15 Super Cool Tips & Tricks for Coffee Grounds Advantages of Coffee Grounds My morning ritual is carved in stone, fall out of bed grab a towel and make my way to the kitchen, between petting the dogs I hit the on button on my coffee machine and wait the 2 mins till she has warmed up. This is one luxury I allow myself a real fresh grinding coffee machine. By this time all the dogs are happy, and I can make myself a real cup of fresh coffee and go sit outside and contemplate my day. Now every so often the machine beeps once and shows a red light meaning she needs water or the tray of used coffee grounds needs empting. I threw them in the sink for a while but that didn’t end well and for a while I threw them carelessly in the bin and sometimes unknowingly if it was really a benefit into the garden. Now after a little bit of research I’ve come up with 15 super cool uses of the coffee granule residue for you, you’ll be amazed and impressed what you could do with what was only wasted before. Change the Colour of Flowers to Blue. Some flowers will change colour when the soil pH changes. If you sprinkle coffee grounds onto the soil it will reduce the ph. Then an amazing thing happens, the flowers became blue. Keep Snails at Bay Animals with soft mucus such as snails, worms and some insects do not like the acidity in the coffee residue. Sprinkle straight onto what is thought to be its path. They will not cross it. Grow your own Mushrooms If you can source some mushroom spores you will fun growing them in a coffee granules residue medium. They love it and only need a warm dark place. Increased Carrot Yield While planting carrots use some coffee residue with the soil. Strengthen your Compost If you like organic compost. Do not forget to add coffee grounds to the fermentation process. It will help the process and trees and garden grow more beautiful. Keep the Cat away from the Flower Garden Pets especially cats do love sometimes to play or destroy flower beds. Mix some orange peel and coffee residue and spread on the soil to keep them away.

Flowers in the Vase can be refreshed with Coffee Grounds Add some ground coffee mixture to the water in the flower vase. Flowers will stay bright longer and the atmosphere in the house will be fresher and odourless.
Chasing the Ants away from the Pantry Ants can be a pain in the kitchen and putting the cupboard legs in a small saucer of water helps but this improves if you add coffee grounds and also keeps the mosquitos from laying their larvae there.
Pan Stain Remover Coffee mulch will erode stains that are stuck on the frying pan. The coffee must be put in a bag of old rags and then scrub the stain before rinsing it off.
Reduce the Smell of Garlic on your Hands Every time you cook with garlic or onions the smell can be hard to wash off. Rub your hands with a small amount of coffee grounds before using soap and water to really get rid of the smell.
Unclog the Sink Mix 1 cup of coffee grounds, 1 ½ cup of baking soda, ½ cup of vinegar and mix well. Pour down the clogged sink and let it work for a while till the sink will naturally clear.
Full Body Scrub With only four natural ingredients, this full body scrub will make your skin look healthier. The caffeine in coffee helps to eliminate unwanted oils, making your skin look flawless. The rough texture of the coffee grounds will slough away dead skin, leaving you with amazing, smooth skin.
Deodorant in the refrigerator Coffee grounds are a great deodorant in the fridge and will absorb bad smells as well.
Ingredients: 1/2 cup ground coffee 1/2 cup coconut palm sugar 1/4 cup coconut oil 1 teaspoon ground cinnamon
Fresh Air To reduce odours in the car or home just put some coffee granules in an old glove or piece of cloth and they will refresh the air.
Directions: Mix all of the ingredients together in a bowl until well combined. If your coconut oil is solid, gently heat it until it melts, but wait for it to go back to room temperature before adding the other ingredients. This is to make sure that the exfoliates don’t dissolve in the oil! Once mixed, store your scrub in an air-tight container. Use on your entire body for a great exfoliation body scrub.
Help Rid the Dog of Fleas & Ticks Dogs will often suffer from ticks and fleas especially in our climate and they can be a nightmare to get rid of. Just mix some coffee grounds in with the normal dog shampoo to get rid naturally of these awful creatures.

Don't
blow up your house!
Changing from old lights to new LEDs is what the Americans would call a 'no-brainer' – you get better light at 25% of the cost and you won't have to change another light bulb in years to come. What's not to like? Actually, it is ALL benefits – there isn't one single parameter where LED light bulbs are inferior to energy saving light bulbs, tube lights or halogen light bulbs. Lower power Lower energy bill Better light spectrum Longer lifespan Easy to install
: check! : check! : check! : check! : check!
Hey – what's that? Don't I just plug them into the socket as usual, and they'll work as any other light bulb? In 90% of the cases they will work just fine, but there are a couple of relatively common installations where LEDs won't work outright and may actual fry your dimmer switch and cut the circuit breaker. And although it (probably) won't blow up your house, as I hinted at in the Headline (it got your attention, though, didn't it?), it may give you a nasty shock to be greeted with a crack and sizzle and the smell of burnt plastic after you've flicked the switch to your flashy new LED downlights … So, without further ado, here's a list of those 10% of cases, where you should consider calling an electrician or an expert before changing your light bulbs. ChangE Those Tube Lights It baffles me how many kitchens and outdoor areas here in Thailand that use neon tube lights. Don't! Just don't! Change them immediately to LED Tube-lights (T8). But there is a caveat – you cannot just change the tube light and be done with it! Neon tube lights need a so-called starter, which is a small, circular fuse-like thing that you would have to replace along with the tube light itself. This starter would create a current high enough to make the spark that ignites the gasses inside the tube. That starter has to be removed when you install an LED tube light, or you will fry the LED with a couple of thousand Volts when you flick the switch…

If you have never changed the starter, then it's because you have a newer model with a built-in electronic starter unit. You (or your electrician) would have to bypass the starter unit to make the LED work. In that case, I urge you to replace socket and tube at the same time – this will cost you 4-500 baht for a 60 cm tube light, and 5-600 baht for a 120 cm tube light. Be wary of buying the LED tube-light replacement units in the local shops – they are usually of inferior quality and will not work well with the Voltage
12V or 220V? If you're not careful when replacing those halogen downlights, you may be in for a nasty surprise and a blackout with some burnt plastic smell to boot. And why is that? In Europe, all halogen lights have a 12V transformer between the lights themselves and the outlet. One reason is that halogen lights started out as car lights, which are always 12V, and that was carried over to using halogen for home use. Another reason is safety: Often, you would use halogen lights in bathrooms, or suspended from wires or attached to a rail above the dinner table or in other easily accessible areas. And you do not want 220V to run in a couple of wires or a rail, where an inquisitive child or careless adult can stick their fingers, and you don't want 220V in a bathroom, where a connection between the water spray and the light fixtures can give you a nasty, and potentially lethal shock. In the country of the 'let's-install-the-water-heater-INthe-shower' this is not a concern, but it should be to you! Alas, the same hazardous approach to electricity has given us the 220V halogen (and LED) down-light. If you mount a 12V LED in a 220V socket, you'll trip the circuit breaker and blow the LED – and you are off to buy a new and rather expensive LED. So, before you do anything, check if you have a 12V or a 220V installation. Take the halogen light bulb out (when it's turned OFF – you don't want a 2nd degree burn!) and check the writing on the socket – does it say 12V or 220V? And remember that some installation in your house may be 12V and some may be 220V, so check them all ... Make sure to get a halogen down-light light bulb of the same voltage. If the down-lights are in a bathroom, and the installation is 220V, you should change the downlights to a 12V installation with 12V bulbs. If it is an exposed installation in a common area, and you don't have small children, you can keep the 220V installation without too much of a risk – if you have
children or pets that can somehow reach the installation, you should change it to a 12V installation. Finally, down-lights mounted in ceilings which aren't reachable by any means, you can keep whatever installation it is – 12V or 220V. Just make sure to get a light bulb of the right voltage. And how about the normal bulbs? Although you won't blow up the house with any of the normal E27 and E14 lightbulbs (the standard screw-style light bulbs), there are still a couple of surprises if you aren't careful: 1: Most LEDs sold in Thailand are Cool Daylight (6,500K). It should say Warm White (3,000K) on the box. 2: Many of the two-for-one and 'sales' are on antiquated LED light bulbs. You get less light per Watt, poorer colour rendition and shorter light span. As a rule of thumb: a 500 Lumens light bulbs should cost you just shy of 100 baht – much less than that, and you are being fleeced. 3: Don't expect brand names to be the best. Most LEDs work only in a very narrow Voltage span between 210240 Volts, and those LEDs are not appropriate for use in Thailand. When the voltage fluctuates, they'll overheat and blow. If you want a light bulb that will actually last you the next 5-10 years, use a light bulb that can go lower than 200 Volts, and preferably as low as 180 Volts. How about dimmers? Next time, we are going to discuss dimmers. LEDs are not naturally dimmable, although a few makers of LEDs provide (expensive) dimmable LEDs. As there are quite a few intricacies when it comes to dimmable LEDs, for now I'd suggest you call an expert in LED lighting such as Anubis Consult, and they can guide you through the process. We are surrounded by colour in our daily lives and take it for granted often unaware that it can affect our moods in subtle ways. Although we see colour everywhere we are not always aware of it especially subtle tones. Bright and vibrant colours are inclined to attract out attention and stand out more than more subdued tones that often blend with the environment. If you are looking to get a noticeable reaction to your colour choices then dynamic colours such as red, blue and yellow are a good start. When it comes to colour, personal preferences dominate interior design choices this season. A “stick with what you love” approach to choosing colour is a good starting point but do get inspired by checking out various websites as well as the popular Pinterest app for 2018 trending interior design colours. Check out colours that excite such as papaya orange, avocado green, mustard yellow and millennial pink. Don’t be afraid to mix and match styles and remember it’s fun to experiment with colour. When you choose a colour think about saturation and hue and build on that. Think of combinations with neutral colours and take a holistic approach and look for shades of colour that will create a unique and personal look and harmonise with your room creating comfort and beauty. Painting your walls or choosing fabrics once you have decided on your colour scheme are an easy way to introduce colour to your home. Choose fabrics that compliment and contrast with your chosen wall colour. A nice pattern of the fabric always gives you a compliment with the color surrounding; main wall or plants in your garden as a background always count as a considered color. You could imagine on your living room, a pale gray main wall with the outside of green from your garden, natural linen L shape sofa with a nice pattern for the throw pillow, tropical pattern or modern contemporary pattern is an ideal to create a complete look for your living room. Growing herbs and spices is easier to do in the tropics than many think!
Just because you live in the tropics does not mean you can’t grow a herb garden successfully. First just have to pick the right herbs and spices and then just as important find that right place for them in your garden. Yes, they will flourish with sun, but they mostly cannot bear the grueling heat we have. Pick a shady spot, for me that is a raised herb garden I’ve built on the East side of my house. That means they grab the early day sun but just before it starts to be baking hot get shade. Try to find a spot that has some breeze too if possible. Good air movement will create stronger plants and keep them that little bit cooler. The easiest to grow from seed based on my experience are parsley, basil, mint, coriander, and sage. At the gardening aisle of the hardware stores, you can buy the seeds as well as some plasticized planting trays. Fill up the tray with a seedling or growing mix rather than untreated soil from your backyard. This will give your seeds a head start by providing them with “clean” and nutrient-filled growing material.

An Introduction to Thailand’s New Property Rental Laws
Last month the Thai Government passed sweeping new changes to Thailand’s Landlord and Tenant laws which provide considerable additional protection to tenants and place significant additional burdens upon Landlords. The new regulations, implemented under the Consumer Protection Act, come into effect on 1st May 2018. The following article examines the new regulations and determines the impact that the new regulations will have upon landlords and tenants. The new regulations are implemented under the Consumer Protection Act 1979 and grant the Contract Committee of the Consumer Protection Board the power to designate the principal legal relationship between Landlord and Tenant as a “Contract Controlled Business”. This designation allows the Consumer Protection Board to issue a standard form contract setting out the minimum protections to be given to Tenants under their residential lease agreement. Importantly, any residential lease agreement which does not contain the minimum protections set out in the standard form contract will be interpreted to include such protections. Conversely, any residential lease agreement which contains prohibited terms shall be interpreted as not including such prohibited terms. In accordance with the new regulations, the Landlord is no longer permitted to add additional charges for utilities such as electricity and water which must be charged to the Tenant at the rate charged by the utilities provider. This addresses a major criticism of Landlords over many years in Thailand who often add an “administrative fee” to collecting these utility payments. Invoices must be issued to Tenants seven days in advance of payment and the Tenant must have the opportunity to challenge any charges. The residential lease agreement must contain an annex describing the physical condition of the property and contents which must be inspected and agreed by the Tenant who must sign in acknowledgement.

Any security deposit demanded by the Landlord is limited to one months’ rent. Furthermore, the security deposit must be returned to the Tenant within seven days from the date that the landlord takes possession of the property at the end of the residential lease agreement. Any clause in the residential lease agreement allowing the Landlord to confiscate the security deposit will not be enforceable under the new regulations. Furthermore, any term which purports to make the Tenant liable for damage incurred to the property through ordinary wear and tear through usage of the property shall be unlawful. The Tenant may terminate the residential lease agreement early upon the provision of thirty days’ notice to the Landlord. This is a major shift in favour of the Tenant. Any term allowing the Landlord to terminate the residential lease agreement early other than for a material breach of the lease by the Tenant shall be unlawful. Any material breach of the residential lease agreement which gives a right of termination to the Landlord must be bold, precise and compellingly stipulated in the Agreement. In any event, the Landlord is not permitted to terminate the residential lease agreement for material breach unless it has provided the Tenant with no less than thirty days to remedy the material breach. According to the new regulations, the Landlord is not permitted to prevent or obstruct the Tenant’s access to the property in the event that the Tenant is in material breach of the residential leasing agreement, such as non-payment of rent. Furthermore, the Landlord is not permitted to seize the possessions/belongings of the Tenant in the event that the Lessee is in default of any payment to the Landlord. It is clear from the above, that the new regulations are very much in favour of the Tenant. Property owners must be aware that they have two months to alter their standard documents to conform with the new regulations. Landlords who do not comply with the new regulations and make illegal demands of their tenants face a fine of up to one hundred thousand Thai Baht per infringement/ or up to one year in jail. It is important to point out that the new regulations only apply to commercial landlords who lease out five or more properties to paying individuals. It is not immediately apparent to the author of this article how the Tenant will be aware of whether or not the regulations apply, for example, in the event that their Landlord does not disclose to them that they are a commercial landlord with five or more properties leased to individual tenants.

Penthouse Finance in Thailand Luxury property in Thailand comes in all shapes and forms, with one of my most favourite being a luxury Penthouse condominium. This usually comes high in the sky and with fantastic views either over a beach with sunset, mountains and lush tropical greenery or, perhaps a city skyline with Thailand style waterways and rivers amongst an urban jungle. These types of high end properties are financed a little more infrequent than the standard style condo units, though certainly are worth the effort once a deal is concluded. When it comes to financing of these high-end residences, the first thing a lender may look to do, is get a quote in as early as possible within the process. The reason is often down to managing loan size expectations. The market sale price may be in excess (for example) THB 125,000,000 and a client may expect the valuation to come in close or even more (if bought at a discount). This is however one of the main early hurdles to overcome since a lenders valuation will if anything, (but not always) come in less than the original purchase price. A marketing valuation for sale, will ultimately be looking to increase the sales price where large commissions can be earned however, a con-

servative lender valuation, will be looking to get a more liquidable valuation to minimise their exposure on any final loan granted, which could mean less. If needing to borrow a minimum amount to proceed, then a quick check on this part can either start or finish any loan request.
Some might say, it is far easier to approve a penthouse loan since often, the would-be buyers are well versed in banking and finance, knowledgeable and considered in esteem amongst other board member piers. Being able to show good solid backgrounds are than easily accountable to make repayments on any loan since, would usually have sizeable bank accounts with easy income verification. It’s often the 1M loan’s than have repayment issues later down the line, rather than penthouse 50M+ loans.
Things to take into account for a lenders valuation are usually the following: Building & Location - Is the rest of the building at a good standard and in a nice location OR, is this just a nice penthouse in an older building with defects in a lesser preferred area of town. Price Sq.m. Is there an overly aggressive sales price on the penthouse in comparison to the main part of building. Some buildings are built with all units fitted to high end penthouse standards, these are easier to guesstimate any final valuation. Interior - What kind of interior has been used to finish the property. Standard or High-end material. Even though fixtures and fittings may not be taken too much into account for the valuation, it can be noted within the lenders board for consideration to maximum loan to value ratio. Penthouse Facilities - Does the unit come with a Cinema Room, Library Area, Games Room, Sauna, Private Pool & Jacuzzi, Rooftop Terrace with Garden & BBQ, Children’s Soft Play Area… Or is it a standard unit on a high floor with more size than the rest of building. Unique appliances can help stand apart from the crowd. Separate Elevator - Does the unit have a separate single use elevator/s & entrance/s or does it share with the other lower floor units. Whole Floor Penthouse - Does the Penthouse take the whole floor or is it shared with other units. Once the above has been determined, a guesstimate valuation could be made with an early guesstimate loan size quotation granted. More often than not, Bangkok could fetch easily up to 60% loan to value approval and other resort provinces may come down to around 35% loan to value. This is simply down to lenders predominantly based in Bangkok and having preference to easily liquidate on home turf, rather than away if need be. Once the loan quotation has been granted and the interest and terms acceptable, the next thing to plan for is both the loan approval & land office supporting paperwork.
Land office paperwork which needs to be considered early on is the Foreign Exchange Transaction Form or FET for short. The land office will require paperwork to show up to 100% of the “registered purchase price” (depending on ownership structure) was paid with money remitted from overseas or from a different currency to THB. A loan can be approved easily and lender ready to go land office, but the final transfer of ownership & mortgage part may not be done, if this paperwork is not available. Being present in Thailand at the time of transfer/mortgage is never usually needed. High flying business men and women will have limited time, fly in for a few days, sign any loan & land office paperwork (including power of attorneys), then fly out again. The loan is often approved, and loan contracts drafted through a borrower’s secretary who helps collect supporting documents or property agent networks help and then, contracts emailed before any direct face to face is made between lender and borrower. Each borrower does of course have different requirements so maybe might prefer to meet at the start which is always welcome. In summary, when considering buying a Penthouse in Thailand, first consider whether finance is needed and furthermore, confirm how much minimum expectation is needed to proceed for the purchase. The lender can make an early guesstimate on how much maybe possible and outline any potential pitfalls which may come along, so can be overcome & planned for early enough, accordingly. The loan approval process including a valuation report, submission of supporting documents, lender team inspection, board approval, contract signing and the Mortgage date, can all be done in around 3-4 weeks, so pretty quick and pretty straight forward. The key is to make sure a quick chat or communication is made early enough, to make sure the loan size requested seems reasonable and that forex planning has been accounted for. Let’s start with the most important element for a restaurant, THE FOOD. Under Diego’s tight supervision Tropicana’s kitchen delivers only authentic and traditional Italian dishes. Starting with the appetizers you will find delicious caprese, beef filet carpaccio, cold cuts and sautéed clams in tomato sauce also big fresh salads, homemade bruschetta and focaccia sandwiches. Italian cuisine is not just pasta and pizza, and here you can choose some delicious fish and meat for your main courses, the bestselling fish dish is the Seabass filet cooked and served with cherry tomatoes and Kalamata olives, you can also try with a delicate white wine sauce or a yummy lemon sauce. From the grill you can order Barracuda, Salmon or Red Tuna filet, all slowly cooked on a lava rock grill. For the meat lovers Tropicana offers a wide variety of choices, from chicken BBQ, slowly cooked pork ribs, Italian sausages to Australian Angus Fillet and Rib eye. Of course good food calls for good drinks and Tropicana seem to have this covered to perfection… Diego and Karl both grew up in Vicenza, North Eastern Italy, home to the famous Spritz and Grappa, and you will find plenty at Tropicana along with probably the best Negroni on the island, Thai Craft Beer and amazing Gin and Tonics, using only top quality Gins and offering a wide selection of tonics. Their wine list is impressive, offering wines for all wine lovers, from Cabernet Sauvignon from Chile, which is their house wine, to Primitivo, Chianti and Valpolicella. อรุนา (Aruna Singh) เป็นลูกครึง่ สวีเดน-อินเดีย เกิดและเติบโตทีฝ่ รัง่ เศส เดิมเป็นนักกฎหมายระหว่างประเทศ แต่ยา้ ยมาสอนดำ�น้�ำ ทีเ่ กาะลันตาในปี 2549 และเจอกับพีช่ ยั ศิรชิ ยั เชือ้ พรหม ซึง่ ตอนนัน้ เป็นครูสอนดำ�น้�ำ เหมือน กัน แม้โลกใต้ทะเลจะสวยงามเพียงใด ก็ยงั มีสง่ิ น่าเศร้าใจปะปนอยูด่ ว้ ย “เห็นถุงพลาสติกในทะเลแล้วเศร้าใจมาก มันเหมือนแมงกะพรุน ทำ�ให้โลมา เต่าทะเลเข้าใจผิด กินเข้าไปแล้วก็ตาย สำ�หรับฉันและสามีทเ่ี ป็นนักดำ�น้�ำ มา ก่อน ต่างรู้ดีว่าขยะพลาสติกเป็นอันตราย ถุงพลาสติกนี่ทำ�ลายธรรมชาติ อย่างมาก มันแตกตัวเป็นชิน้ เล็กๆ เป็นไมโครพลาสติก ตกค้างในดิน ใน ทะเล ในปลา สุดท้ายก็ในตัวคุณ เราสองคนตระหนักเรือ่ งนีแ้ ละปฏิเสธการ ใช้ถงุ พลาสติกมาตลอด” นอกจากไม่รบั ถุงพลาสติกเข้ามาในชีวติ อีโคเกสต์เฮาส์เล็กๆ ขนาด 4 ห้อง พักทีเ่ ธอกับพีช่ ยั เคยเปิดกิจการบนเกาะลันตาใหญ่ยงั กำ�หนดนโยบาย “No Plastic Bags” ตัง้ แต่เริม่ ต้น และจัดเตรียมถุงผ้าให้แขกหิว้ ไปซือ้ ของ หลังขายกิจการเกสต์เฮาส์ พี่ชัยและอรุนาย้ายครอบครัวซึ่งประกอบด้วย ลูกชายวัย 7 ขวบและ 5 ขวบ มาสร้างบ้านไม้สไตล์ไทยๆ และทำ�สวนเกษตร ปลูกผัก เลีย้ งไก่ อยูบ่ นเกาะลันตาน้อยในปี 2559 แม้สองเกาะนีจ้ ะห่างกันไม่เกินหนึง่ กิโลเมตรและข้ามถึงกันได้งา่ ยด้วย สะพานสิรลิ นั ตา ทว่าบรรยากาศและความเป็นอยูก่ ลับแตกต่าง ปลายทาง ของนักท่องเทีย่ วอย่างเกาะลันตาใหญ่นน้ั เต็มไปด้วยทีพ่ กั ร้านอาหาร ร้าน ค้า และออกจะคึกคักในช่วงฤดูกาลท่องเทีย่ วระหว่างเดือนพฤศจิกายนถึง เมษายน ขณะที่เกาะลันตาน้อยเงียบสงบเกือบทั้งปี เพราะเป็นชุมชนอยู่ อาศัยของชาวบ้าน พืน้ ทีเ่ กษตรกรรม และยังคงสภาพธรรมชาติอยูม่ าก
“ชาวบ้านมักมองว่า ลันตาใหญ่นักท่องเที่ยวมาก ทำ�เงินมาก ที่น่ลี ันตา น้อยไม่มีอะไรเลย มีแต่ควาย แต่นักท่องเที่ยวต่างชาติอยากดูควายไทย และนาข้าว เพราะบ้านเขาไม่มี ไม่เคยเห็นมาก่อน นาข้าวจึงเป็นเรือ่ งน่าตืน่ เต้น” อรุนากล่าว
ในภาพรวมพีช่ ยั กับอรุนาจะช่วยเสนอไอเดียว่าขยะพลาสติกแบบไหนเอา ไปทำ�อะไรได้บ้าง จากนั้นกลุ่มแม่บ้านจะคิดพลิกแพลงกันเอง “บางทีได้ วัตถุดิบมา ผ่านไปหนึ่งคืน สองคืน ตีหนึ่งนี่ไม่ได้นอน คิดอยู่จะทำ�อะไรดี นะ” ซูบกี ล่าว
ทั้งคู่เห็นโอกาสสร้างรายได้ให้ชุมชน จึงจัดทัวร์แบบหนึ่งวันหรือครึ่งวัน สำ�หรับชาวต่างชาติทม่ี าพักผ่อนบนเกาะลันตาใหญ่ โดยพาชมธรรมชาติและ วิถีชีวิตความเป็นอยู่ของผู้คนบนเกาะลันตาน้อย หากนักท่องเที่ยวอยาก ปลูกข้าวหรือเกีย่ วข้าวซึง่ มีคา่ ใช้จา่ ยทำ�กิจกรรมคนละ 500 บาท ก็ตอ้ งจ่าย เงินให้ชาวนาโดยตรง อรุนาเพียงช่วยประสานนัดหมาย
“ฉันพยายามผลักดันให้กลุม่ แม่บา้ นคิดนอกกรอบและลองลงมือทำ� พวกเขา เอาผลิตภัณฑ์ใหม่มาให้ดู ฉันมีหน้าทีแ่ นะนำ� ถ่ายภาพ เอาขึน้ เฟสบุค๊ บอกให้ เพือ่ นชาวต่างชาติมาอุดหนุน” อรุนาเล่า
เธอไม่ตอ้ งการฉวยประโยชน์จากชาวบ้าน จึงประกาศชัดเจนว่าไม่มกี ารหัก หัวคิวหรือรับเงินส่วนแบ่งใดใด เพราะเป้าหมายแท้จริงคือการพิสจู น์ให้ผคู้ น บนเกาะลันตาน้อยเห็นคุณค่าและมั่นใจว่า ทรัพยากรที่พวกเขามีสามารถ สร้างเม็ดเงินจากการท่องเที่ยวได้เช่นกัน โดยไม่จำ�เป็นต้องปรับเปลี่ยนตัว เองไปเดินบนเส้นทางเดียวกับเกาะลันตาใหญ่ กระทัง่ ช่วงต้นปี 2560 แม่ของอรุนาซึง่ อยูท่ อ่ี นิ เดียบอกเล่าเรือ่ งราวการทำ� กระเป๋าจากขยะพลาสติกของคนทีโ่ น่น พร้อมกับส่งภาพตัวอย่างมาให้ดู “ถ้าอินเดียทำ�ได้ ทีล่ นั ตาก็ท�ำ ได้เช่นกัน” เธอเชือ่ อย่างนัน้ โดยไม่รอช้าอรุณ านำ�ภาพตัวอย่างไปหารือกับกลุม่ แม่บา้ นเพือ่ ตัดเย็บกระสอบพลาสติกบรรจุ ข้าวสารเป็นถุงใส่ของ “เริม่ ทำ� 20 ใบ ขนาดใหญ่ ฉันเอาขึน้ บนอินเตอร์เน็ตแล้วรอดู แค่ 24 ชัว่ โมง อูว้ ขายหมดเกลีย้ ง ฉันรีบบอกแม่บา้ นเย็บเพิม่ เลย” อรุนาเล่าอย่างอารมณ์ ดีเมือ่ สิง่ ทีท่ ดลองได้รบั ความสนใจเกินคาด มันตอบโจทย์ในใจอย่างเหมาะเจาะและช่วยขยายแนวคิด No Plastic Bags สูว่ งกว้าง เพราะตัวเลือกนีเ้ ป็นมิตรกับสิง่ แวดล้อม แข็งแรงทนทาน ตัง้ ราคา ทีใ่ บละ 50 บาทถือว่าไม่ถกู ไม่แพง คนทำ�อยูไ่ ด้ คนไทยก็ซอ้ื ได้ หลังจากนัน้ ไม่นานก็มยี อดสัง่ ผลิตล็อตใหญ่รวม 700 ใบจากบริษทั ต่างชาติทซ่ี อ้ื ไปแจก ลูกค้าสวีเดนซึ่งเดินทางมาเที่ยวเกาะลันตา แน่นอนว่าเงินจากการขายถุง ทัง้ หมดส่งตรงถึงกลุม่ บ้านแบบเต็มเม็ดเต็มหน่วยเช่นเคย “ชาวสวีเดนอยูท่ น่ี ม่ี าก เรือ่ งพวกนีเ้ ขามาก่อนอยูแ่ ล้ว และอรุนาพูดภาษา สวีเดนได้ พอบอกไป เขาก็ตอบรับ” พีช่ ยั เสริม เมื่อผลิตภัณฑ์แรกไปได้สวยก็เริ่มมีผลิตภัณฑ์ท่ีสอง...สาม...สี่...ห้า จาก วัตถุดบิ ทีห่ ลากหลาย บางส่วนเป็นขยะทีร่ บั มาจากกลุม่ Trash Hero บางส่ วนก็เป็นขยะจากร้านอาหารหรือโรงแรมทีบ่ อกต่อๆ กันให้ชว่ ยแยก ทำ�ความ สะอาด และรวบรวมส่งจุดรับ 2 แห่งบนเกาะลันตาใหญ่ ซึง่ ผลตอบรับค่อน ข้างดีและมีคนให้ความร่วมมือมากขึน้ เรือ่ ยๆ
“โชคดีทเ่ี ราได้ท�ำ งานกับคนทีเ่ ปิดใจ ขยัน เก่ง แกมีไอเดียและอยากจะทำ� เรา เองก็สบายใจ สำ�คัญสุดคือทำ�แล้วต้องมีตลาด ให้เขามีรายได้ แฟนผมวิง่ (หา ช่องทาง) เยอะมาก กว่าจะผ่านมาถึงตรงนี”้ พีช่ ยั สรุป ...คือท่วงทำ�นองการทำ�งานทีส่ อดประสานกันอย่างลงตัว เพราะอยากให้ถงุ ใส่ของพวกนี้ถูกใช้งานแพร่หลายมากขึ้น ก้าวต่อจากนี้จึงเป็นการหาร้าน วางสินค้าบนเกาะลันตาใหญ่ ภายใต้เงือ่ นไขราคาขายทีเ่ ป็นธรรมกับกลุม่ แม่ บ้าน “ส่วนต่างราคาต้องไม่มากเกินไป ต้องแฟร์เทรด” อรุนาพยายามผลักดันการปฏิบตั อิ ย่างเท่าเทียมและให้เกียรติผลงาน สร้างสรรค์ของคนท้องถิน่ การอุดหนุนสินค้าของกลุม่ แม่บา้ นจึงมีนยั ถึงการ สนับสนุนพลังของผูห้ ญิงในชุมชน เธอไม่ได้มองแค่มติ ทิ างสิง่ แวดล้อม แต่ ผสานแนวคิดทีจ่ ะส่งเสริมให้ผหู้ ญิงพึง่ พาตัวเองเขาไปด้วย “ให้โอกาสแม่บ้านแสดงศักยภาพ ให้พวกเธอรู้ว่าสามารถสร้างรายได้และ ตระหนักถึงคุณค่าของตัวเอง ฉันบอกแม่บา้ นเสมอ เราต้องใช้ตน้ ทุนในท้อง ถิน่ สิง่ ทีม่ อี ยูท่ น่ี ่ี ไม่ใช่สง่ิ ที่มีอยู่ในกรุงเทพฯ หรือตัวเมืองกระบี่ ถึงตอนนี้ พวกเธอน่าจะเห็นแล้วว่าตัวเองและท้องถิน่ มีตน้ ทุนอะไรทีส่ ามารถเพิม่ มูลค่า ได้บ้าง เมื่อพวกเธอรู้สึกดีและตระหนักถึงคุณค่าของตัวเอง พวกเธอจะ ดูแลปกป้องลูกจากสิง่ เสพติดและอบายมุข ชุมชนในภาพรวมก็จะค่อยๆ ดี ขึน้ ” เธออธิบาย ขณะที่กลไกขับเคลื่อนสู่สังคมที่ดีค่อยๆ หมุนไปข้างหน้าทีละน้อย ความ เปลี่ยนแปลงบางประการก็ปรากฏชัด ไม่ใช่แค่ซูบีและกลุ่มแม่บ้านที่มอง ขยะในมุมใหม่และมีพฤติกรรมแยกขยะก่อนทิง้ คนในหมูบ่ า้ นบางคน รวม ถึงครูกบั เด็กๆ ในโรงเรียนประถมและศูนย์เด็กเล็กยังช่วยกันเลือกขยะทีใ่ ช้ ประโยชน์ได้ ล้างทำ�ความสะอาด แล้วส่งต่อให้ซบู ดี ว้ ย ...ล้วนเป็นดอกผลอันน่าชืน่ ใจทีผ่ ลิบานจากคนต้นทางซึง่ ปฏิเสธถุงพลาสติก นัน่ เอง

Plastic containers can become food storage, paper can become wrapping paper. The ways in which to reuse things are unlimited. All you need is to be creative. If being creative is not your thing, here are some other ideas: Buy a reusable water bottle and refill rather than buying umpteen plastic bottles of water each day. Use your own cloth shopping bags, Thai supermarkets will drown you in plastic waste if you don’t bring your own. Designate a box for scrap paper and use it for printing all drafts or unofficial documents.

Circulate documents instead of making an individual copy for everyone. … YOUR ENERGY CONSUMPTION There are so many ways of optimizing your energy consumption, Turn off unused or unneeded lights. Select cold water for washing clothes Turn off computers when they are not in use. When purchasing electrical equipment always look for the energy saving version, it will also save you money. Move your refrigerator away from the wall. Leaving space between your refrigerator and the wall increases air circulation around the condenser coils, allowing the fridge to operate more efficiently. … YOUR OIL CONSUMPTION AND POLLUTION Drive Efficiently - If you must drive, drive a fuel-efficient car. Please never leave your vehicle running while you’re not in it, this is an awful Thai habit at supermarkets.

When buying any type of product, see if it is available with post-consumer recycled content. Production of recycled paper uses only half the water and 3/4 of the energy than new paper. Every ton of recycled paper saves almost 400 gallons of oil, three cubic yards of landfill space and seventeen trees. If you recycle soda cans, the energy used, and air pollution created, is 95 percent less than if the cans were produced from raw materials. You could operate a TV set for an estimated three hours with the energy saved by recycling just one aluminum can. Thinking green means being aware of our interconnectedness with the world and reflecting on the unintended damage we cause nature in the daily course of our lives. Thinking green leads to acting green - taking corrective action to make environmental responsibility a reality. Every person is the right person to act. Every moment is the right moment to begin.

Simple Ways to Unclog Drains We’ve all been there, the drain whether shower or sink has clogged, we all know the warning signs. The sink takes a little longer to drain. Water doesn’t drain in the shower. And the smell which can be really unpleasant. They're all signs that you may soon be facing a clogged drain. And then one day, boom. Your drain is blocked completely. It's something you need to deal with NOW.
1. The Bent Wire Hanger or long cable tie Simple enough, but surprisingly effective. Take a regular wire coat hanger and straighten it out as best you can. Then, bend one end over to create a small hook. Push that past the drain cover and start fishing. You should be able to get all sorts of hair and nasty stuff out of the drain. Also, a long cable tie is good, just cut deep nicks into the side and open them up so that it goes in easy but has many little hooks for all that gunge to get caught on when you pull it out. Remember, you always want to be pulling gunk out, not pushing it further.
2. Baking Soda and Vinegar or Baking Soda and Salt Mix 1/3 of a cup of baking soda with 1/3 of a cup of vinegar in a measuring cup. It will fizz immediately, and you should waste no time pouring it down the clogged drain. The fizzing action will help to remove the gunk, hair, and grime that has built up in the pipe. Let it sit for one hour or even overnight if you can. Flush with hot water. Alternatively, get as much of the dry baking soda as you can down the drain first, then pour on the vinegar. Mix 1/2 cup of table salt with 1/2 cup of baking soda and pour down the blocked drain. Leave it for 10-20 minutes, then pour boiling water down. The salt, baking soda, and boiling water will produce a chemical reaction that should dissolve some of the nastiest blockages.

3. The Wet & Dry Vacuum If you have a wet & dry shop vacuum, it can become a terrific tool to unclog drains. First, set it to vacuum liquids. Cover up the vent to prevent a mess. Then, create the tightest seal you can over the drain. With the vacuum turned on its highest setting, it can be powerful enough to draw the clog up the pipe and into the vacuum bag. It doesn't always work, but it's worth a shot if you have one.
4. Boiling Water Tips don't get any easier than this. Just pour boiling water slowly down the drain in two to three stages, allowing the hot water to work for a several seconds in between each pour. This is usually the easiest and quickest way to unclog a drain.
5. Cleaning the Pipe I’m not a great at home repairs but this is quite easy to do. First, place an empty bucket underneath the U-shaped pipe beneath the sink. The bucket will collect the water that will spill out once you open the pipe. Using a plumber's wrench, loosen the slip nuts at both ends of the pipe. You should be able to finish the operation by hand. When the trap is free, remove it and turn it upside down, emptying the contents into the bucket. You may also need to fish around inside it for debris and do the same with the pipes that were holding it. An old toothbrush is good for getting the tough gunk out. Rinse the trap with water and then put it all back together. In most cases, that will have done the trick. A good tip is to use that white very thin PTFE tape available at all local hardware stores on the threads when you put it back together, it makes sure everything is 100% watertight and shouldn’t leak.
6. The Drain Snake This is a fairly low-tech piece of equipment that works wonders. It's basically a long flexible metal rope with a spiral of metal at the end. This will actually work it way round all those hard to reach corners where the blockage could be. These are quick and easy tips that should help you deal with the most stubborn blockages.

Within an area of approximately 167km2 with over 70% being unspoilt mountainous and tropical forest many more temples are nestled coherently within the islands natural flora and fauna offering a feast for the eyes of all visitors. Koh Phangan being relatively undiscovered and undeveloped still has the postcard perfect secluded deserted beach coves awaiting discovery via the traditional mode of transport, the long tail boat or for the more intrepid explorer by hike. You truly feel that you are the first to leave a footprint! In that vein Koh Phangan's beauty is emerging as an attractive destination for weddings and events. Due to Koh Phangan's granite structure, there are several small mountains where it's possible to trek/hike. The highest being Khao Raa at over 600m above sea level taking 2-3 hours to realise the summit. LAND TITLE DEEDS IN THAILAND There are two main types of land ownership in Thailand which we should explain
RIGHTS OF POSSESSION Firstly there is the right of possession, for example, land that has been used by a family for generations to the benefit of the land and they have possession rights of the land under the civil and commercial code. Such titles are Sor Kor 1,Tor Bor 5 , 6 or Sor Por Gor 4. These titles basically are only family possession rights and generally only used for farming. These titles can not be bought or sold and no building rights or legal acts would be allowed on the land. I do know of cases where families being in possession of certain pieces of land for generations have been able to upgrade them to regular land title deeds but this is not generally the case and any serious investor would not normally give any credibility to these titles of possession.
RIGHTS OF OWNERSHIP Usually we are looking for land title deeds giving right of ownership not possession. Here there are basically three title deeds:- Chanote, Nor Sor 3 and Nor Sor 3 Gor. The most sought after titles are the Chanote and the Nor Sor 3 Gor as both these titles have legal documents of Rights of Ownership and can be sub-divided into smaller plots and planning permission and any such legal acts can be carried out immediately on the land.The only difference with the Nor Sor 3 is that although legal documents are issued for the land it has not been accurately surveyed which can lead to problems in verifying actual land area. And if any legal act is to take place on this land it must be published for at least 30 days. As we have been saying all the way through if it is not clear 100%, seek the advice of a legal professional in this field, as there are also many other issues that are important to consider such as servitude, access and rights of way.

TIPS FOR STARTING A NEW BUSINESS Are you planning to start your own business for the first time in Thailand? If so, we hope this useful information will help put your business on the right track. The simplest and easiest sort of company for foreigners to form with a small business is a Thai Limited Company. In Thailand, a Limited Company is a company with up to 100 shareholders, who share the same business purpose and is formed with a Capital divided into equal shares.
GETTING STARTED To set up a company, you must first have the memorandum that can be acquired at the registration office. To properly register, you are required to provide the authorities with details of your company and list a minimum of three shareholders (who can either be Thai or foreign nationals or both). At least seven days after you first approach the department, you can call a shareholder’s meeting to reach an agreement on the purpose of your business and set up the company’s operational rules. Having agreed on the purpose of your business, you can then apply for business registration at the same department. If you cannot agree on company rules, you can refer to those stated in the Civil and Commercial Code’s partnership and companies section.
SHARES Besides the issues of business registration, you must also make sure that your company’s shares are worth no less than 5 baht each. These shares can be transferred or even sold if the company has no regulations on this matter. Every shareholder must be given a share certificate, a document that guarantees their status as a shareholder. Should anyone wish to transfer their shares to another party; they have to fill in the share transfer form that confirms the deal between the transferor and transferee. The company also has to have in its possession a register of shareholders that contains a record of all the company’s shareholders. The book is evidence that will identify the company’s shareholders.
SHAREHOLDERS AND CHAIRPERSON A Limited Company’s shareholders can be either Thai or foreign nationals or both, but the percentage of shares held by foreign national plays a significant role in determining the nationality of your company, which may impose serious limitations on the company’s rights, such as landownership. If less than 49% of your company’s shares are held by foreigners, your company is considered a Thai company.

However, if foreign nationals hold more than 49% of the shares, your company is a foreign company. The significant differences between Thai and foreign companies operating in Thailand lie in their rights to buy and own properties or other businesses. It is therefore important, especially for those in real estate and development businesses, to know and remember that unless your company is Thai, you are restricted in the ability to possess and obtain land and property in this country without an exemption granted by the government. Foreign companies are also restricted to certain activities and to proceed with certain operations the company will have to apply for permission from the government. In such instances, applications will be considered case by case. They will also face tough scrutiny and strict restrictions on their right to operate and ability to run their business. These companies will be treated in the same way as foreign nationals seeking jobs in Thailand. If you are registered as a Thai company, you are automatically granted the right to purchase and own properties and other business and will be treated the same way as a Thai citizen. However, according to new legislation that has recently come into effect, the Land Department’s staff are now required to thoroughly investigate your Thai shareholders’ sources of income. Thai shareholders in a company wishing to purchase properties in Thailand have to declare their income and provide the authorities with evidence that proves their ability to co-invest with other foreign shareholders in the same company. Only those successful in convincing the authorities are granted the right to purchase and possess land. Companies with approval from the Land Department can then proceed with their applications for land title deeds or other certificates of use and possession.
LITTLE THINGS THAT MATTER A company limited has to have its own board of directors to act on behalf of the company. This panel will, however, act under the regulations and agreements approved by the shareholders. Appointing directors or removing any of them requires shareholders approval. At the end of the company’s financial year, within five months, it shall be the duty of the company to present the balance sheet to the Department of Business Development (DBD). If your company fails to present the balance sheet, the company will be fined up to 50,000 baht and the company’s board of directors may also be fined up to 50,000 baht. If the committee refuses to pay the fine, the police can appeal to the court for a warrant and file a lawsuit against the resilient parties. Withdrawal of the company’s business registration is also another penalty the company may face, should they not provide the authorities with the necessary statement. BUILDING REGULATIONS ON KOH SAMUI In order to build on Koh Samui you must first obtain a building permit from the municipality office and your building must meet certain requirements, depending on the location of the land on which you wish to build. There are 4 defined areas for land depending on its distance from the beach. (See diagram on opposite page)
STAGE 1. Land up to 10 Meters from the beach. The law states that no construction is permitted within this area.
STAGE 2. Land up to 50 Meters from the beach. Within this area you are permitted to construct a single storey
building only It’s height cannot exceed 6 Meters (including the roof) and the building cannot exceed the maximum allowed area of 75 Square Meters.
STAGE 3. Land up to 200 Meters from the beach. Within this area you are permitted to build up to a maximum height of 12 Meters (including the roof). The maximum allowed size is 2000 Square Meters.
STAGE 4. Land located more than 200 Meters from the beach. Within this area, building of up to 12 Meters in height (including the roof) can be constructed.
In addition, all buildings must now be constructed with peaked roofs, flat roofs are no longer permitted.

ENVIRONMENTAL REGULATIONS ON KOH SAMUI AND KOH PHANGAN There are defined areas relative to the distance above sea-level (i.e., reference to height above sea rather than set-back from shore-line), pursuant to the Regulations of Resource and Environment, 30th May 2557 (2014) (“Environmental Regulations”). Level 1 - Land less than 80 metres above sea level. In general, no additional rules apply in this level, subject to rules relating to hotels (50 percent of hotel land area must be left un-built on and “green”), residential projects consisting of 10+ units (must have water and waste treatment facilities), in addition to rules relating to water-dams, golf courses and airports. Level 2 - Land between 80 – 140 metres above sea level. Within this level, a single family home may be constructed on land that is 100 square wah or greater (if the land is less than 100 square wah, construction is prohibited). Structures cannot exceed 6 metres in height and must leave 50 percent of the land un-built on and “green; must have an architectural design based on traditional Thai, tropical or local aesthetics; must have a roof consisting of 80 percent of the total building area, and that matches the natural surroundings; and must include an approved water-drainage system, to prevent flooding. Level 3 – Land greater than 140 metres above sea-level. Within this level, the same rules apply as in Level 2; and in addition, structures in Level 3 cannot exceed 90 square metres. Slope Rules In all levels mentioned, where the land has a slope of between 35-50 degrees, only a single family home is permitted, which cannot exceed 6 metres in height and 80 square metres in area, and which must leave 75 percent of the land un-built on (50 percent of the un-built land area must be “green” with native trees). Furthermore, the land area must be 120 square wah or greater, otherwise construction is prohibited. If the slope is greater than 50 metres, construction is likewise prohibited. illa rental is fast becoming the preferred holiday accommodation option for a vast majority of vacationers to Koh Samui and Koh Phangan. Renting a villa as a family or group of friends can prove far more economical in the long run than hotel accommodation and can afford you the luxury and privacy you seek on a holiday without breaking the bank. For longer term lets, there is a multitude of options from private owners to agent lets ranging from basic to 6 star luxury – all you need to do is spend some time finding the right villa for your long-term living needs. Holiday villas are generally fully furnished and include a full western kitchen with appliances, towels and bed linens, water and electricity and will normally include a maid service who will come once or more a week to change linen and tidy the villa, as well as a maintenance person to take care of the gardens and pool if included. There are a host of other optional services on offer such as a private chef, babysitting, pre-arrival shopping, laundry, driver or car hire, butler, island tours, personal training, massage and spa treatments, Thai cooking lessons...simply do your research and ask lots of questions when selecting your villa to see what is available to you during your stay. If booking your villa from outside of Thailand, it may be wise to use one of the more established

and recognised agents to ensure you are getting what you pay for. While it may seem cheaper to go directly through the home-owner, agencies usually have representatives in Samui and Phangan who can advocate on your behalf. That can include minor repairs or even moving you to another property if you’re not satisfied with your original choice. That’s something that the owner can’t help you with. Prices can vary greatly depending on the location of the villa (closer to the beach or beach-front means you will pay for the access and view!), the size/bedroom numbers, the facilities, services and the standard of the villa - with several levels of luxury available! There are hundreds of villas available on the islands starting from basic, mid-level, luxury and beyond – it’s truly reliant on your budget and your requirements - either way, you will not be stuck for choice. Generally a deposit of 50% or more is required to secure the villa of your choice prior to your holiday and the remainder paid in full upon arrival, this may vary from agent to agent. Read the rental agreement very carefully to make sure you understand what’s provided as well as any and all conditions, exclusions, inclusions, costs and penalties. When you decide on the ideal holiday villa to suit your needs, you can relish in the fact that you will enjoy privacy, space and of course the beautiful tropical surrounds of Koh Samui and Koh Phangan.
