FEATURE
The Insider’s Guide to Being the Best Supplier by Jo Pulcini, Data One International Joining the GNAA might be best thing you ever do for your business. But with so many ways to participate, are you getting the most out of the organization? Below are some “insider” methods of getting the most out of the GNAA. Demonstrate your reliability through committee work. Feeling frustrated by having a great product but having difficulty getting a chance to prove how great it is? Join a committee and participate! This is a great way to demonstrate your personal integrity and reliability to your clients. Once they see that you get things done in the committee, they are far more likely to respect your product pitch later. Don’t miss out on casual networking. One thing the GNAA has always done is provide plenty of after-work or lunchtime networking opportunities. These events are the perfect opportunity to get to know your potential clients better and start to build personal relationships with them. One of the best ways to do this is simply allow your client to speak and for you to listen. Not only will it build trust, but you’ll learn valuable information about their work priorities and needs. There is no better opportunity to do this than in a celebratory environment such as Election Night, Beer Butts and BBQ, or Gala. Ads and sponsorships. On its surface, ads and sponsorships are an obvious way to create visibility. But beneath the surface, they are engendering good will in a way that is unique to a professional association. For example, if you pay for advertising on Facebook, you will get visibility, but that is all you gain. Your money will not create good will, it’s simply an exchange of cash for visibility. But if you sponsor a lunch, you get the visibility and the gratitude of the committee organizers and attendees. If you place an ad in News and Events, you are also gaining the respect and good will of the committee members. The education sponsorship you provide today will build good will with the decision makers of the near future! Every ad or sponsorship dollar you spend at the GNAA is generating good will among your peers. News & Events
Be strategic. One of the biggest mistakes suppliers make is taking a random “shotgun” approach to how they participate in the GNAA. If you are large enough to have a marketing person and a sales rep, they should be in communication with the GNAA. If your target clients are maintenance departments, then direct your efforts toward the corners of the GNAA where maintenance managers go. The most successful suppliers critically think as a team about how best to participate in the organization. Also, do not hesitate to ask your fellow suppliers and staff for advice. We are all invested in your long-term success. We are happy to give our honest assessment of how best for you spend your time and resources. The GNAA has hundreds of years of collective experience – tap into it! Take advantage of education and information. Depending on your service, there are many opportunities to have you and your team grow professionally. These classes are always taught by industry experts and veterans. The best part is these education courses are often better and less expensive than many of the conventional “corporate educational” companies out there. Beyond the classes, take the time to read through the directory and quarterly market survey. The Nashville market is complex, and these reports are clear and concise. Not only does this information demystify the market, but it also arms you with the ability to better communicate with property managers. A regional manager will be more impressed with a supplier who has taken the time to get know their market. If you call on an apartment community, you can learn much about them by simply looking at their entry in the directory and seeing their information on the Market Survey and GIS section of the website. Seriously, use the GIS tool! It’s amazing! As a supplier, our job is to make our clients’ lives easier. In turn, a great way to make your life easier is to take full advantage of all the benefits of membership.

IT’S THE LAW
NAA Files Lawsuit to Recover Eviction Moratorium Losses by Nathan Lybarger, Hall & Associates For nearly a year, the CDC’s eviction moratorium effectively halted evictions for any tenant who hadn’t paid rent. With the decisions by the 6th Circuit Court of Appeals and more recently by the Supreme Court of the United States, that CDC Order has been ruled unenforceable and is all but eradicated. However, we all know that its long-term effects will not be resolved so easily. While the mental and physical toll caused by the moratorium is difficult to quantify, the loss of income and monetary damages can be reasonably calculated. The U.S. Constitution protects owners of private property, providing that no “private property [shall] be taken for public use, without just compensation.” The CDC went to great lengths in its Order (and their extensions) to explain the basis of their action – to prevent transmission of the COVID-19 virus. But even these important goals cannot justify the means by which the CDC attempted to accomplish them. That is where the National Apartment Association comes in. On July 27, 2021, the NAA filed a lawsuit with a handful of other Plaintiffs seeking compensation for the monetary losses caused by enforcement of the CDC’s moratorium. NAA continues to invite property owners who have been damaged by the CDC’s eviction moratorium to join in this lawsuit.
NATHAN LYBARGER
Hall & Associates
All our members have had some experience with misapplication and abuse of the CDC order and the bureaucratic grind that had to be endured in the neverending pursuit of rental assistance – rental assistance that was meant to soften the blow of all the eviction delays. While the avenues to rental assistance have opened greatly the past several weeks, it still doesn’t come close to adequately compensating housing ownership for the damages suffered since last fall. Any members who have suffered monetary losses as a result of the CDC’s order may wish to review NAA’s informational website regarding their eligibility and to determine what the next steps are if they decide to get involved. The process in the final determination of this lawsuit has really just begun. At present, there is no way to tell what portions of the case will ever go to trial, what portions might be determined without the need for trial, and when any necessary trial might take place. There may come a time when the individual plaintiffs in the case must prove their damages and/or other facts related to their respective claims. Of course, as with any lawsuit, there is no guarantee of success. There are a variety of factors to be considered before the court will determine the government’s legal responsibility for the damages, as well as the amount of any damages that may be awarded. It’s also important to keep in mind that any claims made in this lawsuit should take into account any rental assistance that was received. Furthermore, the specific language of any agreements signed for rental assistance should be carefully reviewed. Any interested property owners should start by reviewing the information page provided by NAA and carefully weighing their potential involvement in the ongoing lawsuit.

Property Manager, NTS Development Years in the Industry 18
Volunteer Positions Currently & Previously Held Active Past Chairman of GNAA; Tennessee Apartment Association Board Member; Communications Committee Chair; NextGen Committee Chair; NAA Apartmentalize Committee Member
What brought you to the apartment industry? When I was an undergrad at the University of Memphis I got offered a great part-time gig as a leasing associate – free apartment and utilities! Been in the industry ever since!
Was this career path something that was always on your radar?
to mind: Surround yourself with good people; they can make the difference between success and failure. Be humble and realize your own limitations and know you can’t do everything by yourself because you don’t have all the answers or the expertise. Hire people who are smarter than you.
What is your favorite thing to do on the weekends? Spending time with my family. If I am not busy keeping up with my kids, I love antique shopping.
Do you have any pets? A two-year-old Irish-Doodle named Duke.
Coolest place you’ve ever traveled? Amsterdam, Netherlands or Rome, Italy. Hard to pick.
Give us a fun fact about you!
No. My undergraduate degree is in journalism/ public relations. When I graduated I wanted to be like Samantha from “Sex & the City” and plan amazing events and write press releases. But once I got my start in multifamily, I didn’t look back! It’s been a very rewarding experience for me.
I have a fear of elevators (long story)!
Did you have any unrelated jobs growing up that unexpectedly prepared you for the apartment industry?
Do you have a motto you live by?
For sure. Being a server in a brewery helped me cultivate some customer service and problem-solving skills. And patience. You need lots of patience in this industry.
Why is property management an attractive career path? Where else can you wear so many hats? Writer, accountant, inspector, sales leader, event planner, teacher, people manager, marketer, social media strategist...the list goes on!
Best professional advice you’ve ever been given? This is a tough one. I’ve been given a lot of amazing advice over the years. Here is the one that first comes
News & Events
What upcoming GNAA event are you excited to attend and why? The Awards Gala because I love planning it and seeing it come to life. And it’s fun to get dressed up and go out on the town. If you work really hard and you’re kind, amazing things will happen!
If you could get a “do over” for something in your career, what would it be and why? No regrets here!
Any advice you could give to the rising stars of GNAA? I can’t emphasize enough that the GNAA is your tool to get you where you want to be and make a statement about your commitment to the multifamily industry. Join a committee and get involved. All it takes is one event, one handshake, to change the trajectory of your career.
