HOW TO HOST AN OPEN HOUSE
T
here are no universal marketing standards for real estate because marketplaces are localized. For instance, open houses may be common in some communities but rarely used in others. In the case of an open house, a Realtor typically advertises that the home will be open for a given period (2-5 p.m. on Sunday). During the open period, the Realtor hosts the home while the owners leave for a few hours. At the open house, the Realtor will provide literature, maintain a visitor log and answer questions. By interacting with visitors, the Realtor will seek feedback regarding the home and opportunities to follow up with prospective purchasers.
How do you show your home online? Online real estate information includes not only home listings, but numerous additional features and benefits. For instance, Homestore offers neighborhood information, school data, recent home sale prices, video tours, model forms, real estate news and consumer information. Equally important, the Internet offers new communication media. E-mail and instant messaging give Realtors and consumers more opportunities to keep in touch. SAFETY TIPS FOR HOMEBUYING PARENTS

hen shopping for a home, parents often marvel at properties that feature a pool in the backyard. Once they see a pool, parents envision their kids having fun in the sun with friends and family. While days spent poolside with the family are fun, they
can also be dangerous, especially for children. According to the Centers for Disease Control and Prevention, children ages 1 to 4 have the highest drowning rates, and fatal drowning is the secondleading cause of unintentional injury-related death for children ages 1 to 14 years. It’s no wonder then why parents place such a strong emphasis on pool safety. The following are some preventative measures parents

Teaching kids to swim might sound obvious, but many kids jump into pools before having any formal swimming training. A 2009 study published in the Archives of Pediatrics and Medicine found that participation in formal swimming lessons can reduce the risk of drowning by 88 percent among children ages 1 to 14 years. Local community centers as well as the YMCA and even the Red Cross likely offer swimming lessons for children, so parents should take advantage of these highly effective programs. Pay constant attention when children are in the pool. Kids should never be left unattended when in a pool. But accidents happen even when parents are nearby. However, how quickly adults or others respond to a child in danger can have a significant impact on the outcome of an emergency situation. A study in the medical journal Pediatrics determined that the more quickly someone is able to intervene, such as administering CPR, the better the chance of improving the outcome. So parents should respond as quickly as possible whenever they suspect something has gone wrong in the pool. Don’t rely on air-filled or foam toys. Parents should not rely on air-filled flotation devices such as “water wings” as a safety measure. Such devices can deflate, putting kids at risk, especially if parents are under the assumption that the devices are enough to keep children safe while they man the grill or mow the lawn. Even if children wearing flotation devices
have had swimming lessons, the likelihood kids will panic and forget those lessons if the devices deflate is significant enough that parents should pay constant attention. Do not consume alcohol. Adults should never consume alcohol while children are swimming in the pool. Alcohol can negatively affect judgement, balance and coordination, making it more difficult to respond to a pool emergency should one occur. In addition, the effects of alcohol are heightened by exposure to the sun and heat, so consuming alcohol on hot summer days while kids are swimming in the pool could be an unnecessary risk. Put all toys away after swimming. A pool and its surrounding deck should not have toys lying around, as this only entices children to go into the pool area when Mom and Dad might not be home or watching them. A study from the Consumer Product Safety Commission found that most young children who drowned in pools were last seen in the home and had been out of sight for less than five minutes. Children can quickly disappear, and it might be too late before parents notice their youngster has jumped into the pool unsupervised.

efore placing a home on the market you should also identify real estate agents in your community who can assist with the sale. Web sites such as Realtor.com are the perfect places to look when seeking realty services. Why use a Realtor? There are more than two million people nationwide who have licenses to sell real estate, of which more than a million members belong to the National Association of Realtors (NAR). Only NAR members are entitled to use the term "Realtor." In essence, local Realtors are community experts. They

Don Whitesell, managing broker at Carpenter Realtors in Greenfield, said a home and property value is calculated in part by knowing the value of similar-style homes in the neighborhood or nearby area. “What we do is called a comparative market analysis, and in doing that we go into the (system) used by the Indianapolis Metropolitan Board of Realtors, where all the data is located on how much houses have sold for, and we can break it down.
“The first thing I do is look at the neighborhood and see what homes in that legal description or neighborhood have sold for over a period of time,” Whitesell said. Getting a feel for the neighborhood is a big part of it. If the neighborhood is large enough and contains enough information and data, real estate agents can break down a home’s worth by the numbers, including information such as how many bathrooms are in the home, square footage and more. Then they can look at it on a larger scale, with information from the rest of the township. The primary goal is to find out what similar properties have sold for. “Figuring the value of a home is not an exact science,” Whitesell said. But it can be narrowed, usually by finding the highest number of similar homes and then calculating the condition of the home. Realtors have to go inside the home and see how it has been maintained, which is also an important factor in finding the right value. A better maintained home could bring a higher value, though the average house will sell for 3 percent less than the listing price. Still, five different home appraisers would likely to come to five different numbers.

HOW MUCH IS TOO MUCH? Because all transactions are unique there is flexibility in the marketplace. The amount of flexibility depends on local conditions. For example, suppose you're selling a townhouse. Suppose also that there have been five recent sales of the model you own and that sale values have ranged between $200,000 and $210,000. You now have an idea of how your home might be priced. In a strong market perhaps you can ask for $210,000 or a little more. If the market has slowed, $210,000 may be a reasonable asking price, but perhaps more than the fi nal sale price.
For real estate agents looking to help their clients, the main thing is to know that price range. When homeowners are ready to sell, and they are using a real estate agent, the person they hired is supposed to work for them. But it might not always work that way. A more self-motivated real estate agent could push to have the home sold faster, rather than holding out for the price desired by the homeowner. That can occur, Whitesell said, but it’s not what is supposed to happen. The real estate agent’s job is to get the highest and best price for the property and the seller. Conversely, a buyer’s agents will attempt to get the property for the lowest price. “What you have to do is compromise and find a win-
win for the buyer and seller,” Whitesell said. “A Realtor’s job is to do what the client wants them to do. The Realtor should never look to their own advantage. That’s not the kind of Realtor you want to hire.” The home selling process might not be easy, but with assistance and knowing the value of other similar properties, the move can be made easier. “The first thing is to contact a Realtor that is familiar with the area and that’s had experience in the area where the house is located,” Whitesell said.
