the project began in February 2011, with Gill and Grendon renting a property whilst work on Tall Trees began. Gill said: “We worked closely with our builder to get a really clear plan of what we wanted to achieve as an end result, as our ideal property would have a third bedroom and more living space. This meant that when work began the major decisions had been made and the process could run smoothly.”
Tall Trees after
“
When we first visited Higherford, we fell in love with the area more than the property. It’s just a stone’s throw from the countryside and moments from Barrowford which is a lovely village to have close by.
We had to get a structural engineer involved and to have all of the foundations of the house underpinned. At one point there were no foundations at all underneath the rear of the house!” The problems didn’t end there, at one point the project almost came to a halt again when the team thought that they had discovered asbestos in the garage. Thankfully it was a false alarm and the project moved swiftly forward. The once true bungalow has now been transformed into a stunning three bedroom property. The ground floor has been extended and now includes an extension to the rear providing a large living and dining area. The second floor now boasts a large master bedroom, complete with ensuite bathroom and not one but two dressing rooms. Gill said: “One of the features we liked about the property was that it was a 1950’s build and had large windows and high ceilings. The bright, airy feel this gave the house was something that we were really keen to keep, and can be seen in features such as the lanterned ceiling in the master bedroom.” With the project now drawing to completion, the couple are now settled within their new home. When asked if they’d go through the project again, Gill said “I’m not sure, perhaps ask me again in a year or two! There’s been a huge amount of blood, sweat and tears involved but we were really please with the support we had from Paul Harrison and his team and ultimately we are delighted with the finished product. We have a fantastic home in a wonderful location, what more could we ask for?”

Potting Shed Gardens of Inspiration
The Walled garden, Scampston hall, Malton, North Yorkshire There are many beautiful gardens in the North of England to visit but The Walled Garden at Scampston Hall is one of my favourites.
Opened in 2004, The Walled Garden was designed by Piet Ouldolf, a Dutch garden designer. He is a leading authority in the ‘New Perennial Planting’ movement. His design uses bold drifts of both grasses and perennials, the result is striking. But that is only the tip of the iceberg in his design style, his interest is in growth and renewal, not just the fleeting perfection of summer blooms. In particular, this talented designer teaches us to appreciate the beauty of the shapes and forms of seed heads and dried stems, which

most gardeners cut back at the first hint of autumn. Rather than just flower colour, he concentrates on form, flowers in buttons and globes, plumes, spikes, daisies or umbels and the transparent plants such as ornamental grasses, to give depth to planting and add movement.
The Walled Garden may be set in 4 acres, but even in the smallest garden these basic principles work well, plant in 3′s or 5′s, not singles that just get lost in the mix. Create your own mini drifts of planting, experiment with ornamental grasses such as Stipa gigantea and Calamagrostis ‘Karl Foester’. Learn to appreciate the beauty of the flower or seed head for its shape and form, Rudbeckia ‘Goldstrum’ for example with its beautiful yellow daisy cone like flower when left unpruned adds structure to your garden during the winter months. Resist the temptation to cut all the grasses and herbaceous perennials to the ground in autumn, leave some, as not only do they look beautiful covered in frost but offer home for hibernating insects.
If you do visit Scampston remember to take a note pad with you to write down the names of the beautiful planting schemes that you will see, or to sketch some ideas for your own garden, as I’m sure that no matter which month you visit you will leave inspired. www.scampston.co.uk

Joe Hesketh Witches Exhibition (02/07/2012 - 03/08/2012) Local artist Joe Hesketh has received funding from Arts Council England to create a new body of work focussing on the story of the Pendle Witches. Joe has walked and camped the route and will be showing a series of 5 paintings, drawings and a video diary of her experiences. "This work inspired by the Pendle Witches is an investigation into the story of a place that vibrates with energy focused on a view of a world in 1612 and the incidents that occurred, this work is my creative response to my relationship with a place, its culture and history. My mission was to pick away through this story and hopefully capture the tragic mix of rivalry, ambition, and injustice." 10am to 4pm, Monday to Saturday Ace Centre, Cross Street, Nelson BB9 7NN Tel: 01282 661080
