The Illusion of a Luxurious Life Have you ever considered that every time a new electronic item comes out, it is not necessary for us to buy it? In fact, every time a phone company comes out with a new model, you don’t need to buy it, but it’s the want for buying it that gets to us. Why are we in this constant pursuit of a luxurious life? What is it that instills this want for better and shinier things? It is the way we have been brought up. We have been constantly bombarded with information that we need to have expensive things to be someone who is regarded as a successful person in life. We see images of famous people endorsing the newest things and we jump on the chance to get that same thing that our favorite actor or sports personality has. Have you ever considered that this is all an illusion? Take the messages that we see on the media everywhere, put them aside for a while and think about it. The things that make you happy right now, the ones which you pay a lot of money for. Are they all you need to be happy in life? The real happiness in life is not wanting things, but being content with whatever you have. It does not mean that you stop striving for more; it just means that you should have a positive outlook on life generally. Getting all the shiny toys may be fulfilling for a while, but knowing that you are happy with whatever you have is timeless. There is another advantage to this. Life is unpredictable and keeps throwing challenges towards us, and similarly it is able to sneak a little happiness into our lives too. If you are already content with your life and your expectations are not sky high, those little sneaks of happiness can last you forever. Think about it; is luxury more important than knowing that you are happy with what you have?

You can easily be hooked by buying a faulty property in Vancouver, while fixing costs are estimated over thousands of dollars and insurance companies don’t pay for these kind of preventable issues! By purchasing any property without HOME INSPECTION, you may find yourself in a dark and scary cave with loads of nasty creatures. Here, Home inspection is your last weapon. Do not loose it. Different types of Home Inspection have been designed for clients needs. They are as follow:
1. Pre-Purchase Inspection
A full and detailed inspection is recommended before any kind of purchasing. This type of inspection usually takes 3-4 hours. Buyers receive an oral presentation at the end of inspection on the property and a written report. The report format will consist of a full narrative with photographs. The report covers existing condition, upcoming problems of the property and also some suggestion for upgrading the property. This inspection report covers eight main systems, safety, and also liabilities of owners, as follows:
roofing, exterior structure, insulation, ventilation, electrical, heating & cooling, plumbing,interior, safety concerns.
2. Post-Purchase Inspection
This type of inspection could be done after purchasing of a property, if you could not do it before purchase. In post-purchase inspections all the above-mentioned systems will be covered. Inspectors do their best to inspect every single detail of the house and find all feasible upcoming problems before blowing out. Keep in mind that by finding the developing problems in their early stages, the owner can save a lot. Again, inspection usually takes 3-4 hours and the owners will receive a full narrative and pictorial report. Suggestion for upgrading the property will be a part of the report.
3. Pre-Listing Inspection
This inspection has been designed for property sellers and before listing a property. It is helpful for selling properties for a higher price and preventing problems by recognizing them in advance. By doing this inspection, sellers won’t be shocked by buyers’ inspection reports and they are always one step ahead. 4. Problem Investigation Inspection In many properties, there are numerous problems, which provoke the necessity of doing a detailed inspection by professional home inspectors. In this type of inspection, beside problem investigation, applicable solutions to remove the cause and some suggestions regarding upgrading the building will be offered. 5. Open House Inspection This type of inspection is perfect for properties in “multiple offer” situation or when buyers consider more than one nominee in their mind. Open house inspection usually takes 1-1.5 hours and buyers will be provided by general condition and probable problems of the property. It is quite obvious that the cost of this type of inspection is less than a full inspection. Meteora, Greece A visit to the monasteries of METEORA, will take your breath away. The landscape has been carved by wind and rain over thousands of years to create massive stone spires reaching to the sky. Atop these magnificent monoliths are ancient monasteries dating back to the 9th century. By the 14th century the community grew to 24 monasteries suspended in the sky. Monks would hoist themselves up the towering rocks by putting a basket on a rope and hand cranking the person up to safety. It was a life of solitude and reflection. Today, six monasteries remain and tourists can visit the magical region of Meteora which translates to “suspended in air. �
Navagio Bay, Greece Navagio Bay in Zakynthos, is probably one of those places that every traveler should visit. If you wish to visit the beach, it can only be accessed by boat. The beach of Navagio or Shipwreck cove is one of the most photographed landscapes and considered as one of the best beaches in Greece. The vestiges of a ship wreck can be seen in the middle of the large white sandy beach which has amazing turquoise and crystalline waters. The resort’s most standout feature is the natural coral reef lying just off its beach, which attracts numerous divers and snorkelers to its villas. The floating hotel room is actually situated in the center of a blue hole, an area of the coral reef approximately 50 m (164 ft) wide where the sea drops to 12 m (39 ft) deep during high tide. With a few scattered coral heads below and a full reef surrounding them, guests are sure to see all kinds of marine wildlife right outside their bedroom window. De-Clutter

The first step in getting ready to sell is de-clutter, de-clutter, de-clutter so potential buyers aren’t overwhelmed by your stuff, but rather impressed by your home. Counters and other surfaces should be kept clear and any furniture that isn’t needed stored away. The good news about this tedious task is packing and purging will make moving day that much easier.
Warm lighting and well-placed mirrors can make your home feel bright, inviting and even bigger. Mirrors placed over fireplaces, and along hallway walls will make rooms appear larger than they are. Table lamps, and overhead lighting like chandeliers and sconces will brighten rooms and add some flair to your decor.
Draw Attention to Selling Features As a general rule closet doors should be kept closed, but if there’s a walk-in that should be noticed, a small note to alert potential buyers is ok.
Neutrals Although you love that fuchsia accent wall, some buyers may not. A fresh coat of bright, neutral paint will not only enlarge the house and make it feel airy and more spacious, but it will also help buyers with their vision (there’s that blank slate again).
Inviting Scents Warm inviting scents will help your house be remembered. Taking the time to bake cookies or mull cider on the stove may not be in the cards (and the stove and elements should be off for open houses) but a safely placed candle or air freshener will do the trick.

Obviously, you want potential buyers to notice the great features of your home rather than those things that are less appealing. So, when preparing your home for sale, pay particular attention to what a buyer is likely to notice and remember. Say, for example, you have a small unused bedroom that has become the unofficial storage room. If something doesn’t go anywhere else, it gets put in that room! Now it’s a cluttered space. What will buyers remember about that room after a viewing? Will they see the potential for a home office or comfy reading room? Most likely, they will just remember a small, cluttered, potentially unusable space. Buyers will also notice a dripping faucet, a scuff in the wall, or the lingering odour of spicy cooking in the kitchen. They will remember all the things that stand out, regardless of whether they are positive or negative. So, when you list your property, make sure that what stand out for potential buyers are the desirable features of your property. You may even want to “stage” it a little, perhaps with some fresh flowers and a good book sitting on the end table.

Hold on to your hat, don’t look down and prepare for vertigo. This edgy concept home by Australian module-home designers Modscape will take your fear of heights to a new level. The five-storey home hangs to a cliff, inspired by the way barnacles cling to a ship’s hull, and was imagined for the diverse Australian landscape. It is known as the Cliff House. The design “is a theoretical response to clients who have approached Modscape to explore design options for extreme parcels of coastal land in Australia”. The company creates homes using modules, with a steel frame and structurally insulated panels, in a factory before assembling on site. The modules can be used to create a huge variety of configurations to suit any space. Like all amazing environment-aware architecture, this home is made to become one with the cliff, rather than a disconnected object sitting on top. “How do I get in?” is no doubt the first question one would ask before buying such a home. This would be through the top-level garage. You can then move between the floors by the use of a lift. The living spaces feature minimalistic furnishings to ensure that the transcendent views of the ocean and the unique spatial experience of the location remain the integral focal point of the design.

A constellation of elegant vertical villas with lush tropical gardens, built over 75 floors and standing over 277 meters high, surrounded by 61,000 square meters of parkland. This is the Oxygen Eco-Tower, a residential living tower designed to be a symbol of ecofriendliness. The designer, Massimo Roj of Progetto CMR explained that the project was born based on the request of a developer in Jakarta, Indonesia for the company to construct villas rich with urban gardens. The 75-storey project,which was constructed over three years, has staggered heights ranging from 85 meters to 20 floors, and is constituted by two sizes of villas and four different garden types, all designed for the tropical climate of Jakarta. The design concept conceived by architect Massimo Roj is based on the geometric form of a flower that grows upward. Tecnimont Civil Construction was given the task of translating this into reality in a dangerously seismic zone. Approximately one-third of the tower will house three villas, 200 square meters each enriched by a green space of 300 square meters, whilst the central part the tower will house larger villas and private gardens of up to 450 square meters. The top floors will hold a single, spectacular penthouse villa with a stunning, large garden. The Oxygen Eco Tower is a true example of green building, and employs several innovative technical solutions that allow a strong synergy with the environment: for example, the entire roof of the tower is designed for the production of electricity through photo-voltaic panels; the heating and cooling of the building are provided by a geothermal system, which is also even capable of removing carbon dioxide. A central ventilation system filters the outside air and returns it inside, dehumidified and cooled, ensuring the comfort and health of all residents. Finally, tanks will collect rainwater for the building to use to water the plants, thus saving potable water from being wasted. Now, the question is: if one building can be this eco-friendly, why can’t they all? 45

Eating, Loving, Living… and Succeeding
Cooking is like painting or writing a song. Just as there are only so many notes or colors, there are only so many flavors - it’s how you combine them that sets you apart. WOLFGANG PUCK
CHOCOLATE SOUFFLÉ
Serves: 6
2 tablespoons (1 ounce) unsalted butter 4 tablespoons sugar 4 ounces bittersweet chocolate, cut into small pieces 4 eggs, separated 2 tablespoons Grand Marnier 3 egg whites Juice of 1/2 lemon Powdered sugar for garnish Unsweetened whipped cream Preheat the oven to 400 degrees F. Butter and dust with about 2 tablespoons of the sugar, six 1 cup soufflé dishes. Chill until needed. Melt the chocolate in a metal bowl set over a bain-marie. Remove from the heat and stir in the egg yolks and the Grand Marnier. Whip all 7 egg whites until they form soft peaks. Whip in the lemon juice and the remaining 2 T sugar. Continue to whip the whites until they are stiff but still very shiny. Stir a quarter of them into the chocolate mixture, and then gently fold in the remaining whites. Fill the molds with the soufflé mixture. Run your thumb around the inside edge of each dish so that the soufflés will form a hat. Bake for 8 to 10 minutes, or until the edges are set but the middle is still just a little soft. Serve on napkin-lined dessert plates. Dust the tops with powdered sugar, if desired, and spoon a dollop of whipped cream into the center of each soufflé. Serve immediately.

7 Mistakes New Real Estate Agents Make E
very time I talk to someone about my business and career, it always comes up that “they’ve thought about getting into real estate” or know someone who has. With so many people thinking about getting into real estate, and getting into real estate— why aren’t there more successful Realtors in the world? Well, there’s only so much business to go around, so there can only be so many Real Estate Agents in the world. I feel, however, that the inherent nature of the business, and how different it is from traditional careers, makes it difficult for the average person to successfully make the transition into the Real Estate Business. As a Broker, I see many new agents make their way into my office - for an interview, and sometimes to begin their careers. New Real Estate Agents bring a lot of great qualities to the table - lots of energy and ambition - but they also make a lot of common mistakes. Here are the 7 top mistakes rookies Real Estate Agents make.

No Business Plan or Business Strategy
So many new agents put all their emphasis on which Real Estate Brokerage they will join when their shiny new license comes in the mail. Why? Because most new Real Estate Agents have never been in business for themselves— they’ve only worked as employees. They, mistakenly, believe that getting into the Real Estate business is “getting a new job”. What they’re missing is that they’re about to go into business for themselves. If you’ve ever opened the doors to any business, you know that one of the key ingredients is your business plan. Your business plan helps you define where you’re going, how you’re getting there, and what it’s going to take for you to make your real estate business a success. Here are the essentials of any good business plan: A) Goals: What do you want? Make them clear, concise, measurable, and achievable. B) Services You Provide: You don’t want to be the “jack of all trades & master of none” — choose residential or commercial, buyers/sellers/renters, and what area(s) you want to specialize in. New residential real estate agents tend to have the most success with buyers/renters and then move on to listing homes after they’ve completed a few transactions. C) Market: Who are you marketing yourself to? D) Budget: Consider yourself “new real estate agent, inc.” and write down every expense that you have— gas, groceries, cell phone, etc… Then write down the new expenses you’re taking on - board dues, increased gas, increased cell usage, marketing (very important), etc… E) Funding: How are you going to pay for your budget w/ no income for the first (at least) 60 days? With the goals you’ve set for yourself, when will you break even? F) Marketing Plan: How are you going to get the word out about your services? The most effective way to market yourself is to your own sphere of influence (people you know). Make sure you do so effectively and systematically. 58

Not Arming Themselves with the Necessary Tools
They say the greatest businesspeople surround themselves with people that are smarter than themselves. It takes a pretty big team to close a transaction - Buyer’s Agent, Listing Agent, Lender, Insurance Agent, Title Officer, Inspector, Appraiser, and sometimes more! As a Real Estate Agent, you are in the position to refer your client to whoever you choose, and you should make sure that anyone you refer in will be an asset to the transaction, not someone who will bring you more headaches. And the closing team you refer in, or “put your name to”, are there to make you shine! When they perform well, you get to take part of the credit because you referred them into the transaction. The deadliest duo out there is the New Real Estate Agent & New Mortgage Broker. They get together and decide that, through their combined marketing efforts, they can take over the world! They’re both focusing on the right part of their business— marketing— but they’re doing each other no favors by choosing to give each other business. If you refer in a bad insurance agent, it might cause a minor hiccup in the transaction— you make a simple phone call and a new agent can bind the property in less than an hour. However, because it typically takes at least two weeks to close a loan, if you use an inexperienced lender, the result can be disastrous! You may find yourself in a position of “begging for a contract extension”, or worse, being denied a contract extension. A good closing team will typically know more than their role in the transaction. Due to this, you can turn to them with questions, and they will step in (quietly) when they see a potential mistake - because they want to help you, and in return receive more of your business. Using good, experienced players for your closing team will help you infinitely in conducting business worthy of more business —and best of all, it’s free!
Getting started as a Real Estate Agent is expensive. In Vancouver, the license alone is an investment that will cost about $3,500 (not taking into account the amount of time you’ll invest.) However, you’ll run into even more expenses when you go to arm yourself with the necessary tools of the trade. And don’t fool yourself— they are necessary—because your competitors are definitely using every tool to help them. A) Mobile Phone with a Beefy Plan: These days, everyone has a cell phone. But not everyone has a plan that will facilitate the level of use that Real Estate Agents need. Plan on getting at least 2000 minutes per month. You want, and need, to be available to your clients 24/7—not just nights and weekends. B) Computer (Preferably a Laptop) - There’s no way around it; you have to have a computer & be savvy enough to use email. You would be wise to invest in some business management software, as well. A Laptop is a big plus because you’ll be able to work from home or on the go. New Real Estate Agents are often surprised by just how much time they spend away from the office, and a laptop helps you stay on top of your work while on the go. C) All-In-One Laser Printer (Print, Fax, Copy, & Scan): For as low as $250 you can buy an All-In-One laser printer. It will save you a lot of time and effort. Although you have access to your brokerage office 24/7, but sometimes you need to print, fax, or scan a contract right away, otherwise you might lose your deal. D) Real Estate Friendly Car: You don’t have to have a Lexus, but your Miata won’t do the trick. Make sure that you have a 4 door car or suv that is comfortable and presentable. Keep it clean, and for God’s sake, don’t smoke in it! You’re going to spend a lot of time in your car, and put a lot of miles on it, so if it’s fuel efficient, it’s a big plus. If you’re driving a sporty convertible, or still have your killer Jeep from college, it’s time to trade it in.

Lack of Proper Funding
If you’ve taken the time to create your business plan, than you should definitely have your budget, but I can’t stress enough the importance of having and following your budget. However, the budget alone doesn’t address the important aspect of funding. 90% of all small businesses fail due to lack of funding. Typically, new agents will want to have 3 months of reserves in savings before taking the leap into full time agency. However, money in the bank isn’t the only way to answer the question of funding. Maybe your partner can support you for a certain period of time. You can keep a part-time job that won’t interfere with your business as a Real Estate Agent. Many successful waiters make the transition to successful real estate agents with no money in the bank. When you start your new business, don’t expect to earn any income for, at the least, 60 days.

Refusing to Spend Money on Marketing
Most new Real Estate Agents don’t realize that the hardest part of the business is finding the business. Furthermore, they’ve just shelled out around $3,500 for their license and board dues, so the last thing they want to do is to spend more money! Again, the problem lies in the lack of understanding that you’ve just jumped into the Real Estate Business, you haven’t taken a new job. And any good businessperson will tell you that how much business you get is directly correlative to how much you spend on marketing. If you choose the right brokerage, then you will get some good inbound leads. However, don’t neglect a good, personal marketing campaign from the beginning to get your own name out as the Real Estate Agent to go to.

Not Focusing Their Marketing Efforts in the Most Effective Areas
One reason why many new Real Estate Agents who do begin spending money on personal marketing stop is because they spend it in the wrong place. The easiest place, and where conventional Real Estate tells you to spend your money, is in conventional print marketing —the newspaper, real estate magazines, etc... This is the most visible place to see real estate advertising, it’s where large offices spend a good part of their money, and so many new agents mistakenly spend their money here. This becomes very frustrating to new agents because of its low return. Large brokerages can afford to spend their money here because they’re filling two needs— they’re marketing their own properties for sale while creating new buyer traffic for their buyer’s agents. New Real Estate Agents should look to their own sphere of influence and referral marketing to see the most effective return on their investment. An agent can spend as little as $100/month marketing to their family, friends, and colleagues and see an incredible return. There are many great referral systems around that all focus on the same premise—that if you consistently market yourself to your sphere of influence as the Real Estate Agent to go to— then you will get more business. The key is to pick a system and to follow that system. You will see results. LAST BUT NOT LEAST…

Choosing the Wrong Brokerage for the Wrong Reasons
New Real Estate Agents choose their new brokerage for a variety of reasons— they have a good reputation, they have a good name, they have lots of agents, the office is close to their house, etc... While these alone aren’t bad reasons to choose a broker, they aren’t going to do a lot to help you in your success.

The #1 reason to choose a brokerage, and the question to ask is, “What do you offer your agents?”. It is not uncommon for new real estate agents to have many questions. A good managing broker should always be available to answer your questions and walk you through your first few deals. Some brokerages have lengthy, boring and time consuming training programs that are not designed for the need of all real estate agents. When interviewing new brokerages, your primary concern should be the fee structure. As a new licensee you must try to keep your overhead costs down and the most important fee to keep at a minimum is the monthly Administration Fee that must be paid to your brokerage. Think of the administration fee as your brokerage membership fee that must be paid regardless of whether or not you’ve made any sales. Administration fees vary from brokerage to brokerage ranging from $100 to $1500 per month. Many new licensees make the mistake of joining brokerages, although large and reputable that charge very high administration fees. Only after the first few months of paying such high administrate fees agents will notice they have spent over $10,000, including the initial licensing fee, and they might have not yet brought in any revenue. As a result, many start to think that real estate was not the right career and decide to quit.

t’s important to remember that joining a brokerage is unlike finding a new job. Joining a brokerage means you are starting a business not
a job. While it may be fantastic to brag to your friends about landing a job at a prestigious company, it’s no accomplishment to hang your license on the same wall in the same office as other successful agents. A new career in Real Estate is very exciting. Starting a Real Estate business provides the new Agent with opportunities for limitless potential and freedom. New Agents have a notoriously high failure rate, however, so a new Real Estate career can also be a very scary prospect. However, if you avoid the 7 Top Mistakes Rookie Real Estate Agents Make, then you’ll be far ahead of the competition!
