Investing in GNAA’s Continuing Education Provides a Wealth of Knowledge and Networks by Dee Wilson, Freeman Webb Company The power that comes with increased knowledge and confidence is tangible. It is what sets you apart from your competition. Whether you are just starting your career in property management, or looking to advance in your career, property management credentials, certifications and designations will provide you the opportunity for personal and professional development. Continuing your education will increase your authority, differentiate you from the competition and encourage trust from prospective employers, residents and owners. Higher education may also be a requirement for promotions or make you eligible for higher paying positions. Consider your education as a down payment on your future. The Greater Nashville Apartment Association offers a variety of education opportunities, including several property management certifications and designations for office and maintenance team members. In June the Greater Nashville Apartment Association will host an HVAC beginner training course that can be extremely beneficial to anyone in an entry level maintenance position who is interested in advancing their career and committed to becoming HVAC certified. Following the HVAC beginner training course, the Greater Nashville Apartment Association will also host an advanced HVAC course for those with more experience. In September the GNAA will offer three certification courses including CAS (Certified Apartment Supplier Course), CAM (Certified Apartment Manager Course) and CALP (Certified Apartment Leasing Professional course). For suppliers interested in learning about the benefits and activities of your local apartment association, CAS (Certified Apartment Supplier) will assist you with understanding 6

the everyday challenges faced by property managers. Current managers or for those interested in moving into a management position should consider CAM (Certified Apartment Manager) which will allow you to demonstrate your skills, knowledge and ability to manage an apartment community and achieve owners’ investment goals. One of the first and most common credentials received in property management is the CALP (Certified Apartment Leasing Professional, formerly NALP). Earning your CALP signals to an employer your commitment to a career in residential property management, which may also lead to advancement. Many employers consider these designations and credentials as an investment in their employee, an investment that should encourage growth and trust in their employees’ abilities. Completing additional education provides a sense of accomplishment that can spark ongoing success. Plus, in a world where good jobs sometimes can be hard to find, a strong network of colleagues can be very helpful. And where is the best place for meeting and cultivating those “friends” and colleagues? That’s right, in your continuing education courses provided by your local association. So ask yourself what your future goals are and how furthering your education will help you reach those. Fair Housing Act Enforcement

HUD Will Now Enforce the Fair Housing Act to Prohibit Discrimination Based on Sexual Orientation and Gender Identity by Angelita Fisher On February 11, 2021, the Acting Assistant Secretary for Fair Housing & Equal Opportunity issued a memorandum stating the U.S. Department of Housing and Urban Development will now interpret the Fair Housing Act to bar discrimination based on sexual orientation and gender identity. This memorandum begins implementation of the policy set out in President Biden’s January 2021 Executive Order on Preventing and Combating Discrimination on the Basis of Gender Identity or Sexual Orientation. The memorandum relies on HUD’s and the Executive Branch’s legal conclusion that the Fair Housing Act’s sex discrimination provisions are comparable in text and purpose to those of Title VII of the Civil Rights Act, which bars sex discrimination in the workplace. Last year in a case titled Bostock v. Clayton County, the U.S. Supreme Court held that workplace prohibitions under Title VII based on sex discrimination include discrimination because of sexual orientation and gender identity. Therefore, according to HUD, if Title VII’s interpretation includes sexual orientation and gender identity, the Fair Housing Act’s Title VIII similar language should also include sexual orientation and gender identity.

This is not the first time HUD has taken action to include these protections. Over the past 10 years, HUD has taken several actions to address housing discrimination on the basis of sexual orientation and gender identity. In 2012, HUD published a series of rules to guarantee that every person has equal access to HUD programs without being arbitrarily excluded, regardless of their sexual orientation, gender identity, or marital status. Additionally, in the 2016 harassment rule, HUD stated the Fair Housing Act’s protection from discrimination because of sex included discrimination because of gender identity. The February memorandum directs HUD’s Office of Fair Housing and Equal Opportunity and HUD-funded fair housing partners to enforce the Fair Housing Act to prohibit discrimination on the basis of gender identity or sexual orientation. More specifically, the memorandum directs the following: • HUD will accept and investigate all jurisdictional complaints of sex discrimination, including discrimination because of gender identity or sexual orientation, and enforce the Fair Housing Act where it finds such discrimination occurred. • HUD will conduct all activities involving the application, interpretation, and enforcement of the Fair Housing Act’s prohibition on sex discrimination consistent with its conclusion that such discrimination includes discrimination because of sexual orientation and gender identity. • State and local jurisdictions funded by HUD’s Fair Housing Assistance Program that enforce the Fair continued on p. 21

Spring Maintenance by Diane Mason, The Place at Fifth + Broadway Happy Spring, everyone! Daylight Saving Time is here and the days are longer. The trees and flowers are beginning to bloom and I am sure we are all ready to get out and enjoy the weather. Cheers to us all who have survived another winter and a year of a global pandemic. Not all have been so fortunate. Please do not forget your PPE, and as we prepare for the next season, let us all continue our safety measures and precautions to keep safe and well. Here are a few tips to help you prepare for the season changes coming our way. Not all of these may apply to your property. You may have property specific areas not listed that will need some attention at this time, but most of these issues are what most of us deal with in some form. Think of your own property and address the areas you know that need your attention at this time of year. Some of you may have outstanding repairs to make from the winter we have endured. If you made some temporary repairs during the winter season during emergencies, now is the time to make a more permanent repair as well as making modifications to systems in order to prevent next winter’s losses. It is time to perform those preventive maintenance quarterly filter changes along with smoke detector checks and battery replacements. If spring is your time for those yearly inspections of fire extinguishers and fire suppression systems, get them on the schedule before the summer season. It is a good idea to get them done now while you still have time and manpower to accompany contractors to your apartment homes. One thing recommended in preparing for the air conditioning season is to ask your residents to turn on and check their air conditioners. This can prevent your maintenance teams from being overwhelmed when the temperatures soar and the demand for air conditioning increases. The goal here is to help you identify some of the units that are going to give you problems before you become overwhelmed with A/C calls and working overtime to keep everyone cool. Reach out to your parts suppliers and ask if the lack of supply of parts has recovered from the effects of last year’s events. If not, go News & Events

ahead and place your orders on parts you know you will need. Perhaps you will have them by the time they are needed. Spring is also time to start thinking about opening the pool. There were a lot of restrictions on our pools last year and hopefully some of those will be lifting as time goes by and some normalcy returns to our lives. Your residents will probably be ready for some pool time. If you have repairs that need to be completed by contractors, now is the time to get that on the schedule. It is also time to get the landscapers to trim back those overgrown trees and bushes that are getting too close to your buildings and your outside air conditioning units. With the winter we experienced this year, you might find it beneficial to have your roofs inspected and gutters cleaned. This might prevent further damage to your buildings when the spring rains start in case you have damages from the snow and ice buildup we had. If you have any stormwater drains on and around your property, you will want to make sure those are clear from the debris that has collected on them. This will keep the rainwater flowing to where it belongs and not backing up toward your buildings or washing out your mulch beds. You may also want to check your sidewalks and parking lots and driveways for any damages resulting from the winter weather and get those repaired as well. Rely on your GNAA suppliers for those things that need to be outsourced. They are here to help and assist us when needed. They are some great resources. These things can help you prepare for the leasing season that is also upon us and the demand for our properties to shine. We know leasing brings in our residents, but excellent customer service and great maintenance helps keep them. Thanks to all the maintenance personnel out there who have been diligent and continued your customer service efforts through this past year. You are all appreciated by your customers, coworkers and your employers. Service is key to our industry. Keep doing what you are doing and good luck to all this year. 15

COMMITTEES At GNAA the word “committee” is used frequently, but what are the GNAA committees, exactly? Committees are critical to the operations of GNAA by providing guidance, planning, and execution on a variety of GNAA processes. Committee meetings are hosted monthly by committee member chairs to discuss relevant issues with other committee participants. A fantastic aspect of committees is that you can individually choose what committees to join based on your own interests. Below are 17 GNAA committees, and if any of them interest you we strongly encourage you to participate in a committee meeting. Monthly meetings are posted on GNAA.org’s Community Calendar and you can request to be added to a specific committee’s email list by emailing communications@gnaa.org. APARTMENT TOUR COMMITTEE plans and executes the annual tour event showcasing apartment communities throughout the Nashville area. AWARDS/BEAUTIFICATION COMMITTEE oversees the nominations and judging for various beautification awards that are presented at the annual Gala.

LEADERSHIP LYCEUM COMMITTEE manages the Lyceum candidates, helping them develop skills that create effective leadership. Candidates must have been nominated by their management company or selected through a competitive application process. Members of this committee must be graduates of the Lyceum program. LEGISLATIVE COMMITTEE brings important legal issues in the multifamily industry to the attention of the GNAA Board of Directors for consideration. MAINTENANCE COMMITTEE is a group of maintenance professionals focused on the needs of their peers within the Nashville market. Maintenance Mania, an annual competition put together by NAA with winners from all over the country, is a big part of this committee’s yearly planning.

COMMUNICATIONS COMMITTEE strategically develops plans to communicate with members through engagement platforms and creates an active, vibrant association through all types of media.

MEMBERSHIP COMMITTEE is the key to the strength of GNAA by recruiting, welcoming and retaining GNAA members, and current members who refer new members are rewarded through the Go-Getter Program, which is maintained by this committee.

COMMUNITY SERVICE COMMITTEE offers the opportunity for members to give back to the community through events and contributions for displaced residents, underprivileged children and homeless residents in the Nashville area.

NEXTGEN COMMITTEE is focused on creating opportunities for professional networking, career development and community outreach for the next generation of family professionals.

DIRECTORY COMMITTEE organizes the annual GNAA Directory, including a Buyer’s Guide, that is published exclusively for the use of members and is a tremendous resource for multifamily industry needs.

NEWS & EVENTS COMMITTEE develops the monthly News and Events Magazine, a fantastic resource to learn about the issues and topics that affect GNAA members in their daily business.

EDUCATION COMMITTEE ensures that GNAA continues to be the gold standard in continuing education for multifamily professionals by planning programs that include both specialized courses and structured curriculum designed to result in industry credentials of proficiency.

PROGRAMS COMMITTEE secures relevant and timely speakers to give special presentations at the quarterly General Membership meetings.

GALA COMMITTEE organizes GNAA’s annual celebration honoring members for a variety of achievements throughout the year. The Gala is the GNAA’s largest-attended event and it continues to grow each year. GOLF COMMITTEE plans the annual themed GNAA golf tournament, which also includes fun networking festivities during the tournament, making this a one-of-a-kind outing! News & Events

STATISTICS COMMITTEE complies GNAA’s Market Survey and quarterly reports, ensuring the most up-to-date market and trending information available. Statistics provides an incredible resource for industry professionals throughout the country.
