PROPERTY EXPERT TAKES ON LEADERSHIP ROLE AT RAY WHITE COMMERCIAL CSR With 36 years of experience in both corporate and selling real estate roles, Julie Ryan plans to pass on her knowledge and skills to the next generation as part of her new role as Principal at Ray White Commercial CSR. Ms Ryan, who has worked in commercial property around the world, and previously at Ray White’s head office running the Elite program, has now teamed up with Ray White business owners Zishaan Omar, Azhar Omar, and Mukhtaar Hashim to launch the new commercial business. While working across all properties in its main trade area, the business will have a strong focus on retail sales and leasing.

“You’re dealing with the same buyers and sellers, and if you work hard to develop a great reputation of delivering on your promises, it makes the next bit of business so much easier,” she said. “There is much more repeat business in commercial than there is in residential real estate. “We have a client who is the owner of one shopping centre and the buyer of another, so we have 16 leasing deals and three sales in the pipeline for the one client.” As a woman who has built a career in a male dominated industry, Ms Ryan encouraged other women not to be afraid to start working in commercial real estate.

Ms Ryan said recruitment would also be a strong focus for the first six months of operation.

“It’s easier to stand out and be remembered,” she said.

“Currently there are five people on the sales and leasing team, and we have the ambition to double that in the first few months,” she said.

“I think women generally are far more relationship oriented than transaction oriented and, given how important relationships are in commercial, I believe we’ve got an advantage.

“In my career I’ve been in both corporate and selling roles, and this is my fourth stint being in the field as an agent and I love it.

“We’re hopeful that being a female led business will assist us in recruitment.

‘I want to pass my knowledge and skills to a fresh generation of agents.”

“Training, staff development and mentoring are essential to this business. I’ve spent a substantial portion of my career being a mentor to high performing agents along with time in the field, so it’s easy for me to help develop the skills of our people.”

Ms Ryan said the team was very proactive in how they operate. “Our core belief is that others wait, we hunt. We target who we believe should be there,” she said.

Ms Ryan said diversity was also very important to their business.

“We think ‘if this was our property, what would we do?’, then we do those things for our clients. This takes problem-solving creativity and a commitment to doing ‘whatever it takes’ to ensure the right people are engaged with the property.”

“Our marketplace is very multicultural. Between our residential and commercial divisions there are more than 20 languages spoken. We see this as an excellent way to help people who want to invest in commercial property but may struggle with language barriers.

IMPORTANCE OF VETTING PROSPECTIVE TENANTS IN THE COMMERCIAL SECTOR LETEICHA WILSON

When you apply for a residential tenancy, no thought is given when you need to complete a tenancy application form and provide forms of identification because it’s a standard practice. However, when applying for a tenancy in the commercial sector, this part of the leasing process can be often overlooked. Commercial rents are considerably higher in comparison to those in the residential sector, yet, landlords and agents are sometimes happy to hand over keys to tenants who have had little to no vetting. It sounds crazy, but this vital part of the process can be excluded because of a few key factors. Firstly, the property is potentially being leased by someone who is not a specialist in the field of commercial or similar property and therefore does not understand the importance of vetting prospective tenants, and may not have the correct application forms or access to credit check portals etcetera. This very fact is why, as a landlord, it’s important to be engaging a specialist to ensure they are vetting prospective tenants to prevent major repercussions down the track. Secondly, it’s common to see, for example, an industrial unit sit vacant for an extended period of time, and when a prospective tenant presents an offer to lease, the landlord will quite quickly jump to accept the offer and sidestep the vetting process of

seeking a completed application, identification, and credit checks. This is also coupled with the fact that the leasing agent can sometimes want to just “get the deal done” and therefore does not follow the vetting process and educate the landlord on the importance of doing so. If this important part of the leasing process is not completed, then how can you be sure as a leasing agent or property manager that this prospective tenant is a viable tenant for the premises? With everyone feeling the financial pressures in the current economy, it’s more important than ever that a vetting process is completed for the tenant and presented to the landlord to determine their position and ensure the longevity of the tenant. Something as simple as collecting photo identification can help when engaging debt recovery companies if that time arises, yet is a small part of the vetting process that is often overlooked. Agents and property managers should be putting processes in place to ensure the vetting process isn’t overlooked when leasing a premises. If the tenant defaults on their lease and legal action or debt recovery needs to be taken, and the only information you have on the tenant is the executed lease, that is not the kind of service you would want to provide to a landlord.

EXPERTS DISCUSS GREEN AND GOLD DECADE FOR OLYMPIC CITY Ray White Commercial’s Between the Lines live webinar attracted more than 300 listeners this month as experts discussed south east Queensland’s green and gold decade The session was hosted by Ray White head of research Vanessa Rader who was joined by Ray White Commercial QLD managing director and partner Michael McCullagh and Ray White Special Projects director Tony Williams who spoke about the impact of the 2032 Brisbane Olympics, including all things infrastructure, population and the effects on commercial and residential development. Ms Rader said there were many projects in the lead up to the Olympics that seemed to provide plenty of opportunity to grow the population and vibrancy of south east Queensland. “It’s all happening at once,” Mr McCullagh said. “Northshore-Hamilton will have 10,000 athletes housed there which will have ongoing impact.

“There’s Woolloongabba with the Cross River Rail. Now Brisbane City Council have identified in their Productive Cities plan these Urban Enterprise Areas nearby. These core projects have great opportunities surrounding them. “Whether it’s the Eagle Street Pier redevelopment and connecting bridge to Kangaroo Point for pedestrians and cyclists, Brisbane Live arena over Roma Street, or you head north to Bowen Hills and Albion and there’s a lot happening there. “You point the compass in any direction and there seems to be an exciting project popping up.” Mr Williams said there were also exciting developments happening outside of Brisbane. “For that Beaudesert catchment to house the rowing and canoeing athletes, it’s a huge benefit for that area, with major infrastructure spending drawing attention to the area.


“I THINK THE STATE GOVERNMENT IS STARTING TO MAKE STEPS TOWARDS HOUSING AFFORDABILITY AND SUPPLY, BY RELEASING MORE LAND TO PROVIDE OPPORTUNITY FOR MORE PEOPLE TO LIVE HERE MORE AFFORDABLY.” “There will also be the athletes village on the Sunshine Coast, it’s a really cool development to be able to place strategically in the middle of Maroochydore.” With migration to south east Queensland set to continue, Mr Williams said the state had some work to do to cater for the increasing population, which he believed could be positively impacted by the Olympics. “There’s fair pressure on the infrastructure we have right now,” he said. “We have a lot of challenges and having a world event such as the Olympics to strategically enhance our region, it’s a massive win for SEQ.

“If we don’t cater for people to come here there’ll be a massive opportunity missed.” Mr McCullagh said there was still plenty of investment activity in Brisbane, particularly in the sub $8-10 million market, with buyers starting to focus on the longer term. “In the 10 year runway to the Olympics there’s plenty of time to plan and get it right,” he said. “Local buyers have never been more excited about what’s happening in their city, and there’s a lot more investment coming out of Sydney and Melbourne. “The Brisbane commercial market has been holding strong, buyers believe in that medium and long term investment.”

“I think the State Government is starting to make steps towards housing affordability and supply, by releasing more land to provide opportunity for more people to live here more affordably.
