EDITOR'S LETTER As the year slowly comes to an end Samui Phangan Real Estate’s most popular issue is literally bursting at the seams with heavenly projects and real estate tips. I’d firstly like to thank Jade for her hard work as Editor the last 4 years and wish her well on her journey as I retake my seat as editor for the magazine. Samui has evolved even further and faster than I anticipated having been away for a while but without doubt this now famous international Island still has that amazing charm and flair that takes a piece of your soul and will not let you leave. WHAT IS POLISHED CONCRETE A polished concrete floor or wall has a glossy, mirror-like finish. The design options for polished concrete are vast. You can choose nearly any color, create patterns with saw cuts, or embed aggregates or interesting objects into the concrete prior to polishing. The reflectivity of the concrete can also be controlled by using different levels of concrete polishing. Polished concrete is especially popular in commercial buildings because it is easy to maintain. Maintaining polished floors only requires dust mopping and occasional use of a cleaning product. Simply put, polishing concrete is similar to sanding wood. Heavy-duty polishing machines equipped with progressively finer grits of diamond-impregnated segments or disks (akin to sandpaper) are used to gradually grind down surfaces to the desired degree of shine and smoothness.
Polishing Process The process begins with the use of coarse diamond segments bonded in a metallic matrix. These segments are coarse enough to remove minor pits, blemishes, stains, or light coatings from the floor in preparation for final smoothing. Depending on the condition of the concrete, this initial rough grinding is generally a three to four-step process. The next steps involve fine grinding of the concrete surface using diamond abrasives embedded in a plastic or resin matrix. Crews use ever-finer grits of polishing disks (a process called lapping) until the floor has the desired sheen. For an extremely high-gloss finish, a final grit of 1500 or finer may be used. Experienced polishing crews know when to switch to the next-finer grit by observing the floor surface and the amount of material being removed. During the polishing process an internal impregnating sealer is applied. The sealer sinks into the concrete and is invisible to the naked eye. It not only protects the concrete from the inside out, it also hardens and compacts the concrete. This eliminates the need for a topical coating, which reduces maintenance significantly (versus if you had a coating on it). Some contractors
spread a commercial polishing compound onto the surface during the final polishing step, to give the floor a bit more sheen. These compounds also help clean any residue remaining on the surface from the polishing process and leave a dirt-resistant finish. You can polish concrete using wet or dry methods. Although each has its advantages, dry polishing is the method most commonly used in the industry today because it's faster, more convenient, and environmentally friendly. Wet polishing uses water to cool the diamond abrasives and eliminate grinding dust. Because the water reduces friction and acts as a lubricant, it increases the life of the polishing abrasives. The chief disadvantage of this method is the cleanup. Wet polishing creates a tremendous amount of slurry that crews must collect and dispose of in an environmentally sound manner. With dry polishing, no water is required. Instead, the floor polisher is hooked up to a dust-containment system that vacuum up virtually all of the mess. Many contractors use a combination of both the wet and dry polishing methods. Typically, dry polishing is used for the initial grinding steps, when more concrete is being removed. As the surface becomes smoother, and crews switch from the metal-bonded to the finer resin-bonded diamond abrasives, they generally change to wet polishing.
Step-by-Step
• Remove existing coatings (for thick coatings, use a 16- or 20-grit diamond abrasive or more aggressive tool specifically for coating removal, such as a T-RexTM). • Seal cracks and joints with an epoxy or other semi-rigid filler. • Grind with a 30- or 40-grit metal-bonded diamond. • Grind with an 80-grit metal-bonded diamond. • Grind with a 150-grit metal-bonded diamond (or finer, if desired). • Apply a chemical hardener to compact the concrete. • Polish with a 100- or 200-grit resin-bond diamond, or a combination of the two. • Polish with a 400-grit resin-bond diamond. • Polish with an 800-grit resin-bond diamond. • Finish with a 1500- or 3000-grit resin-bond diamond (depending on the desired sheen level). • Optional: Apply a stain guard to help protect the polished surface and make it easier to maintain.

But before you send out invitations to your friends and family, get prepped for your outdoor party with tips and advice from Kirsten Korhani, the creative director of Korhani Home. “The ideal outdoor party is a comfortable, relaxed environment,” explains Korhani. “Everybody is enjoying themselves without the host constantly being involved.” Which means the host can enjoy the party, too! Think of your outdoor space like your indoor space When you’re having a party indoors, one of the first things you want to do is make your guests feel comfortable. Cozy chairs, ample seating and a warm and inviting atmosphere usually do the trick. Take that same concept and bring it to your outdoor entertaining space. “Outdoor is the new indoor; make sure your space is as inviting and stylish as your inside,” says Korhani. “Be sure to have enough comfy seating for your guests. To make your space feel more homely, add cushions and throw pillows onto the chairs, add candles for lighting, and be sure to accessorize with accent pieces (centerpieces on the table, for example).” Prep well in advance The key to a great dinner party or any get-together is simple – the host needs to be enjoying his or her time as well. The best way to make this happen? “Prepare food and drinks in advance so you are able to relax and enjoy as the host,” suggests Korhani. “A few hours of extra prep the day before or morning of will mean you’re not always checking on the oven, making sure the wine is chilled or rushing around from indoors to outdoors.”

Leasehold Rights Demystified Over the last several months there have been many notable changes in the operations of the Koh Samui and Koh Phangan Land Offices regarding the ownership and leasehold rights of foreign real estate investors. Many of these changes are currently only applicable in Koh Samui and Koh Phangan and have resulted in a shift in the way developers structure sales and the way real estate investors invest in residential and resort property. Due to these various changes, real estate investors should become more familiar with and understand leasehold rights for land, apartments, and villas. A foreign investor can obtain a lease over land, an apartment unit, and/or a villa with such interest registered at the relevant Land Office, in accordance with Thai law, for a maximum period of 30 years. Section 540 of the Civil and Commercial Code of Thailand states that: “The duration of a hire of immovable property cannot exceed 30 years. If it is made for a longer period, it is to be reduced to 30 years. The aforesaid period may be renewed, but it may not exceed 30 years from the date of renewal”. Land officers will refuse to register any lease with a term of more than 30 years or a lease agreement offering automatic lease renewal terms. Clearly a 30 year lease alone is not a particularly attractive investment to an investor who is looking to secure the use of a property in the long term and that results in the future value of the property to diminish as the lease draws closer to its term date.

In order to allow investors to occupy the leased property for a term of more than 30 years, many developers provide investors with a contractual promise to grant contractual options to the investor allowing the investor to renew the lease for multiple (usually two or three) subsequent lease terms of 30 years each. The lease renewal options usually take the form of a series of clauses in an addendum to the lease agreement to the effect that, immediately upon the expiry of the initial registered lease term, the parties shall immediately register a new lease on precisely the same terms for a further term of 30 years or the longest registerable lease term at the time of each contractual renewal. The rental for each contractual renewal is usually limited to no more than the costs of registering the subsequent leases. It is important for investors to ensure that the legal provisions for the renewal of the lease are as robust as possible and that the procedure set out in the addendum to the lease agreement for the registration of the lease renewals are clearly defined. The identity of the person or entity granting the lease (usually called the Lessor) is also an important consideration for investors and can have an impact upon the likelihood of the lease being renewed at the end of the initial 30 year term. Investors should be aware that if the Lessor is a living person, it may not be possible for the investor to enforce the lease renewal options against the heirs of the Lessor in the event that the Lessor dies during the initial 30 year registered lease term. The security of the lease renewal can be enhanced if the Lessor is a limited Thai company. Legally speaking, a limited Thai company is a “legal person” in the sense that it can be sued in the same way as a living person, if it fails to perform its obligations under a lease contract, however, unlike a living person, a limited company cannot die or disappear. Notwithstanding the benefits of leasing from a limited Thai Company, the Thai company itself must be correctly and legally formed and properly maintained during the lease term. A number of leading property developers in Koh Samui offer a more sophisticated “Protected Leasehold Structure” to buyers in residential developments. In addition to the registered 30 year lease with lease renewal options, the investor is also provided with a share in an offshore company which in turn owns shares in a limited Thai company which owns the project land and grants the lease to the each of the buyers. This structure allows the owners in the project, collectively, to exercise control over certain important decisions of the land owning company relating to the land, such as (in certain circumstances), the lease renewals. In conclusion, leasehold investments are a secure and viable means of acquiring an interest in real estate in Thailand for a term of years beyond the maximum registered lease term of 30 years. However, investors and their legal representatives must ensure that the leasehold structure which is being offered is fully compliant with the laws of Thailand and that the lease renewal options are as robust as possible within the parameters of Thai law.

They're smarter and easier to use than ever before. Today “Samui Phangan Real Estate Magazine” is lucky enough to interview Khun B of B Smart systems in Koh Samui.
Khun B you have been an important part of the growth and development on Koh Samui with your B- Smart company, can you tell us a little bit about how and why you started?
Many years ago I worked in Bangkok with UCOM Company at the DTAC head office. My position was Communication Electronic System Manager and then my wife moved to Koh Samui, and I followed her a little later. First when I was on Samui I had an idea that Samui needed someone with security alarm system expertise and with my previous experience I could see a good opportunity to start this business. I did some research, looking for an international security system company to partner with, I went to the exhibition and I finally signed the contract to be a dealer with BOSCH, WisDom, MAXWELL, FUJIKO, BTICINO and KENPRO. I completed all the training courses with them until I was completely confident and it was also good to know that they would give professional support. My first client was Baan Manora Villa at Laem Sor, and I started to advertise with Samui-Phangan Real Estate Magazine and people started to see and know my company through the magazine plus I had very strong brand names and my commitment to my clients was good service and not let them down.
Khun B you have spent many years on Koh Samui where does your family actually originate?
I am originally from Songkla but I spent most of my time studying and working in Bangkok but now we have settled with my wife and our lovely children on Samui.
What are the core functions of B Smart?
Good Service and good products is my core and as I have said earlier I am working with large professional companies that always give good support when anything happens with their products and that makes my job flow, my clients are then happy and I am happy.
Apart from Home Security can you tell us what else B Smart has to offer?
Apart from our full security systems we offer installation for Internet True on-line, Internet CAT Telecom, which uses fibre optic, which is faster, and has a very strong signal, and also fire alarm systems.
How many years has B Smart Security Company been in business for?

Will I be provided with alarm yard signs and decals to put up around my home? Yes if required.
What is your vision for B Smart?
My vision is to improve my system, services and make my clients confident and feel that what they pay for is worthwhile and have trust in us to do the job. We are always upgrading to new technology with security systems. I get very enthusiastic each time we have new products to present. Our new technology means less worry for the client.
Tell me about a project or accomplishment that you consider being the most significant in your career?
It was an installation at a hospital and bus station near the southern border. At that time I could hear gun shots it was very scary but I was very proud to be a part and to help the people over there.
Tell us about a time when things didn't go the way you wanted-like a project that didn't turn out how you had hoped?
Never had a problem with my system that we couldn’t fix. But something out of our control is Samui electricity. It can be very damaging with the current surges. But again in that event we can fix what has been damaged too.
Khun B you are always getting the newest and most innovative technology for B Smart is there something new and interesting you’d like to tell us about?

Full control on your smart phone by using an app, as I can see how useful they are, less cost and less headache than paying someone.
Does the company offer leased alarm systems or do I own it after a certain amount of time?
If you have one piece of important advice for residents what would this be?
We don’t offer leasing on systems.
Can I have an alarm system installed, but not have it monitored?
Whatever happens first you must protect yourself with our new security technology. And again it really helps you to have your own security by controlling it from your smartphone. Easy, less cost and saves time.
What happens if my alarm system goes off?
Our commitment is to always try to find the best solution for our clients and their safety, especially now that they can look through all their rooms while even on holiday.

In 2005 Khun Chuwong, originally from the province of Songkla in South Thailand, visited the beautiful island of Koh Samui with his wife Khun Ple. Meanwhile, Khun Chuwong who has been very active in the real estate market decided in 2013 to purchase an enchanted plot in Chaweng Noi that would soon become “Verano Residence�.
At that time, Chaweng Noi was still pretty much virgin territory with only a few structures. The aim of Khun Chuwong was to develop a high end luxury residence, offering a tropical modern style but blending with the natural surroundings and therefore in perfect harmony with nature, It took one year of hard work with By Vista architect and Samui Property Centre but Verano Residence was born. Khun Narong Pondate is the founder of By Vista Co. Ltd, a Samui based architectural and design company. He is a fervent defender of Koh Samui's green identity. He has designed the Verano Residence with the idea to embrace nature and to keep as much of the natural beauty, trees, fauna and boulders as possible onsite. Verano Residence started from the ground up and soon developed a very high end infrastructure, 8 to 12 meter
wide roads, underground 3Phase electricity and ultra fast fiber optic internet. Water was always an issue on the Samui so 4 deep wells were dug to cover the demand. The water is then stored into two huge water tanks of 150 cubic meters each before being distributed into each of the individual villa water tanks. The innovative infrastructure was finally completed in December 2014. This is when the construction of the first phase started with Villa A2 and the management office. Then followed the construction of 5 other villas to complete Phase 1. Villa A2 and the Management office are now completed while the construction of the whole Phase 1 will be completed by June 2016.
Each villa in Phase 1 are 3 bedroom villas that are designed in a tropical modern style, using only the latest construction materials. The villas are all on 2 storeys, with the 3 bedrooms, with ensuite bathrooms, located on the first floor, each with balconies not to miss Samui’s amazing stunning views. The lower floor consists of the main living area, with fully fitted kitchen and a beautiful large terrace surrounding the stunning infinity edge pool. The villas are about 180sq.m inside and 160sq.m outside area on plots ranging from 580sq.m to 680sq.m. The clients come from South Africa, Thailand, England, China, so basically from all over the world. While some owners are buying for the purpose of living here, there are some investors planning to rent out their unit through the management company. The management office, now completed, will have permanent staff to take care of owners and tenants needs. It will be an amazing place to relax as well as enjoy refreshments in the small coffee corner overlooking the bay of Chaweng.
Phase 1 being now sold out, Phase 2 is now preparing to be launched end of December. The concept will remain the same, with 3 bedroom villas with great views. The plans are being designed at the moment and the villas will be slightly bigger than Phase 1. Phase 2 will be located on a lower level than Phase 1, with easier access (though access for Phase 1 was already good) but still with stunning views over the famous Chaweng Bay and over the crystal blue waters to Koh Phangan. Construction is expected to begin early 2016.

The process of producing green roof with recycled beverage cartons. - The first step is to separate and remove the pulp out first with water and centrifugation.
A
green roof is a roofing sheet material made from waste materials of leading beverage cartons, which are recycled in our house. They can be used beverage cartons of all kinds, whether milk carton or boxes, green tea, juice boxes, etc. The project was initiated the green roof project by the Princess Pa Foundation. The purpose is to decrease the amount of waste by using waste materials such as beverage cartons, which are then recycled and made into roofing plates to help victims of natural disasters. About 2000 beverage cartons or boxes are used to produce one roofing sheet measuring 0.90 x 2.40 meters. On average a home would need about 35 plates. These would sell for around 350-400 baht per plate. So one home would be about 12,000-14,000 baht, which is more economical than the standard roof.

These are then sprinkled on the plate to form the desired thickness. - The plates are hot pressed in a machine at a temperature of about 160 degrees Celsius or more. Every project we undertake we always look at ways to improve our construction techniques and pass on the benefits of this to our clients, this may be invisible to the naked eye and be something as simple as wall insulation to assist in keeping a villa cool, or treating gypsum with termite treatment to stop infestation later (an all too common problem here). All of our electrical and plumbing works are carried out by fully qualified Western trades people as this is a vital area of construction that can have a detrimental impact on a villa if done incorrectly or cheaply in the first place, so at Palm we do it right the first time. We believe in being honest and open with clients and will point out potential pitfalls with customers plans or an overall deal because we know too well this will only compound in the future, if this means someone doesn’t end up building with us, then so be it, as long as we have done our part to steer clients down the best route to achieve a successful outcome we are happy. LAND TITLE DEEDS IN THAILAND There are two main types of land ownership in Thailand which we should explain
RIGHTS OF POSSESSION Firstly there is the right of possession, for example, land that has been used by a family for generations to the benefit of the land and they have possession rights of the land under the civil and commercial code. Such titles are Sor Kor 1,Tor Bor 5 , 6 or Sor Por Gor 4. These titles basically are only family possession rights and generally only used for farming. These titles can not be bought or sold and no building rights or legal acts would be allowed on the land. I do know of cases where families being in possession of certain pieces of land for generations have been able to upgrade them to regular land title deeds but this is not generally the case and any serious investor would not normally give any credibility to these titles of possession.
RIGHTS OF OWNERSHIP Usually we are looking for land title deeds giving right of ownership not possession. Here there are basically three title deeds:- Chanote, Nor Sor 3 and Nor Sor 3 Gor. The most sought after titles are the Chanote and the Nor Sor 3 Gor as both these titles have legal documents of Rights of Ownership and can be sub-divided into smaller plots and planning permission and any such legal acts can be carried out immediately on the land.The only difference with the Nor Sor 3 is that although legal documents are issued for the land it has not been accurately surveyed which can lead to problems in verifying actual land area. And if any legal act is to take place on this land it must be published for at least 30 days. As we have been saying all the way through if it is not clear 100%, seek the advice of a legal professional in this field, as there are also many other issues that are important to consider such as servitude, access and rights of way.

TIPS FOR STARTING A NEW BUSINESS Are you planning to start your own business for the first time in Thailand? If so, we hope this useful information will help put your business on the right track. The simplest and easiest sort of company for foreigners to form with a small business is a Thai Limited Company. In Thailand, a Limited Company is a company with up to 100 shareholders, who share the same business purpose and is formed with a Capital divided into equal shares.
GETTING STARTED To set up a company, you must first have the memorandum that can be acquired at the registration office. To properly register, you are required to provide the authorities with details of your company and list a minimum of three shareholders (who can either be Thai or foreign nationals or both). At least seven days after you first approach the department, you can call a shareholder’s meeting to reach an agreement on the purpose of your business and set up the company’s operational rules. Having agreed on the purpose of your business, you can then apply for business registration at the same department. If you cannot agree on company rules, you can refer to those stated in the Civil and Commercial Code’s partnership and companies section.
SHARES Besides the issues of business registration, you must also make sure that your company’s shares are worth no less than 5 baht each. These shares can be transferred or even sold if the company has no regulations on this matter. Every shareholder must be given a share certificate, a document that guarantees their status as a shareholder. Should anyone wish to transfer their shares to another party; they have to fill in the share transfer form that confirms the deal between the transferor and transferee. The company also has to have in its possession a register of shareholders that contains a record of all the company’s shareholders. The book is evidence that will identify the company’s shareholders.
SHAREHOLDERS AND CHAIRPERSON A Limited Company’s shareholders can be either Thai or foreign nationals or both, but the percentage of shares held by foreign national plays a significant role in determining the nationality of your company, which may impose serious limitations on the company’s rights, such as landownership. If less than 49% of your company’s shares are held by foreigners, your company is considered a Thai company.

However, if foreign nationals hold more than 49% of the shares, your company is a foreign company. The significant differences between Thai and foreign companies operating in Thailand lie in their rights to buy and own properties or other businesses. It is therefore important, especially for those in real estate and development businesses, to know and remember that unless your company is Thai, you are restricted in the ability to possess and obtain land and property in this country without an exemption granted by the government. Foreign companies are also restricted to certain activities and to proceed with certain operations the company will have to apply for permission from the government. In such instances, applications will be considered case by case. They will also face tough scrutiny and strict restrictions on their right to operate and ability to run their business. These companies will be treated in the same way as foreign nationals seeking jobs in Thailand. If you are registered as a Thai company, you are automatically granted the right to purchase and own properties and other business and will be treated the same way as a Thai citizen. However, according to new legislation that has recently come into effect, the Land Department’s staff are now required to thoroughly investigate your Thai shareholders’ sources of income. Thai shareholders in a company wishing to purchase properties in Thailand have to declare their income and provide the authorities with evidence that proves their ability to co-invest with other foreign shareholders in the same company. Only those successful in convincing the authorities are granted the right to purchase and possess land. Companies with approval from the Land Department can then proceed with their applications for land title deeds or other certificates of use and possession.
LITTLE THINGS THAT MATTER A company limited has to have its own board of directors to act on behalf of the company. This panel will, however, act under the regulations and agreements approved by the shareholders. Appointing directors or removing any of them requires shareholders approval. At the end of the company’s financial year, within five months, it shall be the duty of the company to present the balance sheet to the Department of Business Development (DBD). If your company fails to present the balance sheet, the company will be fined up to 50,000 baht and the company’s board of directors may also be fined up to 50,000 baht. If the committee refuses to pay the fine, the police can appeal to the court for a warrant and file a lawsuit against the resilient parties. Withdrawal of the company’s business registration is also another penalty the company may face, should they not provide the authorities with the necessary statement. BUILDING REGULATIONS ON KOH SAMUI In order to build on Koh Samui you must first obtain a building permit from the municipality office and your building must meet certain requirements, depending on the location of the land on which you wish to build. There are 4 defined areas for land depending on its distance from the beach. (See diagram on opposite page)
STAGE 1. Land up to 10 Meters from the beach. The law states that no construction is permitted within this area. STAGE 2. Land up to 50 Meters from the beach. Within this area you are permitted to construct a single storey building only It’s height cannot exceed 6 Meters (including the roof) and the building cannot exceed the maximum allowed area of 75 Square Meters.
STAGE 3. Land up to 200 Meters from the beach. Within this area you are permitted to build up to a maximum height of 12 Meters (including the roof). The maximum allowed size is 2000 Square Meters.
STAGE 4. Land located more than 200 Meters from the beach. Within this area, building of up to 12 Meters in height (including the roof) can be constructed.
In addition, all buildings must now be constructed with peaked roofs, flat roofs are no longer permitted.

ENVIRONMENTAL REGULATIONS ON KOH SAMUI AND KOH PHANGAN There are defined areas relative to the distance above sea-level (i.e., reference to height above sea rather than set-back from shore-line), pursuant to the Regulations of Resource and Environment, 30th May 2557 (2014) (“Environmental Regulations”). Level 1 - Land less than 80 metres above sea level. In general, no additional rules apply in this level, subject to rules relating to hotels (50 percent of hotel land area must be left un-built on and “green”), residential projects consisting of 10+ units (must have water and waste treatment facilities), in addition to rules relating to water-dams, golf courses and airports. Level 2 - Land between 80 – 140 metres above sea level. Within this level, a single family home may be constructed on land that is 100 square wah or greater (if the land is less than 100 square wah, construction is prohibited). Structures cannot exceed 6 metres in height and must leave 50 percent of the land un-built on and “green; must have an architectural design based on traditional Thai, tropical or local aesthetics; must have a roof consisting of 80 percent of the total building area, and that matches the natural surroundings; and must include an approved water-drainage system, to prevent flooding. Level 3 – Land greater than 140 metres above sea-level. Within this level, the same rules apply as in Level 2; and in addition, structures in Level 3 cannot exceed 90 square metres. Slope Rules In all levels mentioned, where the land has a slope of between 35-50 degrees, only a single family home is permitted, which cannot exceed 6 metres in height and 80 square metres in area, and which must leave 75 percent of the land un-built on (50 percent of the un-built land area must be “green” with native trees). Furthermore, the land area must be 120 square wah or greater, otherwise construction is prohibited. If the slope is greater than 50 metres, construction is likewise prohibited. Renting a villa as a family or group of friends can prove far more economical in the long run than hotel accommodation and can afford you the luxury and privacy you seek on a holiday without breaking the bank. For longer term lets, there is a multitude of options from private owners to agent lets ranging from basic to 6 star luxury – all you need to do is spend some time finding the right villa for your long-term living needs. Holiday villas are generally fully furnished and include a full western kitchen with appliances, towels and bed linens, water and electricity and will normally include a maid service who will come once or more a week to change linen and tidy the villa, as well as a maintenance person to take care of the gardens and pool if included. There are a host of other optional services on offer such as a private chef, babysitting, pre-arrival shopping, laundry, driver or car hire, butler, island tours, personal training, massage and spa treatments, Thai cooking lessons...simply do your research and ask lots of questions when selecting your villa to see what is available to you during your stay. If booking your villa from outside of Thailand, it may be wise to use one of the more established

and recognised agents to ensure you are getting what you pay for. While it may seem cheaper to go directly through the home-owner, agencies usually have representatives in Samui and Phangan who can advocate on your behalf. That can include minor repairs or even moving you to another property if you’re not satisfied with your original choice. That’s something that the owner can’t help you with. Prices can vary greatly depending on the location of the villa (closer to the beach or beach-front means you will pay for the access and view!), the size/bedroom numbers, the facilities, services and the standard of the villa - with several levels of luxury available! There are hundreds of villas available on the islands starting from basic, mid-level, luxury and beyond – it’s truly reliant on your budget and your requirements - either way, you will not be stuck for choice. Generally a deposit of 50% or more is required to secure the villa of your choice prior to your holiday and the remainder paid in full upon arrival, this may vary from agent to agent. Read the rental agreement very carefully to make sure you understand what’s provided as well as any and all conditions, exclusions, inclusions, costs and penalties. When you decide on the ideal holiday villa to suit your needs, you can relish in the fact that you will enjoy privacy, space and of course the beautiful tropical surrounds of Koh Samui and Koh Phangan.
