Amenities by Design: 3 Examples We have been told time and again that your suite of amenities makes the difference between a signed lease and a waste of your agent’s time. Sometimes, we have no choice of the amenities offered. A committee decided that trampolines were popular among your target demographic. The statistics show that trampoline use has doubled in the past year and now there are 3 million jumpers! We had to get ahead of the curve! We needed the new hotness!

Many apartment communities are tearing out those “trampolines” and putting in special package lockers to ensure that packages are delivered safe and sound.

Now fast forward a few years and you have a room that is wasting space. That trampoline has not bounced your residents nor your occupancy in a long time. It turns out 3 million enthusiastic trampoline fans are less than 1% of the population and the “doubling” of such a small percentage is actually not impressive in terms of raw numbers.

With Nashville being an “IT” city, the congestion and traffic problems continue to be relatively unaddressed and we are now the 20th worst city in America for traffic. Time is an increasing valuable commodity in such a place. A great way to address several needs is to create a space or studio that allows for fitness or wellness instructors of all types to come to the building and teach your residents. Some managers have seen success in organizing community-based teams to participate in 5K walk/run events in the area. Imagine the spectacular marketing of having your residents proudly displaying their community pride for all to see!

How should we think about amenities? Even if you have some fringe amenities, there are still steps a manager can take to instill loyalty and attract residents. The key to unlocking is following the simple dictum of Charles and Alexandra Eames: “Recognizing the need is the primary condition for design.” What are some needs that can be fulfilled? How can we get ahead of trends instead of chasing them? Here are three examples that put this philosophy first.

Finally, in the digital age, animal companionship has increased. Perhaps it’s loneliness, perhaps it’s cute pictures on Facebook. But there are more pet owners than ever. Dog parks are an established and popular amenity. But owning a dog in a community also brings up another challenge: Where do you wash your friend? Dog washes are increasingly seen as a quality of life improvement that has both the desired curb appeal for potential residents and appreciation of your current community.

A good manager has the imaginative empathy to figure out the basic and often mundane needs that can arise from living in your community. How about packages? Right now, Amazon Prime has over 100 million subscribers. That’s a lot of packages that are going to need a safe home.

It is an understandable impulse to follow the trend. Sometimes those trends are rooted in a genuine good design. However, having the wherewithal to pause and ask “Does this fill an actual need?” can be a rewarding perspective when providing amenities for your residents.

Housing Types

Conventional Housing

Conventional housing has no involvement with the government. A landlord who owns market-rate housing is free to attempt to rent the space at whatever price the local market may fetch.

Mixed-Use Apartment Community

A living environment that provides more than one use for its residents. Mixed-use properties might include any combination of the following: Commercial, retail, medical, entertainment, office, industrial, and housing within a shared building. Benefits include convenience, close to jobs, and gas savings.

Affordable Housing

Affordable housing involves the government and the qualifier is income. Right now in our country, with market rents rising, millions of households spend over half their income on housing, if they can afford housing at all. This is why affordable housing is something our country is in desperate need of. There are many programs that, while different, all serve to make safe, more affordable housing attainable to those who need it the most. The most notable of these come from HUD and IRS-backed programs such as HUD’s project-based Section 8 program and the IRS’s Low Income Housing Tax Credit program. Depending on the program, owners/developers can apply directly with HUD or their State Housing Finance Agency to receive the funds for these programs, thereby making their development partially or entirely affordable. In exchange for these funds, owners agree that their property will maintain affordability and remain compliant with the program’s regulations for a certain period of time. For the households who need it, the affordable housing provided through programs like these can have significant positive impacts such as increased economic security and lowered stress.

The Grove Richland / Whitworth Located in the heart of historic West End/Hillsboro neighborhood, The Grove is a 593-unit garden-style apartment community which was constructed by SWH in 1994 (Whitworth) and 1998 (Richland). The community made Nashville real estate history when the property was purchased by NTS Development Company in February 2006 for $90 million. With the recent apartment boom in Nashville, NTS is in the midst of a full-scale renovation project in order to stay relevant to renters and compete with the new influx of product in our submarket. Whitworth began its renovations in the second quarter of 2018 and Richland began renovations this year in April of 2019.
