A VERY WARM WELCOME TO OUR REGULAR READERS AND THE AUTUMN/ WINTER EDITION OF THE SANDERSON YOUNG

COLLECTION MAGAZINE.

I am delighted to feature on the front cover of the magazine, for the first time, a New Homes development, which we are extremely proud to be connected with. The Smith’s Dock development in North Shields represents one of the finest and most innovative new homes schemes to be built within the North of England over recent decades. It has transformed the former historical and proud working area of the ship building docks in North Shields, into a beautiful place to live with a diverse mix of luxurious, modern day contemporary apartments and fabulous energy efficient modern day two and three storey homes. We strongly recommend, if you haven’t visited this site, to do so, where our sales colleagues will be delighted to welcome you 5 days a week. See www.smithsdock.co.uk. The title of the article indicates my review of this magazine and of the whole industry of estate agency and the changes we have experienced in recent times. The arrival of online and virtual estate agents has undoubtedly shaken our traditional industry, and online agents now represent something in the region of 8% of the market place and has been growing in recent times. The ability to purchase an estate agent up front, at a low cost, with low overheads, is obviously attractive to certain consumers, and we must review where that attraction lies and what the benefits of it are compared to traditional skills. My own company has, for a long time, invested in high quality and expensive high street offices and we represent in each of our locations some of the best buildings within that area. However, the success of our magnificent website and its everchanging features is undoubtedly proving to be an extremely good investment. The number of people visiting our branches and casual walk-ins or browsers has dramatically reduced in recent years, with the tremendous visibility of properties online, through smart phones, i-pads and, of course, personal computers. The majority of consumers want to have access and ease of shopping, and the Amazon model is proving very clearly how the public react to the ease of shopping online. Whilst many of us continue to look out for ‘local industry’ it still needs to be easy and quick and efficient and this is why online business continues to have a great attraction. THE MOST SIGNIFICANT FOCUS, I BELIEVE, IN HOW AN ESTATE AGENT MAKES A DIFFERENCE, IS THROUGH THEIR EXPERTISE, EXPERIENCE, KNOWLEDGE AND UNDERSTANDING OF THE WAY IN WHICH THEY CAN BENEFIT A CLIENT.

THE NEED FOR EXPERTISE AND PROFESSIONAL SERVICE IS WHERE SANDERSON YOUNG FOCUS MOST OF THEIR ATTENTION.

At the end of the day we are selling a commodity, and that commodity is probably the most valuable our client owns, in their own home. Like all commodities from houses to jewellery, cars and artwork, the value of a property depends on how many people see it for sale, understand its worth and value its benefit. I am firmly of the belief that properties can vary in value by between 5% and 10% minimum, and for most of us this represents a significant amount of money, which is effectively being gambled every time you offer it for sale. The principal way in which estate agents make a difference is the ability to reach out, not only to the maximum number of people, but to convince those people to buy that commodity at the best price possible and to overcome objections

as and when they may be faced with some during the transaction. These skills often save, or make up to, 10% of the property value; a significant sum of money for any vendor to gamble! Online estate agents, low value estate agents and people who charge a low level of fee are obviously hoping either to transact a very high volume of properties, or they are remunerating their team at a low level. If staff are remunerated at low levels then they won’t feel valued and therefore you will attract inexperienced, unqualified and uncaring qualities. By investing in your skills and employees, you should be able to recruit the very best people who can transact that business to the highest level of value, in the quickest period of time and with the least amount of problems occurring. This, I believe, is where estate agents can make a difference. I think, as I look to the future, the need for expensive, high quality offices will dissipate; the focus on high quality connections and communications between the estate agent and their client will increase and I can see a time coming soon when we will need to have live communication 24 hours a day, 7 days a week, which is something we are constantly reviewing. The need for expertise and professional service is where Sanderson Young focus most of their attention. My company is represented by 50 high quality employees, who have, in many cases, worked in the industry for a long period of time: they are local specialists, they know their area, the house styles, the housing problems, the transaction difficulties and the premium levels that sometimes can be achieved in certain locations. Values can change dramatically within a hamlet, and certainly even within a street, where one side or another side can carry a premium when one style of house and one age of property can also vary dramatically. It is through the local knowledge that we carry and the experience of the years of selling in these areas, that we can accurately forecast this. We see property values rising steadily over the next 12 months due to the shortage of supply, and even though some of the magnificent new homes sites which we are opening will satisfy some of that supply, we need to build many more properties very quickly to reach the demand that we are currently experiencing. I am delighted that the colleagues I work with within Sanderson Young are continuing to be valued by so many of our clients, I am delighted that our in-depth knowledge of the housing market proves the worth of an estate agent over and beyond the low level fees and online operators, so that we can genuinely provide value for money and prove, undoubtedly, to our clients how a good estate agent can make a significant difference. The late autumn and early winter of 2018 will see a number of new show apartments being opened at some of our fantastic new developments, which I hope people will visit as soon as possible, including the Smokehouses at Smith’s Dock, the Ascent Homes development at Hemingway Court at Ponteland, Foxton Glade at Lesbury and the much anticipated luxury development in Orchard Dene, Jesmond which represent four of the most exciting developments within the region. Thank you to our past and present clients for their fantastic loyalty and support in recent times and I look forward to welcoming new clients to our company in 2018/19 where we strive to exceed the expectations of every client we represent. THE NEW BUILD HOUSING

CONTACT: 0191 223 3500 janet.hopkinson@ sandersonyoung.co.uk

The new homes market has seen a definite resurgence following a tumultuous period post-recession in 2008. The activity in this sector has been fantastic and the scale of development throughout our region is certainly helping address the muchpublicised housing crisis, with the addition of Help to Buy assisting with incentivising the first-time buyer market and aiding them to take that imperative first step on the housing ladder. But it is important to consider the market in its entirety, as a jigsaw where a range of housing options are needed to fulfil the relevant demand for a wealth of buyers with differing requirements. We are delighted to assist developers who have an obligation in the creation of affordable housing on larger schemes and such sites have been a lifeline to many communities where first time buyers may have previously had to move out of such locations due to the lack of affordable properties. We are delighted to assist Ascent Homes with the sale of Hemingway Court in Ponteland, where apartments at 70% market value are being offered with 100% ownership from £113,950. This in turn is moving the marketplace to create a domino effect of successful sales further up the housing ladder. Urban regeneration has long been necessary to improve our wonderful city, and many brownfield sites will be transformed in the coming months to enable the north east to further compete with other major cities throughout the UK. This has not been more evident than at Smith’s Dock in North Shields, where UrbanSplash

and Places for People have a long-term commitment to create this new coastal community that is certainly built to last. Smokehouses, the striking, glass fronted apartments shaping the waterfront will be due to complete in 2018 and provide 80 properties with prices from £125,000. Executive developments throughout the region are providing a luxury option for those homeowners looking to invest in the housing market following further recent market improvements and economic positivity, where particularly in rural villages of Northumberland the housing provision has been limited when considering new homes. We have cemented a fantastic working relationship with local developer Lindisfarne Homes, who after unprecedented success at Beadnell Point have now further developed their offering to produce stunning family homes. Foxton Glade, in the highly desirable village of Lesbury, offers striking stone built executive homes with contemporary design features. Prices start from £535,000 and there have already been off plan reservations. The last piece of the jigsaw when looking at the new build market is providing suitable properties in appropriate locations for the downsizer market, to bring to the market family homes which have often been occupied for decades without being brought to the market. Wylam Grange, an exquisite development of fantastic conversion apartments within this desirable Tyne Valley village, are well positioned with fabulous communal gardens, a range of good local amenities and are positioned within walking distance of the train station providing access to both the city centre and the thriving market town of Hexham. Prices will start from £199,950 and will be complete and available to view from January 2019. All of these developments will benefit from stylish show homes which will showcase each scheme in the best possible light and enable each potential purchaser to envisage how these homes can be utilised to fulfil their best potential. These will be open for viewing towards the end of 2018/beginning of 2019 and further information is available from our regional offices as well as our website www.sandersonyoung.co.uk, which has a designated new developments microsite enabling you to browse with ease.

MEET URBAN SPLASH AND PLACES FOR PEOPLE; CO-CREATORS OF THE NEW

SMITH’S DOCK

COMMUNITY IN NORTH SHIELDS

16

Collection

Places for People and Urban Splash are the joint venture developers helping create a brand new community for North Shields at Smith’s Dock. The formidable, award-winning partnership is already working on a number of large-scale neighbourhoods across the country, including Park Hill in Sheffield, Port Loop in Birmingham and Lakeshore in Bristol. In the North East, their collective attention remains on Smith’s Dock; significant progress has been made at the stunning waterfront development during 2018 with more than 100 of the first plan homes built, occupied or under construction. When it’s finished, it will comprise of community amenities, green spaces, and a total of 800 homes.

FAB HOUSE

FAB HOUSE

FAB HOUSE

“SMITH’S DOCK IS AN IMPORTANT HISTORIC SITE AND THE DEVELOPMENT IS THE EPITOME OF TRUE REGENERATION – WITH DIVERSE HOME DESIGNS, SENSITIVELY DESIGNED PUBLIC SPACES AND THE REOPENING OF THE STUNNING WATERFRONT. WHEN COMPLETE, SMITH’S DOCK IS GOING TO BE A GREAT NEIGHBOURHOOD TO LIVE IN AND I’M PROUD THAT MY FAB HOUSE DESIGN IS PART OF IT.”

THE DEVELOPMENT HAS ALREADY WON TWO NATIONAL AWARDS INCLUDING THE OFFSITE HOUSING PROJECT OF THE YEAR FOR THE COMPLETED MODULAR TOWN HOUSES…

The perfect place for any buyer, Smith’s Dock is especially appealing to families thanks to its position amongst some of North Tyneside’s best performing schools – including the OFSTED Outstanding Waterville Primary School which is just 0.2 miles away – while St Cuthbert’s and Spring Gardens – both rated as OFSTED Good – are also close by. And for anyone working in other areas of the North East, Smith’s Dock boasts great connectivity, with the North Shields Metro stop and North Shields Ferry Terminal just minutes away. The development has already won two national awards including the Offsite Housing Project of the Year for the completed modular Town Houses and the partnership’s efforts at Smith’s Dock was also highly commended in the national Planning Awards 2018.

In the summer, much-loved North East TV presenter and architect George Clarke unveiled his Fab Houses at Smith’s Dock, 10 uniquely designed homes which are a ‘special edition’ of the Town Houses in the first phase. Now, customers have been treated to a brand new show house, showing just how a finished Fab home can look. Located on The Plateau area of the development – an elevated plot overlooking the River Tyne – the two-bedroom show house is one of the few remaining Fab Houses remaining on sale at the scheme. Guy Ackernley is director of residential sales at Urban Splash; he explained: “I’m delighted we can now unveil this second show house at Smith’s Dock, another inspirational concept property which shows our customers how their dream home here can look.” Drawing on a “high street” theme, the new show house features pieces by Habitat, Made.com, Ikea and Next and has been designed by the marketing team behind the development. Creator George Clarke, who designed the homes alongside London-based architects TDO, added: “The plans for the whole area make for a wonderful community. “Smith’s Dock is an important historic site and the development is the epitome of true regeneration – with diverse home designs, sensitively designed public spaces and the reopening of the stunning waterfront. When complete, Smith’s Dock is going to be a great neighbourhood to live in and I’m proud that my Fab House design is part of it.” HAVE YOU SEEN THE NEW WATERFRONT SMOKEHOUSES? Alongside the Town Houses and Fab Houses, this month has brought yet another welcome addition to the Smith’s Dock neighbourhood. The banks of the Tyne are starting to look a bit different thanks to the arrival of the waterfront Smokehouses apartments >> Collection

SMOKEHOUSES

TOWN HOUSES THE BANKS OF THE TYNE ARE STARTING TO LOOK A BIT DIFFERENT THANKS TO THE ARRIVAL OF THE WATERFRONT SMOKEHOUSES APARTMENTS BUILDINGS AT THE FRONT OF THE SITE, WHOSE EXTERIORS HAVE BEEN REVEALED FOR THE FIRST TIME AHEAD OF THEIR FULL COMPLETION IN 2019.

<< buildings at the front of the site, whose exteriors have been revealed for the first time ahead of their full completion in 2019. Behind the facades, there are 80 apartments being created, with fantastic views of the River looking out onto South Shields; the final apartments there are on sale, with 1, 2 and 3 bedroom properties remaining. Prices start from just £125,000 with Help to Buy also available for eligible buyers – all of whom will benefit from spacious homes and great views. They have been designed by architects SimpsonHaugh a renowned design practice based in Manchester; the team there also developed the overall site masterplan which will bring into use much of the waterfront with new ideas for future phases soon to be unveiled. David Green, Partner at SimpsonHaugh said: “Our aim was to provide a unique residential experience that contributes to the identity of Smith’s Dock. Drawing inspiration from the form and scale of the adjacent Brewery Bond Warehouse, the fully glazed gables will offer residents spectacular views across the River Tyne.” Concluded Nigel Brewer of Places for People: “I’ve been involved in this project for many years now and it really is exciting to have reached this stage with Smokehouses and of course the Town and Fab Houses which show the masterplan becoming a real deliverable vision. These efforts show just how we’re working to make the whole area a wonderful community.”

TOWN HOUSES HELPING YOU TO BUY We’re offering Help to Buy on the homes we’re selling at Smith’s Dock; whether you’re interested in one of our Smokehouses waterfront apartments or a George Clarke designed Fab House, this Government backed buying option could be right for you. So what is Help to Buy? It’s a loan (again, Government backed) which assists buyers up to 20% of the cost of their home. It means that each eligible customer will need just 5% cash deposit and a 75% mortgage to make up the cost of the property. Buyers won’t be charged loan fees on the 20% loan for the first five years either. There’s no catch, you just have to meet the Government’s eligibility criteria; our on site sales negotiator Rose can explain more. COME AND TAKE A LOOK The team would love to show you around the completed areas of the development, the Fab House show home or the under construction Smokehouses; Smith’s Dock sales negotiator Rose Miller’s on hand for viewings, questions and a general chat about the scheme; you can call her on 0191 580 7999 or email hello@smithsdock.co.uk.

People buy art for many reasons – to enhance their home, to indulge in their love for an artist’s work, for the sheer pleasure of collecting or, quite simply, to gift to a loved one. There’s something inherently special in purchasing and owning a unique piece that celebrates genuine craft and creativity. One-off’s come with a story, a provenance that speaks of the maker’s vision and the piece itself showing the marks and handling of the artist behind it. There is a misconception that art is not for everyone and that the cost of original art is prohibitive. Which, of course, in some markets is absolutely true, but as a North East independent business, we believe that art can and should be enjoyed by all, so whatever budget you may have, spreading the costs of buying art is always a help, which is why we offer an interest free purchase scheme called Own Art which splits the costs over 10 months. Available on work priced between £100 and £25,000, Own Art is an incredibly popular scheme, with many of our clients using it for everything from buying that special piece of

THANKS TO THE CLASSIC MOVIE, MOST PEOPLE ASSOCIATE CASABLANCA WITH WARTIME INTRIGUE AND DOOMED ROMANCE BUT THERE’S MUCH MORE TO THIS FASCINATING CITY THAN BOGART AND BERGMAN AND, BEYOND CASABLANCA,

THERE’S A WHOLE COUNTRY TO DISCOVER…

28

Collection

DISCOVERING THE REAL CASABLANCA… Nowadays, the setting for Bogart and Bergman’s tearful reunion is one of the largest conurbations in North Africa, but amidst the unlovely urban sprawl, there are numerous architectural treasures. Thanks to the decades of French rule, many of the city’s older buildings, such as the Art Deco Cinema Rialto and the Gothic Église du Sacré Coeur, display distinctly Gallic styles and to see everything, it’s a good idea to join a tour run by the non-profit making Casamémoire organisation. Besides rare examples of pre and post war French architecture, Casablanca is the beating heart of modern Morocco’s cultural life with many colonial-era villas finding new lives as art galleries and museums. Typical of this metamorphosis is the 40s villa on the Rue du Parc which is now Le Musée de la Fondation Abderrahman Slaoui. Similarly, the city’s old slaughterhouse has been reborn as La Fabrique Culturelle des Anciens Abattoirs de Casablanca, which hosts exhibitions of street art, urban dance events and live contemporary music.

AND ITS NORTHERN SISTER TANGIERS This vibrant port in Morocco’s far north could have been another Gibraltar because, in 1662, the King of Portugal gave the city to his new son-n-law, Charles II, as a wedding present. However, the English were expelled by the Moroccans soon afterwards and the retreating redcoats blew up the harbour they’d spent twenty years building! During the early 1900s, the expansion of Europe’s empires resulted in the partition of Morocco between France and Spain but Tangiers became an ‘international city’ jointly administered by Spanish, French and British authorities. After Morocco gained independence in 1956, Tangiers became a haven for writers and artists seeking a more relaxed way of life and you can still taste the flavours of those heady days at the Café Detroit located in the city’s Kasbah (fort). Besides this once infamous café, the Kasbah is home to the Dar el-Makhzen Palace museum which houses an eclectic array of relics telling the city’s story from its Carthaginian beginnings to the present day. Also, don’t miss the colonial-era Ville Nouvelle, which is still the place where Tangiers’ locals come to promenade in the cool of the evening – and if the Grand Socco (main square) gets too crowded, head for the more peaceful Mendoubia Gardens.

FINDING MOROCCAN MOROCCO - MARRAKESH With its medieval walls, ancient medina (citadel) and historic souks (markets), this former capital of Morocco is the complete contrast to the European influenced Casablanca and Tangiers. Situated 100 miles inland, in the shadow of the mighty Atlas Mountains, Marrakesh was founded in 1071 and Morocco’s seven patron saints are entombed here, but most western tourists come to the ‘Red City’ to shop in the souks. Marrakesh boasts no less than 18 markets and each one has a different character. For example, Souk Semmarine sells Moroccan clothing such as djellaba (robes) and barbouches (slippers) but Rahba Qedima offers hand-woven baskets, natural perfumes and knitwear. Souk Ableuh specialises in fresh fruit and spices whilst Souk Kchacha sells dried fruit and nuts. Criee Berbiere is famous for its Berber carpets but Souk Siyyaghin is the place for jewellery. Finally, Souk Smata and Souk Cherratine are noted for their leatherware but Souk Haddadine specialises in ironware, especially lanterns. Of course, all the hustle and bustle of so many markets can be overwhelming, so after a hard day’s haggle, relax in one of the city’s delightful public gardens. Among the best known are the Menara Gardens, which boasts a lake and a cinema, and the Majorelle Gardens which were restored by Yves St Laurent. For something more avant-garde try the new ANIMA garden/art gallery near Ourika, which opened in 2016.

EXPLORING THE ATLAS THE DADÈS VALLEY Whilst we’re on the subject of natural splendours, the deep gorge cut through the Atlas Mountains by the River Dadès is one of the geographical wonders of the world. To explore this spectacular region, rent a car and follow the R704 from Boumalne de Dadès, which is located 250 miles east of Marrakesh. The road is good tarmac as far as M’Semrir, which hosts a popular market most Saturdays, but after that make sure you’ve hired a 4x4. The most popular sights in the gorge are the curiously shaped rocks known as the “monkey fingers” at Tamlalt and the tortuous hairpin bends at Aït Oudinar. Though the drive is not for the faint-hearted, each new corner offers breathtaking views. After Aït Oudinar, the tarmac road enters a narrow canyon called the défilé d’Imdiazen, which is a popular place for picnics, before terminating at M’Semrir and this picturesque Berber village is the starting point for hikes into the remote Todra Canyon. Some of these hikes can last for days but for those with limited time there’s a much shorter walk to the natural cisterns at Sidi Boubkar (1½ hours). Even though this trek is one of the less strenuous on offer, these pools are still at the edge of the Sahara Desert so be sure to go as part of an organised group and wear proper walking attire!

CR E AT I V E M I N D S I N S P I R E O T H E R S HG Design Solutions have been creating impressive and individually tailored interiors for its discerning client base for over 25 years. Commissions have come from many quarters including 10 Downing Street, a diverse range of commercial clients, and also residential clients, building or renovating both traditional and modern properties throughout the UK and around Europe. Our specialism is in managing and developing the detailed elements of a design solution to reflect the client brief, whilst delivering the very latest trends in traditional and contemporary interiors. We focus on blending technical elements, with interior proportions and finishes, to create stunning spaces for a modern lifestyle choice. Architectural Interior Design Service The role of an architectural designer is often misunderstood and considered to be elitist and expensive; this is not the case. When a client is receiving the right advice and service, the benefits of employing professional help is very often self-financing, as companies like HG Design use their industry knowledge to procure the very best costings for all elements of their designs within a project. Residential Refurbishment & New Build Managing a competitive tendering process for our clients removes much of the worry associated with quality and cost and can be combined with ongoing project management if required. Seamless integration of furniture, fittings and equipment is then possible without the usual headaches associated with building contracts. Individual rooms CAD designed from the outset with plans, elevations and electrical layouts to include lighting and ceiling designs; procured via a competitive tendering process with the installation co-ordinated with the client’s architect and interior designer, to produce stunning results.

“Great details are the essence of great design” Designing and Procuring Interiors for Properties Abroad Developing or renovating a property in a far-flung location has its own unique problems for clients, not least the concerns involved in guaranteeing that the ideas envisioned are brought into reality. An experienced architectural designer satisfies that brief, sitting at the client’s side, protecting their interests, managing costs, managing quality and, importantly, creating the liaison between other professionals and contractors to help to ensure a seamless delivery of the project. Experience demonstrates it is not prudent to leave the entire delivery of a project, including costs and procurement, to the creators of the external architectural envelope without additional detailed professional help. Developers & Commercial Design Many years of studying lifestyle trends and interiors, and the experience built up in attending all the continental trade shows to identify the latest finishes and design directions, can also be a benefit to the developer. When coupled with years of procurement experience, amalgamating the two can lead to construction efficiencies when planning the build for a property. Delivering cost effective ‘designer interiors’ always improves realisable value for a given property. Additionally, the same approach minimises timescales for the disposal of that property in a competitive market place, by giving the project a marketing edge.

Benefits you can expect by using HG Design Solutions; •

25 years experience designing luxury homes.

Maximising the space you have in your home to its full potential.

Furniture can be designed to enable off the peg solutions, with economy in mind we can use our experience to maximise

Commercial clients can also benefit from the advice of an architectural designer particularly in the area of procuring the latest in design ideas from a palette of standard products. An example would be designing a themed hotel room in a ‘New England’ style. Leaning on vast experience and product knowledge can often provide a surprisingly cost effective solution to satisfy a client’s needs.

WOW factor to all necessary areas. •

STACK’S BARS AND RESTAURANTS

AND, WHILST SIMILAR DEVELOPMENTS HAVE BEEN POPULAR IN LONDON AND OTHER CITIES FOR SOME YEARS, WE WANTED TO KNOW WHY NEILL WINCH, GROUP CHIEF EXECUTIVE OF GOSFORTH BASED DANIELI HOLDINGS, THOUGHT CENTRAL NEWCASTLE’S PILGRIM STREET WAS THE PERFECT PLACE FOR THIS REVOLUTIONARY APPROACH TO RETAILING…

36

Collection

STACK’S BARS AND RESTAURANTS

THE IDEA BEHIND STACK IS TO CREATE AN EXCITING, LOW COST, RETAIL AND HOSPITALITY VENUE THAT WILL BRING PEOPLE INTO A PART OF THE CITY THAT’S RIPE FOR REDISCOVERY.

STACK’S RETAIL UNITS

WHY DO YOU THINK NEWCASTLE IS RIGHT FOR A DEVELOPMENT SUCH AS STACK?

DID YOU FACE ANY OPPOSITION TO SUCH A RADICAL CONCEPT?

Amongst our other operations throughout the UK, Danieli Holdings has great experience in both the leisure and commercial property markets and, last year, we had huge success with the Hadrian’s Tipi pop-up Christmas attraction at the old Odeon site and the year before that at Central Station. Once the old cinema on the corner of Northumberland Street and Pilgrim Street had been demolished, we were invited to apply this winning formula to a much larger and more permanent site and we couldn’t turn down such a fantastic opportunity.

Not at all, we worked very closely with the planning authorities to create a tasteful design that complements the surrounding historic buildings, such as the recently refurbished Tyneside Cinema, and as Danieli Holdings are based in Newcastle, we wanted to support other North East businesses wherever possible. For example, we sourced the containers from Cleveland Containers in Middlesbrough who also did all our fabrication. It’s incredible that we looked all over the country for a supplier that could match our needs yet we found what we were looking for in our own back yard. I think that says a lot about the North East.

WHAT ATTRACTED YOU TO THIS PARTICULAR LOCATION? The idea behind Stack is to create an exciting, low cost, retail and hospitality venue that will bring people into a part of the city that’s ripe for rediscovery. As the old Odeon was situated at the end of Northumberland Street, which is such an iconic shopping destination, we thought we could easily tempt people to cross the road into Pilgrim Street.

IT’S WELL KNOWN THAT TRADITIONAL RETAILING IS FACING INCREASINGLY CHALLENGING TRADING CONDITIONS, SO WAS IT HARD FILLING THE SPACE AT STACK? Not at all, we had 42 units available and by the time we opened on August 16th we had 38 of the units fully let and the remaining 4 units were in the final stages of legal negotiations. Collection

ENCHANTED GIN GARDEN

WITH MANY RETAIL PARKS STRUGGLING TO FIND TENANTS WHAT’S THE SECRET OF STACK’S SUCCESS? Contemporary wisdom says retail parks need a big ‘marquee’ name to attract other tenants but we deliberately avoided contacting the large national or multi-national chains because we wanted Stack to appeal to young entrepreneurs and start-up businesses who can’t afford the high rents charged by traditional retail units. It’s a formula that’s proved popular as all our tenants have signed up for the full three year term. SO WHAT SORT OF SHOPPING EXPERIENCE DOES STACK OFFER CONSUMERS?

FOR A FULL LIST OF THE RETAILERS, RESTAURANTS, BARS AND LIVE EVENTS HOSTED BY STACKS TAKE A LOOK AT THEIR WEBSITE:

WWW.STACK NEWCASTLE.COM AND KEEP UP WITH THE LATEST DEVELOPMENTS ON FACEBOOK, TWITTER AND INSTAGRAM.

HADRIAN’S TIPI 38

Collection

Our aim was to establish a new social hub for this part of the city so we have an eclectic mix of retail units arranged around the outside with bars and restaurants inside. Retailers range from For the Love of the North, which sells high quality gifts, prints and cards created by North East artists, to the Tynemouth based Longsands Clothing, which offers a British alternative to the big California surf brands. Besides art and fashion, there are several outlets specialising in health & beauty including Lollybomb bath & shower products and Yoga Therapies which offers yoga/well-being sessions on site. We even have a florist, House of Botanics and a barber shop, Kamrans.

WHAT ABOUT FOOD AND DRINK? Again we want to offer the people who come to Stack something a little out of the ordinary so sandwich aficionados will love the alternative take on the great British sandwich at Hatch 76 and vegans won’t want to miss the Hungry Vegan. At the other end of the culinary spectrum, we have Texas Smoker barbecue and, for something truly exotic, Stixs Korean fried chicken. Similarly, our drinks outlets offer everything from barista coffee and speciality teas to craft beers and fine wines. WITH THE RETAIL MARKET SO FRACTURED HOW WILL YOU KEEP PEOPLE COMING BACK TO STACK? We have a performance/entertainment space hosting a special attraction that changes every three months. We launched with our summer themed Enchanted Gin Garden and the run up to Christmas will feature the return of Hadrian’s Tipi. If you missed it last year, the Tipi has fire pits, live music, mulled wine, great food and much more, which makes it the perfect place to take a break from Christmas shopping or the wet winter weather!

They are very excited about their new venture and pride themselves on a welcoming atmosphere, impeccable service, and scrumptious menus. Recently refurbished to give a fresh new look, Cafe 95 offers something for everyone. Located on Gosforth High Street with free parking, WiFi and waitress service, Café 95 also offers opportunities for hosting a variety of different functions. As Lesley explains “we love the layout of the café particularly the booths which can seat between 4 and 12 people and provide a really intimate dining experience.” For Emma, a couple of recent children’s parties hosted in the late afternoon and early evening, have been a real high point “we decorated the booths with balloons and bunting, and everyone really enjoyed themselves including the mums and dads who relaxed and enjoyed the atmosphere of the bistro with a chilled glass of wine.” The kitchen team is led by Head Chef Jack Kirby. Jack is passionate about wanting to create a simple but tasty menu reflecting the changing seasons of the year. As Jack explains “ local suppliers across Northumberland provide high quality seasonal produce that forms the basis of our dishes which are all prepared in-house. We want this simple but effective approach to the menu which also includes a variety of vegetarian and vegan options to differentiate Bistro 95” Café 95 offers an excellent start to the day with classic breakfasts being served from 8am to 12pm. As Lesley explains “If it is an early morning business meeting, or grabbing a takeaway coffee and a sandwich or a relax with a coffee and the morning papers, breakfast at Café 95 has something to offer everyone”. At 12 noon there is a switch to the lunchtime menu with a variety of burgers, sandwiches and salads with homemade cakes and scones available into the late afternoon. A children’s menu is

also available and as dishes are prepared on the premises care can be given to cater for most dietary requirements. At 5pm Café 95 transforms to Bistro 95. The atmosphere changes with candlelit tables and a change of menu. The range of tapas dishes are supported by a variety of sharing platters and main courses underpinned by speciality dishes available on Thursday, Friday and Saturday evenings. “As we go through the autumn don’t be surprised to see partridge and pheasant appearing on the specials list together with sustainable fish options” quipped Jack. So it you want to catch up with some friends, share food and a bottle of wine or feed the children on the way home from school, Bistro 95 can cater for your needs. “We have recently launched a Sunday lunch menu, served between 12 and 4pm, which has been a great success. From the beginning we wanted the whole experience to be traditional so we have focused on a simple range of starters, mains and desserts that everyone will be comfortable with” explains Lesley. Whatever the occasion, business, pleasure, graduation, retirement, Café/Bistro 95 can cater for your needs. Cafe 95 is available for private hire for parties up to 40 people and is presently taking booking for Christmas parties. Lesley or Emma will be happy to discuss options available whatever the occasion.

OVER THE GENERATIONS, THE AMOUNT OF PEOPLE BEING ABLE TO GET ONTO THE PROPERTY LADDER HAS DECREASED DUE TO INFLATION OF HOUSING PRICES AND LIVING COSTS, MAKING RENTING THE ONLY REALISTIC OPTION FOR MANY TO LIVE ON THEIR OWN.

BUT RENTERS ALSO NOW DEMAND PROPERTIES WITH LOWER ENERGY COSTS, GREATER TECHNOLOGICAL CONNECTIVITY AND WITH FUNCTIONING, MODERN INTERIORS”.

However, due to breakthroughs in technology and environmental impacts now also at the forefront of the housing market, the need to provide quality accommodation is more important than ever. So, the important question landlords must ask themselves is, are you giving tenants what they really want? Gail McLean, Regional Lettings manager at Sanderson Young, has noticed the demand grow rapidly for energy efficient, smarter homes. “We now not only have to fulfil the traditional requests of tenants to source properties in good areas, within commuting access of the city, with pleasant kitchens and bathrooms; but renters also now demand properties with lower energy costs, greater technological connectivity and with functioning, modern interiors”. New market research released this year found 59% of current tenants wanted to buy their own home, but couldn’t afford to. Many of these tenants had also been living in rented properties for more than 10 years, meaning that finding the right property to rent is as important as finding a home to purchase; almost ‘futureproofing’ long-term demands of the occupier. “The recent changes in legislation have certainly favoured this longer-term tenant,” comments Gail, “with properties needing to provide an acceptable energy efficiency rating to keep fuel costs down and provide renters with the guarantee that their landlord will care for the property just as an owner-occupier would”. Most of these tenants also look for unfurnished properties, so that they are able to move in their own belongings and style the house in a more personal way. “More tenants than ever before are wishing to bring their own furnishings with them when they

move, particularly when renting long-term. This creates a feeling of ownership of the home and is more evident with relocations, where families want to eliminate the feeling of being uprooted and keep surroundings as familiar as possible, especially for young children” explains Gail. What else is an absolute essential for today’s tenants? “Connectivity, in every shape and form”, comments Gail. “As soon as a tenant moves in, they want the Wi-Fi in operation. The use of smart technology has been a huge trend more recently, with intelligent heating systems and smoke alarms making homes more efficient, CCTV and smart doorbells providing greater security and smart media and communications being a big plus. The largest portion of the rental market are Millennials and their expectations are much higher than the rest of the market”. The energy efficiency of a home is also now not just an attractive extra, it is a legal requirement, explains Gail. “Since the new legislation regarding energy performance certification came into force this Spring, any properties coming to the market with an energy efficiency rating of E or lower will require immediate upgrades, to fall in line with industry requirements”. So, has Gail seen any negative effect on the volumes of properties being listed to rent? “No, we have been very pleasantly surprised by the impact of EPC regulation, which has actually created a lot of positives. Landlords have sat up, taken notice and really gone above and beyond to upgrade their properties in line with our advice. This has resulted in an improvement in monthly rental income, and very quick rents as the refurbished properties appear so attractive”.

We are proud of the extensive number of houses we let on a weekly basis, yet due to exceptionally high demand, stock levels constantly run low. Sanderson Young manage over 100 properties on a daily basis and some of those lets are shown below and on the following pages. We require at least 4-5 new landlords per week to satisfy the demand for increasing numbers of tenants, who often are of a very high quality and from blue chip companies, coming to Sanderson Young first due to our reputation for quality homes kept to a high standard. If you are a landlord looking for an experienced property manager with extensive connections throughout the business sectors, please give me a call. We would be delighted to help rent your property within a very short period of time, at the best price possible. I am particularly proud that over 50% of my landlords have seen significant rent increases due to the economics of the current market. Are you letting your portfolio at the right price ?? Being a freelance writer is a great job; you get paid for doing something you love and, since the arrival of laptop computers, you spend your working day in the comfort of your own home, feet up on the sofa, tapping away at a keyboard. However, once writers reach a certain age, they have to acknowledge that there is a downside to a wholly sedentary lifestyle. Let me put it this way: last year I finally realised my middle age spread meant I would have to either replace my entire wardrobe or take up some form of exercise so I went to buy a bicycle. I thought a few hours a week pedalling would be the easiest way to rediscover my waistline but the spotty teenage salesman in a well-known sporting goods superstore gleefully informed me that I was too heavy for all the models they stocked. Still smarting from this insult, I asked a friend how he stayed fit and healthy despite entering his sixth decade and he suggested I took up golf. Unfortunately, the price of a decent driver drove me to despair but then Sanderson Young asked me to write a feature about Jesmond Dene Real Tennis Club on Matthew Bank.

For those who may have missed my first article about ‘the game of kings and the king of games’, this extraordinary sport is the original form of tennis with a long and noble history dating back to the Middle Ages. The game was first played in the streets of the Basque Country and the quirky design of a modern real tennis court represents the shops, houses, churches and other buildings found in a medieval town. For me, the essence of the game’s enjoyment lies in this unusually shaped playing area because the irregular angles created by the galleries, roofs and walls of a real tennis court, means the ball rarely goes where you think it will. This creates a mental side to the game that adds to its fascination and, whilst skilled players can reduce the unpredictability produced by the ball’s random bounces, there’s an effective handicap system that means novices rarely face the embarrassment of a heavy defeat. Another factor that persuaded me to continue with real tennis is how easy it’s been to take up the game and please bear in mind that I grew up at a time when PE masters turned the humiliation of large and clumsy pupils into a high art form. As a result of my schooling, I developed a deep suspicion of all forms of sport but three lessons (total cost £60) with Scott Blaber, Jesmond’s club professional, were enough to both allay my fears and give me the basic skills to make a respectable showing in a competitive match. Best of all there’s no expensive equipment to buy, as the club has plenty of racquets to borrow and court fees are just £9 per match (plus annual membership of £200 per year). Moreover, there are no worries about finding playing partners because Scott can arrange all your home matches as well as visits to any one of the 26 other clubs in the UK, including Hampton Court. Yet, the best reason for taking up real tennis is the welcome I’ve received from the other members of the JDRTC. Though matches are always taken seriously, every game is played with the sort of sportsmanship I thought belonged to a bygone age.

CURVACEOUS PLAYTHINGS

Vehicles that were once considered utilitarian workhorses with the aerodynamics of a garden shed are now the curvaceous playthings of the super rich. This new generation of high-riding super SUVs are increasingly being chosen in favour of low-slung roadsters and coupes, whose performance and handling they more than match. Lamborghini, Aston Martin and Maserati are among brands synonymous with an illustrious sporting heritage whose designer badges now adorn them. Even Ferrari is revving up to get in on the act, with the vehicle code-named F16X expected to be here as early as next year with a mission to out-gun the outrageous 190mph Lambo Urus. Ferrari boss Sergio Marchionne says that the rapidly expanding super sports utility vehicle market is now too

tempting to resist, especially as its customers are prepared to pay any premium for the ultimate in speed and style, especially if it is an imposing SUV. The Italians already have experience of super SUVs in the guise of the recently-introduced Alfa Romeo Stelvio and Maserati Levante. Whilst the Stelvio may not appear to be in the upper echelons of the super SUV sector, there is a range-topping version of it named after the German Nurburgring track for which punters are queuing up to pay ÂŁ90,000. The awesome 176mph performance, with rocket-like acceleration to 60mph in just 3.8 seconds, is achieved via a 2.9-litre V6 Bi-Turbo engine generating a whopping 510bhp of power and 600Nm of torque. >>

<< Such is the accent upon sportiness and exclusivity that every buyer gets a numbered scale model of their car ahead of the real one, which arrives with a bespoke soft shell jacket, Quadrifoglio cuff links and hand-crafted Italian leather shoes. Fellow car company Maserati ups the ante with the latest Trofeo version of its Levante SUV powered by a 3.8-litre V8 Bi-Turbo engine generating 582bhp for a 0-60mph acceleration time of 3.7 seconds and a top speed nudging 190mph. This suggests that the forthcoming Ferrari will boast an even more outrageous power output in excess of 600bhp – and possibly as

high as 650bhp – in order to maintain its sporting superiority over the `lesser’ Masser brand. From an Italian prancing horse to an outrageous raging bull, the Lamborghini Urus currently sets the bar for super SUVs and is likely to become the benchmark for those aspiring to the top title in future. Weighing in at a whopping 2.2 tonnes it makes only one environmental concession, with half of its four-litre V8 engine shutting down when cruising in order to make it the most economical Lambo ever. It can travel from Ponteland to Paris on a single tank, “sipping’’ fuel at a rate of 22mpg, with a CO2 rating of 190g/km, although these figures are severely compromised if the full force of the 640bhp engine is unleashed. Despite its enormous weight, the Urus can reach 60mph in a blistering three and a half seconds, with a top speed of 190mph and it boasts the handling of a sports car, thanks in part to its four wheel steering and the world’s largest ceramic carbon brakes. Sharing the same underpinnings as the Urus is Bentley’s British-made Bentayga, which aims to achieve ultimate performance and luxury whilst offering a choice of four, five or seven seat configurations.

BENTLEY CLAIMS THAT ITS BENTAYGA SETS NEW STANDARDS IN VIRTUALLY ALL ASPECTS OF SUPER SUV OPERATION, ON AND OFF ROAD

LAMBORGHINI URUS

Despite the brand’s reputation for quintessential Britishness, the traditional leather and veneer can be swapped for trendy matt or high gloss carbon fibre and the hides can be vivid lipstick red. Bentley claims that its Bentayga sets new standards in virtually all aspects of super SUV operation, on and off road, including a 30-language communication system, 1,950-watts sound system, and the widest range of on and off road driver settings. Its prodigious off-road abilities combine with stunning performance on tarmac, with a choice of petrol, diesel and hybrid engines including a gas-guzzling 6.0-litre V12, a 24mpg V8, and a hybrid with an electric range of 30 miles, a quick charge time of two and a half hours, and an ultimate price tag of £250,000. Other ultra high-performance super SUVs include the Range Rover Sport SVR, Jeep Grand Cherokee Trackhawk, two and a half-tonne electric Tesla Model X and the forthcoming Aston Martin, which is likely to be a zero-emissions SUV expected to be named Lagonda Varekai. However, at the very top of the super SUV sector lies arguably the most unlikely contender of the lot, in the stately guise of the Rolls-Royce Cullinan.

This luxurious leviathan, whose price can easily top £300,000, raises the extremities of majestic mobility to an unheard of level. Powered by a 6.75-litre V12 engine with average economy of 18.8mpg, it offers a choice of four or five-seat layouts and panders to every conceivable whim of the ultra well-heeled. In addition to the usual fridge, cocktail bar, television and electrically-closing doors, there is a glass partition between the boot and interior to protect the necks of occupants from the chance of chills as the chauffeur loads their purchases into the boot. Oh, and there is also a pair of fold-out seats that can protrude from the extendable floor of the air conditioned luggage area in order to watch Polo whilst quaffing champers and munching petit fours beneath the raised and heated tailgate. Now you can’t do that in your conventional supercar. Collection

Dark, midnight walls remain an interior trend during autumn/ winter 2018, with an ode to woodland beauty slotted in too. By combining atmospheric shades with warm, sumptuous textures, dark blues can be complemented by soft lilacs and ever-popular grey. Think midnight skies and soft lighting, combining an array of fabrics to create sheer luxury and opulence within the home. Scandinavian-chic also retains its place as a much sought after theme, maximising rustic features for an alternative interior look. Paired-back simplicity is the name of the game, with exposed light bulbs and minimalist effects reigning supreme. Contrast modern furniture with rich faux fur throws to create a winter haven and luxe escape from the harsh weather outside. Alternatively, tap into stark, industrial elements, with exposed materials and the inclusion of metal features. Use large houseplants as a focal point, with the green tones bringing in their own stylish twist. Adding in another idea, Moroccan notes sweep the interior design scene with tassels and pom poms still a key look. Exotic, warm and inviting, team bright colours with geometric accessories and lantern-style lighting. Jewel tones evoke opulence and begin the festive countdown well to boot. Interior stylist, Kerry Lockwood, is an expert at exploring

inspiring finishing touches and creating striking spaces. Charting her interior and product styling on Instagram, with a captivated audience of almost 75,000 followers, Kerry has a superior eye for style. Letting followers in on her design insight, Kerry runs a blog and provides styling options specifically tailored to client’s requirements. Projects and services include a room refresh, general makeover or a paint consultation. Recently hosting an interiors event with Bo Concept held at Fenwick Newcastle, she let guests in on a few interiors tips and talked about her career so far. Gaining most of her ideas from travel and nature, Kerry explains

that she constantly takes photographs while travelling: “of things like beautiful architecture, the details, the colours, styles and shapes of windows, texture, shadows etc. I also take a lot of inspiration from beautiful hotels like the Artist Residence and Soho Farmhouse. If I’m specifically looking for certain styles I will also search Pinterest and Instagram along with interior magazines that I’ve collected over the years”. In terms of adding simple luxurious elements, Kerry tells us it’s all in the finer details “like throws, cushions, scented candles, fresh flowers. These are all the things that make a space feel luxurious, along with lighting which is key. Small pools of lighting are much more cosy and inviting than having one big light on.” Talking of darker colours, Kerry has her own take on blending shades within the home, predominantly using soft, warm neutrals as a backdrop alongside those dark and moody colours in her living space. She details: “I like using colour but mainly keep that to accessories then you can easily change them for different seasons. I’ve just started introducing more browns and deep orange for A/W.” A simple interior update can consist of changing up those wall colours, defining just one with a dark edge for example. Add in elegant gold touches alongside shades such as midnight and navy blue, creating a room boasting interior indulgence. Should you prefer earthy tones, look to that woodland wonder, bringing the outdoors in and using dried flowers and other nature touches. As noted by Kerry: “I love the warm creamy colours that are trending again at the moment and also the use of natural

Whether adding in new textures or completely overhauling a room, take note of trends and tailor them to you. It goes without saying that autumn and winter always conjure up that vision of cosiness and relaxation, from candlelit dinners to wine by the fire. Speaking of Scandi-style, drawing the curtains and entertaining guests or just kicking back to relax with your family, the Danish concept of hygge encapsulates contentment and cosiness. Add warmth and light, ensuring the atmosphere is one of utmost relaxation. Showcase deluxe details, shopping for signature interior style touches such as statement pieces of art or tactile soft furnishings. An ideal season for hunkering down and truly enjoying your home as a retreat from those chilly winter days, the months ahead are perfectly placed for interior inspiration. Ensure your space is a distinctively decadent sanctuary, reflecting style and blissful comfort. Lap up the latest interior touches and put your own stamp on design proceedings.

Entrepreneur and founder of Sage, Graham Wylie set up his charitable foundation in order to provide for the next generation. Passionate about crucial causes in our regional community, the Graham Wylie Foundation was established to work alongside the charity commission and offer grants to local charities. Highlights this year include Graham Wylie and Sting unveiling a plaque outside the new Nordoff Robbins Music Therapy Centre in Jesmond in March. Nordoff Robbins work to bring music therapy to isolated children, who will benefit hugely from this innovative centre. The Graham Wylie Foundation also supports Teenage Cancer Trust, which assists patients within two specialist units in the North East. The Mercy Project is another of the foundation’s key focuses, helping vulnerable and homeless youngsters. Funded by the Graham Wylie Foundation, this project was created by Reverend Father Dermott Donnelly, who is Dean of Newcastle Cathedral and Director of Youth Services for the Diocese of Hexham and

Newcastle. The basement of St Mary’s RC Cathedral is currently being reconfigured to become the Mercy Hub. This area will provide a safe space and trained volunteers, offering emotional and practical help to those in need. It means young people on the streets will be cared for and kept an eye on. Volunteers are set up to invites homeless youngsters back to the hub and assist them with help towards their next steps. Opening in the autumn, The Mercy Project epitomises the Graham Wylie Foundation’s vision for helping those who lose their way and delivering inspiration and education to our young people.
