It’s Always a Good Time to Get Educated
In 2022, Nashville’s Metro Council approved a Right to Counsel program for our local Legal Aid Society and Conexion Americas. This program allocated $2.6 million, funded through the American Rescue Plan, to legal representation for tenants facing eviction. That program took the last half of 2022 to get organized, but in 2023 we’re seeing the effects of this funding increase.
The Legal Aid Society has added attorneys and support staff who are more available than ever to assist tenants who are facing eviction. In the past, Legal Aid Society has had two dedicated housing attorneys. That number has now increased to five and continues to grow. Those attorneys and their staff are in the hallways of the courthouse almost every day ready to provide free legal advice to tenants who show up to court.
This access to legal advice and representation is not a bad thing. When we have filed a detainer warrant demanding that someone vacate our property, we do it because we have a valid, legal reason to pursue that eviction and we’re prepared to pursue that right to possession. However, there are means by which a resident can strategically impede or defeat the eviction process, which is what their counsel is well-equipped to do.
What does this all mean for a landlord pursuing eviction in court? It means that there has never been a better time to remain educated on the eviction process, on your legal obligations as a landlord, and on the status of your ongoing eviction cases. In the past, these rules and regulations almost all came out of the same section of Tennessee
statute. However, as our local and federal governments continue to insert themselves into the landlord/tenant relationship, these regulations with which we must be familiar continue to pop up in new areas of the law. This is not an appropriate place to recite these voluminous and evergrowing duties and requirements, but it is a place to remind our membership of the importance of remaining up to date on those changes and why political advocacy is so important.
Coming up at the end of this month is NAA’s annual Advocate Conference in Washington, D.C. Members from across the country travel to the Capitol to meet face-to-face with their members of Congress to share their stories and encourage legislation to further our industry’s ongoing goals. We have several industry leaders from across the state attending the conference to represent Tennessee. The Tennessee Apartment Association and GNAA each have similar ongoing advocacy efforts at the state and local levels. Anyone who is interested in becoming more involved in those efforts, or learning more about these legislative processes, is welcome to attend meetings of the TNAA Government Affairs Committee or the GNAA Legislative Committee.
Later in the year, GNAA’s annual Legal Conference is scheduled for August 10. It’s a full day of seminars, panels, and discussion meant to educate our membership on changes in the law, experiences in and out of the courtroom that we can all learn from, and a reminder of our legal remedies and obligations as landlords. There’s plenty of time for questions and answers at the sessions too, and we encourage attendees to send those questions in to the GNAA staff in advance. It’s never too early to send in your questions!

I also encourage suppliers to take their CAS (Certified Apartment Supplier) course. By doing
so you will gain some of the knowledge it takes to manage a community. It allows you to see the everyday functions of what the manger’s responsibility is like. It will also let you see the importance the educational courses you sponsor brings to this industry.
So as a supplier, I encourage all suppliers and members to sponsor these educational courses. I have always and always will encourage new maintenance techs, leasing professionals and new mangers to continue to learn and attend these courses. It has helped me build so many lasting relationships in this industry. I have had the opportunity to see so many in this industry whom I personally supported and encouraged to grow and become leaders in the apartment industry.

Education Is Your Greatest Resource

“I’ve been doing this for so long, I know everything there is to know.” “I’m the manager, leave the learning to the leasing people.” “I don’t need help; I work for corporate; I know everything there is to know about this industry.”
Survey says: Incorrect. Welcome to the world of property management – where you know nothing and a lot (not everything) all at the same time.
Every single day as I come into the office I’m greeted with something new and challenging. Am I able to handle it? Of course! Can I do it with full knowledge? Not always. Do I always have all the training? Nope, absolutely not. But do I have the resources at my disposal to aid me in doing my job? One hundred percent, yes.
I have been at this for going on ten years and I can honestly tell you that I still don’t believe I have even begun to scratch the surface of knowledge. Daily, our company’s standard operating procedures change. Daily, our laws change. Daily, our residents’ opinions of us, and their needs, change. And, daily, our staff’s needs change.
The most important part of our daily lives is knowing where to go and whom to turn to in case you don’t have a clue what to do. This is why training and development of yourself and your staff is so important. We all need to know that we have the resources and tools we need to do our jobs daily. In turn, having a properly trained staff working alongside you will not only make your daily work
life easier, but will also have a positive impact on your clients’ needs as well. Without everyone understanding the importance of being properly trained – from your CEO down to your groundskeeper – the asset can fail or struggle to maintain its prestige and stand out among your competitors. Yes, we’re all doing the same thing, but we want to stand out. We want to be the best of the best – regardless if we have to offer the same amenities or finishes. Being properly trained can make a difference – as you appear to be more dependable, reliable, and knowledgeable to those around you as well as your residents.
There are several ways to be properly trained in your position – whether that be leasing, management, maintenance, corporate management, etc. From training classes offered through GNAA, to online and in-person courses offered at your management company, to vendors who offer training (HD Supply, Lowes, Ferguson, just to name a few) – there are plenty of opportunities around you. Additionally, align yourself with the people who are in charge of training and development. For us, it’s our Regional Learning and Talent Development Director followed quickly by a staff of Certified Training Associates (I am one myself) handpicked by their superiors to support new and tenured associated with daily execution of tasks.

27 Years of MultiFamily Experience

Jeremy Byrd has been in the multi-family housing industry for 27 years, starting as a punch tech and groundskeeper and quickly advancing to maintenance tech. Within two years he had earned CPO, CAMT, and HVAC certifications and become a maintenance supervisor. For five years he was the only maintenance tech on his property and was thankful for the mentoring he received from a supervisor at another property.
Jeremy enjoys the challenge of turning around a troubled property, rebuilding the shop, whatever needs to be done. His favorite part of the job is meeting and exceeding the resident’s expectations and garnering the positive reviews that come because of this. The best review he ever received was when a group of residents collected money and sent him and his wife on a cruise as a way of saying thank you. His least favorite part of the job is a common complaint in the industry now. “It is so hard to find good help,” he says.
In many respects, Jeremy is Mr. GNAA. His involvement goes back some 24 years. Currently he chairs the Maintenance Committee and has served on most of the other committees through the years. He attends most events and helps out when he can. Jeremy’s maintenance shops have won numerous awards throughout the years, and he has won both Maintenance Supervisor and Volunteer of the Year more than once. When asked
why he has chosen to be so involved in GNAA, he says, “I believe in karma. What goes around, comes around. Participation in GNAA has allowed me to build numerous relationships that I would have never had.”
Jeremy has always been handy and enjoyed working on things. This has not always turned out well, however. When he was six, his grandfather gave him a tool kit, which he used to disassemble the dining room table and then put it back together. Apparently, the reassembly was not completed according to code since the table came crashing down when the Thanksgiving meal was put on the table. “It is funny now,” Jeremy says, “but not so much then.”
In his spare time, Jeremy enjoys collecting and shooting guns. He shoots most days on the gun range he built on his property. Being outdoors, reloading ammo, bow hunting – he enjoys it all, along with his nine grandchildren, of course. Jeremy laughs and adds, “I like tools.” Of course, you do, Jeremy.
His advice for the person just starting out in the industry: “Don’t turn anything away. Try everything. And ask for help.” As Jeremy says, “Knowledge is power.”
And one last admonition is “lead by example.” This is something Jeremy knows well.

I won’t bore you with a list of the plethora of courses you can take from an assortment of industry partners. I will espouse and encourage that in addition to formal class work, you engage in non-traditional opportunities to learn new skills and educate yourself about the positions you want to pursue. How do you do that, you ask? Reading, searching for information on the internet, and joining groups on social media that revolve around our profession. Find opportunities to attend sessions/seminars/conferences to meet new people, engage with them, ask questions, and learn from their experiences. NMHC has a free podcast: Code 53. This year NAA provided an opportunity for credential holders to win a free scholarship to attend the annual Apartmentalize conference in June. Create space to learn new things!

Who are you and what do you do?
My name is Regina Jones Cruz. I am the Training and Development Specialist for Freeman Webb Company.
How excited are you to be a part of NAA’s Diversity Leadership program Class of 2023?
I’m so very excited! I feel extremely blessed and grateful for the opportunity.
What is your main motive for applying to the program?
My main motive for applying to the program was to gain knowledge of how to better engage in conversations about diversity in the workplace.
What do look forward to the most about the program?
Growth
What does diversity, equity, and inclusion mean to you?
DEI to me means everyone is seen, has a voice, their voice is heard, and they have fair opportunities.
Why is it significant to have diversity in the multifamily industry?
It’s important to have diversity In the multifamily industry because we have diversity in multifamily housing.
How do you promote diversity in your interaction with others?
The way I promote diversity in my interactions with others Is by welcoming and encouraging others’ opinions and perspectives. As individuals we won’t always see things the same way. When we have different upbringings by different cultures/ backgrounds we won’t necessarily share the same views and THAT IS OKAY!
Tell me when you experienced discrimination due to your race/gender/ sexual orientation/disability.
Being a black woman in leadership, I’ve experienced discrimination, bias and even harassment. There’s not one experience to pinpoint as there have been many.
Why should we as a whole care about diversity?
I can sum this up with a quote by William Sloan Coffin Jr.: “Diversity may be the hardest thing for society to live with, and perhaps the most dangerous thing for society to live without.”

What brought you to the apartment industry?
I was fortunate that Dwayne Rawls introduced me and has been training me within the apartment industry.
Was this career path something that was always on your radar?
Yes! I am exactly where I always wanted to be. The only desire for a career I ever had growing up was to be part of my family’s business in some way, regardless of what it would look like. I guess dreams do come true!
Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry?
I worked a couple retail jobs growing up and it really helped me grow in talking to almost anyone.
Why is property management an attractive career path?
I love that our sole purpose is to solve people’s problems. Whether it be the resident themselves or community personnel, I love having the opportunity to be part of that process!
Best professional advice you’ve ever been given? Always consider the source from which information is coming from.
What is your favorite thing to do on the weekends?
Literally anything with my husband! He’s my best friend and I could be satisfied watching paint dry as long as it’s with him.
Do you have any pets?
Plenty. Two cats, two dogs, a dwarf hamster, and a ball python. Big happy family!
Coolest place you’ve ever traveled?
It’s a toss-up between Italy and Germany.
Give us a fun fact about you.
I’m a third degree black belt in TaeKwonDo.

Definitely the Trade Show! That is always a blast. I love seeing everyone get so creative!

Observe the masses and do the opposite.
If you could get a “do over” for something in your career, what would it be and why?
There’s no specific instance, but I wish I would have given myself more grace over the years. I was in a rush to do way too much, way too fast when I wasn’t ready yet. I spent a lot of 2022 considering where I was at in my life and career, becoming at peace with it, and doing the best I can where I am in my current stage of growth as a person and as an employee. I recognized that I’m not supposed to know all the answers right now. Instead of focusing on gaining respect and living up to an impossible standard I had set for myself at this stage, I now am able to focus on absorbing, understanding, and applying. I do my best to repeat this same cycle every day. And who knows, maybe one day I will have a few answers!
Any advice you could give to the rising stars of GNAA?
You’re not the only one who feels uncomfortable at any event you attend! Take it easy on yourself and put yourself out there. Almost everyone is happy to spend some time getting to know you, and before you know it you’ll have friends within your network!

Management was the career for me. I blinked and it’s been nearly an entire decade. I dedicated myself to learning my craft: (1) because I wanted to see where this would take me; (2) because I saw the potential in how financially stable this made my life; (3) because I wanted to make a difference. The best part of our job is seeing a prospect’s face light up when they’ve found their new home or a resident thanking your staff for helping them get out of, what they believed to be, an impossible situation. The only way we can do that – actually make a difference – is by learning. Learning how important our roles are to our offices. Learning our processes and perfecting them to the best of our ability. Learning to ask questions and ask the right people. Learning how important our actions are and that those actions have reactions.
Reach out for help. Ask questions. NEVER STOP LEARNING. Trust me – you’ll do some amazing things.
