INTERMEDIATE FLOOR STRUCTURE Timber stud framework consisting of base plates, timber studs, noggings, metal cross bracing & top plates is installed on top of ground floor framework.

FOUNDATIONS Waffle pod slabs are placed on site, with bar chairs and steel rebar placed on top. Concrete is poured over & cured for a minimum of 7 days.

Window frames are fitted into the timber stud walls and double glazed windows are installed shortly after. The glass for the louvres in the conservatory are fitted in place.

Bespoke timber furniture like the in-built closets, desk and storage systems are installed. The kitchen bench/breakfast island is clad in polished marble.

INTERNAL SYSTEMS

Bradford Soundscreen Plus insulation batts are installed before timber stud walls are closed off with plasterboard.

VERTICAL STRUCTURE ABOVE GROUND Structural steel is constructed for the floating kitchen bench and conservatory breakfast bar, and non-structural steel elements such as the louvre mechanisms are installed.

VERTICAL STRUCTURE ABOVE GROUND After concrete has been cured, steel columns are bolted to base plates in the concrete slab & timber stud framing walls are fixed to slab and the steel structure.

ROOF SYSTEMS

Zinc double lock system roof sheeting & zinc box gutters are fixed to the roof structure. Skylights are installed where applicable.

INTERNAL SYSTEMS Bradford Gold ceiling batts are installed in the ceiling structure before it is covered with plasterboard.

5 ROOF SYSTEMS Rafters & roof truss systems are constructed above intermediate floor framing. Bradford Anticon Roof Blanket is installed before roof sheeting is put on.

INTERMEDIATE FLOOR STRUCTURE Truss joists forming the intermediate floor structure are fixed to steel structure. Yellowtongue chipboard is fixed to the intermediate floor system.

FOUNDATIONS Packing sand, vapour barrier, waffle pod slabs and rebar are put into place, concrete is poured over waffle pods & cured for a minimum of 7 days.

EXCAVATION & SERVICING Site is excavated, levelled and prepared for construction. Servicing is installed, infill is placed & trenches are dug for foundations.

2. FOUNDATIONS 1. SITE DEMOLITION, EXCAVATION & SERVICING 1.1 After a building permit is approved, hoardings are established around the construction site. 1.2 The existing property is demolished along with any medium to large vegetation such as trees. 1.3 The site is excavated to level & prepare it for construction as well as eliminate any foreign materials such as roots, small plants/grass & rocks. 1.4 Site offices are set up on site. 1.5 Servicing pipes for water & waste are laid out as per architectural plan. The pipes are capped to prevent any foreign material entering & blocking the pipes during construction. 1.6 Soil on site is tested for structural capabilities, before infill is placed on site and trenches for concrete footings are dug out. 1.7 Blinding concrete is poured into trenches to provide extra structural support for main foundations & footings.

2.1 Formwork is established to prepare for concrete slab pour, with slab edges & set downs established. 2.2 50mm packing sand is placed where trenches are to provide provide levelled base for foundations, before 0.2mm polyethylene waterproof membrane is placed, which provides a barrier for concrete against moisture & soil contaminants. 2.3 Waffle pods are placed in appropriate locations based on structural drawings, with rebar chairs & steel rebars laid on top. 2.4 Engineer inspects & ensures the site has been adequately prepared before concrete is poured. 2.5 Wet concrete is vibrated to release any trapped air, then trowelled & levelled out to create an even finish. 2.6 Column base plates are fixed into the foundation where columns are located before concrete is left to cure for a minimum of 7 days.

4. INTERMEDIATE FLOOR STRUCTURE

3.1 Once concrete has been cured & reached adequate strength capabilities, structural steel framing members are brought to site & fixed to column base plates with the help of a crane. 3.2 Structural steel beams are bolted & fixed to established columns & neighbouring steel beams. 3.3 Timber stud framing made up of base plates, timber studs, noggings, cross bracing & top plates are erected for exterior walls. These are fixed to the structural steel system & the concrete slab. 3.4 Other steel elements such as lintels & decorative steel panels are also brought to site & installed.

4.1 Scaffolding is erected to allow easy & safe access to the upper floor above as it is being constructed. 4.2 Timber truss joists are installed & fixed to the structural steel system via joist hangers to create the intermediate floor. 4.3 Yellow-tongue chipboard is fixed to the intermediate floor structure. 4.4 Structural steel elements are fixed to the ground floor steel structure where required as per structural engineer drawings. 4.5 Timber stud framing made up of base plates, timber studs, noggings, cross bracing & top plates are fixed to the intermediate floor structure. During construction it is supported by temporary timber bracing.

7. INTERNAL PARTITIONS, CEILING STRUCTURE, ROUGH IN SERVICES & INSULATION

ROOF SYSTEMS: STRUCTURE, SHEETING, COVER & SKYLIGHT 5.1 Structrual steel members are installed where applicable in accordance to structural engineers drawings to create a basic frame & support for roofs. 5.2 Timber rafters are fixed to the top plate of the first floor timber stud walls & the structural steel elements. Timber battens are fixed to the rafters. 5.3 Safety mesh is installed over the roof structure to prevent any hazards during roof construction. 5.4 Bradford Anticon Roof Blanket with R-value of 1.3 is installed over the roof structure to provide thermal & reflective insulation. 5.5 For bedroom pavillions, Zinc double lock system roofing is fixed over roof structure with zinc box gutters. For the rest of the house, Stramit Speed Deck 700 Colorbond coat metal roofing & Colorbond Ultra box gutters are installed. 5.6 Skylights are installed in all relevant areas.

6. EXTERNAL WALLS & GLAZING 6.1 Reflective foil breathable sarking is clad around the exposed external wall framing. 6.2 Grampian blue dark blend brickwork is erected where appropriate. 6.3 Bespoke timber framing is installed to the site, followed by windows being fitted to the frames. The glass is installed with the help of a crane. 6.4 Double glazed windows are installed with a 12mm argon gap. 6.5 Louvre window systems in the conservatory are installed.

7.1 Subfloor heating systems are placed into floor. 7.2 Timber stud walls are installed for any internal non-load bearing partitions. 7.3 Rough-in electrical services such as cabling for powerpoints, ceiling lights & heating/cooling systems are installed. 7.4 Bradford Soundscreen Plus insulation batts with an R-value of 3.2 (double layer of R1.6 batts) are installed for external walls. 7.5 Bradford Soundscreen Plus insulation batts with an R-value of 2.5 are installed within the internal timber stud walls. 7.6 Bradford Gold ceiling batts with R-value of 4.1 are installed for ceiling insulation. 7.7 Plasterboard sheets are fixed to the walls & plaster is applied to cover any gaps & bumps. Villaboard is placed in wet areas such as the bathroom.

8. FINISHING TRADES, JOINERY, APPLIANCES 8.1 Interior plasterboard walls are painted with Haymes Premium 100 Series Low Sheen Acrylic white paint. 8.2 Timber bespoke joinery for in-built furniture like those found in the closet & desk in the bedrooms, are fabricated off-site & transported to the site to be installed where appropriate. 8.3 Polished marble is installed for the long kitchen bench & conservatory breakfast bar. 8.4 Floor finishings such as Pryanese Stone Sandstone paving in the conservatory, Picotage Luna Pearl carpet in the bedrooms & Polished Spotted Gum timber flooring are installed. 8.5 Taps, light switches & other light fittings & finishings are placed where appropriate. 8.6 Landscaping is completed for garden & courtyard areas.
