small team of us worked through the period of March – June and created a personal interaction with the clients who were already under offer and hoping to soon exchange and complete their sales. The majority of these sales did actually proceed through to completion, albeit in many cases at later dates. We were equally surprised in the first 3-4 weeks to have agreed a significant number of sales from people who wanted to move and had previously viewed houses, then agreed those transactions in late March and early April, and now they are also moving. The slow, unwinding of the lockdown and the general releasing of people back into the workplace, portrays a completely different picture to what was the previous norm and sadly reflects a greater distance in all aspects of our working, personal and social lives. It is sad to reflect that restaurants and bistros that were previously very

popular because they were noisy, bustling and lively, are probably not the places that people will rush back to when thinking about dining in the future. Equally, crowded bars, where people stand vertically drinking for hours on end, crushed together on a Friday night, could equally be unattractive for the future. The good things that have come out of the virus have been the reconnection of friends and families who have been part of a family unit and certainly, from my own personal view, I was delighted to spend, for the first time in many years, so much one-to-one time with my 3 sons and my wife, as well as at a distance, with my neighbours, who all gathered on a Thursday evening to applaud the magnificent NHS and to give thanks for those that were working throughout all support services. This brought a new feeling of neighbourly contact and for some in many places, perhaps the first proper introduction to some neighbours they had previously never met, or had the time to chat to, albeit from a distance. We have been impressed by the tremendous amount of good works that have been carried out by so many, including the formidable Captain Sir Tom Moore, whose efforts in raising just under £33M was truly inspirational for so many of us. I am delighted that so many other people have equally raised good money for worthy charities throughout the whole of the country.

SYCAMORE SQUARE

HERE AT SANDERSON YOUNG, MANY OF US ARE LOOKING FORWARD TO THE NEXT 6-12 MONTHS, AS WE HAVE WORKED VERY HARD IN RECENT WEEKS TO ENSURE THAT ALL OF OUR CLIENTS ARE PROVIDED WITH A FIRST CLASS LEVEL OF SERVICE…

On the housing front, the need to have shelter and a safe and pleasant home continues to be a first priority for many, and whilst job insecurities, the economy and future forecasting of how businesses will perform remains so uncertain, people still, in many cases, do need to find a place to live. The supply of housing had, over the last 13 years, become extremely short in comparison to the demand, and builders are still being encouraged to develop sites as quickly as possible to meet this excess demand. One of the most exciting sites we look forward to launching in the very near future, is Sycamore Square, off North Avenue in Gosforth, which was the former Sanderson Hospital site and this is undoubtedly a hugely popular residential scheme, centred around a beautiful landscaped park and providing 37 luxurious apartments, detached houses and townhouses. More information can be found on this development by contacting Ashleigh on 0191 2233 500. Our new development sites continue to attract a large amount of attention in other locations, including the very exciting launch of Jesmond Assembly, a specialised development for those 60 years of age and over, set in the heart of this very popular suburb, close by to the Royal Grammar School and in a very convenient part of Eskdale Terrace, which enjoys easy walking access to so many amenities. This uber luxurious lifestyle for people who are early retired, gives them the flexibility to have a central base in town and yet to continue to travel to popular destinations throughout Europe, which can be their second or third base and a great way of life. Jesmond Assembly is to be released in the late summer and details are available through Rose Miller on 0191 2474456. We have an even further and broader cross section of new houses available throughout Northumberland and Tyne & Wear, and these are, in the majority, oversubscribed with more buyers constantly looking for high quality new schemes. Our method of socialising has and will continue to change, as we work properly alongside the important protection measures set out by the government to deal with this virus, which could be with and amongst us for many years to come. I often, in a jovial sense, reflect that not many people really wanted to come and see their estate agent and speak face to face, and even more so now when there really is little need, given the flexibility we have for Zoom or Teams meetings and the communication channels we have with Facebook, Facetime, social media and of course, telephone. Many of our clients have recognised the need to increase their marketing skills and use high quality, professional photography, video films and walk through videos with 360° angles. High level photography, drone images and fly overs can create a real understanding of a property before you actually visit it yourself, and this style of marketing enables us to deal only with viewings that are essential, for people who are keen to buy and progress their acquisition as soon as possible, whether it be for sale or to let. We are particularly proud of our marketing skills and the manner in which we maximise the selling price of our clients’ houses. The demand for people who are now considering working from

home has also increased, and this, for many employers, has created a freedom whereby we can ensure our clients are still receiving the high-quality service levels but, in many cases, not all from the same high street location. Our high street in Gosforth is our headquarters for the company and we made the decision before the lockdown that we would expand and develop that important corner site, to create a new working office, where people can pop in and chat to us at a safe distance, in a lounge-like atmosphere and enjoy a chat about housing, either for sale or to let and in a very convivial atmosphere. We will have greater flexibility to work in this environment, with people who can come down from the first and second floors of the building and meet up with clients, in a private office or an open office, using state of the art, modern hardware, tablet style computers, large screen monitors and cordless telephone communication, linking to other colleagues who could be working off site. This modern way of working enables complete flexibility to ensure that we offer the greatest level of protection and support to all of our colleagues and our clients. Here at Sanderson Young, many of us are looking forward to the next 6-12 months, as we have worked very hard in recent weeks to ensure that all of our clients are provided with a first class level of service and to maximise their marketing and presentation, to ensure the best level of viewings from the most suitable and well qualified applicants, creating the most added value to the offers they receive and the sale prices that they achieve. Whatever the economy brings in the future, and however great the stimulus must be, many governments throughout the world who are all experiencing the same financial hardships, must equally want to stimulate a very quick return to a stronger economy. Having gone through well over 10 years of austerity, I think in the majority of cases now, governments will choose to invigorate their economies, expand and build out the recession by creating jobs, new projects and exciting challenges that we, as a nation, can proudly commit to and, with our skills and talented labour force, provide first class leading edge products to the world. We very much want to look after all of your housing needs in the future and we thank our regular readers for the opportunity to transact your residential requirements. I look forward to hearing from you personally as to any way we can help and assist you and I am available on my email duncan.young@sandersonyoung.co.uk at any stage, at any time. Stay safe, look after yourselves and protect your colleagues, your clients and of course, ensure that your businesses run profitably and successfully for the future. With my very best wishes Duncan G. Young Chairman of Sanderson Young

IS A STATEMENT WE HAVE HEARD SOME SCEPTICS AND ONLINE-SHOP ADVOCATES DETERMINEDLY VOICE IN RECENT YEARS; HOWEVER, IT SEEMS THAT NOW, MORE THAN EVER, PEOPLE HAVE REALISED THE IMPORTANCE OF THEIR LOCAL HIGH STREETS AND THE NEED TO KEEP SUCH DISTRICTS ALIVE AND THRIVING FOR THE GOOD OF US ALL.

anderson Young has always seen the need for a regional office network, where our clients are able to receive face-to-face expert advice whether that be for sales, lettings or financial services, with our professional team taking the time to build relationships and get our clients moving. The opportunity of expansion arose at the start of the year for our flagship regional branch on Gosforth High Street and we are delighted to finally open our doors to our valued clients. Our extended premises at 95 High Street now occupies the full corner building and is set over three floors, which houses several divisions of the company, as well as being the firm’s corporate headquarters. With the expansion and refurbishment starting just before national lockdown, due to Covid-19, it was a time to consider how this branch may be utilised in a changing environment, and has

certainly enabled us to respond to the “new normal” we find ourselves in. Our ground floor office space has been transformed, with window displays showcasing a wealth of residential homes and new development schemes throughout the region, where clients are able to browse freely. Internally, we have created booths which provide a “breakout space” for our team to meet with clients safely and tailor their property search in more detail. Scheduled appointments with the relevant property expert enable us to provide a bespoke service and take the time to build an essential rapport with our clients. In this current market, there is a need to maximise the time spent and drill down to our clients’ list of “must-haves”, as well as suggest possible options for a home move that they may not have even considered or know to be on the market. Our newly designed Gosforth branch also enables the

initial property search to be done at a safe distance, before taking the next steps to arrange viewings. This in turn has made our valued vendors and landlords feel more comfortable in accepting visits to their properties, knowing that we have fully qualified our clients and are sending the right people through the door at the stage it is necessary. Technology has proven itself to be fundamental over the last few months, and it has certainly provided us with a greater insight into how we can serve our clients more effectively and efficiently. We have invested heavily in-branch in the best tech to assist our clients, utilising video call, large screens, where our clients can watch virtual tours, drone footage to provide an overview of external space and the property’s surroundings, as well as using e-brochures and digitising viewing and valuation diary appointments. We are committed to providing our clients with a service level that is second-to-none and the use of technology will not replace our team but will strengthen it and allow us to offer a dynamic edge. Coming into the second half of 2020, where many of us feel as if we have written off the first half of the year, and our home needs may well have seen a definite shift, we are certainly finding the property market boom across the region, particularly in certain “hot-spots” and all our branches are open and willing to provide our clients with a safe and rewarding experience.

“WE SUPPLIED THE SCRUBS, HAIRBANDS AND WASH BAGS TO CONSULTANTS, DOCTORS, NURSES, HEALTH CARE WORKERS AT THE RVI, FREEMAN, GP SURGERIES, CARE HOMES AND NSEC HOSPITAL.

rom PPE manufacturing to generous donations, fundraising efforts, kind gestures and more; businesses and individuals alike have all embraced the opportunity to diversify and most importantly, help each other. Owner of Great British Interiors in Morpeth, Louise Potts began manufacturing PPE at the beginning of lockdown. As Louise explains, “It started off with our seamstresses, but grew to around 50 volunteers around the North East. I provided the seamstresses with fabric and materials and they donated their skills and time free of charge to supply our key workers with PPE to keep them as safe as possible.” She continues, “We supplied the scrubs, hairbands and wash bags to consultants, doctors, nurses, health care workers at the RVI, Freeman, GP surgeries, care homes and NSEC hospital. I own Great British Interiors in Morpeth and we usually make soft furnishings, so with having the resources at my fingertips, I felt strongly that I wanted to help in any way I could. We had an incredible response from the community and the NHS key workers were so grateful, it was a very humbling project to be involved with for our NHS heroes.” From their factory in South Shields, North East based clothing company Barbour made at least 50,000 PPE disposable gowns by the end of May. Producing between 1000 - 1500 disposable gowns a day, they have also created 2000 scrubs. And through their supply chain, sourced 20,000 face masks for the Trusts to distribute. Providing a total of 72,000 PPE items to support the fight against COVID-19, there is no charge from Barbour to the Trusts for any pieces of PPE. Chairman, Dame Margaret Barbour said, “Everyone has a role to play in fighting COVID-19 and I wanted my daughter Helen and I to play our part by turning our South Shields factory over to

produce PPE products for the NHS. I would like to thank Professor Sir John Burn and the Newcastle Hospitals and Northumbria Healthcare Trusts for their guidance and assistance in helping us facilitate this.” Dame Margaret emphasises, “I am very grateful to my staff for their overwhelming support. Their welfare is our most important priority and we are limited in the number of people we can have in the factory at any one time. We undertook a strict risk assessment to ensure that we are adhering to social distancing and that all staff are fully protected whilst undertaking this important role.” And she finishes, “The factory, where we normally make our classic wax jackets is no stranger to adaptation. During both World Wars, we turned the factory over to make military garments to assist the war effort. We are pleased to once again be able to make a difference and this time, to support the NHS.” Joining pandemic production lines as a business initiative prioritising safety moving forwards, Northumberland’s Pilgrim Spirit Company (best known for their delicious Hotspur Gin) have branched out into selling PPE and hand sanitiser. As explained by Pilgrim Spirit Company, “Due to the pandemic, the Pilgrim Spirit Company diversified into hand sanitiser launching the brand Cleansor. And after an increased global demand for PPE and repeated requests for face masks from Pilgrim Spirit Company, we also secured distribution with our additional venture, The PPE Company.” Speaking of alcohol, in May, The Alnwick Brewery Company gave away free beer in return for donations to the NHS. With this feel-good story hitting both the national and international press, Brewery Manager Phil Bell shares, “We had loads of stock sitting >>

groups. Aware of the enormous toll this time has taken, they have temporarily paused Local Community Projects Fund and North East Core Funding while distributing much needed emergency funds to the community. Newcastle’s tallest building, unique city centre development Hadrian’s Tower lit up blue as part of our Thursday night’s Clap for Carers. Showing their appreciation for frontline health workers during the pandemic, The High Street Group ensured this symbolic beacon of appreciation could be seen from miles around Newcastle, as the blue lights shone in three directions from the majority of Hadrian Tower’s 27 storeys. Currently under construction in Rutherford Street, Hadrian’s Tower will feature 162 luxury apartments, plus a roof top champagne lounge with 360-degree panoramic views of the city, exceptional broadband speeds and a range of services for residents including a concierge and a dedicated catering service. Gary Forrest, Chairman of The High Street Group, summarises: “The illumination of Hadrian’s Tower sent a clear message on behalf of the entire community of Newcastle that we are immensely proud of the dedication and commitment being shown by the country’s frontline health workers during this very challenging time.” An admirable array of pandemic responses, encompassing businesses big and small plus people of all ages right across our region, that is what we call a North East team effort.

<< in casks and kegs, which would have unfortunately gone down the drain otherwise. So, we came up with the idea of offering local customers and residents who may have lost their jobs or experienced hardship during the pandemic, a lift. In return for handing out free beer, we asked people to make donations and our total raised for the NHS, came in at just shy of £2000. A gentleman from America even called, having heard about us on CNN, generously donating packages to those working on the frontlines locally too.” Additional local hero efforts include thoughtful gestures such as The Angel Inn, Corbridge offering their premises to the NHS when this pandemic began, should the situation get worse. And family-run businesses, Beau Monde luxury salon and spa, Stablewood Cottages and The Apple Core in Lucker all pulled together, donating hand sanitiser and potential PPE equipment such as disposable gloves, to Masked Heroes UK. Boutique North Northumberland hotel and restaurant Beadnell Towers quietly made personal donations within the wider community also, aware of the intense difficulties people have faced. Everyone doing their bit, 80-year-old Wilf Laidler celebrated his big birthday by completing an epic 100 mile run over four weeks in aid of St Oswald’s Hospice, having raised almost £800 so far. Meanwhile six-year-old Florence Tawn decided to borrow her brother’s teddy bear and dress him up in a particular theme every day. Florence then made a sign on her chalkboard to leave messages for passers-by and the campaign hashtag to raise awareness of the charity. So far, the bear has raised over £1000 by being an artist, ice cream seller and footballer- he’s of course been a big hit with the neighbours. As Florence’s mum, Lucy Tawn, explains: “Flo’s creativity has been brightening up everyone’s daily exercise, but most importantly helping to raise awareness and funds for such an important cause.” The Greggs Foundation charitable trust have been providing their own assistance to the Corona cause, awarding over £350,000 in emergency funding to schools, local charities and community

Spinach Souffle, Beef Stroganoff and Eton Mess have been part of a menu changing weekly. As award-winning chef and owner of 21 Hospitality Group Terry Laybourne, explains, “Aware that a portion of the public will still need to shield, and others may be apprehensive until a vaccine is available, we want to get a feel for how things are before reopening, which we aim to be by the end of July.” Owner of Ponteland Tandoori and Rialto, Sufi Ahmed, shares that they too will reopen from 4th July. He details that as time goes on, we will see how the new normal may work, these unprecedented changes meaning they can only operate at half capacity. Sufi’s restaurants focus on relaxation and entertainment as well as delicious dishes, so he passionately wants to still incorporate these elements. It’s extremely humbling at a time like this.” Sachin’s Heat and Eat takeaway service now available, chilled dishes are from a set menu and can be safely reheated. Opening in line with government guidelines from 4th July, Bob explains it will be a case of seeing how it goes, while most importantly, complying with regulations.

Peace and Loaf also reopening, after being completely closed during lockdown, the restaurant will work to ensure government guidelines are followed within their three-floor building. As well as reopening on July 10th, The Patricia will be continuing their At Home service. As explained by Head Chef and Owner of The Patricia in Jesmond, Nicholas Grieves, “The Patricia At Home range is a pre-order, pre-pay, safe collection service. Our focus throughout the pandemic has been bringing a little joy to our customers, and the feedback received happily reflects this.” Offering an option for those preferring to stay in still, At Home example dishes include Confit Mutton Shoulder, Gnocchi Parisienne and Preserved Berry & Ricotta Pavlova. As we know, Dabbawal already provided a premium takeaway service, their street food concept comprising pioneering menu picks including Old Delhi Style Butter Chicken and Brinjai Bhaji. Both the High Bridge and Jesmond restaurants reopened with limited capacity and times by 5th July, as outlined by Restaurant Manager Yawan Giri, “The reaction from customers has been amazing, and while ensuring a Covid-safe space, we also want to offer the social experience we all need right now.” Sandyford favourite, Sardinian restaurant Mascalzone, have been running a new takeaway service during lockdown, with both their delicious dishes and Sunday lunch too. Reopening from the beginning of July, there is a new booking system in place. Describing the Blackfriars takeaway service, owner Andy Hook >>

We thought the time was right to launch our delivery and collection service to give our loyal customers a bit of Blackfriars’ award-winning food at home. As it is now safe to open the restaurant, we will offer both the in-restaurant experience and takeaway service.” Sister restaurant Hinnies has also been offering a collection-only takeaway service which will continue as they reopen on 4th July. And Dobson and Parnell provide the perfect fine dining meal kit, complete with preparation video, also running alongside their reopening too. And on Osborne Road, Thai restaurant Sohe continue providing their exotic flavours and dishes created by awardwinning North East chef, Parichat Somsri-Kirby and her talented team. The Parichat At Sohe Takeout & Delivery Menu will continue running alongside the restaurant reopening from 4th July. General Manager Brett Evans explains, “We know a lot of people may not be keen on going out so this will cater for everyone’s preferences. While following safety measures, we’re gradually brining our team back from furlough and implementing a reduced menu. Our regulars have been extremely supportive and happy to see us back”. And for another option entirely, the region’s first and finest grazing table caterers, Graze & Gorge pivoted to luxury platters as soon as lockdown began. Adding an extra special element to endless evenings at home, platters are packed full of fresh, locally sourced produce, like award-winning cheeses, charcuterie, antipasti, sweet treats and crackers. Director Millicia West details, “We’ve seen a whole host of customers choose to send our platters to friends and family to put a smile on their face, and that’s the biggest joy for us.” While undoubtedly the pandemic has been truly devastating, restaurants and caterers continue to evolve and excel in the face of this crisis, ensuring luxurious culinary comfort and community spirit aplenty.

hile long queues and crowded spaces are currently no longer possible, adaptations from both North East customers and shops alike have meant loyalty and a passion for supporting independents reign supreme. Whether looking for fresh, well prepared food being readily available from bakers, butchers, greengrocers, or needing hardware essentials, placing book shop, fashion, or homeware orders; our local, independent stores have been providing optimum services amongst challenging circumstances. With changes made all set to affect how we shop well beyond the pandemic, owner of menswear shop Hotspur 1364 in Alnwick, Lisa Aynsley, comments, “Our customer base are a loyal bunch and I have had lots of feedback as to how impressed and pleased they are to see how we independents all went the extra mile, from the butchers, the bakers, right through to the local pet shop.” Lisa continues, “Like our fellow independents, when lockdown hit, we had to pivot. We have great success online and the beauty is, geographically, we’ve increased our customer base hugely while still managing a personal touch. In terms of traditional shopping, I hope we’ll see the high street win hands down, with our customers knowing they can feel safe before they even enter the shop, due to robust risk assessments, rigorous cleaning, contactless payment systems and protective screens.” And speaking of local food shops, as reported by vehicle leasing business Vanarama, Google searches for ‘Butchers North East’, in particular, saw a 100% increase between March and April. Turnbull’s Family Butchers in Alnwick have been supplying customers with delicious fresh food throughout the pandemic, between their town centre shop and the Northumbrian Food Hall. The delivery service repertoire includes different sized boxes featuring meat, eggs, milk and bread. Fruit and vegetable boxes

available too, customers can choose delivery or kerbside collection at the Food Hall. Meanwhile, both shops have strict safety measures in place also, and owner Mark Turnbull says, “Here at Turnbull’s, we want our customers to stay safe while shopping with us.” Other butchers in the region keeping us well fed cover Charlotte’s Butchery in Gosforth and R Carter and Son in Bamburgh. And over in Durham, Robinson’s Fresh Fruit and Vegetables have been consistently supplying fresh produce. Looking at the rise in regional online orders, interestingly a recent survey by Vanarama found home delivery can be 24 times better for the environment than a shopping trip in your car, due to 02 emissions. This fits in perfectly with established North East businesswoman April Bowden’s new venture. April set up contemporary and stylish home accessories site Home Luxe Co after seeing more and more people turn to home improvement projects during the lockdown. Founder April, who has worked in marketing for over six years and specialises in helping businesses grow their presence on social media, explains: “I saw that everyone was at home and spending time improving their interiors and thought it the perfect time to launch Home Luxe Co.” >>

“SO SHOPPERS NEEDN’T BE CONCERNED ABOUT BEING SAFE. IT HAS BEEN A TRULY DIFFICULT TIME FOR EVERYONE BUT NOW IS THE TIME TO SUPPORT LOCAL AND HELP SMALL INDEPENDENTS RECOVER.

<< And during lockdown, Northumberland-based Home Luxe Co has already enjoyed significant sales success with orders coming from the U.K, U.S and Australia. Plus, a personalised door wedge handmade by April’s local joiner Dad featured on former TOWIE star Lydia Bright’s Instagram Live. On 6th March, Northburn Home Fragrance, who have been a much-loved mother and daughter-led business since 2013, opened their latest Whitley Bay store. Yet as timing sadly had it, lockdown forced them to shut up shop just two weeks later. But owner Wendy Gray explains they saw an influx of loyal customers coming in to support them before the shutters went up. In May, their online orders began again and local customers were offered free delivery with all orders over £10. Experiencing local and nationwide orders flood in, business is booming and Wendy attributes this to customers enjoying their “feel-good fragrances, attainable prices and feeling comfortable enough to reach out over social media and message with any queries.” And with click and collect available at their Cramlington factory, as well as the newly reopened (with safety measures) Whitley Bay shop, business has never looked better. Over in Corbridge, Forum Books have happily opened their doors again while adhering to safety guidelines, after offering an online-only service during lockdown. Third-generation family-run hardware store Thorpes of Gosforth have remained open for business throughout, demonstrating these much-loved independents remain the cornerstone of our North East shopping habits. After covering Master Debonair in our menswear piece last year, we were keen to find out how the pandemic has affected their routine. Reopening their doors as shops were allowed to again, Head of Creative Content, Sally Minns, details, “We have continued

to trade online during lockdown, but we are thrilled to be able to open all three of our stores. As a company, Master Debonair takes customer experience and their safety very seriously.” Sally finishes, “So shoppers needn’t be concerned about being safe. It has been a truly difficult time for everyone but now is the time to support local and help small independents recover. We highly pride ourselves on giving our customers the very best shopping experience and that’s not going to change.”

he company now encompasses Kapex Construction…. they build and renovate properties and provide civil engineering solutions. LOK Developments finds building and renovation opportunities and secures planning permission and funding. They devise highly creative ideas and solutions to produce a valuable asset or unlock potential. This includes new build properties or perhaps taking over a stalled project. And finally, Regents Gate Homes, customer facing brand for LOK Developments with a vision to provide customers with the highest quality living spaces in the striking locations whilst providing the peace of mind of a seamless customer journey, full warranty for unsurpassed aftercare service. All of this has required extensive investment by the Morton Group. “We’ve achieved £65m of inward investment into the North East, of which we secured in excess of £50m worth of investment over the last 18 months and currently have over 200 houses and apartments in either the planning stage or under construction which represents 50% of the £40m order book for Kapex Construction,” said Gary. “LOK Developments has a confirmed/ committed order book approaching £100m and future pipeline of £250m+. I’m also proud of the fact that we use as many local suppliers and contractors as possible. Partners and investors enjoy working with us because we take care of everything. We look after land or existing property acquisition, we arrange finance, sort planning permission, design everything and, once the property is completed, we market it. We offer a fully integrated service….concept, construction, disposal. We operate an ‘open book’ approach which means potential investors don’t get any nasty surprises and, because everyone is working together, we can move things along quickly.” It works too. Morton Group’s delivery arm, Kapex Construction, has a 75 per cent success rate when they tender for business from third party clients. So, what’s in the Morton Group construction pipeline? The Regents Plaza development in Gosforth is well underway, offering

a selection of 70 apartments and penthouses. Log on to www.regentsgatehomes.co.uk and you’ll be able to view some of the properties. Three historic 1820s buildings on New Bridge Street in the centre of Newcastle are being totally renovated to create 24 apartments. The scheme, called Regent Manor, will cost £5m. Sycamore Square is being developed in the centre of Gosforth on what was the site of the Sanderson Hospital. This is certain to be a highly desirable development creating 23 houses and 14 apartments. There will be 4 and 5 bedroom detached properties, 4 bedroom town houses and a pair of 4-bedroom dormer bungalows and will be available summer 21. In the centre of Hexham, a beautiful listed building is being converted to create one townhouse, four cottages, and eleven apartments. And if you’d like to live in Gateshead next to farmland overlooking the Tyne Valley, Morton Group has acquired land via a joint venture with the landowner to initially create 17 residential units. A fantastic apartment scheme is also being discussed with planners following the acquisition of the Gosforth Synagogue on Graham Park Road, Gosforth. The development will provide a new Synagogue within Lionel Jacobson house with the existing grounds of the Synagogue and 20 apartments for sale. Future plans for LOK Developments includes moving into the burgeoning build to rent sector, we have begun the legal process of acquiring our first site in the city centre which will allow us to deliver in excess of 200 units, we have also made offers on several additional sites in the city which we hope to progress to legal soon, which allows us to deliver in excess of 1800 1 and 2 bed apartments for rent over the coming 5 years. If you would like more information of how Morton Group can help you with any development, construction work or property sales, call 0191 259 4717, email info@mortongroup.co.uk or visit www.mortongroup.co.uk.

WHEN IT COMES TO BUILDINGS AND LAND, IT CAN BE TRICKY TRYING TO FIGURE OUT WHAT THEY’RE WORTH. SHOULD THEY BE SOLD…

OR WOULD IT BE A GOOD IDEA TO INVEST IN THEM.

I

“WE ARE ALWAYS LOOKING FOR SITES WITH OR WITHOUT PLANNING PERMISSION THAT WE CAN DEVELOP. WE ARE ALSO KEEN TO EXPLORE EXISTING BUILDINGS…

t’s a bit like when you buy a house. You live in it for a few years but, if you were asked what it was now worth, most people would only be able to take a very uneducated guess. It’s the same with stocks and shares; buy at the right time and sell at the right time. But when? That’s where the property development company Morton Group come in. They have the experience to be able to help you unlock the potential of property…. especially land. It doesn’t matter whether it’s a green field site or a disused chunk of property in the centre of town, Morton Group can unleash the potential of that area….small or large. Chris Nunn is Morton Group’s Business Development Director. “We want property owners to realise the potential of their property. Many property owners are inexperienced to what their land is worth and, more importantly, what it could be worth with the right ideas put into it. A classic example was Eagle Star House in the centre of Gosforth. It had been empty for many years after the DVLA moved. We identified the opportunity, raised the funds to acquire the site and enhanced the existing planning permission in the space of a few months. We have renamed the building “Regents Plaza” and are at an advanced stage of converting and extending it into 70 high quality apartments, turning what was a tired, unoccupied office block into a modern apartment block in a hugely popular part of Newcastle. Apartments are now on sale via our Residential sales arm, Regents Gate Homes” Don’t think the opportunity to realise the potential of your land or property has passed you by, Covid-19 has barely had an impact. Morton Group currently has developments either underway or at the planning stage in Newcastle, Mitford, Gosforth, Gateshead and Hexham. The big advantage of Morton Group is that, as the name implies, it

is a group of companies. Kapex Construction is the building arm of the company dealing with the actual construction or devising of civil engineering solutions. The name Kapex comes from Capital Expenditure which means adding value or improving existing projects. And there’s LOK Developments which specialises in acquiring land or buildings and then coming-up with highly creative ideas and solutions to produce a valuable asset or unlocking potential. This can include new build properties or perhaps taking over a project which has stalled. The big advantage of this is that when Morton Group is working on behalf of a client, it means the client doesn’t have to deal directly with another construction company because LOK Developments does everything via Kapex. Simple. They’ll raise the finance too. However, as with most things in life, you can’t beat experience, and that’s where Morton Group really scores. The two senior directors, Gary and Brian Morton…a father and son team…have collectively gained over 100 years of experience in all aspects of the building trade. They have built an experienced team around them, one of which is Chris Nunn. “We are always looking for sites with or without planning permission that we can develop. We are also keen to explore existing buildings (including listed buildings) in whatever state of dilapidation that can be re-developed. Feel free to message me if you are aware of any potentially deliverable development sites in the North of England and Scotland. I’m also keen to discuss potential tender opportunities for Kapex Construction.” The best idea is to have a chat with Chris and see how he and Morton Group can unlock the potential of property. Drop him an email at chris.nunn@kapex.co.uk or chris@themortongroup.co.uk Collection

he company behind this stunning development is Tyneside based The High Street Group. It promises to be the most hi-tech, desirable example of high rise living, providing a world class lifestyle. As ever when it comes to property, location is critical. Hadrian’s Tower is within walking distance of some of the best shopping available anywhere in the North East; it is a 10 minute walk from the main line railway station and 5 minutes from the nearest Metro station. It is close to Newcastle and Northumbria universities, Newcastle Business School, and only a stone’s throw from Newcastle Utd’s St. James’ Park. It is surrounded by theatres, offices and banks yet close to wonderful riverside walks. Hadrian’s Tower is only a 5 minute drive from the A1 main road and 15 minute drive from Newcastle airport. If you want luxury living in a city centre location, Hadrian’s Tower is exactly what you’re looking for. OH… AND THE VIEWS ARE UTTERLY STUNNING. The High Street Group is marketing the luxury apartments in Hadrian’s Tower offering you the chance to buy, rent or invest in this prime city centre location. Over 85 per cent of the 162 apartments have already been sold which leaves just two-bedroom apartments available for sale with prices starting from £250,000. Perhaps you would like to buy an apartment at Hadrian’s Tower which you can then use as a rental investment. The High Street Group will organise everything AND guarantee a 5% return on your investment over a 5 year period. It’s predicted that an investment of £300,000 will, at current rates, see a profit of almost £49,000 over the 5 years. “Every property within Hadrian’s Tower is finished to the highest standard and has ultra-fast wifi connectivity,” said Sales Director, Stuart Niven. “Apartment security is via app based video / smart intercom. Heating is also controlled via smart devices. NORTHERN INSIGHT CELEBRATES 5TH ANNIVERSARY Since July 2015, Northern Insight magazine has been triumphing North East business, giving a voice to thousands of firms across the region. However, Summer 2020 is an opportunity for Northern Insight to sing its own praises because the 60th edition has recently been circulated as the title celebrates its 5th anniversary. Northern Insight was founded by Michael Grahamslaw who has worked in publishing ever since he left school over 30 years ago. Mike accrued a wealth of experience managing a wide-ranging portfolio of titles and today is the North East’s longest serving independent magazine proprietor. In 2015, he knew there was a need for a publication to offer a showcase for local firms and individuals to promote themselves and their products and services. The publication had to be topical, look good and go to the right places to find the right readership. So, Mike took the plunge and established Northern Insight. “I started from nothing, working from home, and somehow managed to produce a first edition which extended to 100 pages,” said Mike. “This latest edition is more than double that figure. Our distribution area has also increased so that the magazine can now be found across the entire region. As well as covering various business areas like legal, technology, property, finance and media, Northern Insight has expanded into covering more news stories, the arts and social events. However, our primary aim is to reflect all businesses across the region, small or large, and ensure that they have an extremely cost effective method of getting their message across.”

ST O SWA LD’S HO SP IC E

THROUGHOUT THE CORONAVIRUS PANDEMIC, STAFF AT ST OSWALD’S HOSPICE HAVE WORKED EXTREMELY HARD TO MINIMISE DISRUPTION TO THEIR SERVICES,

ENSURING THEY CAN CONTINUE TO SUPPORT LOCAL FAMILIES.

W “ONE OF THE BEST WAYS TO SHOW YOUR SUPPORT OF ST OSWALD’S IS TO BECOME A REGULAR GIVER.

STEPH EDUSEI

hile adapting the way they work to ensure the safety of both patients and staff, the team have inevitably had some significant financial challenges to overcome. In light of this, St Oswald’s Hospice tell Helen WilsonBeevers, that right now, regular giving is the best way our region can support the much-needed local charity. Steph Edusei, Chief Executive of St Oswald’s Hospice explains, “One of the best ways to show your support of St Oswald’s is to become a Regular Giver. Pledging to give an amount of your choosing each month means that we can make the best use of your generous donations and make long term plans to continue and improve our services for our patients and families.” As Steph continues, “During the pandemic, we have faced many costs that we couldn’t have predicted, such as the extra PPE needed on our wards and to be able to safely reopen our retail stores. Having regular donations coming in eases the pressure a little as we know we have an income stream that we can rely on.” Due to social distancing guidelines, almost all planned fundraising events and campaigns for spring and summer 2020 were cancelled or postponed. Additionally, the hospice has faced many unforeseen Coronavirus-related costs. After the launch of an emergency response appeal, St Oswald’s was generously supported by the North East community and have received some help through government grants. But, with growing uncertainty about how the coming months will unfold, the hospice is having to look at alternative ways to raise the funds needed to keep its doors open. And rallying the region via regular contributions is their first port of call. Another excellent way to offer support while looking at your own life admin, St Oswald’s Hospice have partnered with McClure Solicitors to offer a free Will writing service. Meaning you can plan ahead and protect your family’s future, this action feels particularly practical due to the coverage of recent events. In return, McClure kindly ask that you consider a donation to support St Oswald’s Hospice (although there is no obligation to do so).

The Free Wills for Charity service applies whether you are making a simple or more complex Will. And just to put it in perspective, on average, a full, standard Will with McClure Solicitors would cost £150 for a single Will, or £240 for a pair. Aware people have been using lockdown as a chance to get their affairs in order, St Oswald’s have found that in the UK, 64% of adults do not have a Will and of those that do, one third are out of date. McClure solicitors can set the ball rolling with a telephone or video consultation and even have your Will signed via video call, witnessed by their estate planning specialists. Then once restrictions are lifted, the Will can be witnessed and signed in person, but importantly, the bulk of the work can be done now. Pledging your support to our local charitable hospice with a regular gift, brings crucial care, comfort and support to adults and children. During the pandemic and beyond, your donation helps secure the future of St Oswald’s Hospice. You can book your free Will appointment now, direct with McClure Solicitors. Call them on 0800 852 1999 quoting ‘St Oswald’s Hospice Free Wills for Charity’ or email contactus@mcclure-solicitors.co.uk. Visit stoswaldsuk.org/free-wills-for-charity
