The reality is that regardless of the government elected, the housing market continues to improve and this is something that both major parties will want to ensure in the future. Removing uncertainty from housing choice and increasing availability for property sales is a very important factor for the economy. We have seen results of recent surveys proving that confidence is returning to one of its highest levels in the housing market and this is further supported by the new incentive for first time buyers, providing what could be as much as £3,000 towards a deposit for their new home. One of the vital targets for any government in the future will be to reduce the current 26 per cent of young adults aged between 20 and 34, who are still living at home. It is vital that these individuals are given increased chances to have their own homes, especially those that were caught in the period between 2007 and 2012, when so very few companies were recruiting post graduates and school leavers. These individuals deserve a stronger and better future. The Art of Negotiation Home is certainly where the heart is, and there is no denying that property is an individual’s most valuable asset. Many people move home only a few times in their lives and buying and selling property can be as stressful as bereavement or divorce; not to mention certain occasions where unfortunately it comes hand in hand. How can this testing time be made simpler? It is often what an estate agent does once the sold board goes up that makes the difference. How quickly a property is sold or the price achieved is vital, yes, but somewhat irrelevant unless a completion is achieved. I would be so daring as to say that anybody could advertise a property and introduce a buyer to a certain degree of competency. However, attaining the best price, dealing with all involved and negotiating a conclusion is an art all of its own. I believe that personal contact is often the only way

to ease the pressure, and estate agents should be used as counsellors and mediators, leading you through each step until a resolution is made. Negotiation is far from over once an offer has been accepted and it is without doubt the most important thing we do. Encouraging Developments Irrespective of the result of the General Election in May, it is evident that house building targets, reform of the private rented sector and tax on housing, will be areas which are essential components for the growth of the economy as a whole and will, understandably, be addressed by any party in their first year in power. It is our continued belief that a strong housing market provides further employment and revenue, particularly when reviewing the fantastic results of the new build sector over the past twelve months. The need for more housing, both for purchase and rent, has encouraged positive interest in land sites for development across the region. Developers are active and looking to secure sites to fulfil plans for housing numbers for future years and sites are also being targeted for the building of

properties exclusively for the private rented sector. curator Joanna Hashagen is a bit like the swan which is the icon of the magnificent Bowes Museum. On the surface she seems perfectly calm, but you can’t help feeling she must be paddling away furiously underneath as the weeks tick by towards one of the biggest fashion events the North East has ever seen. When the announcement was made that the Bowes Museum, an imposing French chateau in Barnard Castle, County Durham, would be showcasing the first major UK exhibition of the late French fashion designer Yves Saint Laurent’s life and work, the news went global. Everyone from Vogue to Harpers Bazaar, Elle to Glamour magazine, suddenly turned the spotlight on this little Teesdale market town. Joanna says she has encountered some “sniffy” attitudes, questioning why an exhibition with such significance to fashion history is being shown in the north of England, rather than somewhere like London’s Victoria & Albert Museum. But not, however, from those who matter most. As we speak, Bowes has just received confirmation that Saint Laurent’s life and business partner Pierre Bergé will be travelling from Paris to open the exhibition, at the age of 84. “He loved the fact that there was this French chateau, which links with Bergé and Saint Laurent’s own art collection, with what they did and where he worked. I didn’t make a big thing about the north. But for them, it wasn’t a problem. They’re not living in London thinking the north is miles away.” Bringing Yves Saint Laurent: Style is Eternal to Bowes has already been a two-year journey. It all started with a pair of paintings by Canaletto. They were requested for a loan by Parisian museum the Jacquemart-André.

“We’d already had the idea for a French direction with our fashion collections to make what we do at Bowes different,” says Joanna. “When the head of collections took our Canalettos, she met a very powerful woman who works with the Pierre Bergé Foundation.” Striking while the iron was hot, Joanna immediately sent over information about Bowes and was invited to meet the team at the foundation, which was created to prolong the history of the House of Yves Saint Laurent. The designer lost his battle with brain cancer in 2008 and the foundation now works to conserve 5,000 haute couture garments, 15,000 accessories and more than 50,000 drawings, which are testament to Saint Laurent’s 40 years of creativity. “I dashed over there with pictures of the exterior of Bowes and of our galleries,” says Joanna. “I was even taken to see Saint Laurent’s studio, which is like a shrine. So, here I was in this 19th century mansion on the Avenue Marceau. There’s all this gilding, huge mirrors and a grand staircase. At the far end of the meeting room was the Andy Warhol painting of Saint Laurent, those four iconic images. “And his dog was there too. He’s still alive. He’s outlived his master and is now looked after by the director of the foundation. I think it’s Moujik number four. He always had French bulldogs. They all had the same name and all had to look like the last one. “I had a moment when he came to sit next to me and I thought if I stroke the dog and it growls at me, that will be the end of any chance to get this collection to Bowes, so I left giving him a pat until the end of the interview.” If Moujik puts in an appearance at Bowes when the exhibition opens on July 11 (running until October 25), he will be in good company. Celebrities including Daniel Craig and his wife Rachel Weisz have already been linked with the opening night and the fashion pack is expected to descend on Teesdale. will be trucked across the channel and up the motorway to Bowes, along with accessories and some of the designer’s couture boards. Film footage will be shown of his catwalk shows, while there will also be clips of the designer speaking about his work. The designer is hugely significant in fashion history, famed for his wildly successful professional life, and wild personal life. He straddled ages, moving from the wide skirts, hats and gloves of the 1950s to dressing a young clientele. He took uniforms and safari wear onto the catwalk, he relaxed waistlines, he tailored menswear for women and was the first to use black models on the runway. Joanna and her counterparts at the Pierre Bergé Foundation have now decided on five themes to give the show focus, and tie in YSL’s pieces with the collection at Bowes; Haute couture, masculine and feminine, lace and transparency, art, and one simply called Spectacular. Pieces are set to include Saint Laurent’s iconic women’s trouser suit, the first time a designer had taken men’s tailoring and cut it to flatter the female form. The exhibition will also house other defining moments of his career, including the 1960s day dress which was a tribute to the painter Mondrian, the more demure creations he designed for Dior in the 1950s and pieces from his Picasso and Shakespeare collections. But, it won’t just be the Saint Laurent pieces on display, but his creative process. “I’m so excited,” says Joanna. “I didn’t know until last week that we’re going to be able to show the design, or couture boards. He was fastidious. Each dress is sketched and all the swatches of fabric are attached. There are descriptions and a number, which is the order of the catwalk. I love them, they’re really inspiring. I thought ‘my goodness, this is how a couturier works’.” When Style is Eternal opens in July, the eyes of the fashion world will be on the North East to see exactly what made the designer tick. THE ART OF THE

exceptional five bedroom family home was constructed in 2007, according to the current owner’s extremely exacting standards, and it’s no idle boast to say that Runnymede House offers everything anyone could wish for. The exterior is inspired by Northumberland’s traditional architecture so the walls of honey coloured stone are contrasted with the dark grey of the roof slates. << Though the outside of Runnymede House has been inspired by England’s long architectural history, the inside makes full use of modern design and technology. To take just one example, the Crestron Home Automation System allows the mood lighting, audio-visual equipment, CCTV and electric entrance gates to be controlled via touch screens, remote control units and Wi-Fi enabled smart devices. There’s also a sophisticated underfloor heating system and the kitchen is equipped with a cornucopia of mindboggling gadgets. biggest city centre developments – 24 acres of mingling tall and not-so-tall buildings, their facades presenting a variety of hues. With phase one now opened and more to follow, Science Central’s territory bestrides the site of a one-time landmark brewery, and is already welcoming there scientists, investors, entrepreneurs, academics, students, business people - indeed, anyone keen to see an area that within 10 to 15 years should be totally revitalised, to the gain not only of business, science and academia but also

good living and leisure. It could bring about 1,900 jobs and £250m leverage in private sector investment. This, in essence, is Newcastle’s Science City Initiative – the City Council and Newcastle University partnered and injecting a new future into an area within Barrack Road, St James Boulevard and Westgate Road with powerful support coming from the likes of Microsoft, Northumbrian Water, Northern Powergrid and Siemens. A major four star hotel and a leading regional law firm’s offices already overlook it. The Canadian hotel group Sandman built its first UK hotel there in preference to other UK sites considered, even though major work had not yet then begun. The promise outheld, however, was a factor in Sandman’s decision to purchase the site in 2008 from Downing, the Liverpool contractor. Downing had been selected to create a £250m plaza development, accommodating

more than 1,800 students, 120,000sq ft of teaching space, and new city centre retail. The fourth and final phase should open in September 2016. Downing is doing all this having won Newcastle’s largest planning application since Eldon Square in 1973. And in 2008 it achieved Newcastle’s largest ever commercial pre-let - Newcastle University Business School taking 100,000sq ft over 10 floors in the initial phase. Talking exclusively to Collection, Sandman vice-president Kevin Gilhooly recollects: “Converting the building we now occupy wasn’t easy. It might have been easier to tear down and start from scratch. But we were conscious of the building’s historical importance to Newcastle.” The building had previously been an administrative headquarters for Scottish and Newcastle >>

Conversion began in mid-2009. Opening followed in September 2011, one year before Science Central’s infrastructure got under way. “It was worth putting up with a rear view of a building site initially,” says Kevin, who considers the location for the 170 bedroom hotel, creating 100-plus jobs, “fantastic”– a word used also by contributors to Trip Advisor and other guests. Shireen Rowley, the hotel’s director of business development, says other striking new buildings nearby, such as Citygate and Wellbar Central, give them a feeling of presence beside a new “corporate HQ” area of the city. Midweek, business people and academics visiting the university and its business school fill more than 90% of the rooms – “the city’s top 50 corporates use us”. While students’ families may descend at any time, weekends especially have stars of entertainment and their crews from the Metro Arena checking in. Weekends too bring bookings from fans of football and rugby teams playing away to Newcastle United and Newcastle Falcons. The hotel has long been booked out for the World Cup rugby at St

James’s Park. And for all guests the nearness of department stores, China Town and railway stations are big attractions too. Proof of the area’s appeal to mature as well as young-buck businesses is evident through the relocation made by Sintons, a full service law firm of 119 years’ standing. They relocated from cramped Jesmond offices to The Cube, another building signposting Science Central. This firm of more than 320 partners, over 120 lawyers and 250 employees in all – “a regional heavyweight on a path of steady growth,” Legal 500 calls it – brought professional prestige. Sintons actually moved in 2004. Chairman Alan Dawson and partner Tim Grey recall: “We’d no idea then Science Central would be here. We’d already committed to buying after looking at many other local locations over 18 months. We’re now part of a thriving and internationally significant part of town. It’s great for the area, for the city, for the region and for the UK to have such a fantastic development as Science Central. Clients’ reaction has been very positive.” The Core too has opened within an £11.2m council-owned building of seven floors, giving more than 29,000sq ft of flexible, serviced and rapid-broadbanded offices for high growth science

and technology firms. The building was 90% plus prelet and only five units remain. A second office building is to go up alongside within 18 months. Newcastle, as one of the nation’s six “science cities”, pioneers sustainability, stem cell research and life sciences, and The Core is attracting firms tackling future city issues in energy, transport, big data and cloud computing. Occupiers include Axivity, a firm relocated from York that creates movement sensors, and Urban Foresight, consultants in urban ecosystems, transport and energy sectors, who preferred The Core to other UK options. The Core features a 27m high “living” wall one of the UK’s tallest - with plants hosting bee hotels and nesting boxes. The living roof harvests rainwater. Adjoining public squares already carry a sustainability “excellent” award. Five other buildings and projects will raise Newcastle’s profile: The School of Computing Science: this will anchor Newcastle University’s Urban Sciences Building, opening in 2017. Here, digital data will be analysed to innovate and improve interactions among the city’s utilities and transport control systems. Here also will be a £2m grid-connected Energy Storage Test Bed which, through Siemens, will herald “smart” grids and low-carbon electricity throughout the UK. A Centre for Doctoral Training in Cloud Computing for Big Data: a centre funded by the Engineering and Physical Science Research Council to train experts in data from sensors, people and computer applications, promoting public involvement in design and delivery of local urban services. A Cloud Innovation Centre: hosting big data and cloud computing research in The Core with multi-billion-dollar industry partners Red Hat and Microsoft, to benefit regional businesses and the public sector. The Institute for Sustainability, established for Newcastle University in 2008.

Newcastle University’s commitment runs to £58m, and Vicechancellor Professor Chris Brink says: “Over the next four years, we hope Science Central will become an exemplar of urban sustainability research, making a difference to people’s lives across the globe.” Work is ongoing, for example, to find how best to benefit from the UK’s deepest borehole into the core of the earth there, whose temperature of geothermal heat 1,738m underground is much higher than the known UK average. The now vanished brewery belonged to Scottish and Newcastle Breweries, sold to Heineken and Carlsberg for £7.8bn in 2008. It had stood where Elswick colliery had previously operated until the 1940s, the site therefore having been part of the city’s industrial landscape for over 200 years. During groundwork, mine shafts and coal from shallow seams - the extent of which old maps had failed to reveal - appeared. But, says a council spokeswoman: “This didn’t delay development. It was worked into the delivery programme. Value of the coal removed was factored into the contractor’s tender. << university, homes, a public square, pathways and commercial buildings, including a seven storey office block. “A new front door to Newcastle,” is how one developer sees Science Central. But in estate agency circles there’s a suggestion a greater presence of non-science and non-technology may be necessary if the district is to achieve its completion goal of 15 years. There is retail space to let already however - 1,130 to 3,600sq ft – and a grocery (supermarket?) and pavement cafes are expected. Indeed, there are existing businesses and activities outwith science associations – National Tyres, a pub behind the business school, the People’s Kitchen in its elegant little architecturally listed building, and Norland Electrical Supplies. Might they be expected to relocate? A council spokeswoman says: “Although some of these plots fall within the master plan they aren’t owned by the partnership. The partnership has no plans currently for any negotiations.” The recently opened Earl of Pitt Street gastropub, whose premises go back to the 1880s, proves how tradition can adapt. Its premises had idled for years following the closure of an earlier pub there which, a court heard, had also been a money-laundering haunt. Mark Lagun, an award winning restaurateur whose 30 years-plus experience in running eateries includes his Barn Again restaurants and the Asian-style venue Electric East, is finding that the facelift his Earl of Pitt Street has brought, is drawing customers well beyond initial expectation. It’s increasingly booked out. All Pitt Street looked semi-derelict two years ago, but now has 15 storey student accommodation infusing a sense of progress near Mark’s establishment. Between the Sandman Signature and the business school another 18 floor student accommodation stands. “Buildings go up here at such a rate of knots,” Mark says. “Every two months a new one appears. This has become very much a happening place around the city centre, and we’ve a great mix of clientele – business customers, students and locals who’ve never before had the opportunity to enjoy around here great food in a stylish environment.” Despite 400 new houses and apartments expected as part of the development, Science Central’s western and northern fringes, some developers feel, could do with more housing, especially since a 24 hour and not a 9 til 5 district is the goal. None of this is to belittle the achievements. But experienced voices

recall how, sometimes, long-term ambitions need adjustment along the way to achieve speedy success. Science Central has caught on, though, not only through advantageous location but also because infrastructure, excellent transport facilities and educational access existed from the start. The city council, meanwhile, is confident that besides knitting into the neighbouring business quarter and the city’s main shopping, Science Central will reconnect parts of the city’s West Side for the first time in decades, even reaching perhaps to Westgate Road where some fine old properties deserve better environment. Science Central is being part-funded through the European Union and the North East’s Regional Growth Fund. It’s in an Accelerated Development Zone and Fiona Standfield, director of Newcastle Science City, says that being an innovation hub and economic asset in the North East LEP’s Strategic Economic Plan greatly helps. Inward investment enquiries are coming in, and parties from both the UK and mainland Europe are expressing interest to learn and develop ideas working with Newcastle. was born in 1868, in the family home of Washington Hall (now Dame Margaret Hall) County Durham. Her grandfather had made a fortune from his ironworks in Newcastle and Middlesbrough before entering parliament as Liberal MP for North Durham and her father, Sir Hugh, had continued the family’s successes in business and politics. However when Gertrude was three years old her mother died. Four years later, Sir Hugh married the radical writer Florence Olliffe, a keen advocate of female education, who insisted her stepdaughter went to school. Happily, Gertrude thrived in London’s Queen’s College, the first girls’ school to receive a royal charter, and at Oxford where she won a First in Modern History. Though few careers were open to intelligent girls with a taste for adventure, her family’s wealth and political connections allowed her to travel. For a while, Gertrude achieved fame as an Alpine mountaineer but it was in the deserts of Mesopotamia that she found her true calling. The British Ambassador to Persia was Gertrude’s uncle and through him she met the archaeologist Sir William Ramsey who was cataloguing the early Christian churches of the Ottoman Empire. She accompanied Ramsey on his travels throughout the Middle East

and became fluent in Turkish, Arabic and Persian. Shortly before the outbreak of World War One, Gertrude visited the archaeologists excavating ancient Babylon and here she met T.E. Lawrence, the future ‘Lawrence of Arabia’. On the outbreak of war Gertrude offered her services to the War Office and after a brief stay in France driving an ambulance, she was sent back to the Middle East to assist in the Mesopotamian Campaign. The British effort to capture Baghdad is one of the lesser known episodes of the 1914-18 conflict but the excellent relations Gertrude had established with Arab leaders before the war proved to be invaluable. She was made a ‘political officer’, the first woman to hold such a post, and her mission was to encourage the Arab tribes of the Middle East to rebel against Turkish rule. In this she was remarkably successful and whilst ‘Lawrence of Arabia’ masterminded the Arab Revolt in the south, Gertrude did the same in the north. Space precludes telling the full story of the Mesopotamian Campaign but Baghdad fell on the 11th March 1917 and when the British entered this fabled city they were cheered as liberators. Unfortunately the war was easier to win than the peace. After Turkey’s surrender, Gertrude and Lawrence attended a conference to discuss how the defunct Ottoman Empire should be

dismantled. Both advocated self-determination for the different Arab peoples of the region but the British and French governments had adopted the so-called Sykes-Picot agreement (made in secret in 1916) which divided the former Turkish provinces into spheres of French and British influence. Lawrence resigned his commission in disgust but Gertrude, though her key recommendations had also been ignored, agreed to ensure the smooth transfer of power to Faisal, the new, British backed king of Iraq. Tragically Gertrude, who was now 52 years old, had only five years left in which to advise Faisal on how to rule his kingdom but during her time in Baghdad she won the complete admiration of her entirely male peers. She never married but she did create the Baghdad Museum to house the relics of the world’s earliest civilisations and worked tirelessly to advance the role of women. Yet, despite the universal acclaim which she received for her work, her death was shrouded in mystery. She died on the 12th of July 1926 from an overdose of sleeping pills but whether this was an accident, suicide or something more sinister has never been determined.

day in the UK, more than 150 people will have a cardiac arrest outside hospital. Sadly, many of them don’t survive. Dr Michael Norton’s Gosforth neighbour was one of the lucky ones, and the inspiration behind Cardioproof, a new not-for-profit organisation which is aiming to increase cardiac arrest survival rates. “It was an event on my street which ultimately led to Cardioproof’s formation,” says Dr Norton. “My friend and neighbour had an unexpected cardiac arrest one evening in his living room. “He was 36 and I’d walked into his house about 90 seconds earlier. A 999 call was made immediately, CPR was started straight away and a defibrillator arrived about two minutes earlier than usual. “My friend survived and made a full recovery. It wasn’t because I was a doctor. It was knowing how to do CPR and use a defibrillator that made a difference. “The sad truth is that most people, like my friend, die because three things they need are delayed; calling 999, CPR and a defibrillator.” That incident led 49-year-old Dr Norton, a married father of two teenagers, to launch Cardioproof. The organisation aims to increase survival rates among cardiac arrest sufferers by raising awareness, improving access to CPR training and making automated external defibrillators (AEDs) available close to homes, schools and businesses in the region. A cardiac arrest is often confused with a heart attack. But, in cardiac arrest, the heart stops pumping blood while, with a heart attack, an artery within the heart becomes blocked and an area of heart muscle is starved of oxygen. A heart attack can lead to cardiac arrest, but there are many other causes. When someone sufferers a cardiac arrest, they don’t have long to live unless blood flow is restored to the brain. someone alive until a defibrillator arrives to deliver an electric shock to restart the heart. Around 1,600 people in the North East will receive CPR for an unexpected cardiac arrest this year. Dr Norton grew up and trained in Ireland before moving to the North-East. He now works in the region’s NHS in general cardiology, with a specialist interest in the assessment and management of syncope, or loss of consciousness. The risk of cardiac arrest increases with age, but Dr Norton says it isn’t unusual for his team to see people in their forties and even children under the age of ten who have suffered cardiac arrest. “We want to see AEDs placed where they can provide the greatest benefit,” explains Dr Norton. “More than 80 per cent of cardiac arrests occur within the home so we need more AEDs near to our homes, beside the post-box or bus stop, next to the ATM machine or at the local pub. “We’d like to see them on every High Street and as the focal point of every village. We want to see them in every school and place of worship, along with other buildings where people work, visit or exercise.” Most companies which provide AEDs also include training packages. Cardioproof is also encouraging businesses and organisations to offer CPR and AED training to their staff, even if they haven’t bought a defibrillator. AEDs are designed to be safely used by people with little or no training, but being familiar with the equipment makes it easier to deal with an emergency situation. “If we, as a community, decide to learn CPR and have defibrillators readily available, we will save more people like my neighbour,” says Dr Norton. “The difference to a family, young or old, is huge. This has resulted in some of the lowest rates ever seen with both tracker and fixed rates being extremely competitive, in the case of fixed rates these are now the lowest ever seen in some cases. Lending policy is another area where lenders are differentiating, the old style multiples of 4 to 5 times income could be borrowed are no longer the overriding factor. Each lender now has their own formulae, taking account of both income and expenditure, where spending on pension contributions, school fees and in some cases socialising and holiday costs are factored in. In a recent extreme case where clients were looking to establish their budget for a new home, one lender would consider up to £350,000 where another would look at up to £800,000! Interpretation of income can also vary across lenders, for those with their own business or where there is any element of varying income it is vital to choose the right lender for individual circumstances. One of the major changes introduced last year meant that Banks and Building Societies now have to give specific advice, two key

that modern hotels are beginning to look alike? If you have, and you’re tired of brown bedspreads, purple wallpaper and minimalist Scandinavian furniture, let me introduce you to the extraordinary world of the Crab Manor Hotel. The words eclectic and inspired could’ve been invented specifically to describe this unique hotel-restaurant’s outstanding rooms as each bedroom is a pastiche of one of the world’s top hotels, such as Dubai’s Burj Al Arab and Cape Town’s Mount Nelson. Some of the rooms are located in the elegant Crab Manor itself, whilst others are housed in purpose built luxury lodges that come complete with a private hot tub. The inimitable décor extends to the Crab & Lobster, the hotel’s two AA rosette pub-restaurant, where every inch of shelf, wall and ceiling space is home to an extraordinary object, such as the full sized bath chair suspended from the ceiling. However this ‘more-ismore’ approach to interior design only works if the food served is equally fascinating. Fish dishes are always a good test and, as the name suggests, the Crab & Lobster’s menus emphasise seafood. I therefore indulged myself with smoked salmon and horseradish crème fraiche followed by the fish platter. My wife also opted for surf rather than turf and chose a starter of crispy fishcakes with a poached egg followed by fillet of hake in a burgundy sauce.

As a delicate white fish, the hake shouldn’t have been complimented by a heavy burgundy sauce but there was no need to doubt the geniuses who’ve placed Las Vegas next to Norway and this unusual pairing was masterful. Nor did my fish platter disappoint and the seared swordfish steak was particularly flavoursome. Puddings too displayed the same ingenious use of juxtaposition, with the rum & raisin cheesecake on a coffee biscuit and tiramisu base managing to combine my three favourite desserts in a single inspirational dish. Besides the fabulous fish dishes for fans the menus offer plenty for carnivores and herbivores whilst the wine list continues the globetrotting theme. French, Spanish and Italian classics rub labels with intriguingly unfamiliar New World wines and if my light and fruity Conde de Valdemar Viura white rioja was anything to go by, all the wines will be worthy partners for the food. As is traditional in this part of Yorkshire, portions at the Crab & Lobster are generous and after such a gargantuan gourmet treat the only thing to do is lie down. Fortunately, our luxury Taj Mahal room, boasted a sinfully comfortable king-sized bed, fluffy bathrobes, Molton Brown toiletries, a double shower and a huge double ended bath, all of which would delight any oriental potentate. However there was one luxury in our Taj Mahal that India’s fabled Moghul emperors could only dream of: a private hot tub. There’s something truly surreal about sitting outdoors in a myriad of warm bubbles… in the middle of North Yorkshire… in the middle of March… but this is the secret of Crab Manor’s success. As with all the best fireworks, the trick is to find the finest pyrotechnic ingredients from around the world, pack them all into one container, then lie back and enjoy the spectacular results.

The largest of the Italian Lakes stretches for forty miles, from the foothills of the Alps to the outskirts of Verona, and one of the most picturesque towns on the southern shore is Sirmione. Maggiore’s chief attractions are two island archipelagos. Isola Bella is the largest of the Borromean Islands, which lie in the western arm of the lake, and home to the Villa Borromeo. Everyone from historian Edward Gibbon to Napoleon stayed in this archetypal 18th Century pleasure palace but now the sumptuous villa, medieval fortress and lush gardens are open to the public. Isola Bella’s sister island, Isola Madre, also boasts eight hectares of botanical delights cultivated in the ‘English Style’. At the lake’s northern end the Isla San Pancrazio, largest of the Brissago Islands, lies inside the Swiss border but like its Italian cousin

offers a wealth of horticultural treats and a famous villa. Maggiore’s other attractions include the Wednesday markets in Luino, on the eastern shore, which offer more than 350 stalls selling everything from local cheese to vintage clothing. After shopping, take the cable car from the village of Laveno-Mombello to the restauranthotel at the top of the Sasso del Ferro to enjoy fabulous views and a superb lunch. By an accident of history an arm of the Italian speaking, Swiss canton of Ticino divides Lake Lugano into three zones. The eastern and western ends of the lake are in Italy but the central section is in Switzerland and the Swiss city of Lugano is the perfect base to explore the entire shoreline, as well as the 190 miles of mountain bike trails which form the largest network of cycle paths in the Alps. Those preferring to take less strenuous exercise should take a stroll through Lugano’s historic centre to shop for luxury brands on the

Via Nassa, whilst something that takes no effort at all is a ride on the funicular railways to the summits of either Monte Brè or Monte San Salvatore. Further afield, a pleasant ferry trip transports visitors to the charming towns of Morcote or San Mamete and the last word in Alpine decadence has to be a visit to the Alprose Chocolate Museum in Caslano! If you haven’t visited No.95 for a while you may be surprised by the revised layout which has created a cosier, more relaxing environment without losing any of the previous décor’s contemporary edge. This ingenious refurbishment, which has added such innovations as booth seating for larger parties, has helped create a livelier atmosphere that’s more appealing to many customers but that’s only part of the story. The other key factor in No.95’s recent success is chef Glen Robson’s superb food. Glen trained with superstar restaurateur Terry Laybourne and spent ten years honing his craft in eateries as far afield as London and Australia before moving back to the North East. Newcastle gourmets may have sampled his unique approach to modern bistro cooking at the Quayside’s Caffè Vivo or Ponteland’s Blackbird Inn but now Glen is leading the 24 strong team at Café No95. “The original Parisian bistros were based on simple French dishes but over time the concept has evolved to mean fresh, good value food that draws on a wide variety of culinary traditions,” Glen explains and a quick look at No95’s menu show his commitment to this philosophy. The culinary day begins with breakfast classics that range from tasty basics, such as porridge with honey, croissants and bacon sandwiches, to the exotic eggs benedict and everyone’s all-time favourite the full English. Moving onto lunch, the same mouthwatering meld of traditional and avant-garde flavours can be found in dishes as diverse as a hot beef baguette with coarse grained mustard gravy or panini topped with goats cheese, roasted peppers, sun-dried tomatoes and pesto but it’s when the sun sets that Glen’s star truly begins to shine. throughout my 18 year career working in the rental market, I have seen it all”, explains Gail McLean, Sanderson Young’s Regional Lettings Manager, when asked about the pitfalls landlords can face when it comes to renting their home. “Tenants leaving properties in terrible conditions, refusing to vacate, skipping payments – it is a minefield and the law certainly does not favour the landlord”, Gail says. There has certainly been a tendency, mainly due to the unfortunate economy following the recession in 2009, for many people to rent their homes and take on the job of “landlord” somewhat unwittingly. It certainly is a full time job, for that matter, comments Gail. “Many people who have chosen to foray into the residential lettings market also have no prior experience in the process of renting their property, let alone the legislation and risks involved. How many landlords have I sourced a tenant for who have come back to me a few months later asking us to fully manage the property? Hundreds!” Unfortunately, many people do not understand the commitment needed to be a landlord, including 24 hour call outs, repairs and maintenance works and the knowledge of the industry needed in order to act responsibly and know your rights. “Many clients do come back to us mid-term to ask us to manage the property, mainly due to lack of experience”, comments Gail. Is this making people think twice when considering their initial options? Gail has certainly found this to be true. “Our portfolio was always highly centred around a tenant find service, with 60% of our clients choosing to manage their property themselves. We now, unbelievably, are managing around 70% of our rental properties. Gail adds that if a fully managed fee seems too good to be true, chances are it probably is. “Some agents seem to offer very competitive fees for a fully managed service, but can add up to 5% for a rent protection policy. It is evident that irrespective of where we stand as a country politically post election, we will continue to see housing as a key focus on any agenda, and in the North East particularly there needs to be a focus on utilising existing, and in some cases dormant, housing stock. The region is, worryingly, falling behind the national quotas and this was evidenced in the Housing Report survey, in which 55% of respondents said it was either under-performing or seriously underperforming, with only 4% indicating the market to be performing

answer to Martha Stewart, Sydney Eddison, once said that gardening is a form of autobiography. But, what if you don’t know how to start writing? That’s where the region’s garden designers come in. They’re on hand to offer all sorts of advice and services, from initial planning and design to practical help with planting. Sophie Simpson, who lives in stunning Bradley Hall in Wylam, has been a garden designer for more than a decade, trading as Sophie’s Gardens. She did a Royal Horitcultural Society course at Kirkley Hall to learn more for herself, never thinking she would take it up as a career.

Sophie went on to train at the Edinburgh Botanic Gardens before going it alone. It helps that Bradley Hall has huge gardens for her to be creative with. “Our house has been in my husband’s family for several generations,” she says. “But, it seems none of them were keen gardeners. We inherited three acres of wilderness with mature trees that had fallen down and rampant Rhododendron ponticum, which had become so huge several trees and a summerhouse had disappeared from view. “For the first two years, we spent all our free time cutting the Rhododendrons down and burning them. The ground was left fallow for a year before we started developing new areas to my design. “It is slowly taking shape and, each year, we do another section. It’s satisfying to see a garden evolve like this. And, of course, it’s completely the opposite of how I treat clients’ gardens, which generally take shape very quickly.” A woman after our own hearts, Sophie is organising her garden in themes which tie in with childhood favourite sweets. Jobs this year include creating a border filled with pale colours like those in a packet of Refreshers, and what Sophie is describing as a “marshmallow garden,” with a tunnel formed of metal arches with beds underneath filled with pink and white flowers. Her summerhouse border will be a rich tapestry of dark colours, like wine gums. “It’s a very relaxing place to walk around in, sit and listen to birds and see plenty of wildlife,” says Sophie. “That’s what I would like all my clients to think when their gardens are finished, to feel as

though the garden has evolved rather than been designed.” Favourite projects include a Northumberland holiday home belonging to a Norwegian family, who have never had a garden before. Sophie has given them a quintessential English garden with plenty of colour, scent and winter interest. For clients who want a low-maintenance garden, she steers them towards herbaceous plants rather than shrubs. “Hopefully, after a year or so, the borders are so jam-packed with plants the weeds don’t get a look in,” she says. “The best trick is to keep lawn edges neatly trimmed and then people don’t notice the weeds!” Fine art graduates Chris Eves and Karen Lewis work across the North East, also offering design and project management services. They have worked on postage stamp-sized gardens to the grounds around Whitworth Hall Country Park & Hotel in County Durham. While their own garden, in Middlesbrough, is small, they have transformed it into a “green oasis with ivy and roses covering the walls”. They have also created show gardens for Mateus Rosé wine and Fisherman’s Friend. Wendy Pilmer, of Nothumberland Garden Design, is currently renovating the grounds of a Georgian manor house. Wendy, a former radio station manager, has replanted the walled garden with silver, cream and lemon perennials along with developing a winter walk. She’s now working on a woodland area and fruit and vegetable garden. Living on the Northumberland coast, Wendy’s challenge for her own garden is strong winds and sandy soil. “The trick is to work with the conditions,” she says. “There’s no doubt a good garden design will add to the value of your property. Design is a small part of the overall cost of landscaping and yet it’s what gives you the wow factor. But then I would say that…”

Bob Tridgett, of Garden Sanctuaries, also had a career change, having originally trained as a biochemist. A former BBC Gardener of the Year, Bob has designed gardens ranging from £5,000 to £150,000. His own garden in Rowley, Consett, is open for charity this year on June 7 and 20. “A well-designed garden adds value,” he says. “I designed one garden which cost £12,000. A couple of years later they put the house on the market. The estate agent put a £50,000 premium on the value because of the garden, and they got the asking price!” Sophia Andreski, of Sophia’s Gardens, has designed everything from a tiny Jesmond backyard to a big community project in Byker. “A well-designed and built garden is a huge asset,” she says. “Who wouldn’t want to buy a house with a beautiful, easy-care garden?” Eves and Lewis

was having a birthday and I couldn’t think of what to buy,” says Lucy. “They already had pretty much everything, so what do you buy? I started to think ‘what does she love?’ Her favourite tipple is gin, so I created a painting of a Gordon’s gin bottle.” That painting was the first in a series of pieces featuring iconic branded bottles and jars. A graphic designer by training, Lucy has always been fascinated by typography and labels, so painting such instantly recognisable bottles was a natural step for her. “That gin bottle painting is still one of my favourites and a Newcastle Brown Ale one which followed. I painted a jar of cranberry sauce which ended up as my Christmas card design. I’ve also painted tomato ketchup, Marmite, Bovril and Tabasco sauce, real household stuff. “I draw everything in pen and ink and then paint in watercolour. I like to let the layers build up to get a good depth of colour. “I’d been painting with my water to the right of me and I put too much water on my brush. It made this splatter. At first I thought ‘oh no,’ but then ‘hang on, that actually looks pretty good’. Now I deliberately add more splatter.” A combination of needing a present for a friend, her love of labels and that watery accident have led to Lucy’s unique style. “It’s all about typography, style and form for me,” she explains. “I’d go into a

supermarket and end up coming out with an empty basket because I got distracted by all the bottles, jars and labels. “I love packaging so I end up buying things I don’t need because they are beautifully packaged. I save everything, even the labels from my children’s clothes. I have everything pinned up on noticeboards for inspiration.” Lucy is busy working on a Cadbury’s Cream Egg, a tequila bottle and a Hendrick’s Gin. Another recent commission was a Macallan Whisky bottle, with its gold embellished label. Lucy works on commissions, which are usually around £70 to £100 and also creates prints for around £40. Most people have a strong connection with a particular bottle, brand or label, whether it’s because it’s their own favourite drink, or perhaps their father always drank a particular nightcap. Or it could be they have happy childhood memories of a certain brand of ketchup, or that they want a painting commissioned of the Champagne they toasted their wedding day with. “There’s always something people like,” says Lucy. “I was recently commissioned to do a wedding present, a Canadian beer. It had great significance to the couple. I’ve also painted a Guinness bottle

because that’s my dad’s drink. It must be an insight into my friends and family that all of the presents I give to them are alcohol-related! They’ve each got one of my paintings on their kitchen wall.” Lucy worked as a graphic designer after qualifying at Newcastle College. But, after having three, now grown-up, children close together, she couldn’t work the hours required in her profession. Once her youngest started school, Lucy began volunteering at the college, where she is now head of the graphic design department. “I’ve come full circle,” she says. Her new work has grown through word-of-mouth, an Etsy store and an exhibition at Newcastle College. “It all started with that one bottle of gin,” says Lucy. Adrianos, a popular restaurant on Gosforth’s High Street, now has a tempting deli, selling scrumptious Sardinian and Italian treats. You could take out Chicken Milanese with side orders of grilled vegetables and gorgonzola and radicchio salad or opt for one of the gourmet paninis. On race days, you could head along to Newcastle Racecourse, Gosforth, where you can buy a special picnic enclosure badge. The racecourse was considering banning picnics altogether this year because of safety worries about too many blankets being spread out on the grass. But, after listening to race-goers, it has instead launched a new picnic enclosure badge, which means up to 4,000 people are permitted to picnic in an area of the Grandstand Enclosure. Perfect picnic food needs perfect picnic wine. From summer whites, rosés, or a red to enjoy al fresco, there’s nothing nicer than popping the cork, or twisting the cap, on a bottle of something nice to go with your deli food. Claire Carruthers and Mo O’Toole, of Gosforth’s Carruthers and Kent wine merchants, have lots of delectable suggestions about what to sip with your picnic. Not a wine, obviously, but Normandie Cider (£6) makes a good partner to pork pies and spicy canapés. a race series where you have some of the worlds’ best car manufacturers competing against each other…I’m talking about cars ranging from Audi, Aston, Ferrari, Lamborghini, Mercedes and BMW. To be able to take part in the championship, a certain number of cars have to be sold to the public, but private teams can also enter their own cars. As you may expect private teams don’t have the same budgets as the manufacturers, but the small teams are by no means disgraced at all. These races tend to be full of action and the championship is really becoming very popular indeed. They are being held around the racetracks of Europe and with more TV coverage it will be as popular as BTCC races. As you may imagine, these cars need to be very aerodynamic and the outrageous spoilers and body kits make these cars look totally amazing. Aston currently participates in the championship with the DBRS9 and they have been doing really well; on the back of this success they have decided to enter the Vantage into the championship. This brings me neatly onto the car I have been very lucky to drive recently the Aston Martin Vantage GT3… Now before you race to Aston Martin at Houghton-le-Spring, the 100 cars Aston have produced have already been sold to customers on the VIP list but give them a call if you fancy owning this stunning car. For anyone interested, the purchase price is a cool £250,000. It’s the most powerful and road focused Aston ever; the 5.9lt V12 engine produces, just short of, 600bhp, has a top speed of 205mph and it gets to 60mph in a very brisk 3.5 seconds. I know the figures sound impressive but when you sit behind the wheel with your foot floored to the throttle the acceleration is out of this world. Start the car and the engine just sounds tremendous; it literally makes you want to drive the car really hard. aerodynamics and body spoilers make these cars look like they are on some growth enhancing steroids. The chassis and suspension are carried over from the Vantage S and sport, normal and track modes have all been carried over from the Vantage V12 S. They alter the throttle response, gearshift speed, timing, exhaust note and finally the steering assistance. The 19” magnesium alloys are shod in Michelin tyres which is a first for Aston. The alloys can also be specced with a cool looking centre hub cap, this makes you feel like changing tyres like Formula 1 teams would. The large Brembo Carbon Ceramic brakes really do an excellent job of making this car stop so quickly indeed. To help give the car its distinctive look, the track is 15mm wider at the front and 33mm wider at the back. The ride height remains the same but ground clearance is reduced by aerodynamic features. The use of carbon fibre on the car’s bodywork helps save another 20kg.

The GT3 is easily distinguishable over the Vantage S thanks to the aerodynamic package. The most striking feature is the horse shoe design on the bonnet, this helps with cooling the engine and it also helps with airflow. The rear of the car is dominated by a massive spoiler. Anyone looking at this car will be under no illusions that it is as equally happy on the race track as it is on the road. Standing back and looking at the car you can’t help but notice what a stunning car this

is. My favourite colour combination was the white bodywork with the use of orange on the front splitter, mirrors and around the rear wing. Listening to me describing the car you would think it sounds like a total mess, but believe me when I say it looks absolutely stunning, it does. manual gearbox, it is much better than the manual box that was fitted to the Vantage S I drove recently. As dual clutch boxes have become the rage I am surprised people still want a manual - maybe I have just become lazy! Aston has extensively used lightweight materials inside and outside the car including carbon fibre, titanium, aluminium and magnesium and in doing so they have managed to shave off 150kg of the cars’ kerb weight. The interior is still very Aston with stunning use of carbon fibre and Alcantara being used throughout the cabin. Carbon fibre features throughout the dash along with a scattering of leather just for good measure. The interior is still very Aston, despite lashings of carbon fibre it still has to be one of the best interiors around. To help reduce weight the designers have also used magnesium for the alloys along with a titanium exhaust. As with other GT3 cars the

to the Future Extravaganza to be held on Saturday 25th April in aid of St Oswald’s Hospice… It’s hard to believe that the classic 80s film Back to the Future is 30 years old this year but if you’ve ever thrilled to the time-travelling adventures of Marty McFly and Doc Brown, there’s a real treat in store for you this April. For its annual fundraising event, North East charity St Oswald’s Hospice has swapped the traditional black tie ball for a fabulous 80s theme night, to be held at Newcastle Audi on the city’s Scotswood Road, and if you thought this was an odd place for a party think again. The Audi Quattro was the quintessential car of the 1980s and Newcastle Audi’s breathtaking, brand new, £7 million facility is a space-age symphony of steel and glass that looks more like an art gallery than a car showroom. Moreover, the third star of the original film was another icon of 80s motoring - a DeLorean. At the wheel of a highly modified DMC-12, Marty and Doc raced along the spacetime continuum stopping in 1885, 1955 and, believe it or not, 2015. When the film was made, in 1985, 2015 was a long way into the future and though the futuristic hover-boards (which Marty used to escape his enemies) are missing from the real 2015, organiser Laura Elliot promises St Oswald’s Back to the Future will be just as much fun. “The first St Oswald’s Hospice opened in 1986, so we thought one of the most popular films from that decade would provide the perfect theme for our annual fundraiser. There’ll be lots of 80s music

from a disco and a live band as well as magic from illusionist Paul Lytton. There’ll also be special performances from Encore Dance Entertainment, an auction and plenty of surprises!” Laura says. There are two levels of ticket available, £40pp Standard and £100pp VIP, and the evening will be hosted by BBC Radio presenter Alfie Joey. The food in the standard area will be provided by eminent Sunderland catering company 1879 Events whilst Newcastle restaurant House of Tides will cater for the VIP area. House of Tides chef-patron Kenny Atkinson, who’s won two Michelin stars in his career, is devising a range of dishes inspired by street food and naturally he’s proud to support the event. “I’m delighted to be involved with this very special night and I’m really looking forward to seeing some of the fun outfits! But of course there’s a very serious purpose behind Back to the Future and that’s to raise some of the £7million St Oswald’s needs every year to fund its vital work caring for people with life-limiting illnesses,” he says. Laura adds: “We decided to go for an alternative to the usual ball as many of our supporters were keen to try something new. Instead of black tie the rule is dress-to-impress so dig out those shoulder pads! Seriously though, we have some amazing items for our auction and lots of entertainment to give our guests a real blast from the past. We just hope everyone gets into the spirit of the night and that we raise as much money as possible to help keep St Oswald’s Hospice open.”
