HISTORY OF CATT CATT, the Contractors Association of Truckee Tahoe, was formed in 1998 by several contractors and suppliers who had two priorities: address the impacts of local agencies on the building trade and improve the overall professionalism within the industry. This small group realized that many others in the industry were feeling the same frustrations. CATT’s Articles of Incorporation were signed on June 24, 1998 by Mitch Clarin, Embree Cross, Patrick Flora, Robert Gelso, Richard Loverde, Brian Marsh, Ted Owens, Eric Reamer, Dennis Schlumpf and Matt Williams. The corporation was chartered as a regional, non-profit trade association and received recognition as a tax-exempt organization. Governing bylaws established a 15-member Board of Directors who quickly began soliciting membership support. In July of 1998, the first staff person was hired and in October 1998, the first golf tournament fundraiser was held. Additionally, in 1998 CATT absorbed the Tahoe Independent Contractors Association of North Tahoe. In 2001, CATT announced an affiliation with the Nevada County Contractors Association, and other affiliations have followed, including reciprocal memberships with the: North State Building Industry Association, Placer County Contractors Association, Tahoe Sierra Board of Realtors, Builders Association of Northern Nevada and Nevada Builders Alliance. Over the years, CATT has become a multi-faceted organization with a variety of networking events and activities, exclusive job referrals for members and continued advocacy for the building industry. CATT created a charitable entity, CATT Community Project, to give back to the community by building and restoring community structures. CATT also sponsors CATTPAC, a registered Political Action Committee, to further the interests of the industry in the political arena.

You can check the license status online at www.cslb.ca.gov or call (800) 321-CSLB (2752). You can also build a personalized list of licensed contractors in your area with the “Find My Licensed Contractor” on the CSLB’s website. In fact, you should beware of any bid that is substantially lower than the others. It probably indicates that the contractor made a mistake or is not including all the work quoted by his or her competitors. You may be headed for a dispute with your contractor if you accept an abnormally low bid. In California, if a contractor has employees, he/she is required to carry workers’ compensation insurance. The importance of this cannot be overstated. If a worker is injured working on your property and the contractor doesn’t have in urance you coul e financially lia le to ay or in urie an rehabilitation. Your homeowner’s insurance may or may not cover those costs. When you look up a contractor’s license status on CSLB’s website you will see the insurance information, or a statement t at t e contractor i e em t rom carrying in urance ecau e t ey a e no em loyee t’ a re flag i t e contractor says he/she has workers but has a workers’ compensation in urance e em tion on file wit CSLB Al o, you oul check with your insurance carrier to make sure the workers’ compensation insurance coverage being provided by the contractor will cover all the workers on your job. Commercial general liability insurance is not required; however, it covers damage to your property. If the contractor does not carry general liability insurance, he/she should be a le to e lain ow amage or lo e will e ot erwi e you or your insurance company could end up paying for damages. California licensed contractors are required to have a $15,000 license bond. Other bonds are not required, but might be good for the contractor to get for your job. Some bonds are designed to protect you against substandard work that does not meet with local building codes. Bonds do not a ure t e financial or ro e ional integrity or com etency o a contractor. Institutional lenders such as savings and loans, insurance companies or commercial banks generally require licensed contractors to secure bonds for large jobs. MARKETING TRENDS: VIDEO IS THE NAME OF THE GAME There has been a seismic shift in the way people are digesting information online, in social media channels and websites. To put it simply: photos are out, and videos are in. But even if you don’t, technology has gotten to the point where a short video shot on a cell phone still is likely to get more response than a still picture.

When To Use Video

Let’s look at the types of video you can create to market your organization. One of the most common is the explainer video, which is a short video explaining products or services. You’ll often see these on the home page or on a product or landing page. Other types of video content marketing include:

REAL ESTATE MARKET TRENDS FOR 2022 We’re heading into an interesting year. Hopefully, the pandemic will become something we can soon put behind us but never forget. And with that, the marketplace will once again be changing. The housing activity that we have experienced in the last two years will probably not repeat itself in 2022. What California is experiencing right now is a “lack of new listings.” In January 2021 almost 5,000 new listings were added weekly to MLS’s statewide. In the last week of January 2022 there were roughly 4,200 new listings added. These numbers are well below prepandemic levels. The local State of Video Marketing 2021 by Wyzowl scenario pretty much mirrors the rest of the state. According to the annual market stats covering the past fi e year , t e tren a een onwar an u war Whether in Median Sales Price or Average Price Sold, we see very strong increases. The one factor that showed a slightly downward sign was the Single Family Residential Sold Count—most noticeable between 2020 and 2021. Possibly due to lack of properties available to sell, but perhaps more likely from the changes we continue to see in the workplace due to the pandemic. Competition remains unseasonably strong for the winter months. Again, as inventories continue to lag behind demand, ‘everybody’ wants the next property that becomes available. They want to be in the mountains or by the lake. Other trends we see coming are how outdoor spaces are changing and being utilized. What in the past were simply places to have a meal or plant a garden—maybe a place for kids to play—are now spaces geared and planned for all types of activities. With the pandemic we learned to appreciate the outdoors in ways we had

not done before. Now we cook, play, work, socialize, plant, grow and harvest all in our back yards. For 2022 the trend is to be water conscious. Consider xeriscaping which depends on low-water-use plants, mulch and e cient irrigation Not only i t e ack yar ’ c anging, front porches became the new phenomenon on social media in 2021. We simply loved sitting on our porches interacting with our neighbors at a ‘safe’ distance. Now in 2022, we are adding comfortable seating, potted plants and maybe even a rug to allow for closer interactions. Trending paint colors are once again headed towards the neutrals in 2022. According to 81% of interior design e ert recently ur eye , w ite or off w ite are t e best colors for selling. They provide the curb-appeal buyers are drawn to. Whites and creams also make for clean and fresh backdrops to many rooms once inside. Forgoing the grays and greens on the walls will in turn allow for more color for the individual decorator. CUSTOM METALWORK TRENDS

“Sooner or later, everything old is new again,” said Stephen King’s The Colorado Kid, and the blacksmithing trade is experiencing that right now. Traditional designs have been making a comeback after years of ultramodern forms. Throughout the last decade and a half, we have seen decorative metal go from traditionally forged scrollwork to precisely fabricated sheets and panels. Around 2005, hand-forged pinecones and ranc e were lowly eing ecli e y ori ontal flat bar guardrails and hot rolled steel cladding inside and out. Then in 2020, we started to see mesh guardrails and stainlesssteel kitchen hoods give way again to aspen leaves and textured copper and bronze. The entire aesthetic hasn’t completely returned to the era of the high mountain ski cabin, but we have been meeting with many new clients who want to have a “more forged look” or a “more rustic impression” to give their very contemporary spaces a “more grounded feel.” Blacksmithing itself has entered something of a renai ance a more eo le fin intere t in t e tra e It seems a knee jerk reaction to the technological

saturation of our modern world as people crave handcrafted products, personal connections and tangi le goo ro uce y t eir own effort T i resurgence of the art of blacksmithing has coincided with the slow food movement and that of the craft beer and whiskey trade. There has been a greater demand for workshops and instructional opportunities among clients and journeymen alike. This popularity has translated into a more handcrafted product in new residential constructions, commercial developments and remodels. In our 54 years of custom metalwork in the Tahoe Basin, we have seen trends circulate in a more or less predictable pattern. We’ve seen very ornate light fi ture an ecorati e fire lace tool , or e am le, transition to contemporary designs of sharp angles and straight edges then back into curvaceous designs and heavily hammered textures. Not only do the designs and overall aesthetic of metalwork change, but so do the products themselves. Before the Sunset Magazine Lake Tahoe Idea House of October 2007 unveiled its sliding barn door, we hadn’t forged or fabricated a single one. By March 2022, we had completed nearly 150. BUILDING MATERIALS: SUPPLY AND DEMAND

The unprecedented spikes we experienced in building materials markets in spring 2021 came largely from the lockdowns caused by the pandemic. It is easy to deduct that reduced production and crimped supply chains then created material and labor shortages. There was also uncertainty on the part of manufacturers and mills that t e ort term effect woul cur con truction growt However, with interest rates still low, projects in all sectors already let out to start and a massive rise in do it yourself spending, demand then surged to historic proportions. With most lumber commodities, increases were measured in triplicate, which peaked by August 2021. By this point, developers who were targeting certain buyer price ranges decided to hold back. With many homeowners returning to work, the DIY market started to dry up as well. Lumber production, which had been working e eri ly to get ack on line, finally reac e levels that created a plateau and eventually a price slide back the other way. By early fall 2021, commodities prices fell to within a few points of pre-pandemic levels.

Why have lumber prices surged so aggressively in 2022?

Supply issues—While the lumber market had been stable for most of the fall and early winter 2021, production also subsided to meet a slower pace. However, demand jumped immediately, as many major home builders/developers decided to wait until year end to purchase and stockpile inventory while prices were low. The problem now is that lumber manufacturers fell behind the supply curve seemingly overnight.

Like a refrigerator, a heat pump uses electricity to power a compressor that moves heat from one place to another (and does it three to fi e time more e ciently t an u ing electricity to generate eat en at temperatures as low as 20 degrees below zero, heat pumps extract heat from the outside air. A common type of heat pump is the “mini-split,” which provides space heating and cooling via refrigerant lines piped to interior distribution units. y ronic air to water heat pump systems send

John Chalupa, from Western Nevada Supply, says the demand for cooling has risen dramatically to over 50% of all new projects. The moderate Tahoe climate is ideal for radiant cooling. Advanced controls can precisely manage supply water temperatures for optimal performance an e ciency Load shifting, an emerging trend, combines a hydronic heat pump, a storage tank and a smart controller. This enables the system to store hot water using the lowest electrical rates or timing the use of photovoltaics. This thermal storage can then be used when there is a future demand for space heating, space cooling or domestic hot water needs. The demand for a non tra itional work lace a een am lifie uring the pandemic as businesses have transitioned their work orce mo el an are not anc ore to a ecific company location. Commercial space is limited in the Lake Tahoe basin. Many of the structures were built in the 1960s and ’70s. With lack of land that is developable and environmental regulations, companies and investors are now keen on remodeling commercial space to provide mo ern o ce

and attract employee talent. With a built environment that is aging, the new demand is to transform outdated properties. New construction is costly in the Tahoe basin and remodeling commercial properties is more attractive and favorable to starting from scratch. Sierra Sustainable Builders, represented by Cory Hannaford, was engaged to update the current structure. Hannaford describes the project as a highly collaborative and streamlined process because of communication with the owners and local partners— everyone involved had the same vision for the design and direction. Jamie Orr said that Sierra Sustainable Builders did a “phenomenal job on the renovation and were a pleasure to work with, as usual.” One c allenge wa working wit t e e i ting oot rint o t e uil ing anna or elt t e e i ting tairca e was outdated and “clunky” but could be incorporated into the new design without aggressively re-engineering and not dramatically changing the character of the interior. The design feature now welcomes users with a stainless steel structure. The balance of retaining the element and bringing it up to date is a unique feature of the building. Untethered now has a massive upgrade to their eating y tem an a ar more energy e cient uil ing with the transition from a forced air heating system to a uctle eat um , w ic offer greater oning possibilities for both heating and cooling. Sierra Sustainable Builders is currently working on other commercial property remodel projects in the South Lake Tahoe region, including the League to Save Lake Tahoe building located on the California side in South Lake Tahoe, and Desolation Hotel near Stateline. Rather than tearing structures down, the transformation of the built environment is opening greater possibilities for local businesses in the region. CATT COMMUNITY PROJECT CATT Community Project (CATT CP) is a 501(c)3 charitable organization sponsored by the Contractors Association of Truckee Tahoe (CATT). CATT CP was founded with the intent to promote a positive image for the local construction industry by having local contractors contribute generously to community improvement projects. Established in 1999, CATT CP celebrates 23 years of giving back to our community y ro i ing con truction a i tance to local non rofit an e er ing groups. If you live and work in the Truckee Tahoe area, you are likely to have seen at least one of the 26 projects that CATT CP has contributed to. The Mission of CATT CP is: To be a conduit for funds, materials, volunteerism and project coordination towards the restoration or construction of selected structures that are deemed beneﬁcial to the community.

Current Project Truckee Community Art Center: Truckee Downtown Park Expected Completion September 2022

On July 14, 2021, a ceremonial groundbreaking took place for the Truckee Downtown Park Project located at the Community Art Center Building at 10046 Church Street T i e ent marke t e o cial tart o t i e te rior revitalization project and was an opportunity to recognize 15 funders and community partners and 18 local companies on the construction team, without which this project would not have been possible. By close of the 2021 construction season, project manager Jen Weisen erg re orte t at all ma or e ca ation a een completed, concrete poured, and all conduits were in. Construction started up again in March 2022 with back fill now com lete, natural lay tructure taking orm, all boulders are being set, and base has been laid. The motivation for the Monte Carlo home was to create an attractive space that maximized views and had functional indoor/ outdoor living for the residence on the top floor and space for hosting and entertaining family/friends on the bottom floor. They spread the home across the very wide lot and provided amazing views from almost every room. Bi-fold and large sliding glass doors open the living/dining areas to the large deck. Downstairs has a large multi-purpose area with a TV/home theater area, game room, and wet bar as well as a second master suite and three additional/bedrooms. The inspiration for this award-winning building draws from two places. First, the western end draws from an industrial cluster of stacked rusty shipping containers inspired by Truckee’s casual industrial heritage. Second, the eastern portion of the building draws from mid-century modern architecture that has become popular in the local higher-end neighborhoods.
