Despite the recent interest rate rises creating some challenges for the real estate market, causing some buyers and sellers to be more cautious, there are many positive aspects counteracting these challenges in the commercial market.

The hospitality and retail sectors are also showing signs of a comeback as people start to get out and about again after two years of take out and online shopping. This is reflected in the recent sale of 1003 - 1005 and 1007 Victoria Road, West Ryde, by Ray White Commercial Western Sydney. The twostorey retail building was snapped up by an investor for $9.3 million, showing the confidence in these leased assets.

While interest rates have gone up, the unemployment rate has reduced drastically, currently sitting at 3.5 per cent nationally. Low unemployment rates are always a positive sign for a stimulated commercial real estate market.

We have faced many challenges in the market over the past two and a half years as a result of the pandemic, but throughout all this our business has continued to grow and have record years. No matter what the challenge, the team at Ray White Commercial continue to work hard to get the best results for their clients.

Tourism is also seeing an increase which shows positive sentiment for the commercial sector. For the past few months no one has been able to glance at social media without seeing happy snaps of someone’s exciting holiday. This is reflected in the hotel occupancy rate which sits at 65 per cent nationally,

AS RATE RISES CONTINUE, IS NOW THE TIME TO BUY A COMMERCIAL ASSET? WITH THE ANNOUNCEMENT OF ANOTHER INTEREST RATE RISE TODAY, THE QUESTION REGARDING HOW THIS WILL IMPACT COMMERCIAL ASSETS IS UNDOUBTEDLY RAISED. THE COMMERCIAL PROPERTY MARKET HAS BEEN ENJOYING HIGH VOLUMES OF SALES WITH A GROWING BUYER POOL OVER THE LAST 24 MONTHS AND, AS A RESULT, INVESTMENT YIELDS HAVE SEEN STRONG COMPRESSION ACROSS MOST ASSET CLASSES NATIONALLY AS COMPETITION AND FOMO SET IN. Fast forward to this year and the threat and subsequent rises in interest rates has done much to dampen activity. Last year we saw a growing number of first time buyers make their first foray into various commercial assets, taking advantage of low interest rates, availability of finance, and the quest to diversify during a time of economic uncertainty borne out of COVID-19. We are now seeing many of these less experienced buyers exit, as we enter a new era of savvy or experienced investors dominating the marketplace. As a result, we expect to see some increase in days on market and stability, or increase in yields, as buyers are more selective on assets and put greater emphasis on their location, tenant quality, and future opportunities.

While auction results have still recorded quality clearance levels, overall bidder numbers are down and urgency has left for many buyers. However, those assets which have transacted continue to represent good value with long term, stable returns offering a good alternative to other investment types, such as shares, which are seen as more volatile. The next opportunity may come from those investors still willing to move up the risk curve. Assets which are underlet or have vacancies could be an opportunity for buyers looking to capitalise on the rising holding costs for landlords. “Value-add” assets, or those with alternative development opportunities, are likely to draw attention from some investors looking to profit from changing market conditions. However, these assets will need to meet the market in terms of price and we may see some secondary or “harder to move” assets record price reductions. Tenanted investments are expected to remain in strong demand despite the reduced buyer pool. The long term, secure income stream is attractive to many, however, the spread to bond rate will become increasingly important to ensure their viability. Assets which were secured over the last couple of years on tight yields without premium tenancies or locational attributes could re-enter the market over the short term as financing stress may start to emerge.

GROWING CRANE COUNT SEES AUSTRALIA LEAD THE CHARGE IN NEW COMMERCIAL CONSTRUCTION

This year, we have seen some rebound for the residential development sector with Rider evett ucknall’s Crane Index highlighting the first increase in numbers since prior to the pandemic in early 2019. As at Q1 2022, there were 506 cranes on the Australian skyline, a net increase of 63 over the last six months for residential projects, Forty-one of these were in Sydney with gains also in Newcastle, Central Coast, Canberra, Melbourne, Perth and the south east Queensland markets of Gold Coast and Sunshine Coast. For the non-residential sector, however, this has been a different story, while still road blocked by the same factors we have seen crane numbers increase each period since Q1 2020 with construction continuing albeit on an extended completion timeline. igh-rise office construction has been a major contributor to the rising Crane Index for the nonresidential sector, despite woes of rising office vacancies and the work from home model impacting physical office occupation. The standout sector has been mixed-use developments, together with medical and education, adding 32 cranes to the skyline nationally in the last six months.

OVER THE LAST FEW YEARS WE HAVE SEEN SOME SEGMENTS OF CONSTRUCTION ACTIVITY PUT ON HOLD DUE TO A COMBINATION OF COVID-19 SHUTDOWNS, LABOUR SHORTAGES, WEATHER EVENTS AND INCREASED MATERIAL COSTS ALL PUTTING PRESSURE ON THE BUILDING INDUSTRY. THIS IS MOST EVIDENT IN THE RESIDENTIAL SECTOR WITH NEW ADDITIONS SLOW TO BE ADDED TO THE MARKET, RESULTING IN POPULATION MOVEMENTS AND LOW VACANCY RATES ACROSS THE COUNTRY, IMPACTING AFFORDABILITY. FOR NON-RESIDENTIAL MARKETS CONSTRUCTION HAS CONTINUED TO GROW, RISING TO THE HIGHEST NUMBER OF CRANES ACROSS THE AUSTRALIAN SKYLINE EVER RECORDED.

Looking at the major cities, we can see that Greater Sydney (including Central Coast and Wollongong) has the greatest number of active cranes at 370, this represents growth of 17 per cent over the last six months, with residential up 19 per cent and non-residential up by 11 per cent. The bulk of residential cranes are located in Sydney’s east and north with little change in the south and western precincts. In Perth there has been a rapid rise in activity, including 32 per cent more residential cranes active over the last six months, and an 83 per cent growth in nonresidential due to increasing education, health as well as office projects. There has been small growth recorded in Brisbane non-residential cranes, up 5 per cent to 46 in the last six months due to the growth in infrastructure and civil projects. Compared to other parts of the world, Australia is leading the crane count, with the USA and Canada only adding 22 cranes to their skylines over the same period. Markets such as Washington DC, Boston and Portland all declined in activity while some small increases were recorded in New York, San Francisco, Chicago and Toronto, while no change in crane numbers was recorded for Los Angeles, Las Vegas, Seattle and Honolulu. For these markets half of all cranes have been for residential projects with mixed-use, health and office making up the remainder. Looking to Asia, numbers from Q4 2021 show Hong Kong activity still up, however, only across the commercial markets, with residential crane numbers decreasing, resulting in a net increase of 26 or 17 per cent over the calendar year.

A: A s a spoiled single child from overseas, I decided to stay in Australia for many reasons after graduating from university. This decision absolutely provoked my parents so they cut off all support. With only $300 in my bank account, I got into real estate as a channel project agent. At the same time I worked as a cashier at Woolies to actually get by. Most channel agents I knew shared a common dream: working for the developers to sell exclusive stock. However, my brain was wired a little bit differently - I wanted to sell to the developers.Selling development sites and retail sites was my ultimate dream. I joined a Ray White residential office as a marketing/EA/sales assistant/admin/receptionist where I learned the real estate fundamentals every day in the field and through the corporate training. I told myself I needed to keep learning, grinding and being persistent. In 2018 I got a job with the Ray White Commercial NSW team as a junior marketing officer. The day I signed my employment contract is still one of the happiest days of my life I finally got into commercial real estate.

Q: What do you enjoy most about working in commercial real estate? A: I ’m a property geek. I enjoy researching all types of assets, from developments, service stations, to brothels.

Q: Did you have any previous careers? A: I was an indie-film producer/screenwriter and music composer when I was studying uni, but project agent was my first full-time job.

Q: When you’re not working hard as an agent, what do you like to do in your spare time? A: W hen not working hard as an agent, I work hard as a good wife, a trustworthy friend, a caring dog mum, and an interesting person. I like to cook, hang out with my mates, take my doggo for a swim, do F45, and sneak into all kinds of galleries, film festivals, record stores, weekend markets, and shopping centres.

Q: As a woman working in commercial real estate, what advice would you give to other women getting into the field? A: M y advice would be to always think from a gender-neutral perspective, act as a respectful human being, be genuine, and be you. I know there aren’t many women in this field, but there should be. HAS ONLINE RETAIL KILLED BRICK AND MORTAR STORES? THE DISCUSSION REGARDING THE LONGEVITY OF RETAIL SHOPS HAS BEEN A LONG ONE. IN THE LATE 90S EBAY EMERGED AND STARTED WHAT WAS TO BE A GROWING TREND TO ONLINE RETAIL SHOPPING. BOTH RETAILERS AND LANDLORDS WERE UNSURE ABOUT THE FUTURE OF BRICK AND MORTAR RETAIL STORES DESPITE ONLINE TRADE REPRESENTING A MINOR PORTION OF THE MARKET. More than 20 years on we continue the discussion, however, today we see a higher volume of retail spending occurring via online platforms. In the five years leading up to the C ID- pandemic, we saw online retail trading increase an average 24 per cent per annum, highlighting the trend. However, this was off a low base, as in 20 online sales only represented approximately .2 per cent of all retail turnover. While C ID- did much to speed up the online retail trade phenomenon, more than doubling its representation, online sales peaked at . per cent of all retail turnover in August 2022 during the Delta lockdowns. The latest data from the A for May 2022 highlights that this has shown steady decline and now only represents 0. per cent, which is below the initial C IDjump in April 2020. While there is a large portion of the market who continue to support online retail sales, we have seen customers ock back to their local centre to re-ac uaint themselves with the in-person shopping experience. Delays in shipping have been a large deterrent for some shoppers, while the lure of uality food offerings and entertainment has brought vibrancy back to centres and strips.

S O W H AT D O E S T H I S M E A N F O R B R I C K S A N D M O R TA R R E TA I L ? Prior to the pandemic we saw vacancy rises in some markets as a precursor to this online changing of the guard and, as a result, many segments of the retail market saw rental adjustments after many years of strong gains. Our changing shopping habits also resulted in an overhaul of the retail mix in our strips and shopping centres. For larger centres the focus moved to food and entertainment as department stores reduced their footprints, while smaller centres pivoted to providing greater convenience with a focus on food. Many retail strips saw a move away from fashion and soft goods, making way for greater food offerings and services such as beauty and medical. While the pandemic may be behind us, the remaining retail vacancies can be seen. Despite demand to purchase retail assets being high over

the last 18 months, concerning occupancy levels has resulted in rental discounting as well as some churn across retail tenancies. We are also seeing more service providers look to retail assets as an alternative to office or specialised spaces, giving their customers a better experience in locations with parking or transport options. Medical and childcare are all examples of uses now seen in our centres and strips which were unseen many years ago. This is likely to be a growing trend as these are all services which cannot be provided exclusively online, however will impact rents. Entertainment and food will continue to be a growing segment in our retail centres with new options emerging including sporting venues for Esports, VR, golf, climbing etcetera.Savvy retailers have used their brick and mortar stores to provide an immersive

experience which translates into online sales, still capturing the sale but in a different format. This, however, causes some concern regarding the future of retail rents, leases, and their structure which we expect to be navigated over the coming years. While for some there is still uncertainty surrounding physical retail shopfronts, they are certainly not dead. A continuing change to the retail mix is inevitable, adaptive reuse for some vacancies and moderation on returns for landlords is likely, however, the reducing proportion of online retail sales continues to point to our want to be in store, which is good news for the future of retail.

RAY WHITE COMMERCIAL CANBERRA’S LEADERSHIP TEAM CONTINUES TO GROW One year on from the merger that created Ray White Commercial Canberra, Notaras Commercial has merged with Ray White Commercial Canberra and principal Eleni Notaras has joined the team as a part owner, taking on the role of director of property management. Now a strong 22 person team, this merger is another step in Ray White Commercial Canberra’s continued growth throughout the last year. Ms Notaras is not only the first female executive to join the business, but is one of only a few women in an executive role in a commercial real estate agency in Canberra.

She has worked in the residential and commercial property industry in Canberra for over 20 years and currently serves as an ACT Division Council Member of the Property Council of Australia, with strong roots in Canberra’s property market. Ms Notaras said she was excited to join the Ray White Commercial Canberra team. “I’m very excited about the future for the business and of course for myself both personally and professionally,” she said. “Joining a great team and developing those person-to-person and business relationships with the clients is something I really look forward to.” She said she looked forward to jumping in and continuing to be an advocate for the property industry. “I’ve always been interested in letting people know how great the property industry is for career opportunities, and to mentor and train new people into the industry,” Ms Notaras said. “I’ve been part of the Property Council of Australia’s National Mentoring Program which has been very rewarding and shown how diverse the job opportunities are.”


WHAT IS THE MOST INTERESTING DEAL YOU’VE DONE, AND WHY?

TROY TOWNSEND RAY WHITE COMMERCIAL TOWNSVILLE One of the more interesting deals I’ve done is a 20-year lease to Queensland Fire and Emergency Services on a 10,000 sqm office and workshop located on a 20,000sqm site at Webb Drive, The Bohle. It will be a new North Queensland headquarters for Queensland Fire and Emergency Services and the State Emergency Service and house 112 staff. The deal took 23 months from start to finish.

MICHAEL MILNE RAY WHITE COMMERCIAL WA A smaller, yet fascinating transaction was the sale of a ground lease jetty for De Groot Marine within the Fremantle Fishing Boat Harbour. The property measured approximately 2,000sqm on dry land and equal waterbed jetty space. No sooner had I received the agency appointment at $1.2 million, I called two hot buyers (motivated businessmen wanting space to park their super yachts) whilst driving back to the office. Both buyers summoned me to turn the car around, get back to the property and bring my “pad and pencil” (a contract). Long story short, the deal was done by lunchtime at $2.1 million, double the previous record price.

It’s not every day that you get to sell a prized industrial complex with seven units in one line.
