t all started two decades ago with a load of material and signs stuffed in mailboxes that read, “Got Mulch?” Twenty years later, McCarty Mulch & Stone carries a rainbow of mulch varieties plus many kinds of stone for local landscaping needs. The company, which began in 1995 as a weekend hobby and extension of the family farm operation, has blossomed into a full service manufacturer and distributor of landscape supplies. ger take hand-written phone orders at the kitchen table. Drive by the facility at 100 Bluffdale Drive in Greenwood on any given sunny Saturday from March to June, and staff will be plenty busy helping 300-400 customers and fulfilling orders. “Some days, it’s like the Indianapolis 500 here,” Josh said, referring to truck after truck of outgoing mulch. “If it’s a dry, sunny Saturday, which is what we pray for all winter, it can be bonkers in here,” Jennifer said.

March madness in the landscaping business sustains the company through snowy winters. McCarty Mulch & Stone services all of central Indiana with mulch and stone products, dirt, soil and custom soil blends. The company has locations in Greenwood and Danville. The McCarty family loves seeing landscape projects through from beginning to end. Josh builds his business day by day and spends little time dwelling on the company’s success. He just enjoys working and developing relation-

He credits his exceptional employees with bringing in repeat business year after year. “They are kind of what drive the business,” he said. “Treating customers the way you would want to be treated.” Jennifer agrees and said she thinks of her staff as family and friends. “We treat our employees like they are family,” she said. “These people count on their jobs. We want to be able to support them and walk them through and bless them.”

Adjusting to technology Social media and the ease of technology have changed the way the McCartys advertise their business. The couple relies on Instagram, Twitter and Facebook for help in promotions and has revamped its website for easier viewing of products and ordering online. Jennifer laughed when she remembers the early days of copying and hand delivering flyers to enhance business. “The way you promote yourself and put yourself out there really determines

WHEN THE WONDER FIVE WOWED INDIANA, WE’D BEEN AT OUR GAME FOR 30 YEARS In 1920, as the famous local boys took the first of their three consecutive state titles, the bankers at Mutual were already seasoned veterans who set new records every year. Although we didn’t get as many headlines as this dream team, we earned a lot of fans among local residents who had dreamed about owning their own homes ... and 95 years later, we’re still scoring points as Johnson County’s home team for home loans.

The landscaping business has evolved tremendously throughout the years, Josh said, and customers dream big as they garner ideas from do-it-yourself television shows and magazines. Jennifer enjoys hearing individual ideas for outdoor projects and encourages people to have fun with their landscaping décor. She also accomplishes a few of her own projects at the couple’s Greenwood home by planting plenty of flowers and combining mulch and rock for a unique look. “I love it,” she said. “I’m out there digging in the dirt all of the time.”

She hopes McCarty Mulch & Stone will be the landscape place people can rely on to create an oasis in their backyard. “It is such a blessing to be able to interact with customers and to walk them through a project from beginning to end. It provides mulch for many area schools in the summer and sells salt during the winter. Throughout the years, the company has branched into Christmas tree and wood recycling. Teaching college students how to run a business

F

or college students studying business, there is a big difference between what they learn in the classroom and how it applies in the real world. Young Entrepreneurs Across America gives students the chance to operate their own small business, an exterior painting company called Student Painters, and put what they learn into practice. The students are district managers for the summer and are given a territory. The student hires people, markets the company, consults with potential clients and supervises the job to completion. One area district manager is Dustin Duford of Trafalgar, who has the Whiteland and Bargersville territory. The 19-year-old is a freshman at Indiana University, majoring in business management. “My dream would always be to launch my own business,” he said. “My dad (William Duford) has always been in business. It’s always something I’ve been interested in and why I chose IU for the Kelley School of Business.” He attended Indian Creek High School and took all the business classes he could there. In early April, Duford was hiring painters and marketers — hopefully, 16 to 18 people, he said — as well as promoting his business and lining up clients. The internship officially started in mid-May, when classes let out. He was looking forward to learning more about what it takes to run a business. “I guess what I hope to learn is how to successfully run a business the most effi-

cient way,” he said. “I do everything from payroll to taxes to interviewing employees … literally every aspect of the business.” David Hon, 20, is supervising his crews in the Greenwood area. The 46143 zip code he’s assigned is not far from his home in Franklin Township in Indianapolis. The 2013 Roncalli High School graduate is a sophomore majoring in finance at Purdue University. After earning his bachelor’s in finance, he would like to pursue a career in forensic accounting, which would require post-graduate education. “The big thing I would like to learn is how to manage people. those personalities and make everything come together and run efficiently,” he said. He hoped to hire eight to 12 employees, who would be divided into three or four painting crews if he’s successful and gains enough clients. Hon said he became involved with Student Painters after YEAA representatives came to campus offering summer internships. Students provided some basic information, then some were interviewed. YEAA, he said, was looking for students with leadership skills, who were self-motivated, able to work on their own and good communicators. “The biggest thing is people who were good at communicating with others. A lot of the business is conducted over the phone,” he said.

Marketing materials, such as paper for fliers or signs, was provided by Student Painters, Hon said, but no other “seed money” is provided. He pays his employees, buys materials and pays royalties to Students Painters from the money he makes, and he can keep the rest. The students are also getting a lesson in time management. In early April, Hon and Duford were busy with promotions and hiring in addition to their classes and final exams. “It is a great struggle,” Hon said. “I have to get everything on track and my academics have increased a lot. It’s very time consuming.” In addition to the lessons, Students Painters is also a pretty good summer job, the students say. “I keep a percentage of profits. It’s definitely more than an average college working job. It really depends on how efficiently you run it and the jobs you work,” Duford said. It also provides summer jobs for other students. Duford said Student Painters district managers hire college students and graduating high school seniors. If a home or business owner accepts an estimate and makes a deposit, the students pressure wash the building, scrape and feather sand, caulk and prime as needed, and then use high-quality paint. The average job takes one or two days. The company carries $1 million in liability insurance and worker’s comp and offers a one-year guarantee on one coat and two-year guarantee on two coats of paint. B

I

think by now we all know of the ongoing commercial real estate trend that office space is shifting more toward an open-concept floor plate. This movement has been happening for more than a decade, and it continues to flourish. As a corporate real estate broker who has clients all across the globe, I’m fortunate to see many of these trends even before they become a mainstay in our Indianapolis Metropolitan market. Here is a sampling of some of the progression I am seeing, some of which you may know and some may be new information: l “Just In Time” inventorying is expanding. For decades now, this phrase has been and continues to be used to define the efficient movement of product in and out of warehousing and distribution centers. As consumers continue to demand

products quicker, inventory stays on shelves for shorter periods of time and therefore “just in time” product flow becomes more critical to the process. This is causing logistics providers to not only compete for the next best thing in logistics software but also spend more time in location analysis for their distribution centers. This is also causing some retailers to study the possibility of converting stores to dual purpose distribution and retail centers where consumers can be shipped product directly from the stores in same day or next day timing. l Taller warehouse buildings are being constructed. With some great advancement in material handling equipment, distribution providers are now able to rack some product higher than ever. Our market is seeing its first modern bulk distribution facility being constructed with 40-foot warehouse clear height for e-commerce distribution purposes. As I recently returned from our

annual Cushman & Wakefield International Industrial Conferenc learned that this is becoming com monplace in markets where land i scarce. We may not see this trend take off as much in our market because land is still relatively plen ful and inexpensive compared to some markets. Additionally, devel ment costs tend to be much less i our area compared to those that m have more challenging terrain. l “Creative” space is in. For man companies, the traditional “Class office look is no longer desired. O office buildings with character tha would generally fall into the “Clas or “Class C” category, or even bui ings that would typically be categ rized as industrial, are being retro fitted into spacious office space w modern finishes. Whatever the typ of building, office finishes are tren ing toward being more eclectic an therefore costing more per square foot in build-out than in years. l Building amenities are increas in importance in location selection is transparent that our young wor

Not only are workspaces becoming more open to promote collaboration and “business hours” are becoming more flexible to appease the current workforce, but amenities have also increased. Many office towers are jumping on the same bandwagon to compete for the business from the employers that seek to attract this talent. Many landlords are budgeting for common area overhauls to provide for more modern looks with collaborative work areas and comfortable seating. I am seeing many building fitness facilities being updated and new facilities being installed in buildings that didn’t previously have them. ountless stories over the last few decades, some of which I’ve written, touted the wide-open office workspace — the “cubicle farm” — as an office tool to increase productivity, communication and morale. Some studies say they’ve done the opposite. Still, driven by space- and money-saving reasons, the movement away from private offices continues. And standard cubicle spaces are shrinking to six by six feet, down from nine by nine. News reports in the last few days said

The rap against office cubicles

that even Sprint CEO Marcelo Claure is abandoning the wood-paneled executive suite for an open-office cubicle (though his is a bit roomier than most). Grant Thornton said its Kansas City office has just been modernized into a smaller, lowor no-partition space that “reduces its carbon footprint.” The cube farm explosion disappoints Reuben Yonatan, CEO of GetVoIP.com, described as a “comparison resource for technology solutions.” In a blog post, Yonatan cites 18 studies or news reports indicating “there’s absolutely no evidence

that an open-plan office boosts morale or productivity, and mounting studies that show the exact opposite effects.” He suggests a backlash is beginning. “The correlations between privacy and productivity get strong and stronger with each piece of research,” he contends. One survey found that nearly all workers say privacy is important to them. Thoughtful employers have designed open offices with small, private “huddle rooms,” some akin to large phone booths, that allow workers to hold private phone conversations away from their cubicles.

But that kind of privacy means that people have to leave their work stations and find an available privacy space. Score minus one for productivity. Another study found that loud co-workers are people’s biggest workplace distraction. Conversations, whether business or personal, pull attention away from tasks at hand. Casual interruptions are more frequent. One report said the average open-office worker is interrupted every three minutes. Short of wearing headphones, score stafford, page 18

INDIANA native with SBA enables federal guarantees for local entrepreneurs

A

business owner always feels more comfortable if there is a human element to his relationship with a federal agency. Columbusarea businesses enlisting the services of the Small Business Administration can now put a hometown face on their relationship with that entity. Stacey Poynter, a 1990 graduate of Columbus East High School and longtime presence in the local banking scene, became the SBA’s Indiana district director last year. The SBA was created in 1953. Its mission is to foster a favorable climate for the nation’s entrepreneurial enterprises. Indiana is one district. Some states have more. There are 68 district offices across the nation and in U.S. territories. The Indiana district is part of the Great Lakes region, which also includes Michigan, Ohio, Illinois and Wisconsin. The Indiana office is at Keystone at the Crossing on the north side of Indianapolis. Poynter describes the three broad areas of SBA service as the three C’s: access to capital, business counseling and government contracting.

Generally speaking, the SBA guarantees loans provided by an approved lender. Most Indiana banks are SBA-approved lenders. Poynter said that the guarantee means that “if the loan goes bad, we make good to the bank on 75 percent of the loan, and then the business owes that to the government.”

‘Good community service’ He said that the benefits to the borrower are a loan that it would otherwise not get, as well as reasonable terms. “It’s not the most profitable for the bank, but it’s a good community service.” The only situation in which the SBA makes direct loans is in the event of a disaster.

“First, FEMA comes in with grants, then the SBA comes in with loans,” Poynter said. Regarding counseling, the SBA subsidizes what it calls resource partners. These consist of SCORE, a program in which experienced small-business people listen to entrepreneurs’ ideas and coach them on the aspects of starting a new enterprise, such as financials, a business plan, and areas such as taxes and operations, the Women’s Business Center and the Small Business Development Center. This last resource partner is hosted by Indiana’s Office of Small Business and Enterprise, or OSBE. The SBA is happy to make small businesses aware of government contracting opportunities. Its staff can help with the certification process by which a business becomes a contractor, as well as making small businesses aware of the opportunities available by conducting matchmaking events and outreach programs. Some businesses qualify for set-aside contracts. These include businesses owned by women or disabled veterans, and businesses in historically underutilized business zones. Poynter wants to see person-to-person contact assume priority when an entrepreneur inquires with the SBA. “Our website has a lot of information, but a person should start with calling us,” he said. “We’ll start with some basic questions. Where do you live? Do you have a business plan?”

After graduating from high school, he went through Purdue’s Krannert School of Management, then returned to Columbus to teach accounting and economics for a semester at Indiana Business College, now Harrison College. A few out-of-town jobs followed, including management positions with American General Financial Services in its Bedford, Evansville and Seymour offices. He returned to Columbus and went to work for Home Federal Savings Bank, now Old National Bank. During that time, he became active in the Columbus Area Chamber of Commerce. “I was on the ribbon-cutting committee, and I served as a chamber ambassador,” he said. “I really appreciated the support and mentorship I got from people at that time.” In 2008, he joined the SBA as a lender relations specialist. “We’d educate the banks on how our programs work.”

‘I know this state’s business’

Poynter visits with Tim Cooney at the Columbus chamber offices. Cooney explained that he was able to start his first business in Columbus by working with the Small Business Administration.

Since becoming district director, he’s been “working on strategic partnerships with state-level resource partners. If we’re truly the resource for small business, we need to be the conduit for their resources. I want to simplify that network. My agency is federal, but I’ve always lived in Indiana. I know this state’s businesses.” The SBA also conducts various events. On May 6 at Camp Atterbury, the agency hosted a Contracting Matchmaker session, which Poynter describes as being similar in format to speed-dating. On June 19, at an

OSBE luncheon, the SBA will present some awards, including the Small Business of the Year designation. Poynter is pleased with the results he’s seen since becoming director. “We’re up 23 percent in the number of loans for fiscal year 2015 over 2014, and ’14 was better than ’13,” he said. “I just talked to some SCORE people. They’re up 44 percent over last year in counseling sessions. That’s outstanding.” He derives much of his satisfaction from “getting

people to look at things in fresh ways. I was working with a gentleman in the drywall business and suggested that he look at government contracting. He’d always thought the paperwork would be too daunting. I explained that our role was to make it less so.” Poynter said that he finds it rewarding to help a segment of the economy that plays a major role in shaping the American character. “Entrepreneurs are remarkable, resilient people.”

If we’re truly the resource for small business, we need to be the conduit for their resources. I want to simplify that network. — Stacey Poynter

History of the U.S. Small Business Administration Early versions of SBA The Reconstruction Finance Corp., created by President Herbert Hoover in 1932 to alleviate the financial crisis of the Great Depression, was SBA’s “grandparent.” The RFC was basically a federal lending program for all businesses hurt by the Depression. Concern for small business intensified during World War II, when large industries beefed up production to accommodate wartime defense contracts and smaller businesses couldn’t compete. To help small business participate in war production, Congress created the Smaller War Plants Corp. in 1942. The SWPC provided direct loans to private entrepreneurs, encouraged large financial institutions to make credit available to small enterprises and advocated small business interests to federal procurement agencies and big businesses. The SWPC was dissolved after the war, and its lending and contract powers were handed

over to the RFC. At this time, the Office of Small Business in the Department of Commerce also assumed some responsibilities that would later become characteristic duties of SBA. Its services were primarily educational, producing brochures and conducted management counseling for individual entrepreneurs. Congress created another wartime organization to handle small business concerns during the Korean War, called the Small Defense Plants Administration. Its functions were similar to those of the SWPC, except that ultimate lending authority was retained by the RFC. The founding of SBA In 1952, President Dwight Eisenhower proposed creation of a new small business agency — Small Business Administration — to replace the RFC, which was dissolved. In the Small Business Act of July 30, 1953,

Congress created the SBA, whose function was to “aid, counsel, assist and protect, insofar as is possible, the interests of small business concerns.” The charter also stipulated that SBA would ensure small businesses a “fair proportion” of government contracts and sales of surplus property. By 1954, SBA was making direct business loans and guaranteeing bank loans to small businesses, as well as making loans to victims of natural disasters, getting government procurement contracts for small businesses and helping business owners with management and technical assistance and business training. The Investment Company Act of 1958 established the Small Business Investment Company Program, under which SBA licensed, regulated and helped provide funds for privately owned and operated venture capital investment firms. They specialized in providing long-term debt and equity invest-

” ments to high-risk small businesses. Its creation was the result of a Federal Reserve study that discovered that small businesses could not get the credit they needed to keep pace with technological advancement. In 1964, SBA began to attack poverty through the Equal Opportunity Loan Program. The EOL Program relaxed the credit and collateral requirements for applicants living below the poverty level in an effort to encourage new businesses that had been unable to attract financial backing, but were nevertheless sound commercial initiatives. The SBA today SBA’s programs now include financial and federal contract procurement assistance, management assistance, and specialized outreach to women, minorities and armed forces veterans. SBA also provides loans to victims of natural disasters and specialized advice and assistance in international trade. june 2015 I southside business exchange

Experts: Current tech boom is no dot-com bubble

S

ilicon Valley’s tech cup runneth over. Job growth is humming, coders are being lionized on HBO, Uber and its shared-economy cohorts are on fire, disrupted innovation is unfolding on every corner. And everyone from downtown San Jose to Oakland’s Uptown to San Francisco’s South of Market is partying like it’s 1999. Luckily, it’s not — at least according to those who say today’s boom and the exuberance of the dot-com craze are like night and day. “Back around 2000, the IPOs were characterized by having only a few years’ track record and little in the way of profits,” says Brett Trueman, professor of accounting at the UCLA Anderson School of Management. “What’s happening today is much different because a lot of these companies have been around for longer periods of time, and they’re more likely to be earning money than the startups during the dotcom boom. That’s a clear indication that the froth isn’t there now like it was in 2000.” Still, Silicon Valley knows froth. And the urge to compare the current craziness with the heady days of the past and fret about another bubble is understandable. You want froth? The SV 150, the San Jose Mercury News’ ranking of the largest companies in Silicon Valley based on revenue, shows the region lately has been a veritable cash machine: 2014 was the most profitable year since the SV150 began 29 years ago, with a 23.8-percent jump in overall profits, an 11.7-percent rise in sales, and a 7.1-percent increase in job growth. So is it sustainable? In a nutshell — yes, says Beacon Economics founding partner Chris Thornberg, albeit with a small caveat. “We’re seeing record profits today, unlike in the ‘90s when you had huge valuations but nobody making the money to justify them,” he said. “Back then, people

16

Comparing the times

Now: Many startups boast real profits while their VC funders are much more cautious about going public too quickly. were selling the IT and investors were buying it, but it wasn’t being integrated into our lives very well.” Economists point to Uber, valued at more than $40 billion, as a prime example of the paradigm shift underway in tech, where an innovative service is changing the way we think about everything from car ownership to insurance to urban planning. “Today,” said Thornberg, information technology, or IT, “is something companies invest in and then make a lot of money off of it. So the guys now selling that IT are also making tons of money.” And the caveat? “The only place you might get into

trouble,” said Thornberg, “is if the labor markets heat up and corporate profits start going to the employees (for salaries). But it’s way too early to call that.” A large chorus of Silicon Valley pundits insist that despite the heat of the moment, what’s happening today is not “Pets.com, The Sequel.” Yes, the tech-heavy Nasdaq is finally approaching its dot-com high of 5,048. But it’s been a long, slow — and some would say healthy — ascent that suggests its tech components remain on relatively solid footing. And sure, the “weighting” of IT companies in the S&P 500 index has grown from 6.3 percent in 1990 to nearly 20 percent today, perhaps suggesting a troubling dominance on tech. But consider that IT’s share of that index hit more than 29 percent in 1999, just before things went bust so today’s share is relatively modest. While it’s true that the SV150 now has the highest market-cap-to-sales ratio (3.8) since the dot-com bubtech, page 18

And the price-earnings, or PE, ratios for today’s tech giants, which sit in the midteens, are seemingly conservative when viewed beside the 100-plus numbers of AOL and others back before the bottom fell out. Despite all the comforting news, there’s no way a rising tech-boom tide can lift all boats.

“I think the estimates we have, the last round are credible and accurate. We started with low numbers on a preliminary basis that we knew were low and I think, if my memory is right, initially we got estimates that were based primarily on driveby, walk-by type cursory inspections and even just looking at photographs and so forth.” Greenwood senior planner Ed Ferguson on the increased cost estimate to improve façades on 30 downtown Greenwood buildings.

“There’s a lot of emotion wrapped up in it. It means a lot to us, and it means a lot to our community to be able to have something in this building again.” Patricia Planker on her and her husband, Dan Planker, purchasing and restoring the First Christian Church of Morgantown to create a wedding venue and banquet space called the Chapel at Morgantown.

“The town council realizes that not all development is desirable, and part of the proposed purpose of this annexation is to help ensure that the future growth and development of the area is appropriate and compatible with the vision of the town.” Trafalgar town council president Jeff Eisenmenger on the council’s proposal to annex 1,384 acres of land.

“They’re going to be manufacturing millions of these turbochargers from this facility right here. For them to choose Franklin over their headquarters in Illinois speaks volumes to what is going on in central Indiana and Johnson County specifically.” Franklin Mayor Joe McGuinness on Mitsubishi Heavy Industries’ recent expansion that has already added 25 new jobs in Franklin, with officials anticipating more than 100 jobs total to be created by the time the entire production facility is up and running in 2016.

“Are there too many tech startups chasing too few things? Yes,” says Brent Thill, managing director and senior analyst at the research division of USB Investment Bank. “Not all of them will survive, and you’ll start to see the leaders in each category taking more commanding leads. “This tech boom is sustainable for select companies,” said Thill, pointing to Uber. “I don’t guarantee Uber’s numbers, but I personally use Uber every single day and for me it’s become as common as sending a text or making a phone call; Uber has changed the way I view transportation.” But Thill cautions that even while today’s boom seems to have legs, that’s not to suggest there could still be the occasional stumble. “There are too many companies out there that think they deserve a billion-dollar valuation, but it’s not logical,” he said. “They shouldn’t assume that, because there can only be so many.” B

minus two for productivity. And about those headphones: They don’t do much to encourage teamwork or camaraderie, another selling point for open offices. There’s also the likelihood that open offices allow an easier spread of disease with every achoo. If flu or common colds speed through workforces, more absences follow. Score minus three for productivity. I’ve also received backlashes from workers who’ve been moved into a special kind of open office — the kind where employees aren’t assigned their own desks. This variation generally uses an in-house computer system for workers to claim a workspace for a day, a week or some other specified time. The variation also may offer choices between traditional cubicles, counters or tables shared by others. “I hate it,” was one flat-out negative from an architect who misses her former office door.
