2016 has proven to be a good year for the company and we look forward to 2017 with excitement and great promise for some outstanding new homes’ opportunities and continued innovation within the property market. One of the most popular schemes launched this year was Beadnell Point where we have worked with the builders Lindisfarne Homes to create 40 stunning holiday homes which have been snapped up on the day of release (final phase to be available in late October). Early in 2017 we commence the launch of a magnificent development in North Shields, down by the waterfront of the Tyne, with the first phase of 34 houses on the site of the former Smith’s Dock. This scheme is provided by Manchester based Urban Splash in conjunction with Places for People and is likely to create some of the region’s most stunning, innovative and modern forms of living including warehouse styled apartments and family homes all in a great location. Sanderson Young has been delighted to support St Oswald’s Hospice in their Snowdogs campaign with our dog, “Arthur “, proudly on display outside the Theatre Royal during October and November. This campaign has been hugely successful and each of the 60 dogs will be available to buy at an auction to be held at The Sage on the 6th December - please register your interest as a company or private individual by going to hello@greatnorthsnowdogs.co.uk The housing market has settled post Brexit and we have seen improving demand for properties over the late summer and autumn which is leading to a shortage of stock, and hence prices rising, in popular residential areas throughout the region. Our team have seen some increasing challenges this year which we have met with further investment in staffing and marketing techniques. We have a full time social media and marketing expert to meet the demand from communication via modern forms of media including Linkedin, Facebook, Google+, Pinterest, Twitter and Instagram. We expose our properties to these modern day forms of marketing in a professional manner and we have already experienced our first sale through these communication tools. The use of hard media in the region’s glossy magazines and papers is a useful support but very much secondary to the primary exposure of website and new media methods of selling and letting your home. The rise of the “Property Expert” is exposing the weaknesses of “Internet estate agencies” where the policy of throwing as many houses at the wall and seeing which one sticks clearly has limited success and brings a large upfront set up cost. I’ve never understood the concept of paying for something upfront and hoping it works without the accountability of paying for success which is what Sanderson Young is clearly focussed on delivering and welcomes accountable fees where you pay us what we are worth!! The need for a “Property Expert” is further exposed through the training of quality experienced and mature people to guide our clients through every part of the jigsaw puzzle which they face when moving home. It’s essential we guide our clients accurately through valuation and marketing techniques to maximise the selling or letting price. Our team’s experience is valuable

throughout, especially once a sale is agreed to avoid the industry average of nearly one in three sales falling through - our rate is closer to one in ten! However, one of the most telling signs of expertise in the company is the number of repeat and referred enquiries we receive from our clients to their friends and families, to ensure they receive the professional guidance they need. The forecast for the next 6 months is for a steady market with challenges at the higher price levels to secure sales but improved choices in the New Homes sector as we bring to completion a great cross section of properties throughout the region - Hexham Gate, Mill Rise, and La Sagesse all proving to be extremely popular. The late Autumn sees the company invest in its IT infrastructure with new software for the whole firm increasing our efficiency and data management. The value of our data is immense with over 15,000 registered VIPs giving us direct and extremely thorough knowledge of our clients throughout the region. We treat this data with respect, providing monthly video commentaries on the housing market, early launch dates for VIPs on New Homes sites and valuable press releases on the best finance available for fixed rate and tracker mortgages which are sometimes exclusive to Sanderson Young. It can hardly have escaped people’s attention that there are a growing number of internet based estate agencies nowadays, each offering what appear to be fantastic money-saving deals. Of course, there’s a place in the market for these online agencies however, what anyone contemplating a house move should remember, is that nothing beats the personal touch. Every member of our sales’ team is a property expert in their own right and they have an in-depth knowledge of the market in which they sell or let. They’re also fully aware of every home owner and house hunter’s requirements and consistently exceed the expectations of everyone with whom they deal, whether they’re buyers, sellers, landlords or tenants. Most importantly, all of our sales’ agents are skilled professionals who can guide their clients through each stage of their property transactions, beginning with proper valuation advice and the correct presentation of a home, through to completion and moving in. But that’s not all. Generally speaking, new build has been holding up well despite the uncertainty caused by the recent referendum. The lowering of interest rates to 0.25% and the Bank of England’s other financial stimuli have managed to keep interest buoyant, especially among first time investors in the buy-to-let market, and despite some gloomy forecasts we’ve actually seen an increase in the number of enquiries from developers seeking to purchase land. We’ve also seen an upturn of activity among younger buyers who are looking for low maintenance properties to provide a first or second home or a rental income. This seems to be across the board so new studio apartments and family homes are all doing equally well. In particular, the developments at Mill Rise in Ponteland and Beadnell have sold very quickly ‘off plan’ and we have high hopes for Smith’s Dock in North Shields. This exciting project is from award winning developer Urban Splash, who are well known for reviving historic waterfronts and other rundown urban environments. Smith’s Dock is also part of a wider plan to regenerate North Shields and the first of this site’s innovative town houses will be released for sale early in 2017. However, as there are only 34 properties available, interested buyers should contact us immediately as these extraordinary new homes are bound to be extremely popular.

NEIL GORDON VISITS NEWTON HALL WHERE THE ART OF GRACIOUS LIVING HAS BEEN GIVEN A MODERN TWIST…

THE WALLED GARDEN

In 1772 landowner Samuel Cook built Newton Hall a few miles south of Alnwick. During the 19th Century this elegant Georgian building was enlarged by Cook’s descendants (who’d married into the wealthy Widdrington family) but by the dawn of the 21st Century The Hall had become more or less redundant. Few people nowadays have need of a grand country house, or the income to maintain it, but that didn’t deter property developer Paul Hindhaugh from buying the Grade II listed building. Though Paul intended to use Newton Hall as his own home, the dilapidated house and sprawling collection of outbuildings, which included stables and even a clocktower, were too large for one family so the decision was made to divide The Hall and convert the other structures into new residential dwellings. The final phase of this project, the transformation of the walled garden, is about to begin but before I show you the plans for this extraordinary new home let me take you on a brief tour of Newton Hall. Paul and his company, Hindhaugh Homes, have made a speciality of adapting rundown buildings to the needs of the modern world but with each property his aim is to blend the building’s original features with the best in contemporary architecture. This highly successful approach to renovation is particularly apparent at Newton Hall and the first thing that strikes you is the unusual entrance. >


THE SUBTERRANEAN ROOMS WILL MAXIMISE THE AVAILABLE SPACE FOR THE BREATHTAKING GARDENS PLANNED BY SEAN MURRAY WHO WON THE BBC’S CHELSEA CHALLENGE GARDEN DESIGN COMPETITION IN 2015.

< Visitors approach the front door through a glazed orangery but this is not the work of a fashionable architect. This structure dates from the 1860s, when the house was remodelled, and restored by Paul and his team of expert craftsmen in 2013. Other period features that’ve been retained include the entrance hall, which was enlarged in 1864, and has elaborate plaster ceilings by Italian artisan Giovanni Montiroli, who was brought to the North East by the Duke of Northumberland. Of course, to make the house fit for current family life, changes had to be made to the building’s floorplan. The nine bedrooms left after the division were reduced to six and the extra space used to provide ensuite facilities as well as sitting areas for the two guest suites. The old kitchen is now a home gym and integrated into the rest of the house by decorating the once gloomy access corridor with a pastiche of period panelling. Similarly, the cellars have become a home cinema and a bar! It’s taken nearly six years to transform the near derelict Newton Hall into a magnificent modern home and Paul is now preparing to apply his winning formula to the abandoned walled garden. Hindhaugh Homes has permission to build a five bedroom property on the secluded site to the south of the main house and has engaged Newcastle architects POD to design this unique dwelling. True to Paul’s philosophy of combining the best in period and contemporary living, the plans make full use of existing brick structures but this inspired scheme also places some of the house underground. The subterranean rooms will maximise the available space for the breathtaking gardens planned by Sean Murray who won the BBC’s Chelsea Challenge garden design competition in 2015. Sean, who hails from Paul’s home town of Ashington, has created all the landscapes at Newton Hall but the walled garden promises to be his best work yet. Says Paul: “I want Sean to work with POD to create an award winning, contemporary property but I’ve insisted that there must be a continuity with the past. Happily they haven’t let me down! Sean’s gardens will have lots of circular features to echo the garden’s original ‘moon door’ whilst POD’s bi-fold doors and glass structures which link the above and below ground living areas, recall the greenhouses that were once part of every walled garden.” At the time of writing work was still at the planning stage but the decision has been taken to release the property for sale now so the final purchaser can adapt the rooms to their needs. Paul explains: “We have permission for a five bedroom, five bathroom, family home with at least two reception rooms, an open plan dining kitchen and a range of ancillary rooms that could serve as a home office, gym, sauna, cinema or anything else the homeowner requires.”

AS LAYTH ABDULLA, FATHER OF THREE AND OWNER OF FEEL GOOD FOOD, EMBARKED ON A BIKE RIDE WITH FRIENDS TO SEAHOUSES FOR HIS 40TH BIRTHDAY CELEBRATIONS, NO-ONE COULD HAVE PREDICTED WHAT WOULD HAPPEN NEXT OR THAT HIS LIFE WOULD CHANGE FOREVER.

Tragically, on 5th August, Layth had a serious cycling accident with devastating consequences. He was left paralysed from the waist down and told he will never walk again. Layth is now going through long and painful rehabilitation at the spinal injury unit at James Cook hospital to enable him to live a fully independent life in a wheelchair. He is desperate to be back in his family home in Gosforth in the arms of his wife Kerry and their three much-loved young children: Bella, Sofia and Enzo. His ambition is to get there by the end of October so he can start being ‘Dad’ again - doing what he enjoys the most, playing with his children and being able to give them the cuddles they so miss. Layth and Kerry are known to many in Newcastle and the surrounding areas having set up their catering business, Feel Good Food, in 2004. Over the years they have catered for many private functions, including weddings and corporate events. They also run a popular cafe on the Newburn riverside business park. Layth is often described as being the most positive person you will know and always a ‘glass half full’ kind of guy. Doing a favour for his friends, however big or small, is never too much bother. Now his friends are being there for him and have launched The Path Back to raise £100,000 to help Layth start to rebuild his life. Sadly, there is no insurance or “pot of gold” that Layth can access. The money raised will go into a Trust which will help pay for essential home adaptations, an ‘all terrain’ wheelchair and access to pioneering treatments abroad amongst other things.

Tell us a little about your career I graduated as a dental surgeon from Newcastle Dental School at Newcastle University in 1985 and took over Stanley Dental in 1986 – so I have been looking after the dental health and wellbeing of patients for 30 years now. GAIL MCLEAN, SANDERSON YOUNG’S REGIONAL LETTINGS MANAGER REPORTS ON THE STATE OF THE NORTH EAST’S RENTAL MARKET… Like many other sectors of the property market, residential lettings was hit by a wave of uncertainty in the months immediately before and after the Brexit referendum. It’s easy to see why the vote produced this cycle of waves and troughs, particularly among corporate lets, as companies were wary about making any sort of commitment to a post-Brexit Britain. However, a curious side effect of this ‘wait and see’ attitude was that rents actually increased, albeit marginally, ahead of the norm. Again the explanation for this phenomenon was the uncertainty caused by the vote. The fact that some landlords actually withdrew their properties from the market created a shortage of desirable rental homes and this produced the slight, but noticeable, rise in rents. However, now all votes have been counted, I’m glad to say that things have returned to normal very quickly. Since July we at Sanderson Young have seen a steady return to the more familiar cycles in the lettings market and, as demand continues to outstrip supply, landlords are still seeing extremely healthy returns on their properties. My excellent team has recently let large family homes in Jesmond, Ponteland and Darras Hall for rentals in excess of £4,500 per calendar month and even rural properties have found tenants happy to pay rentals in excess of £2,500 pcm. As you would expect, the perennially popular locations in Jesmond, Gosforth and the city centre are all holding up well and a newcomer to the market, the La Sagesse development in Jesmond, has created an enormous amount of interest. These two bedroom luxury apartments are already fetching upwards of £1,500 pcm and the new properties being released for rent are being snapped up by eager tenants before the paint is dry! One thing that is attracting these top quality tenants to Sanderson Young is our transparent tenancy set up fees. It has to be said that too many agents are playing a dangerous game by charging tenants prohibitive amounts of money just to hold an option on a property but at Sanderson Young we pride ourselves on our reasonable and totally transparent fees. We’ve had several tenants surprised by this. Because we deal with a large amount of high end rental property we’re often perceived to charge premium fees but nothing could be further from the truth. All we charge to hold a property is £100 which is deducted from any subsequent tenancy set up fee.

We feel this policy of clarity is vital to maintain the trust between landlords, agents and tenants which is an essential element of any healthy residential lettings market. The last thing we want to see in England is the situation that now exists in Scotland where letting agents are prohibited by law from charging agency fees. Far from being a benefit to tenants, this short-sighted policy has forced agents into creating hidden fees, such as charging for compiling inventories, so tenants are actually worse off than before. Though pressure to enact similar legislation in England is mounting, the highly trained, professional staff at Sanderson Young Lettings will continue doing their best to match landlords and tenants to the right properties whatever the future holds. Welcome to the world of supercar investment, with the value of the most sought-after models now regularly reaching tens of millions, including £35 million for a Ferrari 250 GTO at a Paris auction earlier this year. < Pagani is limiting the number of its £2.5m Hyara to 20, whilst just ten Ferrari F60s are being made. Many limited edition models are produced to mark a motoring milestone, which in the case of the Centenario is in celebration of the company’s founder, the late Ferruccio Lamborghini who would be celebrating his 100th birthday this year. The Centenario is a striking visual expression of the most extreme hallmarks of the brand in a bid to reinforce the design differences between a Lambo and the rest, like the outrageous creations of Vivienne Westwood in comparison to the more demure designs of Chanel. The carbon fibre body, which is longer than even that of the Aventador, boasts air vents the size of escalator steps, rear diffusers resembling the rudders on an ocean cruiser, and glass covers to showcase the unfeasibly large engine. This is a 6.5-litre V12 affair that generates a whopping 760bhp of power and 690Nm of torque, or pulling power. That endows the car with scorching acceleration to 60mph in an F1-style 2.8 seconds and a top speed nudging 220mph. Power is transmitted to all four wheels via a seven-speed switchable auto/ manual transmission system and there is an innovative four wheel steering system. Unusually, this points the rear wheels in the opposite direction to those at the front at slow speeds, whilst they gradually become in-line as speed rises. This creates the illusion of shortening the wheelbase for low speed manoeuvres whilst lengthening it by as much as 20 inches for greater high speed stability and cruising comfort. Constructed from carbon fibre throughout, the car is lighter and faster than the Aventador and has double the downforce at speed, thanks in part to the huge rear deck fin and the massive diffusers that force exhaust gases into the vehicle’s slipstream. Lamborghini says this car represents a quantum leap in terms of technological and electronic advancement, including a sophisticated touchscreen infotainment system and the sort of associated advanced connectivity features that will enable it to be used as everyday transport. The mega price tag has enabled the company to fund the newcomer as a mobile test bed for a wide range of technologies that will gradually find their way into more mainstream models. In the meantime the privileged forty are expected to acquiesce to the company’s unwritten directive not to sell the vehicles on at an unseemly profit for at least a respectable length of time. The penalty for non-compliance is to be struck off the privileged buyers’ list, which will deny them the opportunity in future to cash in on one of the most lucrative long-term collectors’ investments currently available.

ST OSWALD’S CHILDREN’S HOSPICE HAS TEAMED UP WITH WILD IN ART TO STAGE THE NORTH EAST’S BIGGEST EVER MASS-PARTICIPATION, PUBLIC ART EVENT: THE GREAT NORTH …

If you have been reading the last few issues of Sanderson Young’s Collection Magazine, you’ll know that St Oswald’s Children’s Hospice have come up with an innovative way to raise money for their vital work. During the autumn and winter of 2016, residents and visitors to the North East will be able to follow an interactive art trail featuring a number of large Snowdog sculptures, inspired by the much loved animated short film, The Snowman™ and The Snowdog. The Snowdog Trail, which was launched on the 19th September, will be ‘live’ at locations across Tyneside, Wearside and Northumberland for a period of ten weeks and during this time the large dogs will be joined by a pack of little Snowdog sculptures designed by local schoolchildren. Each large Snowdog has been sponsored by a North East business and beautifully decorated by a local or nationally known artist (including one by Joanna Lumley!). At the close of The Trail, the small sculptures will remain in their schools but the ‘Big Dogs’ will be auctioned off at a grand gala event to be held at The Sage on December 6th. In the meantime, you can locate the sculptures using maps on the Snowdogs’ website and a dedicated app for smartphones. THERE ARE MORE THAN FIFTY SCULPTURES TO TRACK DOWN BUT STARS OF THE SHOW ARE CERTAIN TO BE WOR GEORDIE (CREATED BY THE STUDENTS OF NEWCASTLE COLLEGE AND SPONSORED BY NBS)

There are more than fifty sculptures to track down but stars of the show are certain to be Wor Geordie (created by the students of Newcastle College and sponsored by NBS), Day of the Dog (created by Liverpool artist Sophie Green and sponsored by The Bridges Shopping Centre in Sunderland) and Patchwork Northumberland (created by local artist Daniel J. Weatheritt and sponsored by Northumbrian Water). Wor Geordie, located outside Newcastle Cathedral, encapsulates everything that these young artists love about their city, from its history of shipbuilding and beautiful coastline to the world famous dialect! Naturally Wor Geordie is painted in the famous black and white colours of Newcastle United Football Club to represent the proud, innovative and exciting city that the College’s students are privileged to call home. By contrast Day of the Dog, located in the heart of Sunderland’s The Bridges Shopping Centre, has a more international flavour as it is inspired by the famous Mexican Day of the Dead festival that fuses ancient and modern beliefs. Says artist Sophie: “I hope Day of the Dog raises a few smiles in the autumnal months and earns a big heap of cash for the wonderful St Oswald’s Children’s Hospice.” Perhaps the most remote Snowdog is Patchwork Northumberland. It’s located in the Leaplish Water Park in the heart of Northumberland’s Kielder Forest and the design reflects the hundreds of other extraordinary landmarks in our region. Says artist Daniel: “It’s really good that the Snowdogs are all part of one big trail across the North East. This coupled with sponsorship from key regional businesses could go a very long way to strengthen the creative infrastructure of our area.” These are just three of our favourites but there are dozens of other equally fabulous Snowdogs all over the area so why not try and spot them all!

Ruth Routledge is a nurse at the Marie Curie Hospice, Newcastle in the Day Therapy Unit. Ruth shared with us a little about the work her and her colleagues do and why she is taking on the challenge of a lifetime, trekking Costa Rica in 2018. ‘I am a nurse at Marie Curie hospice, Newcastle day services. I work with patients and their families, offering specialist palliative care. This involves me meeting many people striving to do their best in difficult circumstances. The staff and volunteers work together to support both patients and their families to help them gain the best quality of life possible and to ensure everyone is recognised as an individual, with their personal priorities recognised. This helps to ensure patients can concentrate on what is important to them. The newly refurbished day care unit with its gym, helps people regain some control in a difficult situation. Our therapy rooms allow people to relax along with an open plan area for group activities such as flower arranging, and baking. I witness daily the difference that Marie Curie makes to people. This service is free which is why I am trying to help raise funds, to ensure it is available to people who need it.’ Trekking through Costa Rica will help Marie Curie continue to provide expert care, guidance and support for people living with a terminal illness, and their families.
