A HIGHLY IMPRESSIVE

2021

IN THE HOUSING MARKET

A very warm welcome to all of our regular readers on the production of our second Collection Magazine in 2021.

T

he Autumn/Winter edition features a number of beautiful houses, but for the first time ever it is blatantly obvious that many of these houses have already been sold or are currently under offer with historically low registers being recorded throughout our offices. The simple truth of the economy in 2021 was that the demand to purchase housing (and to let them) was considerably higher than the supply of properties coming onto the market for sale, for all estate agents in the North East of England. To put it into some context, Sanderson Young have AGREED SALES this year of just over a QUARTER OF A BILLION POUNDS (£250 Million) worth of property. Compare that to 2020 when we had approximately £210 Million worth of property sales, this represents an impressive 20% increase year on year. The pipeline of sales, as we entered into 2021, was historically high and the exchange value of houses that has gone through this year is predicted (dictating this at the beginning of November 2021) to reach £240 Million in value, which is a tremendous achievement. That figure is nearly double what we saw in exchange value in 2020. THE FACTORS THAT INFLUENCE THE CURRENT HOUSING MARKET ARE AS FOLLOWS: • The financial crash in 2007 was followed by at least 7 years of abnormally low housing transactions, confidence, and sales, because people could either not afford to move, or had low job security, or perhaps couldn’t meet the criteria of the lending banks on their strict multiplier calculations for loan to value. Those conditions continued through to at least 2014, when we saw a relief in the housing market and more transactions taking place, but, regrettably, this was followed by four more years of disruption, between 2015-2019, where Brexit and elections caused unease and concern. 2020 was the first time that we saw real confidence returning and if it hadn’t been for the Covid lockdown we would have seen a record year regardless, as most of this was because of catch up from the poorer years and the low number of transactions that took place. • During the poor years of confidence house builders “battened down the hatches” and left many of the proposed new homes sites fallow, since they didn’t expect high demand and therefore did not build. This has led to a historically low level of new build houses coming onto our books for sale and therefore a shortage in supply. The builders are now re-addressing this and most national builders are furiously hunting for land to meet the excessive number of buyers that we now have. This will, however, still take time to work through and create a catch up of the houses that should have been built.


The simple truth of the economy in 2021 was that the demand to purchase housing (and to let them) was considerably higher than the supply of properties coming onto the market for sale…

• Over the last 14-15 years we have seen an increasing population in the North East of England, with larger numbers of people living here and living for longer periods of time. The housing stock, where it has been obsolete or derelict, has been cleared and councils have made strong efforts to reclaim housing stock, which has not been fit for purpose, but this, again, has led to lower numbers of houses being available to rent or to buy. The planning consultants who advise councils tell us that we are massively under supplied with housing stock for at least the next 5-10 years. • The impact of Covid, a highly unique and unusual situation, has led to a complete change in the way we “work, rest, and play,” especially for those who were used to working in a city or urban environment. The attractiveness of having a two or three bedroom apartment, with little to no outside space, and commuting to work in an area of great congestion, is now very unappealing. The opportunity to now work remotely and commute into a central office, perhaps 2-3 days a week, has increased the flexibility for people to live where they would want to and, therefore, the option of swapping a two bedroom flat in central London for £1 Million, for a delightful old stone Vicarage in mid-Northumberland, has undoubtedly had a significant impact. We are, at this present time, recording more and more buyers who I believe are relocating to the North East for a better quality of life and commuting between Leeds, Manchester, or even London, on a regular basis. • Staycations are equally causing considerable concern and the demand for second homes in prime locations of outstanding natural beauty, be it the coast or into the hills, is forcing up prices with huge numbers of buyers looking for a very small number of available properties. This will have to be addressed by planners who need to create stock for locals to live in at affordable prices.

Whilst the incentives of stamp duty have subsided now, the market, in my view, will still remain confident and strong for at least another 6-12 months.

The above five points are just some of the areas which have caused significant demand to increase beyond normality, and, in many cases, reality, and have led to property values rising anywhere between 20%-50% in the last 18 months.

Our duty has always been to our client, the vendor, to achieve the best price, and at Sanderson Young we will create added value by ensuring that we market the property to the best of its ability and achieve the best price for the home that we can, in a fair, professional, and honest manner. It is not a pleasant experience as a buyer when you know you are competing against 10 other people and whilst, as a vendor, you may benefit from the increased price and offers that you receive, I think many of us would prefer to work within an economy which has more equal supply and demand. Over 20%, and perhaps 30% in our rare! office, of the sales and income that we have achieved has been created by ‘off market sales’ in 2021. These properties have been part of a jigsaw puzzle, where, for whatever reason, a vendor wants to have a low profile sale without the glare of publicity, websites, and marketing, and we are able to match that property with the right buyer because of our knowledge of purchasers who are around at any given time. This continues to be a very important part of our marketplace and if you are thinking of selling your property or buying from us, you must register with us so we can understand your needs. Improved IT facilities, a new website, new hardware throughout all of our offices, window displays, marketing, social media, and security, have all been part of our investment. Our staff numbers have increased and we look forward in 2022 to launching a number of very exciting new homes sites, which are going to provide a very welcome release of supply within a market which is very oversubscribed. Whilst the incentives of stamp duty have subsided now, the market, in my view, will still remain confident and strong for at least another 6-12 months. MOVING FAST THROUGHOUT MY 40 (PLUS!) YEAR CAREER IN THE NORTH EAST PROPERTY MARKET, I HAVE NEVER WITNESSED ACTIVITY SUCH AS WE HAVE SEEN OVER THE PAST 18 MONTHS.

D

uring every other global crisis, the property market has been one of the biggest casualties and when we were closed down in March 2020 we anticipated a similar fate. How wrong we were! Re-opening our doors in May last year armed with the boost of the Stamp Duty Holiday, we saw an unprecedented flurry of movement and demand across all price points and in all locations. As summer 2021 arrived, with the market showing no sign of stopping, most property experts believed that sales levels would begin to cool in the second half of the year, once buyers could not make a very worthwhile saving on their purchase. However, this was not to be the case and the market is still showing pent-up demand for purchasers wishing to move, with lockdown emphasizing to many that the space they were living in really was not suiting their requirements. We all found the practicality of working from home, in some capacity for the foreseeable future, was not always easy in our current home. Some felt that a country location with more outside space ticked the box if there was not a need to travel into the office each day. Some wished to relocate back to their roots in the North East, having been pained by the separation from family. What was clear was that everyone had very different requirements when it came to moving postlockdown, which certainly mirrors how each of us have had different challenges to face throughout the pandemic. We have seen so many twists and turns it would be impossible for anyone who follows the property market to be aware of precisely

what is happening and where prices are sitting at present. Can you accurately value your own home? I would believe that this is extremely difficult. It is not merely a question of visiting property portals or market intel websites and seeing what has sold in your area, or how long a property has taken to sell. Any house that sells this week will only show the asking price and not the eventual sale price. This will not appear until the transaction completes and hits Land Registry, which can take up to 5 months, dependent upon how quickly the sales process takes. In a large number of cases we are selling well in excess of an asking price, which is also something that needs to be taken into account by those considering selling in the near future. It is vital that you take advice from property experts in order to determine the best achievable price for your home, whether any works may need to be considered to maximise that price, and how it can be marketed and promoted in order to achieve that price. Of course, it is not just about selling your home; it’s about finding the right property to meet your renewed needs. Over the last year, we have sold more properties off the open market than ever before, meaning they have never been listed online, had a for sale board outside, or been seen in the press. How do you know you haven’t missed your dream home coming to market? There is only so much market intelligence that can be gleaned without sitting down with the experts and planning your next move. WHERE DO YOU GATHER YOUR INSPIRATION FROM? Our inspirations come from a number of different avenues. We at Ashburton Interiors all have a nature for creativity from listening to what our clients’ expectations are, to visiting leading interiors exhibitions, and searching through samples and ideas. Remember that design is everywhere around you, hold on to ideas and objects- you never know when you might use them for inspiration down the line. We regularly work alongside new and established interior designers and it’s always nice to share inspiration for projects. DO YOU HAVE A FAVOURITE LIVING SPACE WITHIN THE HOME TO WORK ON? Currently our favourite living space to work on is the kitchen. We have recently undertaken a few projects this year which include building work. For example, removing walls to create open plan living for a multi-functional family space combining cooking and living areas. After the last year everyone has experienced it is rewarding that we can create space to bring the entire family back together. WHICH EMERGING THEMES YOU’RE SEEING ARE PARTICULARLY POPULAR AT PRESENT? Regarding themes and trends, 2021 has been a big year of change Also, a particular colour we have used a lot of this when it comes to style, whatever year is green. THE FINER DETAILS Curtain and soft furnishings designer, Jayne Wade, shares her top tips for accessorizing with soft furnishings, and current decor trends. • Grey remains a popular pick, with people now going bolder with dark blues, teal, peacock shades and green. • Upholstered headboards are coming back into fashion. Think highly patterned fabrics or a shaped effect with a plainer finish and piping. • Cushions are still an excellent way of adding colour to a room without a massive outlay. Always use different fabrics for the cushions and try to get an eclectic mix of colours and patterns. • If you’re a dab hand at DIY, bring definition to a square room by adding panelling. The simplest technique is by cutting MDF into strips, and there are plenty of tutorials on YouTube and Pinterest. • With us all spending more time at home recently, rooms are being converted into snugs. Upholstered foot stools can add a bright pop of colour, and comfortable luxury. • Fabric trends are currently swaying towards natural linens and velvet, and away from shinier textures. • If you favour vibrant bird print, opt for cushions and lamp shades which can be easily switched up should trends change.

ocated on the south bank of the River Tyne in Gateshead, BALTIC Centre for Contemporary Art is an unparalleled cultural hotspot. Having hosted 220 exhibitions since opening to the public in 2002, the art centre name is now synonymous with our region’s offerings. Presenting contemporary visual art, the BALTIC has to date welcomed 460 artists of 60 nationalities, with 8 million people walking through the doors so far. A major landmark on the Newcastle Gateshead quayside, the ex-industrial building brings arts, culture, and community offerings to the North East and our steady stream of welcome visitors. There’s never been a better time to visit, with current exhibitions encompassing ground-breaking work by Ad Minoliti and Sutapa Biswas. Their first solo show in the UK, Ad Minoliti’s Biosfera Peluche / Biosphere Plush, runs until 8th May 2022. Their work uses geometry and colour as a tool for creating alternative universes and speculative pictorial fiction influenced by feminist and queer thought. Drawing on geometric abstraction found in Latin America, Minoliti’s painting blends design and functionality,

while viewing the gallery space as a storyboard for exploring modernism, science fiction, animalism, fetish, queer feminism, non-ableism, art education, toys, architecture, and design. Biosfera Peluche / Biosphere Plush is a critical speculation of Biosphere 2, which was the world’s largest Earth science Sutapa Biswas, Lumen, 2020. experiment and launched in 1984, in the Arizona desert. And so, Biosfera Peluche / Biosphere Plush intends to be a polar opposite to Biosphere 2, presenting an environment as an inclusive community centre, and a space for intersectional feminist education and fantasy. The solo exhibition by Sutapa Biswas started on 26th June and runs until 20th March 2022. Spanning Biswas’ extensive career, this also includes a major film commission, Lumen. Additionally, a companion exhibition is set to take place this autumn at Kettle’s Yard, Cambridge. Between both, visitors can access a presentation of the artist’s work in seventeen years. Lumen (2020-21) is a semi-fictional story of migration, filmed in India and England, following Biswas’ maternal ancestors through the artist’s monologue. The film covers memories of the artist’s journey by sea between Mumbai and Dover when her family emigrated under difficult circumstances. The artist’s own … recurring themes found in Biswas’s work personal history mirrors maritime histories from the Atlantic and including motherhood, migration, memory, Indian Ocean slave trades to loss and temporality through drawings, post-emancipation British colonial photography, and moving imagery trade and post-colonial migration.

As a result, this exhibition draws on the long histories of transit associated with the River Tyne, and maritime trade at Kettle’s Yard, in the form of 17th century Dutch Delft tiles in the collection. The BALTIC exhibition will explore recurring themes found in Biswas’s work including motherhood, migration, memory, loss and temporality through drawings, photography, and moving imagery. Plus, a selection of works will draw on her personal history and family relationships. Specifically, in the photographic series Synapse I (1992–94), Biswas’s body becomes a site for projected images taken during her first return to India since moving to the UK in 1966. This display includes a snapshot of the landscape surrounding her grandmother’s house and other psychological imprints the artist wanted to revisit. In the two-screen installation of the film Birdsong (2004), inspired by the first sentence spoken by the artist’s son, Biswas depicts a magical imaginary world where a horse lives with the family in their living room. Other works include the haunting film Magnesium Bird (2004), which features birds sculpted from magnesium ribbon being ignited at dusk in the setting of the Victorian walled gardens at Yorkshire’s Harewood House. Meanwhile, visitors will also be able to observe the artist’s ongoing series of beautifully delicate bird drawings in Time Flies (2004–2021), which are a moving tribute to her late father and reflect on a written passage by Marcel Proust. We spoke to Cameron, finding out all about this fantastic regional venture, and the pair’s journey so far. TELL US ABOUT THE INSPIRATION BEHIND NEWCASTLE CATERING CO.? I approached Fergus for advice on buying a fish and chip shop in a popular holiday location on the Northumberland coastline. From there we decided to go mobile and suit the current patterns of existing mobile bar, The Bubble Bar. From the short success experienced since opening, we thought it was paramount to create an umbrella company in which The Bubble Bar, Frosty’s Fish & Chips and future projects and services can sit under. Subsequently the Newcastle Catering Co was established. WHAT DOES YOUR BUSINESS OFFER TO POTENTIAL CLIENTS LOOKING FOR EVENT PLANNING SUPPORT? WHICH IS YOUR FAVOURITE PART OF RUNNING AN EVENTS MANAGEMENT BUSINESS? Firstly, seeing the customer smile. Within this industry, once you see the customer having a great time from the work you have put in, there is nothing better. Secondly, seeing your vision of an event come together, run smoothly and all parties being over the moon with how it’s gone. It makes the long hours more than worth it. DO ANY SPECIFIC EVENTS STAND OUT TO YOU AS THE MOST SPECIAL? The first wedding at our own event site. Back in August 2020, we met with my uncle and Nigel Holliday (who owns Boutique Event Hire) to look at doing rural weddings on my uncle’s farm. The whole wedding industry was a bit all over the place because of the pandemic. The event had over 250 attendees with 4 giant tipis in a field. We had a giant 20ft container bar, The Bubble Bar Van, a bottle bar as well as a cocktail bar with 4 of our mixologists putting on a show for the guests. We have also been fortunate to provide our mobile bars to people’s homes in recent months with cocktail evenings and tailored menus to suit the clients’ preferences. Max, our in-house mixologist as well as his amazing team, are fantastic at what they do and provide light to any party they have been involved in with us. CAN YOU SHARE ANY UPCOMING NEWS WITH US ABOUT EXCITING DEVELOPMENTS INTO AUTUMN AND WINTER? We have just bought our second fish and chip van. This allows us to keep up with the increasing demand we are receiving for private events as well as the weekly round we offer to towns and villages in Northumberland. From Christmas parties to Christmas markets as well as the increasing demand for warming food on cold autumnal evenings, we are very excited. We will also be looking to take on staff, providing opportunities to work for an expanding start up in the events industry.

s the weather gets colder, pub goers inevitably flock indoors. But for those of us still preferring an outdoor option, there are plenty of North East venues with heated terraces. Plus, open air beach space, river views and themed gardens. From Tynemouth to Felton and a few places in between, we’ve been exploring the best heated outside spaces for eating and drinking this autumn/winter. The Northumberland Arms is set in the picturesque town of Felton, beside the winding River Coquet. Famed for their hearty Sunday lunches, dog friendly bar area and chic, cosy décor, food is freshly prepared using the best local ingredients. Menus change regularly, in keeping with this, but you will generally find pub classics, street food nods, and moreish meals, as well as tempting puds. Not forgetting, the wine list. Aware of the importance placed by some diners on remaining outside, their team has created an al fresco option. “We’ve invested heavily in our outdoor spaces over the last eighteen months by taking electricity over the road and adding additional furniture, lighting and electric and gas heaters, so they can be enjoyed year-round,” says Stuart Young, owner of The Northumberland Arms.

He adds, “We have outdoor areas to both the north and south of the riverside, with a stunning view of the River Coquet and a 16th Century bridge for those drinking and dining at the north of the property.” Although you can’t book ahead because of our unpredictable weather, tables are available on a first come, first served basis. The Blackbird at Ponteland was originally a castle built in the 14th century. Now playing host to a country pub, dishes cover Sunday lunch, main and children’s menus, as well as gluten-free offerings. The interiors marry contemporary and rustic charm, making for a high quality foodie destination. dim sum, and an array of delicious cocktails. The vibe is bright and buzzing, serving up dishes to be enjoyed within their stylish setting. The heated garden brings an outdoor extension of the indoor bar and restaurant. Fully covered, you can keep warm while choosing to be seated outside. Asian inspired drinks include speciality cocktails, authentic Japanese sake and shochu, as well as a wine, prosecco and beer selection, plus Japanese whisky, and spirits. Meanwhile there is a lunch and main menu to be discovered, encompassing plates like roast duck pancakes, Thai curry, chicken katsu and shitake vegetable spring roll. courses, the experiences are very different so golfers can play at two different courses at the same club, rather than two that are identical,” said Ramside Golf manager, Roger Shaw. “The Prince Bishops course is now heavily tree lined while the Cathedral is much more open to the elements and so is a totally different experience, and because they have a USGA spec green it means the courses can be used all year round – and they are!” It’s a similar story at Matfen Hall which is set in over 300 acres of mature parkland with established burns and woodland and offers a 27-hole course. What’s not to love? However, if you wanted to look at what are arguably the signature golf courses of the North East, you would probably go for links courses because the coastline of Co. Further south you’ll find Seaton Carew in Co. Durham and Cleveland in North Yorkshire. Anyone who plays golf will know there are long periods when you can enjoy the local scenery whilst hunting for your ball in the rough. North Berwick Golf Club has wonderful views over the Firth of Forth. It’s a course which regularly gets a national airing because it’s used as a final qualifying venue for The Open and has had men’s and women’s amateur championships played there ever since the course opened in the 17th century. Berwick upon Tweed Golf Club at Goswick is also recognised by the R&A as a qualifying course for The Open. course, Bamburgh Castle. It’s hardly surprising that their website boasts ‘Where only the views rival the golf.’ All three courses are exposed. Mile upon mile of open beaches and estuaries are only a few yards beyond the sand dunes which border these courses. If you need to discover how to control the golf ball in strong cross winds by using a slice or hook shot, these courses are the places where you’ll either get the hang of it, or spend a fortune on lost balls. Alnmouth Golf Club at Foxton Hall is the 4th oldest golf club in England but it also has a foot in both camps of links and parkland. In other words, you have a coastal location but parkland turf which will drain quickly. The course overlooks Foxton and Alnmouth Bay which are both designated areas of outstanding natural beauty. This is just a snapshot of what North East golf courses provide. There really is something for everyone, so there’s no excuse not to get out there and enjoy a few rounds. Collection

It achieves an impressive C02 rating of only 75g/km that results in a tax liability of just 19 per cent, with the ability to travel up to 25 or even 30 miles in electric-only mode. This is in comparison to the P400 mild hybrid version that uses a

3.0 litre turbocharged petrol engine with a self charging 48 volt battery, but without the plug-in charging facility. The mild hybrid system harvests electricity whilst driving, which assists the engine but the vehicle does not travel far on battery power alone, so the CO2 rating is less impressive than that of the plug-in 400e and it remains saddled with a 37 per cent tax liability. performance when it arrives here next year. The hybrid concept is seen as a perfect antidote to diesels, with the combination of petrol engines and electric motors achieving similar pulling power to that of traditional oil burning engines that generate the hefty torque necessary to haul heavy SUVs. Plug-in Hybrid Electric Vehicles, known as PHEVs made popular by the Mitsubishi Outlander have a larger battery than self charge hybrids. They carry more weight but can travel much further on electric power alone, typically 20-30 miles in comparison to just a mile or two The hybrid concept is seen as a perfect antidote to for self-charging models. Hybrid vehicles cost more than their petrol or diesel counterparts and critics argue that the tailpipe CO2 figures are invalid because they ignore the CO2 generated by the production of the electricity needed to charge the vehicles’ batteries. And how will the Government balance the books as it loses more and more of the massive tax revenues it receives at the pumps? The answer is that every vehicle will be charged according to their daily and annual mileage, regardless of the type of propulsion, which will raise just as much money whilst achieving the aim of persuading us all to drive less. St Oswald’s Hospice recently announced the return of their annual in memory service,

LIGHT UP A LIFE.

his beautiful service can be accessed both in person and virtually, offering families and friends the chance to dedicate a light on the hospice Christmas tree in memory of their loved one. Whether you’re able to attend an in-person service, or gather remotely as a family, there are options for both. For a donation to the hospice, you will receive a card with the name of those you are remembering, and a memory star to display on your own Christmas tree at home. After the campaign was unable to proceed last year at their usual venue, Newcastle Arena, the hospice is happy to report in-person Light up a Life services will return. They are set to be held at the new venue of Gosforth Civic Theatre, on Sunday 12th and Monday 13th December. Doors will open at 6pm, and there will also be a Christmas market with stalls to browse and refreshments ahead of the service starting at 7pm. Within these, you will find a selection of gifts, Christmas cards and calendars, and Light up a Life merchandise on sale. Additionally, all funds raised from the festive market sales support the crucial community role of St Oswald’s Hospice. During the service itself, there will be music, song, and time for reflection. The Christmas tree lights will then be switched on, with each one sparkling brightly in memory of someone very special. The hospice also suggests we light a candle in our window, to remember special people who are so dearly missed both at Christmas and all year round. Morag took part in Light up a Life last Christmas in memory of her sister Fiona, who spent six weeks on St Oswald’s Inpatient Unit before she died in July 2020. With Morag living in London, her sister Paola in California, and their parents and Fiona’s son James in Newcastle, the family were able to mark Fiona’s life in a special way together, despite the thousands of miles that separated them. Morag shares the importance of this. “As a family, we chose to take part in the Virtual Light up a Life service last Christmas as a way to mark our first Christmas without Fiona. With so much distance between us all, we had to grieve separately, so we wanted to do something for her, together, especially as her birthday fell just before Christmas.” Morag continues, explaining “On the night, we all tuned in at the same time, lit a candle and hung the stars on our trees and just talked about Fiona. It was a special moment of connection that we had so desperately missed.” A poignant occasion to remember loved ones, Light up a Life offers Christmas light shining in dedication of friends and family members.
