EDITOR'S LETTER Dear Readers, I was recently asked why I would want to live on Koh Samui. Living on a tropical island is an incredible fantasy shared by many people. Being surrounded by water, drinking out of fresh young coconuts, being warm all year and diving in the crystal-clear ocean are some of the alluring images that come to mind. I along with many have made the fantasy of island life a reality. However, how does the reality truly live up to the fantasy? Island life is not always paradise. With power shortages, language and culture barriers it can be challenging at times. There is no denying Koh Samui is stunning. Although development on the island runs at full pace with the size of the island you will still find incredible beauty and peace. Only a short distance from the mainland, Koh Samui offers the chance to truly get away. Life moves at a slower pace on islands and you will likely find yourself in a deep state of relaxation. Koh Samui has a strong community. People don’t leave islands as often as city’s so living on an island you usually find yourself around most of the same people. This helps the community to work together. Most people living on islands do so for the same reasons and this shared love and respect of the island bonds people together. The slower-paced lifestyle on islands is one of the wonderful benefits that helps its residents truly relax. However sometimes this slow pace can lead to stressful situations. If you own a business on the island you may struggle with builders working at your expected pace, with training your employees to offer the correct service to tourists. Electrical outages may go on for days while you wait for the electric company to make the repair. These are especially important considerations for those who plan to open a business, but they affect all of us who live here. Living on an island could become the most magical experience of your life, fulfilling your every tropical fantasy, or it could be an incredibly difficult frustrating experience. Nowhere is perfect, so weigh the pros and cons and decide if island living is right for you. If you do decide to move to an island, take a deep breath and learn to adapt to this different culture and lifestyle. I did and have never regretted it.

Problems in the Little Room
Sadly, plumbing is often less than what we would expect in the land of smiles. Pipework diameters are usually smaller than we would expect in a European house for example. Adding the fact that most Europeans will still use toilet paper means just every now and again you’re going to get a blockage. If you’re lucky enough to have a plunger to hand and your toilet bowl is the right diameter this is an easy fix. But if the bowl is a non-standard size and the plunger doesn’t fit or you don’t even have one what are you going to do. Well we’ve found an easy home trick that can fix this problem easier than you think. • • • • • •

Lift the toilet seat and clean and dry the top edge and side. Use a sheet of cling film and cover the whole top of the toilet, if you’ve no cling film a wide clear tape would do too. Make sure it is nice and airtight all around Flush the toilet, and while it flushes you will notice the cling film or tape bulges up with the intake of water into the bowl. Use both hands and push down on the bulging film with a good hard shove. This sudden pressure will burst through any blockages in your system and your toilet will be free to flush normally again.

Staircase ideas and designs The staircase is usually the first thing you see when you enter a house or maisonette, so take the time to make it a real focal point, with our inspiring ideas for staircase design. Whether you are replacing or installing a new staircase, or just want to jazz up an existing staircase with some colour, it’s worth thinking about how you and your family use it before you start as this may help you decide if it can work harder for you. For example, if you tend to pile stuff on the lower treads, you may want to incorporate some extra storage into the staircase, perhaps by fitting under the stairs cupboards or shelves which you can hide with doors or leave on show for a more relaxed look. If money is no object, you can go the whole hog and commission a striking glass staircase which is a great way to allow light to get to all floors in a dark house but requires a high level of maintenance. A spiral staircase is always arresting and a great way to gain access to upper levels in a tight space and are now available in all manner of materials and finishes. Perhaps the easiest way to make a statement with your staircase is to get creative with hallway wallpaper, paint and textiles. Paint the risers in a descending or ascending rainbow of colours, stick on decorative tiles for instant impact, use wallpaper or old maps to add interest to each tread or paint the whole shebang in a favourite colour. You could paint the spindles and bannister rail to suit your fancy and position wall stickers up the staircase walls or on the facing walls on each half landing.

The Indigo Effect The boldly beautiful color of Indigo is a natural blue dye made from the flowering Indigofera plant and has been used for centuries in textiles and fashion. This truly authentic hue is popular in interior design due to its ability to create a serene atmosphere that’s reminiscent of the depths of the ocean. Indigo is often used in place of blacks and charcoals as a variation on dark, neutral tones, particularly in conjunction with softer hues. Its fresh and timeless appeal means indigo lends itself to braver interior choices, such as paint or wallpaper, creating a striking feature in any space. An accent wall paper in a textured indigo design, such as raw linen, adds not only
amazing color, but layers that you can build on throughout your interiors. The gentler approach to using indigo is to incorporate the colour in soft furnishing finishes such as curtains, cushions, bedspreads and throws. For generations, the Japanese have used Indigo in both textile design and hand painted ceramics. Camping
A backyard campout is a quick and simple and fun way camping without most of the problems. You can take your kids on a great outdoor adventure with very little planning, and you don’t even need to pack the car. Camping is a great way to bond as a family, talking and telling stories around a campfire. It helps teach kids the value of working together to pitch a tent or cook a meal. And it’s a great way to get kids outdoors, watching the clouds or the stars instead of videos; playing real games instead of computers. If you’ve got a hesitant or first-time camper, backyard camping is a sure way to ease them into the experience and get them hooked so they’ll be eager to try camping somewhere else. Pitch a tent, start a fire (whether real or make-believe) and prepare food together. Explore nature, play games, sing songs and tell stories around the campfire. You’ll have real fun with your kids, and create fun camping memories that’ll last a lifetime. We all need a break from our everyday lives, and more importantly a pause from the electronic devices that seem to control us. Studies show that when you get out into nature, it helps reduce stress and keep you healthy. And if you don’t have the time or money for a family getaway, it’s easy to create a calm space in your own garden. Identify cooking and campfire options: Do you have a built-in fire pit in your yard, a fire pit table or another place where you could safely build a fire in your backyard? Do you have a barbeque grill or camp stove? Plan your meals: If you’ve got a fire pit, grill or BBQ, you can plan meals to cook outside. If you don’t have a fire, plan meals that don’t have to be cooked: sandwiches for dinner, a no-cook dessert and granola/cereal or muffins/bagels for breakfast.

Be sure to bring a large cooler with ice to your backyard campout, so your food stays fresh. Before the campout, decide when it is and is not okay to go into the house. For example: You can only go in the house to use the bathroom. If you don’t have a cooler, you can only go inside to take food that is already prepped for camping and sitting in the fridge. You can’t go in the house to replace something you forgot. If you forget to pack something, you’ll have to make do. We’re camping—no electronics allowed. (That goes for you, too, Mum & Dad!) If you have older kids, give them different tasks: planning games, looking up song lyrics, deciding the menu and gathering gear. Young ones can team up with a sibling or a parent. Or do all tasks as a family. Get everyone excited from the planning phase, and you’re sure to have a wonderful camping adventure. Set Up Camp Look around your backyard for the perfect campsite. It should be flat, free of rocks or sticks, open and easy to make camp. Clean it up if necessary. Lay a tarp on the ground. This will help keep the tent bottom dry and clean. Then open your tent and set it up. Don’t forget to stake it to the ground. Older kids love to hammer the stakes into the ground!
Always take off your shoes before going inside your tent. This will keep your tent nice and clean. Roll out the sleeping bags and set up your pillows. Building a fire’s, a great team-building exercise. Allow little kids to try their hand at lifting wood, let the older kids show the younger ones how to build a pyramid with the wood. Everybody can stuff newspaper in the centre of the pyramid to help start the fire. Cook Your Campfire Dinner Time for dinner! If you’re not cooking, lay out the sandwiches and other items and enjoy a picnic near the tent. If you are cooking, put the hot dogs on your roasting sticks and hold them over the fire. If you have young children, let them put the dogs on the ends of the sticks, while someone helps them cook. They can help set up the hot dog buns on the plates too. This is also a great time to break out the chips and dips. Some Final Thoughts… Camping with your family will provide years of wonderful memories. But it’s so much more than that. The tasks your kids perform when planning and enjoying a camping trip will provide them with skills they’ll use throughout their lives. Teamwork, communication and bonding are just a small part of that. Whether you camp in your backyard or head out to the wilderness, and whether you camp every week or just once a year, you’re bound to have lots of fun!

Distinguishing between a Quip and a Promise in Real Estate Transactions in Koh Samui and Koh Phangnan Property developers and real estate agents invest considerable time, energy and expense in producing glossy brochures, plans and computer simulations which allow “off-plan” buyers to conceptualise their dream home in paradise. Indeed, at the time that the buyer contractually commits to the investment and pays a substantial sum of money to the developer, the dream home may be little more than a clearing in the ground. Consequently, it is important for “off-plan” buyers to take careful steps to ensure that the developer does not deliver a substantially different property to that which was promised to the buyer in the brochure or website. The following article examines certain steps that can be taken by buyers to ensure that the developer is “on the hook” in relation to assertions, representations and promises made to the buyer to induce the sale. The Condominium Acts of Thailand provide some assistance to buyers of condominiums. According to Condominium Law, the developer of a condominium is obliged to lodge all the advertising materials used in the marketing of the project with the condominium manager who shall be responsible for ensuring that the completed condominium complies with all the marketing materials. The developer will be subject to punitive sanctions if the completed property does not comply with the marketing materials. Whilst the Condominium Act only provides assistance to condominium buyers, instructing you legal representative to negotiate the terms of the legal contracts with the developer can provide assistance to buyers in compelling the developer to deliver the property that was agreed. The following are a few tips not just in respect of condominiums but all properties: Plans Detailed plans of the property should be attached to and form an integral part of the Sale and Purchase Agreement. The plans should clearly identify all aspects of the target property; including a front, rear and side elevation plan; the dimensions and layout of each floor and a detailed plan of any common property or landscaped areas. The terms of the Agreement should provide appropriate sanctions against the Developer if the completed property does not conform with the plans.

Specifications A detailed specification of the materials used in the construction and finishing of the property should be attached to and form an integral part of the Sale and Purchase Agreement. The specifications should include the size, type, kind, style, model, brand and colour of all materials used. The terms of the Sale and Purchase Agreement should provide appropriate sanctions against the developer if the completed property does not conform to the specifications. In certain circumstances, however, it is reasonable for the Sale and Purchase Agreement to contain terms allowing the developer to use substitute materials of an equal or perhaps even better quality if the materials stipulated in the specifications are unavailable Inspection The terms of the Sale and Purchase Agreement should provide the buyer with a right to appoint an independent surveyor to carry out a thorough inspection of the property and to provide an opinion as to whether: (i) the building has been constructed in accordance with the plans and marketing materials; (ii) there are any structural issues which may require costly repair; and (iii) there are any non-structural or snagging items that may require costly repair. It is also important to ensure that the surveyor accepts liability for the opinion that they provide to the buyer, this will arm you with a potential legal remedy if the opinion is negligent. The payment of the final instalment of the purchase price to the developer should be conditional upon a satisfactory survey result. The buyers bargaining power diminishes considerably once all the purchase price instalments have been commenced. Project Viability The advertising and marketing materials may show a stunning luxury residence but independent enquiries outside of the terms of the Sale and Purchase Agreement must be made to ensure that the construction plans are viable within the budget proposed by the developer and to further ensure that any specialist machinery or skills required to achieve any specialist construction are available in the local market. Very steep gradients, for example, should be scrutinized along with height restrictions. In summary, buyers should examine and negotiate Sale and Purchase Contracts to ensure that the developer is contractually ‘on the hook’, where appropriate, with regards to any representations made in the sales and marketing literature.

Bitcoin Investment using Thai Property Finance (Part 2) Following on from the previous Samui Phangan Magazine edition, where for the first time in an article, I touched on Bitcoin & Cryptocurrencies, specific to where clients had been Re-Financing Thai property & Thai condos to invest heavily into the digital scene, paying around 8-12% loan interest per annum, I am pleased to move forward and now begin explaining how to invest. First however, let’s recap on the coin levels discussed in the last article where Bitcoin (BTC) was valued at USD 2,331 & Ethereum USD 199. As it stands today, at the current time of writing for our October edition, levels have now both increased with Bitcoin standing at USD 3,951 & Ethereum at USD 289. A quite significant jump of 69% & 45% respectively. Further to this, in fact the “high” points, actually took Bitcoin over USD 5,000 at one point, more than double the value from our last edition! If for example, you had already borrowed money to invest into Bitcoin, you would certainly have made enough profit to pay for any annual loan interest. In fairness however, over the past month, considerable press coverage and in particular from China and JP Morgan’s Jamie Dimon, seemed to show direct correlation with strong movements of the value with

perhaps some “pump and dump” practices. News from China seemed to indicate a closure of initial coin offerings (ICOs) followed by closing of the exchange scene in China and the investment banker Jamie Dimon reportedly slated to say Bitcoin was a fraud. Losing value from USD 5,000 down to under USD 3,000 within a short space of time, Bitcoin had a quite significant drop. Ultimately however, even if we picked the low point of just under USD 3,000, this still made a considerable profit from the previous article. One may now wonder, if the cost of USD 3,951 or around THB 138,000 equivalent, is the cost of 1 Bitcoin, with average salary levels of employees in Thailand, being well below this figure, how is it possible to invest for the average Thai or Foreigner individual… Bitcoin can be bought and traded using up to 8 decimal points such as 0.00004699. This means you can own and purchase a small fraction of a Bitcoin to begin. It is for example possible to test the water, with around THB 1,000 if only, wanting to see how this Crypto scene may work and try out a new process. A new process of which may easily lose money, as quick as one may make money.
If only to buy and hold Bitcoin, a simple way to begin is to think of a 3 step process: • • •
Register for Internet Banking on your day to day THB banking Register for an online Thailand based Exchange company (used to purchase Bitcoin) Register and/or download a Wallet to store digital currency
In fact, there is no real requirement to set up internet banking, this is just a recommended way so than it is possible to make an online payment (say THB 10,000) to an exchange company without leaving the comfort of home (In Thailand there are many exchange companies which may be used to purchase Bitcoin and if you wish for any direct recommendations, please drop me a message). It is also however possible in some countries to deposit cash into an ATM machine which than will buy Bitcoin for you, however for this example, we shall work on the basis of making an internet banking transfer. Once created a deposit on an exchange company website, a small but negligible fee depending on the amount you transferred could have been incurred. Now we are ready to ask the exchange company to purchase Bitcoin, again a small transaction cost by the exchange company will be incurred, perhaps around 0.25%. Let’s take the example however of THB 10,000 and omit to include any negligible fees at this stage. THB 10,000 equates to around USD285 which at 1 Bitcoin price of USD 3,951 will than equate to around BTC 0.07213364 (285 divided by 3,951). Now as a successful purchase of Bitcoin has been made, it is possible to transfer the coin onto a personal wallet. Some prefer leaving coins on an exchange companies website or moving to a trading platform however for this example, we are working on transferring to a personal wallet to buy, store and hold digital currency. There are many digital wallets online to either download and store on your personal home computer or leave online, for this example we shall work with “Exodus” wallet. This is by no means a recommendation and simply is a popular wallet. Once downloaded and installed on a computer, you may open the specific Bitcoin wallet (as opposed to Ethereum or perhaps another coin) and than find a “receive” address. The receive address may look something like this “1HeCt9RGKBvVnZQQmz7mvkvUR78o2Srvza”. This is almost, the equivalent of sort code and account number, on a typical bank account. Now we are ready to move the BTC 0.07213364 from the exchange company to your Exodus wallet. Simply copy the receive address code from Exodus, paste it on the exchange company website after selecting withdraw BTC and confirm. Around 30 minutes later the funds may arrive and be visible on the Exodus wallet which now means, you have successfully bought Bitcoin and
now can store on your home computer device. The good thing about Exodus is that it shows present value of the Bitcoin in USD (or selected currency) therefore, can easily be noted whether value is increasing or decreasing. If we were to have invested during the last article our THB 10,000 example and if we exclude any transaction costs, in theory the value would now be showing around THB 16,900 equivalent. Finally, now let’s go through our loan example from the previous article. A condo with value THB 5,000,000 was offered to finance up to 60% loan to value. This means the THB 3,000,000 loan size with 69% increase is now valued at THB 5,070,000 of Bitcoin…more than your condo value! In theory, one could now sell the Bitcoin and have enough to repay the loan in full and be left with around THB 2,000,000 on the bank account and no longer have any Mortgage! Condo loan set up for easy cash back on units already owned usually incurs the following fees: • 1.25% (Lender Fee) THB 37,500 • 1.00% (Mortgage Registration) THB 30,000 • 0.05% Stamp Duty THB 1,500 • Fire Insurance, Life Insurance, Valuation & Inspection, Draft • 8.325% Annual Interest (paid monthly and would actually decrease on a monthly basis as principal payments are made) • Early pre-payment within first 3 years 2% penalty. In summary, an astute borrower who managed to invest during the last article could now have already paid off their Mortgage and gave themselves a sizeable deposit on their bank account. Even though transaction costs from the lender to the bank to the exchange company were to be factored in, a return had already been made. Everyone would have on this example been a winner. realty in focus | personal profile When did you first visit Koh Samui and when did you permanently move here? I’d never actually been to Thailand before. I was a Sales Director of a property company in Europe and I suggested we should branch out to Thailand as the owner spent time here and looking to retire but still have some business interests. Within a few months of arriving in Thailand, our business relationship fell apart as we wanted different things from living here, so I set up shop on my own. I landed in Phuket on 1st April 2008. Now, I happen to know that when you moved here you had concrete plans about what you wanted to do? That’s correct, the plan was always to set up a real estate company. I’d been headhunted on several occasions in Europe to do so, so I thought, why not for myself! At first I didn’t know where I wanted to be located so I visited key locations and spent time there and the options were: Phuket – too commercial and similar to where I’d previously come from (Spain), Bangkok – great for weekends but I’ve already done City life (London), Pattaya – just not my cup of tea! Then there was Samui. As I came into land on the propeller plane (not jet planes between Phuket and Samui then), I just knew Samui was for me. The next day I flew back to Phuket, packed my bags and moved to Samui the same day, this was May 2008. My key purpose for moving here was to assist foreigners in the buying process and provide them with advice on the Samui property market. Buying and selling property overseas and as a second home in the sun is a very different purchase than a residential one. Why did you consider that to be a good prospect for business? Samui was the most undeveloped “sea side” location I’d visited. If Samui doesn’t have it then it will come…eventually, that’s a key area of growth. There’s also nowhere else in Asia like Samui that attracts people from all walks of life, all corners of the World, all budgets and it has its own special charm. I saw the potential and that was the immediate draw. Is Samui becoming too built up? We need growth whether it be a city, town, country or island. Without growth, we don’t move forward. Many feel Samui has changed, of course it has but we need growth to sustain ourselves by means of tourism and businesses. Driving through the middle of the island with its unspoilt tropical green jungle, bumbling around the sleepy roads of the South, just shows that there are many unspoilt areas to choose from, over and above the bustling North East. Tell us a little bit about your business now? Well, my business is one that I’m proud of and work hard for and I don’t do it on my own either, I have a great team. who I am today. Spending time with friends and family on and off island are important to me and when I do get a day all to myself, I’ll hit the beach and definitely a massage! Samui has grown from the quiet tropical island we both knew into quite an international metropolis, what benefits does this offer for your clients? More flights from both Domestic and International have helped a lot, we are an easy weekend destination for those living in Hong Kong, Singapore, Malaysia and more recently China! These are all countries with big cities so both tourists and buyers love to come to Samui as it’s much more laid back, easy going and cleaner air. They like the simple life and that’s what Samui should offer. Samui hasn’t really changed, it’s just expanded, better shopping including imported foods and drinks, more restaurants to choose from with varied cuisines, more hotels and high end one’s, attracting a higher end of clientele. Infrastructure always plays a part too. While clients like the laid-back feel here they do get used to some of their creature comforts back home and there’s now more stability with the electric, the water supply which is in planning to install an underwater pipeline from the mainland to Samui, the road improvements and drainage, that is continuously being upgraded. How do you think Samui compares to other major destinations like Phuket for example? I don’t think you can compare Phuket and Samui, they are so very different. It’s hard to compare Samui to anywhere else, it’s unique! Where is your favourite place on Samui? Oh gosh, that’s a hard question, I have different places for different reasons. I’ll have to go generic on this one and say the beach! Where do you see Samui heading in the future? I wish I had a crystal ball, but if Samui continues to grow slowly and patiently, I believe there are some great things to come. The Ritz-Carlton and the second Sala Samui are about to open their doors, the signs have just gone up for a Holiday Inn Express in 2020 next to the Wharf, the continued talks of a marina for the island and the expansion for cruise ship tourism, are just a few highlights to a small island. Your friends are flying in to Samui for the first and you’re taking them out for dinner, where do you go and what do you order? It must be Thai…of course! Starfish and Coffee in Fisherman’s Village. This is one of the first restaurants I was introduced to and is consistently good. The food and the setting settles anyone into island life and introduces my friends to real Thai food. I normally order prawns wrapped round lemongrass, wing bean salad, calamari and spring rolls. Next, it’s always a deep-fried fish with chunks of fish just falling off the bone, king prawns in tamarind sauce, a red or green chicken curry and the amazing blue crab meat yellow curry powder, rice and vegetables. Based on the first night, Starfish and Coffee are always the last night’s choice of restaurant by my friends too.

You can head down to Haad Thong Lang beach either via the front gate or the private entrance at the bottom of the house. Enclosed within a bay and with calm water, this beach is great for kids. PM 2.5 ฝุ่นพิษที่เป็นภัยคุกคามสุขภาพของคนไทย หากในพืน้ ทีใ่ ดมีมลพิษทางอากาศ ประชาชนผูอ้ ยูอ่ าศัยในบริเวณนัน้ ก็ยากทีจ่ ะ หลีกเลีย่ ง นอกเสียจากจะย้ายถิน่ ฐาน มลพิษทางอากาศจึงเป็นสิง่ ทีป่ ระชาชน ต้องเผชิญร่วมกันอย่างเลีย่ งไม่ได้ ในช่วงครึง่ แรกของปี 2560 หลายเมือง ในประเทศไทยยังคงเผชิญกับปัญหามลพิษทางอากาศ ซึง่ ถือเป็นความล้ม เหลวทีจ่ ะบรรลุเป้าหมายการพัฒนาทีย่ ง่ั ยืน หากประเทศไทยยังคงละเลย การแก้ไขมลพิษทางอากาศทีก่ �ำ ลังเป็นปัญหาเร่งด่วน! เมือ่ วันที่ 8 สิงหาคม 2560 ทีผ่ า่ นมา กรีนพีซ เอเชียตะวันออกเฉียงใต้ ได้ เปิดเผยข้อมูลจากการประมวลค่าเฉลีย่ ของความเข้มข้นฝุน่ ละอองขนาดเล็ก ไม่เกิน 2.5 ไมครอน(PM2.5) จากสถานีตรวจวัดคุณภาพอากาศ 19 จุดใน 14 เมืองทัว่ ประเทศไทยในช่วงครึง่ แรกของปี 2560 ในงาน “Unmask Our Cities: อัพเดทสถานการณ์มลพิษ PM2.5” โดยข้อมูลระหว่างเดือนมกราคม ถึงมิถนุ ายนปีน้ี พบว่า 2 พืน้ ทีเ่ มืองทีม่ คี า่ เฉลีย่ ของความเข้มข้น PM2.5 สูงสุด ได้แก่ขอนแก่น (44 ไมโครกรัมต่อลูกบาศก์เมตร) และสระบุรี (40 ไมโครกรัมต่อลูกบาศก์เมตร) ซึง่ สูงกว่าระดับทีอ่ งค์การอนามัยโลกแนะนำ�ไว้ ถึง 4 เท่า และมีอกี 8 พืน้ ทีเ่ มืองทีย่ งั ต้องเผชิญกับปัญหา ได้แก่ กรุงเทพฯ สมุทรปราการ(พระประแดง) ปราจีนบุร(ี ท่าตูม) ราชบุร(ี เมือง) สมุทรสาคร (เมือง) ลำ�ปาง(แม่เมาะ) เชียงใหม่(เมือง) และตาก(แม่สอด) โดยมีคา่ เฉลีย่ ความเข้มข้นของ PM 2.5 ทีอ่ ยูใ่ นระดับทีส่ งู ตัง้ แต่ 26 ถึง 39 ไมโครกรัมต่อ ลูกบาศก์เมตร ทีน่ า่ ตกใจคือ ค่าเฉลีย่ ความเข้มข้นของ PM 2.5 ทัง้ 14 เมือง เกินค่าความปลอดภัยตามคำ�แนะนำ�ขององค์การอนามัยโลก และมี 10 เมือง จากทัง้ หมด 14 เมือง ทีม่ คี วามเข้มข้นเฉลีย่ ของ PM2.5 ในช่วง 6 เดือนแรก ของปี 2560 สูงกว่าระดับความปลอดภัยทีก่ �ำ หนดไว้ในมาตรฐาน PM2.5 ใน บรรยากาศทัว่ ไปของประเทศไทย ซึง่ ตัง้ ไว้วา่ ไม่ควรเกิน 25 ไมโครกรัมต่อ ลูกบาศก์เมตรต่อปี จากข้อมูลของสถานีตรวจวัดของกรมควบคุมมลพิษ 19 สถานีทว่ั ประเทศ กรีนพีซทำ�การประมวลค่าเฉลีย่ ของความเข้มข้นฝุน่ ละอองขนาดเล็กไม่เกิน 2.5 ไมครอน (PM2.5) ช่วงเดือนมกราคมถึงเดือนมิถนุ ายน พ.ศ.2560 โดยมี ข้อสังเกตและข้อเสนอแนะดังต่อไปนี้ • ความเข้มข้นของ PM2.5 เฉลีย่ 6 เดือน มีคา่ สูงสุด 44 ไมโครกรัมต่อ ลูกบาศก์เมตร(มก./ลบ.ม) ทีอ่ �ำ เภอเมือง จังหวัดขอนแก่น และมีคา่ ต่�ำ สุด 13 มก./ลบ.ม ทีเ่ ทศบาลนครหาดใหญ่ จังหวัดสงขลา เมือ่ นำ�มาเทียบกับ ค่าเฉลีย่ 1 ปี ของ PM2.5 พบว่า ทัง้ 14 เมือง มีความเข้มข้นของ PM2.5 เกินค่ามาตรฐานทีแ่ นะนำ�ไว้โดยองค์การอนามัยโลก (ไม่เกิน 10 มก./ลบ.ม) และมีเพียง 4 เมืองจาก14 เมือง ทีม่ คี า่ ความเข้มข้นของ PM2.5 ไม่เกินค่า มาตรฐานค่าเฉลีย่ 1 ปีของประเทศไทย(ไม่เกิน 25 มก./ลบ.ม) สอดคล้องกับ การประเมินสถานการณ์คณ ุ ภาพอากาศในร่างแผนยุทธศาสตร์การจัดการ คุณภาพอากาศ 20 ปี (พ.ศ.2560-2579) โดยกรมควบคุมมลพิษทีร่ ะบุไว้ใน บทที่ 2 ของร่างแผนฯ ว่า “จากการติดตามตรวจสอบพบว่าปริมาณ PM2.5 ในหลายพืน้ ทีม่ แี นวโน้มเพิม่ ขึน้ อย่างต่อเนือ่ งและมีคา่ เกินเกณฑ์มาตรฐาน” • ความเข้มข้นของ PM2.5 เฉลีย่ 6 เดือน และความเข้มข้นสูงสุดราย เดือนของ PM2.5 ช่วงเดือนมกราคมถึงเดือนมิถนุ ายน พ.ศ.2560 สะท้อนให้ เห็นว่า “ความเข้มข้นของ PM2.5 ในพืน้ ทีเ่ มือง” ซึง่ เป็นหนึง่ ในตัวชีว้ ดั สำ�คัญ ของเป้าหมายการพัฒนาทีย่ ง่ั ยืน(SDGs) ยังอยูใ่ นระดับแย่ ดังนัน้ ร่างแผน ยุทธศาสตร์การจัดการคุณภาพอากาศ 20 ปี (พ.ศ.2560-2579) จะต้องให้ ความสำ�คัญโดย (1) ปรับเปลีย่ นดัชนีคณ ุ ภาพอากาศให้สอดคล้องและใกล้ เคียงอย่างทีส่ ดุ กับข้อแนะนำ�ขององค์การอนามัยโลก(WHO Guideline) โดยกำ�หนดให้ฝนุ่ ละอองขนาดเล็กไม่เกิน 2.5 ไมครอน(PM2.5) เป็นสาร มลพิษทางอากาศหลักในการคำ�นวณดัชนีคุณภาพอากาศ และ (2)ปรับ มาตรฐานคุณภาพอากาศในบรรยากาศทัว่ ไปทีส่ อดคล้องและใกล้เคียงอย่าง 82

ทีส่ ดุ กับข้อแนะนำ�ขององค์การอนามัยโลกเพือ่ คุม้ ครองสิทธิของประชาชน ในการเข้าถึงอากาศสะอาด เมือ่ พิจารณาถึงข้อแนะนำ�ขององค์การอนามัย โลก ค่ามาตรฐาน 1 ปี PM2.5 ของประเทศไทยอยูท่ ่ี 25 มก./ลบ.ม สูงกว่าค่า มาตรฐาน PM2.5 ขององค์การอนามัยโลก 2.5 เท่า ส่วนค่าเฉลีย่ 24 ชัว่ โมง PM2.5 ของประเทศไทยอยูท่ ่ี 50 มก./ลบ.ม ซึง่ สูงกว่า 2 เท่าเมือ่ เทียบกับ มาตรฐานขององค์การอนามัยโลก ทุกคนมีสทิ ธิในเข้าถึงอากาศสะอาด ถึง เวลาทีร่ ฐั บาลไทยต้องลงมือปฏิบตั อิ ย่างจริงจังต่อปัญหาเร่งด่วน ด้านสุขภาพ นีแ้ ละสร้างแผนปฏิบตั กิ ารทีห่ นักแน่นกว่าทีเ่ ป็นอยูเ่ พือ่ ทําให้อากาศดีขน้ึ ลด มลพิษและช่วยชีวติ คน กรีนพีซเรียกร้องให้ : กรมควบคุมมลพิษ • ติดตัง้ ตรวจวัดและรายงานPM2.5ในทุกสถานีตรวจวัดคุณภาพอากาศทีม่ ี อยู6่ 1แห่งใน29 จังหวัดทัว่ ประเทศ ผ่านทางเว็บไซต์ Air4thai.pcd.go.th และ โมบายแอพพลิเคช่นั Air4Thai • ใช้คา่ เฉลีย่ ของฝุน่ ละอองขนาดเล็กไม่เกิน2.5ไมครอนในการคํานวณดัชนี คุณภาพอากาศ (PM2.5 AQI) กระทรวงทรัพยากรธรรมชาติและสิง่ แวดล้อม • ภายใต้วสิ ยั ทัศน์ภมู ภิ าคอาเซียนปลอดหมอกควันภายในปี2563(HazefreeASEANby2020) นอกเหนือจากการควบคุมและป้องกันการเผาวัสดุ การเกษตรในพืน้ ทีเ่ พาะปลูก ป่าไม้ และพืน้ ที่ สงวนแล้ว จะต้องรับประกันว่า มีการติดตามตรวจสอบและรายงานความเข้มข้นของฝุน่ ละออง ขนาดเล็ก ไม่เกิน 2.5 ไมครอน(PM2.5) และสารมลพิษทางอากาศอืน่ ๆ ทีเ่ ป็นภัยคุกคาม สุขภาพ อนามัยของประชาชน เช่น โพลีไซคลิกอะโรมาติกไฮโดรคาร์บอน (PAHs) โดยสาธารณชน สามารถเข้าถึงข้อมูลได้ กรมควบคุมมลพิษและกระทรวงสาธารณสุข • ปรับปรุงมาตรฐานการปล่อยซัลเฟอร์ไดออกไซด์(SO2),ออกไซด์ของ ไนโตรเจน(NOx)และฝุน่ ละอองขนาดเล็กทัง้ PM10 และ PM2.5 ให้ สอดคล้องกับข้อแนะนําขององค์การอนามัยโลก กรมควบคุมมลพิษและกรมโรงงานอุตสาหกรรม • กาํ หนดค่ามาตรฐานPM2.5และปรอททีแ่ หล่งกําเนิดทีอ่ ยูก่ บั ทีร่ วมถึงการ ตรวจวัดและรายงาน การปล่อย PM2.5 และปรอทจากปล่องโรงไฟฟ้า กระทรวงพลังงานกระทรวงคมนาคมกระทรวงทรัพยากรธรรมชาติและสิง่ แวดล้อมและสภา อุตสาหกรรมยานยนต์ • ส่งเสริมให้มกี ารใช้เชือ้ เพลิงสะอาดในภาคการขนส่งให้มากขึน้ (Clean Fuel & Renewable fuel) • ส่งเสริมระบบขนส่งมวลชนขนาดใหญ่มากขึน้ (Traffic management & Mass Transportation System) • บริหารจัดการด้านการใช้พลังงานในภาคการขนส่งทางถนนโดยการ ปรับปรุงระบบขนส่งให้มปี ระสิทธิภาพด้านการใช้พลังงานมากขึน้ • บริหารจัดการอุปสงค์เพือ่ ลดการเดินทางทีไ่ ม่จาํ เป็นสนับสนุนให้มกี ารปรับ เปลีย่ นพฤติกรรมไปใช้ระบบขนส่งสาธารณะและรูปแบบการขนส่งสินค้าที่ ประหยัดพลังงาน • จัดการสิง่ แวดล้อมด้านการขนส่งทางถนนโดยการส่งเสริมให้มกี ารพัฒนา และใช้พลังงานสะอาด การสนับสนุนการใช้จกั รยาน การเดิน ยานพาหนะ ไฟฟ้าและการส่งเสริมการขับขีท่ ป่ี ระหยัดเชือ้ เพลิง (Eco driving) **ข้อมูลค่าฝุน่ ละออง PM2.5 ในพืน้ ที่ 14 จังหวัด เป็นการรวบรวมข้อมูลจาก สถานีตรวจวัดของกรมควบคุมมลพิษเมือ่ วันที่ 30 มิถนุ ายน 2560 www.greenpeace.org
สาเหตุของมลพิษ การคมนาคมขนส่ง
การคมนาคมขนส่งโดยเฉพาะไอเสียจากยานพาหนะทีใ่ ช้น�ำ้ มันเชือ้ เพลิงต่างๆ ทัง้ ดีเซลและ แก๊สโซฮอล์เป็นแหล่งกำ�เนิดทีส่ �ำ คัญของ PM 2.5 จากการประเมินพบว่ามีการปล่อย PM 2.5 โดยตรงราว 50,240 ตันต่อปี นอกจากนี้ ยังเป็นแหล่งกำ�เนิดออกไซด์ของไนโตรเจน (NOx) 246,000 ตันต่อปี และซัลเฟอร์ไดออกไซด์(SO2) อีกราว 14,000 ตันต่อปี
การเผาในทีโ่ ล่ง
ประมาณการว่า มีการเผาในทีโ่ ล่งปล่อยฝุน่ พิษ PM 2.5 มากถึง 209,937 ตันต่อปี รวม ถึง หมอกควันพิษในภาคเหนือตอนบนของไทยและภูมภิ าคลุม่ น้�ำ โขงทีเ่ กิดจากการเผา ในพืน้ ทีเ่ พาะปลูกพืชเชิงเดีย่ ว ซึง่ ผลิตป้อนเข้าสูห่ ว่ งโซ่อปุ ทานการผลิตอาหารของบริษทั อุตสาหกรรมเกษตรขนาดใหญ่ และหมอกควันพิษจากอินโดนีเซียอันเป็นผลพวงของสอง ทศวรรษแห่งการทำ�ลายล้างป่าพรุ และระบบนิเวศป่าไม้โดยอุตสาหกรรมปาล์มน้�ำ มันและ เยือ่ กระดาษทีโ่ ยงกับห่วงโซ่อปุ ทานของผลิตภัณฑ์บริโภคและอุปโภคในระดับโลก
การผลิตไฟฟ้า
ประมาณการว่า การผลิตไฟฟ้าปล่อย PM 2.5 ราว 31,793 ตันต่อปี ก๊าซซัลเฟอร์ไดออกไซด์ 231,000 ตันต่อปี และออกไซด์ของไนโตรเจน 227,000 ตันต่อปี แม้วา่ ภาคการผลิตไฟฟ้าจะเป็นแหล่งกาํ เนิด PM 2.5 เป็นลาํ ดับรองจากการเผาในทีโ่ ล่ง และการขนส่ง แต่การปล่อยซัลเฟอร์ไดออกไซด์และออกไซด์ของไนโตรเจนต่อปีจากภาค การผลิตไฟฟ้านัน้ มีสดั ส่วนมากทีส่ ดุ ในบรรดาแหล่งกาํ เนิดต่างๆซึง่ นาํ ไปสูเ่ กิด PM 2.5 จาก กระบวนการทางเคมีในบรรยากาศทีม่ กี า๊ ซซัลเฟอร์ไดออกไซด์และออกไซด์ของไนโตรเจน เป็นสารตัง้ ต้น

Laurent Genoud Technology is evolving year to year faster and faster and for some of us old school guys almost hard to keep up with, just my smart phone is a wonderful but sometimes taxing instrument. But recently Samui Phangan Real Estate heard about a gentleman that was embracing some of this newly evolved technology and putting it to an amazing good cause. Laurent Genoud is using the 3D printing technology which may not be the newest tech on the market but one that has certainly recently become easily available and affordable to everyone. Now if you gave me one of these printers I would honestly not have a clue what to do with it, but Laurent has gained the skills in 3D printing to the extent of being able to print prosthetic hands for children, adults and even our loved pets.

Laurent welcome to SPRE and could you please tell us where you come from and how long Samui has been your home? I fell in love with Koh Samui in 2009 after visiting a friend and only a few weeks later I settled here. How long have you been working with this amazing 3D printing technology? I bought my first 3D printer kit 4 months ago for 200 USD, I now have three. When did you first start this as a charity organisation to make prosthetic hands? While waiting to receive my kit, I watched heaps of videos and I was surprised to see most users printing objects without much interest such as household items or character keychains, that is when I had the idea of printing something else, something useful, everything went from there. How difficult was it to gain such a skill set to be able to make real working prosthetics? I have spent several sleepless nights tweaking my machine and finding the right combination of temperatures and speeds, there are many parameters to watch, but a great satisfaction after the first hand was made. How many people and countries are now involved with this? The e-Nable community is about 1500 persons in 90 countries and has produced around 2500 hands since 2012. But very few in SE Asia. We are a team of 4 volunteers in Samui and I got the “Give a Hand NGO� created in Switzerland. Can you explain a little in layman terms of the process involved in making one hand for example? In some cases, we carry out a three-dimensional scan, our design team uses open source digital 3D models that they adapt to the needs of the beneficiaries. Then the 3D printer materializes the parts by depositing successive layers of fused plastic on a heated platform, even if this process is slow it is always impressive to look at. What do you require each time apart from the printer itself when you make a hand? Depends on the degree of disability, if we can use the recipient's elbow movement to mechanically actuate the artificial fingers then we just need a fish line and
dental elastics, if there is no functional elbow then we need electronics, motors, batteries, and sensors to create a bionic device that we also produce at our workshop. How long is one process? It takes from 2 weeks to 3 months depending on the type of device, each single part of the prostheses requires several hours of printing. Where do you manage to purchase all of this? We buy our equipment from a Chinese website, aliexpress.com then we buy the other supplies locally. Who was the first person that was lucky to get one of your prosthetics? Arvin, a 22 year old Philippino, who was born with a reduced limb, we managed to buy him a plane ticket to Samui to fit him in person. Explain a little about his story? Immediately after the arm fitting, Arvin's self-confidence improved a lot, he started using his new hand in a natural way. At the 7/11 we met a 3 year old girl who asked to see Arvin's arm, and when he shook her hand, her round eyes widened showing genuine fascination and surprise, she had just met Iron Man. It is an unbelievable experience. You also print 3D prosthetics for animals? Animal prosthetics is complex, we had some attempts with mixed results. We are going to focus on peoples until we have a voluntary vet, the funds, and equipment. Where can our readers find you to get more information? Buddhist Monks realised Koh Phangan's tranquillity and spiritual importance and subsequently settled in Wat Phu Khao Noi just outside of the main town of Thong Sala as one of the first temples on the island. Within an area of approximately 167km2 with over 70% being unspoilt mountainous and tropical forest many more temples are nestled coherently within the islands natural flora and fauna offering a feast for the eyes of all visitors. Koh Phangan being relatively undiscovered and undeveloped still has the postcard perfect secluded deserted beach coves awaiting discovery via the traditional mode of transport, the long tail boat or for the more intrepid explorer by hike. You truly feel that you are the first to leave a footprint! In that vein Koh Phangan's beauty is emerging as an attractive destination for weddings and events. Due to Koh Phangan's granite structure, there are several small mountains where it's possible to trek/hike. The highest being Khao Raa at over 600m above sea level taking 2-3 hours to realise the summit. There is a bounty of wildlife from monkeys, wild boar, exotic reptiles to stunning birds of paradise not forgetting the spectacular coral reefs that envelop the plentiful bays where the amazing underwater world is accessible for snorkelers and divers equally.

RIGHTS OF POSSESSION Firstly there is the right of possession, for example, land that has been used by a family for generations to the benefit of the land and they have possession rights of the land under the civil and commercial code. Such titles are Sor Kor 1,Tor Bor 5 , 6 or Sor Por Gor 4. These titles basically are only family possession rights and generally only used for farming. These titles can not be bought or sold and no building rights or legal acts would be allowed on the land. I do know of cases where families being in possession of certain pieces of land for generations have been able to upgrade them to regular land title deeds but this is not generally the case and any serious investor would not normally give any credibility to these titles of possession.
RIGHTS OF OWNERSHIP Usually we are looking for land title deeds giving right of ownership not possession. Here there are basically three title deeds:- Chanote, Nor Sor 3 and Nor Sor 3 Gor. The most sought after titles are the Chanote and the Nor Sor 3 Gor as both these titles have legal documents of Rights of Ownership and can be sub-divided into smaller plots and planning permission and any such legal acts can be carried out immediately on the land.The only difference with the Nor Sor 3 is that although legal documents are issued for the land it has not been accurately surveyed which can lead to problems in verifying actual land area. And if any legal act is to take place on this land it must be published for at least 30 days. As we have been saying all the way through if it is not clear 100%, seek the advice of a legal professional in this field, as there are also many other issues that are important to consider such as servitude, access and rights of way.
LAND MEASUREMENT & SURVEY Land in Thailand is measured in Rai, Ngan and Talang Wah. • 1 Wah= 4 sqm • 1 Ngan= 100 Wah or 400 sqm • 4 Ngan= 1 Rai or 1600 sqm In comparison to Western Standards: • 2.50 Rai= 1 Acre • 6.25 Rai= 1 Hectare

TIPS FOR STARTING A NEW BUSINESS Are you planning to start your own business for the first time in Thailand? If so, we hope this useful information will help put your business on the right track. The simplest and easiest sort of company for foreigners to form with a small business is a Thai Limited Company. In Thailand, a Limited Company is a company with up to 100 shareholders, who share the same business purpose and is formed with a Capital divided into equal shares.
GETTING STARTED To set up a company, you must first have the memorandum that can be acquired at the registration office. To properly register, you are required to provide the authorities with details of your company and list a minimum of three shareholders (who can either be Thai or foreign nationals or both). At least seven days after you first approach the department, you can call a shareholder’s meeting to reach an agreement on the purpose of your business and set up the company’s operational rules. Having agreed on the purpose of your business, you can then apply for business registration at the same department. If you cannot agree on company rules, you can refer to those stated in the Civil and Commercial Code’s partnership and companies section.
SHARES Besides the issues of business registration, you must also make sure that your company’s shares are worth no less than 5 baht each. These shares can be transferred or even sold if the company has no regulations on this matter. Every shareholder must be given a share certificate, a document that guarantees their status as a shareholder. Should anyone wish to transfer their shares to another party; they have to fill in the share transfer form that confirms the deal between the transferor and transferee. The company also has to have in its possession a register of shareholders that contains a record of all the company’s shareholders. The book is evidence that will identify the company’s shareholders.
SHAREHOLDERS AND CHAIRPERSON A Limited Company’s shareholders can be either Thai or foreign nationals or both, but the percentage of shares held by foreign national plays a significant role in determining the nationality of your company, which may impose serious limitations on the company’s rights, such as landownership. If less than 49% of your company’s shares are held by foreigners, your company is considered a Thai company.

However, if foreign nationals hold more than 49% of the shares, your company is a foreign company. The significant differences between Thai and foreign companies operating in Thailand lie in their rights to buy and own properties or other businesses. It is therefore important, especially for those in real estate and development businesses, to know and remember that unless your company is Thai, you are restricted in the ability to possess and obtain land and property in this country without an exemption granted by the government. Foreign companies are also restricted to certain activities and to proceed with certain operations the company will have to apply for permission from the government. In such instances, applications will be considered case by case. They will also face tough scrutiny and strict restrictions on their right to operate and ability to run their business. These companies will be treated in the same way as foreign nationals seeking jobs in Thailand. If you are registered as a Thai company, you are automatically granted the right to purchase and own properties and other business and will be treated the same way as a Thai citizen. However, according to new legislation that has recently come into effect, the Land Department’s staff are now required to thoroughly investigate your Thai shareholders’ sources of income. Thai shareholders in a company wishing to purchase properties in Thailand have to declare their income and provide the authorities with evidence that proves their ability to co-invest with other foreign shareholders in the same company. Only those successful in convincing the authorities are granted the right to purchase and possess land. Companies with approval from the Land Department can then proceed with their applications for land title deeds or other certificates of use and possession.
LITTLE THINGS THAT MATTER A company limited has to have its own board of directors to act on behalf of the company. This panel will, however, act under the regulations and agreements approved by the shareholders. Appointing directors or removing any of them requires shareholders approval. At the end of the company’s financial year, within five months, it shall be the duty of the company to present the balance sheet to the Department of Business Development (DBD). If your company fails to present the balance sheet, the company will be fined up to 50,000 baht and the company’s board of directors may also be fined up to 50,000 baht. If the committee refuses to pay the fine, the police can appeal to the court for a warrant and file a lawsuit against the resilient parties. Withdrawal of the company’s business registration is also another penalty the company may face, should they not provide the authorities with the necessary statement. BUILDING REGULATIONS ON KOH SAMUI In order to build on Koh Samui you must first obtain a building permit from the municipality office and your building must meet certain requirements, depending on the location of the land on which you wish to build. There are 4 defined areas for land depending on its distance from the beach. (See diagram on opposite page)
STAGE 1. Land up to 10 Meters from the beach. The law states that no construction is permitted within this area. STAGE 2. Land up to 50 Meters from the beach. Within this area you are permitted to construct a single storey building only It’s height cannot exceed 6 Meters (including the roof) and the building cannot exceed the maximum allowed area of 75 Square Meters.
STAGE 3. Land up to 200 Meters from the beach. Within this area you are permitted to build up to a maximum height of 12 Meters (including the roof). The maximum allowed size is 2000 Square Meters.
STAGE 4. Land located more than 200 Meters from the beach. Within this area, building of up to 12 Meters in height (including the roof) can be constructed.
In addition, all buildings must now be constructed with peaked roofs, flat roofs are no longer permitted.

ENVIRONMENTAL REGULATIONS ON KOH SAMUI AND KOH PHANGAN There are defined areas relative to the distance above sea-level (i.e., reference to height above sea rather than set-back from shore-line), pursuant to the Regulations of Resource and Environment, 30th May 2557 (2014) (“Environmental Regulations”). Level 1 - Land less than 80 metres above sea level. In general, no additional rules apply in this level, subject to rules relating to hotels (50 percent of hotel land area must be left un-built on and “green”), residential projects consisting of 10+ units (must have water and waste treatment facilities), in addition to rules relating to water-dams, golf courses and airports. Level 2 - Land between 80 – 140 metres above sea level. Within this level, a single family home may be constructed on land that is 100 square wah or greater (if the land is less than 100 square wah, construction is prohibited). Structures cannot exceed 6 metres in height and must leave 50 percent of the land un-built on and “green; must have an architectural design based on traditional Thai, tropical or local aesthetics; must have a roof consisting of 80 percent of the total building area, and that matches the natural surroundings; and must include an approved water-drainage system, to prevent flooding. Level 3 – Land greater than 140 metres above sea-level. Within this level, the same rules apply as in Level 2; and in addition, structures in Level 3 cannot exceed 90 square metres. Slope Rules In all levels mentioned, where the land has a slope of between 35-50 degrees, only a single family home is permitted, which cannot exceed 6 metres in height and 80 square metres in area, and which must leave 75 percent of the land un-built on (50 percent of the un-built land area must be “green” with native trees). Furthermore, the land area must be 120 square wah or greater, otherwise construction is prohibited. If the slope is greater than 50 metres, construction is likewise prohibited. illa rental is fast becoming the preferred holiday accommodation option for a vast majority of vacationers to Koh Samui and Koh Phangan. Renting a villa as a family or group of friends can prove far more economical in the long run than hotel accommodation and can afford you the luxury and privacy you seek on a holiday without breaking the bank. For longer term lets, there is a multitude of options from private owners to agent lets ranging from basic to 6 star luxury – all you need to do is spend some time finding the right villa for your long-term living needs. Holiday villas are generally fully furnished and include a full western kitchen with appliances, towels and bed linens, water and electricity and will normally include a maid service who will come once or more a week to change linen and tidy the villa, as well as a maintenance person to take care of the gardens and pool if included. There are a host of other optional services on offer such as a private chef, babysitting, pre-arrival shopping, laundry, driver or car hire, butler, island tours, personal training, massage and spa treatments, Thai cooking lessons...simply do your research and ask lots of questions when selecting your villa to see what is available to you during your stay. If booking your villa from outside of Thailand, it may be wise to use one of the more established

and recognised agents to ensure you are getting what you pay for. While it may seem cheaper to go directly through the home-owner, agencies usually have representatives in Samui and Phangan who can advocate on your behalf. That can include minor repairs or even moving you to another property if you’re not satisfied with your original choice. That’s something that the owner can’t help you with. Prices can vary greatly depending on the location of the villa (closer to the beach or beach-front means you will pay for the access and view!), the size/bedroom numbers, the facilities, services and the standard of the villa - with several levels of luxury available! There are hundreds of villas available on the islands starting from basic, mid-level, luxury and beyond – it’s truly reliant on your budget and your requirements - either way, you will not be stuck for choice. Generally a deposit of 50% or more is required to secure the villa of your choice prior to your holiday and the remainder paid in full upon arrival, this may vary from agent to agent. Read the rental agreement very carefully to make sure you understand what’s provided as well as any and all conditions, exclusions, inclusions, costs and penalties. When you decide on the ideal holiday villa to suit your needs, you can relish in the fact that you will enjoy privacy, space and of course the beautiful tropical surrounds of Koh Samui and Koh Phangan.
