he importance of green building and sustainable construction continues to gain momentum. Many European countries already have regulations in place forcing new builds and developments towards net-zero emissions in an effort to build a more sustainable future.

While South Africa is behind in terms of setting building regulations, many residential homeowners are seriously considering whether or not they should invest in renewable energy. A proper power solution is fairly costly though and questions arising include: Is it worth the capital outlay? Does the implementation of an off-grid system add significant value to a property? While it is difficult to determine how much value an off-grid power solution would add to a home, it is certainly becoming more appealing to buyers. In terms of electricity, solar energy that powers battery backup systems is the most popular solution for current homeowners. Generators (most commonly powered by diesel) were popular a few years ago, but with the rising fuel costs, noise pollution, neighbourhood restrictions and increased desire to be more eco-friendly, solar power is by far the number one solution homeowners are going for. Most homebuyers are interested in alternative power sources but the lack of a backup system or off-grid solution is not necessarily a dealbreaker. Key factors are still location and perceived value for money. An indication that backup power is a nice-to-have as opposed to a necessity for most South Africans is that almost all new residential developments offer it as an option which comes at an additional cost to the standard price. While many people would in fact like to have it, it is not yet feasible to include it as standard in most developments as buyers are still sensitive to price and may not see the added value when comparing it to another slightly lower-priced home they like. If, however, there are two properties that are equal in a buyer’s mind and one has a backup power solution and the other does not, the former would be favoured. In this edition we shine the light on craftsmanship, creative endeavours and artisanal aspects. I hope you enjoy it!

NICHE LOCAL CRAFTSMANSHIP FOR THE HOME

Niche Local Craftsmanship for the Home

ith its beautiful, diverse and vibrant people and places, it is no surprise that South Africa is home to an abundance of craft and design talent – many of these creatives now household names whose products grace homes across the country and the globe.

In fact, pre-COVID-19, the creative economy in South Africa had a peak year-on-year growth rate of 3.4% in 2017, growing faster then than the South African economy overall. This according to data presented by the South African Cultural Observatory (SACO) which highlighted that Design and Creative Services and Visual Arts and Craft combined made up 47% of this contribution to GDP. ‘South Africa is filled with creatives and a diversity of innovative and beautiful products, services and solutions and there is so much more that is on the horizon. Through building on the great foundations and the firm enabling environment we already have, through fostering new creative talent, the sky is the limit,’ says Erica Elk, CEO of the Craft and Design Institute (CDI) non-profit company – which has over 20 years of success in developing creative people, small businesses and the craft and design sector at large in South Africa. The CDI currently supports over 5,700 businesses and individuals nationally in the South African craft and design sector through its work. The small businesses supported by the CDI range from startups to exporting enterprises and are based all over the country. The CDI’s primary activities include free business training across all areas of running a business, personal development, creativity and product development activities including one-on-one consultations, market access opportunities which offer new platforms to trade locally and internationally, as well as programmes that assist businesses with grant funding to develop innovative locally-designed products and to create jobs. ‘There is just so much potential we have yet to tap and as a development organisation the CDI is always looking at new ways to create pathways for creatives, designers and innovators to get the support they need to flourish. We believe that the creative industries are still a sleeping giant, with much more to come – contributing to job creation, economic growth, exports and a more inclusive economy. We have the skills, the creative talent and the drive as a people in this country to do remarkable things,’ adds Elk. ‘Over the years we have developed a range of activities to help improve creative businesses. We work with craft producers, designers, a wide range of other creative entrepreneurs and beyond to support these artisans and professionals to grow their businesses, create jobs and showcase the very best of the diversity of South African designed products and solutions.’

Over the past few years, the CDI has placed particular focus on the development of digital platforms and enhancing the digital proficiency of the sector to take advantage of opportunities presented by the 4th Industrial Revolution.

Elk says that the market is the most important driver for business growth. ‘Hence, we at CDI facilitate a multitude of direct B2B and B2C opportunities for businesses to enter local and international markets. We developed and now manage a global platform through www.peek.org. za and have taken local design talent to dozens of local and international design industry trade events.

In recent years, it launched PEEK, a gamechanging online platform dedicated to showcasing beautiful craft and design products made in South Africa. It has grown rapidly and currently features over 6,000 local products from over 670 businesses and the site sees 30% traffic from global markets.

Since the pandemic impacted local and global events of this nature, 2022 has seen a return of key platforms for trade – including the return of major local shows such as Decorex, which saw over 30,000 visitors in Cape Town upon its return from hiatus in June 2022. The CDI supported over 50 design businesses to showcase

The SACO research also pointed out that Cultural and Creative Industries (CCIs) in South Africa are most likely to cluster in provinces with larger metropolitan areas, with Cape Town being one of these key centres. It points out that the Western Cape is clearly dominant in terms of exports of CCIs in the country and contributes 53.1% to South Africa’s exports of CCI goods. Cape Town is one of South Africa’s key epicentres of the country’s creative economy. In 2017, it was the first city in Africa to be named a UNESCO City of Design, joining a total of 180 cities in UNESCO’s global Creative Cities Network. The honour recognises a city’s design status and commitment to promoting and developing CCIs and follows the city’s designation as a World Design Capital in 2014.

It has also launched a NEXT22 virtual experience to ensure many more buyers can find the new ranges of these talented designers. The benefits of the online iteration include increased longevity and wider reach, particularly with regards to the export market. ‘NEXT22 exhibitors gain exposure beyond the timeframe of Decorex Cape Town which already was a massive boon for designers with thousands of visitors at the event. It cannot be overstated how key the return of trade events are for the design sector and with the extended digital dimension, we can reach thousands more trade buyers globally through the CDI’s network. We are optimistic that the growth in exports that we saw pre-pandemic can be achieved in the near future,’ says Elk. The CDI’s export development programme was initiated through the support of the Dutch Centre for the Promotion of Imports from Developing Countries (CBI). NEXT companies saw an average of over 50% increase in export sales pre-pandemic (from 2016 to 2018 to European markets). Which area in Cape Town is your favourite and why? Rondebosch. I moved to the area 30 years ago from the City Bowl and have lived in the same house in this very family-orientated neighbourhood and caring community ever since. The suburb is in close proximity to all major routes and surrounding suburbs, making it most convenient for my job and our many day trips in and around Cape Town. I also love Franschhoek which was a real one-horse town when I grew up there in the 60s. Only as I got older did I really start appreciating the beauty of the valley and today I am constantly amazed at the transformation of the village into a top international tourist destination. How do you start your day?

when my clients refer their friends, family and colleagues to me to assist with the purchasing or selling of a property. Why did you join Knight Frank and what does your current role entail? Many of my colleagues from my previous company had joined Knight Frank (at the time Anne Porter Properties) and told me that ‘my desk was waiting’. From the moment I entered the premises, I knew this was where I needed to be – the warm welcome I received from the receptionist, the comfortable and informal interview with the directors, coupled with the reputation of the company in the marketplace. I have been with Knight Frank since May 2009 and intend to be here for many more years.

What is the best advice you were ever given? I had been in the business for 3 days when a prospective buyer entered the office. As my mentor was not available, I took the client to view an apartment. Based on his reaction and response, I was sure that he was going to put in an offer. I never heard from him again and was so disappointed. My colleague, who had been in the business for years, shared two words with me, ‘Move On’, that is, focus on the next possible sale. With Women’s Month in mind, is there a particular female or quote that inspires you? ‘Success is liking yourself, liking what you do, and liking how you do it.’ – Maya Angelou Carmen’s Background

I wake up early to enjoy sipping on my lemon and honey hot drink, followed by word games to get my mind going and checking my diary for the day. Having turned 60 this year, I decided to step out of my comfort zone and start bodyboarding, so I have been experiencing the most amazing sunrises at Muizenberg at least once a week. On hot days, I may have an early morning dip in my pool. I also enjoy spending time in the garden and watering the beds.

What has really surprised you about the real estate industry?

What motivates you at work?

Keeping up to date with regulatory changes and industry news, ongoing communication with clients and building personal relationships. Many of my clients have become my friends.

People. My wide range of clients includes young professionals entering the market, parents purchasing for their children who are attending UCT (or other educational institutions in the Southern Suburbs) and older folks scaling down. I am motivated by the positive responses and feedback I get from my clients as the relationships tend to involve far more than just finding properties and concluding sales. It is also very rewarding

How knowledgeable and informative millennials are about real estate and property finance and how the internet has impacted the industry. How do you ensure you remain relevant or how do you make your mark in the workplace?

In what ways do you invest in your personal development? Attending regular training provided by experts in the industry and keeping abreast of local and international news.

Carmen attended the local school in Franschhoek for 5 years and then left for boarding school at St Cyprian’s. Since matriculating, her career has always had a focus on people. She trained in Hotel Management with Holiday Inn Hotels, joined the City Lodge Group as the 1st Assistant Manager at the 1st City Lodge Hotel in Randburg and was later transferred to the Cape to open the Pinelands City Lodge. Carmen also started a recruitment agency specialising in the hospitality industry. After a break to start a family, a real estate agent friend asked her to assist him. She was not ready to start working full-time so she offered to help him with admin. Before she knew it, Carmen did a show day and took over a portfolio of a colleague who was emigrating. After three easy sectional title sales in one month, she decided that this was the industry for her and that sectional title should be her focus area.

Gardening with Fatima Topiary, Espalier & Pollarding

GARDENING WITH FATIMA

Sometime into my career as a landscape gardener, I was fortunate to link up with a great friend and client and go to the Chelsea Flower Show. We worked side by side, creating wonderful topiaries for the Romantic Garden Nursery’s exhibit which that year, in 2008, won a silver medal. Topiaries For days, I ate, slept and dreamt topiary. And ever since that wonderful time I have introduced topiary into every garden I create – be it here or overseas. Topiary is a very specific art, one that comes from within and is closely linked to design. I love symmetry and neatness which ultimately inform my love of topiary.

You also have to know and understand the character of the plant you are shaping and whether you want to shape it as a freestanding entity or shape it around a rock or a flight of stairs. If you are planting next to a wall, you need to know if it is far enough away to be freestanding or shaped to work against the wall itself.

When I teach my team to do topiary, I need to hear that continuous click, click, click to know they are doing it right – that they are working that special magic of shaping a plant. It is a skill that sometimes defines academic logic, but one that definitely develops over time. To start with, I have seen less experienced gardeners turn balls into mushrooms.

Topiaries can bring order into the natural environment. I like to let nature develop freely as a backdrop to our work whether that be in the form of beautiful balls, cones or cloudshaped trees. The idea is to nudge nature, to help it along to look its best, to emphasise the innate structure of a plant.

If you want to create the perfect ball, you have to start at the circumference and then work upwards and downwards which then creates the perfect sphere. It is a bit like painting. You have to step back every so often to look at your work to see that it is properly balanced and shaped. Should you be a novice, you can buy a wireframe and use that to help you achieve your shape. For a cone we might take a central line from the apex of the tree or shrub to help with the balance. When it comes to hedges, we cut back to a slight angle so that the light and sun can get to the very base. Generally we do everything freehand.

There is a frequent tendency to chop down all trees and shrubs and work from a blank canvas, but these are treasures that have grown over many years. For the modern, young gardener and homeowner this is a gift of time you can never retrieve once removed. Serendipitously established growth can feed into that desire for instant gratification. Simply by working with and shaping what is there, you can create a garden that is both up to the minute and imbued with a feeling of history and permanence. I started out as an avid believer in English garden style. I then discovered French Provençal gardens. In both these there is a

strong emphasis on topiaries and shaping trees and shrubs to bring definition to the garden. It truly is an ancient art, practised even by the Romans, but brought to greatness by André Le Nôtre at Versailles and Villandry and given a claustrophobic intensity in Victorian times. Few things are as satisfying as taking old, established growth and shaping it into something that is right on trend and relevant in today’s gardens. I love to lead clients up a driveway with tall, clipped Italian cypress on either side, or take them into a garden with round balls ‘rolling’ at their ankles. I find that the old lollipop shapes have gone out of fashion and something infinitely more aesthetically gentle and subtle is now in play to conform to modern design. Remember, gardens without structure are merely collections of plants. As I continually emphasise, good design is what gives structure, but the other vital component that elevates a garden, that makes it something more than just a bland planting mass, are points of interest. Herein lies the genius of a striking and successful garden as opposed to a boring one. These can be varied, but one of my very favourite ways to add interest and enhance a garden is to add topiary. Careful and judicial pruning and shaping of trees and shrubs are integral parts of garden design.

Espalier Shaping fruit trees into flat shapes is a practice as old as gardening itself. Espaliered fruit trees were probably planted along the walls of mediaeval castles where the central courtyards were used for mustering the troops or for market day stalls. Even the smallest modern garden has a place somewhere for a fruit tree espaliered against a boundary or house wall or even trained on wire fencing to hide a utility area. It is the art of shaping fruit trees to enhance cropping by careful training of the lateral fruit-bearing branches into either a fan shape or candelabra form.

When it comes to pleaching*, most deciduous trees and climbers can work, depending on the design. These can easily be manipulated in winter: • • • • •

Pollarding In this country there is a tendency to just let trees grow, only lopping and trimming them when their branches are interfering with overhead wires or neighbours’ gardens. In Europe, pollarding, that is, cutting the summer growth from the tops of trees, is a regular practice each autumn and the streets of every French city, town or village are characterised by avenues of pollarded planes or linden trees. This was done because streets were narrow, but also to provide fuel for winter in the past. It is a practice that can formalise a garden and a wonderful way of creating walkways or allées. It is particularly effective when combined with clipped hedging and topiary. Many South Africans are very passionate about rugby. In fact, in a population of close to 50 million, rugby has a following of close to 10 million.

If the Springboks – AKA the Boks, Bokke or Amabokoboko – are playing, however, green and gold unite the nation. Of course, it is one of the sports in which South African teams compete with – and regularly conquer – top teams from around the world. More impressively, as the reigning world champions, they are the only team besides the All Blacks to have won the Rugby World Cup on three occasions – in 1995, 2007 and 2019. In the 1995 final, the Springboks defeated the All Blacks 15 – 12, an event remembered as one of the greatest moments in South Africa’s sporting history and a phenomenon that unified the nation.

About the Teacher Juanita Yazbek was called to ballet at the age of 4. Her passion and drive culminated in her being accepted at the Royal Ballet in London. She performed professionally, reaching Ballerina status. After a long career in South Africa, she visited many countries, representing various companies. She performed all the major classical roles such as Swan Lake, Giselle, Coppelia, Nutcracker, Romeo and Juliet, Don Quixote and many more. She was also offered a twoyear contract to perform and act as Dance Captain in Andrew Lloyd Webber’s musical Cats. The birth of her daughter inspired her to pass on her wealth of knowledge and experience in the form of the Juanita Yazbek Dance Studio which she has been running in Sea Point and at the German School since 2011. She also teaches Creative Movement at St Cyprian’s School and has been offered a teaching post at the prestigious PNX College in Somerset West. Furthermore she has won numerous awards at the Cape Town Eisteddfod, including Best Teacher and Best Choreography and her girls have won many awards. Diamond Cutting A skilled diamond cutter creates converse, bright and even-patterned detail and precision. When examining a diamond cut, one should start with the diamond facing up. If one examines several diamonds which have high cut grades, there will be very little difference amongst the stones. A compromised cut could be indicated by dark areas in the centre, under the table or around the girdle of the cut diamond. The GIA Cut Grading System downgrades diamonds that carry excess weight in extremely thick girdles, steep crowns or deep pavilions. Diamonds with features that make them vulnerable to damage – such as extremely thin ‘knife-edge’ girdles – also tend to receive lower GIA diamond cut grades.

The GIA Cut Grading System applies to the most popular cutting style – the standard round brilliant – and all clarities across the D-to-Z colour range. There are five cut grades: Excellent (EX), Very Good (VG), Good (G), Fair (F) and Poor (P). A diamond with an Excellent cut grade is very bright. Affordability Key to Unlocking Africa’s Housing Markets Continent-wide, residential markets have been in a state of a suspended animation for the better part of two and a half years.

ith economies slowly limping back to life and international travel resuming, expatriates and tourists are returning, which is boosting demand and the performance of the residential sector as job levels recover. Indeed, in Lagos, rents currently stand 22% higher than they were in 2019, while Cape Town (13%) and Nairobi (5%) have also registered increases over the same period.

These strong increases are likely to be curbed as housing demand in many cities is starting to shift away from city centers to the suburbs primarily due to affordability considerations, but also due to the relative gain in indoor and outdoor space. With inflation continuing to edge upwards, affordability is expected to come into even sharper focus, especially as real household incomes continue to be eroded. Historically, housing affordability challenges have been usually addressed at government level, through various subsidies and in the current record-inflation environment, the continent’s authorities are rapidly mobilising to stave off any cost-of-living emergency. The Egyptian government, for instance, has already intervened in the residential market by reducing land acquisition costs, while

other governments have tried to encourage the development of more affordable housing through tax rebates on construction costs. "Developers recognise the scale of challenge and the continent has seen a wide range of residential property types being brought forward." Elsewhere, the challenge is greater. In many markets on the continent, demand for residential real estate has historically been fuelled by easy access to cheap debt financing, but rising lending rates are quickly becoming a stumbling block for many house hunters. In Nigeria for instance, mortgage rates stand at over 20%, positioning them well out of reach of the average buyer, with recent transactions being linked predominantly to cash-rich diaspora.

South Africa too enjoyed a boom in deal activity in 2020 as access to debt financing was affordable due to the low prevailing interest rate, but the heightened sales activity is rapidly slowing as lending rates rise. Developers recognise the scale of the challenge and the continent has seen a wide range of residential property types being brought forward to address Africa’s affordable housing needs. Lake Victoria

It is one of the African Great Lakes, the world’s second largest freshwater lake and the largest tropical lake in the world.
