ometimes “spring fever” fills you with such vigor that you don’t know what to do with yourself. This is a great time to begin new and challenging workouts. Training for a marathon, adding a martial arts class, working out at the climbing gym – you may be drawn to endeavors that help you to become stronger, more disciplined and more focused. Are you genuinely excited and energized by the actions you’re getting ready to take? If so, that’s your body’s way of saying “yes!” If not, that’s your body’s way of saying it’s not convinced. Do some more probing until you hit on a goal-oriented plan you can hardly wait to start. Do you know what your ideal outcome is? If you’re not absolutely clear where you’re going, it may be challenging to keep yourself focused. Write down in as much detail as possible your desired end point. Then picture it, feel it, taste it and revel in it. The more vividly you can visualize it, the faster your outcome will materialize. This kind of exercise can save you months of hard work. Are you prepared to champion the plan you have created? Almost inevitably, your commitment to your goal will be tested more than once. royalty_living_magazine

While times are changing for the better, most men still drink cheap beer, and sugar-filled shots. Thanks to the growing classic cocktail trends across, the growing number of small distilleries and breweries, and television shows like Mad Men and Boardwalk Empire, more and more are becoming interested in better quality products and more traditional drinks. So many great drinks and products were lost during Prohibition, and while the practice of drinking well did continue to a lesser extent from the 1930’s until the 1960’s, it is for the most part the great classics from the Golden Age that survive today. A Modern Gentleman appreciates these drinks for their taste and history, and cares for the manner in which they are made.

This is the drink with the most variations, the source of so many debates, the biggest growing popularity, yet one of the most misunderstood. Thanks to Donald Draper on TV’s Mad Men, this drink is now ordered by droves of non-experienced drinkers. The disappointing news is that practices from the dark ages of drinking (the 1970’s to the 1990’s) are still alive today, and the drink is often ruined or just unrecognizable. It is a finicky drink to maintain the balance of so few ingredients, and of course most everyone prefers his or hers a slightly different way. The recipe below is from “Modern American Drinks” by George Kappeler in 1895, and is the best way to make a proper Old-Fashioned. The type of bitters and spirit is up to the drinker and trying new combinations makes for a multitude of exciting options.
The origins of the Martini are some of the most disputed of them, but the concept remained the same. The latest and most popular incarnation, The Dry Martini, made an important change in recipe: swapping Italian vermouth for French. As time wore on after Prohibition, Martinis got drier and drier, reducing the vermouth down to smaller and smaller amounts. In the later half of the 20th century good-quality vermouths were harder to come by and the lack of knowledgeable bartenders left it sitting on shelves instead of fresh and in the fridge, and the vermouth became essentially non-existent. Furthermore, James Bond confused many by calling his Kangaroo Cocktail a "Vodka Martini" (which even confused the Bond girl). A classic gentleman does not drink a Martini with vodka, though will sometimes drink it dry. However, a Martini without dry vermouth is not a Martini.
This one is the probably the most famous and enduring of all classics, enjoyed by many in literature and film, particularly gentlemen. Vermouth entered the mixed drink equation sometime in the 1870's, drastically changing things for generations to come. Suddenly cocktails weren't just spirits with small additions of liqueurs, bitters, sugars, and sometimes fruits. Now spirits shared the spotlight or even had a supporting role in many popular drinks. Arguably the first of these was the Manhattan, made at the Manhattan Club in, yes, Manhattan. Early incarnations included maraschino, absinthe, gum syrup, and no whiskey specification, but the drink simplified over time. The type of whiskey and bitters are still optional, and like the Old-Fashioned make for very different drinks. A higher-proof whiskey mixes better, with rye being drier and spicier and bourbon being fuller and sweeter. Always stir, never shake, serve up and not on the rocks, and the garnish is always optional.
This drink inception can be traced to 1850’s New Orleans in a slightly different form than we most often enjoy now. The Sazerac is the product of two smart men: one who imported the Sazerac de Forge et Fils, and the other who changed the name of his bar to “Sazerac House,” where the cocktail was first made and became popular, thus naming it the “Sazerac Cocktail.” Peychaud’s bitters was literally made down the street, so it was the obvious choice. The drink’s flavor is dry and spicy, and the union of Peychaud’s, absinthe, and rye is something truly special. Use a good quality spirit, preferably a higher-proof and spicy rye, absinthe if you can, raw sugar, and lastly you can substitute Bitter Truth Creole Bitters for Peychaud’s .
In 1860’s Italy, Gaspare Campari invented the most famous of amari, aptly named Campari, before settling down and opening a cafe. The signature drink there was the “Milano Torino,” combining Campari from Milan and Cinzano vermouth from Turin then topped with soda. The early 20th century brought an influx of American tourists, among whom the drink found popularity and was renamed the “Americano.” (It found popularity elsewhere too, even being the first drink James Bond ever ordered). In 1919, Count Camillo Negroni asked the bartender, Fosco Scarselli,

2oz whiskey 2 dashes Angostura bitters 1/2tsp of sugar (or one small sugar cube) 1 piece of lemon peel Dissolve the sugar with a little water in a whiskey-glass [Old-Fashioned or rocks glass]; add bitters, a small piece ice, a piece lemon-peel, and whiskey. Mix with a small barspoon and serve.
2oz gin (Old Tom traditionally, but London Dry works just fine) 1oz dry vermouth Stir(never shake) ingredients with ice and strain into a cocktail coupe. Garnish with an olive or lemon peel.
2oz whiskey 1oz sweet vermouth 2-3 dashes bitters Add ingredients to a mixing glass, add ice, stir, and strain into a cocktail glass. Garnish with a real cherry, or a citrus peel (optional).
2 oz straight rye whiskey 1 sugar cube 2-3 dashes Peychaud’s bitters Absinthe Lemon peel Fill an Old-Fashioned or Sazerac glass with cracked ice. Put the sugar in a mixing container, add the bitters and a little water and let dissolve. Add the whiskey, fill with ice, and stir. Dump the ice out of the glass and pour in a little absinthe, and roll around to coat the glass before discarding. Strain the whiskey mixture into the glass, then express the oil from the lemon peel over top and drop it into the glass.
at the Caffe Casoni for a stronger version of this drink by swapping the soda with gin, hense the Negroni. The three ingredients balance and accent each other beautifully. While Campari is very bitter and therefore an acquired taste, it's a worthwhile one, and the Negroni is a drink bound to be in your life for good. 1oz London Dry gin 1oz Italian vermouth 1oz Campari Add ingredients together and stir with ice. Strain over rocks in an old-fashioned glass. Garnish with a slice of orange a piece of lemon peel.

A superlative-studded history. A new addition to the extreme G-Class model family: the MercedesBenz AMG G 63 6×6 is gaining a sibling in the form of the Mercedes-Benz G 500 4×4². The series-production models of the G-Class provide the basis in the form of the body and ladder-type frame, which compensate for the considerably increased performance of the G 500 4×4² with no problem and without any type of reinforcements. The MercedesBenz AMG G 63 6×6 has contributed an adapted version of the permanent all-wheel drive powertrain with portal axles. In the superlative-studded history of the G-Class, the G 500 4×4² is the new highlight in the model range. The technical package consists of the allwheel drive powertrain including portal axles and the new V8 engine.
The new model is powered by the new V8 powerpack with a displacement of four litres, direct injection and twin turbocharging. The efficient and clean 4.0-litre biturbo engine develops an output of 310 kW (422 hp) and maximum torque of 610 Newton metres, and meets the Euro 6 emissions standard including the maximum particulate limit prescribed from 2016. The eight-cylinder has a set of exclusive genes: it is based on the new generation of V8 engines developed by Mercedes-AMG that have already coaxed exceptional levels of performance out of the Mercedes-AMG GT and Mercedes-AMG C 63.

Technical highlight: the portal axles.
Things are really looking up both on and off-road. Also new is the chassis with dual spring/damper struts and adjustable damping. In the interior of the G 500 4×4², occupants enjoy comfort and an ambience on a par with a luxury saloon. In view of the key data for the chassis and powertrain it seems more than logical that the off-road world starts for the Mercedes-Benz G 500 4×4² where other vehicles give up. But it is surprising that the new “G” also puts in an absolutely convincing performance on the asphalt. Owing to the considerably wider track of the portal axles compared with the series-production car (plus 299 millimetres), the large 22-inch 325/55 R 22-sized wheels and the adjustable damping with its Sport mode, the enhanced G-Class drives through bends so dynamically that the occupants feel as though they are in a sports car rather than a cross-country vehicle. This also applies to outings on unsurfaced slopes or snow-bound roads, in which case the performance of a high-powered rally car kicks in. 12
Permanent all-wheel drive, an off-road reduction in the transfer case, portal axles and three differentials lockable while on the move are not to be found in conventional cross-country vehicles. The portal axles developed for versatility in operation complement the off-road portfolio of Mercedes-Benz and are the technical highlight of the G 500 4×4². Unlike on conventional rigid axles, the wheels are not at the height of the axle centre but are instead situated much further below on the axle heads thanks to the portal transmission. As a result the ground clearance of the G 500 4x4² increases to 450 millimetres and the fording depth – or rather the diving depth – to 1,000 millimetres.

To experience the numerous health benefits of Epsom salt, take relaxing, stress-relieving Epsom salt baths three times weekly by adding 2 cups of Epsom Salt to a warm bath and soaking for at least 12 minutes. For the added benefit of moisturizing your skin, add 1/2 cup olive oil or baby oil. Do not use soap as it will interfere with the action of the salts. Try to rest for about two hours afterward. If you have arthritic joints, move them as much as possible after an Epsom salt bath to prevent congestion in the joints. For a foot bath, pamper weary feet by adding 1/2 cup of Epsom salt to a basin of warm water. Relax and soak feet for 20 minutes. If you like, rub away any calluses using a pumice stone. Dry feet, then add two drops of peppermint essential oil to your favorite natural moisturizer, like shea or coconut butter, and rub in thoroughly to lock in the moisture. If you are pregnant or have any health concerns, check with your doctor before using Epsom salts.

ATHLETE’S FOOT: Soak feet in an Epsom salt bath to help relieve the symptoms of athlete’s foot. REMOVE SPLINTERS: Soak affected skin area in an Epsom salt bath to draw out the splinter. TREAT TOE NAIL FUNGUS: Soak your affected toes in hot water mixed with a handful of Epsom salt three times a day. SOOTHE SPRAINS AND BRUISES: Add 2 cups of Epsom salt to a warm bath and soak to reduce the pain and swelling of sprains and bruises. EASE DISCOMFORT OF GOUT: Ease the discomfort of gout and reduce inflammation by adding 2–3 teaspoons of Epsom salts into a basin and immersing the affected foot/joint. The water should be as hot as it is comfortable. Soak for about 30 minutes.
EXFOLIATE DEAD SKIN: In the shower or bath, mix a handful of Epsom salt with a tablespoon of bath or olive oil and rub all over your wet skin to exfoliate and soften. Rinse thoroughly. EXFOLIATING FACE CLEANSER: To clean your face and exfoliate skin at the same time, mix a half-teaspoon of Epsom salt with your regular cleansing cream. Gently massage into skin and rinse with cold water. DISLODGE BLACKHEADS: Add a teaspoon of Epsom salt and 3 drops of iodine into a half cup of boiling water. Apply this mixture to the blackheads with a cotton ball. REMOVE HAIRSPRAY: Combine 1 gallon of water, 1 cup of lemon juice, and 1 cup Epsom salt. Cover the mixture and let set for 24 hours. The next day, pour the mixture into your dry hair and leave on for 20 minutes before shampooing as normal.
HAIR VOLUMIZER: Combine equal parts deep conditioner and Epsom salt and warm in a pan. Work the warm mixture through your hair and leave on for 20 minutes. Rinse thoroughly. CLEAN BATHROOM TILES: Mix equal parts Epsom salt and liquid dish detergent and use as a scrub on bathroom tile. PREVENT SLUGS: Sprinkle Epsom salt on or near interior entry points to prevent slugs. AS A HAND WASH: Mix Epsom salt with baby oil and keep by the sink for an effective hand wash. CLEAN DETERGENT BUILD-UP ON WASHING MACHINES: Fill the machine tub with hot water, add Epsom salt, and run an agitate/ soak/agitate cycle to dissolve detergent build-up (please consult your machine’s instruction manual for specific instructions).
FERTILIZE YOUR HOUSEPLANTS: Most plants need nutrients like magnesium and sulfur to stay in good health, and Epsom salt makes the primary nutrients in most plant foods (nitrogen, phosphorus, potassium) more effective. Sprinkle Epsom salt once weekly to help nourish your houseplants, flowers, and vegetables. KEEP YOUR LAWN GREEN: Magnesium sulfate crystals, when added to the soil, provide vital nutrients that help prevent yellowing leaves and the loss of green color (magnesium is an essential element in the chlorophyll molecule) in plants. Add 2 tablespoons of Epsom salt to a gallon of water and sprinkle on your lawn to keep the grass healthy and green.
Finding natural ways of treating certain conditions and improving your overall health and well-being are key in helping you to achieve a holistic health, and Epsom Salt, whether administered in a soothing, relaxing bath, or prepared in one of the other ways described above can be a great help. So always make sure you’ve got some in your medicine cabinet.

The Beginnings
The Hermés Fashion House was established in Paris as a harness making shop in 1837 by Thierry Hermés (1801-1878). Thierry Hermés started handcrafting horse harnesses for caliches and carriages in 1837. Due to this training and background, you can just imagine the power of horses and the concerns related with leatherwork. Thierry Hermés was able to craft an exceptional saddle stitch which will be later on appreciated and renowned by the European royalty. Hermès first established the family business as a harness shop in the Grands Boulevards quarter of Paris. The shop served European noblemen, creating the finest wrought bridles and harnesses for carriages. His clients were the stylish Parisian beau monde and European royalty including Napoléon III and his empress, Eugénie. It was in late 1879 when the line was expanded by Charles-Emile Hermes, Thierry’s son and successor. They included the manufacturing of saddles and and moved the shop to 24 rue du Faubourg Saint-Honoré. The brand’s headquarters have remained on location to this day.
It was only in 1922 when the company introduced its first handbags, and in 1924 they secured a foothold in the United States. 1929 saw the release of the first women’s fashion apparel collection in Paris. Everyone knows about Hermés’ iconic bags, such as the “Kelly Bag” which was popularized by Grace Kelly in 1956. An interesting fact about the famous Kelly Bag was that it was already manufactured in 1930. It was also in the 1930’s when Hermes produced their famous scarves, and they also opened a scarf factory in 1937. The best of their years include 1946 when they started creating silk ties, and in 1949 when they created perfumes.

Robert Dumas-Hermés succeeded the leadership of Hermés. Dumas was related to the family by marriage only but he used the Hermés name as well. In the U.S. alone, Hermés has more than 20 boutiques and not every luxury brand can do this at a time where people’s spending ability is low, and at a time where luxury brands have become more aggressive in capturing the market’s attention. Hermés sales are made up of 30 % leather goods, 15 % clothes, 12 % scarves and 15% ties. The Death Of Contouring One of the biggest trends in makeup right now is the campaign of taking contouring down a huge notch. Whether you’re spending most of your time at the office or going for a fun girls night with your besties, it’s the perfect season to up your style game and get out of those Canada Goose Jackets. I’m going to share with you my top favourite trends that have popped up on the Spring/Summer 2018 runway.

PASTEL COLOURS The pink is being replaced by pastel and lavender this spring and summer. Expect to see the soft purple in knits, suits, dresses, and pumps. But I’m confident we will see a range of delicate shades for the warmer seasons. So make sure your next sweater or work suit is in one the pastel shades.
RUBBER/PLASTIC & TRANSPARENT Perfect for our Vancouver weather, you will no longer have to bear with wet feet and a ruined outfit for the sake of fashion. Waterproof plastics were seen on the runway at Chanel, Fendi, Burberry, Topshop, Calvin Klein, and Isabel, Marant. If you haven’t already spotted it, then expect to see rubber and transparent plastic in different shades at shops within the next few months.
POLKA DOTS Runner-up to floral prints, you may have already seen polka dot shirts and dresses pop up on your Instagram feed, but the print was seen in various spring/summer 2018 runways like Jason Wu, Givenchy and Carolina Herrera. So expect to see polka dots on collared shirts, shoes, hats, bags and, dresses more and more.
MICRO SUNGLASSES If none of the trends I talked about appeal to you, and instead you want to stick to your regular attire then just go for the trendy sunglasses. You've already seen your favuorite Influencers, Camila Cabello, Aimee Song, Kendal Jenner and, Gigi Hadid and many more rock the edgy micro sunglasses in 2017. So now that the sun is about to show it's face again here in Vancouver, you can add that little extra oomph to your look by wearing the 2018 twist on the micro sunglasses.
WHITE SUIT My top and all time favourite which would never really go out of style. It’s time to replace your dark and plaid fall suits and go for the clean and sophisticated all white. The white suit in different cuts was at Tom Ford, Acne Studios, and Adam Lippes runway. So whatever is your best fit you can surely pull off this look. I’ve included my look from last spring so you can see how easy it is.

Let’s be realistic, we are balancing so many aspects of everyday: family, friendships, careers, relationships, hobbies, social medias, and in a perfect world; time to relax. We push ourselves beyond what feels like a comfortable lifestyle and that can be overwhelming, which is why we find ourselves saying

Once we reach this point organizing becomes a daunting project, and let’s be honest it’s not very high on most of our to do lists. However, organization not only provides simplicity to our jam packed lives, but in the long run it creates more time for the things we genuinely want to spend it on. Now, I want you to ask yourself this: “Is there a drawer, closet, storage room, basement, garage, attic, or crawl space that I am avoiding?” Yeah, I thought so, but guess what? So are the rest of us! Which is why the time is now to make your plan to Spring Into Organization. Now you are probably wondering: how do you start a plan? Well the first important step is addressing your emotions towards the task. What do your feelings have to do with organizing?
Everything! A positive attitude removes obstacles. REFRESH: take two slow, long, deep breaths, then REFLECT: on why these particular emotions come up for you, and lastly REASSESS your thoughts into a positive action.
My Favourite Organizing Tips: KEEP IT SIMPLE - break it down into small tasks ex. one drawer or shelf at a time HAVE FUN - do not let yourself get overwhelmed; play your favourite tunes or movie, invite a friend, make a cup of tea, or pour yourself a glass of wine! ASSIGN YOUR SPACE - give every item you already have, and bring into your home an assigned space. Long term this system helps keep you organized and also keeps you from bringing home items you don’t have space for!
REUSE, REPURPOSE, RECYCLE, AND REGIFT - donate to your community charities, have a garage sale, or better yet share your items with people you know. Now that you have defeated your clutter barrier, be proud of yourself! My last suggestion is to declutter on a ongoing basis by including some time dedicated in your weekly housekeeping regime. Be patient, get creative and stay positive to change your space!
Shadi was born in born in Hamburg, Germany and raised in Vancouver, Canada. She moved to Los Angeles to pursue her dream of becoming an architect. She completed her Bachelor’s degree in Architecture, Interior and Landscape Design with a Minor in Creative Writing at the Otis College of Art and Design. When looking at different events and their designs strategies, Shadi felt that there is an element of a design layer missing within the event planning industry. 2 SQUATS Start with feet shoulder width apart, act like you are going to sit on a chair whilst driving your knees out and keeping your chest up – place your stance so that your thighs go parallel to the floor (or lower if your back doesn’t round). Stand up squeezing your butt and finish in the start position. Make sure your weight goes through your heels and they remain in contact with the ground.
3 MULTI DIRECTIONAL LUNGES Take an exaggerated step forward and bend both your front and back knee until your front knee gets to 90 degrees and your back knee remains an inch from the floor. The difference with this lunge and to get maximal glute activity, make sure to take a slight forward lean with your torso but still making sure your back is straight. You can do this as points on a compass, with your moving leg aiming for north pole / south / east and west.

PUSHUPS When getting into your push up position be it on your knees, toes or with your arms on something make sure your torso is completely straight, squeezing both your glutes and your abs. Also make sure wrists are below shoulders. On the descent make sure your elbows don’t flare out too much, either keep them tight into your side (for your triceps) or at a 45-degree angle (for your chest). Inhale on the way down and exhale on the way up whilst always engaging your shoulders and not letting your upper back sag down.

GLUTE BRIDGE Lie completely flat on the floor, bend your knees so your feet are flat on the floor, cross arms over your chest, squeeze your butt and raise your butt and back off the floor so that it’s just your head, shoulders and feet touching the floor. Make sure you squeeze your abs at the top though because we don’t want you over extending. The finish point should be a completely straight line that has no bend to it. If this feels too easy, rest your shoulders on the edge of a bed and try the same, your butt should drop down as far as you can and then you can finish with your knees at 90 degrees and your body parallel to the floor.

Torshe Kabab MARINADE
The combination of walnuts, herbs and pomegranate molasses is a classic in Northern Iran. This combo makes the meat extremely tender and gives it an amazingly exotic taste. Growing up, we used to go North for Persian New year and torshe kabab was my favorite dish up there. The taste of the kabob is like a celebration in your mouth. So I thought for this spring issue, so close to new year, Torshe Kabab would be a great choice. I hope for it to bring pleasant memories for you as it did for me! And if you never had it before I hope you enjoy it and make new memories with it.
ACCOMPANIMENTS Herb Plate: fresh mint, basil, scallions, parsley and cilantro, Saffron Persian Rice
1 cup of walnut 1/2 cup pomegranate molasses 1/2 cup minced parsley 1/3 cup minced tarragon 2 tbsp brown sugar 1 teaspoon sea salt 3 garlic cloves 2 tbsp extra-virgin olive oil 1 tbsp black cumin 2 pounds boneless lamb or beef top round or hanger steak, cut into approximately 1-inch cubes DIRECTION To make the marinade, place the walnut in the food processor and pulse to make them smaller. Add all the ingredients for marinade to the food processor and pulse to blend. I prefer it a bit chunky with small chunks of walnuts and not super consistent like a paste. Transfer the marinade to a large bowl and add the meet to it. Stir and turn to make sure all the surfaces are coated. Cover and refrigerate overnight. Bring the meat to room temperature before grilling; that means you need to take it out of fridge at least one hour before grilling. Pre-heat the charcoal or gas grill ( personally, I like to use charcoal grill for a more smokey flavor). Meanwhile, thread the meat into metal skewers so the pieces are barely touching. Place the skewers over the grill and turn them occasionally for 7-12 minutes. This depends on the heat of your fire and how you would like your meat. While the meat is grilling, pour the remaining marinade into a small saucepan, add 1/4 cup water, and bring to a boil over medium heat. Cook for a few minutes and then taste and season. When the kabobs are done serve them with platter of herbs, saffron rice and sauce for the rice.
Rice Pudding Rice Pudding, shir-berenj, used to be one of our winter breakfasts when I was a child. Until this day, I still make it and is one of my son’s favorite treats. It is a great as a desert, served with poached pear. My recipe is a little different from the original Persian recipe but I hope you give it try and like it.
INGREDIENTS:

1. Place a heavy-bottom saucepan over medium heat.
1 cinnamon stick 2 cups coconut milk 2 tablespoons sugar 1 cup whole milk 2 tablespoons heavy cream 1 limes 1 cup arborio rice (or any short grain rice) 2 tablespoons mascarpone cheese
2. Lightly toast vanilla pod, cloves, cracked cardamom pods, and cinnamon stick (broken in half ) in the saucepan for one minute. 3. Add in coconut milk, sugar, milk and cream. Bring mixture to a boil. 4. Zest in one lime and add rice. Bring everything to a gentle simmer for 20 minutes or until rice has finished cooking. If you feel the rice pudding is too dry, stir in a bit of milk at a time until you get the consistency you want.

Building A House On A Lot?
Know what’s involved before construction.
I
n the construction design industry, we see many clients who do not know much about the planning and permitting processes involved in building a house. I do not blame them — there is not much guidance to be found, and every city has its own unique regulations. Across the board, though, the process is the generally same with slight variances. Here’s a step-by-step guide to understanding what’s involved before construction for people planning to build their own residential property on an empty lot.
Where and what can you build? Where and what you can build on your property is mostly governed by zoning setbacks, location of easements and zoning district guidelines. Therefore, you’ll need to find out which zoning district your lot falls under and talk to the office of planning and zoning to find out how the use of your property is regulated. To build a home, you need to pay special attention to two major regulatory items, namely zoning or planning regulations and building codes. Zoning regulations dictate what type of house you can build; building codes control the details of actual construction itself. Once you are ready to build a new home on the land, it can be beneficial to hire a state-licensed land surveyor to identify the boundaries and any potential restrictions with your lot. For example, some lots have a right-of-way, allowing neighboring property owners to utilize a portion of your land to access their homes. A surveyor identifies these issues beforehand so that the planned location of your new home complies with regulations. Finally, if you are planning to build any additional structures on your property, such as a pool or a trellis, now is the time 46
to find out about placement restrictions of these additional structures from your local officials.
Engage a design team. Now that you have a basic idea of what you want built and where it’s time to start acquiring bids from design professionals. You will most definitely require an architect and a structural engineer. An architect is the person who turns your concept into drawings and has a good understanding of local ordinances and building codes, whereas a structural engineer will ensure that the design can sustain the prescribed loads. You may prefer to pick a company that offers both architectural as well as structural engineering services, but it is wise to, at minimum, ensure there is historical evidence of the architect and the structural engineer having completed projects together. As these two teams will govern the majority of your construction costs, it’s important that there is good coordination between them. Most architects will offer a free consultation, so interview a few before you make a decision. You may also require a geotechnical engineer (soils report) and a civil engineer (grading and drainage) for your project depending on the jurisdiction that you are planning to build in. These are comparatively lower-cost items in your design and your architect or structural engineer should be able to provide references of companies they have worked with in the past. A geotechnical report will recommend the type of foundation required for your house based on the analysis of the subsurface data. There might be some additional design requirements based on where your lot is located. Densely populated cities may require a lengthy planning review and site permit before applying for a building permit.
Select a contractor and apply for a permit. Your architect will generally provide drawings at three different phases of the project. Phase one is schematic drawings, which are sketches for you to review and comment on based on your original concept. Phase two is when you will receive “DD” or design development drawings, which are not a complete set of construction drawings but are almost there. Phase three is when you will receive “CD” or construction documents drawings. You should start interviewing contractors and requesting bids as soon as you receive DD drawings from your design team. This will give you time to prepare to obtain permits once the CD drawings are completed. Check to make sure that your contractor is properly licensed, bonded and insured to carry out the work. Your general contractor is the person who will submit your final plans to the city and apply for a permit. You will be responsible for the permit fee, the cost of which depends on project valuation. Your design team will address review comments from the city or county and make necessary modifications until you obtain a construction permit. These steps will need to be taken before you begin constructing your house on an empty lot, however, understanding your local regulations, researching, hiring the right team and being involved throughout the process will be crucial to a smooth project. It’s also important to communicate transparently with your design team about your expectations and understand the construction costs beforehand. Finally, remember that the lowest bid is not always the best. A little extra spend on hiring the right team can save you a lot of construction costs and worry down the line.

DIY with Clarizz FARMHOUSE COFFEE TABLE
I
ncorporating nature into design has been all the rage specially for homeowners. There’s just something about bringing the outdoor into our homes that give us this peaceful and calm state of mind that we ultimately strive for. It’s all about experimenting with different natural elements that resonate with your way of living. Wood furniture in particular has always been a hit as it it durable and versatile as far as colours and patterns. Unfortunately furniture can definitely make a dent in your pockets. So I want to show you a DIY Ikea hack that anyone can do (even if you have never built anything in your life before). I had a very old Ikea table in my garage. I was just about to throw it out, when I thought I could just upcycle it! After all, we were getting a new sofa which needed a coffee table to complete the recreation space.
So here’s what you need to do.

First, give the table a good clean. Then I sand it, mostly on the sides and also the legs. The top is not nearly as important as we will not be painting it. Wipe off the debris and make sure that you vacuum around you so there’s not a lot of dust flying around when you are painting. Next, prime it, leave it to dry and then paint the legs and side of the table whatever colour you like. I chose Eggshell white, did two coats, and that gave it a really clean look. The day before, I went to Rona to buy 1x4 pine wood. This is the best thing about this project - you can get your wood cut to size! So you want to measure your table. The Ikea lack table is 35 x 21 inches but you do want your wood pieces to slightly hang off on the side. I got 3 long pieces of 1''x 4''x10' cut into 7 pieces at 37 inches which cost me only $12! I sanded these pieces by hand making sure they were all really smooth. After this, you have a choice to stain them, although the natural pine look is also fabulous! I ended up mixing 2 parts Classic Grey and 1 part Dark Walnut. I love the result of the color! Simply used a cloth to apply the stain and left it to dry. Once the wood and table are dry, measure the width of the table and mark down where the middle is so you can place your first 1x4 down.
My 1x4’s were 37 inches and I was left with a couple inches to divide between the two sides. Once you’ve calculated where your first 1x4 will go, you can use wood glue to secure it down. This part is quite tricky as the wood can move when you place the other pieces. I suggest nailing that first piece down to prevent it from moving! Now all you have to do is glue the other pieces together. I used a few clamps to prevent the wood pieces from moving while I nailed them down and left them on until the glue was dry. Leave this for 24 hours. Now, on to the final step! To protect the wood over time I used Varathane Professional Clear finish in semi-gloss and put 2 coats of that. The finished look is absolutely stunning! This look can also be done with the smaller Ikea side lack tables. I absolutely love how it looks and it really gives the space a very cozy and relaxed feel. They are timeless and is such an easy and affordable way to add a little nature into your home!
