A VERY WARM WELCOME TO THE SPRING/SUMMER 2021 EDITION OF OUR COLLECTION MAGAZINE, AFTER A PERIOD OF TIME WHEN THE AFFECTIONATE SAYING OF “HOME SWEET HOME” HAS NEVER BEEN SO TRUE AS IT IS NOW. FOR MANY OF US WE HAVE SPENT A VERY LARGE PERCENTAGE OF OUR TIME IN OUR HOMES OVER THE LAST 12 MONTHS AND, WHILST THE LIGHT AT THE END OF THE TUNNEL IS FIRMLY VISIBLE, WE HAVE UNDOUBTEDLY HAD CONSIDERABLE TIME TO REFLECT UPON THE SURROUNDINGS WE LIVE IN.

F

or many people it has been a tremendous worry and concern, and my first thoughts will always go to those loved ones we have lost, along with the magnificent NHS and essential services who supported the public throughout the pandemic. My grateful thanks on behalf of my company to all of you. For many people, their home has often been thought of as their castle and, in many cases, we have seen, during the last 12 months, significant changes taking place within private residential properties. At this current time, it is extremely difficult to find a landscaped gardener, builder, or joiner, as many of them are already booked for months ahead on domestic residential jobs, reflecting the investment people are now making in ensuring their homes are as attractive and welcoming as possible. For a lot of people, because of the restrictions, dining rooms in our homes have now changed into offices for one, two, or even more, living within the house. The essential requirement to have good Wi-Fi has become increasingly important and this can add saleability to a property at this current time. Duncan G. Young As we move into the spring and summer of 2021, and hopefully Chairman of Sanderson Young warmer weather, the outside areas of any property are equally important and they can be, in the case of an apartment, restricted to a small terrace or balcony, as long as it can accommodate some outdoor space. The increasing requirement of people living in urban centres with little or no outside space, considering a move out into the country or other regional centres with more flexibility is very evident. We have had a healthy number of new applicants and registered buyers considering a move into the countryside and this is very encouraging. The current position within the housing market is somewhat of a pressure cooker, given that we have 35%-40% fewer instructions for second hand homes coming onto the market, but yet the buyer registrations are 40%-50% up from last year, and this economic status gives us excessive demand and low supply, hence HERE AT SANDERSON YOUNG, WE HAVE the fact that property prices are rising. Thankfully, at Sanderson Young, we have MADE CONSIDERABLE INVESTMENT a good supply of new homes coming IN OUR BUSINESS OVER THE LAST 6 onto the market, which will alleviate MONTHS, including our IT software and some of the problems we are hardware, the support we are given from experiencing on supply and they are Rightmove and OnTheMarket.com, as well featured very well in this magazine with some fabulous new sites throughout the as our own website

region. We are, however, anticipating another release of second hand stock coming to the market in the near future, and certainly, once people have received their second vaccination, this will give them increased freedom to move around with greater confidence. Certainly, by the end of June, the Government hopes that we will all be enjoying a much more open and free society and a return to work for so many people. We wish a lot of colleagues working in the hospitality industry a particularly strong return since we think it is essential that the leisure and recreation business works well with the high streets. We have to get used to, once again, mixing and socialising, and I am sure we will do this but in a safe and protected manner. House prices are certainly rising, confidence is strong, and demand for property is very high. Here at Sanderson Young, we have made considerable investment in our business over the last 6 months, including our IT software and hardware, the support we are given from Rightmove and OnTheMarket.com, as well as our own website which has relaunched its recent version with a streamlined efficiency. We have rebranded our company image and design, which is very strong, and we look forward to being able to market our instructions in a very impressive and powerful manner to ensure that our clients gain the very best prices. We have also been fortunate in recent months to carry out a number of low profile “secret sales” and these have been done with discretion and complete confidentiality. Some 20% of our turnover now is attributed to low profile sales and it is therefore essential that if you are thinking about buying from us, please do register with us, because all of our properties may not be visible online. We look forward, in the spring and summer, to a return of some normality, to a renewed confidence and pride in being British, where we will strive to do our very best to promote our superb workforce. I hope that we all get the chance to have a holiday, whether it be local, regional, or abroad, as long as it is safe, and that we continue to thank all those magnificent people who have supported us over the last 12 months.

If I can help and assist you in any way with the sale or letting of your property, please do not hesitate to contact me personally on duncan.young@sandersonyoung.co.uk.

ESTATE AGENCY

IT IS EVIDENT THAT THE UNIMAGINABLE EVENTS OVER THE PAST YEAR HAVE SHAPED MANY OF OUR LIVES FOR YEARS TO COME. WHAT BEGAN AS A THREE WEEK ‘STAY AT HOME’ MESSAGE IN MARCH 2020 QUICKLY MORPHED INTO THE COMPLETE CLOSURE OF THE UK HOUSING MARKET.

I

t wasn’t long, however, before the government realised how important the role of the property industry is to the economy and we were one of the first businesses to re-open in May. Mass orders of gloves, masks, shoe covers and anti-bacterial hand gel and a full risk assessment of every single corner of the business was carried out at lightening speed, with all our employees rolling their sleeves up and helping in any which way to react to the ‘new-normal’. I am extremely proud of our team for putting the safety of their clients and each other first and adapting their usual working practices very effectively, with commitment and dedication. Since our return in May, we are now true experts in the sale and marketing of property ‘at a safe distance’ and have further adapted month on month to offer virtual viewings, valuations and meetings, as well as transferring all legal paperwork online. For a company that prides itself on a very personal service, we have focused on how this can be offered when removing the most personal aspect of face to face contact. Flexibility has been key throughout the pandemic; we have had to respond to ongoing changes to lockdown measures, adapt to challenges and disruptions where staff have had the added pressures of homeschooling and childcare. We have also seen the need to offer our clients flexibility due to changes in working patterns, circumstances at home and the pressures of lockdown. We have invested heavily in technology as we move forward into 2021. Many of us have seen the benefit of retaining an element of remote working, which I believe will remain in some capacity as

we hope to return to some normality in the second half of the year. We have seen the positive impact of Rishi Sunak’s stamp duty holiday, where our sales progressors and our solicitor friends are working tirelessly to push forward with completions before June to benefit our clients. The extension has been very welcome indeed and has provided a further boost to activity, with Rightmove estimating that it will result in an additional 300,000 completions. The Chancellor’s Spring Budget announcement has also resulted in an immediate spike in buyer demand. Demand continues to outstrip supply, and whilst property instructions are down by almost 30%, the conversion to sales is at its highest for many years. House prices in the North East are at a ten year high and there is no doubt that the upcoming easing of lockdown measures will assist in a very buoyant market for months to come. Those sellers who have not felt comfortable welcoming buyers into their homes are likely to feel relaxed as the vaccine roll out continues in earnest. After three national lockdowns and a number of local lockdowns, it is evident that the COVID-19 pandemic has altered how we all live and work. Many of us have seen our housing needs change drastically, with working from home capabilities and internet connectivity top of our lists. Outside space has also been a key requirement and many of our buyers are attracted to more rural locations with this in mind. It has certainly been a year of reflection and change, which has required us to adapt and be flexible at every twist and turn. This is a positive we can all take from our time working through lockdown and certainly a key focus for our business. We wish to use all the tools and techniques we have employed to adapt our corporate strategy going forward to offer our clients the greatest service possible.

TO BE HONEST, I thought it was a bit of a joke at the time, but I called them up, went for the screen-test and got the job. THAT WAS A PLACE IN THE SUN.

“I

studied Estate Management in Birmingham and worked as an estate agent all the way through uni. I worked for Christies and Colliers then specialised in buying and selling hotels and pubs for private and corporate clients. However, I hit a bit of a crossroads at the age of 30, then a mate had heard a production company was looking for a property expert. To be honest, I thought it was a bit of a joke at the time, but I called them up, went for the screen-test and got the job. That was A Place in the Sun. I’ve helped people buy property all over the globe for 17 years now, so I want to be at home, here in the UK. There is so much of our beautiful country that people just haven’t seen and that’s why I love doing Escape to the Country. It throws a spotlight onto these wonderful rural areas and hopefully people might just think, you know what, I’ll visit there, or I’ll go on holiday there. I’ve been down in the South East until a year ago. We had found a house, a typical ‘Irwin property’, ripe for redevelopment but my wife said, “If we aren’t going to live in the house and you’re going to be working away, I’d rather rent near my mum and dad” [in Newcastle]. We were expecting another baby. It turned out one baby was two, twins, so to have family all around us is very special. They’ve been very helpful and amazingly supportive, so we decided not to do the I’m lucky enough to have travelled all development down south, and over the UK, all over the world, but the instead make a more permanent move to the North East. I’d like to live in the countryside IS BREATH TAKING. again, but Newcastle is a good small city, for me it’s the proper North, there’s no mucking about. I’ve enjoyed the people; I’ve found them extremely friendly and welcoming. It’s a small community, everyone knows everyone. Newcastle celebrates people who get their head down and try hard and that meets with my ethos. It’s got a personality, and the best entrance to any city in the UK. You come in over the Tyne Bridge, you look down and you see The Sage and the iconic riverscape, and you think, yeah, I’m home and for now this is home. I think Newcastle is a great springboard of a city, it gives you amazing access to so many things, I never really appreciated how much of a seaside town it is, you’ve got a stunning coastline. I’m lucky enough to have travelled all over the UK, all over the world, but the Northumberland coastline is breath taking. Yet I can still be in London for a meeting with a client within 3 hours. I’m still getting to know the area, but one thing I’ve been amazed

Northumberland coastline

about is the lack of housing stock. I’m forever scouring Sanderson Young’s website looking for beautiful properties, and there are some stunning houses, but good, well priced stock seems to sell quickly. I’d advise any buyer that if they are keen on a house don’t think they are the only buyer in town, because if that house is well priced it will go. There is lots of competition so do your research, use the property portals daily and see what prices properties are going for, but don’t think you can rely on property portals to find your home. Make contact with people, like Sanderson Young, and let them do their job. They understand what I am about as a buyer. Your home is the most important thing. Most people get that ‘funny feeling’ when they find the right place. Unfortunately, I can’t remember getting that ‘funny feeling’ about any property I’ve seen because I’ve always been trying to get ahead of the market. My ‘funny feeling’ sometimes is based on an opportunity but if you can get the practical stuff right then by all means fall in love with a property. That said, you have to be able to justify its foibles. If you sit down and are honest with yourselves and ask each other what the important factors of your home are, if you can get 8 out of 10 of those ticked off, you’ve got a good chance of finding a house quite swiftly.” And for now? “Winter is often quieter in TV. Lockdown has given me time to take on some extra private clients who want my help buying places abroad away from the cameras which I really enjoy. Escape to the Country should start up around Easter, all being well and A Place in the Sun by the summer. It’s been challenging to say the least, but it has been great to be at home with the babies, that’s been really good.”

MAKING A

Splash WHITEWATERS IS A MULTI-AWARD WINNING, LUXURY, RESIDENTIAL POOL COMPANY WITH A REPUTATION FOR QUALITY, BASED IN SUNDERLAND.

Joanna Pope talks with Mick Guthrie, founder and Managing Director.

M

y background is in industrial marketing rather than the trades, which surprises some people. In 2002 we established a hot tub showroom : it was a product that I was passionate about and I really enjoyed selling a product that people loved, rather than the industrial products that I was accustomed to. We set out to operate at the top end of the market, selling the best brands regardless of cost. The pool business was a natural diversification for us, and we applied the same ethos : best products, best service and reliability. At that time there was definitely a gap in the market locally, we would see pool companies from out of the area operating here, and nobody competing for the business. We started out with relatively small and simple projects, establishing a good track record and moving onto larger more complex work as the business developed. It is hugely satisfying, 18 years later to be now recognised as the go-to pool contractor on a national level. Whitewaters has a reputation for quality and a good reputation is the thing that keeps a business going. You’ve got to want to get it right if you’re going to be a long term concern like ours. The longevity of the company is something we’re proud of, not every company gets to their eighteenth birthday, especially in the construction industry WE SET OUT TO BE TOP END, where trading conditions can be selling the best and most expensive brands very tough. for the luxury side of the market. Our business model is quite

unusual. We’re a small company of four people but we have a series of trusted key subcontractors: a plumbing company, electrical company, tiling company and so forth. This means that every element of the job is done by a specialist, we believe that gives you a better quality product. They’re all from the North East and they come with us on all our jobs, wherever we go in the UK. We’ve even taken them to a project in the South of France with us. It seems that more and more people are prepared to pay for quality. One night Gavin Brodin, the iconic Beverley Hills interior

designer, rang me from California to see if we would build a pool for a celebrity in Kensington. This was our first London job and the money being spent was gobsmacking. We thought it was a once in a lifetime thing. Then, the next year, another big job came up and then another. That Kensington job really elevated us to a different level, and into the top category of UK contractors who can deliver this type of work. At the highest end of the market everyone wants to push the envelope a little bit. As every client wants something new that’s particular to their pool, you’re constantly having to innovate and push the boundaries just that little bit further. Most people are especially interested in our work in John Caudwell’s Mayfair mansion. It is a good story because its reputedly Britain’s Most Expensive Home (Channel 4) and we’ve also just finished a really great pool with loads of exciting features in an ultra-contemporary hilltop glass and concrete house. It’s a massive, 25 metre, indoor pool set out like a competition pool with lane markers and bespoke starting blocks. There’s a pace setting system that uses a series of LED lights, running down the whole length of the pool, which you have to keep up with as they change colour. It comes with an app so you can set how fast to go, how quick your turn is and how long you need to stay underwater when you dive in. It gives you a visual indication of all of these things so it’s a fantastic gadget, brought in from the States, and it’s the first time it’s been used in the UK. At the moment we’re working on a number of projects, including

a stately home in North Yorkshire and One St John’s Wood, a world class residential development overlooking Lords cricket ground. Whitewaters are responsible for the high spec twenty metre pool which is part of the shared facilities for 112 luxury apartments. We often do a pool, spa, sauna and steam room together, as a whole wellness suite, and often there will be an adjoining gym as well. We won the SPATA* award for ‘Inground Residential Pools and Wellness’ this year, for an amazing, round, indoor cold plunge pool with a waterfall all around it. That type of cold therapy pool has never won an award at SPATA before. Our success at this year’s SPATA awards is something we’re celebrating. Over the years we’ve won awards in pretty much all categories but this year we completely cleaned up. We won three out of four ‘Indoor Residential Pool’ categories plus the ‘Residential Spa’ award and ‘Outstanding Pool of the Year’, (for John Caudwell’s pool) but what we’re really proud of is the ‘Pool Contractor of the Year’ award. That award started in 1986, nineteen companies have been awarded it and now we’re on that list. We’re the first company in the North to have won it and that’s an achievement that we’re really proud of.”

’Did that really happen?’

id we really queue in the rain outside the supermarket, forget what the inside of the local pub looked like, be unable to go to watch a game of football or rugby, have to cross the road when a stranger came toward us, not see anyone, not go anywhere? And not physically have to go to work and not have a clue what Zoom was. For many, our working life has changed dramatically since March 2020. Some of us will eventually return to the office, others won’t. Some have discovered that trailing from meeting to meeting can be done from the comfort of a cushioned chair in the kitchen, study or even the bedroom. One thing is for certain, we’ve been spending a lot more time at home. That has led to an unexpected bonus for one area of business. The manufacture, building and furnishing of garden rooms. A garden room used to be solely for the purpose of enjoying some sunshine when the rest of the house is in the shade, or sitting behind glass on a chilly day while enjoying the warmth of some spring sunshine, ONE THING IS FOR CERTAIN, WE’VE Or of course they can be a glorified BEEN SPENDING A LOT MORE TIME AT shed or lean-to which provides storage space, or protection from HOME. However, Covid-19 has encouraged us to look at how we live, make the most of what we’ve got, see if we can adapt a few things and, in some cases, use the spare cash which has built up courtesy of cancelled holidays. Gone are the days when a garden room is purely for lounging around in. Gardens rooms are now being used as offices, art studios, workshops, fitness studios or just as a bolt hole from the house to find some peace and quiet in which to concentrate. Some are being used as a shop where customers can roll up to buy bread and cakes or some craftware from a business which perhaps has had to relocate from a precinct and is now forced to work from home. In a nutshell, garden rooms add extra space to your house. You can even live in it. And the choice of garden rooms is surprisingly large. You can buy one ‘off the shelf’ at a large DIY store or you can have one custom

designed. It’s up to you how you specify the interior. You can either keep it simple and basically go for four walls, a roof and a door, or at the other end of the scale have central heating, full double glazing, thermal insulation, shower area, carpeting and a kitchen. Depending on planning regulations, (generally you can do whatever you fancy… within reason… but it’s worth checking, especially if you are installing mains electricity, gas, water and drainage) you can even go the DEPENDING ON PLANNING REGULATIONS, whole hog and make your garden room into what is, in effect, an (generally you can do whatever you fancy… extension of your house by making awithin reason… it into an extra bedroom like an annex or perhaps into a granny flat. Why not make it into a fully fitted office and free up space in your house. No matter what you decide to do, your new garden space… garden room… garden studio… will be safe, secure and probably a thoroughly enjoyable place in which to spend time relaxing or working or both. Are things a bit cramped in the house for the children… do they struggle to find space in which to play…are they too noisy. No problem… send them into the funky new garden play room. A lot of us aren’t keen gardeners so why not make the most of the outdoor space and turn part of it into a room that you can enjoy. It’ll give you more pleasure than just a few square metres of lawn or weed-strewn herbaceous border. Why not make your new garden room multi-purpose? Leave part of it as a storage area for outdoor furniture, cushions and parasol or even to keep your log burner’s wood dry.

but it’s worth checking…

If you live in a rural area, why not make your garden room blend in by making one or more of the walls into a vertical garden. They look amazing with small plants and moss tumbling down the sides. Remember, if you are installing electricity, you must ensure that the building is watertight and that everything is insulated. You will need to check whether your garden room needs foundations. It’s also worth checking what sort of maintenance is required although most will be constructed from either treated wood or some sort of PVC moulding. One thing is for certain, no matter what you use your garden for, it could open up a whole new way of life. Goodness knows what you’ll find in your room at the bottom of the garden.

NINE YEARS FROM NOW, IF YOU DECIDE TO CHANGE YOUR CAR AND BUY ONE WHICH IS BRAND NEW,

YOU WILL NO LONGER BE ALLOWED TO BUY A SHINY NEW CAR WHICH IS ONLY POWERED BY A PETROL OR DIESEL ENGINE.

Y

You may as well get used to the idea that, realistically, from 2030 onwards you will be heading to a showroom (or online) to organise the purchase of a car powered 100 per cent by battery power. Don’t panic. Despite the early concerns over how far you can travel in an electric car… range anxiety… the situation is improving. 250 miles on a single charge is now commonplace. By the time we get to 2030 you’ll probably be able to double that figure. The majority of mainstream car manufacturers already have at least one electrically powered car in their range. Dozens are in the pipeline. It’s worth mentioning that electric cars are great to drive, so don’t worry. They’re cheaper to service and there’s less to go wrong. And although this is all going to take a while to get used to, there are a couple of beneficiaries. The environment, as we ‘drive’ toward zero emissions to make our air cleaner. The North East. Why? Because we’ll need a vast number of lithium-ion batteries to power the cars and those batteries are to be produced in this region. Northumberland will be home to what is the UK’s first Gigasite. The battery manufacturing facility will be built in Blyth on a 95-hectare site previously occupied by Blyth power station. the region of £2.6bn, making it one of the UK’s largest ever industrial investments. It’s certainly the largest in the North East since Nissan arrived in 1984. The Sunderland plant is home to the Nissan LEAF which rates as one of the world’s top selling electric cars. The Gigaplant will directly create 3000 jobs and up to 5000 in the supply chain. Many of those supply chain jobs will be in the North East. Raw materials will be imported from outside Europe so the port area of Blyth will be busy. Components for the lithium batteries will be made on site, increasing the need for manufacturing jobs and parts supply. There will be a recycling plant catering for old batteries to be salvaged and re-used. Local logistics firms can expect to be busy. Britishvolt has announced a tie-up with Siemens who have several plants across the North East, many of which concentrate on power generation which will be a key factor in battery production. Construction of the plant will also allow huge opportunities for local suppliers.

Britishvolt Gigaplant BLYTH

Building work gets underway in August / September 2021. The plant will be fully operational by the end of 2023 producing 300,000 lithium-ion batteries every year. The majority are destined for the UK automotive industry. Renewable energy will be used, including the potential to use hydro-electric power generated in Norway and transmitted 447 miles under the North Sea via the world’s longest inter-connector. Bearing in mind that European countries as well as other regions of the UK were chasing the prospect of securing the Gigaplant, this is great news for the North East of England. Britishvolt CEO, Orral Nadjari said “This is a tremendous moment for Britishvolt and UK industry. Blyth Bearing in mind that European countries as meets our exacting requirements well as other regions of the UK were chasing and could be tailor made. target to make our Gigafactory the world’s cleanest and greenest battery facility.” Another development is the appointment of ISG, one of the world’s biggest construction companies. Their CEO, Paul Cassell commented… “The Blyth construction phase will support thousands of jobs in the North East and create a wealth of training and upskilling opportunities for local communities. The legacy of this major investment will benefit the region for generations to come.” Oh… and it could be handy that the Britishvolt interim chairman, Peter Rolton, knows the North East really well. He’s a graduate of Northumbria University. The arrival of Britishvolt at Blyth is the latest news in what appears to be a trend. The North East is starting to see sizeable investment in business. Amazon for example has built two distribution centres in the region at Darlington and Bowburn near Durham creating over 3000 jobs. Nissan has confirmed the future of their Sunderland plant after Brexit concerns. The site will become Nissan’s European centre of operation and safeguards 7000 jobs at the plant and an estimated 20,000 in the support chain. The North East has been confirmed as the base for GE Renewable Energy who are building the World’s largest offshore wind farm off the East coast. Up to 200 jobs could be created in this expanding industry. We’re also seeing investment in research and the development of initiatives like Newcastle Science City and North East Technology Park. The Centre for Life is heavily involved in Covid-19 research and the effects of social distancing and of course our universities and hospitals are world-renowned for the work they do in combating the Coronavirus pandemic. This is fantastically positive news and shows why the North East really is a brilliant place to live, work and do business. Collection

Supporting people with all aspects of dying, death, and bereavement, they have nine hospices in total, writes Helen Wilson-Beevers. Our local Marie Cure hospice is located in Elswick, Newcastle, where specialist care is given to people living with terminal illness and their loved ones. With services spanning across outpatient help to in-patient care, facilities for families and critical emotional provision, Marie Curie Newcastle also offer practical information and guidance too, as well as their free bereavement support line. While we are seeing light at the end of the tunnel with lockdown thanks to vaccinations and case numbers coming down, the hugely tough circumstances surrounding Covid are undoubtedly ongoing. Always Seek Sound Advice Property has always been considered a good investment proposition in the UK -

probably because as a nation, most people always dream of owning their own home one day. EVEN IF THE MARKET CONTRACTS, IN TIME, PRICES ALWAYS RISE AGAIN.

I

f you have capital to invest, how can you be sure that you are investing in the right property or the right area where you will get maximum returns on your investment? Would it not be safer to invest in a more traditional vehicle, such as an ISA or building society, where rates of return are much lower, yet carry far less risk? This is the sort of question I get asked many times and I always say the same thing. CITY & SUBURBS

2020 was a year that no one could have predicted, and despite the ongoing situation causing a wave of economic instability throughout the world, the average price of a home in the UK rose by 6% last year. Rishi Sunak’s temporary stamp duty holiday has been the major defining factor in the buoyancy of the market. This, combined with the fact that a huge amount of us have felt an impact from a year of homeworking (and home-schooling), which has led to many people re-evaluating their current living situations and housing requirements. There is also a third factor, which is the fact that, fortunately, in many instances, some clients and families have been able to afford to purchase a new home because they have saved a large amount of their disposable income whilst working from home. We have also seen an increased demand from buyers who are wanting to re-locate back to their native North East because families are revaluating lifestyle and family dynamic and need for family support.

GREG MCCARTHY REGIONAL VALUER

Here at Sanderson Young, I am proud of us as a team in that we have continued to work well under the immense pressure of this past year and we as a company have found some positive aspects to the lockdown. If nothing else, this new period of lockdown has shown us that it is viable to conduct many of our normal processes in a different manner and, although we still face some challenges, we have also found many successful and alternative ways of conducting our everyday business. For example, we have been offering virtual valuations and viewings, which have proved very popular.

PONTELAND & TYNE VALLEY

A year to remember! The Ponteland branch of Sanderson Young has had an exceptionally busy year, with strong sales figures of over 100% up on 2019 in Ponteland Village, Darras Hall and the Tyne Valley.

PENNY WRIGHT VALUATION MANAGER

Following the initial Covid-19 lockdown, there was great pent-up demand in all areas and price points. This demand continued throughout 2020 and we are seeing evidence already this Spring of similar activity. The various lockdowns have given people space and time to think about how they either wanted or could live differently, with the realisation of being able to work from home and the importance of outside space. This then translated into unprecedented activity and viewings, particularly in rural villages in and around Ponteland and in Darras Hall, where many of the properties sold received multiple offers. Darras Hall has remained popular, with significant movement from city suburbs into Ponteland, with the focus from families being the excellent schools, leisure facilities and cafe culture the village offers. The houses in Darras Hall offer space, generous private gardens of a minimum quarter acre and often development potential for growing families, and we are seeing this interest grow already this year. The rural villages and Tyne Valley increased in popularity last year, with fabulous sales of traditional barn conversions and equestrian properties. We anticipate demand to strengthen in these areas moving into 2021 and beyond. With the extension of the Stamp Duty holiday and Government assistance for first time buyers, I believe we will see interest continue for the remainder of 2021 and our team in Ponteland look forward to another exciting year of sales!

SY HOMES

NORTHUMBERLAND & REGIONAL

Northumberland is a county which offers spectacular rural landscapes, met by some of the most rugged and charming stretches of coastline in the country. Traditional seaside towns and quaint fishing villages are interspersed by rocky cliffs and windswept beaches, set against the stunning backdrop of historic castles, rolling hills and evocative sites of history and legend. The beauty of rural Northumberland and its heritage coastline has always been considered one of Britain’s best kept secrets, although now it is certainly safe to say that the secret is out! Our stunning region has continued to see exceptional growth in popularity for those looking to take their lifestyle to more rural and coastal climes. Northumberland has proved to be a superb destination for those looking for a permanent base or second home, whilst many of us have seen the benefits of investing in holidaying in the UK as the ‘British staycation’ will prove popular for some time to come.

HEATHER ARMSTRONG REGIONAL VALUER

We have seen growth in these areas year on year, with high levels of interest being centred around the region’s coastal villages. Locations such as Beadnell, with its protected waters and stunning beach, have taken centre stage when considering buyer demand, and we have significant numbers of proceedable buyers waiting for homes to come to the market. Demand also outstrips supply for homes in our historic towns and rural villages, drawing in retirees and families alike, in search of new beginnings and a change of pace.

REGIONAL LETTINGS

The last six months have certainly been a surprise in terms of market activity, with demand for accommodation at unprecedented levels throughout the region, across varying house styles and budgets. The first lockdown in March 2020 created significant pent-up demand for renters right across the North East. We’ve successfully adapted our working practices to accommodate such demand with online viewings, remotely processing tenancy paperwork and working within government guidelines regarding property visits and move-ins. Our property management department has also been extremely busy, where we have seen a drastic increase in our fully managed portfolio, due to the peace of mind and professional assistance we offer our landlords. We have kept abreast of new legislation surrounding all essential home safety aspects. It is essential that the regulation surrounding our industry is in place to protect tenants, whilst bringing properties to higher standards and in turn attaining higher rental values for our landlords.

GAIL MCLEAN REGIONAL LETTINGS MANAGER

As we all look forward with positivity as the country starts to ease restrictions, we anticipate a buoyant year mirroring the success of a strong lettings market in 2020. We only hope that new landlords can be as excited as we are, and look forward to navigating them safely through the sea of legislation attracting premium rental figures. We have many waiting professional tenants eagerly seeking rental accommodation in all areas with very healthy budgets, with family homes in the suburbs attracting upwards of £2950pcm and stylish apartments attracting over £1800pcm.

We are proud of the extensive number of houses we let on a weekly basis, yet due to exceptionally high demand, stock levels constantly run low. Sanderson Young manage over 100 properties on a daily basis and some of those lets are shown below and on the following pages. We require at least 4-5 new landlords per week to satisfy the demand for increasing numbers of tenants, who often are of a very high quality and from blue chip companies, coming to Sanderson Young first due to our reputation for quality homes kept to a high standard. If you are a landlord looking for an experienced property manager with extensive connections throughout the business sectors we would be delighted to help rent your property within a very short period of time, at the best price possible. I am particularly proud that over 50% of my landlords have seen significant rent increases due to the economics of the current market. Are you letting your portfolio at the right price? SY HOMES

NEW HOMES

We have a strong house building heritage in the North East, with national PLCs such as Barratt and Bellway originating in Tyne and Wear. We also have, in more recent years, attracted pioneering national developers to the North East, where they have invested in the regeneration of brownfield sites and made their first foray into the location. At Sanderson Young, we are proud to present some of the most innovative and in demand housing in the new build sector. Housing accounts for around 30% of the UK’s energy use, and therefore new build homes are delivering significant benefits for the environment through their use of efficient materials, smart home technology and innovative design. New research confirms that new build homes can also save occupiers up to £700 per year, due to their comparable energy efficiency over older properties.

JANET HOPKINSON NEW HOMES DIRECTOR

New build homes have also provided a greater return on investment than ever before, with many of the residential schemes we have sold over the past 24 months now achieving 10-15% premiums on their original purchase price. Rightmove recently reported that in January 2021, new build property search outperformed the second hand market for the first time. Buyers are clearly attracted to new build homes and we have certainly seen this demand locally. We are excited to feature in this edition of Collection some of the most eagerly anticipated developments our region has seen for many years, as well as advising on some projects due to come out of the ground over the next few years which will continue to put the North East firmly on the housebuilding map.

AMY BRICE… A REGIONAL VALUER AND CHARTERED SURVEYOR FOR SANDERSON YOUNG, HAS LIVED AND BREATHED PROPERTY FROM AN EARLY AGE. HERE, SHE PROVIDES SOME INSIGHT INTO HER SPECIFIC AND WIDE-REACHING ROLE, SHARING HIGHLIGHTS, CHALLENGES AND VIEWS ON TODAY’S PROPERTY INDUSTRY.

HOW DID YOU GET INTO THE ESTATE AGENT & PROPERTY SECTOR? Construction and property development have always played a big role in my life. I have lived through long periods of renovation from a young age, as my parents self-built our family home. I think this gave me a real taste for project management and is the reason why I chose a non-traditional route to valuing and surveying. I decided to complete five years of post-graduate work experience before taking my Assessment of Professional Competence (APC). I wanted real-life hands-on skills that I could take into the sector.

EXPLAIN YOUR ROLE & RESPONSIBILITIES AT SANDERSON YOUNG As a Royal Institution of Chartered Surveyors (RICS) registered valuer and surveyor, I look after our professional services and development consultancy which means my role is far reaching. It is extremely fast-paced and I love the variety of my work. One day I can be valuing a multi-million pound development, the next providing expert witness testimony or court reports or consulting with architects and interior designers. No two days are the same!

HOW MANY NEW HOMES SITES ARE YOU CURRENTLY MANAGING? We are currently marketing over £100 Million of new homes across 27 development projects and advising on a further £50 Million worth of property due to launch over the next 12 months. It is an extremely exciting time for the sector and will provide a much needed boost to the region’s housing stock, which is in great need. We love to work very closely with developers from the very inception of their project, working through the planning process right through to buyers getting the keys to their brand new home. Just this weekend we launched sales on a development I started advising our clients on in 2018, so we really do provide a full-scale service and go that extra mile.

WHAT’S THE ADDED VALUE OF COMING TO SANDERSON YOUNG? We have the experience and knowledge of a large corporate agent and can provide the wide-ranging services a corporate firm offers but, as an independent smaller business, we can offer much more flexibility, are more accessible and therefore much more approachable. We have strong business links not just regionally but nationally too, which enables us to bring a lot of investment and wealth into the region. A lot of our work comes from repeat business and referrals. For this to happen, you must provide a great service to clients from the start of a property query to the end, which is what we do.

HOW IS THE PROPERTY MARKET CHANGING? We are in a time of great optimism following the challenges of 2020. The UK housing market has certainly bounced back following its closure last March, and values are at unprecedented levels supported by the stamp duty holiday and the very positive Budget announcement. Demand for property whether that’s to buy, invest or let is high and Sanderson Young is performing well across the entire North East region.

WHAT’S YOUR GREATEST ACHIEVEMENT/PROUDEST MOMENT? Professionally, it’s got to be the completion and passing of my Assessment of Professional Competence (APC) to become an accredited chartered surveyor with RICS. Personally, it’s becoming a mum to my little boy, Finlay, as I now navigate through a completely new experience for me, motherhood. A big challenge I face is the juggle between being the best property professional I can be and the best mum I can be, which has been particularly tough over the past year! Quite a task but I am really enjoying being a working mother.

HURRAY!

Jump, the award-winning children’s shoe shop, is to re-open in April at 43-45 Gosforth High Street, Newcastle. After a successful 15 years in business we have a new look, plus some exclusive new shoe styles and accessories and the team have been delighted by the support and loyalty of the customers.

N

ew owners Kelly and Richie Bowers explained “We are so excited to be bringing Jump back to the High Street; a trusted well loved shop which offers a collection of unique brands and expert service you simply cannot get elsewhere.” As parents of four young children themselves, Kelly and Richie understand how important it is to have the feet of constantly growing little ones expertly measured and fitted correctly. Whilst there may be a new management team at the helm, the existing staff are very much still on board. Lesley, Kate and Emily have 43-45 High Street, Gosforth, Newcastle 25 years of Jump shoe fitting experience 0191 447 2060 between them and know many of the customers personally. “One of the core https://www.facebook.com/jumpshoes reasons customers keep returning to Jump http://www.jumpshoes.co.uk is because they value the staff’s expert Instagram: jumpshoes1 shoe fitting, orthotics knowledge and the high level of personalised customer service” Kelly advised. “We’ve given the shop a fresh modern feel creating an earthier Scandinavian, eco-friendly environment which compliments the sustainability ethos we hold at Jump. We continue to offer favourite brands like Ricosta, Petasil, Start Rite and Saltwater sandals but we’ll also be introducing new exciting lines. We will be the only UK stockist of Grech & Co, a Danish lifestyle accessories brand and we are also the exclusive UK distributors of Australia’s Scruffydog shoes. We’ll have Young Soles, a blend of retro-cool with a classic British Heritage and in complete contrast we are delighted to introduce vegan French trainers brand Veja. We’ll be offering new clothing ranges for boys and girls including Freya Lillie, Hummel and Bob and Blossom. We think it’s important to bring something to Gosforth High

Street that can’t be found in the larger UK-wide stores. Postlockdown we are very much emerging into an experience economy. Visiting Jump is about more than just shopping, it’s engaging our customers in an experience; encouraging the customer to learn about how their shoes are made.” “We’ve listened to our customer’s requests and we are delighted to showcase an exclusive Jump Ladies collection for the first time. We have collaborated with some exciting brands such as Angulus, VEJA, Gola and Rogue Matilda to offer a bespoke collection of stylish and quality shoes. We’re still very much a child-centric shop and the popular activity corner complete with DVD’s, books and toys will be retained. We aim to turn a potentially stressful shopping experience into an enjoyable one for all our customers, big and small.” Businessman Richie sees Jump’s online trading as a key element moving forward. The new e-commerce website allows Jump to become both a bricks and clicks operation. Kelly, with her design background, feels that there are exciting times ahead and also ensures that the shop will continue to be a safe environment with all necessary precautions in place for parents and their little ones. Kelly adds “This pandemic has resulted in a change of shopping habits. People are shopping closer to home, it’s important for Jump to keep abreast of new styles and offer products never seen before locally. Satisfying our customers old and new has never been more important and we’re delighted to be back to fulfil a much needed local demand - do let us know what you think.”

OUTDOOR DINING

TAKE A seat AS A NATION IT IS IN NO DOUBT WE HAVE MADE QUITE THE ART FORM OF PICNICS AND WET BRITISH BARBECUES

…but social distancing and enforced outdoor dining have pushed food establishments towards rethinking their

al fresco dining experiences,

as they have had to start thinking outside the box and indeed their restaurant!

T

he North East, in the last few years, has seen an abundance of different and exciting new food establishments emerging, many gaining national notoriety. The food scene in the NE is an incredibly tasty place to be and with the giddy news that we will be allowed to visit restaurants once again we’ve chosen our favourite places to eat al fresco, looking at how they are doing it and what we lucky diners have to look forward to. When every restaurant in Britain closed, many of us suddenly saw the importance of what eating together gives us and it’s now time to start dreaming about that first food trip out. So, put down that takeaway menu LET’S BE HONEST, and step away from the ‘do it at home’ kit - it is time to choose who wouldn’t want to start their first night of your dish, take a seat outside food freedom sipping a glass of something cool and have one of these wonderful whilst marvelling at our glistening city. places cook for you.

Trakol Träkol, located in a nest of renovated shipping containers placed almost too perfectly under the Tyne Bridge on the Gateshead side, is becoming a firm favourite with foodies and for very good reason. Not only is the positioning unrivalled, with glorious views down the Tyne river and to the iconic Tyne bridge, the food is also absolutely top notch. The kitchen, which you can happily gaze into, is dominated by a huge charcoal grill so, as you can imagine, there’s a lot of excellent fire cooking on offer. Alongside the exceptional feasting share platters there’s also a wonderful mix of seasonally inspired plates to accompany and delicate fish dishes if you’re wanting a change from meat. As this slick operation is run by Dave Stone and Rob Cameron of Wylam Brewery, the drinks menu is unrivalled, with the best craft beers you can imagine and some incredibly tasty wine to match. The outside space for dining is simple yet perfect, with rows of tables with dimly lit heaters to warm up those northern nights. Let’s be honest, who wouldn’t want to start their first night of food freedom sipping a glass of something cool whilst marvelling at our glistening city. If you wish to book a table at Träkol they reopen on 12th April, please visit their online reservation system.

Fortuna It turns out you don’t have to fly to Italy to sample Italian cooking at its simple best, just catch a cab to Gosforth High street and the new Fortuna restaurant will do it for you. From the established and well-respected owners of Adriano’s, comes their new restaurant Fortuna which now sits proudly on the same delightful spot. For those who sadly missed Adrianos, this spot is located in the upmarket and highly desirable Gosforth, in a fabulous position tucked behind the hub of the busy and eclectic high street. Fortuna now boasts a wonderful outside dining area, simple yet stylish and the perfect place to sit, eat and enjoy the ambience that comes with a busy and gregarious restaurant. So, to the food, Fortuna offers up tasty Sardinian delights in tapas form perfect for sharing and perfect when you can’t quite decide what you prefer. From classic pasta plates and stone baked pizza to some mouth-watering risottos and moreish seafood, there is something for every Roman hearted diner. As they now only serve these delectable small plates you can simply order a couple of small plates to accompany a cold glass of wine or, like us, many small plates to serve as a wonderful extended dinner. Alongside much loved seasonal Italian dishes is also, rather happily, a fabulous cocktail and wine list featuring an abundance of appealing sounding boozy creations and some excellent wine choices. Fortuna has combined the much needed sociable experience with friends and family that we have all sorely missed with a charming outside space and of course utterly delicious food.

Cook House Cook House is a restaurant unlike any other in the North East, the kind of laidback place that we all desperately want a seat at. The brainchild of Anna Hedworth, a former architect who decided to pursue a dream in cookery, Anna and her team’s restaurant is at the heart of the wonderful and diverse mix of businesses down in the Ouseburn Valley. If you haven’t already experienced their blissful terrace, I implore you to book up now because you really should. With panoramic views of the leafy Ouseburn, this ideal spot sees diners relaxing on the sunny outdoor terrace by day, and when evening draws in the candles and fur covers give an all-round and sorely missed cosy feel. Many of the incredible, seasonal dishes are cooked on the outside barbeque and smoker; the al fresco dining experience has always been a part of what Cook House does exceptionally well. The regularly changing menu is focussed on locally grown and produced ingredients, so expect delicious flavour combinations you will remember for months to come, and thoughtful sharing plates for the table. Cook House doesn’t disappoint on the drinks front either with super creative cocktails, an incredible wine list and homemade soft drinks - they certainly do deliver. Recently awarded a Michelin Plate, Cook House is fast becoming a NE institution, so make sure you spend some time on their terrace this Spring. From April 14th Cook House will reopen for outdoor dining in their terrace and garden, Wednesday to Sunday, serving a casual, seasonal all day menu into the evening; a mix of Cook House classics and food from the BBQ and outdoor kitchen.

Barluga The well renowned Barluga, owned by the successful NE company The Vaulkhard Group, took up its residence on the beautiful Grey St in our glorious city centre many moons ago and has proved an incredibly popular choice for locals in the know ever since. During lockdown they have been quietly (and rather cleverly) working on a very interesting project, a new and wonderfully European style terrace. This cleverly designed large outside space screams summer and as the light, sunny evenings continue it is clear in this brave new alfresco world that this prime spot will become the place to bag a table. With stylish super comfy seating, large, heated parasols and a definite holiday vibe, Barluga has certainly created a very unique space. Eager guests can expect to see a varied and imaginative menu offering delicious modern British cuisine from popular favourites to more complex dishes. The extensive, quality wine list and superb cocktail selection is also sure to please and excite the locals’ seasoned palette. ELECTRIC CARS

IT WASN’T TOO LONG AGO THAT

ELECTRIC CARS

WERE SEEN AS BEING A BIT WACKY AND FOR THOSE WHOSE HORIZONS DIDN’T EXTEND MUCH BEYOND THE CITY OUTSKIRTS OR WHO NEVER DROVE AT MORE THAN 25MPH.

W

ow… things are changing rapidly. It won’t be long before we’re all forced into buying electric cars, but the good news is that they are good to drive and invariably lively. As soon as you touch the accelerator you have 100 per cent power. There’s no need to build revs. There aren’t any gears and creating something like 4-wheel drive is quite straightforward… just use 4 electric motors, one for each wheel. Simples. And as you’ll see here, electric cars are no longer the domain of humdrum urban dwellers. There’s some very desirable electric kit out there.

130

Collection

Remember, it doesn’t matter what sort of electric car you have, there are limitations. If you make full use of the power you will need to recharge after about 200 miles… maximum. Ranges drop dramatically in cold weather. If you can find a roadside rapid charger, you will be sat twiddling your thumbs for around half an hour before reaching an 80% charge. Take a picnic. Longer journeys require forward planning. On the plus side, there’s £0 road tax and no congestion charges. Plug it in at home and a full charge should cost around £10. You’ll also be saving the planet. Here’s our pick of the best small, medium, large and crazy electric cars.

1874bph

0-60mph time of under 2 seconds and 0-180mph in a shade under 12 seconds. Top speed is 210mph. Range is around 280 miles.

PININFARINA Battista Time to dream a little…

How’s this for a stunning bit of machinery? The Italian designed Battista produces a nutty 1874bhp. This is split between four electric motors, one on each wheel. The pair at the front develop 335bhp each while the pair at the back manage 602bhp each. This translates into a 0-60mph time of under 2 seconds and 0-180mph in a shade under 12 seconds. Top speed is 210mph. Range is around 280 miles. 150 cars will be built… track testing has recently finished so

production is about to get underway. Customers should get their cars during 2021 despite Covid delaying things at the Italian plant. Although the bodywork is all Pininfarina, underneath you will find kit from the equally brilliant Rimac company who produce their own supercar, although it doesn’t look so smart.

ESTIMATED PRICE IS £2MILLION. Collection

131

590bhp

0-60mph in a shade over 3 seconds. Top speed 155mph. Range is around 290 miles.

AUDI RS e-tron GT The beauty of a manufacturer like Volkswagen is that you can mix and match the cars under your wing. Bit of Bentley here, Porsche there, add some Bugatti and Lamborghini flair and, in this case, put an Audi up front. This is the latest of Audi’s all-electric e-tron range. The RS GT shares a lot with the Porsche Taycan. In terms of build quality, Audi has left Mercedes and BMW behind. Honed from granite is a familiar phrase. 590bhp; 0-60mph in a shade over 3 seconds. Top speed 155mph. Range is around 290 miles. Power goes via three electric motors… one for the front axle and one each for the rear wheels. Find a charger which delivers a decent punch and you’ll hit an 80% charge in 23 minutes. Impressive. To help with stability at speed, the car’s suspension lowers by over 2cms. Four wheel steering and all-wheel drive will also come in handy. This is a hugely desirable long distance cruiser. Ideal for a blast down to the Côte d’Azur.

JAGUAR i-Pace

Mini ELECTRIC

It’s been announced that by 2025 every Jaguar will be electric powered. First up is the i-Pace. This is one of the best and most versatile SUVs on the market. The fact that it’s Jaguar’s first attempt at an all-electric family car is quite an achievement. Future models should be fantastic. 0-60mph in 4.5 seconds. Top speed 124mph and a range close to 300 miles. Impressive figures. Put the optional 22inch wheels on it and the i-Pace looks stunning. On motorways, this electric Jag is an effortless cruiser. On the twisty stuff it handles brilliantly. Having hefty electric panels slung under the passenger compartment keeps the weight distribution nice and low. It’ll even cope with mild off-roading. Ideal for towing a horsebox over a soggy field or reversing a boat into a lake.

The MINI Electric starts at £25,500. This is the sort of price you’ll pay for a similarly well specified petrol engine MINI Cooper S. Why compare it with the Cooper S? Simple, they have an almost identical 0-60 performance time of 7.3 seconds. It does 0-30mph in around 3 seconds. There are four driving modes; Sport, Mid, Green and Green+. All vary the steering response and the rate in which power is delivered. Green+ mode turns off kit which drains power, like air con for example. The MINI Electric has a predicted range of 145 miles. At a fast-charging station an 80% charge is reached from zero in 36 minutes. Every MINI Electric is well equipped with sat nav, cruise control, air con and a host of customising options. It’s comfy, well built and will be equally at home dodging around city streets or blasting over to the Lake District. As with every MINI, the electric version is utterly brilliant to drive.

The i-Pace is roomy, comfortable and well equipped. Great family transportation. Prices start at £65,195

It’s 100 per cent electric, and it’s a MINI. What’s not to love?

HOSPICECARE North Northumberland

MICHAEL CARRICK Foundation

Collection

The main source of palliative support in North Northumberland, HospiceCare have been providing end of life care for adults, wishing to die at home rather than in hospital, since 1995. The care is delivered 365 days a year, day or night, planned or in a crisis situation. The Hospice also offers free bereavement & dementia support services and an information and advice telephone service. Meanwhile, each year they need to raise around £800,000. Receiving 4% of this total from the NHS, the rest is generated from fundraising, donations, trusts and legacies. Relying heavily on the generosity of local communities, this is a partnership of mutual support. Last year at the start of lockdown, HospiceCare were forced to close shops and cancel fundraising events. Reaching out to communities for financial help with their first-ever appeal, communities rallied, suggesting novel ways to raise funds. This resulted in a community fundraising income that was more than triple that of previous years. Jon Monks from Shepherds Walks, for example, walked 62 miles in 24hrs, raising over £4,000. With 2020’s Great North Run cancelled, charity places were moved to this year. The run is planned for September 13th; there’s no

general ballot and your only way of taking part is by purchasing a charity place. HospiceCare pride themselves on giving a wonderful welcome to runners at the finish, and you can sign up to support them over at https://www.tickettailor.com/events/ hospicecarenorthnorthumberland/298978. HospiceCare also recently inherited the Druridge Bay 10K and Junior event from a local committee who had raised over £128,000 for local causes. With a total of 500 entrants and places that sell out, it’s proving to be one of the most popular runs in Northumberland. Michael Carrick Foundation is on a mission to create empowering opportunities where disadvantaged children from across Greater Manchester and Tyne & Wear feel safe, valued, and inspired. Using the power of sport to ensure children know their own potential, the Foundation works with thousands of people each year through programme delivery, Carrick’s Boot Room campaign and volunteering and training opportunities. Programmes within the North East specifically are Carrick’s Kicks and Wallsend Boys Club. Across 2018-2020, the Foundation’s incredible achievements included £213,535 of grants being given to local delivery partners, 1692 pairs of boots being donated, 966 participants regularly attending sessions, 106 volunteering opportunities and 6 jobs created, plus 237 football match tickets being gifted. When the UK and many other parts of the world entered lockdown in March 2020, Michael Carrick Foundation knew their passionate pledge to support disadvantaged young people was needed more than ever. They set about finding ways to continue this, and when children returned to school, teamed up with Manchester United Foundation, Sedulo, and local high schools in Greater Manchester to create and deliver 250 Back-to-School Packs. In Tyne & Wear, more than 1000 food parcels were delivered, as food poverty and school holiday

hunger became a desperate concern. Throughout the pandemic, Michael Carrick Foundation funded food parcels which have been packed and hand delivered by Newcastle United Foundation to children living in Tyne and Wear. Planning fundraising for the year ahead, Michael will be hosting a Golf Day in September at Prestbury Golf Club. More information can be found here: https://www.michaelcarrickfoundation.com/ post/michael-carrick-foundation-raises-more-than-20-000-at-firstever-golf-day. Also currently running a ‘text to donate’ campaign, the public can text MCFDONATE to 70470 and give £5. These funds will go directly towards the Michael Carrick Foundation’s Covid-19 response.
