Urban Housing Solutions What makes Urban Housing Solutions (UHS) different? We’re an agency on a mission to provide as much affordable housing as we can. We are a 28-year-old nonprofit organization that tries to fill some of the unique housing gaps that exist in Nashville. We are part “housing developer,” part “property manager,” and part “social worker.” We currently own 33 properties that comprise 1,400 apartments across Davidson County. Four hundred of our units are occupied by people who were previously homeless, and another 150 apartments serve people with special housing needs (deaf, disabled, or extremely poor). Our social service staff of seven provides these individuals with supportive services and connections to care that help them live independently. The rest of the units are occupied by working Nashvillians – healthcare, construction, hospitality workers, and their families – who simply need an affordable place to live near work. From the very beginning, Urban Housing has created new forms of housing for Nashville. This started when we purchased an old, dilapidated motel on Murfreesboro Road, rehabbed it and offered the first permanent housing opportunity for homeless individuals in the state of Tennessee. It took nine banks to finance the acquisition and rehab because the project seemed so risky, but we prevailed and helped 170 previously homeless people off

the street and into apartments. We continue to operate this property today, allowing our neighbors to live in stable, supportive housing as they get back on their feet. Our next projects created housing for people living with HIV/AIDS (another first in Tennessee) and those beset by mental illness. For many years, UHS combined federal and state grants with loans to buy distressed properties, rehab them, and rent them to people with very low incomes. However, with the growing intensity of the affordable housing shortage in our city, we have ramped up our acquisition and construction of new affordable housing in recent years. In the past, our properties provided no more than 20 units – now we’re able to create as many as 275 new units in a single project! Using tax credit programs and grants from Nashville’s Barnes Housing Trust Fund for nonprofit housing developers, we have been able to add over 400 apartments to our portfolio over the last two years. We plan to add another 400 units over the next three years. Our staff is as unique as our housing portfolio. When we add property managers and leasing staff, we look for compassionate people who want to make a difference. We have divinity school graduates, social work majors, and previous residents working in our property management and administrative divisions. Our staff works for more than a paycheck – they work because they want to help. We are constantly on the lookout for properties where we can preserve “islands” of affordable housing in areas where rents are skyrocketing. For example, we own six properties in the popular East Nashville neighborhood, and our rents remain below $500 per month – roughly $1,000 below the average. It’s the Law

Get the Notice Just Right Recent court decisions have relevance to cases in the Greater Nashville area. In one of those cases, the landlord delivered a non-payment notice to the tenant that included several months of rent and late fees, as well as administrative fees and attorney’s fees contractually due from the tenant. Some months’ rents were incorrectly included in the notice, and all the amounts demanded were lumped into one total balance. After the case was appealed through their courts, the ultimate finding was that even though there was as a non-payment breach of the lease, the notice was defective because of the confusing and incorrect amounts provided to the tenant. The language found in Tennessee’s Uniform Residential Landlord Tenant Act could lead to a similar result under the same circumstances. Even though your lease very likely does not require advance notice regarding non-payment of rent, if a notice is given, it should not cause the tenant to be confused. Our statute regarding notices based on violent or dangerous behavior requires that the notice “specifically detail the violation which has been committed and shall be effective only from the date of receipt of the notice by the tenant.” A notice of termination for any other reason has similar requirements: “the landlord may deliver a written notice to the tenant specifying the acts and omissions constituting the breach.” Whether the lease violation is for non-payment, violent or dangerous behavior, or other non-monetary breaches, the notice should provide enough detail that the tenant cannot assert that they don’t understand the basis for termination. The notice must be clear and correct. Also remember that notice periods are not the same.

Whatever the basis of the notice, its delivery is almost as important as its contents. Indicate on the face of the notice how and when the notice is being delivered: to the tenant’s door, certified mail, first-class mail. Sending a copy of the notice via email is a good way of making sure the tenant receives the notice, but email cannot substitute for a legally required written notice. But wait, you’re not in the eviction business, you’re in the tenant retention business. The first notice you send doesn’t need to be a legal termination notice. A friendly but stern notice that late charges have become due, or a gentle reminder of property policies and procedures is a good way to encourage tenant compliance while also establishing a foundation if legal notice becomes necessary. If notice of termination of tenancy does become necessary, remember that statutory requirements are absolute, especially as they apply to landlords seeking eviction. Those requirements include State and Federal regulations, avoidance of Fair Housing liabilities, VAWA rights, and other pitfalls. Evidentiary concerns must also be considered. Your case will be required to be presented in accordance with the Court’s rules of evidence. Before sending a termination notice, verify that you have sufficient, admissible, and reliable evidence to support the basis for termination. If going to court is a possibility, get your attorney involved early to prevent unwanted delays and “get the notice just right.”

Meet the Nominees Nominees for Secretary/Treasurer Stephanie Liston

I have served on the GNAA Board, co-chaired two committees, and currently chair the News and Events magazine. There are certain professional milestones I am particularly proud of – I have graduated the Leadership Lyceum program and hold both my CAM and CAPS certifications. I lead my team by example, attending countless committees, as well as education courses, encouraging everyone I meet to join the GNAA and actively participate. I care about my commitment to our organization and its members. I would be honored to be your next Secretary/Treasurer!

Stacy Molen, CAM

I am a seasoned multifamily executive, leader and strategist. I specialize in motivating on-site teams to perform at higher levels, leading to an overall improvement in the financial performance of all my assets. My involvement with the Greater Nashville Apartment Association has afforded me the opportunity to collaborate with others within the multifamily industry. During my years of service on the Board of Directors and Executive Committee, I have worked with the Association to provide extensive resources to our members and establish best practices within our field.

Malcolm Eller, CAM

I have been in the Nashville market since spring of 2014., beginning my career here with Matrix Residential at 23 Hundred in Berry Hill. Since then I have managed Artisan on 18th and Park Central for Matrix Residential. I then started with RAM Partners at City View Apartments and I am now currently managing The Retreat at Arden Village in Columbia, TN. I currently am serving on two committees for GNAA, the Statistics Committee and the Community Service Committee. I attend as many events as I can and I actively encourage my team to participate in any and all GNAA events. I hope for a long future in the Nashville area and within the GNAA.

Katherine Morrow, CAM

Katherine Morrow, CAM is the Business Manager of Greenhaven and Grove at Shadow Green with Lincoln Property Company. Katherine has served on the GNAA Board of Directors for the past two years and currently co-chairs the NextGen Committee. She is enrolled in the Leadership Lyceum program and is slated to finish by the end of the year. After graduating from the University of Tennessee, she moved straight to Nashville and began her career in the multifamily industry, over 11 years ago. When she’s not at work or attending GNAA events, you can find her spending time with her friends and family or relaxing with her puppy, Nelly.

My name is Gia Suastegui and I have been part of the apartment industry for several years. I started my career being part of the GNAA office and then I transitioned to on-site. supporter of GNAA. I firmly believe you are only as good as the people you are working with! I received both my CAM and CAPS designations through GNAA. I am currently completing my Leadership Lyceum as a 2019 candidate. I have also supported my current and previous staff members in receiving designations with three CPOs and four NALPs. Two of the NALPs are now Assistant Managers; one is a Property Manager; two also received the Professional Leasing Award at the GNNA banquet (back-to-back). I have also had two staff members complete the Leadership Lyceum program. I would greatly appreciate your vote for Management Director!

Annette Waterman

My name is Annette Waterman and I have been a member of the GNAA for the last five years of my career. I’m an active Leadership Lyceum Candidate, and serve on the Legislative, News & Events and NextGen Committees. Through the GNAA, I have acquired my CAM and have participated in numerous educational courses and events. I’m currently a Property Manager for Lighthouse Property Management at The Canvas, located in East Nashville. During my time with Lighthouse, I have assisted in three property acquisitions, two property sells, and three renovation properties. Outside of work, my enjoyments include antiquing, being a mom, wine, and food. My involvement with the GNAA is one of the favorite parts of my job. Jill Krantz started with AMI Construction, Inc. on June 4, 2018 and attended her first GNAA event on June 6, 2018. Monica Lyons

She has been a Branch Manager with Baytree Landscape Contractors for almost two years. She has also participated in the Community Service and Trade Show Committees for the past several years. Meredith Dixon currently serves as the Assistant Property Manager at The Grove Whitworth Apartments. Shortly after graduating from Belmont University with a Bachelor’s of Business Administration in 2009, she started her career in the multifamily industry where she was hired as a Leasing Associate at The Grove. Meredith was promoted to Senior Leasing Manager in 2014 and was then promoted to Assistant Property Manager in 2015. Meredith has been an active member of the GNAA for many years. She has previously served on the Statistics Committee and is currently an active member of the NextGen and Apartment Tour Committees. Meredith received her NALP designation in 2015 and is currently a candidate in the Leadership Lyceum Program. Nominees for Supplier Representative DJ Arbogast

DJ Arbogast has been a dedicated member of the Greater Nashville Apartment Association for the last three years. In the past he has been a member of the Community Service Committee and is a current member of the NextGen Committee. DJ is the Senior Staffing Coordinator at The Liberty Group, where he has been employed for the last three years. He is an enthusiastic, resourceful HR leader skilled in building strong working relationships with internal clients, staffing partners, and candidates alike. DJ directed teams in employee relations and engagement, compensation, payroll, benefits, safety, training, and full life-cycle recruitment. The Liberty Group has been recognized for innovative recruiting practices, streamlining processes, and HR programs management. They have a successful track record for recruiting across a broad spectrum of positions in telecommunications, finance, IT, engineering, clerical, healthcare, and legal. DJ is very excited to be nominated for the 2020 GNAA Board of Directors as the Supplier Representative. He will be a dedicated member of the Board and hopes to bring new and fresh ideas.

Ashtyn Barker

Ashtyn Barker currently serves as the Business Development Manager at SRP Contractors. After graduating from Middle Tennessee State University in 2012, Ashtyn began her career in sales and marketing. She joined SRP Contractors in early 2018 and immediately became an active member of the GNAA. Last year, Ashtyn actively served on the Membership, Statistics, and Trade Show Committees and is currently on the Golf, Trade Show, and NextGen Committees. For the second year in a row, Ashtyn was nominated for Supplier Professional of the Year. She plans to continue her involvement and support of the GNAA for many years to come!

Tyler Ellis

Tyler Ellis has worked with Sherwin-Williams for 13 years in the Middle Tennessee area. Tyler has worked his way up from Assistant Store Manager to Manager, and for the last six years he has been the multifamily sales representative. He has been a long-time member of the Statistics Committee and actively attends other GNAA functions throughout the year. JD Wright

JD is the CEO and Co-Founder of Universal Media Group, Inc. JD brings more than 15 years of experience in the Multifamily and Construction industries. JD currently serves on the Greater Nashville Apartment Association Board of Directors as the Suppliers Representative. He serves on the Board of Directors for the Property Managment Association of Clarksvile. He also is on the National Apartment Association Education Institute Faculty.

My name is Rusty Guilliams, CPO, CAMTll. I am running for Maintenance Representative. I have been active in the GNAA for quite a while and active on the Maintenance Committee and the Statistics Committee. I try to always volunteer my time to help the GNAA and attend the various events. I currently am the Maintenance Director for Ram Partners at Waterford Crossings where I oversee daily operations of 614 units. I would really appreciate your vote to represent the Greater Nashville maintenance personnel.

Ron Koman

As the current Maintenance Representative, I have been active with the planning of the maintenance luncheons and recruiting new and exciting speakers. I am also on the News & Events Committee and have been working hard to encourage others to join the GNAA. I would be honored to be retained as next year’s Maintenance Representative.

Emir Skopljak

My name is Emir Skopljak. I’m originally from Bosnia and Herzegovina but moved to the USA in January of 2011. I’m married and have two boys. In June of 2011, I started in the business as a groundskeeper and the goal was to be Service Manager in three years. With the drive and work ethic I had, I accomplished that in less than two years, and since then I have been running the show on many different properties from 200+ to 600+ units. Currently, I’m working for Lincoln Property Company and have been with the company for six years. In my career, I have worked on older garden-style properties, newer garden-style properties, and mid-rise buildings. I’ve done everything from rehabs to a new construction. Between 2014 and 2016, I was a multi-site Service Manager over four different properties. I’m EPA, CPO, and CAMT certified. Also, I’m a certified training associate within the company and mentor to several new team members. I’m a person who lives by goals and always doing everything I can to reach them.
