Investing in Leadership

GNAA launches 2024 Leadership Lyceum cohort

Seventeen GNAA members have embarked on a journey as this year’s Leadership Lyceum candidates.

Leadership Lyceum is an exclusive program that is only open to rental housing employees who have been individually nominated by their property management companies for consideration, and supplier members can be nominated by the GNAA Leadership Lyceum Committee. Selfnominations are accepted as long as approved by a supervisor.

The purpose of the Leadership Lyceum program is to educate, motivate and empower emerging new leaders for GNAA. The National Apartment Association (NAA) created this program in 2003 as a means of identifying and motivating a diverse, enthusiastic group of multi‐family professionals. Candidates who are nominated for this program are ultimately selected by the GNAA Leadership Lyceum Committee for admittance.

The GNAA Leadership Lyceum Program endeavors to develop true leaders; people with a broad-based vision for, and a strong commitment to, the multi‐family industry. Leadership Lyceum focuses on the importance of advocacy, education, personal development, and volunteering. Candidates in Leadership Lyceum are required to attend halfday sessions, committee meetings, Board meetings, luncheon meetings, and special events.

Upon graduation from the Lyceum program, participants will have a full, well‐rounded overview of the vision, scope, and operation of GNAA and be poised for further growth through committee and executive leadership opportunities. Many of GNAA’s current board members are graduates of the Leadership Lyceum program.

This year’s class includes: Cory Aswegan, Shauna Ball, Marie Berry, Haley Flood, Brad Hatcher, Jim Hearn, Alicia Jones, Ashley Linville, Lauren Miles, Allie Murphy, Sherre Murphy, Jillian Patterson, Sheila Pendergrast, Melinda Penny, Taylor Rodrigues, Bandon Saldana and Kellie Sleeper.

Each have their own unique journey into the multi-family housing industry.

Aswegan said he and his family moved to Nashville three years ago and while he was job hunting, he stumbled upon a job opening in maintenance at the apartment community he and his family lived.

“For the last 20 years, I have worked in most areas of the construction process including maintenance, heating and cooling, refrigeration and taking pride in the work I do.”

Miles, who is a regional manager, got her start in student housing.

“I lived in Knoxville, Tenn., and knew someone who was a leasing manager at a student property,” she said. “As I learned what they did, I decided that was a perfect fit for me. In this role I would be managing people, sales and marketing. When that position became available, I applied and entered into this wonderful world. I found that I had a talent for it and continued climbing to where I am now.”

Like Miles, Allie Murphy too joined the community through student housing.

“Like most people you meet in this industry, I kind of stumbled into it, or really should I say walked into it? When I came to Murfreesboro in 2020 to finish college at MTSU, I thought it would be cool to walk to work and save money since the student housing community I lived at was hiring for a part-time leasing consultant. I had no background in this particular industry but what I knew was that I was (still am) a quick learner and I that I was motivated to succeed.”

Since then, Murphy has spent the last five years working her way from leasing consultant to multi-site community manager and experience in three different styles of housing.

For Jillian Patterson, the COVID-19 pandemic brought her to multi-family from hospitality management, a decision she thought would only be temporary.

“This is the most rewarding industry there is,” she said. “Simply because there are so many facets within it. Whatever your strengths may be, there is a way to employ them in a way that will fulfill you – whether that be exploring lateral roles or working your way up the traditional ranks, and there is certainly a position

for every phase of career you’re looking for.”

Sherre Murphy has been in the industry for 14 years. She said that she was formerly a retail store manager for more than 20 years and needed a change.

Murphy credits the team at Freeman Webb for mentoring her and pushing her.

“Everyone in my company, Freeman Webb inspires me,” she said. “We are always supporting each other. If I had to make a list – Kirby Davis, Zac Ward, Tiffany Flowers, Jay Cathey, Alicia Jones and Stephanie Liston are among my many mentors. There are several (pivotal) moments for me. The moment Zac Ward pushed me to take the next step in my career was probably the most significant.”

Like Sherre, Shauna Ball also transitioned to multi-family from retail management.

“I applied for a leasing position on a whim, and Rita Wilkinson, past GNAA president, took a chance on me with UDR in 2012. I was promoted to assistant community manager over two communities in 2014, and promoted to community director over two communities in 2017. I left UDR in 2020 to come on with Lincoln Property Company (now Willow Bridge Property Company) and have been a property manager at The Grove at Waterford Crossing now going on four years.”

Taylor Rodrigues said she also worked in retail before becoming a leasing consultant in 2018.

She gives credit to a former co-worker, Kevin Burton, who was her assistant manager.

“He taught me a lot about how to handle tough situations with residents,” she said. “He has always been supportive of my career and has been a good friend to me in the industry.”

Rodrigues said a pivotal moment in her career was when she was hired as a floating manager.

“I filled in assistant and manager roles to properties who needed coverage and it was there that I was able to show what I could do as a leader and in a position with more responsibility. It gave me the boost to be promoted to community manager and take the next step in my career.”

Kellie Sleeper stumbled upon the multi-family industry when she went to tour an apartment community.

“I met a wonderful manager named Tracey Payne who showed me the community,” she said. “At the end of my tour, she began to tell me about a leasing position she had open and thought I would be a good fit. I went the next day for an interview and was given the opportunity. I worked as a pharmacy tech previously so I had no knowledge of the industry. Once I started in leasing I was hooked.”

When I was an on-site manager in student housing, I was told that ‘You are only as promotable as your replacement.’ I took this to heart because I wanted to be a regional manager. I then hired my new assistant manager, Holly Duren, and trained her to be the new me. I was able to get my multi-site position eventually. When I left, Holley Duren was promoted to manager and the community never suffered for a moment. I still live by this advice and will ahve my replacement when I’m ready for that next step.

Sheila Pendergrast said she enjoys meeting people and helping them find a place to live. She previously owned a quadruplex so she had some background in property management.

Pendergrast said it’s important to be able to get along with everyone.

“You must separate business from personal life,” she said. “Being able to handle problems that arise with a firm hand, but calm. You also need an open mind and ability to listen well.”

Pendergrast said she believes it’s crucial to work your way up the ranks.

“That way you know all the aspects of the onsite team,” she said.

Alicia Jones has spent 19 years in the industry, and she shared that a pivotal moment in her career was when she came back to Freeman Webb in 2019.

“I have had the opportunity to be more involved with GNAA, which led to getting elected to the board in 2022,” she said. “I also earned my CAPS designation in 2022, which prepared me for my current role as a multi-site community manager. I now oversee four communities with an awesome team.”

On the supplier side, Melinda Penny of Zumper said that multifamily has a place for everyone.

“While I was on-site, I had a supplier that showed me all of the possibilities within multi-family,” she said. “Years later, she texted me asking me if I wanted a job and told me to come work for Zumper, and that it is a lot of fun. 2.5 years later, I’m still here loving every minute.”

Marie Berry, CEO of LICRA-Nashville said a pivotal moment in her career was purchasing LICRA.

“This was never on my radar when I started, but sometimes we have to embrace our discomfort to excel at something amazing.”

Brad Hatcher of Austermiller Roofing said he wanted to learn about the multi-family industry so he could understand how to be a better supplier.

Hatcher said a pivotal moment in his career was “the day I walked into Susan Reinaso-Silvas’s office at Brighton Valley. I realized I didn’t know this market segment, and she walked me through why I should join GNAA and become a supplier. I showed up to GNAA and continued learning.”

A huge part of Leadership Lyceum is developing leaders and giving them a better understanding of how GNAA works so they can become a part of the GNAA board in the future.

“I was very green when I joined the board of directors, and I still have so much to learn,” Jones said. “I am excited to learn the inner working of GNAA and to work alongside the current and future leaders of our association. I hope to gain knowledge and insights to make me a better leader to my team and a better member of GNAA.”

Rodrigues said she wanted to be a part of Leadership Lyceum because she wanted to get more experience with GNAA and see more of the background of the association in addition to the events she had been attending.

“I believe that the Leadership Lyceum will impact my personal

growth by helping me stay accountable to a goal and achieve it,” she said. “I think it will impact my professional growth by allowing me to learn from others who had different starts and backgrounds in the industry and can give me different points of view.”

Sleeper said she wanted to pursue the Leadership Lyceum program because she was nominated by DJ Arbogast and she thought it would be nice to learn more about GNAA and the ins and outs of the industry.

“I hope to learn more about what GNAA has to offer, it’s committees, etc.,” she said.

For 25 years Tom Hamlett has served as the groundskeeper for Stewarts Ferry Apartment Homes in the Percy Priest area of Nashville, which perhaps is a record for longevity in the Nashville market. Even more remarkable is Tom is the only groundskeeper at the Fogelman-owned, 94-acre property and its 614 units.

Tom graduated from Overton High School in the 1970s and worked at factory jobs before coming to Stewarts Ferry in 1999. His duties include the usual outdoor groundskeeping responsibilities like picking up trash, blowing out breezeways, clearing away cobwebs, and caring for the doggie stations. He also oversees trash-outs when people leave furnishings behind in an apartment. More than once he has cut up abandoned couches with a chainsaw and hauled them off to the dumpster.

Tom is known for finding all sorts of things as he picks up the grounds, including cash that has been cut by the lawnmowers, nice furniture, and animals of all kinds. He frequently has caught opossums and skunks on the wooded property and released them, along with several stray cats. The most unusual thing he ever found was an outdoor kitty ramp that a resident had clandestinely constructed so their pet could go outside through a window.

When asked what part of the job he dislikes the most, Tom sheepishly said, “I don’t miss the pressure washing and climbing on 10- and 20-foot ladders.” Jamee Dupuis, Tom’s Community Manager for the past two years, compliments his work ethic and positive attitude. “He likes to stay on the go all the time,” she says. “Sometimes when he comes inside for a staff meeting, we catch him nodding off.” In the past Tom has been honored by Fogelman and was also awarded the Groundskeeper of the Year by GNAA.

Tom, a member of the Tennessee National Guard for 25 years, has cut yards on the side for 34 years. He currently takes care of 15 lawns in his River Glen neighborhood near Opry Mills. He brings fruit to work every fall from the seven pear, apple, and peach trees he has in his yard. Before the 2010 flood he had a large garden and still tinkers with building birdhouses.

When asked how he single-handedly cares for 94 acres, Tom’s simple answer is, “I try.”

We wanted to connect with our customer community and find a way to give back.

Was this the career path something that was always on your radar?

Not initially. We have both been entrepreneurs; however, we were really looking for something we could include our sons into the business as well.

Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry?

Jacob has worked in sales for years, and I have had careers in corporate training. Both of these have allowed us to connect to others, find their needs, and focus our energy in assisting them with a solution that best meets their need.

Why is property maintenance an attractive career path?

It has the potential for growth, both personally and professionally. Also, there is always something new to learn because each job and community offers a new challenge or need.

Best professional advice you have ever been given? Never give up! The next best thing is right around the corner!

What is your favorite thing to do on the weekends?

We both love to golf!

Do you have any pets?

We have a small fur baby named Buckeye. Coolest place you’ve ever traveled?

The Mediterranean: Italy, Greece, and Malta.

If you could get a “do over” for something in your career, what would it be and why?

I don’t think either of us would want a “do-over.” We both feel that any success or failure is a learning opportunity that has led to this business and opportunity.

Any advice that you could give to the rising stars of GNAA?

There are so many opportunities within this industry. Regardless of your strength, passion, or interest, there is a path for you in this industry!

What’s your best productivity hack?

A Master Task List! Life altering, I would love to share the details with anyone who wants to stress less and achieve more!

What does happiness mean to you?

Our family, our faith, and giving back to others.

Do the ends justify the means?

We tend to not work that way. When you put people first, doing business the right way just comes naturally.

If you could see a measuring scale above people’s heads, what would you want this scale to measure?

People’s emotional needs. So we could help them!
