Scottsdale Ranch Real Estate Update Peggy Rauch

Fall is in the air. We can almost smell the change in the atmosphere. Early morning and evening walks, early rounds of golf and long hikes are becoming part of our lives again as we are not afraid of melting while we go about our activities. Apples, pumpkins, cider and chili all make a comeback as we welcome the cooler temperatures. While we didn’t enjoy much of a Monsoon season, the extreme heat held off pretty nicely this year giving us a great spring and early summer. Through all of this the Real Estate Market has continued to heat up so that now it is HOT-HOTHOT. Every year I know that I can count on some vacation time in late July or August because there is a lull. Not so this year. We continue to be busier and busier and inventory continues to shrink.

Your HOA

Manager’s Report By Kathe M. Barnes, CAAM, LSM, PCAM Executive Director

The Scottsdale Ranch Community Association (SRCA) is not just about rules. It is about building a community. Our master-planned community is very large and might seem a little daunting for some to embrace what it has to offer. There are many ways to get involved. Attending one of our many social events is a great way to get out and meet others in the community. When SRCA hosts an event either at the Community Center or at the Scottsdale Park, the event is open to ALL homeowners and residents who live in Scottsdale Ranch even those who live in a sub-association. We hope to see you come out to one of our fall events which include: • Movie in the Park • Hooray for Hollywood • Boo Bash and Concert in the Park • Veterans Day Event • Holiday Social & Boat Parade All residents—long-time homeowners, new residents and even renters—can contribute to making our community a great place to live by volunteering a few hours here and there at any one of several association events. The next time you’re looking for an activity or a way to meet your neighbors, consider participating on an association committee or volunteering at a casual community social gathering. Your ideas, time and effort will be a valuable contribution to making the event successful. Your neighbors aren’t the only ones who’ll benefit from your volunteer endeavors. According to HELPGUIDE. org, volunteering can reveal untapped talents, teach new skills, introduce you to new activities and increase your self-confidence. Participating in a community activity also can provide networking opportunities that can benefit your career and your social life. Contact our association soon to ask how you can get involved in our community.

President’s Message By Michael Breslin SRCA Board President

See Something? Say Something! Like most Americans, many of our residents are increasingly concerned about threat of terrorism. That’s why the Department of Homeland Security (DHS) wants you to be aware of its initiative, “If You See Something, Say Something.” While we need to avoid paranoia, we owe it to our families, friends, neighbors and community to be vigilant—and do the right thing when something does seem amiss. According to the Department of Homeland Security, issues that may warrant contacting local law enforcement authorities include: Behavior that could indicate a terrorist act or planning a terrorism-related crime. Unusual situations might include a vehicle that is parked in an odd location, a package or luggage that is unattended and an open window or door that is usually closed. Someone who pays unusual attention to facilities or buildings beyond a casual or professional interest. This includes extended loitering without explanation (particularly in concealed locations); unusual, repeated, and/or prolonged observation of a building; taking notes or measurements; counting paces; sketching f loor plans, etc. Importantly, most of these activities could be perfectly innocent, so you should let law enforcement professionals determine whether the behavior warrants investigation. As always, call 911 in an emergency, but contact your local law enforcement agency to report suspicious activity. When you call, describe specifically what you observed, who or what you saw, when you saw it, where it occurred and why it’s suspicious. DHS emphasizes that Americans must respect citizens’ privacy, civil rights and civil liberties by focusing on behavior rather than appearance. Race, ethnicity, and/or religious affiliation are not suspicious. The public should only report suspicious behavior and situations.

IMPORTANT INFORMATION City of Scottsdale Sewer Line Project Slated for Fall along southern border of SR The City of Scottsdale will be rehabilitating a large sewer main line pipe in Scottsdale Ranch. This critical project will require the complete closure of the trail along the southern boundary of Scottsdale Ranch adjacent to the Salt River Pima-Maricopa Indian Community, between 96th and 104th Streets for approximately five months. As more details become available to SRCA from the City about the project, we will be sharing that information through our website and email blasts. Resident homes that back the trail between 96th and 104th Streets will receive information directly from the City. For questions or concerns regarding this upcoming project, please contact the City’s Public Information Officer, Nicole Sherbert at NSherbert@Scottsdaleaz.gov or 480-312-5689.

From Your Homeowner Liaison By Sonja Perez, CAAM, CMCA, SRCA Homeowner Liaison

CURBSIDE ADDRESS NUMBERS Many residents in Scottsdale Ranch have received notices taped to their homes offering to paint address numbers on the curb in front of their home. The f lyer offered varying designs, i.e., American f lag, palm tree, etc. We want to remind residents that artwork is not allowed. The SRCA Architectural Guidelines states that the design characteristics of any changes must be compatible in harmony, scale, materials, color and details. Based on that criteria, only white background with black lettering is allowed. The SRCA Architectural Committee, at their August 14, 2019 meeting, discussed the need to clarify the Signage Language section of the Architectural Guidelines. The addition of the language to the Signage section of the Architectural guidelines is as follows: 5. Address b. Curb painting of house numbers is permitted only with a white background and black lettering. No artwork is permitted. Residents who have designs on their curbside address number blocks will be expected to replace the design with the all-white background when their address numbers need repainting. The City of Scottsdale recommends curb numbers for homes as many house numbers are often obscured by landscaping, are on different places of each home, are commonly are unlit or missing. This can make it difficult to find a house address, especially at night. To help emergency personnel find your house more quickly in an emergency situation, make sure your curbside numbers are in good condition and clearly visible. Curb Painting Kits are available for loan from the City of Scottsdale’s Citizen Service Department by calling 480-312-3111 or visiting the City’s website at https:// www.scottsdaleaz.gov/citizen-service/curb-address-painting. Full instructions are included with each kit, or if you have the supplies around your house, follow these easy steps, courtesy of the City of Scottsdale website, to “do-it-yourself ”: 1. First, make sure the curb area where you’ll be painting is clean and dry! We suggest sweeping, damp mopping and letting the area dry completely. Paint will adhere better and last longer if you do. 2. Next, in the area of the curb where you want the address to go, lay down tape to form a rectangle. The tape outline should be sized to accommodate all the numbers in your address, plus any optional graphic you want. 3. Paint the background, preferably using black -- numbers will be painted white on the dark background after the background has dried (steps 6 and 7). 4. Once the area has dried, if you are using a graphic stencil, place the desired graphic stencil into posi tion on the background. 5. Paint the graphic. (Some graphics have 2 - 3 layers and colors). 6. Slide the number stencils into position on the background next to your graphic and tape into place. 7. Paint the numbers white. 8. Let the paint dry for a few minutes. 9. Remove the stencils and tape. 10. Stencils and brushes can be cleaned immediately with a dry paper towel. If paint has dried, clean with a towel dampened with a citrus cleaner or paint thinner and let dry completely before packing back into the kit box. Remember to refresh or repaint the address over time as necessary! 6

Over Seeding Your Turf This Fall By Randy Zellers, SDL, Director of Operations

Where has the summer gone? It is hard to believe we are talking about transitioning turf from Bermuda to Rye for the winter. In Arizona, Bermuda is the warm season grass and Rye is a good choice for the cooler months throughout the winter while Bermuda turf goes dormant. After nighttime lows stabilize around 65 degrees, Bermuda grass will start to shut down for the winter. This is the perfect time to over seed your lawn areas. Gradually reduce the amount of water to your Bermuda as it is beginning to go into a dormant state. This will allow the ground to dry out prior to scalping the turf lower in preparation to put seed down. Reduce your mowing heights by ¼” each week and collect the clippings with a bagger to ensure the seed makes contact with the ground as you sow the seed. Rates for seeding are 12 lbs. per thousand square feet. If you have 4,000 square feet of turf to be over seeded, you’ll need 50lbs. of seed. It is best to use a triple blended rye seed that is specially designed to have quick germination, good green color and will last into April when the Bermuda will reemerge from dormancy. For best results, sow the seed in two different directions at half the rate to get the best coverage and a thicker germination. After the seed has been put down, adjust the irrigation system to come on 4 to 5 times per day every day. Your run times for each station should be around 3 to 4 minutes per station to keep the soil moist until the next start time. Within 14 to 21 days, you should have full germination. Reduce your water to once per day and prepare to mow for the first time. On your first mow, be sure the soil is dry and mow with sharp blades so there is a clean cut and the seedings aren’t pulled from the ground. The first cut should be high at 2” and you may gradually lower the mowing heights for the desired look. After the first mow, apply a balanced fertilizer like 21-7-14 at 1 lb. per thousand feet. This will help the roots develop and keep your lawn green. Repeat fertilizations every three to four weeks throughout the winter and adjust the irrigation as needed for best results. Set irrigation to come on three to four times per week and monitor the coverage. The root system for rye grass is very shallow so don’t water too deeply or long. Enjoy the cooler temperatures and green grass throughout the winter.

HOLIDAY LIGHTS & DECORATIONS

Revamping the SRCA Holiday Boat Parade

With the holidays just around the corner I wanted to remind residents of the rules regarding holiday lights and decorations. This section can be found on page 51 of the Summary of Rules and Architectural Guidelines.

As many of you know, the Annual SRCA Holiday Social and Boat Parade has been celebrated in our community for decades. This year, the SRCA Social Committee along with some past participants in the parade have been brainstorming on ways to improve the parade, solicit more parade participants and enhance the enjoyment of the parade for the social event attendees and the lakefront property owners. Below are some highlights of the changes:

3. Lights and decorations intended to celebrate an identifiable religious or cultural holiday are allowed to be temporarily placed without prior written approval from the Architectural Committee so long as the following standards are followed, as determined in the sole discretion of the Architectural Committee. Holiday decorations and lights shall be of reasonable design and magnitude so as not to disrupt neighboring residences and property. Holiday lights and decorations may be installed no more than thirty (30) days prior to the identified holiday and must be taken down within fifteen (15) days after that same holiday. Seasonal decorative f lags must be house mounted below the roof line. Decorations must be maintained in good repair and not be allowed to encroach on neighboring properties. Decorations shall not contain offensive language. No amplified music or amplified sound devices where the music or sound can be heard from outside of the Lot is allowed. Furthermore, installation shall not take place prior to 7:00 a.m. or after 10:00 p.m. Additionally, any blinking lights and music within displays shall not be left on after 10:00 p.m. each evening. Edison-style string lighting is not considered holiday lighting and is never allowed. If you have any questions, please contact Sonja Perez at sperez@scottsdaleranch.org or 480-860-2022.

• This year, SRCA will be gathering a group of volunteers that will assist boat owners in decorating their boats. Some have told us that they don’t know where to begin or it can be such a daunting task, so we want to lend a hand. More information will be sent to the lakefront property owners later this fall outlining when and where this will take place. • If you do not want to participate in the parade but have some holiday decorations and/or lights you would like to donate to SRCA to use on the boats, please contact our office. • We have also decided to take the “contest” out of the parade event and just focus on the entertainment aspect. • Look at ways to ensure that the parade route can go by all homes on the lake. • Extend the time the boats are in the cove at the Community Center in order to allow the social event attendees more viewing enjoyment. • For those who will be participating in the boat parade, a pre-event get together will be held to discuss and review aspects of the parade. If you have any other suggestions, we would love to hear them. Stay tuned for more updates in the email blasts and other correspondence.

October/November 2019

From Your Architectural Liaison By Diane Botica, SRCA Architectural Liaison

Are you thinking of installing new windows in your home? More importantly, are you thinking of changing window frame colors? EVERY change to your windows whether they are the same frame color or not requires architectural approval prior to the work being completed and for your protection, before you put a deposit down and order those windows. The rules that apply to changing the color of the window is one of the most difficult architectural rules for people to understand. To put it simply, if anyone would be able to see two different window frame colors from ANY view of your home, the submittal will be denied. This applies to the view from the neighbor’s house, the person walking past the house and even the view over a wall to your neighbors behind you. It is very important to plan ahead when submitting for a partial window installation rather than replacing all of them at the same time. We know this can be very costly and many people opt for replacing their windows in stages. We do allow replacing windows in stages; however, please plan it well. Choose a side of your home that cannot be seen from another angle at the same time. If you choose the front of your home and the windows on the sides of your house are visible, the submittal will not be approved. Does your community allow the color you are wishing to install? One way to tell is to contact me if you do not see your intended color listed within the character study for your community on our website. Basing your decision on a neighbor’s color does not always give a true reading and may land you in a costly change to your window order. Did you know that getting approval of a partial window replacement requires you to install the balance of the new windows within 2 years? This rule is in place so properties are complete in harmony, style and appearance. When in doubt, submit.

Amenities… News From Laguna By Brooke Williams Principal

Events at the SR Community Center

Disney Breakfast By Kelly Young

One of the most wonderful things about living in Scottsdale Ranch is that it is a family-friendly community! The ‘Back to School Disney Character Breakfast’ was hosted in August at the SR Community Center by Samantha Malcolm who lives and sells real estate in this awesome community! The turnout of our community school kids was incredible! Samantha hosts around four large events throughout the year so be on the lookout for what she has in store in the fall! Here at Laguna, the seasons are finally starting to change and we are welcoming cooler weather. The kids are enjoying playing outside a little more, and our learning is continuing to grow. We have had a great start to the year, and look forward to our continued educational journey! Laguna is a STEAM school where we use inquirybased instruction and hands-on activities to support student learning in the areas of Science, Technology, Engineering, the Arts, and Math so that student are prepared for the future! As we look toward the fall we have some fun community events coming up. We are off for a week October 7-11 for fall break and when we return our fifth graders will head up north to Payson for a threeday overnight camp where they will connect with nature while engaging in STEAM-based activities. Finally, we have our annual STEAM night Thursday, November 14th where students and families will interact and engage with STEAM projects around campus. We would love to have you join in the fun, so feel free to stop by! What a fun-filled fall! We are always enrolling students, if you are interested in Laguna, we would love to show you around! Please contact Robin Larraza in the office at 480-484-2400 to set up a tour.

Safety on the Hiking Trails By Brian Hartman #866 Scottsdale Police Department Crime Prevention Officer Via Linda District

The summer is over and great weather is here. Many of us will be heading to the numerous beautiful hiking trails in Scottsdale and around the Valley. Before you leave your residence to embark on your hike, please keep a few things in mind. 1. Hydration: Make sure that you are properly hydrated and carry plenty of water. That means bringing enough water in the event of an unforeseen event (such as an injury or being lost). Don’t wait until you feel thirsty to start drinking. Many people only begin to feel thirsty when they are already dehydrated. 2. Dress Appropriately: Wear lightweight, breathable, light-colored, and loose-fitting clothing. Long sleeves and pants are recommended in order to protect your skin from the sun. Wear appropriate footwear to include hiking boots or trail shoes. The hiking trails are no place to be showing off your new pumps and f lip-f lops. 3. Sunscreen: Make sure to bring (and actually wear) sunscreen. The sunlight may not seem to be as intense in November as it is in mid-July but try telling that to yourself as your applying aloe to your body for the following week after your hike. Now that you have taken measures to protect yourself during the hike, let’s focus on keeping your belongings safe while you are enjoying the outdoors. Unfortunately, vehicle burglars are not considerate and will usually not hesitate to ruin your wonderful day by breaking into your car while you are on the hike and removing any valuables located within. Here are some simple ways to minimize your risk: 1. Lock your doors. The first stop is simply securing your vehicles. Criminals are generally lazy and will go after the easiest prey. Often vehicle burglars will simply walk through the parking lot trying door handles to see if they are locked. Don’t make it any easier on them. 2. Leave your wallet and purse at home. Criminals know that most hikers will leave their purses and wallets in their vehicles while they hike. It is easy to keep your ID and cash in your pocket as they do not take up much room. If you absolutely must leave your wallet and purse in the car, make sure place them in your trunk prior to your arrival in the Trail Head Parking Lot. The criminals are watching you as you place your purse in the trunk and know that all they have to do is break a window and activate the trunk latch button to gain access to your purse and all of your credit cards. And if you think that you are taking the proper precautions by “hiding” your valuables under your seat or in the center console…I promise that those are the first places the criminals are searching. 3. Watch out for each other. Be aware of those around you as you walk to and from the parking trails. Preventing crime is a community endeavor so report any suspicious individuals and vehicles to Scottsdale PD as soon as safely possible by calling “911” for emergencies and in-progress crimes or “480-312-5000” for issues that don’t require immediate assistance. 26

Meet Dave Winter, a Local Author By Dave Winter, SR Resident

David J Winter just published his fifth book. The title is Refutation of Submission. It is available on Amazon in paperback and Kindle formats. This novel covers the historical period during which the French and Indian War ended and the first shots of the American Revolution were fired. Like all of David’s books, history is presented in the context of the lives of ordinary people of the times who get involved in the momentous events of history. David mixes fictional characters with historical characters to portray a class-conscious England at odds with liberty enthusiasts of “New England.” You may be surprised that the complaints of colonists included much more than “taxation without representation.” The clash of Native American culture, religious intolerance, and important geographical differences also played important, if not dominant roles. Dave and Mary Ann have lived on Scottsdale Ranch since 1991 in Heritage Terrace II. Those who walk dogs in the park in the early morning hours have probably met Mary Ann and Blackie. Dave worked in the Investment Management business until he retired in 2007. That is when Dave, in an effort to fill-in large time gaps, began his second career as an author of historical novels. Mary Ann and Dave are members of Valley Presbyterian Church where both are active. Mary Ann is a Lay Hospital Chaplain and Dave teaches Bible and Christian history. They have a son who lives in Arlington Heights, Illinois with their daughter-in-law and three grandchildren. They visit the Chicago area often to see their family and other friends. Chicago is were Dave and Mary Ann met in 1966. They lived there until 1976 when they moved to Michigan, Mary Ann’s home state. Almost every summer, they vacation in the Traverse City area, enjoying the cooler weather and just relaxing. Weekly, Dave plays golf with other Scottsdale Ranch residents and continues his membership in Scottsdale Rotary. Because of his investment management background, he also consults on the Foundation portfolios of both Scottsdale Rotary and Valley Presbyterian Church. He received a BA degree from the University of Illinois, an MBA from Loyola University and received his Chartered Financial Analyst designation. He is also a veteran, having served in the Army infantry as an officer. Follow Dave on his Facebook page https://www.facebook.com/ davidjameswinter/, his web site, https://www.davewinter.net/, and the Amazon author page, amazon.com/author/davidwinter. Dave would love to talk about his work at your book club or other gatherings about his writing process, research or the historical periods he has written about. He has written about the period when Rome went from paganism to Christianity, when Christianity spread throughout Europe, the Crusades and Magna Carta, and the period leading up to the Reformation. He is particularly interested in the morality or lack thereof during these periods. His next work will occur in contemporary times. In the fall, Dave will be teaching a class on the 10 Commandments at his church and would love to present this to your group as well.
