GNAA Golf Goes Country!
It’s never too early to get your team together and start practicing to win some prizes at this year’s GNAA Golf Scramble. This is going to be your year! This year’s theme is the Boot Scootin’ Bogey. We are back on the General’s Retreat course at Hermitage Golf Course with some new activities, including the Air Cannon Golf Ball shoot, so bring your favorite country fixins’ and be ready to play! Maintenance as a Career and Not Just a Job Being a Maintenance Technician in the apartment industry is so much more than just a job. For those of you who are new to the industry, new to the position or perhaps just need a little reminder, if you read further in the article you will see that there is so much potential. If you chose to view this as a career and not “just a job,” the possibilities are endless. Most people start in the industry as a Groundskeeper or Porter. In this position, you are responsible for maintaining one of the most important pieces of a community’s operations. You may not always feel like you are, but the curb appeal of the community affects every resident, every prospect and every single person who drives by your community daily. This is the first impression of your company’s reputation and is a critical assignment. You are typically tasked with handling grounds cleanliness, pool upkeep and common area conditions and upkeep. Typically, this is where you will start your career if you have little to no experience in the industry. You will learn basic maintenance skills in this position as well. Keep working hard and learning and eventually you will be promoted. The second phase of a maintenance career in the apartment industry is typically a Make Ready Tech. This position will enhance the basic maintenance skills you learned as a groundskeeper. In this position you will learn how to prepare an apartment to become someone’s home. Your responsibilities and skill levels will continually improve, and you will typically be tasked with items such as caulking, touch-up painting, small appliance repair and replacement, minor plumbing repairs, minor electrical work, door and hardware installation, among many other responsibilities.
There is a second set of skills in this category that are becoming more prevalent during a good economy and that is a Rehab Technician. Typically, these positions are like a make ready technician but will expand to include countertop and cabinet installation as well as tile work, carpentry skills and full lighting and plumbing replacements. These roles are critical for any community as you are responsible for preparing someone’s new home. Continue to work hard, get your EPA certification, and before you know it you will be headed to the next step in your career. The Maintenance Technician is the career step where you will be using all the skills you learned in both your previous positions but will now be focused on repairing the homes that people live in and for maintaining the building exterior of the communities. The position typically requires afterhours on-call and an EPA certification. In this role you will spend more time diagnosing and repairing than you will be replacing items. You will be working on large appliances and HVAC systems as well as electrical and plumbing fixtures. You are key to the community’s success, as you are interacting with the residents and trusted to repair items in their homes. Residents typically decide to move or stay with your community, most often, due to the care that you give their homes during the repair process. Learn as much as you can, stay organized and on task and eventually you can be ready for the next step. The Maintenance Supervisor has normally “paid his dues” over the years and has mastered all the skill sets of the previous positions but has also shown leadership and organizational skills. In this position you will be continued on p. 13

Maintenance, cont. from p. 12 responsible for scheduling, ordering supplies, staying within budget, leading a team and constant communication with the community manager. You are the person whom all the maintenance team relies on for knowledge, guidance and direction. This is no small task, and while you have a wide range of responsibilities you are the person who keeps the operations of the community running fluidly with the community manager. Most people think that this is where the career plateaus, but don’t be mistaken as there are more opportunities for you as you continue to grow, learn and improve your skill set. The Regional Maintenance Supervisor is often the person to whom all the maintenance supervisors report. In this role, you are typically responsible to oversee multiple communities and work with multiple supplier partners. You are often tasked with capital work coordination, writing budgets, reporting, diagnosing properties’ performance and expenses, as well as helping teach and grow all maintenance team members in your region. You will work closely with the regional manager, the property managers and the maintenance supervisors, as well as the Director of Construction/Capital Improvements at your corporate office. Wait? Yes, there is yet another step in your apartment industry career.

The Director of Construction/Capital Improvements often is responsible for the oversight of all the Regional Maintenance Supervisors, but is also responsible for millions of dollars in capital improvements, typically across the county over the course of the year. This position works closely with Asset Management, the CEO and any ownership groups across the country to maintain the nationwide portfolio. This overview of the positions in the maintenance field in the apartment industry is short and sweet, but the next time you refer to this as a “job,” remember that if you chose to consider this a “career,” your possibilities are endless.

As GNAA plans another Maintenance Mania event, we thought it would be a great idea to reach out to some of our maintenance professionals around the Nashville area to get some first-hand experiences about their time in both the maintenance profession and with Maintenance Mania. If you have not been a part of this event with GNAA, you don’t know what you’re missing! Thank you to the following maintenance folks for allowing us to interview them for this article: Ron Koman (Lighthouse Property Management), Diane Mason (Southern Land Company), Mark Fiscus (Freeman Webb), Pam Vettenberg a.k.a “Lucci” (High 5 Residential) and Emir Sloplijak (Lincoln Property Company).
Q: Let’s get some background on each of you. How long have you been in the maintenance profession?
Ron: I’ve been in apartment maintenance for 21 years – maintenance in general since I could hold tools. My dad was a maintenance man. Mark: Hard to believe but this will be my 40th year. Lucci: I’ve been in the industry for over 20 years. Emir: It’s been almost ten years since I started working in maintenance. Diane: Over 30 years for me!
Q: Seems like all of you are happy in the career path when the “newbie” is almost ten years in. What drew you to the maintenance side of multifamily – was it planned or accidental?
Ron: I really needed a change from construction. I originally lived in Pennsylvania and the winters can be brutal. When I had the chance to move south, we took it and never looked back.
Mark: Pure accident. During the oil embargo of the late 70’s, I was laid off from the job I had and took a job as a groundskeeper thinking that I would do that for a couple of weeks until I found a better job. Forty years later, I’m still doing it! Lucci: I worked for myself doing the same thing for a lot of years, so it just made sense to accept when I was offered a job in maintenance. It’s nice to be a part of a team that makes a difference. Emir: Challenge! Every day different problems and out of every problem expanding my knowledge. Knowing that I can make change and help people with many different maintenance problems. Being able to fix stuff and after that take a step back and say I FIXED IT! Diane: I cleaned for many years and decided to do an easier job and make more money, so maintenance it was. I’ve been very happy with my choice.
Q: Now on to Maintenance Mania. Do you remember when it was you first competed in the event? Ron: I don’t recall the first time, but the last time I did it was 15 years ago.
Mark: I t’s been a very long time since I’ve actually participated – probably around 2006-2007. I have been the judge of the racing car competition for the last five years. Diane: I first competed about two or three years ago. I was little apprehensive at first and just attended as a spectator but really enjoyed it once I got involved. continued on p. 18

Q: What events did you compete in and did you have a favorite?
Ron: While I was competing, I really got into all of them. In retrospect, I would still say the race car was my favorite. Mark: All events, but I’m a car guy and the race car competition is always my favorite. Lucci: Just the race in the beginning but eventually all the events. The race is my favorite. Emir: All events but the favorite is water heater and faucet installation. Diane: I competed in all events except the car at first and then finally built a car. Water heater event was my favorite.
Q: We really appreciate the time you have taken to answer our questions. Last one…what advice would you give to someone thinking about competing? Ron: Relaxing is the most important thing, and if you build a car put some thought into it and make it unique. Mark: Don’t be nervous or shy. You will face all kinds of competition, but I guarantee you will have a good time! The food and company are great, the games are fun and EVERYONE looks forward to the car competition! Lucci: Make sure you sign up because it’s being put on for us, the maintenance teams. It’s a great time to enjoy your colleagues in a different setting and meet other people in the business. Participate in all events and practice, practice, practice. Most important…build a car. Emir: Trust in yourself and the work you do because if you do then competing should be fun and easy. Diane: Just forget about people watching you – some people don’t like being watched. Just do it and enjoy it – no matter if you win or lose, it’s all about the sportsmanship. Maintenance Mania, cont. a great way to recognize our hardworking maintenance people for all they do and to see if we can get a winner to go to the NAA Maintenance Mania event in June. It would be an awesome sendoff to someone if they get to compete in Denver this year. I have been involved in Maintenance Mania since it became a part of the Greater Nashville Apartment Association. It is my favorite event of the year. I really enjoy the competition with my fellow coworkers. It’s a little bit fun of egging each other on and trying to beat each other. It’s great socializing together and team building. The final event – the race car event – is the coolest to see what creative and innovative ideas come out each year. You can usually tell who thought about it for two minutes and who really put their thinking caps on to build such works of art. If you have never been you need to add this to your bucket list and support the maintenance professionals. Hope to see you there this year!

Maintenance Education in 2019 Maintenance professionals have their own educational track at GNAA. Here are the events that are on the schedule for 2019.
HVAC EPA Certification Date: March 14 Time: 9:00am to 5:00pm
Update your HVAC knowledge with the latest information and prepare you or your maintenance staff for the HVAC EPA test. This certification is a lifetime certification and will help you better understand the issues that may arise with HVAC systems at your communities. This class fills up fast so don’t delay in signing up! Manuals for this class are available for pickup at the GNAA office. Member cost is $159.
HVAC Hands-on Training: Low Voltage, Electrical Controls & Diagrams Date: March 26 Time: 9:00am to 5:00pm
Get some hands-on experience dealing with electrical issues that trouble HVAC units. Jim Fox walks the attendees through some common problems and solutions – all worth 6 continuing education credit hours for those with certifications that require this education. Member cost for this class is $139.
HVAC EPA Certification Date: May 9 Time: 9:00am to 5:00pm
Second chance for EPA Certification. Member cost is $159.
HVAC Hands-on Refrigerant Date: May 30 Time: 9:00am to 5:00pm
Issues with refrigerant charging and troubleshooting will be covered in this annual class. Great for all those new to the maintenance field or just needing a refresher for all ways to address problems with HVAC. Member cost is $139.

Brian has extensive experience as a property adjuster, as an owner of a restoration company for 10 years, and most recently as the GM of a local construction/restoration company. Brian is married and is the proud father of five children, and he resides in Franklin, TN. Window City was awarded the contract to supply and install commercial replacement windows at Trevecca Towers in Nashville. Built in 1973, these 14-story commercial highrises consisting of 580 units operate as a non-profit to house retired senior citizens. The project is set to commence in April 2019 as part of a $54 million upgrade investment by owner LHP in Knoxville.
