JUDITH SHELDON has become the latest addition to the Sarnia estate agent team. Judith moved to Guernsey almost 12 years ago with her husband Phil and their three children. Originally from Norfolk, Judith settled down on the island with a job in finance looking after a large property portfolio. very comfortable mediating between both parties ensuring that both have a happy outcome.” It’s this positive approach and manner that attract Judith’s clients to her and ingrain the strong relationship between property manager and landlord. “Keeping both tenants and landlords happy and making sure the best possible result is achieved.” Property Management has changed over the years and without constantly reviewing the management, landlords can end up losing out on rent with poor management due to unhappy tenants, “we’ve found that tenants are wanting more of a ‘home’ in which they can stay for a longer period, which means sometimes tenant demands and standards are higher.” And now Judith is part of the Sarnia fold, how is she finding it? “The team have welcomed me with open arms and I’m fondly called ‘Mumma Jude’. They’re a lovely bunch of people to work with who work hard for everyone. We enjoy a good laugh and socialising with each other after a hard day’s work.”

Long and thick planks are currently one of the go-to products to create a more rustic, and period look for your home. But with technological advances, and style innovation, flooring choices are anything but one dimensional. As one of the largest visual canvasses in your home, flooring should not be overlooked as a means to create or overhaul the look in your home. Whether you’re after a beachy look, a floor to show off contemporary design features and minimalist furniture, the neutral palette of the Scandinavian style or a sleek and elegant finish, you’ll find an array of flooring finishes to suit. In trend at the moment is grey flooring. This can be created using a variety of textures and materials, such as polished concrete which need not be stark when offset with warmer furnishings and vibrant oriental rugs; or slate and vinyl tiles and even floorboards with a grey stain. With such an abundant choice, you need to think practically. Dan, Partner from Guernsey business, Carpet and Flooring Solutions, suggests the following key considerations before choosing a new flooring, “the suitability of what [you’re] using the room for and which products suit [your] needs best…and price; how much [you] need and what [you] want”. Carpet is also following the grey tone trend with carpet remaining popular, particularly for bedrooms and living areas where people prefer warmth underfoot and a softer look overall. Of course, carpet also comes in variety of styles, but thick and luxurious carpets are in. When it comes to the choice of materials, budget is a key factor. Dan says, “wool is [more] expensive. Man-made [carpets] come with stain resistant [coatings] like Scotchguard”. Some floor coverings more common in the past have also made a come-back. Cork flooring, popular in the mid-20th Century is again popular due to its easy-to-clean and mildew resistant properties and the different textural look it offers. Also back in style and harking back to the 17th Century when they furnished the floors of Versailles, parquetry floor is now sought after for its elegant, yet interesting design. Whilst herringbone remains a popular pattern for the wooden slats, chevron and the use of different

toned woods are other parquetry design options gaining attraction in recent times. Regardless of choice, it’s important to keep flooring in sync with the style of the room. But this doesn’t have to be in a traditional sense. For example, dark floorboards, whilst traditional, can wonderfully offset contemporary furniture, brightly coloured upholstery, metal and light stone. Whereas a blonde wooden floor, such as sustainable bamboo, creates a lighter and more relaxed beachy feel. Keep in mind the desired texture of your floor. Strongly textured surfaces, such as wire-brushed raw floorboards work best with tall ceilings and white walls. If you opt for a patterned tile, or pebbly finish, like a terrazzo, keep the rest of your palette muted. This means walls, cabinetry and furniture. However, don’t feel you need to be too minimalist – an occasional strike of colour with a featured accessary, such as a vase, painting, or lighting fixture can work well and create a little more drama in the space. It’s also okay to combine materials and contrast materials between rooms – just keep the carpet out of the bathroom, as this is a definite no-no, no matter what the style book you’re reading from. So if you’re in the mood to change your home’s look don’t forget the floor space. Changing the material of the floors not only makes a huge difference to the look and feel of your home, but can also add value. The sky’s the limit in flooring choices these days, so stick to durable and sustainable materials (remember you’ll be walking on them day in, day out) and a style that you can easily update where desired. This is why floorboards tend to appeal, as they can be stained, white-washed and even painted to create a different look. If you’re sprucing up a home for sale or rental, keep the floors practical. You might be lucky to find some hardwood or cork flooring underneath old and tired carpets that you can simply spruce up a little. Alternatively source more neutral and hard wearing coverings. This way the potential owner or tenant can add their own personality with wall art and accessories and won’t be turned off by a potential clash of style.

ORACLE FINANCE The world of financial decisions can sometimes feel overwhelming and mind boggling. Whether it's buying a new home or deciding how to invest your earnings, the choices are many and the providers all have different criteria, which are constantly changing. Deciding on which route to go down can be helped along enormously by speaking to a broker like Oracle Finance. Oracle is a locally owned mortgage and insurance broker. They also provide independent financial advice on investments as well as acting as lenders themselves. Directors Conor Burke, Martyn Loveridge and Chloe Gallienne along with Associate Director Lorna Brown, lead a team of 12 staff, who all keep up to date on the way markets are moving so they can give the very best advice to clients. I met the Directors to learn more about the company and came away from the meeting thinking that there is simply no reason why you would not go to a broker when moving house or looking for insurance advice. There is no additional cost to you because Oracle staff are paid commission directly from the various lenders and insurers for any introductions they make. 'We're independent, which means we have no agenda to push. Our work is really all about meeting each individual set of circumstances and finding something suitable for them. Clients best interests are key,' says Conor. Conor heads up the mortgage broking side of the business; an industry he has been working in for 17 years.

'When I first started there was a lack of communication between estate agents and banks. For a deal to be secure in the eyes of the estate agents and their vendors, they wanted to have confirmation from the buyers' banks. Banks were resistant to giving any information away due to their confidentiality policies and this could be frustrating for the people involved who just wanted to feel secure that their deal was going to go ahead. 'We work closely with banks and understand their lending criteria so we feel confident that we can accurately advise whether a mortgage application will be successful. In this way we can give reassurance and keep lines of communication open when buying a house, which can be one of the most stressful things people go through,' said Conor. Oracle staff hold their customers' hands through each stage of buying a house. They provide a pack of information with everything you would need to know - from what documents you need to information on what order the process unfolds - as well as talking to surveyors, estate agents, banks and even electricians or timber and damp specialists when needed. 'It's Guernsey so we know the estate agents very well and we bump into advocates and people we work with around the Island. We have our fingers on the pulse of the changes that each institution is making so we can advise our clients appropriately,' said Conor. A number of Oracle employees have been appointed after many years working at leading local banks, so their knowledge is second to none. Having a chat to them could save you many weeks of work trailing around the High Street comparing rates and criteria.


‘At an initial meeting with a prospective purchaser we have the authority to agree in principle a mortgage and, if this isn’t possible we advise a course of action for the client to put them in a position to successfully apply for a mortgage. This can include things like simply waiting until they have more savings or holding off whilst loans or credit cards are settled prior to applying,' says Conor. While mortgages are a large part of Oracle's work, there is also the personal lending side of the business, headed up by Director Chloe Gallienne. Oracle provides personal loans for items such as cars, holidays, weddings or consolidation loans. 'Chloe is a great asset to the business, she has the ability to think outside the box when looking at structuring a loan. We don’t work to a set of criteria where the computer makes the underwriting decision. Each application is looked at on its own merits and we can be flexible to find ways to support our client’s needs,' says Conor. 'Sometimes it's a question of taking into account imminent promotions or bonuses, that other lenders might not rely on for their tick sheet. Larger institutions run very rigidly to their set of procedures, but we can be more flexible,' says Chloe. Oracle has also carved a reputation in the local market for Peer to Peer lending. This was borne out of banks tightening their criteria on lending, in particular property development loans, as a result of the financial crisis.

‘We have a panel of private lenders who provide funding for bespoke loans to local clients. These deals are predominantly for property developments (large or small) and open bridging finance. That said, we have arranged deals for many other cases that for one reason or another do not fit bank lending criteria,' says Lorna. And lastly, Director Martyn Loveridge, heads up a team of seven insurance professionals covering all aspects of insurance. To the staff at Oracle, it is important that clients understand exactly what they are covered for. ‘Clients need to be made aware of what their insurance covers and as importantly, what they are not covered for. All clients are allocated a dedicated broker who looks after their products with us and each policy is reviewed at renewal, when we actively compare the market for better terms and premiums so clients can rest assured we are doing our best by them,' says Martyn. 'Likewise when it comes to making claims, clients contact their individual broker who will assist with processing the claim face to face. We can meet with third parties such as loss adjusters when required, and assist with completing any relevant paperwork to get settlement paid as quickly as possible,' he adds. In the old days, if people needed financial advice, they would go to their banks. Today, it is a different story, with more than 60% of people in the UK choosing to see a broker instead, as they have the insider view of the market and can save you a lot of time, getting you the best deal possible. In Guernsey, it seems to be heading the same way and you can see why. Really, why wouldn't you?!
