If lifelong Nashvillians are “unicorns,” then Freeman Webb is the city’s unicorn property management firm. Founded in 1979 by Bill Freeman and Jimmy Webb, themselves “unicorns,” Freeman Webb grew from a firm focused on real estate brokerage to one of the largest owners and managers of apartment communities in the Nashville MSA. The firm currently employees over 450 associates who operate more than 90 properties containing over 15,000 multifamily units, in addition to several hundred thousand square feet of office and retail properties. While we manage communities in Missouri, Misssippi and Alabama, the majority are located in Tennessee. We manage slightly over 8,000 units in the midstate area. Freeman Webb supports and participates in the Greater Nashville Apartment Association because we appreciate the critical role it plays in cultivating the talent and professionalism of our industry. Two past chairmen of the Association work in our company, as do the current chairman and vice chairman. We even have a past chairman of the National Apartment Association in our ranks. Several of our employees currently serve on GNAA’s board or committees. We encourage our team members to take advantage of the many educational opportunities the Association offers. Last year we were fortunate to win several beautification awards among very strong competition. Rehab Specialists, our construction division, currently has over 25 projects underway upgrading over 5,500 units.

Best Ways to Engage With Gen Z as They Enter the Housing Market by John Thornton Reprinted from www.multifamilyinsiders.com

The multifamily industry has spent countless hours the past several years diagnosing the tendencies of millennials. But just as the industry has started to understand this diverse generation, a new one is entering the market – Generation Z. Gen Zers are even more tech-savvy than their millennial predecessors and are the first generation to grow up exclusively in the digital age. Members of Gen Z, born in 1995 or later, have never experienced a world without mobile devices – or texting. They grew up with Facebook and left the social media platform for better options. According to Forrester, 34 percent of teens think Facebook is for “old people.” Facebook doesn’t provide the customized or private experience Gen Zers expect from the brands they engage with via social media. They are more likely to use Snapchat and Instagram for their direct messaging and temporary content. As Gen Z begins leasing apartment homes, marketers need to recognize these changes and communicate through the channels they use and in the ways they demand. Here are a few tips:

Text – Don’t Call

Communication preferences continue to change across all demographics, but the text evolution is even more magnified for Gen Z. Think mobile first because, Vision Critical has found, Generation Z spends an average of 26 hours per week on their mobile devices. That means they’ll probably search for your community on their smartphone rather than on a desktop. Marketers should make certain that information about their communities is clear and mobile optimized. If Gen Z can’t find the right information within 10 minutes, they are likely to move on to the next community.

Effectively Track the Renter Journey

It is no secret that the multifamily industry has regularly been behind the technology curve, but it is catching up in some arenas – including, notably, lead tracking software. It has become

paramount to effectively track today’s fast-moving prospects during their renter journey. If you haven’t done so already, implement technology that can effectively track and manage leads and has the flexibility to evolve with prospect behavior. Be sure to track the various touch points of each prospect to improve conversion ratios and help predict the paths future renters might take.

Message Consistently, Monitor Effectively

Generation Zers are very adept at spotting “brand fraud.” For example, they expect to see negative reviews alongside positive because negative reviews add a layer of authenticity, and they will view them in context. Rather than working to eradicate negative reviews completely – every community is going to have a few disgruntled renters – spend your energy on monitoring and responding to all reviews. In addition, be consistent with your marketing message across all social channels as well as your community website, because Gen Zers will notice inconsistencies. Bear in mind that this demographic will scour several channels when making a decision and will notice when your tone or content changes dramatically from place to place. The industry must evolve with the renter. By keeping pace with the changing habits of new generations, you can gain a competitive advantage over your peers and close more leases. Budgeting

Budget Help is on the Way! Remember in high school math class when you thought, “When am I ever going to use this?” Bet you didn’t think that one day you would be responsible for a full-blown budget, either currently or in the near future as you work up the ladder at your community. It might be time to take a refresher course on basic math terminology and then apply it to finances. GNAA is taking the NAA’s budget course and creating a local class entitled “Financial Boot Camp.” This newly added summer course will take place at the GNAA Education Room on Tuesday, July 17 from 9:00 a.m. to noon. Registration is open on the GNAA website at gnaa.org or you can email Ginny Johnson at ginnyjohnson@gnaa.org.

Fair Housing for Maintenance Teams

An Upcoming Pop-Up Training Session You may think that Fair Housing is just a leasing and/or management issue. However, many cases are now being filed against property owners and managers for the actions and activities of their maintenance teams. We simply cannot ignore the need to train our maintenance professionals any longer. Cases have been filed based on the level of makereadies, service orders, and even cleanliness of the property can come into play. Good documentation of work completed can be key when a complaint is filed. Also important, because of a new partnership between agencies, when someone files a sexual harassment case with the Department of Justice that involves a property employee, the case will also be reported to HUD for additional follow-up under the Fair Housing laws. While there certainly is no place for sexual harassment in our industry, or any other for that matter, facts can often be ambiguous. Maintenance team members need to know how to protect themselves against these complaints.

If you are thinking that it is too expensive to train your maintenance team, take a look at these settlements: • $500,000 awarded in West Virginia for maintenance sexual harassment • $26,000 awarded in South Dakota for maintenance sexual harassment • $75,000 awarded in Florida for not providing equal maintenance services • $8 million awarded in Maryland for on-going sexual harassment of multiple female residents by maintenance personnel. On Tuesday, June 19, GNAA will be hosting a POP-UP session of Fair Housing training for Maintenance Team members. This power-packed session, presented by national speaker Vicki Sharp, will include information on the seven federally protected classes, service order systems, tips on documentation, and maintenance interaction with residents and other team members. Managers, you should attend as well, so you can follow up with the team and reinforce training tips.
