EXTERIOR | Architectural character, curb appeal and integration of the project into its setting Ultra-modern west coast is the main characteristic that pops into mind walking through this home. Being on low side of street poses challenges for any home let alone a waterfront home sitting on a cliff. What is great about your
neighbourhood? When potential buyers view your home, they are just as interested in the surrounding area as they are in the property itself. So, before listing your home on the market, it makes sense to think about your neighbourhood and its key characteristics. Here’s a good way to do that: Imagine a relative from out-of-town coming to visit. She may say that she likes your neighbourhood, and wants to know what you enjoy most about living there. How would you answer? Would you talk about the friendly neighbours ? Would you list the community events? Name all the local shopping? Describe the nice restaurants within walking distance? Or tell her about the local playground? There are probably many things about your neighbourhood that make it great. What are the top three? Those are probably characteristics of the area that most buyers will want to know.
What is memorable about your home? Chances are, there is a characteristic of your property that everyone remembers, appreciates, and maybe even envies. It could be a spacious kitchen with an island and upgraded appliances... or a stunning backyard with a wrap-around deck and beautiful landscaping... or rustic hardwood floors that contrast with elegant, high-end ceramics. World’s Tallest Hybrid Timber Structure

Japanese architect Shigeru Ban has revealed plans to build the world’s tallest hybrid timber structure in Vancouver. Named ‘terrace house’, the development comprises just 20 homes located in Coal Harbour . The project, which is Shigeru Ban’s first in Canada, will be constructed next to the listed ‘Evergreen Building’, designed by the late Arthur Erickson. Shigeru Ban seeks to pay tribute to Erickson’s building with a design that adopts many of the same architectural cues. Visually, the terraces on the ‘evergreen building’ continue almost seamlessly across ‘terrace house’ on every level, while triangular shapes, natural materials, and greenery have been used throughout both schemes. ‘Shigeru Ban has tremendous
respect for Arthur Erickson’s work,’ said Dean Maltz, managing partner at Shigeru Ban Architects Americas. ‘It was the opportunity to design a building next to one of Erickson’s masterpieces that initially drew him to this innovative project.’ The project is being backed by Vancouver based developer PortLiving, who has tapped the same landscape architect who worked on the ‘evergreen building’, Cornelia Oberlander. “Every detail has been considered right down to the specific foliage on the terraces,” says Macario (Tobi) Reyes, founder and CEO of Portliving. “It only made sense to bring on Cornelia
Oberlander to continue her vision and create continuity between the Evergreen building by Arthur Erickson and terrace house by Shigeru Ban.” According to the developers, the primary goal of the project is to make a statement of intent concerning Vancouver’s commitment to sustainable design and advanced timber engineering and construction. “We have brought together the best of the best - a team of true experts in creative collaboration, working together for the first time ever on a single project. The result is truly a once-in-a-lifetime project setting new standards in design and construction,” continues Reyes. 13

The most expensive cities to live in around the world in 2017 have been revealed in the 13th International Demographia International Housing Affordability Survey. The study analysed 406 metropolitan housing markets in nine countries - Australia, Canada, Hong Kong, Ireland, Japan, New Zealand, Singapore, the US ,and the UK - in the third quarter of 2016. Using the “mean multiple” approach - the median house price divided by the median household income - the data shows that the most “severely unaffordable major housing markets” are in Australia, New Zealand, China, Canada, the UK, and the US. Oliver Hartwich, the executive director of the think tank behind the research, The New Zealand Initiative, said: “The number of severely unaffordable major housing markets rose from 26 to 29. We need to tackle housing affordability urgently because the effects of unaffordable housing on society are becoming more visible by the day ... We should not accept extreme price levels in our housing markets. High house prices are not a sign of city’s success but a sign of failure to deliver the housing that its citizens need.”

The modern property was designed by Chicago-based architects Perkins & Will. Antilia, which was named for a phantom island in the Atlantic, features a multistory garage with space for 168 cars, a ballroom, three helipads, gardens, a temple, guest suites, a health level and a home theater that seats 50.

BEVERLY HOUSE, Beverly Hills, California $195 million Attorney-businessman Leonard M. Ross has listed his Beverly Hills home back on the market for $195 million. The 5-acre estate is currently the most expensive listing in Los Angeles, and the most expensive in California. Known as the Beverly House, the grand estate was built for local banker Milton Getz and later owned by publishing magnate William Randolph Hearst and actress Marion Davies. Adding another layer of pedigree, the multi-acre property is where Jacqueline and John F. Kennedy honeymooned after exchanging vows in 1953. Scenes from the movies “The Godfather” and “The Bodyguard” were also filmed on the property. For those not sure about plunking down such a huge pile of cash, there’s another option: Lease the property for $600,000 a month to see if it’s for you. Then make an offer the sellers can’t refuse.
XANADU 2.0, Medina, Washington - $124 million It took Bill Gates seven years and $63 million to build his Medina, Washington, estate, named “Xanadu 2.0” after the fictional home of Charles Foster Kane, the title character of “Citizen Kane.” The 66,000-square-foot “smart” complex is built into the side of a hill and looks out over Lake Washington. Electronic pins worn by residents and visitors trigger their personal preferences, like the temperature and lighting of a room or even the art that will appear on high-definition monitors throughout the property. It features a 3,900-square-foot pool building, 2,500-square-foot gym, a 2,100-square-foot library with a dome ceiling, a 2,300-square-foot reception hall, a 6,300-square-foot underground garage and many other amenities. 21
ROLLS-ROYCE SWEPTAIL
Car brand Rolls-Royce has created a one-off motorcar based on its vintage models, which has reportedly sold for an eight-figure sum. The Sweptail, unveiled at the Concorso d’Eleganza at Villa d’Este car event in Lake Como, was commissioned by a private client, who came to the company with an idea for a one-off car inspired by Rolls-Royces from the 1920s. 22

While Rolls-Royce declined to provide any specific information on the client, they did reveal that he is a “connoisseur and collector of distinctive, one-off items including super-yachts and private aircraft”. The company also declined to confirm its exact value, but reports have priced the Sweptail at between $12,800,000 and $13,000,000. “Sweptail is the automotive equivalent of haute couture,” said Giles Taylor, director of design at Rolls-Royce Motor Cars. “It is a Rolls-Royce designed and hand-tailored to fit a specific customer.” “This customer came to the House of Rolls-Royce with an idea, shared in the creative process where we advised him on his cloth, and then we tailored that cloth to him. You might say we cut the cloth for the suit of clothes that he will be judged by.” Working alongside the client, Taylor’s design team developed a car that looked back to the coach-built Rolls-Royces of the 1920s and 1930s, while also incorporating secret compartments to store the client’s belongings and favourite luxury items. The two-seater coupé features a large panoramic glass roof, offering expansive views of the surrounding landscape, as well as details inspired by classic and modern yachts. Its bodywork is designed to look seamless, with the underside of the car sweeping upwards at its rear – creating
a rounded “tail” that gives the Sweptail its name. Rolls-Royce’s iconic grille has also been included in the design in a milled aluminium, with the company claiming it to be the “largest grille of any modern-era Rolls”. Inside, the client wanted the two-seater vehicle to be minimal and modern. Polished Macassar Ebony and Paldao woods are combined with light and dark leathers, and secret compartments are used to disguise the client’s favourite items. At the touch of a button, his personalised briefcase is deployed from the side panel of the car, while a second button on the centre console reveals a bottle of the his favourite vintage champagne and two crystal champagne flutes. When presenting the car at the three-day event in Italy, RollsRoyce CEO Torsten Müller-Ötvös described the Sweptail as a “truly magnificent car” that proves the company’s commitment to its clients. “Sweptail is proof, today, that Rolls-Royce is at the pinnacle of coachbuilding,” he said. “We are listening carefully to our most special customers and assessing their interest in investing in similar, completely exclusive coachbuilt masterpieces”. The Rolls-Royce brand was founded in the UK in 1906, and was known for its handbuilt bespoke and luxury car designs, often used for driving dignitaries and royals.

N WHAT CAN ONLY BE DESCRIBED as a neighborhood of secret ocean lairs for James Bond supervillains just off the coast of Dubai, the Austrian developer Kleindienst Group, is constructing a series of lavish floating villas that it has nicknamed “floating seahorses.” The villas are a part of the company’s “Heart of Europe” development, a group of artificial islands modeled after European design and heritage. The floating villa, with one floor submerged underwater, is the first of 131 units

being built by them. Each ville has three levels - underwater, sea and upper - with plenty of space to relax in the sun or enjoy views of the sea. The lower level consists of a master bedroom with floor-to-ceiling windows for a completely “uninterrupted” view of the ocean around you. The middle deck, called the sea level, has an open-plan layout with a living room, dining room, fully fitted kitchen and bathroom, plus an exterior deck for sunbathing and a ladder for climbing in and out of the sea.

On the upper level, guests have a glass-bottom hot tub which looks down into the living room, a relaxation area, external shower, kitchenette and minibar. Some of the space can be converted into an outdoor bedroom. Guests won’t feel like they’re staying on an island, however, as each villa is luxuriously appointed and equipped with the latest technology. If they get bored of island or sea views, they will have access to high-speed internet and satellite TV. Guests won’t have to worry about the heat, either, as the villa is equipped with air conditioning. The Heart of Europe is itself a section of “The World,” a man-made archipelago constructed in the shape of a globe four kilometers off the coast of Dubai. After a halt in construction following the 2008 financial crisis, The World appears to be up and running again, and “The Heart of Europe” is set to be its first finished project. But the floating seahorse villas are not just good news for Dubai’s ultra-rich. The developers say they’ll be creating some cushy accommodations for actual seahorses.“The seahorse is an endangered species and we will create an artificial coral reef beneath the luxury retreats which will be a protected area in which seahorses can safely live and breed” said Kleindienst CEO Josef Kleindienst, in a press release. He not only wants to offer worldclass living quarters, but is also on a mission to protect the local marine life. 25

ortugal’s tourism mojo has skyrocketed in the last year, luring many to its romantic cities and dreamy wine valleys, but its rugged beaches have yet to experience the boom. There are no unexplored beaches left in Spain, but several spots along the Portuguese coast are still “wild, beautiful, and empty.” Take Odeceixe (pronounced udd-sesh): It’s set at the juncture of the Atlantic Ocean and the tightly-coiled Ceixe River, which separates the Algarve from Alentejo. There, you’ll find pristine beaches between the river’s curled banks as well as on the quartzlined ocean coast—so many of them that you can kayak from one to the next, looking for resident otters or places to avoid human contact. The crowds are thin, in part because there are no luxury hotels. One exception: Herdade do Touril, an affordable boutique bolthole with direct beach access. It’s far more stylish and hospitable than its 100 euro per-night price point would let on.

ot every place that Christopher Columbus discovered was put on the global map. Case in point: Sint Eustatius, one of the most under-the-radar islands in the resort-rich Caribbean, which the famed explorer first documented in 1493. Little has been said about it since then. Its sole city, Oranjestad, is known as the “smallest capital in the world,” and the entire island has a population of just 3,183. But Statia, as it’s known, is just a short puddle-hopper flight from Sint Maarten. There’s no mega-tourism, and most people don’t even know it’s there. It’s got great hiking and lots of gorgeous tropical foliage, plus very welcoming people who have a genuine desire to know that you’re enjoying your stay The island is ringed by a national marine park, with impeccably-protected coral reefs and tropical fish stocks.

ired of looking at Mykonos’s beautiful windmills? Never. But maybe you’re ready to swap out the thumping social scene for something more laid-back. Head to the Ionian island of Zakynthos, a little-explored paradise where secret, pearlescent coves are hidden from plain sight by towering limestone bluffs. The western and northern sides of the island are the quietest and most beautiful. Other island draws: the neon-blue Shipwreck Beach (named for a destroyed vessel that still sits on the sand), endangered Caretta Caretta (loggerhead) sea turtles, and plenty of yacht charters for a day of Ionian beach-hopping.

Coco Chanel’s Rue Cambon apartment has been left as she left it (she is pictured here in 1959). It continues to be a rich fodder of inspiration for designers today. It is said that the quilted pattern of Chanel’s iconic 2.55 bag was meant to evoke the stained glass windows of the abbey at Aubazine, where she grew up. An exact replica of the original 2.55 was released in 2005 to mark its 50th anniversary, and it continues to be one of Chanel’s most enduring and popular items.

t is undeniable that the world of fashion has known two eras: before Coco Chanel and after. Chanel forever changed womenswear by simply wanting to stay true to herself. This desire proved to be the greatest incentive in her formidable career as one of the 20th century’s most iconic fashion designers. Coco Chanel’s main inspiration came from the men in her life and the seven years she spent in a convent as an orphan. While being fond of black, white and gold, reminiscent of the religious attire she saw everyday in the orphanage, she was fascinated by menswear and loved the way it was both functional and, since
her lovers always were wealthy aristocrats, luxurious. Early on, she decided to apply the same rules to the clothes she designed as the one she was dressing by: simplicity, functionality, beauty and quality. Her designs first appealed to the simple working women, but soon the women of high society as well started to come to her boutique on the Rue Cambon in Paris. Indeed, they recognized right away the subtle elegance of the garments she created and the comfort they offered while wearing them. Chanel, a true innovator, had started changing the dress codes for women when she began
shortening her own dresses, revealing her ankles, freeing herself from the corsets she hated, cutting her hair short in a boyish look and letting the sun shine on her skin with no protection. She was a rebel and answered to no one but herself. Ultimately, it was her desire to be free, which was the reason behind her creating an empire. An entrepreneur in the purest sense of the term, her indomitable spirit, along with her stunning sense of style, was at the core of Coco Chanel’s success throughout her life. “Luxury is the ability to make a living by oneself”, she once said.

Pushing the envelope style was the “It” thing this year, with more than 4,000 of Vancouver’s best dressed young professionals attending the event. Imagination and creativity was pushed to impress. The horse raced beautifully while the guest excitingly screamed in anticipation for their bet to win. It truly was a day to remember. The Deighton Cup returns for its 10th annual next Summer 2018.

Many scholars believe that Rumi’s poetry of divine love, mystic passion and ecstatic illumination is as important as that of Dante and Shakespeare.

HIS WORK COVERS DEEPLY philosophical and mystical, with poems of fiery soulful expression to passionate love verses filled with yearning and desire. His collection has an all embracing universality. A call from an independent soul yearning for true freedom from dogma and hypocrisy. Rumi’s life story is full of intrigue and high drama mixed with intense creative outbursts. Rumi was a charming, wealthy nobleman, a genius theologian and a brilliant but sober scholar, who in his late thirties met a wandering and wild holy man by the name of Shams. In Rumi’s own words, after meeting Shams he was transformed from a bookish, sober scholar to an impassioned seeker of truth and love. It seems that the universe brought these two opposing characters (a wealthy nobleman and a poor, wondering, wild holy man) together to remind us that it is impossible to know where your next inspiration may come from or who might aid furthering your growth. When Shams mysteriously disappeared 18 months after he had entered Rumi’s life, the poet was distraught over his loss. It is said that Rumi invented a circling dance to symbolize his anguished search for his teacher. He wrote:
“dance where you can break yourself to pieces and totally abandon your world passions”
WHO IS THE REAL RUMI? Was he religious, or a progressive thinker, or a hip spiritualist believing in the occult, or was he a scholar or a professor? The correct answer is all of the above. Due to his incredibly long and prolific creative life he has covered every topic imaginable from erotica to deeply philosophical, hence he has become a projection of the reader’s own mind. For example Rumi talks about God in some of his poems and then dismisses him in many others. His prime message is that God is found in your own heart. He recited hundreds of poems where he mentions that he would set fire to Kaaba and any temple or church, because God is not found there. He then encourages the reader to look into his or her own heart instead. Due to the fact that Rumi recited poetry for about 25 years and 70,000 verses, he has covered every morsel of emotion, thought, idea and topic. Therefore, he can’t be pinned in one statement. Also because of the long duration of his creative expression he changed his mind often. Hence, you have poems where he praises God and then poems where he outright destroys any such concept. In 800 years of popularity, Rumi has become a mirror projecting what the reader imagines. An orthodox or a religious reader, or a university professor, or a New Age type, or an advanced progressive thinker, all embrace Rumi as one of their own.

iana captured the world’s attention as a royal trendsetter, but during her time in the public eye, she also became a prominent philanthropic force. Diana worked tirelessly on behalf of charities around the world, using her fame to raise awareness of a number of important humanitarian issues. Looking back at her legacy, you can see very consistent themes in her causes. She was described as compassionate and was always seen reaching out to those who no one else would visit and touching those who no one else wanted to touch. She was also known as a champion for children who had been forgotten or written off. With the exception of the ballet, which was simply motivated by her love of the arts, every single one of her charities and humanitarian endeavors was focused particularly on children. She is credited for bringing numerous issues to the forefront of society, including the needs and misplaced social stigma of HIV/ AIDS patients. Her work with victims of AIDS could in some ways be seen in this regard. She was one of the first very high profile people to be pictured touching those afflicted with AIDS this had a significant impact in changing people’s opinions and attitudes to the disease it was certainly a charity not following the protocol and tradition of the Royal family. As Princess Diana said: “HIV does not make people dangerous to know. You can shake their hands and give them hug heaven knows they need it”
Legacy
Diana had a very personable touch. She was very at ease in meeting people from any background and even if they were ill or in hospices. The patients would react very favourably to her meetings, they warmed to her life energy and heartfelt sympathy. Part of her appeal was her sympathy and natural compassion. She could empathise with people’s suffering, having suffered much herself. As well as working on charities such as AIDS she lent her name to the campaign to bad landmines. Her personal support is said to have been a significant factor in encouraging Britain and then other countries to support the Ottawa Treaty which sought to introduce a ban on the use of anti – personnel landmines. Her legacy lives on in her sons, both of whom have carried on her tradition of humanitarianism. Posthumously, Diana’s eldest sister created the Diana, Princess of Wales Memorial Fund which seeks to give grants in Diana’s honor for work that she was involved in and causes that she held dear. In 2013, the fund was incorporated into The Royal Foundation of The Duke and Duchess of Cambridge and Prince Harry.

Hamid Salimian
Despite the professional recognition he receives, the true appeal of food and cooking comes down to the values Hamid was taught in his family’s kitchen in Iran.
“In Persian culture, sharing a meal really brings people together: everyone will help cook, and no one eats alone. It’s the one time that no one argues, and there’s no greater honour than hosting someone for dinner in your house. And that’s really what a restaurant experience should be as well. When you sit down at my table, I want you to feel totally taken care of. That’s Persian hospitality.”
Born in Iran, Hamid grew up on the edge of the Caspian Sea and learned about traditional Persian cuisine amid his father’s citrus orchards and dairy farm. Soon after his family relocated to Vancouver, Hamid enrolled in culinary and pastry arts at Vancouver Community College for his first formal training as a chef and graduated at the top of his class. He learned the essential skills to combine the heritage of Persian cuisine with influences of the Pacific Northwest and began to define a uniquely creative and contemporary approach. During his apprenticeship at Vancouver’s renowned Sutton Place Hotel, Hamid trained in classic French cuisine and began to explore the world of food competition.
Today, Hamid acts as a culinary consultant for national brands such as Earls Kitchen + Bar, and shares his knowledge and expertise with a new generation of chefs as an instructor in the VCC Culinary Arts program. Who was the biggest inspirations for your career and how it inspired you? I have been very lucky as I have had a chance to be able to work with so many inspiring people in my life. In kitchen there is no one person who will make us who we are it is the culture that is built by teams that we work with. Where did you grow up and when did you know you wanted to be a chef? I was born in City of Tehran in 1976. During the conflict of Iran and Iraq my family moved to north of Iran to keep us safe from the conflict. During my time in North of Iran I fell in love with food. It was the love that my mother had for food that was passed on to me by her. What is your favourite food memory? There are so many food memories that I can share with you. On that it stands with me the most is picking strawberries from the strawberry garden that my dad planted for my mother. I remember the lesson that my mother gives me that morning when we where picking the best strawberries to eat. I still can taste the strawberries. Who in the food world do you most admire? If I had to pick one chef it would be Allan Ducass. Favourite food to cook with? Olive oil. What do you like to eat at home? My wife’s cooking! But I do love sprouted grains, radishes, scallion, fermented foods. Are you the Chef at home? I am very lucky as my wife is also a chef and we do take turns at home.

What is your favorite cuisine to cook? Why? Persian Food is my favorite; I would love to be able to share my heritage with the world. Tell me something you would like to learn or improve upon. Learn more about how to heal people through food and cooking. Is there a major difference in the industry between graduating from a prestigious culinary school and graduating from a college with a culinary program? In my experience it is not the price tag that students pay to go to well marketed school that will help them to built their future. It is the willingness of student wanting to learn opens the doors for them in future. My recommendation is this find your top 10 chefs in a city and look up which culinary school did they go to. Do you like to travel? Where is your favorite place in the world? I travel all the time and I do have so many favorite places in the world, my next stop is LA and Istanbul. Other than creating great food, what are the most important qualities that make a successful chef? The mining of SUCCESS changes from chefs to chefs. This is a very personal subject. For me is to be able to give back. Built the future great young chefs, help the community to grow. Make choices that would help mother earth. What do you most love about your job? Not a day goes by that is not full of fun.

INGREDIENTS ½ cup (125 mL) cooking oil, divided, or 10 tsp (50 mL) unsalted butter, divided 5 green onions, thinly sliced 1 Tbsp (15 mL) dried fenugreek 1 Tbsp (15 mL) salt 1 tsp baking powder 2 tbsp nextjen Gluten Free flour 1 bunch cilantro, stems removed, finely chopped 1 bunch flat-leaf parsley, stems removed, finely chopped 2 bunches dill, stems removed, finely chopped 3 large eggs 1 lemon, juiced and zested 1½ cups (375 mL) walnuts, roughly chopped ¼ cup (60 mL) dried zereshk (Persian berries) 1 Seville orange
METHOD 1. Preheat oven to 375 ° F (190 ° C). 2. Heat ¼ cup (60 mL) of the oil or 7 tsp (35 mL) of the butter in an oven-safe pan over medium-high heat. Add green onion and cook for 1 minute, or until crispy. 3. Add fenugreek, salt, and herbs. Lower heat to medium and cook for 4 minutes, or until herbs start to brown. 4. In a medium-sized bowl, whisk together eggs, Nextjen Gluten Free flour, baking powder lemon juice, and lemon zest. 5. Transfer cooked herb mixture to a large bowl and reserve pan for later use. Add walnuts, zereshk, and egg mixture to the bowl and stir together. 6. Heat remaining ¼ cup (60 mL) oil or 3 tsp (15 mL) butter in pan over medium heat. Add egg mixture to pan and cook for 2 minutes until mixture starts bubbling. Transfer pan to oven and bake for about 20 minutes, or until center is firm. 7. To serve, flip kookoo sabzi upside-down onto a large plate. Squeeze juice from orange over top and cut into 4 servings.

Halloween, of course! Halloween is one of the oldest holidays in the world. Its roots date back to Samhain, the ancient Gaelic harvest festival celebrated in Celtic countries, such as Scotland, Ireland, and Wales.

In Canada and the United States, Halloween is one of the most commercial holidays of the year. People spend billions of dollars on candy, costumes, pumpkins, and decorations every year. But what about other parts of the world? Halloween remains popular in the Celtic countries where Samhain got its start. For example, you’ll usually find children trick-or-treating in places like Scotland, Ireland, and Wales. Other European countries, such as England, France, and Germany have also seen increases in the popularity of celebrating Halloween, although the holiday is nowhere near as popular as it is in the United States and Canada. Many other countries around the world observe holidays that celebrate departed loved ones. Although not technically the same as Halloween, they are often similar to Halloween and share common themes. For example, Mexico, Latin America, and Spain celebrate Dia de los Muertos. “Day of the Dead,” celebrated ever year on November 1, is perhaps the most famous of all the international celebrations around Halloween, but its purpose is more solemn than spooky. Throughout Mexico, family and friends gather to pray for and remember those who passed on, with the aim of supporting their spiritual journey after death. The festival is marked by skeleton figurines, face-painting, and showing off traditional Mexican attire.
The night of April 30 is a special one around northern Europe, as Germany, the Netherlands, Sweden, Finland, the Czech Republic, and the Baltic states celebrate “Witches’ Night,” more commonly referred to as Walpurgis Night in honor of the German female saint Walpurga. Festivities center around drinking sparkling wines, hosting lavish picnics, playing small pranks, and lighting large bonfires. If you find yourself in Japan during the summer, you may be able to join in a celebration of the Obon Festival. This annual event honors the spirits of your ancestors. Fires are lit each night, and red lanterns are proudly displayed and even released into rivers and the ocean. It has been celebrated in Japan for more than 500 years and includes a ceremonial dance known as the “Bon-Odori.” In China, Chinese New Year celebrations conclude with a lantern festival known as Teng Chieh. Lanterns shaped like various animals are hung in the streets and near homes to ward off evil spirits. The Chinese also honor deceased family members and loved ones by placing food and water in front of their photos. For P’chum Ben, a holiday in Cambodia, Buddhists pay respects to their deceased ancestors by making offerings of sweet sticky rice and beans wrapped in banana leaves at temples. They also gather with friends and family members to listen to music and speeches made by local monks.

Winter is knocking on the door! British Colombia and beautiful Vancouver have a unique climate in North America. Generally, Vancouver doesn’t experience tough winters and heavy frost, but we need to be ready for unexpected winter. We will go through heavy raining, snowing, and also freezing. Because of that, further investigations on all systems of any house are strongly recommended: 1. Roofing If you need to replace the roof, do it NOW! Longlasting rains and snow will delay and slower the process and it could cause damage. Full roofing inspection to check the roofing is recommended. Roof should be checked for any kind of damage and probable moisture ingress in shingles and flashing. Clean the roofing, gutters, and downspouts ASAP. Moss growing and debris could clog gutters, downspouts, and drainage system. It could be potential for moisture ingress into the building and more damage. Cleaning and inspecting of storm drainage and perimeter drainage systems is highly recommended. 2. Exterior Keep your eyes on your house siding. You need to fix and seal all cracks, damages, holes, and unfinished parts. Moisture ingress in to walls could cause serious damages and problems. Check doors and windows. Adjustment is recommended. Checking and replacing the weather strips recommended as needed. Repairing included re-caulking is recommended. Sealing windows has a great role in avoiding moisture ingress into walls. 3. Land escaping Check walkways, they shouldn’t slope toward building. All cracks on walkways and driveways should be sealed. They would be damaged due to Freeze-Thaw cycle. Correcting all trip hazards and falling hazards in walkways, driveways, stairs, and landscaping is recommended. Providing anti-slip strips on stairs treads is recommended. Repairing/replacing fences is recommended as needed. Have Ice melting products (salt & sand) for stairs, walkways and driveways ready. 4. Structure Fix and seal any cracks in foundation walls and retaining walls. They would be damaged due to FreezeThaw cycle. Cracks make the moisture ingress easier.
5. Energy saving If you had faced difficulties in warming your house during winter and your heating costs were more than usual, it’s better to add insulation to your attic and walls right now. Attics and crawl space need suitable and adequate ventilation. Further investigations are recommended. Plan to fix or provide mechanical fans for your kitchens and bathrooms if they are not operational or present. All bathroom and kitchen fans need periodic cleaning. Clean them now. 6. Electrical System All electrical issues could be potential for safety and fire hazard. Find a certified electrician if you have experienced any problem ASAP. Usually in wintertime we have extra loads on our electrical system. Ask a certified electrician to check any aluminum wiring in the building and apply antioxidant as needed. Ask them to check your panels and breakers. Loose or un-functional breakers could cause fire hazard. Replace all broken or damaged switches and receptacles. Control smoke and CO detectors and alarms. Replace their batteries and also replace them if they are expired. 7. Heating Service furnaces and boilers and replace the filters for furnace. Heating ducts cleaning is recommended. Clean and maintain baseboard heaters. Check that baseboard heaters for functioning and also check their breakers. Minimum 15cm clearance between heaters and furniture etc. is highly recommended. Service your gas burner fireplaces. Full inspection for wood burner fireplaces and chimney cleaning is recommended. Professionals called “WETT Inspectors” should do the inspection. Check and clean chimneys. Control if thermostats are functional. Provide thermostat if your fireplace doesn’t have one. Plan for a heating source in all rooms if there isn’t any before winter and cold seasons. 8. Plumbing Check exterior pipes and faucets and plan for frost proof ones. Remove sediments and deposits out of water heaters. This will help them to work more efficiently. Professional service for water heaters is recommended. Replace them if they are old and at the end of service life. Attention: Certified and qualified contractors must do all above-mentioned repairs. Home Inspectors could assist you in investigations and finding problems in your buildings.

e had an office meeting at the beginning of August and the first person to arrive for the meeting was Faye. We enjoyed few minutes of conversation before the meeting and she was kind enough to talk to us about her long and successful career as a real estate agent.
What made you choose this profession? Back in the 60’s, my husband was a contractor, building homes, and I had experience selling the homes. I enjoyed the transactions I made. The transactions that I made gave me the incentive to take a course to become a REALTOR®.
What is the first brokerage you worked with? I became a real estate agent in 1968, and the first brokerage I worked with was Evergreen. In 1971, I worked with Montgomery Yen & Assoc, followed by Sutton Group where I stayed for 25 years.
How long have you been with Royalty Group Realty? I came to Royalty Group Realty 7 years ago. The fees are very affordable and there’s a great team of young professionals to work with. Working with a young team of people gives you energy and enthusiasm. 48

What are the biggest challenges you faced in your work and how did you overcome them? Back in the 60’s real estate was a male dominated industry. I have been in the real estate business for 48 years and from this 43 years were in the commercial real estate. Commercial real estate was and it still is a “boys club”. It is so important to remember that even if you are in the minority in any situation, do not see it as an obstacle to success because there is nothing that a man can do that a woman can’t.
What do you most love about the job? I love working with people and helping them find their home. For many people buying a home is one of the proudest moments and represents one of their most important investments. I give the people the respect they deserve, honesty, and integrity. My professional reputation was my long career in real estate.
Would you choose this career if you could make the decision again? What (if anything) would you do differently?

A firm yes. I would follow the same path. Choosing a career as a REALTOR ® was certainly the right path for me. There is nothing I would do differently.
What is your advice for the next generation of REALTOR® ? Knowledge is power, It’s all about staying up to date, build a network of connections. Pay attention to details, and to the needs of individual clients. People will respond to you if you have a great attitude, honest, and have a great sense of serving others.
If you had one wish what would it be? Stay healthy and happy to do more deals.
Do you think you’re going to retire from real estate? Not any time soon. I have just been relicensed.
What do you like to do in your spare time? I do quite a lot of things in my free time, such as golfing, tennis, swimming and hiking, but the most enjoyable activity of all is dancing. From western to ballroom dancing, I did it all.
What is your favorite place to travel to? I have traveled more than half the world, but my favorite place that I go back to will always go back is Hawaii.
How would you describe your life? I did the best I could, and have no regrets. I enjoyed my life. I raised three happy children, and have two grandchildren.

To Get Things Done, Get Things Done Telling people about your plans is fun, exciting, and the next logical step after making plans. I totally get that. But don’t do it. It’s counter-productive. First of all, no one cares what you PLAN to do. They’ll care when you actually get it done. You also risk losing credibility if your plans change. The first commandment of entrepreneur work ethic is to get after it and get things done.
Stop Being“Busy” Busy-ness is often confused with hard work. Sometimes it’s a symptom of a lack of focus or the avoidance of dealing with a difficult issue. Instead of being busy and thinking about everything that needs to get done, think instead about what accomplishments would have the greatest impact. Leverage is critical to your success as an entrepreneur, and the key to increasing leverage is focusing your energy on the things that will have the greatest positive impact. What you’ll find is that many of the smaller “busy” tasks will take care of themselves as your focus on high-impact items starts producing results. On top of that, constantly being “busy” can cut you off from significant opportunities, because when people think you’re busy, they don’t want to bother you. Which leads us to…
Be Available As an entrepreneur, I try to make myself available anytime. I reply to emails and texts quickly and try not to rule out any meeting based on time alone. I don’t do this because I think it’s important to reply to THIS email right away. It rarely is. I do it because I want people to think of me first when they need something or have an opportunity for me. The best way to do that is to have consistently provided a response at the moment they value it most…Now. The downside is that, occasionally, you’ll run into people who try to take advantage of your responsiveness. The good news is, since you’re an entrepreneur, not an employee, you can cut them out.
One. More. Rep. One of the most effective techniques in exercise is pushing yourself to do one more. One more rep. One more sprint. One more push. That’s often the difference between a great workout that results in gains and a good workout that simply maintains. The same is true for your business. One more call before you head home. One more thank-you emails to a partner. Close it out with “one more”, every time.
Create a winning routine According to the book Nine Things Successful People Do Differently by Heidi Grant Halvorson, the world’s most successful, stress-free people rely on routine. In fact, it’s common to hear them described as being “like a machine.” Developing a routine that works for you and yields positive results day in and day out provides a significant advantage over those who float aimlessly through their day. I work out every day from 11:30 am – 1:00 pm, no exceptions. I leave the office and put myself through a concentrated, high-energy workout. This gives my morning a definite end and my afternoon an absolute beginning, which helps me maintain intensity through every project. This system doesn’t work for everyone. Routines are not by a positive, simply because they’re routines. If you’re getting bad results, change your routine.

This one is self-explanatory but few people do it. Going to bed at night with a bunch of things bouncing around in your head is a recipe for disaster. It disrupts your rest and creates anxiety about the next day. Instead, try putting together a list of high-impact tasks and goals for the next day. Visualize those things being accomplished. The next morning, when you wake up, don’t do anything (especially with your phone) until you have once again visualized the accomplishments you will have that day. It sounds corny, but it works.
Follow every setback with “GOOD” I learned this one from Jocko, the Navy Seal turned author and podcaster. Every time there’s a problem, your next sentence should be “GOOD. (action) (problem).”Examples: I’m tired and it is time for a workout” leads to “GOOD. Workout tired”. “We have no money to build a website” leads to “GOOD. Build a website without money.” Instead of focusing on the lack of money and how that hurts your website, you are focusing on the fact you will learn how to build a website without money. With enough practice, it becomes an enormous mental shift. Excuses are 100 percent off the table and you’re embracing reality in a way that necessitates a positive outcome.
