The GNAA Community Service Committee This quarter’s committee spotlight is focused on the Community Service Committee, chaired by Jennifer McCoy (from the Law Office of Jennifer McCoy) and Brigitte Byron (from Brookside Properties). If you want to be a part of the GNAA group that gives back to our community, this is the committee for you!

charges is the emergency relief gift card program that they manage all year long. If there is a fire or other physical disaster at a local apartment community, this group pulls together the gift cards that are then given to the displaced residents, helping them get back on their feet.

There is no shortage of articles available that stress the importance of giving back to the community. Ebony Frelix, from salesforce.com, may have summed it up the most succinctly: “There aren’t enough words in the dictionary to describe the significance of giving back. Even the most simple acts of benevolence—the ones we think of as “random acts of kindness” or “no big deal”—are actually incredibly important. Volunteering in all shapes and forms strengthens our communities, brings people together and provides us with valuable experience and insight. And selfishly, when I give my time and energy to others, I just feel better—about myself and my community.”

Community Service is also responsible for fundraising and hosting many events throughout the year to help GNAA’s charities of choice. One is our annual Christmas party and gift exchange with the children at King’s Daughter Child Development Center. There is a video on the GNAA website that highlights just what a remarkable time this is for all involved.

Don’t Get Emotional Over a Support Animal At least once a month a new emotional support animal case makes the news either because of a settlement with the U.S. Department of Housing and Urban Development or a court publishes a decision. All involve a landlord who refuses to allow the animal to remain in the residence for one reason or another. Sometimes the animal is denied because it is the wrong breed, and other times the animal is denied because of a No Pet Policy. Regardless, the cases tend to bring on emotional reactions from the property staff and generally do not end well for the landlord. When considering whether to allow an emotional support animal, leave your emotions out of the process. Instead, keep these specific points in mind: • For a resident to qualify for an emotional support animal under the Fair Housing Act, he/she must make a request for a reasonable accommodation. Most often, this request arises when your property has a No Pet or Restricted Breed Policy. Do not assume every animal brought on the property qualifies as an emotional support animal. Wait for the resident to tell you their animal is for emotional support. • If you receive an accommodation request, make a determination as to whether or not the person is disabled as defined by fair housing laws. The Fair Housing Act defines a person with a disability as someone who has a mental or physical impairment that substantially limits them in a major life activity, they have a record of a disability, or they are regarded as having a disability. If the person is obviously disabled or collecting government disability benefits as part of his/her income, they are considered disabled for fair housing purposes and you should not ask for documentation of their disability. On the other hand,

if the person does not appear to be disabled and does not collect disability benefits, you may ask for documentation stating the person is disabled. Be careful. Do not ask for a diagnosis or medical documents. If you believe the documents are fraudulent, instead of getting upset, contact the health care provider who allegedly signed the documents and ask, “Did this letter come from your office?” You may not ask any medical questions. • Next, be sure there is a connection between the need for the emotional support animal and the person’s disability. Again, if the nexus between the disability and animal are not obvious, you may ask for documentation which makes the connection between the two. • Now it is time to consider the animal itself. A landlord may not enforce breed or weight restrictions. If a resident has a pit bull as an emotional support animal, under fair housing laws you must accept the animal unless you have evidence that this specific animal – not just the breed – is dangerous. You may not require the animal to be trained or have any type of certification. In fact, you may not require the animal be a dog or cat. Many individuals have birds, snakes or ferrets as emotional support animals. • Do not charge a security deposit for the animal. While a deposit is permissible for pets, it is prohibited by the Fair Housing Act for emotional support animals. A landlord may require a tenant to pay for repairs if the animal causes damage to the unit as long as the landlord has a practice of doing so with all residents regardless of who or what caused the damage. • Finally, it is important to have an Emotional Support Animal Policy and not just a Pet Policy. Emotional support animals are not pets. However, you may still require the owners keep the animal on a leash, pick up after the animal and have the animal vaccinated. Also keep in mind, the emotional support animal is allowed to go places pets are not allowed to go. For example, an emotional support animal would be allowed in the pool or workout areas. Following specific steps instead of getting upset because you think someone is attempting to circumvent the policies will service you and your property well.

NAA Education Conference Hits the Southeast Close proximity provides unique opportunity for local industry by Jo Pulcini, Data One International

The National Apartment Association’s Annual Education Conference will be held in Atlanta from June 21-24 this year. This event is, by far, the premier assembly for the multifamily housing industry. It offers a huge number of classes, star-studded list of speakers and giant exhibition hall. This conference has the potential to be a professional transformative experience for both individuals and organizations. The fact that the conference is being held in nearby Atlanta makes the coordination of travel for those of us in Nashville far easier. The next two Education

Conferences are being held in Colorado and San Diego, obvious choices for a great time but not very convenient to get to. Therefore, it is a unique opportunity to have this event so close to our market. Atlanta is a perfect location for an event of this size. The Peachtree City was the first city in the Old South to achieve international prominence in the 20th century. It is also one of only two cities to lay claim to two Nobel Peace Laureates. (The other being Buenos Aires.) The crowning moment of this global recognition was being chosen to host the 1996 Olympic Games. The infrastructure from that event is still in use to this day. In fact, Centennial Olympic Park houses four major museums: The World of Coke, The College Football Hall of Fame, The Georgia Aquarium and new the Center for Civil and Human Rights. Each of these spectacular sites are within walking distance of the convention center. What are the benefits of going this conference? Providing housing is one of the most complex businesses in the modern age. In some industries, it is a point of pride to hear the phrase, “We’ve been doing it this way for 100 years.” While that’s great for French wine and Amish furniture, it would be foolish to remain static in multifamily. If we remain ignorant to best practices and changes, our lack of knowledge gradually harms ourselves, our stakeholders and our residents. Property managers and leasing agents are on the front line of the industry. They are the ones competing for that coveted tenant, and every day they are facing off against dozens of their peers from across the city. “Education is the great equalizer. The conference provides dozens of classes, break-out sessions, panel discussions and network opportunities that cover every aspect of the business. Last year, one speaker remarked on the broad range of topics: “Not only does the NAA leaves no stone unturned, they then had a panel about the stones!” Among other offerings this year are 5 in-depth sessions for leasing and 13 sessions for professional development. NAA Education Conference, cont. are learning opportunities across the spectrum from small independent rental owners and employees of nationwide property management companies. Those who attend from the management side of the equation really gain a bird’s-eye view of where the industry is going. “As a manager, when my agents and employees are educated it really helps them give confidence in their own abilities. In addition, sending employees for educational experiences is a big morale booster, they get excited. Not only does education increase the competency of the employees, it’s an efficient way to show how much we value them as a company,” says Melanie Schlachter with Greystar. In addition to interactive and detailed educational sessions, there are several fascinating speakers. Actor Alec Baldwin will be the official speaker for the opening of the conference. The general session presentation will be given by the inspirational Robin Roberts of “Good Morning America” fame. There will be six “Transformative Game Changer” sessions that will be hosted by leaders from outside our industry to lend their unique perspective on diverse topics such as inspiring customer loyalty, the power of marketing and succeeding in business in male-dominated industries. One of the most interesting experiences is attending sessions for maintenance professionals. Not only are there four engaging facilities-focused sessions, but the conference also has the highly entertaining Maintenance Mania national championships. The exhibit halls act as a giant classroom in and of itself – a place where the exhibitor really gets a sense of all the challenges of running a property just by the sheer number of products on display. Golf Tournament Who’s ready to scramble? This year’s golf tournament is taking on the wilds of the safari! The 2017 Safari Scramble takes place on THURSDAY, MAY 18 at the Hermitage Golf Course, General’s Retreat. A big thank you goes out to our tournament sponsor, Sherwin Williams Paint and Floor, and to all our other corporate sponsors. There will be the usual prizes for hole-in-one, closest to the hole, longest drive, etc. The price of $150 per player includes green fees, cart, range balls, use of the practice facility one hour prior to event, one mulligan, one toss, one putting ticket, team pictures and lunch.
