to report that Sanderson Young continues to build upon its reputation and with a very strong brand we have seen great success for many of our clients this year. The housing market is recovering and the Bank of England’s expectations have been extremely well managed and we are all very relieved that Scotland wants to remain a part of the United Kingdom, which makes good business sense for us all together. The trading conditions at the moment are quite diverse, with some areas of the region experiencing excessive demand with very low supply. Therefore best and final offers have been received on many houses and in some cases up to 10 per cent more than the asking price has been paid. Yet at the other side of the spectrum less popular areas and higher value homes have not been so fortunate and I truly believe that it is only a matter of time before the economy recovers within this sector. The majority of business owners and senior management are enjoying good trading conditions at the current time and this is repaying the overdraft and the borrowings from the years when the market was tougher. Once the companies are returned into solid profit with good balance sheets, then those senior employees, directors and shareholders will take dividends and that is when we will see the top end of the market experience excessive demand. The more outlying districts of the region, where there is less employment and more reliance on local economy factors, will also benefit from the confidence spreading throughout the country as we all return to financial good health. of my best recommendations for investment lies in the Ponteland, Darras Hall and Tyne Valley locations, stretching over to Morpeth and mid Northumberland. The historic villages of Mitford, Whalton and Stamfordham have always been extremely popular and some of the properties in these locations provide extremely good value for money at this current time. Darras Hall in particular experienced a greater drop than many other parts of the region, but is now very competitively priced and I am delighted that increased confidence has led to many more sales in this area. The very top end of the market will equally benefit and some of the mansions in Darras Hall are truly stunning. The estate agency market is changing and Sanderson Young have joined forces with the majority of estate agents throughout the country who are launching their own portal website in late January 2015. The new website, to be known as ‘OnTheMarket’, will revolutionise website searching for properties throughout the United Kingdom. It is extremely exciting and I know that our clients will be highly impressed. The summer of 2014 also saw the refurbishment of our coffee shop and bistro at 95 High Street in Gosforth. Our many thanks go to Herrington Gate, bespoke furniture makers and WDL, local builders, who provided such a magnificent service in turning around this very popular spot in just 10 days. Client response has been outstanding and the new bistro, providing up to 50 covers, continues to be extremely popular, serving fabulous breakfasts, lunches and international tapas. The UK Economy’s continued buoyancy has had a positive impact on buyer sentiment, with first time buyers and those upsizing feeling more secure with additional investment in the market. the second year running, readers of consumer magazine Which? have voted Newcastle International ‘Best Large Airport of the Year’. This is especially impressive when you consider the award was won in the face of stiff competition from Heathrow and Gatwick, however Chief Executive David Laws is not resting on his laurels. “We’ve had a very successful summer, passenger numbers are up by nearly 3% and the latest additions to our routes, such as Dublin, Cork and Brussels, have performed very well indeed but we’re not standing still,” he says. “We’ve listened very carefully to what all our passengers want and as a result we’re about to begin a £15 million expansion to add new shops, restaurants and other facilities beyond security.” As we speak, I glance out of the window of David’s office and see a line of cranes and cement mixers waiting to start work. “Whilst we’ll try and keep disruption to a minimum I’d like to apologise to all passengers who face any inconvenience during the next eight months,” David adds. Most airports claim to put passenger comfort at the heart of their services but David’s is no idle boast. Apart from the endorsement >>

INSIDE NEWCASTLE AIRPORT << by readers of Which?, the waiting time at Newcastle’s security gates is now under six minutes in 97% of cases. This is fantastic news for anyone who, like me, finds passing from Check-in to Departures enormously stressful, but the true measure of any airport has to be its routes. Fortunately for those who, like me, have been bitten by the travel bug, Newcastle now boasts more routes than ever. “The arrival of Emirates in 2007 really stimulated the market for air travel across the North East and boosted our freight business, from £25 million to almost £250 million per year,” says David. Recently released figures estimate the airport now contributes around £650million per year to the North East’s coffers and in fifteen years’ time this could have risen to £1.3 billion. “Better access to Dubai, which is a major hub for air travel to the Middle and Far East, has allowed more North East businesses to open offices abroad,” David explains. “This connectivity has also helped our region’s five universities attract more students and investment from across the globe.” With such impressive performance it’s hard to imagine how David and his team could improve the service they offer the North East’s air travellers but there’s still plenty to look forward to.

“I’m sure top of everyone’s wish list is a direct flight to New York and though that’s still some way off it’s definitely work-in-progress,” says David. “We have runways that can handle the latest aircraft and a strong business and leisure demand for non-stop flights to The USA. Nissan, Proctor & Gamble and other long established North East businesses would benefit hugely from such a service and, of course, it would help bring even more family and friends together.” We may have to wait a little longer for a Geordie ‘Red Eye’ to the Big Apple but, in the meantime, Newcastle Airport offers plenty of ways to cross the Atlantic, in addition to travelling via London or Amsterdam’s airports. “Passengers can take a scheduled Aer Lingus flight from Newcastle to Dublin which has connections to New York, Boston, Chicago, Las Vegas and other US cities. This has the advantage of allowing passengers to clear US immigration at Dublin so avoiding the long queues at JFK,” says David. “Also, Thomson has confirmed it will continue its charter service to Orlando (Sanford) and Jet2 will continue its hugely popular ‘discovery’ charter flights to New York this Autumn.” It seems that Newcastle’s future as the region’s principal air hub is secure and there’s only one dark cloud on the horizon - Air Passenger Duty (APD). “We’re lobbying hard for government to abolish this tax on air travel because it unfairly penalises people living outside London,” says David. “For example, our six daily flights to Heathrow transport 500,000 people annually and 57% of these take a second flight. North East air passengers have to pay ADP on both flights which places our region’s business people at a real cost disadvantage.” Governments are notoriously reluctant to abolish lucrative taxes but David’s plans for the future of Newcastle airport may help redress the balance. “We’re delighted to welcome back Brussels and Copenhagen to our list of direct destinations and we want to open new routes to European cities such as Berlin, Frankfurt and Geneva very soon,” he says. “But whatever we do, we’ll always strive to keep Newcastle Airport at the heart of the region and offer the routes people want to travel. We know, and very much appreciate, that our success is entirely thanks to the support of the people of the North East and we’ll never forget that.”

It seems we’re increasingly relying on the professionals when it comes to getting ready for a night out. “There’s been a rise in the amount of people getting make-up done for all sorts of events,” says Lo. “I used to find it was only for very special occasions. But, these days, people like to look their best as much as possible.” Gosforth-based Lo is now in regular demand for fashion photo shoots and red carpet events. “I’ve worked at MAC and Urban Decay and now I’m part of the Artdeco Creative team where I do make-up for glamorous events such as the National Television awards,” she explains. “I also do YouTube tutorials for Artdeco, so I’m on the Debenhams website, which always tickles me as I used to work at Debenhams back in my Urban Decay days. “The celebrities I regularly glam up are actress Gemma Oaten, who was Rachel in Emmerdale, and Vicky Pattison from Geordie Shore. It’s not just the stars of screen and stage, however, who call upon Lo to turn them into better versions of themselves. Having just moved into a new studio, Hidden Heights at The Arch on Newcastle’s Westgate Road, along with fashion photographer Marie Harkness, Lo is in demand from women who want their make-up to look immaculate before they head into one of the region’s bars, restaurants or nightclubs for a night out with their girlfriends or other half. It’s a trend Lo partly puts down to celebrity culture. “The fact celebrities are always so glam and they’re always in their make-up artist’s chair all over social media does influence people. “But, it’s also because getting ready is a big part of going out for ladies and getting your make-up done is an exciting experience where you come out looking super glam without having to lift a finger. Make-up can make someone feel totally different and give them a little spring in their step.” For Lo, make-up has been a passion since she was at school. “I’ve

always been very artistic,” she says. “As a child, I would draw and paint a lot and my artwork was always put up around school. A few of my teachers even asked for my mini Monet-inspired paintings to take home. As a teen, my older sister worked on a few make-up counters, so I soon discovered you could paint on faces.” At 18, Lo got a job at MAC before turning freelance so she could focus on makeovers, rather than sales. “I do lots of photo shoots now,” she says, “so I get a lot of bizarre requests, like giving someone no eyebrows, fake freckles or covering them in gold leaf. As a makeup artist, you have to be prepared for madness. I’ve been asked to cover tan lines and tattoos. I’ve even been asked to cover a model’s latex dress in lubricant! It’s just part of the job.” She takes her inspiration from a wide range of sources, including some of her make-up heroes. “The first make-up book I ever read blew my mind,” she says. “It was Making Faces by the legend that is Kevyn Aucoin. Kevyn and Scott Barnes will always be an inspiration to me. Other favourites are Pat McGrath, whose work has graced the covers of Vogue, and the very creative Alex Box, who puts together many of the wonderfully wacky looks for the Illamasqua campaigns. I’d love to crawl inside her brain for a day and see what goes on. I’m guessing it’s magic. Another one to follow is Ettiene Ortega, who has showcased some seriously stunning work on Instagram.” Lo is now getting ready for autumn and winter’s new trends. “This season, make-up is going to be about muted, muddy tones with glossy skin and lips,” she says, “and minimal eyes with lots of lash! Think a little bit 90s.” High definition eyebrows, giving a stronger, thicker brow shape than in seasons gone by are another key trend, with HD brow bars springing up across the region. Of course, make-up isn’t the only element when it comes to getting ready to go out. The region’s hairdressers, beauty salons and nail bars are also finding themselves in demand for other services. While blow-drying went through a stage of being seen as somewhat old-fashioned, it is now firmly back in vogue. Blow dry salons have sprung up across London in a concept imported from the US. Hershesons, for example, offers 12 styles on a picture-card for clients to choose from while The Blow Bar gives a 30-minute hair, make-up and nail service. At Gosforth’s Toni and Guy, franchisee Sam Tazer says: “We get asked for a lot of big, bouncy blow dries for Friday or Saturday nights out, even if it’s just a birthday with the girls. Big blow dries, with back combing and lots of product. They last for two or three days afterwards. It’s that feel good factor that always adds to your night and it’s one less thing to do when you’re getting ready.” Saks, meanwhile, has launched a blow-dry menu. Katie Adamson is a Saks Art Team member, while Kirsty Jewson is Saks’ head of beauty. The pair own the Saks salon in Northallerton. “Our clients particularly love their big, bouncy blow dries from our blow-dry menu,” says Katie, “and also getting creative with pin-up looks. Thanks to Game of Thrones and Frozen, braiding and plaits are a big ongoing trend too, particularly with our younger clients. Styling has evolved from grunge to red carpet glamour, with all generations now taking great care of every hair follicle on the head… and body!” Kirsty meanwhile is responsible for the other finishing touches. “Spray tans, nails, brows, lashes, skin treatments and fat reduction treatments are must-haves before that all-important night out,” she says. “Feeling glam from top to toe, with glowing skin, and a last-ditch attempt to fit into THAT dress are top of the priority list.” Sometimes, however, the make-over itself is the main event, rather than any special or regular night out. At Rockcliffe Hall, in Hurworth, near Darlington, senior therapist Sarah Usher, says: “People will save up for the whole year so they can really treat themselves and come for a spa day. They’re not necessarily getting ready for a special occasion, this is the special occasion for them.” One of the most popular treatments at Rockcliffe’s Spa is the Argan

indulgence manicure, where an exfoliating rub is applied and hands are massaged with Argan oil before being encased in warm mitts. Nail varnish from the LA-based ORLY brand is then applied. Considering that a recent study found women spend 3,276 hours getting ready for nights out over their lifetime, enough time for an astronaut to fly to the moon and back 22 times, perhaps it’s no wonder then we’re choosing to spend some of those hours in the chairs of the hair and beauty professionals.

More recently, the case of the world time was enlarged slightly from 37mm to 39.5mm on the Ref.5130, and is featured in yellow gold, white gold, rose gold and platinum versions as part of the current collection. This small yet crucial modification allowed the watchmakers to broaden the width of the exterior rotating disc showing the 24 time zones, making the names of the 24 reference cities more legible. The dial is combined with a centre adorned with a guilloched sunburst pattern, giving the watch a dynamic, contemporary look. The latest additions to the world time collection were debuted at Basel in 2013; they were introduced in both rose (Ref. 5130/1R) and white gold (Ref. 5130/1G) on bracelet. The watch

is most useful when a trip traverses one or more time zones as the Ref. 5130 does not need to be stopped and requires no adjustments or calculation of the time difference between two locations. Patek Philippe has also recognised that in recent years there is a growing interest not only for ladies mechanical watches but for ladies watches with complications. Following from the success of the Gentlemen’s World Time model, the introduction of the ladies world time saw the design adopt a distinctly feminine touch. has painted so many celebrities that the list is one long name drop. Everyone from Damien Hirst to David Attenborough, Tony Blair to Kevin Spacey and Nicole Kidman to Idris Elba has had their image captured on canvas by the self-taught artist. Now, Yeo’s work is set to be displayed at the Laing Art Gallery, on loan from the National Portrait Gallery. The exhibition reveals a Who’s Who of people who have sat for Yeo, from actor Jude Law and his once girlfriend Sienna Miller to one of his latest works, a portrait of campaigner Malala Yousafzai, the Pakistani schoolgirl shot by the Taliban. Also on loan to the Laing is a rarely seen photograph of screen legend Vivien Leigh and her husband Laurence Olivier at a garden party. Taken by photojournalist Larry Burrows, it shows them addressing the crowd through a megaphone in 1949, at the height of their fame. Another shot, taken in 1937, shows the couple, who had met a year earlier, in a more relaxed mood, peering out of a window together. The Starring Vivien Leigh exhibition also includes images of the actress as Scarlett O’Hara in Gone With the Wind, performing in A Streetcar Named Desire alongside Marlon Brando, and giving her first un-credited film performance in Things Are Looking Up. In one of the most glamorous exhibitions to hit the region to date, rare film stills, press books and magazine covers complete a starstudded glimpse into Leigh’s film and theatre career.

BISCUIT FACTORY - 1 Also eagerly anticipated is the opening of The Biscuit Factory’s Winter Exhibition which is headlined this year by North East artist Anthony Marshall. His paintings of urban, rural and coastal scenes are created using a palette awash with colour. Bold and vibrant, Marshall’s depictions of the region feature well-known landmarks portrayed in bright, clean acrylics. Marshall, whose work is exhibited across the UK and in the South of France, is just one of 250 artists to be showcased at The Biscuit Factory in the coming months. “Our winter show is always incredibly exciting,” says gallery boss Rachel Brown. “It’s a great opportunity for visitors to purchase a unique piece as a Christmas present.” Middlesbrough’s Institute of Modern Art (Mima), is also preparing for an exciting new opening. Mima has been given 15 pieces from jewellery company Tatty Devine to celebrate the opening of its new jewellery gallery. The space will display up to 100 pieces of work at any one time, most of which have been hidden away in storage until now, from a collection worth nearly £250,000. Like the Laing, Mima is also preparing to celebrate the silver screen. Its Naming exhibition will show off the work of film and television director David Lynch. Best known for directing Twin Peaks, Lynch is also an accomplished painter, photographer and printmaker. Mima is the first UK venue to present the exhibition, which was originally shown in California. It’s said the creation of Mima was inspired by the success of the BALTIC in Gateshead, which has welcomed more than five million visitors since opening 12 years ago. Now, for a venue where you can look down on the twinkly night-time lights of Newcastle, it’s perhaps fitting that it should spend some time encouraging us to look up. They Used to Call it the Moon is one of BALTIC’s two major exhibitions for winter, a collection of work exploring the moon in the artistic imagination. The exhibition includes original lunar maps from the 1965 to 1972 NASA Apollo missions along with archive material from Stanley Kubricks 2001: A Space Odyssey movie. On the floor below, the BALTIC is hosting Gail Pickering’s Mirror Speech. Her first solo exhibition in the UK focuses on a pioneering social experiment where participants end up disputing the images they collectively produced. While Pickering’s work is very much of-the-moment, Newcastle’s Hatton Gallery is taking a look back in time to mark the centenary year of the start of World War I. The Hatton is looking at how artists and writers such as

For all rural properties, a key point is the sufficiency of access to it. What appears to be an adopted public highway may not always be so. Vehicular and pedestrian access is essential and cannot always be assumed, even with a well-established property. Consideration must also be given to the type of access available and whether it meets your needs for the future. Can commercial vehicles access and egress the site for any development you are considering? Furthermore, a right of access granted for one parcel of land does not automatically provide a right of way for access to an adjoining parcel of land held by the same owner. Such considerations must be borne in mind when purchasing any adjoining land.

WATER AND DRAINAGE

Access to running water and drainage facilities is crucial for any occupied land. A source of water can also be critical for land purchases, to benefit any development of the land and/or to provide a water source for any livestock. For private water supplies a right to connect into the supply and for maintenance, repair and renewal of the same is not sufficient. Rights of access to the source of the water supply and the right to take measures to protect the source from pollution are crucial. A property which is not connected to the public sewer system is most likely to be connected to a cesspool, septic tank or a sewage treatment plant, for which the user must either apply for a permit or qualify for an exemption. To establish whether a system qualifies for an exemption, enquiries must be made as to the type of system installed, where it is located in relation to water sources

as well as the level and method of discharge. The duty to register falls on the occupiers of the property(ies) served by the system. A system ordinarily exempt from a permit will require a permit if not adequately maintained.

OCCUPIED LAND

Occasionally parts of a property comprising large areas of land are occupied by a third party, such as a farmer or smallholder. If not properly documented, what is often perceived as an “informal agreement” can create problems for the landowner and their successors. The label of any agreement is not determinative, the content and facts of occupation taking precedent. At best, the informal agreement could be interpreted as a licence or common law tenancy. If interpreted as an agricultural tenancy or commercial lease, this may require the landowner to obtain an Order from the court to recover possession, providing the landlord can satisfy specific grounds.

OTHER CONSIDERATIONS

Other intricacies encountered include establishing boundary positions, including changing boundary positions due to watercourses, issues relating to grants and subsidies, third party rights such as mining, fishing and sporting rights, manorial rights, chancel repair liability, public rights of way such as bridleways and footpaths or those arising under the Countryside and Rights of Way Act 2000 or the Marine and Coastal Access Act 2009.

The luxury marketplace has also taken a slight turn, where many homeowners are finding that sales at higher values, particularly in outlying areas, are still difficult to come by. “We have successfully rented several properties which, having been initially marketed through our Rare! The rental team’s “core areas” of Jesmond and Gosforth, often favoured by many large scale organisations who use Sanderson Young for corporate relocations, are in short supply, as is the City Centre. “We are struggling to keep up with the number of professional tenants urgently seeking property in the inner city suburbs, which continue to be in high demand” says Gail, noticing a lack of stock caused by the improvements in the sales market in these areas. “Many properties could be let three or four times over and are therefore achieving premium rental figures. If anyone is considering renting their home, now is certainly the time to take the next step and explore that option further”.

The market will certainly continue to change, especially in the inner city suburbs, where new legislation from January 5th will put an end to agents displaying to let boards in many locations. Gail is very conscious of educating landlords of the ‘do’s and don’ts’ of renting, and always keeps her team updated on providing the best possible service to make sure no stone is left unturned. “This legislation, which prevents on street advertising in certain areas of Jesmond, Gosforth, Sandyford and Heaton will no doubt have a huge impact on private landlords and smaller agents who rely solely on such forms of marketing to attract tenants. DISCUSSES THE NEED FOR THE REDEVELOPMENT OF BROWNFIELD SITES.

THERE

is certainly a need for the regeneration of brownfield sites throughout the North East, where statistics show that the overall proportion of land used for housing on brownfield sites, rather than greenfield, remains lower than most other regions. Janet Hopkinson, Sanderson Young’s New Homes Director, comments “Particularly during the housing boom between 2003-2006, only 62% of all new homes were built on brownfield sites; much lower than the national average of 76%”. There is certainly a need for regeneration and we have been extremely encouraged by the commitment of many developers to think outside the box and not just associate derelict brownfield land with more deprived areas. From Sanderson Young’s experience, this could not be further from the truth. “Some of the region’s most prestigious developments have been in the prime residential areas of Jesmond and Gosforth, both past and present”. “Having aided development and sales in the flagship developments of Elmfield Square and Grove Park in Gosforth; former student housing and the site of Procter and Gamble respectively, Janet is all too familiar with the need to reinvigorate and reuse these prime sites. “Although land value in these core areas is high, these developments have certainly established themselves as some of the best in the region. Grove Park, for example, is still achieving the same average prices as it was as a new build development when launched in 2004-5. This knowledge is a vital tool in the success of a development.” Princess Mary Court, the former Maternity Hospital overlooking the Town Moor in Jesmond, still achieves some of the highest values in the locality. “We still find the demand strong for such developments, where time and care has been taken in the initial stages to make sure these schemes are built to last and still appeal for many years to come” says Janet. “There are still 5,700 hectares of derelict brownfield throughout Tyne & Wear, and when there is a push for new housing from Westminster and we have seen the sector grow in confidence, this really does need to be addressed”, urges Janet. “Previous brownfield schemes have proven that these developments really do work and we are actually finding the demand from house builders for such sites increasing. ”Sanderson Young have also very successfully acted for clients on the disposal of such sites and Janet would be delighted to discuss such possibilities with anyone looking to release unused premises or land. There have been many concerns over the potential of brownfield sites, however with a certain precedent being set and a need for an increase in residential development, particularly in inner cities, the process is certainly easing. palm trees to Dubai or Morocco sounds like something akin to carrying coals to Newcastle. But it makes perfect sense for one, rather unusual, company based on the Northumberland coast. Walk past any of Tree Locate’s beautiful blooms and you probably wouldn’t realise they weren’t living plants. Its warehouse is crammed full of palms, bougainvillea, blossoms, ferns and grasses which are all incredibly life-like. The firm specialises in creating bespoke trees and foliage which look so realistic, you’re still left wondering if they’re the real deal even if you touch them. That’s why the Belford-based business’s products are so in demand across the world. In fact, while you might not have heard of the company before, you’re sure to have walked past its creations, or seen them on the silver or small screen. Tree Locate was launched in 1995 by brothers Mark and Jonathan Nesbitt. “We were in the wine trade back in the day and were looking for something to do when “WE’RE ASKED TO DO ALL SORTS OF DIFFERENT PROJECTS,” SAYS we sold the family business,” says MARK. “WE’VE JUST WORKED WITH HARRODS TO CREATE THEIR Mark. “At first we bought the trees into the North East and I thought I FAMOUS CHRISTMAS WINDOW. WE ALSO SUPPLY TO NEXT AND could sell a few of them around my LOTS OF THE RETAIL AND HOTEL CHAINS… old stomping grounds.” From those humble beginnings, the business grew into one of the most renowned suppliers of artificial plants and trees across the world. “Back when we started, it was boxes in and boxes out,” says Mark, “but that’s all changed. We started to get requests for bespoke sizes and that’s when we evolved. We taught ourselves how to build these realistic trees. We still import some foliage, but we make the trunks, using a plastic spray system that’s usually used on pick-up truck interiors. We take moulds from real tree trunks and we hand paint them so each is a one-off, just like a real tree.” The brothers, along with their team of 35 staff, now work with some of the world’s best interior landscapers, supplying plants to the likes of film sets, shopping malls and theme parks. “We’re asked to do all sorts of different projects,” says Mark. “We’ve just worked with Harrods to create their famous Christmas window. We also supply to Next and lots of the retail and hotel chains. We’ve supplied trees for the Mulberry catwalk at Claridges, for Alton Towers theme park and to Sushi Samba at the Heron Tower in London, where they wanted an entire wall to be covered in orange foliage. “We also supply to film sets like Pinewood for various TV programmes. They often film things out of season, like EastEnders, so they might need foliage on a tree to make it look like spring or summer, rather than winter. That’s where we come in. We’ve taken fir trees to Scandinavia and the foliage on the big oak tree for the opening ceremony of the London Olympics, that was ours.” The firm has taken 40ft palm trees to a mall in Morocco and 60ft trees to Dubai, where everything is, of course, bigger and bolder than the rest of the world. Tree Locate has had orders from as far afield as Mongolia, Russia and the Americas, as well as from florists and garden centres closer to home. But, such was the demand from the Middle East, Mark and Jonathan have now opened another branch (pun intended) in Dubai. “We have a sales team there and a warehouse,” says Mark. “We had lots of interest from the Middle East and North Africa region, so we took the plunge and opened up there.” It’s testament to how much artificial foliage has changed over the years. While once it was possible to spot a fake bloom at a hundred paces, now it can be hard to tell the difference. Along with big commercial projects, Tree Locate also supplies flowers, foliage and

plants to garden centres and florists, so they can be used in homes. A poinsettia can make a hassle-free Christmas centrepiece, hanging baskets provide year-round colour or a bouquet of cream roses can add a finishing touch to a shabby chic interior. Many of the world’s most talented interior designers use artificial blooms in their rooms. Dragon’s Den star Kelly Hoppen, whose clients have included the Beckhams and Gwyneth Paltrow, often uses faux hydrangeas in her interiors, saying they remind her of her grandmother’s flower garden in Cape Town, while artificial flowers are also often cited as an eco-friendly alternative to buying fresh, imported flowers. “In the early days, using artificial was very much a last resort,” says Mark. “But things have changed. We’re very much at the top end of the market and you really can’t tell that they’re not real. If you’re going to use artificial, you want it to look like the real thing. We make sure it looks right.”

Perhaps the biggest change I’ve seen over the last thirty years is the greater willingness of people to accept modernist styles of architecture. When I first started, revolutionary ideas such as large, open-plan, kitchen-dining-breakfast rooms were regarded as being too impersonal but now these light and airy rooms are ‘must-have’ accessories for any contemporary home. This is certainly a step forward as openplan living areas allow a designer to make much more efficient use of the space available. That said, most clients also want plenty of smaller rooms where they can read, watch TV or listen to music in private. Inevitably this has led to houses becoming bigger and people are often torn between the floorplan they want and the profit they expect to make on resale. In my opinion, when it comes to balancing private rooms with shared living areas, clients should always remember that their houses should be homes first and investments second. Apart from the acceptance of modernism, the biggest steps forward have been in the technology available to home builders and their architects. Those starting from scratch usually embrace cuttingedge materials and state-of-the-art technologies enthusiastically but despite the cost benefits of ‘going green’ and the introduction of Energy Performance Certificates (EPCs) owners of older properties are still reluctant to install proper insulation, energy efficient glass and so on. Again I think this stems from looking at a house as an investment instead of a home. In other words, owners of older homes tend to shy away from spending large capital sums to fit energy saving features as it may erode any resale profit but as technology improves I’m sure these costs will come down. This is why it’s important to employ a professional for any major home improvement as a good architect can advise on all the alternative technologies and design strategies available. Finally I would advise those building a new home, or remodelling an existing property, not to forget the garden. Good landscaping is essential for showing a property to its best advantage and can create much needed extra space. Besides, didn’t the Roman philosopher Cicero say anyone who has a library and a garden has everything they need!

It’s wonderful that TV programmes such as Grand Designs and Building the Dream promote innovation in residential architecture but it’s crucial to remember that the end product should be a home not a museum. Right from the start, clients should decide if they want to live in a futuristic environment with lots of open plan rooms, or a more traditionally styled house with plenty of cosy nooks and corners. In either case I always tell clients that the cost of making any changes to their design will rise exponentially as the project progresses so it is important to plan properly and get the basics right. Clients also need to be realistic about their budget, in other words it’s just like buying a car: you have to balance your desire for a Bentley with your need for a Ford Focus! To achieve this balance, it’s a good trick to use the existing budget to get the exterior and the floorplan right and install just simple fixtures and fittings at first. Then, as time goes on, each room can be upgraded to the desired standard. It also makes sense to have an eye for resale as most people will need to move house at some point in their lives. Of course a professional architect’s advice can help clients plan for the future and avoid what can become very costly mistakes. It’s a common misconception that architects specialise in a particular type or style of structure but in fact a good architect should understand their clients’ different lifestyles, and build them the house they want in the style they want - whether it’s an elegant, neo-classical Georgian hall or a state-of-the-art modernist mansion.

THE MANSER MEDAL In 2001 The Royal Institute of British Architecture (RIBA) instituted the Manser Medal to: “encourage innovation in residential architecture, to show how social and technological ambitions can be met by intelligent design and to produce exemplars to be taken up by the wider house building industry.” Treetops (Right), Howarth Litchfield Partnership’s breathtaking new house at Riding Mill, has already won two regional RIBA medals, the RICS regional special commendation prize and is currently long listed for the Manser Medal, the first North East house design to be nominated for this prestigious award.

Architects have been building with bricks for thousands of years, and no doubt we’ll continue to do so for the foreseeable future, but house designs are changing to meet the needs of modern society. In a nutshell, residential designs are having to become more flexible so it’s becoming increasingly common for clients to ask for homes with a large open plan kitchen-living-dining room instead of separate areas. They’re also wanting at least one en suite bedroom and ground floor WC. A desire to be “green” is driving innovation in the application of new materials and sustainable technologies to cut fuel bills. Naturally we encourage clients to make use of these but a lot depends on the site. It may not be possible to install things like ground source heat pumps in a site with solid rock just below the surface. That said, most properties can make use of things like solar panels, under floor heating and more efficient insulation. Of course, architecture as a whole will develop according to each client’s wishes. For most people, building their own home will be the most expensive and one of the most emotional projects they undertake and they often have strong ideas of what they want. It’s an architect’s job to listen to these ideas, point out things they may not have considered and use good design to balance their passion with their budget. Equally a good architect can help clients negotiate planning processes which can vary widely from area to area. In the long run, every design journey should add value to a client’s proposals and ensure the practicality of their finished home matches their vision. At the heart of this process is understanding the client’s needs and building a close relationship with them so their new home not only reflects their lifestyle, it adds something unique to the architectural landscape.

Modern day families no longer have a requirement for separate, formal dining rooms, so there’s a definite trend towards open plan kitchen-dining-family areas that open onto gardens and have lots of natural light from roof lanterns and glazed doors. However, the size of rooms should always be balanced with their intended use. Huge open-plan areas may look fantastic in magazines but people tend to feel more comfortable in spaces that are small and cosy. Ironically, most new houses have garages that are far too small for a car, which is a real shame! So I tell my clients they should think very carefully about how they are going to use each space before they start to make detailed plans. For example, putting a kitchen on the first floor may look good and make the most of a site’s fabulous views but who’s going to carry the shopping upstairs? Though it’s usually necessary for each room’s function to drive the basic design of a house, there’s still enormous scope for clients to build exactly the sort of home they want. After all, whether the requirement is for a home cinema or home office, any room can be used for anything with the right planning. This formula extends to materials and where the site, or client, requires it we often use a lot of reclaimed stone. This is nothing new, medieval house builders pillaged Hadrian’s Wall for centuries, but what is different are modern technologies. Whether it’s ground source heat pumps or triple glazing there is a wealth of innovative components to help home owners achieve the house of their dreams. Finally, I would always advise clients never to underestimate the number of decisions involved in planning their perfect house, there are literally thousands! From styles of door handles to where to put the plasma TV, everything has to be decided. It’s hard work but immensely rewarding and naturally your architect is always there to help.

THIS MONTH I HAVE BEEN GIVEN THE TASK OF REVIEWING FOUR CARS THAT WOULD BE IDEAL FOR SOMEONE WHO IS KEEN ON SHOOTING, HUNTING OR FISHING. AS I HAVE NEVER BOTHERED TO TRY ANY OF THE THREE ACTIVITIES MENTIONED ABOVE IT’S A GOOD JOB THERE WERE CARS INVOLVED OTHERWISE THIS ARTICLE WOULD HAVE BEEN VERY SHORT INDEED!

WHEN

I started looking into the shooting scene I obviously realised it’s a very regal and generally quite posh activity. I started to look at the prices of these guns and they can range from £1000 and go all the way up to £100,000. Even fishing is a fairly expensive pastime with some rods costing up to £5,000. Some of my customers have invited me to go shooting but it is something I wouldn’t even consider doing. The bit that would interest me would be the off-roading the cars have to do. Now imagine the scenario; you have decided to join the shooting clan and all your friends drive a selection of great off-roaders. Could you imagine the embarrassment of arriving at the shoot and your car gets stuck in the mud? The only way out of this situation is for the local farmer to come along and help get you out. To avoid this potentially awkward situation I have decided to try four cars that should have the ability to get you out of even the trickiest of situations. The first car I have driven is the Mitsubushi Shogun. At first glance this car has the right credentials with its rugged and robust styling. The spare wheel at the back of the car helps give the car its macho image. Whenever you watch a news report from some war torn area it’s quite likely you will see a Shogun somewhere in the background. The car is very capable off-road and I am sure most owners would never fully achieve its full off-road potential. Another area where this car excels is its ability to tow 3500kg. The engine is a 3.2lt Diesel engine which produces 197bhp and it gets the car to 62mph in 9.7 seconds. With Diesel engines becoming more and more refined it’s a shame to say this engine definitely hasn’t; as soon as you start the car it’s very noisy indeed. The cabin is solid and well-built although it really does have no real style or panache at all. The car is loaded with equipment and you should expect to see cruise control, climate control, leather upholstery and heated seats as standard. >>

RANGE ROVER VOGUE | MITSUBUSHI SHOGUN | TOYOTA LAND CRUISER | MERCEDES G CLASS << Although the Shogun was all the rage over 15 years ago, it’s really showing its age now, especially in this test. The car I drove was priced £45,000 making it the cheapest but even with this saving it still wouldn’t be my choice of car. But it has to be noted this car sells really well in the countryside as buyers are more interested in its capabilities rather than style. The second car I drove is another Japanese heavy weight. Toyota’s Land Cruiser is usually favoured by the Taliban as it’s so damn reliable and its off-road capabilities nearly rival a battle tank. The car I drove was fitted with a 3lt diesel 4 cylinder engine which produced 210bhp and it propelled this beast to 62mph in nine seconds. The car should average 32mpg but while I had it I managed to get 23mpg. This car looks very imposing and if you see it in your rear view mirror most people will move out of the way instantly. The designers have given the car an imposing front grill along with running boards to try and give the car a sporty look. This car thrives off-road and will get you out of most tricky situations; if you need to wade through water this car will help you get out of serious trouble. basic and it looks very agricultural and even the leather, plastic trim and wood look totally out of place. The car’s boot is accessed via a rear hinged tailgate, the third row seats emerge from the floor at a press of a button. The top of the range car comes loaded with specification. My car had keyless entry, drop down LCD screen, DVD player and cameras all round. The car I drove was priced at £50,000 and it was the second cheapest but in this company it really looked like it was. The next car in this marathon review is the G Class from Mercedes; this car was originally introduced for the American market in 2007. In their wisdom Mercedes launched in the UK as our love affair of big SUV’s doesn’t seem to be waning at all. Looking at this car it is huge and parking in town takes careful consideration and planning. I would not attempt taking this car to the Eldon Square car park as it is simply too big to manoeuvre. The car is available with three engines, the best seller are the diesels. You have a choice of either a 3.0lt or a 3.5lt engine, my car was fitted with a 3.5lt which was excellent. While I had the car it averaged 30mpg which wasn’t too far off the Mercedes figure of 35mpg. The car is also available with a 5.5lt V8 petrol engine which produces 549bhp and it sounds unbelievable, although you will become best friends with your local petrol station. This car is not quite as capable as its Japanese rivals off-road but the interior and build quality is second to none. The car’s ride is excellent; partly thanks to the air

suspension; when you are off road the car’s height can be lifted to help you overcome obstacles. Again this car has a third row of seats which emerge from the boot at the press of a button. Standard specification is as you would expect; not bad but it’s easy to go crazy with expensive optional extras. The car I drove cost just under £60,000. It’s easy to see the car was designed for buyers in either the States or the Middle East. The cars is fitted with the AMG kit which looks great but I don’t think the big alloys will help at all when off-roading. I have left the best car ‘til last; it goes without saying this car really is the benchmark for all off-roaders…. The Range Rover Vogue. This car combines the off road practicality with sheer luxury inside. This Range Rover is only the 4th generation car in its 43 year life; this has to be a testament to the cars fantastic original design. The designers have used aluminium extensively and the car is not only lighter but it feels like a totally different car to drive. As with previous Range Rovers air suspension is standard and you just waft along the road with your commanding view of the road ahead. As this car is the epitome of luxury it seems a real shame to take it off-road and get this beautiful car dirty inside and outside. The Range Rover with all of its technical gadgetry is a force to be reckoned with off-road. As I have been to a Land Rover off-road course I really was amazed to see what this car is really capable of, it can even wade in quite deep water thanks to clever engine air vent positioning. If I was going somewhere remote or I had to do some serious off-roading this car would be my first choice all day long. The car is available with either 2 Diesel engines or a supercharged petrol engine. The pick of the range has to be the V8 diesel which, in my eyes, makes the petrol engine redundant. It propels you to 62mph in 6.5 seconds and its top speed is 135mph. The engines 339 bhp is ideally suited to the 8 speed automatic gearbox. As soon as you open the door you’re greeted with the smell of sumptuous leather and the wood trim along with the silver dials and buttons just ooze quality. Until Bentley introduce their 4x4 this car is still the clear winner in the luxury stakes. The trade mark split folding tailgate is great for use as a seat or to be used as a table for ones picnic. Compared to its executive saloon rivals the Range Rover has so much more kudos in the car park. As you may have gathered I saved the best car until last as none of its competitors come anywhere close to matching the car’s quality. Granted it is the most expensive car here - the car I drove was priced at £78,000 and I can honestly say it’s worth every penny as you simply can’t get any better at the moment. But, St Oswald’s offers up an entirely different shopping experience to pounding the pavements of the high street. The St Oswald’s annual Christmas Market is offering up “some seasonal surprises and festive favourites this year, as the event has a magical fairytale forest theme,” says the hospice’s communications officer Nikki Maguire. Taking place in St Oswald’s grounds on Regent Avenue in Gosforth between 11am and 3pm on Saturday, November 29, the event will feature stalls selling handmade arts and crafts, children’s toys and local food and drink. Santa will also be in his grotto all day while the hospice’s annual raffle will also be drawn at the market. St Oswald’s also has a solution for those of us who see writing Christmas cards as a chore. It’s Share a Card scheme is for businesses and groups who can support the hospice, along with saving a few trees. Rather than buying individual cards for each other, staff or members offer a donation, with St Oswald’s then providing a big joint card for everyone to sign and display. Of course, Christmas can be a particularly poignant time if a loved one is no longer here to buy cards and presents for, and St Oswald’s is once more organising its beautiful Light Up a Life service. Every year thousands of people, not just those with a connection to the hospice, remember a loved one by taking part. For a donation to the hospice, supporters can dedicate a light in memory of a loved one, on a special Christmas tree at the Metro Radio Arena on Wednesday, December 17 at 6.30pm. Supporters
