reparing to sell a home can be an incredibly stressful time for a family, with packing and moving and worrying about whether the current home will sell in time.

But one thing that might make purchasing or selling a home more difficult and demanding is doing it in the middle of winter. The lawn either looks dead or is covered with snow, and less daylight means less time to show off the home for sale. “Most people shop for homes online now. By the time they come to look at your house, they’ve already seen photos,” Whitesell said. “You don’t want a picture of a house that has a lot of snow on it if you’re trying to sell your house in June.”

FEATURE He suggested that if a homeowner is selling their property in the winter months, it is a good idea to post outside pictures of the home in both winter and summer, to showcase what the building looks like in both seasons.

“The home should be as neutral as possible,” Whitesell said.

Keeping snow and ice at bay is an important part of selling one’s home in the winter. If the potential buyer can’t get in easily, then they probably won’t buy the home.

“You need to be mindful that people are coming into the house,” Whitesell said.

Putting down salt to remove an icy entrance is an important part of creating a welcoming atmosphere to the home. Whitesell added that adequate space with a rug at the entryway is needed so buyers feel comfortable getting inside the home and aren’t tracking in snow and ice. If a buyer approaches a home to buy in the winter and the sidewalks aren’t shoveled and it’s difficult to enter, it can be uncomfortable for both the buyer and the real estate agent.

In the winter months, there isn’t always the opportunity to air out a house because the windows cannot be open for extended periods of time like in the summer or fall. And there are other disadvantages to selling in winter.

Homes can become cluttered with Christmas decorations and gifts.

But the opportunity exists for sellers to capitalize on the fact that fewer homes are on the market in January or February. A smaller selection increases the opportunity for sellers to make the deal.

Traditionally, winter is a slower period for home sales.

But there has been an improvement in the local housing market the past 14 months, Whitesell said. Prices appear to be stabilizing, and there is a lower inventory in central Indiana than in prior years.

“If a house can be heated, it should be,” Whitesell said.

Winter weather can bring higher moisture content to the air and to the inside of a home when the heat is off.

When the heat kicks on again, it can warm up that moisture, leading to mold and potentially other problems.

But real estate agents suggest that keeping a home on the market is generally a good idea, no matter what time of year it is.

“My opinion is it’s always a good time to have it on the market,” Whitesell said.

MAKINGTHEMOVE TIPS FOR AFTER BUYING OR SELLING ven the smallest home contains a lot of furniture, clothes, kitchen equipment, pictures and other items. For a short move, it may be worthwhile to transport small goods by yourself, but larger items likely will require a professional mover.

The time to plan your move begins once you’ve decided to sell your home. Some of the activities required to sell the home can actually help with the moving process.

For example, cleaning out closets, basements and attics means there will be less to do once the home is under contract. Your planning will be guided by a number of things:

CHECKLIST Here are some of the major items: Medicine: Keep medicines and related prescriptions available.

Number boxes: So that all items can be counted on arrival.

If moving with children: Make sure favorite items are accounted for.

Address books: Available in case you need help.

Are you moving a long distance? If yes, you’ll likely require an interstate mover and the use of a large van.

Moving internationally. Contact the embassy in Washington, D.C., for information. Be aware items that may be entirely common in the United States can be prohibited in foreign countries.

Ask about customs protocols, duties and taxes.

Moving locally? If yes, will you move yourself ? You’ll need to consider packing boxes, peanuts, blankets or padding, and a van rental.

Planning is key. Stock up on boxes, packing materials, tape and markers. Always mark boxes so that movers will know where goods should be placed.

Who should you use?

The decision of who to use can begin with a visit to Realtor.com’s moving center and discussions with the Realtor who is marketing your home.

There are a number of factors to consider.

Money is one issue: You'll want to spend as little as possible, but choosing only on the basis of

When should you close?

In practice, it takes time to arrange financing, conduct inspections, obtain appraisals, locate replacement housing, contact movers, pack and actually move.

Most homes close 30 to 45 days after a sale agreement has been signed.

What happens?

Closing – or ‘settlement’ or ‘escrow’ as it is known in some areas -- is essentially a meeting where the closing agent (the party who conducts settlement) takes in money from the buyers, pays out money to the

cost can be a mistake. Movers must have the right equipment, training and experience to do a good job. A mover, no matter how large or small, should be able to provide recent references for homesellers with a similar volume of goods to transport.

The cost of PMI varies according to the amount of the down payment. Overall the cost is less than 1 percent of the original loan per year.

After 20 years, the premium drops to 0.2 percent, regardless of how much you put as a down payment.

PMI will be factored into the monthly mortgage payment, but borrowers should know they do not have to continue paying PMI once they have paid enough toward the principal amount.

For most, this means once they have paid 20 percent of the principal, then they can ask that the monthly PMI payment be removed.
