Message from the Chairman by Stephanie Burns, CAM®, NALP®, CAPS®

I am truly honored to serve as your 2019 Chairman of the Board. In the last few weeks as I’ve reflected and thought about my path to this moment, I recall that my very first GNAA event was in fact, the Awards Banquet. I was a leasing associate and had worked at The Grove for only a few months. It was December of 2006 and I remember listening intently to our new Chairman Mary Bradley as she spoke that night. While it’s been a running joke that no one really pays attention to these speeches, I can say that I truly was inspired as she called on members to get involved and volunteer. Thankfully, I worked for Stacy Molen who was supportive and already engaged with the GNAA. She understood the value of participating not only for me on a personal level, but what it brings back to our property and to our company NTS as a whole. So I joined the News & Events committee and the rest, as they say, is history. And while I look back at the GNAA’s impressive 50-year history and all our accomplishments with a sense of pride; for me, it’s all about the future. The legendary hockey player Wayne Gretzky once said, “A good hockey player plays where the puck is, a great hockey player plays where the puck is going to be.” And that begs the question…where are we headed? My answer? Wherever the puck is going to be! Today marks a new era for the association. The GNAA is thriving and growing. Our brand is strong. And as it always has, it belongs to you, our members, and our number one priority is serving you. But to fulfill our mission, we need your involvement.

I challenge you to make the leap and immerse yourself in a community aligned with your vision. Surround yourself with people just as passionate as you are. Work with industry leaders and build experience. Advocate and volunteer to gain perspective of your community and its goals. So how do you get involved? There are many ways and it’s going to vary depending on your situation. It can be as simple as attending a luncheon or signing up for a class. But my best advice is to join a committee. It’s free and takes up only an hour of your time each month. There are over a dozen committees to choose from and you can pick what aligns most with your interests and talents: Education. Statistics. Community Service. News & Events. Communications. Awards. Directory. Trade Show. Awards Gala. Apartment Tour. Golf. Maintenance Council. Membership. Legislative. And now, I am proud to announce a new committee and my initiative for 2019: GNAA NextGen. NextGen is a committee designed for our young professionals in their 20’s and 30’s who are focused on peer networking, community outreach and career development. We will have lots of fun and engaging events planned in 2019, so stay tuned for details! As you ponder which committee you want to join, please know that I am here for you – to serve and help you in any way I can. I can’t emphasize enough that the GNAA is your tool to get you where you want to be and make a statement about your commitment to the multifamily industry.

But as I say this, you may be asking yourself: Why get involved? Who makes up this community? How can I make it better? Can I really make an impact? Is this even worth my time?

Network with the right people. Inspire one another. Mentors and leadership are one meeting away…so don’t waste this opportunity. All it takes is one event, one handshake, to change the trajectory of your career.

The answer is: so do we. Every day as a leader on this board, I ask myself those very same questions.

Maximize Your Membership: Get Involved! We are often asked by new members the best way to maximize their membership in GNAA. You can sponsor events, advertise in our monthly publication or e-newsletter or attend one of our many yearly networking events, such as our monthly luncheons or our special member mixers. One of the best ways to get the most from your GNAA membership is to get involved in a committee that interests you! There are over 20 GNAA committees that help guide the activities and events of our organization. The committees help us put together such things as our gold standard educational programs, our great fundraising efforts for community service and professional networking events like our trade show and golf tournament. Take a look at these short committee overviews to see if there is anything that interests you:

Apartment Tour is an annual event showcasing

apartment communities throughout the Nashville area. This committee helps choose the area of town that we will highlight in our tour for the year as well as assisting in getting apartment communities interested in participating. The tour usually takes place in October, so the committee work usually begins in April.

Awards/Beautification is the Apartment

Community Beautification, Flowers, Model, Clubhouse, Maintenance Shop and Diamond Award nominations and judging. This committee helps collect and judge the nominees for awards that are presented at the Awards & Installation Banquet in November. This committee’s first meeting is usually in March. The Awards Banquet is an annual celebration in which we honor our members for a variety of achievements throughout the year. This is our largest attended event, and it continues to grow each year. The Banquet Committee helps plan everything from table decorations to entertainment and is utilized the day of the event as volunteers. Committees, cont. from p. 8 The objective of GNAA’s Communications Committee is to engage members and create an active, vibrant association through all types of media. This committee meets monthly and works on marketing topics, like the new GNAA website design, how to maximize our reach through social media and how to keep our members active throughout the year.

Community Service offers a unique opportunity

for our members to get involved in giving back to the community with sponsored events and contributions for displaced residents, underprivileged children and homeless residents in our city. Our Slide Into Summer Fun event in June and our Beer, Butts and BBQ event in the fall are two examples of community service events this committee helps plan. This committee typically meets monthly as well.

This committee usually meets a couple of times prior to the annual Mania event and monthly/bi-monthly the rest of the year. Membership is the key to the strength of our organization, and the Membership Committee helps oversee this vital function. GNAA offers a unique blend of membership services that can include opportunities for career enhancement, volunteer leadership and community involvement. Membership usually meets on a monthly basis. GNAA’s newest committee in 2019 is the NextGen Committee. This committee will help plan events and opportunities for our industry’s young professionals to network and build a support system in multifamily. Look for more information about this committee on the GNAA Events Calendar to see when they will start meeting.

The GNAA Directory Committee assists in the creation of our annual printed directory of members, including a Buyer’s Guide that serves as a quick search resource of supplier members. The directory is published exclusively for the use of our members and is a tremendous resource for all your multi-housing needs. Meetings typically begin in January or February with final publication of the directory in the second quarter of the year.

The News & Events Committee helps plan GNAA’s News & Events magazine – the number one resource to learn about the issues and topics that affect GNAA members in their daily business. Our monthly publication is produced in full color, in print and online! The committee helps produce content for the publication as well as coming up with ideas for new and interesting articles and departments. The committee meets on a monthly basis.

GNAA plays a key role in providing continuing education for multi-family professionals, and the Education Committee guides this important aspect of our organization. Programs include both specialized courses and structured curriculum designed to result in industry designations of proficiency. This committee meets monthly throughout the year.

The monthly General Membership meetings are one of the best ways to stay educated on industry trends and legal issues and also provide a great networking opportunity for our members. The Programs Committee is responsible for bringing ideas for speakers and topics to plan the three main meetings throughout the year. Check the event calendar on gnaa.org for more information on meeting scheduling.

Come play and network at the same time during our annual Golf Tournament, planned by the Golf Committee. Other festivities during the tournament, such as Best Dressed Team, make this a one-of-a-kind outing! The event takes place in May and the committee begins meeting in January.

Legislative is the committee that brings important

issues in the multifamily industry in Nashville to the attention of the GNAA Board of Directors for consideration in action. These meetings are scheduled as the need arises but are at least once a quarter. The Maintenance Committee is our group of maintenance professionals who focus on the needs of their peers within the Nashville market. A big part of the yearly planning is Maintenance Mania, an annual competition put together by NAA with winners from all over the country.

GNAA publishes an annual Market Survey and quarterly reports with the most up-to-date market and trend information available. The Statistics Committee helps pull the information needed to make this publication an incredible resource for industry professionals throughout the country. Statistics meets on a monthly basis. The GNAA Trade Show Committee plans the GNAA Trade show, held annually in August. Member companies gain exposure by showcasing their products and services in front of hundreds of multi­family industry professionals with purchasing power. Committee members help pick a theme, plan activities at the event and get the word out about sponsorships/booth spaces. This committee usually meets from January to August on a monthly basis (unless otherwise noted).

Eight Digital Marketing Trends to Watch Out for in 2019 Digital marketing, simply put, cannot be ignored. No one is disputing the power of effective marketing. An effectively executed marketing and advertising campaign can serve the needs of any business and increase the demand for the product or service they offer. But times have changed, and while the need for marketing is still essential, where that marketing is most effective has changed a lot. If you want to go where the people are, you need to be active online. The influence of the digital landscape, or “cyberspace,” has been steadily growing since the 1990s, and now, just a few decades later, it is a major virtual environment for the vast majority of people on the planet. Social media, streaming content, and the ease of creating or consuming digital content have made the internet the place to be. So if you want to market to your audience online, how should you do it? The year 2018 is drawing to a close, a new year is upon us, and that means reviewing the top trends digital marketers should know or prepare to master.

1. Facebook may be peaking.

The good news is that Facebook is still currently the #1 social media platform in the United States, with an impressive 41% of its users being over the age of 65. So for marketing that targets a senior demographic, there simply isn’t a better platform. On the other hand, Facebook had a difficult 2018, with a data breach that affected 14 million users, gaining a reputation for being the platform of choice for weaponized, political propaganda, and a continuing drop in popularity with younger demographics, so much so that many people feel the relationship between the public and Facebook may be changing. It’s important for future digital marketers to really look at who their target market may be, because Facebook may be very unsuitable for some campaigns, especially as it continues

to trend downwards with younger demographics. Make no mistake, Facebook is still massive, and many Americans continue to check in on it, but be more judicious with who you’re marketing to, and make sure they’re still on Facebook, or you’re targeting the wrong social media platform.

2. Instagram is a hit with the “kids.”

Fortunately for Facebook, their greatest threat is no threat at all since they bought Instagram. The image and video-based social media platform is optimized to make it very easy for users to share photos and videos from their phone, which is now the most ubiquitous computing device on the planet and rapidly growing as the computer of choice for the general public. Instagram’s meteoric rise has already passed one billion users, an impressive achievement. That means it’s one of the most rapidly growing social media platforms, and perhaps more importantly, much of its user-base is the coveted younger demographic, especially under 30, that Facebook is losing, due to its reputation as the social media platform for “old people.”

3. Chatbot use will increase.

Chatbots are just a specialized form of software that acts as a virtual “concierge,” communicating with users and assisting them in completing their goals. Chatbots interact with humans in a natural way, primarily through the use of text chat windows, but verbal interactions are also possible. Chatbots are already used extensively in Facebook, by the tens of thousands for different tasks. Everything from providing weather reports to automating some basic customer support functions can be easily handled by sophisticated software. Bots allow users to get personalized, focused interactions without pulling too much from limited human resources. Their effectiveness in 2018 is already showing a significant continued on p. 11

4. Video is a must.

A total of 73% of all Americans engage with YouTube. That means more than half of all Americans are watching videos, and a lot of those videos are created in the service of digital marketing. While YouTube may be the most popular way to consume videos, even more popular than Facebook, that doesn’t mean that you shouldn’t be putting videos on Facebook, or any of the other social media platforms for that matter. Video digital marketing, in some ways, offers the best of both worlds. The actual budgeting and mechanics of video production are well understood and documented, since video itself is a 20th century medium. However, now video is paired with the incredibly accurate and valuable user metrics of digital media to provide much more useful data on how specific efforts are performing. Whether you’re creating videos for Instagram, Facebook, YouTube or even your own website, it is a top-tier, incredibly effective digital marketing tool. You can capture and convey a lot of information and your brand’s personality with video. As long as you stick to the fundamentals of good video production, you can make impressive gains.

5. Live video is a separate yet important thing.

So while general audience content was, is, and always will be important, specialized material for specific industries or experts can also yield impressive results. That, combined with improving techniques in measuring content effectiveness, keep content marketing relevant and moving forward.

7. Email is getting more personalized.

Email continues to be a major channel of communication, with billions still using it for personal, commercial, industrial, legal, scientific, and academic purposes. In other words, email is here to stay, and email marketing itself continues to be important. However, email marketing is evolving, and generic marketing emails aren’t as effective as they once were. It is now a combination of automation, and more importantly, personalization that makes email marketing important for 2019. When you can trigger your email marketing to something specific, such as a user browsing a particular product, and then follow up with a promotional price or demo video in a personalized email, this can be very effective. Email is often the final “trigger” to motivate an action, especially when combined with your remarketing techniques.

While video is a valuable tool, one of the fastest rising stars in digital marketing is the use of live video. Part of this is due to the massive spike in streaming services, thanks to popular channels such as Twitch, which allows people to easily stream video game play, or even devices like Sony’s PS4 game console that come with live streaming abilities built right into the box.

8. Voice interaction is going up.

Live streaming, as it is called, is especially big for digital marketing when combined with influencer marketing. Whether it’s the new generation of social media influencers or traditional sources, such as celebrities, athletes, and musicians, having a live stream with an influencer who is interacting directly with comments is a huge draw for an audience. An influencer live stream is an incredibly useful, high profile form of digital marketing right now. The spontaneity and interactivity of live streaming can undoubtedly be a big draw when done right, with a well-chosen personality.

However, this presents some interesting challenges. Conducting a voice search, for example, is very different from typing a query, particularly in the results. When a person performs a text-based search, the screen displays one page at a time the results. But when someone asks a device to conduct a search and the device replies verbally, it may only give a few choices at most, and frequently, they supply just one choice.

6. Good content still matters.

Content marketing continues to be an essential component of digital marketing, although there’s an increasing emphasis on nuance in content. The quality is always going to matter a lot, but now there’s a renewed interested in looking more deeply into who the intended recipients are. Having a deeper, more

Thanks to Siri, Google, Alexa, and a host of other “smart” devices, verbal interaction with devices is continuing to rise. The real takeaway is that talking is simply a preferred way of interacting. And now the machines are finally catching up to the way people want to search, shop, and discover new things.

That means that preparing for voice searches is going to require a different approach, but it’s one area of digital marketing that can’t be ignored because people are relying on it now more than ever. For example, writing metadescriptions of websites might need to be optimized for speech so that it “reads better” out loud, when being spoken, rather than the drier style used for a strictly text-based search approach.

It’s the Law

Let’s Take Another Look at the Click & Lease Program When the National Apartment Association (NAA) saw a need for a standardized national lease, they reacted. The NAA partnered with the Texas Apartment Association and used that lease template as a foundation for the NAA national lease program. Changes to the template were reviewed and compared with states’ comments and suggestions and the first national lease program was put into practice. Thereafter, the Tennessee version of this lease was created over many months by two local attorneys: One is a GNAA associate, and the other is a GNAA management company executive. If you haven’t recently reviewed the benefits that the Click & Lease has to offer, you may be missing out on some great opportunities to save time and money. NAA contracts with attorneys all over the country who work to update the leasing documents as federal, state, and local laws and regulations change. This review and revision process is done as necessary, and at the very least, on an annual basis. Management can be assured that their lease is the most up-to-date lease available, mitigating legal risk and exposure, without the necessity of a time-consuming lease review and document revision processes. In addition to the peace of mind knowing your lease documents are up-to-date, the Click & Lease program includes safety features that help to reduce the risk of typos and other errors, further minimizing the potential for costly, but easily avoidable, mistakes.

NAA continues to expand its library of addenda available for use at your property. If there’s a policy that you’d like to implement, you may find that there’s already

an addendum for that, or you may discover an additional addendum that would be useful at your property. The lease and many of these addenda provide an area where they may be customized to fit your specific policies and procedures. As an NAA Click & Lease subscriber, you’ll always have an avenue to ask questions and discuss changes to the lease documents. If there’s a provision that has caused a specific problem, the door is always open for you to contact the NAA’s lease attorney for your state. NAA understands its audience and is always receptive to suggestions. NAA works with industry partners to offer a product that integrates with the most popular property management software systems, thereby simplifying your record keeping and lease preparation. The list of compatible platforms continues to grow. Because the NAA Click & Lease is offered in all but two states, managers moving to different markets will find an easier path when becoming familiar with state and local laws. The familiar layout and format as well as the standardized user interface makes for a smoother transition at all levels. Whether it’s a manager new to a state or management company, or if your management company ventures into new markets, the Click & Lease can help ease the learning curve. The NAA gives back a portion of the proceeds from its lease program to its state affiliates, in our case the Tennessee Apartment Association. The TAA then distributes these funds among the local affiliates, thereby empowering our industry’s ability to achieve its goals at not only the national level, but also at the state and local level. Keeping these benefits in mind, maybe it’s time to take another look at implementing the NAA Click & Lease into your management program.
