A VERY WARM WELCOME TO THE BI-ANNUAL COLLECTION MAGAZINE WHICH IS SO WELL RECEIVED THROUGHOUT THE NORTH EAST OF ENGLAND FROM THOSE WHO HAVE A STRONG INTEREST IN BUYING, SELLING OR RENTING, WITHIN THE RESIDENTIAL PROPERTY MARKET.

A

s we proceed through the Autumn and into the Winter of 2019 we hope that at long last we may get closure on the current political uncertainties of our parliament, and that the answer will enable us to move forward with more confidence, and with a majority agenda to achieve some of the ambitious and bold statements promised by most of the political leaders. It has always been confidence that has driven the housing market, and when we look back on the statistics over the last 12 years it is very clear that political uncertainty and the crash in 2007 caused significant problems. Undoubtedly the most common question we are asked is, “How is the housing market?” To answer this accurately we need to reflect that the number of house completions in 2007 was around 170,000 units, and this fell ‘off a cliff,’ reducing to just over 100,000 in 2010. The improvement to house completions over the last 9 years has been gradual and we are now seeing completion numbers close to 165,000 units per annum, nearly back to the peak of its 2007 levels. However, when we consider the number of units built over the last 12 years, against the economy and pressures on supply and demand, it is clear that the market is woefully under supplied with housing stock. Basic reasons include the fact that people are living longer, more people live in one person households, and, also, there are a greater number of dwellings being demolished and cleared to make way for better quality housing. This, at a time when the population continues to grow, provides some of the

basic factors as to why we need more houses. In the last two years the number of new builds within the region has slightly decreased, and whilst planning departments have passed permissions for a number of sites to be redeveloped, not all of these sites have been started. This is often because the land was bought for too much money and current sales prices do not generate enough profit to justify the whole development. In some cases those land development areas will be simply shelved until prices have improved, and I am delighted to see some of those sites now coming forward, especially the former Sanderson Hospital site, set back from Salters Road in Gosforth, which should have been sold in 2007, but the market crashed, the buyer pulled out and underbidders reduced their offers due to values plummeting at that time. Here we are, 12 years later, finally hoping that the site will have its planning permission passed and it will be capable of being built in 2020, with an outstanding scheme of just under 40 luxury detached houses, townhouses and apartments, which I am sure will be very popular with a big list of buyers waiting. Many of our new homes clients have seen similarly high demand for excellent sites in Northumberland with Lindisfarne Homes proving tremendously successful, not just in Beadnell three years ago, but in the very attractive areas of Lesbury and Warkworth, where they have recently built luxury, stone family homes, which have been extremely popular. Down by the riverside, at Smith’s Dock, North Shields, we have regenerated the housing market with a joint venture with Places for People and Urban Splash, creating magnificent modern, economic family houses, and stunning apartments. Schemes like this continue to invigorate the housing market and appeal to the many buyers waiting. The confidence in the housing market continues to improve in popular residential areas and, where the stock is priced under £500,000, remarkable improvements in values have taken place in the last three years, with some locations seeing as much as a 20% increase over that time. It is all about the supply and demand for residential property which drives values and in the North East of England we undoubtedly do need to see greater numbers of new homes being built to meet the increasing demand. At Sanderson Young we are working with a number of developers throughout the region to ensure we provide these new homes and I am pleased to report in 2020 we expect to be selling on nearly 40 new homes sites throughout the region. In 2019 we saw dramatic changes taking place within the rental market with tenants benefitting from huge reductions in tenants costs associated with renting a property; however, these costs had to be passed elsewhere and the impact of this was borne by the landlords. Therefore, prices and rents

had to increase in popular areas at a greater rate of inflation than normal. We have a diverse mix of rental properties available through our lettings team and Gail McLean, our Lettings Manager, will be delighted to advise and guide you on 0191 223 3510. Within the estate agency world, the focus on social media, internet presence, and direct marketing to clients, has increased dramatically and we are now aware that a very large percentage of our leads come into the business direct from the internet. We have therefore continued to focus on providing a very high quality website presence and in this respect we continue to change and alter our website on an ongoing quarterly basis, with fabulous large images, computer generated tours, as well as floorplans, which guide our buyers so carefully around the house. A lot of our buyers come from regional enquiries, as well as out of the area with a high number of individuals looking at our website from all over the world. Our business continues to be very personal and focused upon the individual needs of all our clients, and I am delighted to report so many of our offices continue to achieve nearly 20% of their sales through low profile, private, introductions. When we know our clients are looking to buy, and the timescale they want to sell in, we can often put deals together without the glare of publicity which so many agents need to do to try and bring a buyer in. We know our clients extremely well and we spend a lot of time proudly putting together the ‘jigsaw puzzle’ to ensure that people are moved as efficiently, effectively and professionally as possible. Sanderson Young are continuing to build their team of specialists throughout the area and I was delighted to welcome Greg McCarthy to the company in the Summer of 2019. Greg, like his colleagues Penny Wright, Heather Armstrong, Amy Brice and myself, continue to give personal guidance to all our clients on their requirements for a sale or a purchase. s we look towards 2020, following a tumultuous year of what could be classed as political and economic crisis, we have to look forward with one thing; confidence. Yes, it has been a tough year, and yes, we have seen fewer transactions over the past twelve months, however there are several key facts which need to be shared. As property experts it is our duty to help our clients, and indeed the wider public, understand the market and not be drawn into media speculation. Although property transactions have, unsurprisingly, recently seen a decline over the past year, this doesn’t mean the market has nothing to offer those still looking to move.

Mortgage approvals are at the highest in more than a decade and the interest rate still sits at a low 0.75%, making borrowing extremely accessible for many. High levels of

competition between lenders have put many buyers in a strong position; potentially the best position they may ever see themselves in. Recent Land Registry records show that 96% of homes in England and Wales are selling for more than their asking price. This supports the theory that due to a more uncertain market sellers are now being more realistic about what their home is worth. Property remains one of the best medium to long-term investments and, unlike any other investment, provides a home. With the right advice from property experts, there is no reason why a quieter market can not be the best time to invest, if done with confidence.

I

n the world of property, nothing polarises opinions more than ‘modern’ architecture. Some people adore the avant garde visions of Le Corbusier and Frank Lloyd Wright, whilst others consider nothing worthwhile has been built since Pugin passed away. However, even the most dyed-in-thewool traditionalist can’t fail to be impressed by Edge Hill. Located in the exclusive, and ever-popular, Darras Hall township near Ponteland, this unique, four-bedroom family home was completed in 2015 and awarded North East Building of the Year 2016, by the Royal Institute of British Architects (RIBA), as well as being shortlisted for Channel 4 TV’s Grand Designs House of the Year. The architects who created this extraordinary home are Edinburgh-based Sutherland Hussey Harris and their previous commissions range from Dundee’s outpost of the V&A to the Beijing Central Academy of Drama. The partnership also specialises in designing statement dwellings in visually sensitive locations and, though Darras Hall may not have the same conservation status as a National Park, the aim here was to enhance the surrounding area as if it was. This laudable ambition was achieved by draping a rectangular

building of startling simplicity with a hardwood screen that creates both privacy and a visual dynamic. To contrast with the natural hardwood, other areas of the building’s exterior were finished in reconstituted stone and roofed with a mix of zinc and sedum (see below). The overall effect is sublime; the stone creates an air of solidity and permanence whilst the wood harmonises with the tree-lined avenues that are such a feature of Darras Hall. There can be no denying that this multi-award-winning building is a superb example of the architects’ art but, as it was intended to be a residential property, how does Edge Hill measure up as a home? Happily, the architects have attached the same importance to practicality as well as art and this is apparent from the moment you pass through the electronically controlled gates. The 0.5 acre of gardens, enclosed by mature hedges and trees, have been beautifully landscaped to complement the main house but there’s oodles of open space for growing children to run and play. The grounds also feature plenty of parking and a detached garage/studio, finished in the same style as the principal building. Beyond the driveway and parking areas, the entrance to the accommodation is via a jaw-dropping, double-height atrium, and the hardwood screen looks as impressive on the inside as it does on the outside thanks to the state-of-the-art slimline windows >>

For those of you who are unfamiliar with the term, sedum (also known as ‘stonecrops’) are a family of low-growing plants that mat together to form a living carpet. This offers a green alternative to other roofing materials as well as a wonderful ‘garden in the sky’. As you would expect with a home of this quality, the polished concrete and solid wide-board oak floors feature underfloor heating throughout; all the bathrooms are finished in Welsh slate, with sanitary ware by Phillipe Starck, and the smart lighting system can be programmed remotely. It hardly needs to be said that Darras Hall boasts some of the most outstanding homes to be found anywhere in the North East, and those who wish to make a statement about who they are through where they live, will feel very much at home at Edge Hill.

fashion week catwalk shows saw brands including Valentino, Celine, Burberry and Prada unveil luxe multi-layering, incorporating strong signature effects such as statement outerwear, sharp knitwear and well-tailored suits. The fash pack in London, New York, Paris and Milan absorbed designer creations and next season intel, now being filtered down into current menswear collections in shops and online. Notably, on the accessories front, hats played a big part too, alongside striped scarves. This £50m building will not only house the National Innovation Centres for both Ageing and Data, it will provide commercial space for businesses who want to collaborate and co-locate with academia. Similarly, The Urban Observatory will host the largest set of publicly available real time urban data in the UK. The data is open and can be used by anyone to make informed, evidence-based decisions about the future design and management of cities.

WHAT ‘MARQUEE NAMES’ ARE PLANNING TO COME TO HELIX?

We can’t yet reveal this for commercial reasons, however demand is strong from businesses who want to be part of the Newcastle Helix community. What we can say is that The Biosphere is already home to 10 dynamic life science businesses with global lifechanging ambitions, including Iksuda Therapeutics, NorthGene, Jiahua, MDNA Life Sciences, Northern Retrieval Registry, Alcyomics, Atelerix, NewChem, Biberchem and Demuris, whilst The Core is home to leading business such as Urban Foresight and Red Hat.

FOR THE DISCERNING SHOPPER, SOHO IS NEW YORK’S TRUE HEART AND GREENE STREET IS THE HEART OF SOHO. COBBLED IN BELGIAN BLOCKS, AND FLANKED BY THE AREA’S ICONIC CAST-IRON FEDERAL-STYLE BUILDINGS, GREENE STREET IS NOT ONLY PICTURESQUE, BUT ALSO AN OFT-OVERLOOKED HUB OF HIGH-END BOUTIQUES. Stella McCartney, Anne Fontaine and Ralph Lauren all feature here, whilst stores like Camper, Fjällräven and Purl wool shop offer colourful alternatives. Of particular note, is the sizable Louis Vuitton, at 116, which is worth visiting as much for its Peter Marino-designed refurbishment as its world exclusive luggage and other products. With wood-sculpted shelves and exposed columns, hand-painted by Shuji Mukai, the space here evokes more of an art gallery experience, than an ordinary shop. In a similar fashion, the Apple Store, SoHo, is a destination unto itself with a clear-glass staircase reminiscent of the Louvre. As you walk along the street, be sure to look up at the neoclassical and baroque facades, but also down, because embedded in the sidewalk in front of the SoHo building is an art installation stretching 87 feet depicting the city’s subway map in stainless steel. There’s plenty on this street alone to fill a day of exploring, but should you want to venture further afield, Greene Street cuts right down the centre of SoHo and so offers easy access to the rest of this shopping Shangri-La. Washington Square Park, for example, is just a block away and here street-performers, chess players, NYU students mingle with local New Yorkers, making it a perfect place for a spot of people watching.

Local fashion bloggers have made this two kilometres’ long thoroughfare their go-to destination, owing to its central location only moments from the Louvre and the Jardin des Tuileries. It’s here many of the Paris Fashion Week’s most notable catwalks are held and the first half this temple to couture, the Rue du Faubourg Saint Honoré, contains the major fashion houses including Hermes, Prada and Versace, whilst the other half, the Rue Saint Honoré, specialises in smaller, niche boutiques. Of the must-see stores Comptoir des Cotonniers offers easy-wear chic womenswear, whilst a chinaware shop called Astier de Villatte, is a cosy gem and the original Parisian BoHo shop, Cotelac, still has high quality fashion for reasonable prices. This street is also as steeped in history as it is in fashion and, as you shop, you will pass the birthplace of Moliére, the burial place of King Philip II and the former home of the Abbé Sieyés, who was one of the architects of the French Revolution. As for refreshment, look no further than Le Ruc for a traditional Parisian brasserie clothed in warm, velvet reds and a relaxed atmosphere. This restaurant overlooks the Comédie Française and, should you drop in after a performance, you may find the actors joining you for the exceptional cuisine.

LAMB’S CONDUIT ST BLOOMSBURY LONDON

A LITTLE CLOSER TO HOME, LONDON OFFERS SERIOUS SHOPPERS THE TOP NAMES OF REGENT ST, OXFORD ST AND BOND ST, BUT THE AUTHENTIC LONDON SHOPPING EXPERIENCE LIES IN THE SMALLER COTTAGE SHOPS AND ANTIQUE STORES SPILLING OUT ONTO THE CITY’S WINDING ALLEYS. The oddly named Lamb’s Conduit Street in Bloomsbury is one such tucked-away treasure. This little street is unlikely to fill a day’s shopping, but this true London jewel is crammed with the charm that the big streets are missing. Upon entering the pedestrianised area, you’ll find galleries, luxury clothes stores and two Victorian pubs, The Lamb and The Perseverance, but the real joy of this space is the scarcity of high street chains; a battle hard-won after local businesses fought to keep the Conduit independent. This street feels as unchanged as when Charles Dickens was a local (the museum in his name is nearby) and on the subject of novels, Persephone Books is a must-visit. This unique publishing house champions women authors of both forgotten classics and new writing. For a good wine, there’s no better than Albion Wine Shippers, which offers a wide collection of fine wines and gins from around the world, but if you’re looking for a new look, Folk is a minimalist store with luxurious, own-label casualwear for men and women. The highlight however is Pentreath & Hall, on Rugby Street, which is a tiny interiors shop co-owned and run by ‘royal’ architect Ben Pentreath. Whilst only small, the stock is always varied, always interesting and always well worth a peek inside.

WHICH INTERIOR DESIGN TRENDS ARE YOU SEEING EMERGE FOR AW19?

I have seen lots of neutrals paired with natural materials like rattan and cane but also lots of bold colours and bold pattern giving a mid-century modern feel. House plants are big right now and a great way to bring a space to life.

HOW DO YOU CREATE SEASONAL TWISTS IN THE HOME?

I like to do this through home accessories. So, I switch up my cushions for warmer tones of brown and burnt orange, add lots of texture using cosy blankets. Lighting is key, so lots of small pools of soft lighting, light candles and switch on fairy lights as the nights draw in. I also love to bring the outside in by decorating the house with dried grasses, seed pods, winter berries and also by grouping miniature pumpkins, pinecones and conkers on a tray makes a lovely autumnal feature.

We very much took the ‘buckle up’ approach and marched forward, determined to weather the storm, and I’m glad to say things have certainly now settled down. We have also not increased our fees to our landlords; making sure we keep hold of our very loyal clients whilst offering the same quality service we are renowned for. Our service is highly personalised and tailored to a landlord’s specific needs. The market and the myriad of legal changes across all topics from energy efficiency, tax reliefs and wear and tear allowance to stamp duty and tenant fee changes, can be highly confusing. Capable of travelling up to 250 miles on battery power alone, the Evija is an indication that electric cars really could be the future and are certainly not boring. An iconic British brand planning to hitch a ride on the upmarket SUV gravy train is Aston Martin, whose 180mph DBX will swing into production early next summer. The order book is set to open towards the end of this year, with prices likely to start at about £150,000. Although to be built in Wales, it will be powered by a twin turbo 540bhp engine courtesy of German rival Mercedes-Benz, just like its Vantage and DB11 stablemates. Aston aficionados with even deeper pockets may feel inclined to shell out a cool £6 million for the company’s ultimate brace of supercars.

The colour-matched duo comprise next year’s DBS GT Zagato paired with the DB4 GT Zagato Continuation. Rarity is guaranteed for this so-called DBZ Centenary Collection with just 19 pairs on offer. For those prepared to settle for a less expensive British hybrid, and perhaps wanting to buy a luxury mansion with the change, the new battery-powered Bentley Bentayga SUV costs a mere £133,000 plus tax. That’s less than half the price of next year’s new versions of the rival Rolls-Royce Cullinan, with the Bentley’s engine being just half the size of the Roller’s at 3.0V6, albeit with the added advantage of an electric motor. Despite being of similar size and aerodynamics to a garden shed, the blown Bentley can reach 60mph in just five seconds and boasts a top speed nudging 160mph. It could even be billed as a money saver, with an official economy figure of 80mpg and the ability to travel in emissionsfree all-electric mode that skirts around city congestion charges.

DB4 GT ZAGATO CONTINUATION Bentley’s vision of the future clearly embraces the forthcoming generation of electric hypercars with its EXP 100 GT concept looking as far ahead as 2035. The company believes that this is how futuristic supercars will look, with even the current technology able to endow the aluminium-bodied vehicle with a 0-60mph acceleration time of just two and a half seconds, a top speed nudging 190mph and a driving range of 435miles. This is based on the use of its solid-state batteries driving four electric motors, with 80 per cent of recharging possible in just 15 minutes. Despite being marketed as a British brand, Bentley is actually owned by the same Volkswagen parent company as Audi whose German 2020 electric supercar will be the £100,000 Audi e-tron GT. Two electric motors will generate 580bhp of power for all four wheels, creating an impressive 0-60mph acceleration time of about three and a half seconds. Also new from Audi next year will be the similarly priced RS7, using the Bentayga’s power plant, but boosted by the addition of a 140bhp electric motor in the case of the high-performance hybrid version. The e-tron GT and RS7 are not dissimilar to the forthcoming all-electric Porsche Taycan saloon, which is expected to cost from £115,000. There will also be a £140,000 Turbo S version with an impressive 0-60mph acceleration time of 2.8 seconds and a potential driving range between battery charges of 250 miles. Among its main new rivals next year will be the Tesla Roadster, costing about £150,000 and possibly with an ultimate range of 100 miles more than that of the Porsche at 350 miles. Away from all of these futuristic hybrid and pure electric newcomers is the comparatively conventional Ferrari F8 Triturbo. That’s right, not a mere Turbo or even a Bi-Turbo but a Tri-turbo! Expected to cost about £220,000 when it arrives here early next year, it has a 710bhp 3.9-litre V8 mid-engine layout sending power to the rear wheels courtesy of a seven-speed dual-clutch automatic transmission. Acceleration to 60mph is 2.9 seconds with the sort of 210mph top speed that would impress even Ferrari drivers Charles Leclerc and Sebastian Vettel. Established in 2010, Walking With The Wounded (WWTW) supports those who have served in the Armed Forces and their families, empowering them to regain their independence outside of the military, thrive and contribute in our communities. WWTW currently has two regional hubs. Our Manchester hub was developed in partnership with Hague Housing and BBC programme DIY SOS. Building on our success in Manchester, WWTW broadened its geographical reach and impact by opening a support hub in Gateshead. With our focus on early intervention for hard to reach ex-servicemen and women who have found the transition to civilian life more difficult, the North East Regional Hub provides a targeted and comprehensive approach to supporting vulnerable veterans toward independence. The hub works alongside our existing programmes, as well as other partners in the community, to provide support to veterans who are homeless, unemployed, socially isolated, struggling with their mental health or caught up within the criminal justice system. Early intervention support is only possible by keeping partnerships at the heart of our philosophy. Collaboration is important and we will continue to work alongside charities, organisations

and support providers in order to deliver the best possible support to our clients in the North East. Our success is down to our supporters and we are extremely grateful for the extraordinary efforts that so many make on our behalf. Fundraising continuously for the past six months, Helen Shepherd is on a charity mission with a difference. Raising money to help both Mind and the Huntingdon’s Disease Association, she has been combining planning events and collecting raffle prizes, with the goal of raising £4,000 for each charity. Both charities are particularly important to Helen, her school friend Stewart is battling Huntingdon’s Disease with his daughter Ellis recently confirmed as having the defective gene too. Currently there is no cure for Huntingdon’s Disease and fundraising like Helen’s therefore assists towards essential research. Secondly, Helen also has a family friend affected by mental health struggles and highlights how Mind can provide crucial support and advice. Ultimately inspired by those she loves, Helen is blazing a fundraising trail. Helen explains, “I was asked by my childhood friend to take part in a skydive in aid of ‘Mind’. As Sarah is an instructor for Boogie Bounce (the latest nationwide exercise craze), we decided to hold a Boogie Bounce-a-thon, to raise money for the skydive, rather than simply ask for sponsors.

There were Boogie Bounce classes throughout the day, cakes, a raffle and a tombola.” Helen continues, “As Huntington’s Disease is a charity close to my heart, I wanted to do something to support them too, so I decided to firstly take part in the Great North Run and secondly, organise a charity dance in aid of both charities which will take place on the evening of the skydive – 11th October.” Confiding she’s actually not a fan of heights, Helen has kept busy distracting herself, and ultimately is passionately championing each individual cause.
