Depending on when you are reading this, I hope you all enjoy/ or enjoyed, a relaxing and calm Festive break. And let’s all look forward to good things happening in 2022! I am delighted to share that my little publishing business has finally ‘Come of Age’ as we enter this, our 18th year in print! How the months whizz by, as we leap from one copy deadline to the next. It really doesn’t seem like 18 years ago that I sat in my garage, at a make-shift desk, made from an old decorating table, and started work on issue number 1. I am delighted and very appreciative to still be in production today and this continues to be a very enjoyable and informative way to spend my working hours! Look Local has evolved over the years and I am very lucky to now work as a team of 3 - we don’t get to see each other in person as much these days, (due to Covid) but we connect daily via FaceTime or Zoom. I love working with my team, and I am very lucky to have such dedicated and hardworking people by my side. I take this opportunity to thank them, from the bottom of my heart. We have a selection of great competitions to look out for this month; the very popular Cash Prize Draw continues, as well as the chance to win a lovely history book written by Ashtead resident Joyce Hampton, and finally the chance to win tickets to see the very talented and very magical Mr Ben Hart! Ben is a popular magician. He was awarded the “Young Magician of the Year” in 2007 by The Magic Circle and has appeared often on British television. Extending your lease - delays may cost you
Anyone who has ever owned a leasehold property will be aware that as the term remaining on a lease of a property becomes shorter it becomes less valuable and this depreciation accelerates the shorter the term becomes. This may deter prospective purchasers and the purchaser may not be able to find a lender prepared to lend on a leasehold property with a short lease. In these cases when it comes to a sale of their flat, leaseholders will need to consider making an approach to their landlord to extend the term of their lease. This is something that should be considered before any sale, as landlords will tend to have leaseholders at a disadvantageous bargaining position if a lease extension is required as part of an agreed sale.
Agreeing Terms The landlord may be prepared to agree to extend the term of a
lease on a voluntary basis, but in most cases they will only do so on terms which are favourable to them; typically to restore the term of the lease when the lease was granted (e.g. 99 or 125 years) at an increased ground rent with stepped increases (e.g. £150 doubling every 20 or 25 years of the term). Care is needed with any proposed increase to the ground rent, as these are becoming increasingly unacceptable to many major lenders. If the landlord is not prepared to agree terms for a lease extension, or is prepared to do so only on unfavourable or unacceptable terms, a leaseholder may be entitled to apply for a new lease under the Leasehold Reform, Housing and Urban Development Act 1993 (“the 1993 Act”). Under this Act most owners of a leasehold flat are entitled to a lease extension provided that the lease was originally granted
for a term of more than 21 years and that they have owned the flat for at least 2 years. Any new lease under the 1993 Act will be for the remaining term of the existing lease plus a further 90 years and otherwise on similar terms to the existing lease with ground rent no longer being payable.

From Mountain Peaks to Thames Side Chic. This month we caught up with Melina, who lives abroad & so can’t be here in person to act for herself. What were you hoping to achieve? Melinda explains that asking Buy To Let Hunter to manage her flat in Richmond as a short-term serviced accommodation makes sense whilst she is spending time abroad. “I wanted to keep my flat, to maintain a toe hold in London, but it was a purely commercial decision to sweat my assets whilst I choose to live somewhere else.” She explains that she didn’t think too much about traditional pensions during her working life; instead, she mostly invested in properties in the 80s and 90s where she could afford them and by default she now depends on that rental income in her retirement. . Why did you choose BTLH? Melinda explained “The onset of Covid caused a dearth of options in the lettings market. The world suddenly changed in rental terms.” Melinda spoke to the agents who used to handle her property and found their model was no longer really fit for purpose, for her anyway. “I needed shorter lets so I can come and go from time to time.” The BTLH model is flexible and more cost effective for her needs:

“The old agents were proposing a 25% charge on any rental income and then a range of expenses that add up to £500£600 for every letting!” Melinda was also unsure about the due diligence when the agents took references for her tenants as they always seemed to be outsourced – “BTLH have a much more personal and less algorithmic approach!” So, Melinda, what has your experience been working with BTLH? “It’s been very good!” she explained from Switzerland where she is looking forward to the coming ski season in her chalet up a mountain. BOOKHAM TALKING NEWSPAPER Well regarded audio service is looking for new users
Your widely praised local audio newspaper is available free of charge to any blind or partially sighted person living in the Ashtead Leatherhead - Bookham - the Horsleys areas. We would love to hear from anyone wanting to use this free service, directly or via their carers or family. Of course, others might enjoy local news via audio - see below for web access. During the pandemic we had to close for several months. During this enforced ‘downtime’ our volunteer team kept in touch with our 30 or so service users, which was widely appreciated. A short poll of our users also told us that the service was widely enjoyed and missed, and feedback also provided pointers for new content ideas, which we have acted upon since restarting.

The BTN is now a fortnightly free service run by volunteers. It uses freepost Royal Mail to deliver a USB drive every two weeks, which users simply plug in to a special player, provided free by the charity via a home visit to explain how to use it. Having listened to an edition, the pen drive is sent back to us for re-use. Alternatively, all editions are now freely available via our website, for those able to access the web easily. POSE is a Bookham based drama group who have performed a pantomime at The Old Barn Hall for the last thirty years – possibly more, but who’s counting! We continue to stick with the traditional family pantomime format, suitable for everyone and although the stories we have told recently have been a little different, this year we return to the well-loved story of ‘Aladdin’ by Ben Crocker. The story is set in Egypt where Aladdin lives
with his brother Sidney and their mother Gertie along with Sidney’s monkey Bibi. When they run into the Princess Jasmine in the bazaar, Aladdin is arrested by the Empress for daring to speak to the Princess. The evil Abanazar saves Aladdin but takes him off to the desert to find a magic lamp in The Pyramid That Isn’t There! When Aladdin is stranded inside the Pyramid, it’s up to the Genie of the Lamp to save the day and get him back to his family and Princess Jasmine in Cairo. Join us for lots of fun and laughter as we follow our friends into the desert, back to Cairo and narrowly avoid the consequences of Abanazar’s love potion.

LOOKING BACK - A Century of Life in Bethnal Green: Starting in 1862 with a family birth this book spans a century of historic events, social change and two World wars, interspersed with the lives of members of the local extended family of baby Susannah. It is both a family memoir and an overview of a hundred years in the history of Bethnal Green. A special chapter covers the events surrounding the 1943 tube station disaster* in Bethnal Green, including use of recently released documents that finally provide a full picture of events that took place that night. Ashtead resident, author, artist and historian, Joyce Hampton, tells a tale of ordinary folk through extensive research and untold conversations with family and people in the area. This book is not a family history but a history of life in Bethnal Green with family and friends recollections woven into the history. The story takes the reader from 1862 through to 1962 by which time the family had moved
on to various locations both within London and further afield. Occasionally an event is recorded in the book that took place outside the Bethnal Green boundaries but as the event had an impact on the history of Bethnal Green it is included. Other events were international but nonetheless affected Bethnal Green thus also earning a place in this interesting local history. This book is a fascinating read, a peek into a community that could be set anywhere in Britain during this period, yet in so many ways, unique to Bethnal Green. Bookham Litter Pickers were not deterred by cold weather! On 5th December 21 litter pickers faced really cold conditions and managed to collect 16 bags of litter. Well done everyone! We were pleased to welcome a new member to the group & also a member with a leg injury which made walking difficult - real dedication! Some of the group were able to stay long enough to have a hot drink and mince pies. THE LEATHERHEAD & DISTRICT LOCAL HISTORY SOCIETY
LEATHERHEAD’S THREE COTTAGE HOSPITALS The first Leatherhead Cottage Hospital was located at 8 Clinton Road from 1893. It had eight beds and ran up a £130 debt. It closed in 1902. A local committee was formed to build a new hospital. Wealthy residents donated funds and land was offered at Fortyfoot Road by Walter Cunliffe of Headley Court. The foundation stone of the Queen Victoria Memorial Hospital was laid in October 1903 and the new establishment opened officially in August 1904 with just six beds and one cot. It cost £2625 to build and admitted 58 patients in its first year. At first any qualified doctor might obtain permission to treat his patients at the hospital although this was later restricted to those living within three miles and practising for at least two years. In the absence of free health service care, patients were expected to pay between half a crown and 10s/6d a week. The formidable Miss Mary Munro was appointed matron in 1910 and would remain until 1941. Passing years meant increasing demand. The year 1927 brought 381 patients as hospital admissions replaced home treatment for sick children and maternity cases. A waiting room was now leach ward xmas 1942 required as well

as an accident and emergency ward. Staff numbers rose too. In 1928 Fairmead, a house on Epsom Road, was purchased. X-ray and other equipment was installed there but the main purpose was to provide sleeping accommodation for nurses and so allow more space at the hospital itself for patients. By 1936 there were plans to spend £40,000 on a third hospital building after annual treatments in a single year reached 3248. A site had been identified in Poplar Road and Charles Leach, president of the hospital committee, personally bought it for £10,000 to pre-empt housing development. He laid the foundation stone in May 1940 and the new hospital opened 26 June 1941 with 24 beds for adults, ten for children and six private rooms. Matron Munro’s successor was the equally formidable Miss Blanche Lines who Matron Blanche Lines 1942 would go on to serve until her own retirement in 1958. In summer 1948 with the creation of the National Health Service, the Leatherhead Hospital governing body was abolished and management taken over by the newly formed Epsom Group committee. In 1960 volunteers founded the League of Friends of Leatherhead Hospital. In the years to come they would raise some £4 million to pay for structural work and equipment. Persistence Pays Off! Back in January 2013 the inaugural meeting of the Bookham Flood Forum took place with representatives from Bookhams Residents’ Association, Surrey County Council (SCC), Mole Valley District Council and the National Trust being in attendance. The aim and objective was to identify drainage problems around the village; establish responsibilities for solving these problems; to monitor the agreed remedial works. There was a follow up meeting in March 2013 with the Forum and Thames Water and the Environment Agency. One of the problems identified was the persistent flooding at the Lower Road / East Street / Squareabout / Church Road junction. Sound familiar? Things dragged on and in September 2018 the BRA initiated a petition which a large number of residents supported petitioning SCC to allocate funds to complete the ongoing investigative work and the implementation of a drainage scheme to resolve what was a complex drainage problem. The petition was accepted and preparation work commenced with the new drainage infrastructure finally built during the autumn 2021.

As residents will be well aware the drainage works, at the time of writing are almost complete in Lower Road / East Street and we understand the next stage will be an uplift to the drainage in Church Road in the New Year. This has been a complex problem to resolve with many utility services passing along the Lower Road and poor infrastructure plans. It took a lot of preparation work to identify what was actually underground and to ensure these were not damaged during the works.

Credit goes to SCC and their contractors in that they were able to finish the works nearly three weeks early and re-open Lower Road and did not cause any accidental damage or outages to existing infrastructure. Having flown the thrilling now extinct jet liner Concorde to New York and back,three hours each way, sailed to the USA aboard Queen Mary 2, with five nights dining with captain Kevin Oprey and a host of famous VIPs,and resided in unbelievable luxury in a top-floor suite at the skyscraper Waldorf Astoria on Park Avenue, Manhattan, I did not imagine any other trip or experience could be as thrilling or as memorable. How wrong can you be? Into my life, albeit briefly, came an absolute thriller...a car beyond dreams. The Porsche 911 Carrera GTS. A showstopper if ever there was one. Of all the Porsches, the Boxers, Caymans or Cayennes, the latest GTS...Gran Turismo Sport..., is an absolute winner in my reckoning. And I have driven a good few rivals over the years. So what do you get for your hard-earned? It is cheaper and with more punch than the Carrera S, an extra 30 bhp, and different suspension for easier and safer cornering and with some visual and more luxury upgrades. It revels in quicker 0-62 acceleration - and that’s partly becase this GTS revels in launch control as a standard fixture - that’s a benefit you would have to fork out more for in the Carrera S..Another fantastic benefit is that even in the aftermath of a downpour you may put your foot down hard to sprint briskly from hairpins and with hardly any wheel spin. The astutely redesigned bumpers place it apart from the Carrera S visually - plus its seats treat you to more comfort and support around your

shoulders. What’s more, you may enjoy a fauxsuede trim for the seat centres, the rim of the steering wheel and, on the manual models, the gearlever. As for the other essential bits of info...here goes. The petrol engine is six cylinder, 2981cc, and turbo. The power flow offers 473 bhp at 6500 rpm. The gearbox is eight-speed from its automatic dual clutch. Top speed is a breathtaking almost F1 performance with a return of a staggering 193 mph. Yes....193mp!!!! And, amazingly, it is nowhere near as thirsty as you might fear giving 26.4 mpg. How about that? Okay you will have to fork out around £11,000 more for a GTS than an equivalent Carrera S. But that is fully and completely justified by the superb and safe handling, some handy extra kit and the healthy reality that its added exclusivity should make it easier to sell if needs be or you are looking for profit rather than sheer enjoyment and satisfaction par excellence. There are some, inevitably, who feel the GTS is not the pick of the 911 range. Not me. The entry-level Carrera, price tagged at around £20,000 less expensive - and is still a difficult one to overlook. It may not be as quick or capable as the newcomer to the range and the margins overall are small - but for me the GTS is an out-and-out winner. An all-round five star treat. Oh, I nearly forgot : this beauty will set you back £108,920. Compare that with some rival hot-shots.....

Personalized email & economical upgrades… Recently, several large volume email providers have closed their services, this is usually because there isn’t enough financial return for them. These companies include O2, Tesco and Which. In an article on the BBC’s website (https://www.bbc.co.uk/news/business-51571275) they were referring to the cost and inconvenience of maintaining an existing email address when moving from one broadband provider to another. In this case, they were specifically referring to BT and Talktalk, but this is not unique to these providers. You may be asking what benefit could the email providers be gaining? The general answer is simple; you give them permission to “read” your emails which in turn will provide the means to send contextual advertising. They can then mail you frequently, trying to upsell you their other products. This would be covered /agreed to, in their T&C’s, and agreed to when you sign up. It’s for this reason the likes of Outlook, Hotmail, & Yahoo are keen to host your email traffic. If you are communicating with sites about holidays for example, you may start to see banner adverts usually in your web browser, from other holiday firms, the holiday firm would have paid for this advert or “impression”. This is evidence of contextual advertising. Changing your email address and notifying your contacts is normally time consuming and a bit of a headache. A perfect solution is to purchase your own email address, this is also know as a domain name. Once bought, this address is yours forever (assuming subscriptions are maintained). By way of example let’s say your name is John Walter, you could purchase (subject to availability) the domain name “walter-family.co.uk”, and your email address could be john@walter-family.co.uk. The beauty of this arrangement is that you keep this forever and should the suppling firm decide that providing an email service isn’t their “thing”anymore, you can simply move your domain to another provider. You may expect this service to be expensive and exclusive to businesses, but it’s really not. To purchase the domain name and have it registered to you for 2 years is only £35.00 (+vat) then to have the email service added, can be as little as £25 per year. For less than the cost of filling your car up with fuel you have an email address and email service for life, additionally you can add further email accounts for mum, dad, the kids and so on. This is a service we provide and we would be happy to take you through the options, and set things up so you have all your emails, diary, contacts, to do lists all hosted on the internet so all of your devices would be reading from the same source having your emails automatically updated.

Inspired by a great cause, three friends set out last May to plan their greatest adventure yet. Armed with enthusiasm and determination, Vishal and friends decided to take on the Three Peaks Challenge, a gruelling hike across Ben Nevis, Scafell Pike and Mount Snowdon, to support Cherry Trees – a charity providing home from home respite care for children with complex disabilities. With 23 miles and 10,000ft of ascent to climb, the boys, not yet 18 and balancing school work, had a huge challenge on their hands. After months of preparation, our challengers were forced to put a pause on their climb thanks to quarantine restrictions. Not giving up, they decided to test themselves with a Virtual Half Marathon instead; Vishal in the UK, Nick in Greece and Thomas in Wales. With the easing of national restrictions when the original date of their Three Peaks Challenge rolled around, our challengers seized the moment and completed the hike after all. With Nick unable to attend, Mayan rose to the occasion, walking with the team and completing the challenge in an incredible 25 hours.

Just two weeks later, despite their climb, our challengers also ran the Virtual Half Marathon. Throughout both challenges, Vishal was joined by his father Madhan, who inspired by his son, ran and climbed alongside the boys. Between these two challenges, the team raised more than £3,200 for Cherry Trees! When asked what motivated them to take on not one, but two challenges, Vishal said, “Cherry Trees is a wonderful organisation that does so much to support children with disabilities and their families. Thanks to Cherry Trees, the children get to enjoy themselves and have a change of scenery whilst socialising, making friends and working towards achieving their personal goals. One of us also has a sister who goes to Cherry Trees, and she absolutely loves being there. As we arrive in 2022, it seems as if much of the past two years have been dominated by the worldwide impact of Covid 19, on our lives, in so many ways. Like many, I hoped that 2021 would see something approximating a return to “normal life”, but it turned out that Covid was not ready to disappear over the horizon, and many of the changes and restrictions to our everyday lives remain in place. Back in 1829, Sir Richard Mayne, wrote, “The primary object of an efficient police force is the prevention of crime; the next that of detection and punishment of offenders if crime is committed. To these ends all the efforts of police must be directed.” What is interesting however, is that this quotation from the longest ever serving Commissioner of the Metropolitan Police states that the “primary object” is the “prevention of crime”. Of course, there is an understanding that victims of crime want to see the offenders identified (detection) and punished but it does provide an indication of why I feel that crime prevention is a vital part of the role of the police within communities. My rather simplistic view is that it is impossible to prevent all crime - but that so much that can be done by all of us to deter it. For example: putting obstacles in the way of a would-be burglar can have a significant deterrent effect. It won’t prevent the burglar from carrying out their intentions but they can be made to think twice before targeting your home and property. Most measures are so simple and straightforward but they often get overlooked as we become complacent and focus on other aspects of our lives. Obviously, the importance of locking

all doors and windows when your home is unoccupied is the first rule. From there, it is about putting in place measures that deter criminal activity. Having a good line of sight from the roadside to the front of your home is the first measure; lowering high hedges and creating a level of “natural surveillance” which will prevent a burglar being able to work without being observed. Having some low-level exterior lighting which illuminates the front of your home also helps to remove pools of shadow where a burglar could be hidden and unobserved. The next is to remove things that could aid a burglar to gain access. This can include moving wheelie bins that could be used as a climbing aid to get over a side gate to the back of your home. Also, not leaving ladders or tools where they could be used to climb or to target your doors and windows is a sensible precaution that often gets overlooked. Having some timers within your home to bring on lights when you are not there is also a good idea. The best way to do this is to set the lights to come on in a staggered pattern, mirroring as much as possible your normal routine when at home. The most effective deterrent will always be a visible intruder alarm system but I accept that not everyone subscribes to this view.
