Let’s Get Ready for Beautification Judging
Use Your ABCs: Always Be Checking! by Jeremy Byrd, RAM Partners, LLC It’s that time of the year: Spring has sprung and we are shedding the winter blues. Primarily right now we are focusing on our 60-90 day notices to vacate, how those notices are going to affect our numbers and what it is going to take to keep us at 100 percent leased. However, as potential residents venture out seeking their new humble abode, we must remember we are constantly being judged against other communities. I for one have always started with the “WIFM” (What’s in it for me?) state of mind when focused on my communities and what a prospect would be considering as they tour the community. I believe this philosophy is a great way to prepare not only for the leasing that will come, but also to prepare your property for GNAA’s Beautification Awards judging. First impressions can be a last impression. Taking pride in your daily job will help you be prepared to impress future residents and for Beautification Awards judging. As a prospect or as a GNAA Beautification judge approaches your community, know they will be looking at the little details and wondering how it will benefit them. Would you want to live somewhere that is unkempt, unpruned and trashed before you even get to your front door? I think not. It’s as simple as ABC: Always Be Checking. Take time to view your community as if you were looking to move there yourself. Make it a common practice to start at the community entrance and to review the flow and appearance into your office clubhouse and amenities. News & Events
Landscaping is important too! Be looking for eyecatching color, plants and well-manicured lawns free of weeds and trash. Have a game plan in place with your landscaper to be thinking outside the box with colors, texture and plant variation. You will impress your future residents and the GNAA Beautification Awards judges by thinking creatively and not following the normal colors and garden bed patterns. Signage, fencing and sidewalks are also places that easily get overlooked. Make sure they are clean and free of animal waste, and that walkways are not littered with even the smallest piece of trash. If you are on foot you should be looking for these things. Do not walk by a piece of trash and say, “Where is the groundskeeper?” It takes a village! Again, ABC: Always Be Checking. As your team prepares for Beautification Awards judging, challenge them to have pride and commitment to making a difference for your community, not just for the fast-approaching GNAA Beautification judging but year-round. As we make it a habit to do our job with pride and personal ownership, we will find it is second nature to do what is needed year round and not by playing catch up. Remember, beauty is in the eye of the beholder, or in the case the of GNAA’s Beautification Awards, beauty is in the eye of the judges!

About Our Volunteer Day
Volunteers will be paired up with shoppers. They will walk the
aisles together, making sure each shopper is able to select the foods they need. After they’ve chosen the items they can use for the week, our volunteers will help them pack their items into bags. Some volunteers will be asked to help carry what could be up to 70lbs of groceries to the bus stop for shoppers without transportation.

GNAA Partners with The Little Pantry That Could by Katherine Morrow, GNAA NextGen Committee Co-Chair
On behalf of the NextGen and Community Service committees, we are pleased to announce GNAA’s newest partnership with The Little Pantry That Could. After the 2010 flood, founder Stacy Downey saw a need for individuals who had been displaced by the flood and realized that the access to healthy food was not widely available in the area, which is how The Little Pantry That Could was born.
Who They Serve Currently serving approximately 250 families each week, The Little Pantry can be found off 24th Avenue N. and their doors are open to people all over Davidson and surrounding counties. Their mission is to provide produce and shelf-stable items, free of charge, on a weekly basis to anyone in need. The families that participate do not come from any one demographic, but simply from all walks of life.
A Day at The Pantry The food pantry is open every Saturday, but the preparation begins on Friday. You can find volunteers working to unload trucks, shopping local stores for items and stocking shelves in preparation for Saturday morning. Step inside the Pantry on Saturday morning and you will see the room filled with patrons ready to be paired with their volunteer shopper to select their items for the week. It is not uncommon to find a volunteer assisting with resumes, offering financial

education or a barber offering haircuts and beard trims. Visitors are never turned away and will always receive a warm welcome while at the Pantry.
How We Can Help Join the NextGen and Community Service committees on Saturday, June 26 from 9:00 a.m. to 1:00 p.m. and become a volunteer shopper or help carry the groceries for the patrons. The day will be sectioned off into two time slots: 9:00 to 11:00 a.m. and 11:00 a.m. to 1:00 p.m. As a shopper, the contribution will be to help the guests make sure they are receiving the correct amount of grocery items. Once the items have been retrieved, the guests will need additional helping hands to carry the items around the Pantry as well as to a nearby bus stop. Unable to attend that day but still want to help? No problem! Donations are accepted to support this deserving organization! The GNAA Community Service Committee will be making a monetary donation on behalf of GNAA members. Members can give $25, $50, $75, $100 or a custom amount.

Pro Tips for Everyone at the Trade Show
from a Former On-Site Member and Current Vendor Member by Heather Johnson, DevDigital My name is Heather Johnson and I have been a proud member of the Greater Nashville Apartment Association for coming up on my seventh year. The GNAA has always been an amazing resource for me. Whether on site or as a vendor, I always have loved the different events and learning opportunities to get together and network with my peers. It can come as no surprise that the annual trade show is one of my favorite events each year. When I was on site, the energy surrounding the trade show was so fun and exciting! Working for a management company, you know your comrades at your other properties, but rarely do you get an opportunity to get together. What better opportunity is there than to put on a matching themed shirt and show off your pride in your company as you walk in together with your team members! I still smile when I think about all the fun we had walking around the booths looking for our favorite vendors, playing different games each booth had, or marveling over the amazing way each vendor’s booth was set up. After all, combining hundreds of multifamily professionals for a night of games, networking (sometimes recruiting), amazing prizes, and nonstop fun sounds like an amazing time to anyone. It is the team-building event of the year! Our vendors were definitely a big part of what I loved most about the trade show. I loved being able to walk around and see the latest products they were offering and to meet vendors I did not know. As a GNAA member, our team has always supported our vendor members. Being able to walk around and having all vendors in one place was a great way to find out about new improvements that could be made to our property. And of course, to make sure you get that business card into their drawing for their giveaways! News & Events
Pro Tip: Bring extra business cards! You’ll thank me later. This year will be my first year as a vendor and I am so excited to be able to spend a whole night of networking with some of multifamilies’ most influential leaders in Nashville. As soon as I knew the trade show was coming up, I knew I had to make sure I got a booth. The trade show is an amazing opportunity to show your clients your latest and greatest products and be able to network in a nonpressured environment. I mean, come on – they come to you! What is better than that? For most vendors this is their number-one lead generating event of the year! Every year the vendors compete for the best booth. I can remember so many outrageous themes through the years. It is hard to imagine a favorite year, but I especially enjoyed the Band Together theme.The costumes were just hilarious! But wait! I have a pro tip for you first-time vendors as well. Use the theme to your advantage. The more fun your booth is, the more traffic you will generate. If you have interactive games or fun giveaways, the decision makers will surely flock to your booth. Keep in mind, if you have a photo booth you want to be able to incorporate groups of people, as leasing teams rarely are able to get a picture with everyone in the photo. I cannot wait to see everyone’s ideas for this year’s theme! If you have not reserved your booth for this year’s trade show, now is the chance! If the blur of changes and challenges this past year has left you feeling wired, tired and edgy, you’re not alone. The law regarding evictions during Covid-19 has been in flux, to say the least. As this article goes to press, Tennessee’s Supreme Court has just issued an order ending courtroom capacity restrictions, and on the same day, Nashville’s pandemic restrictions have expired. Those restrictions and the CARES Act and the CDC order have, over the past year, made traditional eviction situations into fluid situations. Throughout these changes we have relied upon and will continue to rely upon tried-and-true solutions. A quick chat may be all that’s needed. “Hey, just reminding you: rent is due on the first.” Or, “Hey, your neighbors tell me their walls are paper thin when you’re jamming at 3:00 a.m.” Tennessee’s Landlord-Tenant Act offers guidance when more is needed. Your lawyer can help you pick the proper notice, and for added emphasis, even send it for you. Non-renewals are simple to understand, but timing is important. Does your lease require 30 – or at least 30 but no more than 60 – days’ notice? If there was no notice, is there a holdover? Three days are favored for quickness but can be hard to justify. For example, is your tenant smoking (medical) marijuana? In the breezeway or bedroom? Or selling it? The level of police activity is important. Did they come out? Make a report, citation, or arrest? Fourteen-day notices are available for monetary breaches. However, the need for notice of monetary breaches is often waived, and when it is, nonpayment can often be the quickest means to an eviction. These days, these notices News & Events
are practically non-starters since the CDC Order limits most nonpayment evictions and federal rent assistance is available. Fourteen-day notices are also available for non-monetary breaches not rising to the level for three-day notices. For example, tenants who ignore chats and continue jamming at 3:00 a.m. Or tenants who ignore lease requirements for renters’ insurance or for keeping pets leashed. Or tenants with unauthorized occupants. The CDC Order does not apply in these situations. Found at Tenn. Code Ann. 66-28-505, the fourteen-day cure notice provides your tenant an opportunity to cure, or fix, their breach. If the tenant does not cure, you can terminate their right to occupy and proceed with eviction. It’s important to note that the termination can occur after 14 days. In the past, it was 30 days and we referred to them as 14/30s, but these days we refer to them as 14/14s. If the tenant does cure, the lease continues. However, if the same breach reoccurs within six months, you can terminate with a sevenday notice. Your attorney should be able to offer you specific guidance for the facts in your situation. If you keep your attorney informed of changes, your attorney may even be able to help you change direction. Every judge is different. If you filed for non-payment but now the lease has expired, will the judge allow you to evict? Document. Document. Document what you and your team are observing: When you had a chat, when you gave notice, ll the way through an eviction and maybe after. Paper your files with who, what, when, where, why and how.
