Stephanie Liston, GNAA Chairman “You are hilarious. Do you want a job?” With this question Stephanie Liston, current Board Chair of GNAA, began her career in the multi-family housing industry over 20 years ago. She had gone with a friend to look at an apartment, and before the day was over she had a job as a leasing agent at a property in the Nashville area. She laughs and adds, “And yes, I left that job for a 25-cent-an-hour raise at another property six months later.” (Some things never change.) Stephanie’s career path is similar to many. She has served as a Leasing Agent, Assistant Manager, Manager, and is now a Regional Manager at Freeman Webb after serving in a similar role at Lighthouse Property Management. She loves the sales aspect of leasing – she still misses it, in fact – but she now enjoys mentoring younger co-workers and seeing them excel. In fact, she sees leading a team as simply selling a team on a common goal. A second challenge Stephanie has always enjoyed is turning around a struggling property. While the properties are different, she has found the solutions are always some combination of: • Get the right people on the team. • Repair any physical defects to the property. • Become a good, active member of the community. • Allow some residents to move on.
When asked what most people do not know about her job in the multi-family industry, the quick answer is, “We have to deal with the absurdity (and sometimes sadness) of people’s lives from marriage problems, financial challenges, medical issues, and more. We are aware of the intimate details of our residents’ lives. After all, nothing is more personal than your home.” Stephanie is a firm believer in the value of membership and participation in GNAA. She appreciates the relationships she has developed with vendors and points out that when the time comes to replace a roof, for example, you are going to use someone you know. Likewise, she believes being able to run things by management professionals you have met at other companies is invaluable. In the little-known fact category, Stephanie is currently studying for her American Citizenship test. She was born in Canada and moved to Middle Tennessee as a teenager when her father was transferred from Toronto. For various reasons, she never got around to becoming a U.S. citizen. The day we talked she was going over flash cards in preparation for the test. Stephanie, do not feel any pressure since hundreds of readers now know of your upcoming exam and will want to know how you did.

Research Finds 93 Cents of Every Rent Dollar Keep Apartments Running Updated research from the National Apartment Association (NAA) reveals that nationally, on average 93 cents of every rent dollar cover essential operational expenses and support local communities. In addition to national data, NAA’s research now provides insights for 37 states plus D.C. “Just like every sector of the economy and countless American households, the rental housing industry has grappled with escalating costs in the face of record inflation,” said Bob Pinnegar, NAA President and CEO. “Rental housing is a narrow margin industry that is often mischaracterized, but the data shows the truth – 93 cents of every rent dollar keep apartments running and support the local community. As we continue to contemplate housing affordability challenges, it is vital to keep these necessary expenses in mind.” The research uses new data derived from federally mortgaged properties, provided in part by Thirty Capital Performance Group, to expand and improve upon NAA’s previous Dollar of Rent analysis. Among the top expenses is the property’s mortgage which accounts for 46 cents. Further, 27 cents cover operating expenses like maintenance, insurance and utilities. And importantly, 11 cents go back into the local community through property taxes, funding schools, emergency services and other critical local needs. “Our research helps bridge the gap between data and informed policymaking,” said Leah Cuffy, NAA Director of Advocacy Research. “A nuanced understanding of the dollar of rent can help avoid policies that inadvertently squeeze rental housing providers and, in turn, jeopardize their residents, employees and communities.” The full dollar breakdown also includes costs like payroll and capital expenditures reserves, and can be found at https://www.naahq.org/breaking-down-one-dollar-rent-2023. On Trend for the Season by Lisa Gunderson, Bristol Development As I write this, we have begun the year’s fourth quarter. The holidays will be here before we know it. Growing up in South Florida, we had unique seasonal celebrations representing our diverse international community. From Kwanza, Christmas and Hanukah to Three Kings Day, the Orange Bowl Parade (or its parody, the King Mango Strut Parade), the last part of the year was filled with revelry. Today at our communities, we take great care to ensure everyone feels included in any holiday celebrations we plan. We are mindful of not decorating with a specific theme and try to incorporate diverse colors, concepts, and representations of all parts of the season without reference to one particular religion or personal

preferences. We also respect that some people do not celebrate this time of year. How can you ensure that everyone in your community feels included and respected during a traditionally busy time of the year? First, research when planning events to avoid conflict with cultural holidays. Second, celebrate the season to ensure you are not unintentionally excluding someone by having a specific theme (Christmas party). We try to plan fun events that include everyone – from s’mores and cocoa at the fire pit to what amounts to an epic Pinterest fail display of decorating sweet treats. We ask our residents for feedback on what they would like to see and try to minimize the impact on our staff of anything we plan.

What brought you to the apartment industry? When I graduated college from South Dakota State University, I decided to make the move to Nashville knowing no one and not having a job lined up. I moved into an apartment sight unseen and started sending out my resume. After a couple of months with no luck, I decided to reach out to a hiring agency. They sent me a company’s profile, Carter-Haston Real Estate Services, and it looked interesting as I had never thought of working in multifamily. I interviewed for the company and was soon offered a temporary position. I really enjoyed working for the company, and when my temporary time was up they offered me a full-time position! I have been with the company ever since and worked my way up from Administration to Training.
Was this the career path something that was always on your radar? This career path was not something that was on my radar, but fits perfectly with my strengths. I went to college for communications because I have always enjoyed working with others, finding ways for a team to be successful and hearing the stories of others. This industry truly encompasses all those and brings new opportunities constantly.
Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry? I worked for an electronic scoreboard company (Daktronics) and was given the opportunity to call our customers and write up highlights of how the screen had positively impacted their business. I run our company’s intranet and write highlights on Carter-Haston employees. I also got to interview CarterHaston employees on camera for our company’s annual conference to create content for our virtual conference. I got to carry over the skills I learned from Daktronics into what I do now, which is something I did not expect to do but truly enjoy.
Why is property maintenance an attractive career path? Property maintenance is an attractive career path because maintenance is the backbone of property management. They are the ones who enter someone’s home to fix a problem, they are the ones cleaning the grounds, which is the first thing a prospect sees when coming on site. An individual will have new opportunities to problem-solve and grow in maintenance. It is a fantastic career for anyone to be able to start at a lower level, learn how the industry works and have many avenues to work your way up in all areas.
Best professional advice you have ever been given? The best professional advice I’ve been given is “Be a linchpin.” My dad gave me the book “Linchpin: Are you Indispensable?” The book talks about how there used to be two teams in the workplace: Management and labor. But now there is a third, linchpins. A linchpin is someone who “invents, leads (regardless of title), connects others, makes things happen and creates order out of chaos.” A linchpin is someone who makes themselves indispensable. That has led me to push myself to be better in this industry, my company, and my life personally.
What is your favorite thing to do on the weekends? My favorite thing to do on the weekends is spend time with my family. This business keeps us busy, so continued on p. 21

It’s nice to slow down and connect with no electronics and have meaningful and fun conversations/ activities.
Do you have any pets? My husband and I bought a run-down hobby farm a couple of years back and have slowly been working on getting the land and fencing ready for animals. Earlier this year we bought chickens and turkeys, and we plan to expand to larger farm animals in the coming years.
Coolest place you’ve ever traveled? The coolest place I have ever traveled to was Australia/ New Zealand when I studied abroad for almost five months! That truly was an experience of a lifetime, and I am still friends today with people I met there. I became incredibly close with three other girls who were studying abroad as well. and we flew to New Zealand, rented a camper van, and drove around the southern island for a week. I turned 20 on that trip and will never forget it!

If you could get a “do over” for something in your career, what would it be and why? I wouldn’t want a “do over” for anything in my career because I wouldn’t be where I’m at today without those experiences.
Any advice you could give to the rising stars of GNAA? My advice would be to never hesitate to ask for what you want, because the worst they can say is no! Always have open communication with your boss about your goals and create a plan together on how you can work to achieve those. Keep building relationships with as many people as you can, and don’t forget to take some time for yourself to celebrate all the hard work you do!
Give us a fun fact about you. A fun fact about me is that I hold my high school’s track record for shot put!
What upcoming GNAA event are you excited to attend and why? I am looking forward to the upcoming GNAA Awards Gala this month. It’s so fun to get all dressed up and celebrate with team members and other professionals in multifamily for everyone’s hard work and improvement in our industry!
Do you have a motto you live by? I kind of made up my own motto: “If someone adds to my life, come on! If you don’t, that’s OK!” I think now with social media and everyone worrying about likes, follows, etc. It can be really hard determining who you are and what you want for your own life, versus what you see as someone’s life highlighted. Take the time to really know yourself and find the people who add to that life. The ones who don’t, don’t waste your energy on. Your energy and time are so precious; find the News & Events
