Located on the intersection of Route 10 and Whippany Road in the township of Hanover, Morris County, New Jersey, the site is situated in a landmark position right on the outskirts of several residential areas as well as the historic Morristown. The site is also in close proximity to the local Railway Museum and shares the parking with the First Presbyterian Church of Whippany.

The building is a two storey, 8000 square foot, early 20th century steel structure with exposed brick facades. It has 3 main elevations, one facing Route 10, another is facing the Whippany Road roundabout, and the final one facing the parking. The fourth elevation is back-ofhouse overlooking a service access route and the side elevation of the Church. The building has been consistently rented out for use in commercial functions, the latest of which was a PNC bank branch. However it is currently vacant and the owners are using this chance in order to renovate the current structure.

With the client’s goal to maximize the site’s potential in mind we created a brief that proposes a renovation to the existing building. The new scheme introduces a new architectural language that is both contemporary and cost effective, but at the same time poses a minimal structural impact on the existing building. With the new and bold design, we are aiming to improve the building’s presence and establish a new landmark in the area. We started by improving the efficiency of the floor plans with the introduction of new retail functions on the ground floor along with an entrance to the separate commercial functions in the upper level which raised the need for a new fire escape on the BOH facade. The new entrance requirements established the western façade as the new main elevation while retaining the prominence of the northern and southern facades. Finally, we improved the surrounding landscape and rationalized the immediate parking provision to boost the site’s overall aesthetics and functionality.
