TRADE SHOW

See You at the Trade Show! Who is ready to get together in person? We know we are…as are many of our GNAA supplier members! While it may look a little different this year, the GNAA 2020 Trade Show “The Roaring 20s” is sure to be a great event for those who want to learn about all the services and products our suppliers bring to the management and communities within GNAA. Just a reminder that this is a FREE event for our management company and apartment community members, so no worrying about not having budgeted money to attend. We encourage all staff members – maintenance, leasing, managers and more – to come since there really is something for everyone. Make sure to register at GNAA.org and pick up your badges ahead of time at the GNAA office. There are going to be a couple of major changes for this year’s event, as to be expected with everything going on. Here are the main ones:

New Location! If you don’t know already, this year’s event is moving out of Davidson County and will be held at the Wilson County Expo Center at the Fairgrounds. The address is 945 E. Baddour Pkwy, Lebanon, TN 37087. Why the move? The Expo Center is a larger venue that will allow us to social distance safely while still providing a great atmosphere for networking and fun. The food area will be separated from the show floor as well so you can enjoy your meal while sitting down.

New Time! This year we are opening the floor for more time in order to let people space out their teams in case they need coverage back at the community or office. The inviteonly VIP hour will take place from 2:00-3:00 p.m. and the entire show will then open at 3:00 p.m. for all other News & Events

attendees. The show closes at 8:00 p.m. to give us time for Election Night results.

Election Night is Happening Here! Talk about killing two birds with one stone…the Expo Center’s size allows us to incorporate our usual Election Night voting booth and results announcement with the trade show in a smart manner. All GNAA members are invited to vote early at the GNAA office, but if you cannot you may bring your ballots to the Expo Center on October 15 from 2:00-8:00 p.m. and then stay for the results. Management and community members can then enjoy the trade show, but a reminder that supplier members can enter the trade show only if they have a booth.

Show You the Money! In lieu of our big prizes giveaway at the end of the night, with safety in mind the official trade show prizes have been converted to cold hard cash! Throughout the night lucky winners will be chosen for one of the many cash prizes being awarded. The grand prize of $1,500 will be picked at the very end of the event and the winner must be present to win. If you have any questions don’t hesitate to call the GNAA office. We are working hard to make sure all safety precautions are being followed, including masks, hand sanitizer and appropriate distancing between attendees. Meet the Candidates Katherine Morrow, CAM

Meet Katherine Morrow, CAM, Property Manager of Venue at Cool Springs with MAA. Katherine brings over a decade of contributions to the Nashville multifamily industry. Katherine has dedicated the past three years to the GNAA Board of Directors, and is currently serving as the Membership Committee cochair. In 2019, Katherine completed the Leadership Lyceum program as well as received the Chairman’s award for kickstarting the inaugural NextGen committee. Your vote for Katherine for the Secretary/Treasurer role will provide her the chance to further demonstrate her dedication and continued advocacy for the success of the organization.

Jenn Mulholland, CAM

Jenn is a Regional Property Manager for Lincoln Property Company with 14 years of multi-family experience. Jenn is currently responsible for overseeing operations in the Nashville and Franklin markets. She has overseen properties in various operational phases including lease-ups, stabilized operations, renovations, and military assets ranging from High Rise Class A+ to Class C Garden Style developments. Jenn has been an active part of GNAA since moving to Nashville in 2016 and is currently serving as a Management Director on the GNAA board since 2019. She holds her CAM (Certified Apartment Manager) designation as well as her Leadership Lyceum, and Lincoln Property Company’s RPM of the year for 2018. In addition to her vast Middle Tennessee market experience, she is also familiar with the Chattanooga, Kentucky, and Colorado markets.

Anne Adams, NALP, CAM

Anne offers over a decade of industry experience and currently serves as Regional Manager for Arlington Properties. Her diversified geographic experience within the industry has offered exposure and experience across five states. The enthusiasm and drive Anne provides is exemplary and motivates team members to work collectively towards achieving company goals. Anne served on the GNAA Board of Directors as Management Director for the 2016-2019 term, in which she co-chaired the Apartment Tour, Programs, and News & Events Committees. She is a proud graduate of the 2015 GNAA Leadership Lyceum Program and currently serves as a 2020 NAA Leadership Lyceum Candidate. Additional NAA involvement includes serving as a 2019 NAA Marketing & Communications Committee member, as well as (2007) NALP and (2009) CAM designee. Anne maintains her (2012) Affiliate Broker license with the Tennessee Real Estate Commission and is a current (2019) IREM CPM Candidate.

She resides in Murfreesboro where she enjoys spending quality time with her husband and daughter.

Holly Baggett

Hello, my name is Holly Baggett and I am running for Management Director. I have been in the apartment industry for over 17 years. I have been involved in the Greater Nashville Apartment Association off and on throughout that time. The past few years I have gotten more involved with meetings, committees, and attending all the events I can. I am part of the Leadership Lyceum. I currently work for Freeman Webb and have been for the past four years. I have worked for other management companies such as RAM and Harbor Group in various positions onsite and at their corporate offices. I am a very honest, fun-loving person. I am a great listener. I will do anything needed to get the job done. I am here to make the GNAA the best it can be. I would appreciate your vote for Management Director.

Malcolm Eller

I have been in the Nashville market since spring of 2014, beginning my career here with Matrix Residential at 23 Hundred in Berry Hill. Since then I have managed Artisan on 18th, Park Central for Matrix Residential. I then started with RAM Partners at City View Apartments and I am now currently managing The Retreat at Arden Village in Columbia, TN. I currently am serving on two committees for GNAA, the Statistics Committee and the Community Service Committee. I attend as many events as I can and I actively encourage my team to participate in any and all GNAA events. I hope for a long future in the Nashville area and within the GNAA.

Tina Hamor

Tina is the Regional Vice President at Buckingham Companies and oversees the Southeast Region. She has over 30 years of experience in Residential Management for Institutional and Private owners with strong leadership and communication skills – specializing in Development Projects and Projects in Lease-up. Her current portfolio consists of urban high-rise and suburban garden-style properties in leaseup and undergoing renovations. Tina has been active with the Greater Nashville Apartment Association for many years, serving as the Manager’s Representative years ago and on the Board of Directors 2017-2019. Tina was the Chairperson for the monthly publication committee, News and Events, for those three years. She was part of the 2017 Leadership Lyceum class and has participated in many Association events including planning and hosting one of the first Associates continued on p. 10

Appreciation events; planned the first NMAA Golf Tournament; sponsored Beer, Butts and BBQ; hosted a membership mixer and a stop on a GNAA Apartment Tour; attended trade shows, education conferences, managers luncheons, and TAA Day on the Hill. Sully Lemmons, CAM, CPM

My name is Sully Lemmons, and I am from Mt. Pleasant, SC. I moved to Tennessee the summer of 2013 to start my property management career. I started out in maintenance, and worked my way up through the office to become a property manager. I have served on the GNAA Board as a management director for the past three years, and co-chaired the Golf and Community Service Committees. I held Executive Committee positions for the Nashville IREM Chapter as Treasurer and President-Elect while chairing The Golf Committee. I have achieved the NAA Certified Apartment Manager (CAM) designation, and the IREM Certified Property Manager (CPM®). I currently work for Freeman Webb Company, Realtors at Nob Hill Apartments. My passion for this industry is what drives me to grow and care for our community.

John Sons

John is the Director of Training and Marketing Strategies for Burlington Capital Properties. He is active on both the local and national level, serving on the NAAEI Program Administration Committee, the NAA Operations Committee, the GNAA Education Committee, the GNAA Trade Show Committee, the GNAA NextGen Committee, participates in various other GNAA committee meetings, is a NAA LYCEUM candidate, a Greater Nashville Apartment Association LYCEUM candidate, and is a member of the NAAEI Faculty, and he speaks/trains for various apartment associations around the country. His responsibilities include the training and marketing for a diverse portfolio (owner and third-party managed) comprised of HUD, LIHTC, Student, Privatized Military, Senior, Class A and New Lease-up communities. He has over 32 years of experience in the industry. John began his career as an Activities Director and Part-time Leasing Agent, while serving his country in the USAF.

Jeremy Byrd

I work for RAM Partners, LLC and have been with the company approximately 15 years. I’ve been in the multifamily industry for over 20 years. I have a wonderful wife, Karry Byrd; we have been married 28 years and she is my high school sweetheart. We have three wonderful children, Adam, Cody, and KC. I have had the pleasure of being involved in GNAA for the last 20 years. I am currently on numerous committees. I am running for the Maintenance Director position for the Board of Directors.

DJ Arbogast

DJ serves as the Senior Staffing Coordinator for The Liberty Group. Upon starting at The Liberty Group in 2017, he immediately became an active member of GNAA serving on the Community Service Committee. He served on the inaugural committee of NextGen and is currently a member of the Awards and Community Service Committees. He is in the process of obtaining his CAS certification and enjoys partnering with onsite teams to provide quality candidates. He is honored to be nominated for the second year in a row and would love your vote.

Lacey Smithson

My name is Lacey Smithson and I’m running for re-election as Supplier Director. I have worked in our industry for over 10 years, both on-site and as a supplier for the Middle Tennessee area. I am the co-chair of the Golf Committee and actively participate in Next-Gen, Statistics and the Trade Show committees. If you’ve attended any of the GNAA events with me, you know I’m always ready to make the most of any theme and get into costume. Recently, I transitioned into a new role as Regional Sales Executive for GreenWay Waste and Recycling and I can’t wait to do some trash talking with you! My hobbies include reading, yoga, wandering the aisles at Target, and talking about my cat, Ophelia. I would love to have your vote and continue working to grow our amazing association as one of your Supplier Directors. Don’t call it quits, re-elect L-Smits!

JD Wright

JD is the CEO and Co-Founder of Universal Media Group, Inc. JD brings more than 15 years of experience in the multifamily and construction industries. JD has served the last two years as the Suppliers representative for the Greater Nashville Board of Directors. He serves on the Board of Directors for the Property Management Association of Clarksville. He also is on the National Apartment Association Education Institute Faculty. JD has experienced unprecedented growth and participation from the supplier members of the GNAA. His goal is to serve the Association as a Supplier Director in the future.

Meredith Dixon, NALP

Meredith currently serves as the Assistant Property Manager at The Grove Whitworth Apartments for NTS Development Company. Shortly after graduating from Belmont University with a Bachelor’s of Business Administration in 2009, she started her career in the multifamily industry where she was hired as a leasing associate at The Grove. Meredith was promoted to Senior Leasing Manager in 2014 and was then promoted to Assistant Property Manager in 2015, at which time she also received her NALP designation. Meredith has been an active member of the GNAA for many years and currently serves on the Board of Directors as the 2020 Managers Council Representative and is a recent GNAA continued on p. 11

Leadership Lyceum graduate. She has previously served on the Statistics and Apartment Tour Committees and is currently an active member of the NextGen Committee. Meredith hopes to continue her involvement within the GNAA for many years to come.

Amy Heskett

Amy started her career in the multifamily industry with Post Properties in 1995, working her way up from Leasing Consultant to Community Manager. She worked on several communities throughout the Atlanta area and achieved Manager of the Year in 1998. In 2004 she joined United Residential Properties, a privately held firm located in Macon, GA. While with United Residential, Amy oversaw a portfolio of 2,200 Class A communities throughout the Southeast. Amy then joined First Communities in 2008 and was a part of the Century Portfolio working exclusively with Centennial Investment Group as a Senior Property Manager and Area Manager. The focus was on value-add opportunities throughout the Atlanta market. In 2015 she joined Greystar as a Regional Manager and has worked with both third-party clients and the Greystar Investment Group. Amy was awarded Regional Manager of the Year in 2016 and 2018. She was a part of lease-ups with the Overture brand in 2017. In 2018 she was promoted to Sr. Regional Manager and moved to exclusively work on the Greystar Investment Group communities with a focus on value add. In May of 2019 Amy and her family relocated to Nashville and she is currently the Director of Real Estate with Greystar and oversees a portfolio of 19 communities and just under 5,000 units. She has a BBA with an emphasis in Marketing from Georgia Southern University. Amy is married and has two teenage boys; Dylan is a freshman at Nolensville High School and AJ is a freshman at Ole Miss.

Julie Stayton

Julie is an Assistant Vice President for Lincoln Property in the TN/KY region. She has managed an array of property types/classes over 15 years and has built relationships with a number of clients ranging from private groups to large institutions. Her mission is to help educate and empower emerging professionals by fostering a collaborative environment where they can flourish and grow into the next leaders of our industry.

Rusty Guilliams, CPO, CAMT II

My name is Rusty Guilliams, CPO, CAMT II, and I am running for Maintenance Representative. I have been active in GNAA for quite a while and active on the Maintenance Committee and the Statistics Committee. I try to always volunteer my time to help GNAA and attend various events. I currently am the Maintenance Director for RAM Partners at Waterford Crossings where I oversee daily operations of 614 units. I would really appreciate your vote to represent the Greater Nashville maintenance personnel. News & Events

Ashtyn Barker

Ashtyn currently serves as the Business Development Manager at BluSky Restoration. After graduating from Middle Tennessee State University in 2012, Ashtyn began her career in sales and marketing. She joined BluSky Restoration (previously SRP Contractors) in early 2018, and immediately became an active member of the GNAA. Ashtyn has actively served on six different committees and is currently a candidate for the 2020 Leadership Lyceum Program. For the third year in a row, Ashtyn was nominated for Supplier Professional of the Year. She is committed the continued success of the GNAA and plans to continue her involvement and support of the organization for many years to come! Please support her for the 2021 Supplier Representative.

Tyler Ellis, CAS

Tyler Ellis, CAS® currently serves as the Construction Service Representative with Sherwin-Williams. After graduating from Auburn University in 2006 with a Marketing Degree, he immediately began his career with Sherwin-Williams. He has been actively involved with GNAA and the apartment industry since 2013. He is married to Pam, his beautiful wife of 13 years, and has three amazing children. Tyler is excited and honored to be nominated for Supplier Representative for 2021. He is also nominated for 2020 Supplier Professional of the Year. Tyler is actively involved with the Statistics and Membership Committees and has supported the Annual Golf Tournament as Title Sponsor for the past four years. Kelly Pendergrast

I began my journey in multifamily housing in 2008 while attending Middle Tennessee State University. I got my first onsite job at a student housing community to receive free rent and fell in love with the industry. I spent the last several years managing conventional housing and at the end of 2019 decided to make the transition to the supplier side. I am currently the Branch Manager at The Liberty Group. IT’S THE LAW

Evictions On September 4, 2020, Dr. Robert Redfield, director of the Centers for Disease Control and Prevention, signed an order effectively making it more difficult for landlords to proceed with evictions. Although this order is not an extension of the moratorium passed via the CARES Act, which expired on July 25, 2020, this new order does have the potential to put a cog in the proverbial (eviction) wheel, a prospect for which we can all heave a heavy sigh of frustration. All is not lost, however. Although the eviction process now is difficult, the obstacles are certainly not insurmountable. Here is what you need to know.

To Proceed or Not to Proceed with Eviction?

• The individual is unable to pay the full rent or make a full housing payment due to substantial loss of household income, loss of compensable hours or work or wages, a lay-off, or extraordinary out-of-pocket medical expenses; • The individual is using best efforts to make timely partial payments that are as close to the full payment as the individual’s circumstances may permit, taking into account other nondiscretionary expenses; and

Under the CDC’s new order, landlords may not proceed with an eviction when all individuals listed on a lease submit a Declaration Under Penalty of Perjury to the landlord. This Declaration must include the following information:

• Eviction would likely render the individual homeless or force the individual to move into and live in close quarters in a new congregate or shared living setting, because the individual has no other available housing options.

• The individual has used best efforts to obtain all available government assistance for rent or housing;

To reiterate, all individuals listed on the lease must submit this Declaration. The CDC’s order does not protect any individual who does not submit the Declaration; therefore, in those instances, a landlord may proceed with eviction as usual.

• The individual either (i) expects to earn no more than $99,000 in annual income for calendar year 2020 (or no more than $198,000 if filing a joint tax return), (ii) was not required to report any income in 2019 to the U.S. Internal Revenue Service, or (iii) received an Economic Impact Payment (stimulus check) pursuant to Section 2201 of the Cares Act;

It is important to note that under no circumstance is a landlord required to advise residents of their options pursuant to the Order. In fact, if obtaining an eviction is the goal, it is in the landlord’s best interest to keep mum. To put it another way, what the resident doesn’t know about this Order won’t hurt YOU (the landlord). However, keep in mind that landlords who fail to comply with the CDC Order (or residents who lie on the DUPP), will be subject to criminal penalties.

12. Decorating Contest With fall and other holidays approaching, this is a great time of year to host a fun décor contest. Ask your residents to tag you in photos showing their decorated patio or even interior spaces and then share and tag your community on social media.

13. Virtual Game Night

• You can still provide notice as “normal”, if this is your policy (this is not a requirement, however, now that the CARES Act has expired); • Late fees may now be assessed; • Every court in every county, and every judge within those counties, will treat this Order differently. This means you run the risk of a court and/or judge delaying your evictions. However, do not let this stop you from turning over your cases. The sooner your attorney can get them filed, the sooner they will get on a docket when the delay is lifted. As we are all painfully aware, these times are unprecedented. Please know that your attorney is working diligently to stay on top of this very fluid situation so you are provided with the best possible service. With that in mind, it is absolutely imperative that you and your attorney keep the lines of communication open, so we can tackle this ever-changing landscape head on and weather this storm together.

14. Outdoor Concert Series If you have a large lawn or outdoor space where residents can safely socially distance themselves, host a live music event where residents can gather on their balcony or bring their own chair/blanket and enjoy music from a local artist. You can also stream the event via Facebook or Instagram Live for those who can’t join in person.

15. Yappy Hour To-Go Don’t forget about your furry residents! If you have a great pet amenity such as a dog park or pet spa, set up a fun to-go treat station using treats from a local pet bakery. Or have a pet photo giveaway on your social media – every resident who posts a photo of their pet and tags your community gets a fun pet treat package delivered to their door!
