A STROKE OF GENIUS IN FIVE LETTERS

On july 2nd, 1908, Hans Wilsdorf officially filed and registered "ROLEX" as a brand name in Switzerland, a master stroke that would shape the company's future.

A veritable visionary, Hans Wilsdorf was truly ahead of his time in terms of intellectual property. Indeed, a name like “Rolex”, with its three strong consonants and two vowels, corresponds to criteria that still apply today in choosing a successful brand name. SURPRISINGLY MODERN Hans Wilsdorf’s requirements in his search for the name “Rolex” were surprisingly modern. He determined that the name had to: • • • • •

Be short, with no more than five letters; Be easy to pronounce in every language; Have a good ring to it; Be easy to remember; Look good on movements and dials.

THE MUSE OF INSPIRATION Hans Wilsdorf considered several options before arriving at his decision by chance one day. As he recounted in a speech delivered on 2 July 1958, on the occasion of the 50th anniversary of the brand: “I tried combining the letters of the alphabet in every possible way. This gave me hundreds of names, but none of them felt quite right. One morning, while riding on the upper deck of a horse-drawn omnibus along Cheapside in the City of London, a genie whispered ‘Rolex’ in my ear.” A few days later the “Rolex” trademark was filed and officially registered in Switzerland. In 1913 the “Rolex” brand was registered internationally. Today it is registered worldwide.

INCREASED VISIBILITY After having protected the name, Hans Wilsdorf had another challenge before him: to convince the retailers to include “Rolex” rather than their own name on the watch. At the time, each jeweller or watchmaker wanted to place his own name on the dial and not reveal the name of the supplier or manufacturer. To this end, Hans Wilsdorf proceeded a step at a time, as related in his memoirs. “At first I ventured to inscribe ‘Rolex’ on one watch in every six, hoping that this watch would get through and be sold. Gradually, I dared to put it on two out of six, and later it appeared on three.” In 1926, the year of the launch of the Rolex Oyster waterproof wristwatch, Hans Wilsdorf vowed that, from that date forth, no single watch would be delivered without the “Rolex” brand name figuring on its dial, case and movement. There was no turning back.

A Must Read for Young Buyers Tips by Oscar Barrera

There are lot of young Vancouverites, ranging from those who have just graduated from school to those in their early thirties, who feel there are a lot of challenges and hurdles when they enter the market to buy a home. Today we will be sharing some valuable tips by Oscar Barrera, a successful Real Estate Investor, REALTOR®, and Property Manager who explains to young Vancouver buyers why it’s important to get into the market sooner rather than later. Realistically, as an experienced realtor, Oscar will show you in this article, that the Vancouver market moves faster than you are able to “save” for it.

THE DOWN PAYMENT

D

on’t wait to buy land, buy land and wait.” -Will Rogers, 1927

Historically, as the quote reveals, Real Estate continuously goes up. As prices go up in Vancouver, first time homebuyers tend to “wait and save up a bit more” as they’ve heard many tips and tricks from industry professionals about the benefits of having a 20 percent deposit. An experienced realtor, like Oscar will advise any first time homebuyer to get into the market and wait, versus waiting to get into the market. Oscar understands that young Vancouverites have concerns about having a particular dollar figure set aside for a down payment, yet this mentality kills off all possibility to be a firsttime homebuyer in your twenties or thirties.

TIP: When you work with an experienced realtor, they will inform you that you are allowed to invest in real estate homes with less than a 20 percent down payment. This a golden nugget because the “20 percent down payment” mentality often limits first time home buyers from taking on any prospective deals.


RENTING VS. BUYING 2 Bedroom Condo at $500,000 When a buyer browses the MLS®, and they see a listing for $500,000, Oscar will often suggest to put down 5% which translates to a $25,000 deposit. Most young Vancouverites will tell themselves “I want to wait until I have 10% down” (which means they will need $50,000). Oscar’s question is: how fast, or how long will it take for you to save another $25,000? Will it take you 3 years, 4 years or 5 years? Conservatively speaking, say the market moves up at 8% per year. Compound that number every year you “wait to save”. If it takes you 5 years to save an additional $25,000 realistically, you won’t have 10% down because the value of the property has moved up! The Reality - The market will move up faster than you are able to save for it. When you get into the market quicker (like today) your value/money will grow at the same pace as the market and your 5% is going up at 8% per year. The strategy of “waiting a few more years to save more money” doesn’t serve you because it doesn’t allow you to catch up to the increase of the market value. With a property at $500,000 and compounded interest at 5%, 5 years later, your condo is now worth $640,000 and your intention is to put 10% down, now you will have to have a $62,000 or $65,000 down. With the intention of putting 10% down, you’ll now need an extra $12,000 to $15,000 to get in!

RISK OF THE INVESTMENT The Fear - Every night when we crawl into bed, there’s a thought “what if the property value of my home goes down?” In this section, Oscar will tackle the objection of renting versus buying by demonstrating with a mortgage calculator, how much money you’re throwing away when you pay rent on $2200 as opposed to paying off a $2200 mortgage payment. OTE: When you’re renting and you’re paying $2200 per month, you’re throwing money out the window because you’re paying off your landlord’s debt.

The Reality of Using a Mortgage Calculator on a $500,000 deal - As a homeowner, every month when you make a payment of $2200 per month there is $1100 paid to debt and $1100 paid to interest. When you make a payment every month for the next 25 years, there is a very low interest rate of 4.7% (which is the lowest since the early 1900s), which is why all the experts are saying this is a phenomenal time to get into the market! The super low interest rate allows you to pay off your debt much faster. How? When you borrow money from someone, there is the principal amount and the interest amount. If you have a HIGH interest rate, you’ll never pay off the principal. If you have LOW interest rate, you have the opportunity to pay off the principal much faster. Examine on a small scale: Within the next 5 years, with mortgage payments with a low rate of 4.7%, a big portion your monthly payment goes towards paying off debt. Take it back to our question of whether it’s risky to pay rent or to buy a property, it looks like the answer lies in buying a property because it’s a win-win no matter what your house is valued at! TIP: If you own a 2-bedroom property and you have a tenant that pays you rent every month, you’re now in the game of accumulating money. At the end of the day, when you put 5% down, it’s a safe investment because if there’s a chance that the market crashes, say your $500,000 investment goes to $400,000, this isn’t the end of the world. Real estate moves in a cycle and it’ll always go back up. What’s risky is paying a lifetime of rent & having nothing to show for it except a whole box of receipts for someone else’s mortgage that you have been paying off.

ZAHA HADID Dame Zaha Hadid is the uncrowned queen of contemporary iconic architecture. Her buildings practically scream, “I’m a Hadid”. A bona fide autrice, Hadid is without a doubt the world’s most famous woman in a starchitect stratosphere strangely dominated by her masculine peers.

Born in Baghad, she studied maths at the American University of Beirut,where she later designed a building on campus which was completed in 2014 - before embarking on her career at the Architectural Association in London. In 1979 she set up her own company, Zaha Hadid Architects. Her first major commission to be constructed was the Vitra Fire Station in Weil am Rhein in Germany.

Her legacy is to prove what can be done; that you can be a Baghdad-born British citizen who can cut through all the red tape, all the machismo, all the macho behavior and become an internationally-respected architect who creates buildings which will stand the test of time.

Zaha Hadid Architects embraced digital drawing early on. This has made the studio able to challenge traditional ways of making architecture. Collecting her Gold Medal, Dame Zaha said she was proud to have been the first woman to win in her own right. “We now see more established female architects all the time, That doesn’t mean it’s easy Sometimes the challenges are immense. There has been tremendous change over recent years and we will continue this progress.” she said.

Dame Zaha’s other creations include the Serpentine Sackler Gallery in London, the Riverside Museum at Glasgow’s Museum of Transport, and Guangzhou Opera House in China. The striking London Acquatics Centre in Stratford, which resembles a wave, features two 50-metre pools and a diving pool. After being used for the Olympics and Paralympics it was opened to the public in 2014. “I love the London Aquatics Centre because it’s near where I live,” Dame Zaha said at the time. She twice won the Riba Stirling Prize, the UK’s most prestigious architecture award. In 2010 she won for the Maxxi Museum in Rome, winning again in 2011 for the Evelyn Grace Academy in Brixton.

The edifice was built in 1971, to represent a symbol of modernity and project the way forward for Iran. Even at the time the project was finished, architect Hossein Amanat never expected that “it would become such an icon, so popular with the people of Iran”.

For 45 years, Iran’s most famous modern monument, the Azadi (Freedom) Tower in Tehran, has been the backdrop to every major news story coming out of the country. A plaza for celebrations, anniversaries, military parades and a gathering point for mass demonstrations, the 50m (165ft) tall tower has overlooked some of Iran’s most important political events.

Originally named the King’s Memorial, or Shahyad, it was commissioned to mark 2,500 years of the Persian Empire, celebrating the richness of Persian history and culture. Hossein Amanat was a rising star in Iran’s architectural scene when, in 1966, he won a national competition to design the monument. Located in western Tehran, on the road from the city’s old international airport, the monument itself is made of white marble and is surrounded by a 540,000 Sqft plaza, which is decorated with gardens, fountains, a museum and exhibition centre. Mr Amanat says that the style of Shahyad was also a manifestation of this period modern, yet very Persian, with aspects of both pre- and post-Islamic architecture. The Azadi Tower took 30 months to complete and was inaugurated in the autumn of 1971. For the occasion, the original Cyrus Cylinder, considered by many historians as the first bill of human rights, was borrowed from the British Museum for display in the museum of the tower. It opened to the public on 14 Jan, 1972.

The man behind Iran’s most famous tower During the Iranian revolution of 1979, the plaza around the tower soon became a meeting place for protesters to gather; and its draw for those going public with dissent continues to this day.

He now lives in Vancouver, Canada, where he has established a successful architecture firm and has designed buildings all over the world.

Most recently, the mass demonstrations that followed the disputed presidential election of 2009 drew hundreds of thousands to Azadi Tower, where they demanded a recount of their votes. Mr Amanat says that, of all the events that the tower has witnessed, this one was “memorable”. For many Iranians living outside Iran, this surprising turn of events appeared to show a different side of the nation. For Mr Amanat, the scenes were both personal and moving; he says the building was “like the embrace of a father, embracing all these people in front of it”. Its historical pull, he believes, lies in the tower’s evolution as a “Symbol of Iran”, an aesthetic icon of the capital that is both intensely Iranian and Islamic at the same time. Many Iranians who left Iran during or after the revolution either fled or left the country by choice, for a plethora of different reasons; personal, political, religious or due to connections with the old regime. Mr Amanat also left Iran just after the revolution and has not returned since. Though the Azadi Tower has been damaged over time, Mr Amanat says he has never been personally approached or asked to help, even in an advisory role, with repairing it.

Moshe Safdie, CC, architect, professor, urban planner, educator, theorist, author (born 14 July 1938 in Haifa, Israel). A Companion of the Order of Canada, Moshe Safdie’s architectural designs include residential housing, galleries, fine arts complexes, parks, airports, museums, colleges, libraries, government buildings, memorials, masterplans and multi-use complexes. He is perhaps best known in Canada for the Habitat 67 housing complex in Montréal, the National Gallery in Ottawa and Vancouver Library Square.

Safdie’s influence is wide reaching, covering nearly 100 projects on five continents. His Boston-based office has extended its branches to Jerusalem, Toronto, Singapore and Shanghai. Although based in Boston, Massachusetts, since 1978, Safdie has continued to design Canadian projects. His increasing interest in historical, formal and contextual issues is evident in his Canadian designs from the 1980s on, such as the major expansion of Ottawa City Hall (1994), which respects the much admired earlier building designed by Rother, Bland and Trudeau in 1958, and his 1995 design for Vancouver Library Square. The latter confronts the clutter of a decayed downtown setting with a powerful elliptical form reminiscent of the Roman Coliseum. Curving doubled and windowed walls enclose a covered plaza with shops and the library entrance, as well as the rectangular library building itself. The library building, set within the elliptical enclosure, contrasts a modernist glass and metal vocabulary with the attached columns and horizontal bands, which articulate the curved brown concrete walls to give it a distinctly archaic character. This collection of large public buildings use extensive glazed areas, emphasizing Safdie’s belief that light in architecture is integral and has a value beyond the functional, blending the interior with the exterior and inviting those outside in. Moshe Safdie was named an Officer of the Order of Canada in 1986 and promoted to Companion in 2005. The Royal Architectural Institute of Canada (RAIC) named him to its College of Fellows in 1982, and awarded him the RAIC Gold Medal in 1995, the year he also became a fellow of the American Institute of Architects (AIA). 29
