We have an increasingly strong list of recommended trades who can provide peace of mind on any survey issues that are raised, to ensure that a vendor and purchaser can very quickly understand and clear up prospective defects or issues that may surround a house sale. It is vital that survey results are dealt with efficiently and swiftly and again, by being positive and looking forward in a proactive manner, we can perceive problems before they arise. 4. The housing market continues to be positive and, in many cases, we are seeing demand continue at a high level. The excess of the housing market has certainly cooled, and buyer numbers have reduced, which is a good thing, as there were clearly too many buyers over the last two or three years, causing difficulties for those who wanted to purchase in a popular area where so often there would be best and final offers. We still have high levels of confidence in certain areas, and this has always been the case, where a popular suburb or district, and a style of house, has many more buyers than sellers. The greatest concern over the last six months has been the speed of the pipeline sales converting from sale agreed into exchange of contracts and completions. This is all about confidence levels and the interpretation all parties have of the economy and what is happening politically, not just in the UK but in the world. It appears that inflation has now peaked, and recent indications support a gradual and gentle reduction in inflation and therefore, hopefully, also interest rates. Fixed rates are available for good periods of time and many buyers are taking advantage of this in the confident knowledge that they can afford that fixed rate, for certainly three or five years. The last factor affecting the housing market has always got to be the pricing of property and its real value. In many parts of the region, we have seen the premium values cool down and ambitious and oneoff figures, that were perhaps achieved eighteen months ago or more, are now less frequent. Some vendors continue to be impressed by estate

STRIKE WHILE THE IRON IS HOT Janet Hopkinson, Operations Director, explains why this autumn/ winter property market will throw up plenty of opportunities for positive buyers and sellers.
Some people think that an aircraft touching down on a runway is a landing, while others regard it as a controlled crash. There are different ways at looking at most things. Take the word ‘strike’ for instance. The word is in the news at the moment as thousands of key public service workers down tools and walk out. Estate agents, on the other hand, urge buyers and sellers to ‘strike while the iron is hot’. The press is telling everyone that the property market is flat, while many property professionals like us think it is brim full of opportunities. There may be fewer properties for sale than there were, but new ones are entering the market all of the time. This is because some people’s circumstances mean that house moves need to be made immediately; they are unable to wait for a change in the market. A seller’s need to sell and a buyer’s need to buy are often regarded as two separate things. But looked at another way, each requirement satisfies the other by offering both seller and buyer a positive solution to their individual needs. Good estate agents look for these perfect opportunities and then offer seller and buyer the chance to ‘strike’ when the time is right. Additionally, there are opportunities for buyers when the market becomes more affordable. Following a two year high, post-Covid, we are experiencing a

re-evaluation of realistic asking prices and an adjustment that was certainly due. We are now seeing the scales balance between the number of houses coming to the market and the number of buyers waiting, which previously was far too great for the lack of supply. As we see interest rates settle and more competition from lenders moving into 2024, we hope that we see more positive reasons to make the move. You must always consider that as long as the price of a property fits within your affordability criteria, it is the differential between your sale and purchase that is the most important figure, not simply the potential price you can achieve on your home. THE IRRESISTIBLE CHARM OF JAPAN Looking for a getaway with a difference? Japan needs to be top of your list! There is something mysterious about Japan. It is a country full of contradictions. It has some of the most amazing, interesting history, but most homes are knocked down after 30 years. Grown men and women celebrate cartoon characters, but this is a country of well educated people with the highest number of Nobel Peace Prizes in the world. In Japan, you can literally be anything you want to be! Getting to Japan If you’re looking to travel to Japan from Newcastle, you’ll likely have to transfer to London or Amsterdam first. And then it depends on what part of Japan you are staying in – you may need another internal flight once you get there. Luckily, there are plenty of airlines travelling to that part of the world, including KLM, Emirates, and China Airlines. The average flight duration is 11 and a half hours, not including stopovers, so make sure you have plenty of magazines to hand! The Natural Side of Japan Did you know that 80% of Japan is mountainous? This makes it a fantastic place for hikers, skiers, mountain bikers, or those with an explorative spirit. Of course, much of that mountainous land is volcanic, including the famous Mount Fiji. Imagine taking a scenic photo from the top of a volcano – you can do it in Japan! You might find it interesting to know that Japan experiences 1500 earthquakes a year, making it highly likely there will be one when you visit. The country is incredibly well equipped to deal with these, with all mobile phones linked to an earthquake alert system, and buildings built to move with the quake, rather than try and resist it. There is an app you can download to learn more about seismic activity and how it might affect you. You should also educate yourself on what to do in the event of an earthquake – the Japanese practice earthquake drills at school! Collection

Things to look out for in Japan This is, without a doubt, one of the quirkiest countries in the world. And there will be lots of surprises during your visit. Look out for all the vending machines – according to Rough Guides, there is one for every 24 people! But if you’re looking for chocolate, crisps, and fizzy drinks, you’ll be disappointed. The Japanese sell all kinds of unusual things in vending machines, from batteries to ramen, umbrellas, and even flowers! This makes for a very fun scavenger hunt, if you are so inclined! Be careful if you’re a fruit fan. A white jewel strawberry will set you back around £10 each, while some apples are around £20 each! The square watermelon might look tempting, but they cost around £155 each! These prized fruits are common gifts in Japanese culture, making them a treat, rather than an everyday food. Finally, the horse meat scandal might have been big news in the UK all those years ago, but in Japan, it’s a delicacy. Served raw, with ginger and onions, Basashi may be on the menu at any restaurants you dine in. Take it all off in an Onsen Bath If the thought of an earthquake or two is something you can cope with (you little thrill-seeker!), then an Onsen bath is a must-do activity for your trip. These hot spring baths are incredibly relaxing – just the tonic you need on a cold winter’s day. But there’s one catch – you must be naked, and as many of these are shared baths, that can be daunting! You
might be able to find an Onsen you can rent privately, but it’s worth knowing that the baths are divided by gender, and the locals are completely comfortable with the experience. Onsens tend to be in Onsen towns, and there will be many of them in one place. The Japanese head to these towns for their staycations. You can stay in a Ryokan (worth it for at least one night), and you’ll be expected to wear a kimono and wooden sandals while you’re there. Memories of a Geisha One of the most instantly recognisable cultural icons of Japan is the Geisha, so going to watch them dance is a real treat! They perform at annual dance events twice a year. The most popular is the Miyako Odori in April. Remember – you are never allowed to touch a Geisha. There are also several Geisha tours you can take to learn about the history and customs around these mysterious characters.

And slurping is a sign of appreciation – so make as much noise as you want! That said, avoid burping or chewing loudly as that’s still bad manners! Some restaurants have cushions on the floor instead of tables and chairs. In these establishments, you’ll have to take your shoes and socks off before you are seated. Some of these customs will be strange to our Western tastes, but they are all part of the quirky, irresistible charm of Japan.
See a Sumo Match If you’re going to see a Geisha show, you’ve got to watch a sumo wrestling match! Of course, this is more than just two large men in small white cloths fighting – sumo wrestling has a long history, and many of the traditions remain in the sport today. For example, wrestlers purify the ring with salt and sip sacred water before the match. Why we love Fenwick This department store is a staple on Newcastle’s Northumberland Street, standing strong in a world where online shopping seems to be taking over. No wonder they’re ready to shout over the noise – there’s nothing quite like retail therapy, and the internet does not deliver the same satisfaction as being in a physical shop. Fenwick has been in the same building since 1882. It was the very first department store in the company, starting small but gradually expanding into the large superstore that it is today. It was the start of something very exciting for John James Fenwick, who went on to open stores around the country and become a household name.

The news that independent bookshops are reviving gives great cause for celebration, many independents are thriving because they understand readers’ tastes better than any algorithm and this love can be reciprocated because not only do independents celebrate books and reading, they also celebrate and anchor a community. So, for the bookworms among us, spend your next weekend offline and out and about, perusing the aisles of one of the North East’s many excellent, charming, independent bookshops, our favourites of which we’ve rounded up below. Barter Books, Alnwick Website: www.barterbooks.co.uk As independent bookshops in the North East go, Barter Books, which is located in Alnwick’s magnificent old Victorian railway station, undoubtedly deserves a place on the must-see list. The bookshop was first opened in 1991 as the brainchild of Mary Manley, a booklover who had been looking for a way to help pay the rent – and found it! This, in a space created for her by her husband, Stuart, in a front room of the station in what was then his model-manufacturing business, and with whom she would quickly form what both would consider
to be a perfect business partnership, ie, Mary’s entrepreneurial flair coupled with Stuart’s business acumen. The shop, as Mary’s name for it indicated, would be based on an easily understood swap system. Thanks to its almost immediate success, the bookshop quickly became their sole business, one which would allow them over time to restore, little by little, its derelict interior. In its stead would emerge a bookshop with a remarkably inclusive atmosphere enjoyed by customers of all ages, featuring a stock of more than 350,000 books ranging from Mills & Boons to first editions, paperback thrillers to rare antiquarian books - all amid restored fireplaces, a little train that circles high above the book columns of the central room, three huge murals one of which is singled out in the book Hidden Treasures of England, and plenty of seating. And just in case you’re feeling peckish, the bookshop is home to an excellent Buffet that specializes in traditional home-cooked food (just try the chips!), as well as its own little ice cream parlour next door. Not to forget, the original Keep Calm and Carry On poster that Stuart found in a box of old books bought at auction back in 2000 and that would become one of the first graphic icons of the 21st century. But experience it all yourself by spending an hour or even a whole day in a truly rare bookshop, one still run by Stuart and Mary with the support of an excellent team, and that retains its inimitable charm and character unlike any other.
Forum Books, Corbridge Website: www.forumbooksshop.com A magical booklovers gem in the heart of the picturesque village of Corbridge, the marvellous Forum Books is a memorable experience and it is possible to hide out for hours in the stacks that somehow hold 10,000 titles within this tastefully converted chapel. This award winning shop is unbelievably charming, crammed full of well organised selections of contemporary and classic fiction, travel books, cookbooks and children’s stories plus an array of signed books, and more unusual hard to find titles. Forum also hosts an incredibly impressive and varied range of author events, some exciting upcoming talks include distinguished authors Michael Palin and Rick Stein, at the beautiful Newcastle Cathedral and Biscuit Factory, so it’s easy to see how Forum and its sister stores have developed such a loyal and diverse clientele. Cosy nooks among the shelves invite you to sit and read for a while, and the friendly and super knowledgeable staff make the whole experience a most enjoyable one. With their dedicated following Forum have expanded and they now have two other equally fantastic shops, The Bound on Park View in Whitley Bay, one of the coast’s most eclectic high streets; and the brand new Accidental Bookshop in the historic market town of Alnwick, featuring the UK’s tallest bookshop bookshelf. An afternoon here is pure literary heaven but be prepared, you’ll struggle to walk out of any of these bookshops empty handed. Collection

Keel Row Books, Whitley Bay Website: www.keelrowbooks.com Established in 1981, Keel Row Books was taken over by husband and wife duo Anthony and Alice in 2006, and most recently they relocated their popular bookshop from its much loved home in North Shields, and reopened alongside many other like minded independents in the heart of Whitley Bay on the ever popular Park View. Inside this beguiling and beautifully restored former pharmacy, alongside the old vintage glass chemist bottles and jars, you’ll find an eclectic collection of rare, collectible and first edition books, as well as a host of modern and rare local history titles, vintage children’s books, and a huge selection of interesting and unusual good quality second hand volumes. Anthony is a member of the prestigious Antiquarian Booksellers Association, the oldest organisation of its kind in the world. The shop also sells an excellent range of antique maps, intriguing handwritten manuscripts, vintage postcards and an array of unusual ephemera. This dynamic pair are also intent on creating a carbon neutral premises, and incredibly Keel Row, already a low emission business, is journeying towards being net zero in the next five years. This is somewhat a priority for Anthony and Alice, as they see it as a privilege to be custodians of arts, literature, culture, and they also like to do their bit for the planet. This is an atmospheric place, somewhere to get lost in for hours and we are certain there are a host of bookshop gems to be discovered.

STEADY IMPROVEMENT Greg McCarthy, Regional Valuer, discusses a more balanced housing market and how demand is still strong in specific areas of the North East
2023 has proved to be an interesting year for both myself and the team here at SY. Over the last 10 months, the North East’s cities and suburbs have seen some highs and some lows, but it seems that we now are steadily moving out of the ‘eye of the storm’ and my overwhelming feeling is that the housing market will become even more positive as the economic picture improves throughout the UK next year. Interestingly, we saw little change through September compared to July & August, with secondhand home values now beginning to settle within our region. This tells me that we seem to be gradually shifting back to a pre-pandemic distribution of regional value growth, which should hopefully make for steady improvement with greater confidence all round in the year to come. Demand is still strong in specific areas, however the North East housing market as a whole does appear to be more balanced, with a steady supply of homes coming to market and naturally, with this, the process in itself has become more stable, suggesting a less aggressive pricing forecast and a downturn in volatile activity, which should continue for at least the next 6 to 12 months.
Our prime locations, as always, are continuing to secure the correct interest and are still achieving good results and with the ever increasing renovation and exciting improvements throughout our region, the North East continues to gain national appeal for a variety of purchasers. There is no doubt though that the shifting economic landscape has made it increasingly difficult for potential clients to decide if and when they want to take the plunge, but I can assure you of my confidence in what I see day to day in the North East and that is one of optimism and future stability. Fiaz took us on a tour of his home, and shares how he turned it into a highly personal home intended to stand the test of time.
Hi Fiaz, tell us a little bit about yourself? I was born and grew up in Newcastle, and spent the majority of my school years in Jesmond in the 80’s and 90’s. I left the North East for a brief stint in the Midlands to train as a Doctor. I returned in 2002 and have since lived in Jesmond. This is my third property in Jesmond, and the second I have lived in with my entertaining British short hair cat, Cooper. Often seen watching Acorn Rd pass by from the ground or first floor windows at Sanderson! Why did you decide to buy in Jesmond? Jesmond has always had the greatest attraction for me, as a place to live. I have seen it evolve over the last 40 years into the vibrant mix of people and culture that it now is with all ages and people coming together in one exciting little village. The people make Jesmond, whether that be the transient students, or the lifelong residents like me. The people you meet and who come to live in Jesmond is a constant surprise.

What did you love about the house on Sanderson Road? I had spent a long time house hunting around the North East as my previous home was missing some of the grown up home features I had craved. The Sanderson Road property is a street away from my previous home, and I had walked past the property probably every day for 10 years and never noticed it. That is the joy of a Jesmond home, the outside of the property gives very little indication of what lies behind the closed doors. I had actually been to see a property elsewhere and following a disappointing viewing I decided to re-review the local houses, as actually what I had realised was that I didn’t want to change my life in Jesmond, I just wanted a different house. When I walked through the door at Sanderson, probably by the time I left the first room I knew I was going to live there. I couldn’t leave quick enough to put an offer in. It is difficult to explain why I loved the house, but all the things that didn’t work in the house I currently lived in and wanted to change, I knew I could achieve in Sanderson. Do you have a favourite room/part of the house and why? My favourite parts of the house change with the days and the seasons. The front lounge is an amazing place to spend the morning with a coffee as the sun shines in and the hustle and bustle of Acorn Road comes to life. The kitchen/diner is the place to be at midday as the sun stretches across the velux windows in the dining room. The Snug is a winter room, for dark, cold evenings with the wood burning stove. You have used many local North East tradespeople, tell us more? It was really important to me when I bought the house, to evolve it. The previous owners had done extensive works, and I wanted to do justice to the space. My brief was to ensure that I remained true to some of the work already done in the house, and blend this with my personal style and features I had already acquired throughout my life. I wanted to use local craftsmen and push some boundaries both for me and them. How did you choose the specific businesses, tell us more about them and the projects they assisted you with? I found Nick James Furniture Designer at the Mushroom Works through a friend. When I first met Nick, we instantly realised we knew each other, in fact we had been at school together and Nick’s mum was my art teacher. Having searched for matching furniture that provided a dining table for formal meals, a bench for more relaxed dining and breakfast bar stools to no avail, Nick came to the rescue and we together worked on pieces that met my brief for the space and brought his unique style to my home. I first used Sam Thorpe Woodworking to produce a bespoke piece of alcove furniture in a previous home. It was my first experience of bespoke furniture, and the versatility of the furniture and the ability of it to completely change the room was mesmerising. I knew when I moved to Sanderson that I needed Sam to help me evolve a number of spaces. The alcoves in the Snug needed to be a space to

share personal experiences but also to allow the room to be a media environment. He achieved that with great success. My favourite piece from Sam is one that is actually hidden away in the cupboard under the stairs. The brief was to provide a multi-functional shelving unit to accommodate everyday clutter. It was the piece I gave the least thought to, but has created the greatest benefit. I had plantation shutters in my previous property and loved the flexibility they provided with light and privacy. Something really important for Sanderson, due to its Central Jesmond location. Mathew and The Newcastle Shutter Company were the perfect professional match for the final look that I wanted to achieve. The front and back outside spaces were the final pieces of the puzzle at Sanderson. I wanted usable spaces, that provided somewhere to entertain. I wanted to bring the outside of the house inside, and the inside to the outside. The frontage of the property had been beautifully renovated and I wanted the front garden space particularly to flow with that. TJ Jefford met the brief and produced a brilliant landscaped space, that has really finished the property. Colour is something you are clearly very confident with, how did you decide on the colour palettes you’ve chosen? Many of the vibrant colour choices, are borne from years of acquiring crazy pieces of furniture and art. The green of the lounge is actually a match to a TV stand with a green piece of glass in it, that most of my friends hate. I was lucky with a local recommendation and Anthony Barass and Sons proved to be the perfect match to help me realise my ambitions for Sanderson Road. The various projects took some months to complete, and Anthony was patient with my requests for painted dark ceilings, and two storey high wallpaper hangings! The wallpapers are from Cole & Son – with a significant emphasis on feature walls rather than overwhelming a room (apart from the downstairs bedroom) and Rebel Walls wallpaper murals. The colour schemes were a Farrow & Ball mix and were drawn out from the wallpaper feature walls. What advice would you give to people currently updating/renovating their homes? Renovating homes is often a costly and stressful experience. I have been fortunate to update and renovate a few of my previous homes. The key is to experiment, be brave and bold. Find good tradesmen, by recommendation. Start with a small project and don’t commit to a big project straightaway. Take your time. I don’t love everything I have done, but I don’t regret any of it. You learn to live and grow in the space you call your home, so enjoy it. Even the things you don’t like so much, will have feelings and emotions that will give your house the character that makes it a home. Do you have a next house project in mind? After a year of ongoing projects, I am ready to enjoy my home. However, itchy feet will ensue and there is more I want to achieve in Sanderson over the years. But it’s a marathon not a sprint!

Amongst the most frequent questions I am asked about are the state of the market, the level of demand and the value of houses. The answer to all three of these is consistently shifting and 2023 has certainly brought change to the residential housing market in the North East. As the dark nights are now upon us and we begin to hibernate for the winter months, we reflect on the summer we’ve just left behind and start to look ahead to our new plans and levelling up our own lifestyles in 2024. As I contemplate the last six months and what this has meant to the lettings market, we have certainly experienced a time of change. As you may already be aware, the rentals market had experienced a drought in stock levels moving into 2023, forcing rents on the upward trajectory as well as creating longer tenancies which many have found a very challenging time when trying to secure rental property. I firmly believe this is set to continue into 2024, and whilst the media has portrayed much doom and gloom in the market I believe we can seek new opportunities. Yes, we know we need more stock and yes, we know that demand tends to slow down as we enter the winter period, but I can only see good business ahead. At Sanderson Young we have continued to push ahead with solid instructions, where many of our landlords have tactically settled monthly rentals at more competitive, affordable levels in order to secure our professional tenants who

are prepared to commit to long term tenancies. Recent property intel has confirmed that tenancies are currently averaging three to four years; a lengthy period indeed and one that we have never seen before. My advice to tenants looking to make that move in the New Year would be to register your interest early, providing as much in-depth information on your requirements as possible. It is not always easy to pin down your ideal home but starting early enough can put you in good stead with your long term plans. Having a little flexibility with regards to furnished versus unfurnished accommodation can certainly help widen the net and open up more choices to you, as well as expanding your location search slightly to new areas you had previously not considered. A MENU TO CELEBRATE ‘Tis the season to eat, drink and be merry so it’s definitely time to pull out all the stops and make a night to remember for your lucky friends and family. Whether you are a seasoned host or a first timer, stick to dishes that will excite your guests without making you completely exhausted in the process, because after all you want to actually enjoy the labours of your love. To make it just that little bit easier we have brought together three of the North East’s most exciting culinary minds to offer up their favourite courses for a simply delightful celebration menu.
We have a fabulous festive cocktail from Angus Mason, the exciting freelance bartender from Ophelia, Solstice and House of Tides, followed by a delightful starter from Anna Hedworth at Cook House/Long Fridays, a few moreish bites to whet the appetite, but make sure you leave some room for the main show. Last but by no means least, something fabulous and sweet as a dramatic, final close from pastry chef Helen Doyle at 21 Newcastle. So polish off your best glasses, aprons at the ready and let’s cook!
To start, why not impress your guests with a delicious cocktail? Angus Mason, the wildly imaginative bartender, is on hand to guide us through a very festive spin on a negroni. ‘If you’re unsure what to do with your Christmas tree after the big day, you could do a lot worse than taking my completely sane advice of drinking it. Pine can have wonderful citrus notes and pairs beautifully with gin. It’s very at home in this negroni which gets an added festive kick from Chai tea.’ Cocktail: Christmas Tree Negroni Ingredients: 70g of Pine Needles (make sure your tree is organic or FSC certified) 700ml Bottle of Hepple Gin 500ml of Campari 500ml of Cocchi Torino 320ml of Chai tea Slice of Clove Studded Orange to serve Method: Remove your pine needles from the branch (make sure your tree is organic or FSC certified as commercial trees will have been sprayed with chemicals). Place 70g of needles in a kilner jar with a 700ml bottle of Hepple Gin and leave somewhere dark for three to five days, tasting daily to see how it’s getting on. Once you’re happy with the flavour, strain through a coffee filter and bottle. To batch the cocktail, measure out 600ml of your pine gin, 500ml of Campari, 500ml of Cocchi Torino, and 320ml of Chai Tea (I get mine from Estate Tea Company in Heaton). Pour into secure bottles and place in the freezer an hour before your pals come over. To serve, simply fill a rocks glass with ice, add a slice of clove studded orange, and fill to the brim with your chilled negroni. Anna Hedworth is the hugely talented proprietor and chef behind North East favourites Cook House and Long Friday’s. Here she gives us a simple but incredibly tasty addition to this celebration menu. A fresh zingy starter and a wonderful celebration sharing dish for the main course. Starter: Blood Orange, Fennel, Walnut and Ricotta Salad Ingredients: Serves 4 Mixed Bag of Salad; Watercress, Spinach and Rocket 1 Tablespoon of Extra Virgin Olive Oil 1 Teaspoon Each of Cider Vinegar, Balsamic Vinegar, Maple Syrup Salt and Pepper 1 Blood Orange 1 Handful Walnuts 100g Ricotta Method: Take a bag of watercress, spinach and rocket, the more varieties the better usually. To make the dressing mix the olive oil, cider vinegar, balsamic vinegar, maple syrup and salt and pepper, shake it all up and dress the leaves well. Peel the blood orange and slice thinly, they are so beautiful inside, each one different; then toast the large handful of walnuts and mix both through the leaves. 60g Raw Marzipan 20g Whipping Cream 95ml Double Cream Make the day before. In a mixer, beat together the marzipan and whipping cream with a paddle until soft and smooth. Add the double cream and using the whisk attachment, whisk until soft peaks form. Be careful not to over whisk, as the mixture may split. The mixture may appear slightly grainy due to the almonds in the marzipan, this is quite normal. Ingredients & Method: For the Jelly Mulled Wine 2 Sheets of Bronze Gelatine Leaf
Make at least 2 hours before serving. Soak the gelatine leaves in just enough Make the day before. In a large pan, bring all the ingredients to a boil, excluding cold water to cover them. COMMUNITY SPIRIT
In these challenging times, I have seen and read a lot about the way communities and groups of people behave when placed under pressure. The world has certainly changed considerably since I was born in the early 1960s, when I remember neighbours and friends taking a great deal of interest in village life. It was most common to see the care and attention that people would give to their own belongings and principally this would start with their homes, where most mornings people would wash down their front step, clean and prepare the main entrance into their home for those visiting that day, and they did this with a great sense of pride and community spirit. In the 1960s and 1970s it was very normal, on New Year’s Eve, for homes to be open to friends, neighbours and relatives, and these people would often walk into your home, not with direct invitation but with the knowledge that they were part of the community, to wish you well and bid you a very good new year. The front doors were left open and security was not a concern or worry. In more recent decades, we have enabled ourselves to become more and more alienated and somewhat distanced from communities and, of course, the most obvious of all these changes is the potential death of the high street and its facilities, which initially were threatened by the supermarket, the mega market, and of course, now, the largest of all markets, Amazon, which takes away the need to

be part of any local environment and community. The way that we work now is also a great concern since many people choose to work, following the Covid pandemic, at home and alone, feeding information and data online, not working in a mix of individuals, but rather by themselves. As we spend more time becoming myopic in our aspect and outlook and without sharing concerns and caring about other people, then this can certainly become a great threat to our communities. It has been said that “there is no power for change greater than a community discovering what it cares about,” and this is a very true statement since I think many people still value the quality of the environment they live in and if nobody cares about it, that quality can fade very quickly. We saw an example of this recently on Gosforth High Street, where the Watson Family Charitable Trust very generously supported the refurbishment of all the black bollards, as well as the railings and safety barriers that surround pedestrian crossings. It wasn’t something which many people would have recognised, but when we saw the rusted, deteriorated, horrible state and condition of these bollards and how, once complete, the redecoration and refurbishment work provided the whole of the High Street with gleaming black bollards, it has certainly improved the surroundings that we work and live in.

The same Charitable Trust has indicated that they would like to support other communities, as well as our own, if we can show the same degree of interest in keeping our environment and our community alive, welcoming and well cared for. It is interesting when visiting popular, and in many cases, very wealthy areas of the country, that we can see fabulous hanging baskets stacked with beautiful flowers adorning the exterior of their buildings and in the seasonal months of Christmas, the same retail areas have magnificent Christmas decorations and lights, and yet it doesn’t just apply to those areas which have high wealth since farmers’ markets, local markets and arcades, can look equally impressive, if they work together as a community. I was delighted to hear of the recent change to the Gosforth Shopping Centre and the investment that they are making in that location, along with the park at the rear, which is all for the good of the community and very much for the benefit of those who live there today and those who want to visit and trade in that community. With the ULEZ tax for motorists proving to be on a popularity par with the poll tax for homeowners, people are increasingly trying to find ways around it. Some are investing in expensive all-electric vehicles or resorting to civil disobedience to thwart the scheme, whilst others are taking a more lawfully pragmatic approach and making money into the bargain. Classic cars of a certain vintage are exempt, regardless of their value, opulence or CO2 emissions generated by gas-guzzling engines of any size. It means that owners can swan around in the lap of luxury behind the wheel of their high-powered Ferrari, Porsche, Aston Martin, Bentley or Rolls Royce with impunity. Many cars over the age of 40 are exempt from having to pay the charges that are being rolled out nationwide, much to the annoyance of many motorists as a matter of principle, inconvenience and perceived unfairness. Their argument is that the UK is responsible for under one per cent of global emissions and that cars generate less than half of that, amounting to a total of just 0.5 per cent worldwide. A recent report from the European Parliament concludes that the production and disposal of an electric car can actually be less environmentally friendly than that of a vehicle without batteries. Furthermore, independent figures suggest that there is little or no difference between the “cradle to grave” environmental damage caused by fossilfuel versus battery-powered vehicles, taking into account the materials mined and electricity needed to recharge batteries. Nonetheless, daily charging zones are spreading into UK cities nationwide such as London, Newcastle and Edinburgh in an ongoing bid to improve air quality, which is proving to be an unprecedented boost for the older classic car market where vehicles are exempt. It is not just cheap bangers from the swinging sixties but more often the most expensive coveted classics that well-heeled owners consider are cocking a snook at what some motorists perceive as unjustified, revenue raising Big Brother tactics. It is still possible to bag a bargain but prices of the most desirable conventional classics are beginning to rise as motorists face the alternative of all-electric vehicles amid conflicting reports of their cost and everyday practicality. Several ultra-desirable ULEZ-busting classics went for a song at a recent autumn vehicle auction in the North, including a bargain-of-the century Rolls Royce. Matthewsons, of television’s Bangers and Cash fame, brought the hammer down on a gleaming 1981 Silver Spirit with just 7,500 miles on the clock for less than the price of a second hand Ford Fiesta at a mere £13,000. Described as arguably the best example of a Rolls Royce in the auction’s history, the 6,750cc V8engined car generates an average 330g/km of CO2 with economy of just 15mpg. The 2001 Fiesta achieves twice as many miles to the gallon and generates half the CO2, yet the

Roller is ULEZ compliant whilst the Fiesta is not, despite being 20 years newer. Another bargain was a gleaming 1982 Mercedes 500SL as driven by Bobby Ewing in Dallas, which was valued at just £6,500, plus an iconic 1970 Jaguar E-Type roadster with just 29,000 miles on the clock for a mere £30,000. These are cars that run on fossil fuel that will continue to be available for decades, their batteries do not require charging overnight and they can be maintained relatively inexpensively by the local garage. Best of all, compliant classics not only avoid the expense and particularly the hassle of ULEZ charges, annual road tax and MOTs but can actually prove to be a sound investment. As an indication of potential future prices, autumn results from upmarket auctioneer H&H include £135,000 for a 1968 Rolls Royce Silver Shadow drophead, £200,000 for a 1969 Aston Martin DB6 and £90,000 for a 1963 Alfa Romeo 2600 Spider. The Alfa is powered by a 2.6 litre, six cylinder engine generating 145bhp of power for a 125mph top speed and continues to rise in value yet avoids
congestion charges, road tax and an annual MOT. Other highly desirable classics auctioned recently include a 1967 Rolls Royce Phantom VI, a 1950 Aston Martin DB2 Vantage and a Mercedes SL190 with a 1.9 litre, four cylinder engine generating 120bhp for a 110mph top speed. This eye catching Mercedes cost £2,693 when new in 1955 and is now worth in the region of £150,000. Some more modern classics can avoid congestion charges too by being Euro 4 compliant, even if they are not 40 years old, and are rising sharply in value as a result. Models such as the last of the steel bodied Jaguar XJ8 and the sporty XK8 roadster and coupe models produced after 2001 comply, as do the Porsche Boxster, MGF and Mercedes SLK of similar vintage. This is because they received upgraded engines to meet not only the legislation at the time but also the future legislation that has to be met now to avoid congestion charges. The best time to buy a classic car is during winter months when demand slows, which for those prepared to take the plunge, could prove to be both liberating and lucrative.

If you’ve ever been to a football match at St James’ Park, you’ll have seen the impressive flag displays in the grounds. These are the work of registered charity Wor Flags to raise morale and create a positive atmosphere amongst the fans.
Where did Wor Flags Come From? The idea came in 2016 when Newcastle United suffered a bitter defeat to local arch rivals Sunderland. This match was the final straw in Newcastle’s premiership campaign, and they were relegated to the Championship League. Players, fans, and everyone else involved in the club were devastated, and spirits were low. The charity started as two separate entities with a similar goal. Gallowgate Flags and Wor Hyem were both founded to boost excitement in the stands. Gallowgate Flags made flags and banners, while Wor Hyem aimed to get the fans to sing and chant optimistic songs in a dedicated area. In 2017, they merged to make Wor Flags, and the response has been incredible. Newcastle ended the 2022/23 season comfortably in the premiership, and the positive mindset would
