A Monthly Update from Knight Frank Residential South Africa

t feels unreal to already be halfway through another year. While we are in the depths of winter, there is overall far more positivity than what has been experienced over the last two years. Face masks, which was one of the main daily adjustments we had to make, is now a thing of the past and it truly seems that we are all but over what has been a simply unbelievable period. Looking back at what has happened over the first half of 2022, we saw the residential property market come flying out of the blocks in a way that was largely unexpected. January through to March saw a huge number of transactions, with Knight Frank recording some five-year highs compared to previous years. Since April, however, activity has slowed down, which seems to be mostly due to a large drop in stock and lack of new properties coming to the market. There is generally a slowdown over the winter period and it is expected that in the coming months we will begin to see numbers increase again. One of the prevalent questions being asked is whether or not it is a good time to buy. Property, for most, is a mediumto long-term investment and has always proved to perform incredibly well as an asset class over time. So, in general, the sooner one can get into the market the better. That being said, the market does work in cycles and we are currently turning the corner on what has been a dip in the cycle over the last couple of years. We generally see cycles occur over a five- to seven-year period and while it is impossible to know what the future holds, I am firmly optimistic that the residential market is beginning the next upward trend and that the next few years should yield some strong results. It should also be mentioned that while interest rates are beginning to increase, borrowing rates are still considerably lower than pre-Covid-19 rates. Clients are however urged to secure their borrowing sooner rather than later as rates are expected to still increase by around 150 basis points by the end of the year.

iven the current global macroeconomic climate following the Covid-19 pandemic, it is a very natural instinct to get drawn into a state of negativity: fuel prices are on the rise, inflation is on the up, further interest rate hikes are on the cards and the Ukrainian situation continues to contribute to a constant feeling of despair. However, it must be noted that the South African economy was already struggling before the advent of Covid-19 and although the local macroeconomic outlook has deteriorated alongside global economic challenges, one must always look for that silver lining. As we combat the economic headwinds in a post Covid-19 environment, the question remains whether risk and negativity can be converted into opportunity. The recent South African Reserve Bank Quarterly Bulletin highlights the influx of foreign direct investment from across the globe to the tune of R27.2 billion in the first quarter, following closely on an influx of R22.7 billion in the fourth quarter of 2021. The Reserve Bank further noted that other investment liabilities switched from

a revised outflow of R29.6 billion in the final quarter of 2021 to a significant inflow of R81.2 billion at the beginning of 2022. This signals that global investors have identified opportunity, reinforcing South Africa’s position as a credible investment destination. This indeed is some positive news – especially following a plethora of downgrades from Moody’s Investors Service and other agencies, which at one point awarded this wonderful country on the southern tip of Africa with junk status. Jobs portal, Career Junction, recently published its Employment Insights for May 2022, highlighting the jobs in demand in South Africa. Hiring activity has shown a positive trajectory with increased demand by 22% in manufacturing and assembly, 19% in admin and office support, 17% in finance and 12% in business and management sectors. This of course goes hand in hand with many tech startup businesses making South Africa its base, which in turn has increased demand in hirings.

If Covid-19 has taught us anything, it is that employees are capable of being productive while working remotely. After all, the reason a vacancy is filled is the person’s capability of performing a specific function, which should be fulfilled, no matter the location. Covid-19 has triggered the demand for space and quality of life. As such, the property demand patterns have changed from those prevalent in the pre-Covid-19 era. Johannesburg, the City of Gold, appears to be losing its shine as a growing number of South Africans are semigrating within the country, mainly for better opportunities and lifestyles. The demand for housing in the semimetropolitan areas such as Malmesbury, Mossel Bay, Hermanus, West Coast and Cape Town has most certainly increased. Cape Town, in particular, has become a popular destination for retirees from all over the globe and other non-resident buyers wanting to escape the uncertainty caused by the Ukrainian war. It is labelled as a safe city complemented by a high quality of life and beautiful surroundings as well as excellent service delivery, infrastructure and amenities. The City of Cape Town has reaffirmed its commitment to investment stimulation in an attempt to revive the economy post Covid-19. With a projection of 5% GDP growth rate, it is pinning its hopes on a boom in the export, construction and tourism sectors. With such a strong commitment to rebuilding the economy, the Cape Town economy may just be poised to bounce back stronger with more exports, production, construction and consumption.

ur lifestyles have become more sophisticated and high tech, but what about our gardens? These sometimes lag behind and remain a bit neglected and underdeveloped, not always reaching their full potential. Ragged looking lawns, jungle-like undergrowth, untrained creepers and dated hard finishes do not sit well with slick, modern interiors. A well-designed garden, on the other hand, can provide a great return on investment. Practical considerations such as a fully integrated watering and feeding system, thoughtfully designed and easily accessible areas for entertaining, dining and lounging as well as clever planting for screening and shelter all add to the value of a property. A landscaped garden provides the wow factor that can often clinch a sale. This was proved to me when a client had her house on the market, which at first attracted little interest. After completely revamping her garden though, the property sold quite quickly. Unfortunately, a great number of people believe that the refurbishing of a home begins and ends with the interiors. However, a well-

designed garden has shown time and time again that outdoor spaces play a vital part in any property investment. And after the restrictions of the pandemic, home comforts and conveniences are playing a vital part in our day-to-day living. Before you commit to updates, remember that quick fixes are not the answer. To achieve a lasting investment that grows and matures, take time to consider your options and all the incredible possibilities. After all, you are investing for and in the future. Not to mention, it is an exciting journey once you have decided to embark on it! Here are a few tips. First off, never compromise on design. When I start out on projects, some of my clients would say: ‘I only have such and such amount left for the garden’. This meant that instead of fully committing to a complete, cohesive look, we had to cut back and perhaps only redesign and restructure part of the garden. Luckily, the mood has changed over time as more people have come to appreciate not only the investment value of a fully integrated garden, but the benefits of proper planning for lasting functionality.

If you are a first-time buyer, commit to the overall design but feel free to implement it gradually over time as the funds become available. That way, you will have solved all the design problems in one go and save yourself costly mistakes in the future. So, rather invest that extra amount, even if it is just for the planning and completion of a few sections, to integrate the garden into your overall renovation project from the start. Just as time ticks away in the kitchens and bathrooms as we go about our daily lives, so too time moves on in the garden. Think swimming pools for instance. At one time they were built far out of sight. Today, the swimming pool and its surroundings are very much part of the living space of a home. An indoor-outdoor trend that continues to fuel the need for stylish planting and outdoor furnishings. We truly believe design is almost everything. A beautifully planned and executed garden will not only be aesthetically pleasing but – by really listening to the needs and desires of our clients and their families – practical too. In fact, good design can help solve problems of symmetry and irregular subdivision lines. A garden we are working on in Camps Bay at the moment has a boundary wall that is not quite parallel to the pool and house. But this was easily ‘corrected’ with strategic planting, tricking the eye into believing the line is straight!

At this property we also introduced a water feature that was only visible from a small window in the study. So, we installed a new, larger window through which you can now enjoy a beautiful view of the pond, complete with a stone wall behind it. By creating visual interest outside, you are opening up the interiors too. That is why, when designing any garden, we always consider the views from inside.

At the entrance to this Camps Bay property, the front gate was fairly narrow. So, to expand it visually, we laid extra-large wide pavers as an entry path. These created a more spacious feel to the approach. In the same area, there was a single narrow step. Here we enlarged the landing step so that there was no sudden decent from the entrance, but a gentler and more gradual step down to the front paved courtyard.

GARDENING WITH FATIMA

Garden design tricks, if used with thought and care, can add greatly to the enjoyment and value of a property. Also think of the future – and what it holds for gardening. We already have automatic watering and feeding systems, but more and more, these systems are being linked to Wi-Fi which enables us to manage and maintain our gardens from afar. Wireless precision irrigation is definitely the future! It is useful as it enables me to assist my clients in maintaining their irrigation systems from anywhere in the world. For those techno and gadget geeks like me, you can add your controller to your home system as well – placing everything at your fingertips. A leak detector and flow meter system can alert one via SMS or email if there are any leakages or electrical faults in a specific area. That’s right. No need to dig up the whole garden. It is also linked to your local weather bureau, so there is no need to run out in the rain to switch it off. Plus, it can monitor soil conditions, evaporation and plant water use. In a Nutshell: Invest in the future and invest in technology. It will ensure that you have a foolproof way of watering, feeding and maintaining your garden – whether you are at home or away. ENHANCING INDOOR SPACES

This month, we touched base with Etienne from Etienne Hanekom Interiors to talk about indoor space enhancements, with a touch of winter inspiration. COLOUR

TEXTURES

Colour is all about personal tastes and preferences and I believe it can and should be used to create an atmosphere.

Texture is an amazing concept. It is the surface quality of a material and is a vital element of interior design.

If you prefer bolder statements, then colour can be of great assistance. With that being said, colour does not always mean in-yourface brights. I prefer working with dirty colours varying from dirty brights to dirty muted tones.

For me, texture is also about how light will affect a certain surface or object at different times of the day and how you can ensure the effect is complementary throughout.

Colour for me evokes emotion. It also has the ability to ground a piece of furniture or artwork. Darker tones absorb light so do make sure you have either large windows with lots of natural light flooding the room or a decent amount of mood lamps. All colours can be timeless if used in the right space with the right personality. WINTER TIP: Choose and display items such as blankets, throws and cushions in colours you love that will complement or add interesting contrast to your spaces during the chilly season. This goes for outdoor entertainment areas as well. You can also consider adding an accent wall.

Of course, texture is also a balance between different objects in a room – the heavier the texture the heavier the visual weight of a room can be. The balance between a high gloss joinery unit and a woven linen wallpaper can add depth and beauty to a room. It is important to note that texture can be one of two things in an interior – tactile or visual. Tactile is what you can feel and visual is an illusion. Texture can also be used in different ways: with light, with scale and with colour. WINTER TIP: Keep texture in mind while you are looking for colours and decor to add interest to your interior spaces. For example, perhaps that accent wall you might be considering can feature textured wallpaper instead of paint.

LIGHTING Lighting is probably one of the trickiest elements of interior design and not a lot of people really understand it or how to use it. For me, the easiest first step is to use lighting in layers. There are three: #1 Overhead or general lighting #2 Accent lighting #3 Task lighting Lighting creates depth and can add height to a room. Overhead lighting, simply put, is washing a room with light. Accent lighting is about highlighting certain objects or structural elements. This can be in the form of a table lamp, art lighting or even candles. Task lighting, as the name suggests, assists with the completion of specific tasks. Think desk lamp or Under-cabinet lighting in the kitchen. WINTER TIP: Consider the temperature of light you choose. For a warm and inviting light, go with 2,700 – 3,000 Kelvin (warm white). Do not use daylight and cool white bulbs to try and create any atmosphere. DECOR Art is a tricky topic and its enjoyment is a subjective experience. Of course, it is also a matter of what you can afford. In a way, art speaks on your behalf and defines you. And depending on your tastes, there are different ways it can bring a room together. However, I still believe a good interior should stand proud even when you remove a piece of

art from it. If one piece of art defines a space there is no harmony – but again, it is a matter of opinion. An ornament can be an element of colour or humour, texture or play of light. I think ornaments should in a sense have a function, be that emotional or simply layering. WINTER TIP: Ornaments are not necessarily limited to objects standing on a shelf. They can also be seen as an architectural layer such as wall panelling, decorated ceilings or wood floor inlays. So, if you are thinking about making alterations, perhaps this is a route to consider.

Call 2 Care is a non-profit organisation (NPO) located in Cape Town that improves lives through educational outreach projects and socially conscious events while offering a sustainable end-to-end service to corporates, government and the general public.

Call 2 Care has also partnered with Ladles of Love that helps them deliver the blankets to those who are most vulnerable in Cape Town.

The Angel Network is a registered NPO. Their vision is to ensure that their beneficiaries reach their full potential and become contributing members of society by alleviating poverty and social injustices.

Every year, they run a winter blanket drive from June until September. They are looking for blankets, old or new, or a tax-deductible donation towards their waterproof blankets*. They can collect from you, or you can drop them off at one of their many designated Donation Boxes located around Cape Town, in Claremont, Bellville and the CBD. You can also help create more blankets for those in need if you work in a clothing or textiles company and have leftover material or off-cuts to spare, or the skills and machinery to make blankets from the office or at home. *Call 2 Care partnered with Go Sublimation in Somerset West to produce waterproof blankets. The production process includes employing women from underserved communities for the cutting, stitching and sewing of the blankets – a major win to further sustainability of this initiative. Their founder, Danny, started Ladles of Love with one small soup kitchen serving soup to the homeless once a week on St. Georges Mall. Today, they serve hundreds of thousands of vulnerable children and families from their depots throughout the Cape region. To reach further, be more sustainable and help communities support themselves, they now work to assist a number of non-profit organisations, community projects and schools across the peninsula and establish community kitchens where they are needed most. However, their foundation is about more than providing meals. It is about dignity, respect and creating the kind of world we all want to live in.

About Riaan Bosch

iaan Bosch was born on 10 April 1968 in Fochville, North West province, South Africa and matriculated in 1985.

Franschhoek, Western Cape, with large oil paintings depicting blue and white Chinese plates and vases which form part of his range.

After finishing his obligatory Army training, he pursued a career in scenic art at the Pretoria State Theatre. He started his in-house training in March 1990 and in 1993 was promoted to senior scenic artist.

What initially attracted you to the world of art?

In 1996, he resigned from the theatre to start his own mural company and a small gallery under the name Grand Illusions CC. Since then, Riaan has been painting both murals and theatre sets. He also paints realistic oil paintings and currently provides Gallop Hill Gallery in

Since childhood, all I ever wanted to do was paint and draw, much to my dad’s detriment. I remember getting quite upset in primary school after checking out a Michelangelo book from the library, trying to copy his drawings and failing. Since then, all I’ve wanted to do is improve my ability to paint and draw. Beauty and creativity are forces to be reckoned with and these forces drew me into the world of painting. My heaven.

Tell us about your art forms and styles. While working at the theatre as a scenic artist, I got to dabble in various mediums and experiment with several styles and sizes. I wanted to know more. In my painting, I love to depict realism and photorealism and sometimes it has a theatrical feel to it. At the theatre, sizeable pieces were the norm and I still indulge in large-scale paintings and murals. Although I mostly work with oil on canvas, I like to combine my mediums when working on murals, starting off with acrylics and adding the detail with oil. When painting murals, I am expected to cover a vast range of genres, but when it comes to fine art, I prefer working in classic realism. How long does it take to complete a piece? Theatre taught me to paint at a fast pace and to achieve the maximum effect in a very limited time frame. Having said that, my fine art works can take anything from three days to three months to complete. Which part of your career do you find most rewarding? Seeing the joy my work brings to others. And standing back and looking at the easel and thinking, ‘My God, did I just do that?’

Where do you get your inspiration from? My inspiration comes at and from the strangest times, places and sources. It can be a song, a movie, a taste, a visit to a nursery or meeting someone that intrigues me. I also draw inspiration from Dutch and Flemish masters as well as skilful ceramicists from the Ming dynasty. Which hobbies and interests keep you busy when you are not working on a piece? Cooking, creating spice mixes, doing crossword puzzles and moving around the décor in my house to make optimal use of the space. What have you learnt in the last couple of years, in general or about yourself? That I have an ability to create and that I should accept it and share it with as many people as I can. And to never ever doubt myself again. Is there anything else you would like to share? Suffering from long bouts of depression, I often thought that I could not live out my creative vision. But, on the contrary, accepting my creative self made me rise from the abyss and create light, joyful paintings that give me hope. Houw Hoek Farm Stall N2 Highway, Elgin At the top of the famous Houw Hoek Pass, also known as the Railway Pass, you will find the much-loved Houw Hoek

Farm Stall. It comprises a coffee shop and restaurant, playground for children and of course a store. The store is stocked with delectable delights including biscuits, cakes and their famous homemade pies, as well as freshly baked breads, local wines and baskets filled with fruits and vegetables fresh from the farms in the Elgin Valley. Peregrine Farm Stall N2 & R321, Grabouw Established in the sixties in the fertile Elgin Valley, Peregrine has been serving generations of travellers seeking honest, homemade fare and warm, country hospitality. Many of their customers wonder where the name comes from. They love the fact that to ‘peregrinate’ means to travel, seeing as they have been part of visitors’ journeys since 1964. One’s first association is usually with the peregrine falcon, however, their little roadside stop was named after a heritage peach. The farm stall showcases a variety of locally farmed and produced goods – from artisanal foods and fynbos honey to fresh, cold-pressed juices and champagnestyle apple cider. The aroma of Peregrine’s variety of freshly baked goods fills the air and teases the senses while the wine shop stocks all the region’s top wines and ciders, as well as a growing selection of craft beer.

In the café, the focus is on café-style casual dining in a relaxed but stylish venue. For those wanting a quick bite for the journey, there is a selection of wholesome and healthy ready-to-eat meals too. Peregrine pies enjoy legendary status, with perfect pastry and generous fillings. Hebron N7 Piekenierskloof Pass, Citrusdal Hebron is a family-run guesthouse, restaurant and flower farm situated on the Piekenierskloof Pass. The restaurant serves the freshest, locally-sourced ingredients with passion and flair. They cherish old recipes, forgotten techniques and aunties who will share their secrets. At the Padstal (farm stall) they continue a long mountaintop tradition of providing travellers with fresh local fruit and vegetables, jams and preserves, justsqueezed orange juice, light eats, padkos and freshly baked bread – including their famous sourdough loaf. In season, they sell locally grown flowers, Bettie Bok pure goat milk cheese, homemade sausages and cured meats and the best marmalade ever. The tasting room offers four tastings: Nieuw Brew Craft Beer, Carmién Rooibos Tea & Craft Gin and Piekenierskloof Wine Company (PKWC) wines. The beer they handle themselves while the wine, gin and tea are expertly delivered by PKWC.

Die Pampoenstalletjie Worcester This quaint farm stall is all about pumpkins. In fact, you will be utterly amazed by the incredible variety of squashes in all the strangest shapes, sizes and colours. They also serve light refreshments and sell homemade goods. Dassiesfontein N2 Between Bot River & Caledon Dassiesfontein is a farm stall with a wide variety of products divided into different sections. The first part, called ‘padstal’, is where they make farm fresh bread every day as well as the most delicious pies and pork cracklings, amongst other edibles and beverages. Then there is the restaurant, specialising in proper ‘boerekos’ (traditional country-style food) served in enamel plates. The Deli sells delicious cheeses, meats, rusks, biscuits, sweets and a variety of oils. There is also a wine shop with a selection of local wines.
