Get Recognized! We all know that 2020 has been a little different than years past. Okay…it’s been a LOT different. But one of the great things about the people in our industry is that we are resilient and we know how to handle the many curveballs thrown our way! Once the decision to cancel this year’s Awards Gala was made by the GNAA Board of Directors, the Awards and Gala Committees immediately began looking at alternative ways to recognize and award the nominees for this year’s list of GNAA awards. As many of you know, the Gala is our opportunity to present the Diamond Awards (top professionals), Beautification Awards (pools, maintenance shops, flowers, etc.) and the Trade Show Awards, as well as the Go-Getters of the Year and the coveted Best of the Best Award to one outstanding community.
The program will be hosted by Nashville’s own Tammy Lee of Lincoln Properties and Jenny McClain, CMO at Giarratana Management. They will be guiding us through this virtual event and all the award announcements. A new item this year is that in some of the award’s categories we will be presenting all the nominees and not just the winners – just another level of recognition for some very deserving professionals in our industry.

Inspirational Holiday Decorating By Saundra Raynak, Furnished With Finesse® Let’s face it, 2020 has been the year of discord to say the least! We have all felt it. Many of us have experienced exasperating emotions of unrest, feelings of disconnect, or a sense of loneliness. But as Daddy always said, “With all hardships, this too shall pass.” I know without a doubt all of us are looking forward to better days ahead! Part of those better days is the quickly approaching holliday season and hopeful thoughts of a bright New Year. Ahh, the holidays! I so enjoy the many memories of friends, loved ones, parties, family gatherings, not to mention my favorite holiday foods and holiday decorations that are signature for the season. As thoughts of this enters the mind, it also evokes a sense of unity and oneness. So for just a moment; let us STOP and reflect – think of your favorite holiday meal…your favorite place to go…your fondest holiday memory…the smells…and the sounds. Let your mind drift backwards. Do you smell freshly baked cookies, spiced pumpkin pie, or roasting turkey? Or perhaps the crisp fragrance of a newly cut evergreen tree? Lean in closely to those thoughts. Do you hear laughter or see smiles or feel a childlike wonder or anticipation when driving past twinkling lights on display? Allow yourself to slip into that moment of happiness, that warm space within your heart. Now hold on to that thought and bring it into focus. Look around your home. Do you have a favorite item, picture, or keepsake that reminds you of these feelings? If so, go pull it out. Take it off the shelf, bring it out of the closet or from under the bed. We are going to use this special item as your inspiration piece and then let’s get decorating for the holidays! I love simple ideas when it comes to decorating and having an inspiration piece is one of the easiest ways to get started. Rule of 3’s – With inspiration piece in hand, look around your home for two complement items. If your inspiration piece is small, you will need to find one medium item and one large item, or vice versa. The name of the game is having all three sizes: small, medium, and large. Rule of Opposing Texture/Color – When selecting that second item, be sure to choose something with only one opposing texture – such as a metallic surface versus a natural surface. Then choose that third item based on only one opposing color – such as blue versus silver or red versus green. News & Events
Rule of Building a Triangle/ Cone – Select a display area and get ready to set up. This area can be a coffee table, mantel, window ledge, dresser, etc. Basically, any spot will do as long as you can see and enjoy your holiday centerpiece. After selecting a display spot, place the tallest item in back center and the other two items in front forming the shape of a triangle or cone. Rule of Anchoring – Underneath your trio configuration it is helpful to add a foundation item if you have one. The foundation item serves as a visual anchor. Its size and shape will depend on the overall size of your collection and your display area. This item can be a serving tray, glass platter, cloth table runner, hefty wooden plank, etc. Gathering your items together on a foundation designates a horizontal area that says, “This is my special collection.” Hint: Be sure to stay with your current texture/color scheme for best results. Rule of Bring on the Bling – The last step is to sprinkle on some “holiday sparkle.” Select festive bling to add some holiday cheer to your collection. The key to effective bling is to make sure it sits low enough that your collection can be easily seen. Choose items such as sparkly confetti, a string of mini-lights, shiny ornaments, iridescent garland, etc. – anything to give your centerpiece that festive holiday feel. Once again, try to stay within your current texture/color scheme for best results. Rule of Spread it Around Times 3 – If you have more items on hand, then great! Try replicating your centerpiece trio, keeping the same variation of sizes, color, and textures. If possible, repeat your display in at least two other areas throughout your space for a total of three congruent displays, creating a cohesive look with your inspirational holiday décor. That’s it, your holiday decorating is done! We hope these simple decorating tips help bring back those special memories while keeping them in front of your daily focus reminding us that brighter days are ahead! Presenting… Your 2021 Board of Directors! It has been a busy couple of months for GNAA and the nominees for the 2021 Board of Directors. Ever since the ballot was finalized by Stephanie Burns and the Nominating Committee in August, the candidates began the daunting task of campaigning to the membership. Hopefully you saw the many emails that went out showcasing the great slate of people running, as well as the overview article in the October issue of News & Events. Coupling Election Night with the 2020 Trade Show was an interesting idea for this COVID-influenced year, and we had a great turnout for both voting and the event. Early voting was a little less than in previous years and we always encourage as many members to choose that as possible. Maintaining Mental Health Taking Care of Yourself and Others

Natural disasters, a pandemic, economic uncertainties, politics and so much more have increased the levels of stress and anxiety in our environment. With the challenges life throws at us, it is important that we be mindful of our mental health and the mental health of those around us. It is important that we are able to understand and appreciate the fact that it is okay to not be okay. Equally as important is knowing what resources are available to help someone through difficult and challenging times.
others? Are you emotional and/or forgetful? These are just a few signs that you may need to check your mental well-being. Many people just pass these things off and anticipate these things to go away or get better on their own. Do you see these characteristics in someone around you? A co-worker, family member or friend may exhibit some of these same traits. If so, these could be signs that mental health treatment or intervention may be necessary. It is said that 20 percent, if not more, of U.S. adults battle with some form of mental illness.
Several years ago, I was asked what part of property management I found to be the most challenging. After a pause to think about the question and my response, it came to me that the most challenging part of property management was managing the people. Yes, managing the people. By that I meant that one must maintain the proper frame of mind to accommodate residents/ prospective residents. Managing employees and our interactions with co-workers is another part of the process. Establishing and maintaining relationships with supplier partners is crucial. Meeting the demands and expectations of the corporate office, while understanding the support they offer can also be a struggle. But at the end of the day, you cannot properly manage the aspects of all these people without managing yourself.
Residents and prospective residents require a great deal of understanding. The stress of bills and paying rent is overwhelming for some. Residents have the same stresses we all have in professional and personal life.Finding a new home, packing and moving are huge stress creators as it relates to prospective residents. As a property manager, you must be understanding and empathetic.
Managing yourself through the stress and anxiety of personal and professional life can become overwhelming. Understanding when you and others need help is key. Are you easily aggravated and/or confused? Do you have an irritated tone when speaking with 10
Being a property manager also carries the weight of providing strong and steady leadership to your team. Employees all too often bring a certain level of stress to work with them each day. Unfortunately, those employees who do not carry their weight or contribute to accomplishing the team’s goals can produce stress and anxiety to their co-workers. The property manager must be able to identify these issues and resolve them in a calm, professional manner. Supplier partner relationships are very important to our industry. They too are often stressed about meeting continued

Mental Health, cont. quotas, clients not paying invoices in a timely manner, supply chain interruptions and circumstances beyond their control. They too must be able to balance this stress and anxiety. All that said, supplier partners can also offer solutions to problems and assist in bring resolutions to a property manager’s stressful day. A mutual understanding in the property manager/supplier partner relationship is key. Expectations established by the corporate office and ownership can sometimes be overwhelming. While the intention is not there, these expectations can produce high levels of stress and anxiety. A property manager should be able to manage their team and themselves to meet the goals set. They should also understand that the executive leadership team is there to provide support through difficult and challenging times. What about you? If you do not manage yourself correctly, you are not going to be able to manage those around you. You must be able to identify when things are not right. While property mangers are often thought to be “superhuman,” the fact is they are human beings with a lot of weight on their shoulders. Property management is a job that requires empathy, understanding, resilience, strength and so much more. That is a lot to undertake and it can, if left to do so, take its toll. Always be mindful of your own mental well being so you can remain strong for those around you and yourself. Once the need for mental health help has been identified, the next step to take can often be confusing. Simple things such as hobbies, cooking, exercise

and meditation can often be simple and immediate forms of intervention. However, should mental health symptoms worsen, it is important to seek a higher level of treatment. Mental health professionals can assist in diagnoses and treatment. Do not be afraid to speak with someone. These professionals identify causes of mental health disorders and will help you set goals for treatment. There are several mental health resources online. Below are a few that I like to share: • www.7cups.com • www.nami.org • www.betterhelp.com There are also many mobile apps and YouTube videos that can assist with meditation and various other forms of stress relief. Remember, it is okay to not be okay. Just remember to know when to seek help for yourself or someone around you. Stay happy, stay well, stay strong!

Winterization What does it mean? By Rusty Guilliams, CAMT®, CPO®
Maintenance professionals should be well into preparation for the upcoming extended periods of cold weather that can affect everything from pipes to pools and parking. I start in October and November performing various preventive measures to help reduce the chance of unwanted water leaks and possible freezing issues. One of the first things to tackle is apartment inspections, which includes checking all filters and smoke alarm batteries, both of which may need changing. Our community also sends blast emails to let residents know of the dust burnoffs on their electric coils which have been dormant over the summer. This helps avoid unnecessary calls to the office about the smell of “something burning.” Our maintenance team also walks all vacant units to ensure heat is on 62 degrees and to make sure to open cabinet doors to help prevent pipes from freezing. As the cold season begins, we prepare our service teams with gloves, ice melt, hand warmers, toboggans and yes, of course, plenty of coffee. In certain units the water heaters are located in outside storage closets and these have baseboard heaters in the room. We inspect the heaters, making sure we turn them on and they are operational. The second list of things we take care of are items outside the residents’ homes. We inspect the hose

bibs on the exterior of the buildings for any leaks and cover them with protectant hose bib covers. We also inspect all riser rooms to ensure the electric baseboard heaters are operational and turned on to protect our sprinkler systems. We also stage salt in our storage closets on each of the buildings. Proper storage of salt is important: make sure moisture contact is limited until use to decrease the chances of clumping or environmental issues. Now is the time to call your irrigation professionals to winterize the lines by blowing them out and shutting down the irrigation backflows. Blowing them out decreases the chance of them freezing and causing undue cost for replacement in the spring when we fire them up as well as protecting the backflows which can also cause undue repair expenses. Concerning pools, we run them all year and keep them looking good. Moving water has less chance of freezing in your pools. It is also a curb appeal item for future and current residents to enjoy. New prospects think of the time when they would possibly use them. A pet peeve of mine as I drive by community pools is seeing green pools full of leaves. In essence, an ounce of preventive maintenance goes a long way in reducing cost and keeping residents happy.
