Greetings To All! by Tracey Crowe I am immensely grateful to God for such a time as this. I am proud to announce that I am the first African American woman Board Chair in the 53-year history of the Greater Nashville Apartment Association. This chairmanship is a testament to keep pushing…stay positive and always give 100%. It’s an honor and privilege to share this Chairmanship! Stephanie Burns and Chari Lewis, you two women are incredible. You have inspired, challenged, kept me motivated, and made my journey to this stage possible. Thank you so much. The Greater Nashville Apartment Association has made an impact on my professional development. During the last 21 years, I have gone from a Leasing Consultant, Assistant Manager, Community Manager and to date Regional Property Manager with Lion Real Estate. GNAA has stretched, challenged and helped me to grow in ways you could not imagine. It was during this time I fell in love with the business. If you declare your career path, align yourself with good people and a solid organization like the GNAA, you can do anything you put your mind to. It was not easy, let me tell you, but I trusted the process and stayed the course. I joined the Gala Committee in 2014 because I felt it best suited my personality and skillset. Who doesn’t want to party? I realized quickly that it was not about throwing a party. It was about creating new relationships, learning, growing with people of all different backgrounds. I learned more of how to develop my leadership style and understand how a business is to be developed and run successfully. Ladies and gentlemen, it ignited a new passion I would not have discovered if I had not joined a committee. Learning the processes of marketing, sales, budgeting, training, and coaching were all aspects of this role that I took back to my properties and shared with my teams.

I decided I would encourage all my employees to get involved, continue their education, and empower them to become our future leaders. I went to my employer and asked for a budget to develop my employees with regards to investing in their talents. I was given a budget. My office and maintenance teams were able to get certifications and attend educational classes that proved to be beneficial to their performance on site. I am elated that I aided in their development. My life changed when I was elected to the Board in 2016. I learned how to be a better communicator and effective leader. I was able to raise and empower leaders. The GNAA is your source for continuing to find your career path and becoming tomorrow’s leaders. Therefore, I ask you to please get involved with our organization. It would be the best ride of your life. Over my tenure in this field, I have learned a lot of skills and enhanced my talents. During my term as Chair I ask you to commit to doing the following: Attend a luncheon, go to a networking event, or volunteer to be on one of our committees. I ask that you visit our new website. Sign up for an education class today! Now that we can come back together, let’s shift our energy. Let’s all get involved. This leads me to my initiative for 2022!

On Trend by Lisa Gunderson, Bristol Development November brought the opportunity to attend the NMHC’s (National Multi Housing Council’s) Operations and Technology (OpTech) conference just outside Washington, DC. There were three big takeaways to keep us all on trend.
On Demand Services I would refer to this as the Uberization of services. The transition from having a cleaning vendor relationship to having a technology-based service that will supply a cleaner when you need it.
Platform-Based Smart Home Solutions Smart technology has been adopted in homes across the country. This next progression is a management platform to monitor those devices to ensure they are working properly, manage vacant utilities and leak detection awareness. A resident facing app helps access common areas, add
additional devices at their expense and allow residents to control their unit access remotely. New and existing communities are rapidly adopting these platforms in conjunction with the next item. Average cost: $10 per unit, per month.
Bulk Wi-Fi Over 60% of new developments are specifying this in their communities under construction. Each resident has their own login for in-home and community-wide Wi-Fi at high speeds to affect video streaming, etc., thus eliminating the need for traditional video services and providing an ecosystem for the aforementioned smart things platform to exist. Average cost varies greatly: $15-40 per unit, per month. Pass-through charge to the resident averages $5080 depending on the services provided.

The Apartment Search is Changing by Lily Burns, AptAmigo As professionals in the apartment industry, it is important to know the factors that contribute to the current state of the market. In recent years, several influences have exerted pressure on the residential rental market, some pre-dating the COVID-19 pandemic and others arising from it. The ability to understand market trends and adapt accordingly enables industry leaders to consistently meet the rapidly changing needs of consumers. From the way apartment seekers begin their hunt, to the factors they value most, the apartment search is evolving fast. Today, apartment seekers are more reliant than ever on online reviews. When it comes to apartment buildings and using locators, people are eager to learn about the experiences of others before making a commitment themselves. As a result, online reviews of all sorts are heavily influencing the apartment search. Additionally, more people in general seek support from professionals when searching for an apartment. A national apartment locating company, AptAmigo, has seen a 445% increase in tours since the beginning of the COVID-19 pandemic. In a recent study, a vast majority of renters indicated that one-on-one support from a real person is the most valuable aspect of working with a locator (41.67%). The second most important factor is the ability to save time by avoiding an ILS (32.86%). Third is the ability to find an apartment they didn’t previously know about, or couldn’t have found on their own (18.4%). Trailing in last place, only 4.09% of renters indicated that website features add value to their search process, a surprising finding for an industry that focused primarily on website functionality in recent years. In addition to one-on-one support, the demand for virtual tours increased substantially in 2021, likely a result of News & Events
the COVID-19 pandemic. AptAmigo has seen a 1,426% increase in virtual tours since March of 2020. It is likely that virtual tours will remain popular among apartment seekers, both as a way to cut down touring time and to make increasingly popular out-of-state moves easier. The way people find apartments isn’t the only major transformation occurring in the wake of COVID-19. The pandemic also created an overall change in what people are looking for in a new apartment. Unpredictable times have left people wanting more flexibility in their living situations, including the ability to move when they choose. As a result, short-term leases are becoming more popular, and monthly stays on sites like Airbnb have grown 50% year over year. As a result of various lockdowns and quarantines, people are spending more time at home than ever before. This extended time at home has led to a desire for more space, balcony access, and better amenities. High-tech gyms, expansive pools, and even coworking spaces are becoming must-have amenities for many apartment seekers. With a continued trend of remote and hybrid positions in the workplace, apartment renters continue to expect more out of their living space, and are unlikely to change their priorities any time soon. As we enter into a new year, it is clear the 2022 market will be vastly different from the 2021 landscape for multi-family real estate. Reflecting on these changes is key since an evolving market demands adaptability from the industry at large. Within an ever-changing world of digital advancements, elevated consumer expectations, and more time spent at home, the way in which the apartment industry meets the needs of apartment seekers must be revisited. It is ultimately up to industry leaders to take initiative to ensure that the demands of consumers continue to be met. 9

APARTMENT TOUR is an annual event showcasing apartment communities throughout the Nashville area. AWARDS/BEAUTIFICATION is the Apartment Community Beautification, Flowers, Model, Clubhouse, Maintenance Shop and Diamond Award nominations and judging. Awards are presented at the annual Gala. COMMUNICATIONS – The objective of GNAA Communications is to engage members and create an active, vibrant association through all types of media. This committee assists staff in creating the tools for engagement and strategies to use them. COMMUNITY SERVICE offers the opportunity for our members to give back to the community through events and contributions for displaced residents, underprivileged children and homeless residents in our area. DIRECTORY – The GNAA Directory, including a Buyer’s Guide, is published exclusively for the use of our members and is a tremendous resource for all your multifamily industry needs. DIVERSITY, EQUITY & INCLUSION – The Diversity & Inclusion Committee is dedicated to the work of increasing access and opportunity for underrepresented populations in the apartment industry. EDUCATION – GNAA strives to be the gold standard in continuing education for multifamily professionals. Programs include both specialized courses and structured curricula designed to result in industry credentials of proficiency. GALA is GNAA’s annual celebration honoring our members for a variety of achievements throughout the year. This is our largest attended event and continues to grow each year. GOLF – Come play and network at the same time during our annual Golf Tournament. Other festivities during the tournament, including contests like Best Dressed Team, make this a one-of-a-kind outing! LEADERSHIP LYCEUM – Members of this committee must be graduates of the Lyceum program. This is an exclusive leadership development program for candidates who have been nominated by their management company or selected through a competitive application process. LEGISLATIVE brings important issues in the multifamily industry in Nashville to the attention of the GNAA Board of Directors for consideration of action. MAINTENANCE is our group of maintenance professionals who focus on the needs of their peers within the Nashville market. A big part of the yearly planning is Maintenance Mania, an annual competition put together by NAA with winners from all over the country. MEMBERSHIP is the key to the strength of our organization. GNAA offers a unique blend of membership services that can include opportunities for career enhancement, volunteer leadership and community involvement. NEXTGEN – This committee is focused on professional networking, career development, and community outreach for the Next Generation of Multifamily professionals. NEWS & EVENTS magazine is the number one resource to learn about the issues and topics that affect GNAA members in their daily business. Our monthly publication is produced in full color, in print and online! PROGRAMS – The monthly General Membership meetings are one of the best ways to stay educated on industry trends and legal issues – providing a great networking opportunity for our members. STATISTICS – GNAA’s Market Survey and quarterly reports are the most up-to-date market and trending information available. My mother was a supplier in the industry, so I knew it was an option. I always assumed I’d be in some type of sales, though I thought I’d stay onsite.
Why is property management an attractive career path?
Property Management is an amazing career path because of the multiple avenues available to you – the developer, management, and supplier options are limitless. There are so many options for so many different skill sets.
