n line with our theme around South African youth and up-and-coming talent in the country, we wanted to look at what young investors have been doing recently in the property market.

Statistics for the first quarter of 2022 from ooba – South Africa’s foremost home loan comparison service – indicate a residential property market and lending environment that still favours entry into the property market as slowing house price growth coincides with more accessible home loan finance. In Short: It is still a good time for first-time homebuyers to enter the property market. ooba CEO Rhys Dyer noted that while a higher inflationary environment has been impacting the cost of goods such as food and fuel, the average purchase price for first-time homebuyers is effectively the same as it was a year ago, at R1,131,905 up from R1,127,776 given the nominal increase of 0.4% from Q1 21 to Q2 22. ‘The current record-low deposit requirements, attractive interest rate discounts and cost-inclusive loans, create an ideal environment for aspirant home buyers.’ The oobarometer Summary Report has revealed the following data.

The majority of investments in the Western Cape and South Africa, respectively, are not for holiday residences (0.44% / 0.24%) or investment/ rental purposes (16.11% / 6.46%), but for main residences (83.45% / 93.3%). Dyer also stated that banks are responding well to the increasing demand for no deposit loans with an approval rate of 82% in Q1 22 in this segment. Plus, the average deposit for first-time homebuyers is down from 8.2% in Q1 21 to 6.7% in Q1 22. So, if you are an aspiring homeowner, it is a great time to take advantage of low deposit requirements, interest rate discounts and cost-inclusive loans.

Sociology. I have always been interested in the interlinkages between society and science and a BA gave me a holistic local, regional and global understanding of this. In 2018, I did my BSc Honours in Geography and Environmental Sciences, also at Wits.

Tell us about your background.

This degree was more about wanting to understand the impacts of climate change on a physical and social level by looking at topics such as water management, sustainability and low-carbon technologies. I graduated cum laude and was recommended to embark on a PhD programme. I recently completed my PhD at Wits (2019 – 2022) where my thesis was focused on the potential of green bonds to finance a low-carbon transition in South Africa. My research – which has resulted in the publication of several journals – was inspired by the role that private capital can play in financing the low-carbon transition in developing countries such as South Africa.

I was raised in Johannesburg by amazing parents who contributed to a solid upbringing and provided me with the best of opportunities. I grew up with strong values instilled in me and my parents have always played a major role in guiding me to fight for what I believe in and to continuously pursue my dreams. At a very young age I learnt the value of independence and hard work through watching them, regardless of whether it were successes or failures they experienced. As a millennial growing up in such a constantly changing society, I began to identify myself as a changemaker, no matter how small or big my impact would be. I have been very blessed to know people who have always allowed me to make an impact and support me in my endeavours. Now that I am more mature and have affirmed myself, my identity is very much rooted in being authentically myself and acknowledging the power and resilience I possess.

Please elaborate on your qualifications. After matriculating in 2014, I pursued a Bachelor of Arts at Wits University (2015 – 2017), majoring in Geography and

What did you enjoy about studying and which parts were less than ideal? At Wits, one of Africa’s top universities, you are exposed to massive opportunities and lecturers and professors who have global experience. I loved immersing myself in learning new concepts but also being pushed to critically analyse the applicability of these concepts for developed and developing countries. I also enjoyed the Wits culture which is collaborative but also very diverse. Of course there were the never-ending assignments and constant pressure to excel.

But now that I think about it and look back, I had the best experiences of my life at Wits. The fun parts of studying really outweighed all the challenging aspects of it.

Congratulations on being selected for the Mail & Guardian 200 Young South Africans 2020! Please tell us more. Thank you very much, I really appreciate it! I was very honoured and humbled to even have made it into such a prestigious list. I received recognition for applying parts of my PhD research in the analysis of the negative economic effects of the COVID-19 pandemic on African countries in 2020. Essentially I was observing how specifically the pandemic was affecting countries in Africa given their weak healthcare systems and constrained budgets, as well as the vulnerabilities of people caused by socioeconomic problems such as inequality and unemployment. The key research question I explored was which innovative financing tools exist that can alleviate the impacts of the pandemic but also ensure investments into climate-related projects. This was one of the first studies being done analysing the intersections between the pandemic, the environment and society.

Describe your current position and responsibilities. I am currently a Climate Risk Analyst in Group Strategic Risk for Nedbank. My responsibilities include assisting with the

management of climate-related risks within the traditional risk types of the bank. I am also responsible for actively managing climate-related risks and opportunities across the bank by providing effective support, best science research, advice and monitoring. A recent key part of my role, which is very exciting, is leading and facilitating climate change awareness and knowledge across the entire organisation.

What did you want to be growing up? I was very set on being in the medical field, whether it was as a doctor specialising in paediatric neurosurgery, a clinical psychologist or a speech therapist. The medical field is one that requires an individual to be deeply empathetic and caring and these are values I possess so I thought it would be a good fit. This was until I found my passion for Geography, a love that continued to grow from primary school. This passion was sparked by the impacts of climate change and how they have intensified over the years. I guess I am a doctor in the sense that I want to contribute to healing the planet. The same goal as my initial career dream, it just turned out to be a different lovely path.

Whose career inspires you and why? I was inspired by the late Wangari Maathai who was the first African woman to win a Nobel Prize for her innovative concept of the Green Belt Movement. This was a massive success in terms of partnering up with people at grassroots level, along with national and international efforts to promote environmental conservation and build climate resilience. Wangari Maathai proved that conserving and protecting the environment does not always require out-ofthe-box thinking and massive resources. The simple act of mobilising various stakeholders

to come together for a greater cause is just as powerful and significant. I truly believe this is also the case with organisations. Tackling climate change is about grand solutions and being at the forefront of thought leadership but it should also be people-centred where the man on the street does not get left behind on climate awareness and education. Solutions to climate change should not only be about impact but also about empowerment.

If you were not a Climate Risk Analyst, what career would you like to explore? I would love to still explore a career in academia, should the opportunity arise. Academics have such an important position in society in that they are the knowledge bearers and are at the forefront of key novel discoveries. I witnessed this firsthand with my dear Professor Mulala Simatele, who is one of the most distinguished academics on the continent through championing discoveries in natural resource management and sustainability issues. Importantly, academics are also teachers and impart knowledge to many which is critical. I would like to be an academic who contributes to holistic solutions in South Africa and Africa’s climate change challenges and also be involved in climate science communication. A key gap is that climate science is always communicated using jargon so it is important that when we educate people and empower them to be informed that knowledge is communicated in the simplest manner.

Are you part of any organisations? Yes, I am! I am a #1MillionInSTEM advocate, created by

WomEng, mentoring young girls on pursuing STEM research and careers. A core tenet of what I believe in is the equal rights of women in different fields in science and for their voices to be heard and validated, especially in developing regions such as Africa where patriarchal norms are still rife. I am also a World Economic Forum Global Shaper for Johannesburg. Part of my initiative is focused on launching a climate finance education project which aims to bring more awareness and knowledge on green investments to the youth and general public. Education is a topic very close to my heart because when you are educated you are informed and empowered to make better decisions.

What are your success habits? There is nothing that beats hard work. Working smart can only take you so far whilst

hard work differentiates you from the rest. I always give 100% in everything I do and always arrive prepared – whether that means spending a little bit more time researching or learning a new concept. It always pays off! If I am stuck or do not understand something, I always ask for help. I deeply appreciate that I do not know everything and I am not supposed to know everything. Asking for help provides clarity but also presents an opportunity to do even better. I have learnt that character goes a very long way as people always want to be associated with individuals who are authentic, have integrity and continuously stay true to themselves and their values. This is something my parents taught me that I have applied in all aspects of my life. These are habits I think lead to success but also ensure that I always stay grounded and humbled in the work I do and who I am.

How do you push through tough times? In grade 10 when I was grappling with science, my teacher used to tell me, ‘this too shall pass’. What I did not understand then, which I understand now, is that when tough times come, they are temporary. Having a strong support system definitely contributes to getting through uncomfortable times and knowing that I am loved and supported. Importantly, also trusting in God and the universe that everything will work out the way it is supposed to. I do not like going through tough times, I do not think anyone does, but I definitely emerged stronger and more resilient after having gone through them.

What advice would you give to someone starting their career? Network as much as you can! Networking opens many doors because when people know who you are and the skills you possess you will always be top of mind when opportunities present themselves. I have made myself visible to CEOs and executives and communicated my value-adds to them and to their organisations. This has resulted in me being more visible in the organisation and finding other avenues to develop and fulfil my passions. Patience is key. Being young and energetic we often expect to move from point A to Z in a flash! This does not happen instantly. You may only move from point A to B in a year or two. This is progress. Never stop learning! We live in a rapidly changing world and this requires one to always be up to date with the latest developments – whether that be through understanding the

role of geopolitics in the world or taking a LinkedIn course on Python or pandemics. You do not need to be a master of everything but it is important to stay abreast with global developments as they impact every discipline.

What personality trait do you think leaders should have? The best leaders I have come across are those who are empathetic. These are leaders who have the ability to understand the needs of others and are aware of their feelings and thoughts. The COVID-19 pandemic and the world we are living in today challenge so many people; it is unprecedented. Some challenges are visible and some are not. So it is important to have empathetic leaders who are people-centred and able to empower you to be productive and reach your goals despite the circumstances. There is nothing more inspiring than having a leader who genuinely has an interest in their co-workers’ general well-being, who has the ability to harness their strengths and assist patiently whilst they are addressing their weaknesses.

What was the last book you read? The last book I read was ‘Mission Economy: A Moonshot Guide to Changing Capitalism’, by Mariana Mazzucato. The book looks at the grand challenges facing us in a radically new way. The challenges we face are extremely complex and have no simple solutions, however, Mazzucato argues that we need to think bigger and mobilise our resources in a way that is as bold and inspirational as the moon landing. We can only begin to find answers if we fundamentally restructure capitalism to make it inclusive, sustainable and driven by innovation. The book is aspirational in my opinion, however, through collective action sustainable solutions can be implemented.

Gardening with Fatima PROPAGATION IS A CINCH Easy Ways to Multiply Your Plant Stock

s anyone who has been gardening for a few years will tell you, your small slice of nature is far more surprising and rewarding than all the planning, planting and nurturing could ever predict. A garden is a gift that keeps on giving and if you’re on the ball this time of year you’ll realise those few plants you already have are stealthily multiplying.

Released from the harsh heat of summer and refreshed by a few days of rain, this is one of the gentlest and most redolent times of the year. The compost you so diligently spread about your beds is now sprouting with a dozen young tomato plants. Your Cape rough-skinned lemon tree prolific, dripping with lovely yellow fruit, will have at its feet a veritable nursery of baby trees; a young orchard in the making. And the salvia under the bursting spires of purple is suddenly dense with new, soft clumps of tiny grey shoots all ready to split and slip. This is the very best of times, when even a novice’s attempts at propagation are bound to be successful. Everything just leaps with vigour and growth. So, take a cue from nature and make the most of this wonderful period between summer and proper winter when you can propagate so many things in so many different ways.

Have you ever bought or moved into a new home with only a lawn in need of love or a few scattered shrubs? SEEDLINGS

DIVIDING AND SLIPPING

Often you don’t have to go to the trouble of sowing seeds. Nature will do the work for you. Your compost can provide an abundant source of seedlings, from tomatoes to squash and pumpkins. Carefully transplant those tomato seedlings from the flower beds and set them out in rows in your veggie garden where you can stake and train them. Squash and pumpkins need a fair amount of space so these should also be transplanted to a patch where they can do their sprawling thing.

Although your salvia might be in full bloom at the moment, now is the time to cut them back and divide them into clumps or take slips (a stem with a root) to replant in other parts of your garden. Salvias are one of the most satisfying perennials to divide. Others include Aster (Michaelmas daisies), Alstroemeria (lily of the Incas), chrysanthemums (mums), Clivia miniata (Natal lily / bush lily) and Agapanthus (African lily / lily of the Nile).

The easiest seedlings to sow are poppies. If you collected and stored their seed pods at the beginning of summer, now is the time to scatter them in your composted beds. Our indigenous Felicia amelloides (the blue daisy bush or blue felicia) is a marvel at selfseeding. Also, don’t hesitate to pull out last year’s plants. New plants will emerge like magic in the same spot. The other indigenous plant that self-seeds prolifically is the Dietes grandiflora (wood iris) so look out for tiny spired seedlings.

Tip: If you notice any dieback or virus infestation in your plants, resist the urge to divide the roots and instead take softwood cuttings. This will prevent diseases from being transferred to new growths.

CUTTINGS With the help of commercial rooting powders, or something more natural like a drop of honey, or neither, this is the prime time of year to take cuttings of just about anything. You can take cuttings from your own plants or perhaps from friends’ and neighbours’ plants. If they are growing them successfully it is highly likely the plants will also thrive in your garden. There are several types of cuttings: semihardwood, hardwood, greenwood and softwood. Cuttings can be taken from the tip of a plant, the leaf, the stem or the root. Semi-hardwood cuttings are generally taken from mature plants such as hibiscus, camellia, azalea, honeysuckle and bougainvillea. Hardwood cuttings can be taken from lemon and orange trees, climbers such as grape vines and any deciduous shrub. Greenwood cuttings are taken from plants with soft stems such as gardenia, geraniums, hydrangea, fuchsia, dahlias and boxwood. Softwood can be propagated by cutting a section of young shoot tips and placing them in a container with fresh water until they take root. Some very easy plants to propagate from cuttings are rosemary and thyme. Place the stems in a glass of water for a few days until the roots have formed and then plant out. The same can be done with mint, geraniums and plectranthus, although plectranthus can be placed directly into some good garden soil and it will grow very readily. These plants with non-woody stems are a cinch to propagate.

When taking cuttings, remove all the leaves except a few at the top. Ideally when taking your cutting, remove it from the central stem with a ‘heel’, that is, a stem node from which the new roots will shoot. Some people take long cuttings and others very short ones. Even the tiniest of cuttings can work. If you’re not rooting cuttings in water first, wet the stems and dip them in rooting powder or honey as this will encourage quicker root growth before planting.

Successful propagation requires consistency and vigilance, so keep your cuttings in a prominent place where you will see them every day. You can plant them in river sand for good drainage and you could even give them a spray with a foliar feed, high in phosphates, which will also encourage strong root growth. Choose a small container at first which will force deeper rooting and water regularly, without overwatering.

GARDENING WITH FATIMA

GRAFTING Grafting, a propagation method used with hardwoods, is a horticultural technique used to grow two different plants together. Essentially a portion of one plant (bud or scion) is placed into or on a stem, root or branch of another (stock) in a way that they can continue to grow together. It can be great fun! In fact, a hibiscus shrub I’ve seen in a garden in Newlands had about five different coloured varieties, all grafted onto the mother plant, for a truly spectacular, if somewhat bizarre, display. One can take a rough-skinned lemon seedling, for instance, and graft it onto an orange tree. HAPPY PROPAGATING! By spring your garden could be overflowing with new life and plants. In the spirit of Youth Day – observed on 16 June every year in South Africa – we approached two individuals, selected at random. Both are actively carving out a place for themselves in a future they will be making brighter for our country. With attitudes and determination like theirs, there is no telling what they may achieve. Find out more about Jemma Randall and Nicholas Allan below. Jemma Randall is an aspiring veterinarian from Clarendon High School for Girls pursuing academics and sports with vigour and positivity. As an animal lover with an interest in the ongoing research this career requires, she plans on studying a Bachelor of Veterinary Sciences (BVSc) at the University of Pretoria. ‘For me, living life to the fullest and making a difference is a pathway I choose gladly. Why be mediocre when the future offers so many opportunities to be excellent?’ She is working towards obtaining her National Senior Certificate with 7 subject distinctions and maintaining her cum laude aggregate, in addition to fulfilling leadership roles. She is part of the House Committee at school as well as the Pet Pals Committee which works with a local NPO that helps care for homeless and injured animals. Outside the classroom, hockey is her no. 1 passion but Jemma also loves horse riding. She is currently the captain of the first team hockey side and has captained many other teams over the years.

‘I have played hockey since the age of 5 and have done horse riding for the past 11 years. My sports are extremely important to me, so they often take priority over my social life with regards to after-school hours. I’ve been playing in my school’s first team hockey side since grade 9, 2019, in addition to making the provincial team every year since grade 6. I have also been playing in my hockey club’s premier league since 2018. Due to hockey being my main sport, I don’t have as much time for my riding as I would like as it is a great way for me to forget about the stresses of school and advancing adult life.’ Honesty is a facet of her life and central to all she does. She also has unwavering loyalty and once committed, every fibre of her being is on board. In five years, she sees herself living her best life as a 5thyear BVSc student, itching to get out into the real world to apply what she has learnt to treat and heal animals that have such a special place in her heart.

It is safe to say that young Nicholas Allan, a learner at SACS, has reached incredible heights – literally and figuratively. He started rock climbing when he was only eight years old and now, at 14, he is the champion in his age group. Technically, as a repeat winner of both Boulder and Lead Nationals, he has been the champion since 2016. ‘Ever since I started it has been a big part of my life. I find it really fun and can’t imagine my life without it. I love everything about it – the challenge, the strength needed, the skills needed and my friends.’ Nicholas started climbing after trying it at a friend’s party and was immediately hooked. Four years later, at the age of 12, he travelled to Arco in northern Italy to compete in Rock Junior, his first international climbing experience. While rock climbing is a popular pastime and sport, it requires discipline to compete at the levels Nicholas has already reached. He usually climbs four times a week, three times inside and once outdoors. He also trains at his house twice a week. The grades he is climbing are truly impressive – especially for a 14-year-old. His outdoor boulder grade is 8B and his outdoor sport grade is 30. Figures most can only dream of climbing. When asked which discipline he prefers, Nicholas said he enjoys both but prefers bouldering.

HERE’S TO SOUTH AFRICA’S YOUTH

The benefits of rock climbing extend beyond physical fitness as it can have a huge positive impact on mental health. ‘It challenges you mentally. Working out the beta (sequence of moves required to complete a sport route or boulder problem) is really fun.’ In terms of setbacks, Nicholas has broken his wrist twice (once climbing and once skateboarding) and he has broken a toe. After resting up a bit, he quickly got back to climbing – one of the benefits of being young. International climbers he looks up to include Alex Megos and Daniel Woods and for beginners his advice is simple: ‘Have fun!’ He recently qualified for the Climbing Youth World Championships – a competition held every year where the top three climbers in each country compete against each other. This year it will be held in Dallas, Texas in August. Everyone competes in all three disciplines, namely lead, speed and boulder. Nicholas will be competing in Youth B (u15) Lead and Bouldering.

In addition to the three gun batteries, the existing buildings at the Apostle Battery, all constructed between 1939 and 1945, include a guardroom, workshop, quartermaster sergeant’s room, mess halls, soldiers dormitories, a radio room, generator room, storeroom and ammunition room.

Meet Loried Munetsi Sommelier & Service Ambassador at Utopia – Dining Elevated

Tell Us About Your Background? I was born in Mashonaland East in Zimbabwe on my dad's farm in an area called Wedza, about two hours from Harare going south. Here I grew up in a big Christian family with seven siblings. Alcohol was never present because neither of my parents drink, not even on special occasions. Growing up I was familiar with horticulture and my love for nature and climate aspects stayed with me when I moved to Cape Town in 2008. What is Your Working Experience to Date? I started off as a sculler at a pizza shop called Clay Oven in Long Street. My hard work paid off as by the time I left I was a waiter. The next stop was Café Mojito where I stayed for almost four years, leaving as a manager. By then I had discovered wines through interactions with sales reps from various wineries. I had a special feeling about it and knew deep down this would be my speciality someday. When I got hired by Sugar Plum Investments at their spectacular venue, then Vue Sky Bar Lounge, now Utopia –

Dining Elevated, my passion developed and I met Alister Zengenene, now my best friend. He shaped me and showed me the ways of the wine industry. I’m still at Utopia today where I advise guests and recommend great food and phenomenal wines. Education, Qualifications and/or Training (If Applicable) In 2017 my wine studies kicked off. I started at the Cape Wine Academy where I obtained my Wine Appreciation Certificate in 2018. I also enrolled with Diageo Bar Academy where I learnt more about cocktails and spirits. Next, I moved on to the International Wine Education Centre (IWEC), the first Approved Programme Provider for the internationally-recognised Wine & Spirit Education Trust (WSET) in South Africa. I completed Level 2 and am waiting on my Level 3 results. At the moment I’m in transit to Europe to obtain a Court of Master Sommeliers qualification. What are Some of Your Favourite Wines? When it comes to wine I’m very adventurous and have been so lucky to taste some the rarest and top-shelf international creations, including a 2018

Semillon from Rockford Local Growers in Barossa Valley (Australia) and a 1989 Château Montrose from Château Montrose winery in the Saint-Estèphe appellation of the Bordeaux region of France. Here are but a few of my local favourites. Klein Constantia’s sauvignon blanc is my favourite sip and chill wine with its tropical flavour profile and great acidity giving a super refreshing finish on the palate. My favourite chenin blanc is Hope Marguerite from Beaumont Family Wines in Bot River. When it comes to chardonnay I have two favourites. Ataraxia Chardonnay from Hemel-en-Aarde Valley in Hermanus and Paserene Chardonnay from Elgin. Both are exquisite, not too oaked. Their balance and great structure leave one with an unforgettable experience. When it comes to reds, I enjoy big aged wines – mostly blends like Bordeaux and Rhone – such as Warwick Trilogy, Paserene Marathon, Chamonix Troika, Dalla Cia Teano, Marianne Wine Farm's Floreal and Rupert & Rothschild Baron Edmond, to name but a few.

What are Some of Your Favourite Wine Farms? Uva Mira Mountain Vineyards and Delaire Graff Estate, both in Stellenbosch, for their outstanding wines and spectacular views. Paserene, a boutique winery in Franschhoek with phenomenal wines, where only the best experience awaits. Their wines reflect a true sense of origin with grapes sourced from Elgin, Franschhoek and Tulbagh for specific styles. Haute Cabrière in Franschhoek for its great wines and amazing views. The experience is therapeutic; one wouldn’t want to miss out. IONA Wine Farm in Elgin, a family-owned estate with very welcoming and friendly people and superb wines made to reflect the terroir of Elgin. What is Your Favourite Food and Wine Pairing? Contrasting pairing is my favourite, whereby you pair wine and food with different components. The way they accommodate each other makes for an unforgettable experience. Even though pairing is subjective because people have different taste buds and react differently. For example, a full-bodied 2014 Anthonij Rupert Cabernet Sauvignon with rough tannins, high acidity and a supple finish, paired with a 21-day dry-aged sirloin on the bone. The wine’s acidity will cut through the marbling whilst the granular tannins will be softened by the rich and intense nutty flavours of the meat.

Nothing beats concluding dinner with Straw Wine – produced on Roundstone Farm in the Swartland appellation and at Leeu Estates in Franschhoek – paired with soft cheeses such as camembert and goat cheese. What Inspired You to Become a Sommelier? Discovery of wine through working with it in different establishments got me hooked and I wanted to find out more about the beverage.

After watching the films Somm on SOMM TV and Sour Grape I was motivated to pursue a career in wine. It’s a very long journey full of challenges but my friend Alister has been so encouraging and still is. But above all, the ability to create a visceral connection between people, place and time is what sets wine apart from any other beverage. It gives me courage to strive for more. What Do You Love About the Wine Industry Today? South Africa is fortunate to be a New World wine region meaning fewer regulations, giving our winemakers opportunities to be adventurous and experimental. The industry has evolved tremendously and we are at a world-class level. Our climate is also a big blessing. We hardly experience severe hazards such as frost and disease risks are reduced because of our warm weather and cooling influences from our beloved oceans, resulting in some remarkable vintages. What Can You Tell Us About Wine Awards? My biggest dream within the wine industry – besides having a wine business or anything else – is to be a wine critic or wine judge, to support and reward the people who deserve it. I cherish wine awards as hardworking individuals and establishments deserve to be acknowledged and awards bring awareness and appreciation.

What are You Currently Working On? I’m currently working on my Introductory Sommelier Certificate from the Court of Master Sommeliers. It will definitely improve my knowledge and service skills. I’m looking forward to going all the way to become the first black African Master Sommelier and 2nd African Master Sommelier after Mr Gareth Ferreira who became the 1st one in 2021. The qualification will be a great stepping stone towards gaining international experience in cruise ships or international resorts in the future. Do You have Any Advice for Aspiring Sommeliers? Becoming and being a sommelier is a long journey that requires focus and dedication. Remember, you are in an industry where

you don’t retire. Take the late Steven Spurrier for instance, forever a wine enthusiast. Is there anything else you’d like to share about yourself, the wine industry or Utopia? My biggest desire is to give Utopia guests an unforgettable dining experience and it can only be achieved through collaboration between the restaurant and wine farms. My only wish is that the wine industry adapts the releasing of matured wines in line with Old World wine regions such as Piedmont in Italy. EYETHU SKATEPARK HOUT BAY

Eyethu Skatepark Hout Bay

he beautiful Hout Bay valley is home to the Eyethu Skatepark, a development undertaken by the local Rotary Club and community volunteers co-ordinated by Vicki Scheffel, who managed the project. Eyethu, which means ‘Ours’ in Xhosa is located at the Hout Bay stadium across the road from the police station. The state-of-the-art venue offers youth an off-street and safe recreation environment where they learn new physical and social skills. The plans for the park were drawn up in 2014, and two years later the construction go-ahead was officially given by Cape Town’s Municipal Recreation and Parks Department which owns the property. The Hout Bay Rotary Club’s president, Keith Bull, spread word of the plans on the radio with CapeTalk’s Kieno Kammies, leading to various construction companies participating in the project and helping turn the dream into reality. The park’s co-founder and designer, architect Lawden Holmes was applauded for his efforts and design. “He has been terrific, staying on the City’s back to follow up on what was happening. He used his lunch breaks and weekends to work on the project, so it’s been him who’s driven this for us at design and City level,” said Peter Dutton, a Rotary Board member in an interview about the project. Construction was completed in 2019 despite scarce funding that took time and effort to collect. The devastating Imizamo Yethu fire also temporarily halted construction.

The park welcomes kids of all ages but it’s mostly used by skaters between eight and eighteen. Diversity remains a priority for the developers since they wanted a shared space for everyone, regardless of social profile and age. Because skateboarding is a rapidly growing, affordable, and accessible sport, kids had previously been skateboarding in the streets and other unsafe areas. This was a further motivation for constructing the park. A key reason for building it in Hout Bay is the diverse residential and working community, which represents a broad range of cultural and socio-economic backgrounds.

Eyethu has partnered with Ziyaad’s Skate School owned by Ziyaad Davids who received professional facilitator training from the Laureus Sport for Good Foundation and the Indigo Youth Movement, which is supported by Element and Vans, both global skateboarding brands. Mentors and volunteers supervise the after-school activities hosted at the park every Monday, Wednesday, and Friday. The mentoring focuses on skateboarding, road safety, life skills, social cohesion, respectful peer-to-peer social interactions, and literacy outreach.

At the annual Christmas party, awards are presented to the Rotary’s Most Caring Eyethu skateboarder and the Most Community Spirited skateboarder. Recent winners have been residents Jose du Plooy and Sikhanyise Nyingeni. In collaboration with Eyethu, the Rotarians bestowed the "Service Above Self Award" on Ziyaad for his dedication to skateboarding for good, both at the park’s skate school and in the surrounding areas. His work has been essential in helping local youth to learn skating and improve their skills as well as in their personal development. The skatepark sponsors have also acknowledged the support and enthusiasm of M.J. Johnson, a resident skater who responded to a Facebook post and started the Eyethu movement. Sulaiman Wyngard, Wonga Lucas, and Hilton Scheffel are some of those who have kept the project thriving.

Thanks to them and others, the Eyethu Skatepark in Hout Bay provides many kids with a space for safe, wholesome, and pretty gnarly fun where valuable life lessons are learned, and this mission continues with their enduring commitment. We are excited about the future of Skateboarding which is now an official olympic sport. A formal body are being formed nationally, which includes a club structure to formalise participation in local, national and international competitions. We look forward to seeing this implemented in the near future. Eyethu’s non-profit and after school programmes are always in need of hands, equipment and financial contributions. We had the honour of connecting with Ridian Kabeya recently, an incredible young chef. Here is what we discovered and learnt. If you had to describe yourself in one word or phrase, what would it be? Visionary Growing up, what was your dream job?

I wanted to be a lawyer. Why did you want to become a chef initially? I wanted to do something that would make my soul happy; to serve others and connect with people on a deep level through my creations. Please tell us about your pop-up events. For me pop-ups are more than just an amazing way to showcase your culinary talents at a temporary location. What I

known so it can operate without me. What do the phrases ‘fine dining’ and ‘superb service’ mean to you? For me, fine dining is preparing and presenting good food in an artistic way. Elegance executed with care and detail. In terms of pursuing service excellence, it is about taking excellent care of guests and making sure they are comfortable and feel special in a welcoming atmosphere where their expectations are met or ideally exceeded.

I would describe my art form as an exploration of abstraction through the combination of alternative photography and ink wash studies. ABOUT Mariëtte Kotzé Mariëtte grew up in the beautiful little town of Caledon, 110 kilometres east of Cape Town, where she matriculated from Overberg High in 2003. Being interested in art and design from a young age, she decided to enrol in an interior design course at the Cape Peninsula University of Technology in Cape Town, graduating cum laude. She has been residing in Cape Town ever since. After 6 years of working in the design and build industry, she took a break to study Fine Art at Ruth Prowse School of Art in 2013. This was where her exploration in abstraction developed and where she started experimenting with ink wash studies and alternative photography. What initially attracted you to the world of art? I wouldn’t say I’m attracted to the world of art as much as I’m attracted to the process of creating. But I do enjoy visiting local galleries and making friends with other artists, swapping ideas, trading works and building up my own art collection for my big house one day. Which part of your career do you find most rewarding? It gives me an opportunity and a space to reflect, meditate and experiment. It’s the only place where I can be free to create

what I feel like, without being affected by external factors. I enjoy the possibilities that come with combining traditional and contemporary art techniques and creating a new visual language. Tell us about your art form. I would describe my art form as an exploration of abstraction through the combination of alternative photography and ink wash studies. By focusing on the activity of the artistic process, I create my own internal landscapes, through digitising ink wash movements with a macro lens, while exploring process and repetition as meditative instruments in art making. I use the word ‘alternative photography’ as I don’t see myself as a photographer in the traditional sense of the word, more an image maker. I action the process that delivers the photograph by using ink and solvents like an abstract painter.

The focus of my work is on the ephemeral concept of time: a transient moment is captured on the lens surface, where ink and various translucent fluids are intermixed. My work questions photography by capturing images that can never be created again. My themes are determined by the unpremeditated end result. When I started using this technique, it was mainly about the process and experimenting. Currently, looking at the works created after an 8-year period, all abstract in definition, I’m able to divide them into categories, differentiating between abstract objects, pieces reminiscent of varying landscapes, earthy textures and colourful compositions that express a mood or song. For my latest body of work, I’ve selected pieces which were created at night, resembling starforming regions created by the random formations of gas, which led to the chosen title, Nebulae.

My ink study ‘paintings’ are created through the combination of ink and water puddling, adding solvents to extend and delay the ink’s natural tendency to bloom and creep, and also changing its colour. The results are captured using a Dual lens scanner system, which simultaneously becomes the means of recording these formations and also the surface that allows the creations to take place.

How long does it take to complete a piece? I’ve read somewhere that it takes an artist the sum total of years spent on honing their skill to create a single piece, which I have to agree with. In my case, that would be eight years of continuous practice, trial and error, hours and hours of experimenting and making many mistakes, to finally be able to create an artwork in a relatively ‘short’ amount of time. Where do you get your inspiration from? I draw inspiration from Wassily Kandinsky’s writings regarding the spiritual in art, which influenced the work of Abstract Expressionists as well as Japanese Zen calligraphy, that focuses on the contemplative process of art making and the expression of the subconscious mind. The activity of the artistic process becomes a means of inspiration in itself, acting as a meditative instrument, which puts the focus on the process instead of the end result. The Freischwimmer series of Wolfgang Tillmans has also greatly influenced my work. He won the 2000 Turner Prize for his pioneering and innovative style in image making, challenging the boundaries between art and photography. What have you learnt in the last couple of years, in general or about yourself? I have learnt to be grateful for what I have, for where I am in my career and for what

I’ve achieved so far, to not be too hard on myself if I have down times or am not feeling productive. Creativity comes in waves and the best thing to do is to just start creating. Even if everything I produce in a day turns out to be unusable, the next day will probably be different, as long as I continue with the process. Is there anything else you would like to share? I’ve recently had the privilege of being featured as a solo artist at the Candice Berman Gallery in Bryanston. The show featured my latest body of work titled Nebulae. These works, like their inspiration, were created at night. By opening up the scanner and exposing the lens to the night sky, a different quality of light was let in,

changing colour in a way that only happens after dark. Star-forming regions created by the random formations of gas, dust and other materials clumping together in various densities capture the spontaneity of the universe and its ephemeral and fleeting nature. Taking a Closer Look at NFTs with Daryl Payne

TAKING A CLOSER LOOK AT NFTS

igital creators of all ages, prodigies and young investors are arriving on the NFT scene in a powerful way. To learn more, we connected with Daryl Payne. When Daryl Payne started investing in crypto in mid-2020, he soon realised the emerging NFT markets had the potential to be a hedge against crypto. ‘The space is so dynamic and being able to own the IP rights of each NFT was appealing. This drove me to do my research to understand more. Eventually I dove in and I haven’t looked back since.’ As the GM of an NFT project called Paradise Trippies, his role entails assessment of the current positioning and full oversight of the project goals. He also oversees the management of the founding team and their interests and makes sure the creative and technical teams are kept on track with their developments, timelines and budget to provide the community with value. Before we go further, here is the Investopedia definition of NFTs: Non-fungible tokens (NFTs) are cryptographic assets on a blockchain with unique identification codes and metadata that distinguish them from each other. Non-fungible means they are all individual, Daryl explains, whereas, for example, one ether (ETH) or part of it is the same as another one and can be traded as such. This is not the case with NFTs as each is completely individual, so its value is what someone is willing to pay for it. With ether there is a market price which, when trading, is for the most part always followed.

Just like Ether, each separate NFT holds ownership information recorded on the Ethereum block chain and becomes immutable once it is validated, meaning this ownership record is not able to be altered or deleted and will remain as a ledger record forever. When a transfer or sale is actioned, this ownership record is added to the blockchain to show the new owner identifier. ‘The available NFTs in the current space are mostly artwork and music based and we are starting to see vouchers, membership cards and even concert tickets moving into the space simply due to the inability to make fake copies as a result of their unique and readable identifiers.’

What makes NFTs so interesting is that utility is now beginning to drive the space, whereas back in the early days people were happy with the only utility being a JPEG to use as their online PFP (profile picture). ‘We are seeing real utility attached, such as tokens being used to gain membership in a select club. For example, at Trippies. com you can enter our island environment which connects through web3 with your NFT wallet (MetaMask) and if you hold one of our NFTs you’ll be able to explore Paradise Island and interact with the characters, play games and win prizes.’

When asked the difficult question of what makes NFTs valuable, Daryl explained that it is mostly sentiment-driven at this stage. ‘Anything tradable works on sentiment in one way or another. Take for example when Apple brings out a new iPhone – people love it, buy it and this helps Apple’s share price increase. The opposite can also happen. Certain NFT projects are basically JPEGs, having no utility, but sentiment has carried them to crazy money values and there’s really no reason for this other than people liked them, bought them, showed them, more people liked them, bought them and so their market value skyrocketed. Think of a TikTok dance: Someone creates one, it gets picked up by a few people, it is shared, more people do it and share it and all of a sudden you have an online dance sensation.’ Of course the NFT space is already beginning to evolve beyond the above. While art and music (collectables) make up the majority of the usage or deployment, Daryl can see this beginning to change with projects being developed to interact with IRL (in real life) transactions. ‘I can see the value of the immutable recording of a transaction will become heavily desired by most industries in the near future. For example, you buy a house and the deed of ownership is issued as an NFT and therefore recorded on the blockchain.’ While Daryl believes NFTs are the future of art and collectibles, he does not see them replacing ‘regular’ artforms and collectibles. Rather that they will make all forms of artwork accessible to the average person and give artists who may not be able to get their artwork out into a market another avenue to share it. 84

What is exciting about the future of NFTs, Daryl notes, is that the value in the way transactions are recorded on the blockchain will be the driver for innovation within the NFT space. ‘Where this will take the space is exciting in that we are moving into a trustless environment where we don’t require a trusted 3rd party to validate a claim because it is instantly recorded, checkable and known to be true. The potential applications for this

technology will be governed only by the imagination of all who understand its value and I’m looking forward to seeing where it takes us.’ Before you dip your toes in though, here is what newcomers should know and be cautious about. ‘The best advice I can give is don’t invest in NFTs (or crypto) with money you cannot afford to lose. This is the absolute golden

rule because the market is so volatile. Also, you should be mindful that NFTs are mostly bought with crypto and there are lots of bad actors in the space who can be quite devious in the ways they try to separate you from your NFTs and crypto. Your wallet is your personal bank and only you have the keys, so essentially, you are your own private banker. These keys cannot be reissued and there’s no forgot password functionality. Loose them or share them and you’ll lose everything you have. So, be sure to do your own research (DYOR) and plan properly. And please note that an opinion should never be considered financial advice… ever.’ While many if not most are still trying to wrap their heads around NFTs, young people are flocking to them and the hype continues to grow.

The most important and valuable move you can make is to research as much as possible, spend time in the space to really thoroughly understand it and then look for the opportunities which are there. ‘With this being an emerging space, I believe young people see their opportunity to be involved in something with huge scope for growth and that’s doubtlessly going to become more and more mainstream as time passes. The established financial institutions are seen as being controlled by the old boys club and offer very restricted access to outsiders or newcomers. The NFT space on the other hand is easily accessible to all and doesn’t have an intimidating feel nor the financial barriers that can exist in traditional markets.’ For young digital creators entering or hoping to enter the world of NFTs, Daryl has the following advice. ‘Get onto Discord and Twitter and follow existing projects. See what they’re doing well and learn from their mistakes. These

ity house prices are rising at their fastest rate in almost 18 years. Of the 150 cities tracked by the index worldwide, 140 saw prices increase in 2021, up from 122 in 2020. Overall, the index grew by 11% in 2021. Cities in the Americas registered the strongest jump averaging 15% annual growth compared to 11% in the EMEA region and 9% across Asia-Pacific. US households not only accrued significant savings during successive lockdowns but the equity in their homes expanded significantly too. In some cases, this wealth has been used to upgrade existing homes or purchase a second property.

A typical home in Phoenix, the US city with the fastest rising prices in 2021, was worth $298,000 at the end of 2020 according to Zillow. By the end of 2021 its value had jumped 32.5% to $394,850, adding almost $97,000 in one year to a homeowners’ pool of equity. This surge isn't atypical of cities in advanced economies. The question is how long prices will continue to rise at their current pace. Interest rates are starting to rise - New Zealand, the UK and the US have all hiked base rates already in 2022 - consumer sentiment is weakening due to the geopolitical crisis in Ukraine and incomes are not rising in line

with inflation. The switch from a sellers’ market to one with more opportunities for buyers may be closer than we thought at the start of the year. But even if rates reach 4% in the US and the UK – the figure at which Capital Economics forecasts house prices would start to fall, it is unlikely to stop the urban revival in its tracks. Knight Frank’s Global Residential Cities Index has outpaced its sister index, the Global House Price Index,which tracks prices at a country/territory level since Q2 2021. We may see a reversal of fortunes with cities riding the upcoming wave of monetary tightening better than national housing markets.

The Knight Frank Western Cape Outdoor Grand Prix and Open Riders Championship 2022

n 28 – 29 May 2022, Knight Frank, together with the Stellenbosch District Riding Club, hosted the Knight Frank Western Cape Outdoor Grand Prix and Knight Frank Open Riders Championship – and what an amazing, fun-filled extravaganza of show jumping this was. When asked why Knight Frank is involved with show jumping, Susan Turner responded: ‘Horses are a personal passion of mine and hosting this premium event allows us to promote our brand whilst giving back to the sport.’ ‘We aimed for this show to be the highlight on the Cape equestrian calendar and I believe we achieved this goal.’ The vision of the event was to promote equestrian sport. Event organiser Michél Theron commented: ‘We wanted to create an event which enabled top-class sport and where competitors, owners, sponsors, grooms and spectators all felt special.’ Both the Outdoor Grand Prix and the Knight Frank Open Riders Championship were won by Astrid Muller on her horse GCS-Max’s Samba, a grey gelding by Supreme.

Astrid is a professional equestrian athlete and coach based in Noordhoek. She has partnered Samba his entire career with many great results, including coming second in the South African Micro Derby. In a wonderful message from Astrid, she had the following to say: ‘Where to begin... What an incredible weekend! The winner of the Knight Frank Junior Outdoor Grand Prix was Holly Smith on Franlaren Beau Du Lune and the Knight Frank Adult Mini Outdoor Grand Prix was won by Megan Cunnigham on O’love. Equestrian and craft exhibitors together with food trucks and barista stands brought warmth and excitement to the event. Saturday afternoon culminated in a very competitive, yet fun Fancy Dress class sponsored by Wellington Animal Hospital Group with even the judges, including veterinarian Nellma le Roux from WAHG and her dog Laika all appearing in costume. The class was won by the father and daughter duo Brendan and Zoey Silen as Queen Bee and Flower Fairy. Team Knight Frank’s entry Ebony and Ivory, shown by Frans Shenxane, was also in the lineup. Saturday evening festivities included a cocktail party, in collaboration with Cieli Equestrian, as they announced their newest brand ambassador, together with live entertainment by Juan Casey, lavish canapés and snacks, Six Dogs Distillery gin bar and wine sponsored by Ken Forrester Vineyards. On Sunday, competitors and spectators were treated to a harvest table style lunch, beautifully put together by Roots Lifestyle catering featuring both savoury and sweet treats. This fantastic lunch was a sponsorship collaboration between Knight Frank, Fine & Country Franschhoek and Chaloner.

EQUESTRIAN SPORT AT ITS BEST

The grooms, who are the backbone of the sport, were treated to a spitbraai and dessert in collaboration with Knight Frank, Yellowish and Grape Alliance Marketing. Sunday’s fun event was a hotly contested Gambler’s Stakes class, sponsored by Alan’s Farrier Services and won by Stephanie Ferrigno on her super horse, Branic Cassandra. To top it all off, Knight Frank sponsored all the pictures taken over the entire weekend, with a team of two top professional show jumping photographers, Bridget Ford Photography and NC Photography - all featured pictures in the article are by these talented ladies. All in all, the Knight Frank Western Cape Outdoor Grand Prix and Knight Frank Open Riders Championship was a truly memorable and successful weekend.
