April is Fair Housing Month To “celebrate,” let’s dive into some news you can use!
Fair Housing and the LGBTQ+ Community
So what does this mean for you?
On January 25, 2022, President Joe Biden issued an Executive Order requiring protections for members of the LGBTQ+ community as it relates to housing, healthcare, and education. The Order cites the Supreme Court’s recent ruling that the prohibition against sex discrimination outlined in the Equal Employment Opportunity Act (EEOA) now prohibits discrimination based on sexual orientation or gender identity. The President’s Executive Order requires that all applicable agencies, including the Agency for Housing and Urban Development (HUD) disseminate actions consistent with the Supreme Court’s ruling as well as various civil rights laws. The new Order will result in new regulations redefining the protections of the LGBTQ+ community under the Fair Housing Act.
As we all know, new regulations mean an increase in testing and enforcement by housing advocacy agencies. This means that for the foreseeable future, multifamily communities will now be under a much stronger microscope. To avoid any potential liability, housing providers are encouraged to educate themselves about the changes and ensure that all employees are properly trained and prepared to handle any situation that may arise.
With this new Supreme Court ruling and subsequent Executive Order, questions are bound to arise, including whether or not a new protected class has been created. To be clear, a new protected class has not been created; rather, we now have an expanded class of sex. This new expansion makes it illegal to discriminate against anyone based on their sexual orientation or the gender they are presenting.

Education by Lisa Gunderson, Bristol Development There is a small plaque on my desk with a quote attributed to Michelangelo: “Still, I am learning” or “Ancora imparo.” This gift was to remind us that our learning work is never done. Things change continuously in our industry, and we have to stay in tune with trends, technology, and what our residents really want. Just think about laminate, then granite, and now quartz countertops. Or pagers (beepers), Blackberries, then cell phones for on-call work. Last month brought a trip to the International Builders Show (IBS), presented by the National Association of Home Builders (NAHB), to track emerging trends in materials, lighting, cabinets, etc. My two big takeaways were pizza ovens and growing hydroponic plants emerging as customer wants. Fully aware of residents
growing their plants in-home, we incorporate an herb garden in a clubhouse for a tour conversation piece. We are deploying our first pizza oven in an upcoming project in Virginia later this year. The show also offers a series of educational courses. The featured session was a demonstration of a 3D printer of tiny homes. Some may ask what this has to do with apartments. Like Uber, it could be a potential disruptor for all housing as a low-cost, fast solution to provide more affordable inventory. All are important things to learn about and understand how they impact our industry. I am still learning and encourage you to continue to do so as well.

Why Supporting Education is Important by Maria Williams, Floors First Nashville
“Intelligence plus character – that is the goal of true education.” – ma rt in lut he r king , j r . It is certainly no secret that education is essential to the growth of any organization. Without regular training and development, we can become unmotivated and stagnant. The multi-family sector in the Middle Tennessee area is rapidly changing and it is vital to continue to stay educated. Regular training exercises and creative learning courses help develop new skills and enhance confidence. Boosted confidence creates and encourages innovation, excitement, and motivation.
A Trip Down Memory Lane I still remember the first Leasing Boot Camp class I attended at the GNAA! I came back from the class beaming with excitement and sharing lots of fresh new ideas with my manager. She listened and allowed me to take the reins with my newfound knowledge and confidence. A few months later, she shared her story with me on her first Leasing Boot Camp class and how she too came back ready to rule the leasing world. The class, along with continued education, led to her successful career path to becoming a Property Manager. Over the years, my continued education with the GNAA led me to become a “Powerhouse” Property Manager – a force to be reckoned with, armed with confidence and fresh skills to be successful.
A Supplier Call to Action Transitioning to a supplier from an on-site Property Manager has given me an understanding of why it is News & Events
important to support education efforts. Specifically, as a supplier, it is important to invest in our on-site associates who provide us with opportunities to serve them. Investing in the growth of an individual helps to create long-term relationships. Don’t forget about the Leasing Rock Stars and Maintenance Technicians (aka Superheroes) – it is important to develop relationships with everyone. Within our organization, there are multiple ways to support education. You can become an annual education sponsor which helps support the instructors, lunches, and material for the courses. You can also help by sponsoring an individual to take a class they may not have in their budget. It is a great way to deepen a client relationship!

Reach out to a leasing consultant you know and offer to sponsor this designation course for them (check with their manager first – there is a time commitment here). April 26: HVAC Low Voltage Electrical Course – Support a Maintenance Technician with this course. DIVERSITY, EQUITY & INCLUSION
DEI Education for the Workplace There are a lot of companies that put out fancy marketing slogans about diversity and inclusivity, but when we peel back the layers and look at how managers lead their teams there is a gap. –Michelle Kim Diversity, Equity, and Inclusion have become an evolving topic of conversation within the workplace culture as organizations have implemented DEI programs to create a more diverse, equitable, and inclusive work environments. However, according to DEIintheWorkplace. com, while 97% of companies have established DEI programs, only 25% of these programs are successful. Thus, DEIintheWorplace.com has shared eight specific tips that can help start and improve DEI in your workplace if applied consistently.
1. Start with the why. Identify the strategic priorities and goals of your company. Then, determine how diversity, equity, and inclusion will help accomplish those priorities and goals.
2. Identify the key sponsor, champions, and allies. It is significant to identify the key players actively supporting the DEI efforts. This process often begins with the most senior leader of the organization, supported by a DEI council or committee made up of champions and allies.
3. Assess the current state, gaps, and opportunities. A great way to assess the current state is implementing surveys, listening sessions, and leadership interviews. News & Events
4. Define and assign actions. Once key players and the gaps are identified, assigning and planning activities can begin. Such actions could include playing “I Am, But I am Not,” creating one-on-one meeting templates to encourage conversation, having employees present defining moments in their lives, etc.
5. Communicate, communicate, communicate. Open lines of communication between DEI leaders and their team members are essential for identifying unique needs and expectations from underrepresented communities.
6. Provide a psychologically safe environment. By having a successful line of communication, employers create a psychologically safe environment where individuals feel heard and valued.
7. Measure what matters. “If you can’t measure it, you can’t improve it” (Peter Drucker). Create a menu of Key Performance Indicators (KPIs) to help measure the employee experience.
8. Learn, Adjust, Repeat. By creating KPIs, companies can now measure and track over time, allowing them to learn and adjust when needed. I was a criminal justice major working on my senior year internship with the Davidson County Sheriff’s Office. After my stint there was done, my old bosses Jim McDowell and Melba Reese set me up an interview with Wes Hall. My first day of work was September 28, 2004 – I’ve been here ever since.
Was this career path something that was always on your radar? I’d always wanted to be an attorney – I always enjoy a good debate. So when the path opened up, I took it.
Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry? Not really, but when I started at 22 years old, my work in evictions certainly taught me life lessons I didn’t have to learn from experience.
Why is property management an attractive career path? For those willing to put in the work, there is so much opportunity for upward mobility!
