Solar Tubes vs. Skylights: Solar Tubes Win for Low-Cost Daylighting By installing solar tubes, you’ll get the natural light that skylights provide — but with less cost and less hassle. If you’ve been thinking of adding more daylight to a kitchen or dark hallway, a solar tube may be the way to go. At a fraction of the cost of a skylight, a solar tube provides plenty of warm, indirect light. HOW IT WORKS Known variously as a sun tube, sun tunnel, light tube, or tubular skylight, a solar tube is a 10- or 14-inch-diameter sheet-metal tube with a polished interior. The interior acts like a continuous mirror, channeling light along its entire length while preserving the light’s intensity. It captures daylight at the roof and delivers it inside your home. On your roof, a solar tube is capped by a weather-proof plastic globe. The tube ends in a porthole-like diffuser in the ceiling of a room below. The globe gathers light from outside; the diffuser spreads the light in a pure white glow. The effect is dramatic: New installations often have homeowners reaching for the light switch as they leave a room. COST A light tube costs about $500 to $1,000 when professionally installed, compared with more than $2,000 for a skylight. If you’re reasonably handy and comfortable working on a roof, install a light tube yourself using a kit that costs about $200 to $400. Unlike a skylight, a light tube doesn’t require new drywall, paint, and alterations to framing members. HOW MUCH LIGHT? A 10-inch tube, the smallest option, is the equivalent of three 100-watt bulbs, enough to illuminate up to 200 square feet of floor area; 14inch tubes can brighten as much as 300 square feet. Popular locations for a light tube include any areas where constant indirect light is handy: • Hallways • Stairways • Walk-in closets • Kitchens • Bathrooms • Laundry rooms The only place you don’t want a light tube is above a TV or computer screen where it might create uncomfortable glare. BRINGING A LIGHT TUBE THROUGH MULTIPLE LEVELS Channeling light down to the first floor of a two-story house is feasible if you have a closet or mechanical chase through which you can run the tube. The job can quickly become more complicated if there’s flooring to cut through, or if you encounter wiring, plumbing, and HVAC ducts. IS YOUR HOUSE RIGHT

FOR A

LIGHT TUBE?

Because installation requires no framing alteration, there are few limitations to where you can locate a light tube. Check the attic space above to see if there is room for a straight run. If you find an obstruction, elbows or flexible tubing may get around it. It’s relatively easy to install a light tube in a vaulted ceiling because only a foot or so of tubing is required. Make these evaluations in advance: Roof slope: Most light tube kits include flashing that can be installed on roofs with slopes between 15 degrees (a 3-in-12 pitch) and 60 degrees (a 20-in-12 pitch). Roofing material: Kits are designed with asphalt shingles in mind, but also work with wood shingles or shakes. Flashing adapters for metal or tile roofs are available. Roof framing spacing: Standard rafters are spaced 16 inches on-center; gap enough for 10- or 14-inch tubes. If your home has rafters positioned 24 inches on-center, you can special order a 21-inch tube for light coverage up to 600 square feet. Location: A globe mounted on a southwest roof gives the best results. Choose a spot requiring a run of tubing that’s 14 feet or less. A globe positioned directly above your target room can convey as much as 98% of exterior light. A tube that twists and turns minimally reduces the light. Weather: If you live in a locale with high humidity, condensation on the interior of the tube can be a problem. Wrapping the tube with R-15 or R-19 insulation greatly cuts condensation. Some manufacturers offer sections of tubing with small fans built in to remove moist air. If you live in a hurricane-prone area, opt for an extra-hardy polycarbonate dome. DETECT TERMITES AND OTHER WOOD-DESTROYING INSECTS EARLY DETECTION CAN PROTECT YOUR HOME FROM DAMAGE BY WOOD-DESTROYING INSECTS.

One of the biggest threats to your house comes in the form of tiny pests that silently and invisibly consume or live in wood — from the sills of your foundation to the rafters of your roof. Known by exterminators as WDIs, wood-destroying insects cause more than $1 billion a year in property damage in the United States, according to Orkin, a nationwide pest-control company. “It’s not unheard of to see a home with termite damage in the tens of thousands of dollars,” says Greg Bauman, senior scientist with the National Pest Management Association. “I’ve personally seen a home with $1 million in repair costs. It probably would have been better to bulldoze the house.” That may be an extreme case, but it demonstrates that what you can’t see can hurt you. WDIs can be hard to detect with the naked eye unless you know what to look for. Depending on moisture levels, climate, and location of a colony (they’re more active in warm, moist conditions), it could take three to eight years before the signs of an infestation — serious damage to your house — are apparent. “If you don’t catch them early, you’re setting yourself up to spend a lot more on both treatment and repairs than you otherwise would,” says Ron Harrison, technical director at Orkin. Here are a few tips for how to spot wood-destroying pests. TERMITES Habitat: The most common type, subterranean termites, cause 95% of all termite damage in North America. Found in every state except Alaska, termites are most prevalent in the South; the so-called termite belt stretches across the Southeast from Virginia to Texas. Clues: You can suss out an infestation by poking wood with a screwdriver; if the tip goes in easily or you hear a hollow sound when you tap the wood with the handle, you might have a problem. Be on the lookout for a thin gritty gray-brown film on the surface of damaged material. And look for narrow mud tubes on both the interior and exterior of your walls and foundation. Termites travel though these tubes between their colony below the ground and their dinner above—your house. The one time they come out in the open is when they swarm. Swarms consist of flying “reproductives” that leave the colony, mainly in spring, to mate and start new colonies. You may not spot the swarm itself because the love bugs shed their wings and head underground within a few hours. Instead, look for discarded wings that resemble fish scales. Swarms can emerge indoors or outdoors. Evidence of an indoor swarm, such as discarded wings or the corpses of termites that couldn’t find a way out, is a sure sign your home is infested. Most likely to damage: “Almost anything that contains cellulose, the main component of wood, including wood paneling, paper products, cardboard boxes, art canvases, the paper covering of sheet rock, carpeting,” according to the North Carolina Cooperative Extension. CARPENTER ANTS Habitat: Carpenter ants bore into damp and decayed wood to make nests. Most common in northern states, these pests forage through your home, mostly at night, looking for water and food. They’ll eat just about anything people do and are especially fond of sweets, fat, and protein. Clues: Look for swarmers in the spring and for piles of frass—a mixture of wood shavings and fecal matter. Rustling sounds may indicate a nest. Most likely to damage: “Tunneling may cause serious structural damage if it occurs in key timbers,” according to the Maryland Cooperative Extension. “The existence of a carpenter ant colony inside a structure is usually most important as a sign that there is or has been a water problem.” CARPENTER BEES Habitat: Common in all regions, carpenter bees burrow into wood—preferably unfinished—to make nests. They drill almost perfectly round entry holes about 1 to 2 inches in diameter that lead to tunnels where they lay their eggs. Clues: Look for them hovering near eaves, decks, and siding. Most likely to damage: Carpenter bees are less likely to cause serious structural damage than termites or carpenter ants. However, their entry holes can allow moisture to enter the wood. POWDERPOST BEETLES Habitat: These wood-boring beetles lay their eggs in cracks, crevices, and wood pores. The hatching larvae then feed on the wood. Present in all regions. Clues: Look for powdery deposits of frass and pinhead-size holes made by adult beetles exiting the wood. The peak time for beetles to emerge is May through August. Most likely to damage:Anobiid powderpost beetles attack softwood species such as spruce, pine, and fir that are commonly used to make floor joists, wall studs, and other structural lumber, according to the North Carolina Cooperative Extension. Lyctid powderpost beetles attack only hardwoods, such as oak, ash, hickory, and maple used in furniture, cabinets, wooden floors, and some interior moldings/trim. CALL IN A PEST INSPECTOR No matter how vigilant you are, consider scheduling a professional inspection at least every few years, says David Tamny, owner of Professional Pest Inspection in Columbus, Ohio, and president of the American Society of Home Inspectors. “Professionals bring a skill set that enable them to spot things a lay person could miss,” Tamny says. Many pest control companies will perform a free inspection for WDIs and for conditions conducive to infestations, such as moisture. Keep in mind, though, that pest control companies hope the inspection leads to the purchase of treatment services. Hiring someone who performs only inspections eliminates that potential conflict of interest, Tamny says. Inspection Cost A WDI inspection will likely cost between $100 to $200, depending on the size of the home. Expect the inspector to pull on coveralls and spend about an hour probing your home from the attic to the crawl space for visible signs of infestation and damage. For around $100 to $400 a year, some pest control companies will perform annual WDI inspections that come with warranties. If the inspection reveals WDIs and/or damage, the company will eradicate the infestation and make any necessary repairs at no extra charge. One possible catch: You may be required to sign up for a round of preventive treatment at a one-time cost of $1,000 to $5,000. BRAD BROBERG is a freelance writer from Federal Way, Wash. The Link Between Clutter and Depression It’s been proven. Clutter is a bummer — literally.

Dishes in the sink, toys throughout the house, stuff covering every flat surface; this clutter not only makes our homes look bad, it makes us feel bad, too. At least that’s what researchers at UCLA’s Center on Everyday Lives and Families (CELF) discovered when they explored in real time the relationship between 32 California families and the objects in their homes. The resulting book, “Life at Home in The Twenty-First Century,” is a rare look at how middle-class Americans use the space in their homes and interact with the things they accumulate over a lifetime. Our over-worked closets are overflowing with things we rarely touch. It turns out that clutter has a profound affect on our mood and self-esteem. Although “Life At Home” documents the clutter problem, the book offers no solutions. But there are some simple things you can do to de-clutter your home and raise your spirits. ADOPT

Every time you get up from your desk or walk through a room, put away five things. Or, each hour, devote five minutes to de-cluttering. At the end of the day, you’ve cleaned for an hour. BE RUTHLESS ABOUT YOUR KITCHEN SINK Pledge to clear and clean your kitchen sink every day. It takes a couple of seconds more to place a dish in the dishwasher than dump it in the sink. A clean sink will instantly raise your spirits and decrease your anxiety. PUT PHOTOS AWAY Return to yesteryear when only photos of ancestors or weddings earned a place. Put snapshots in a family album, which will immediately de-clutter many flat surfaces. UNBURDEN YOUR REFRIGERATOR DOOR Researchers found a correlation between the number of items stuck to the fridge door and the amount of clutter throughout the house. Toss extra magnets, file restaurant menus, and place calendars in less conspicuous places. TEST WHETHER YOU'LL MISS IT Fill a box with items you don’t love or use. Seal the box and place it in a closet. If you haven’t opened the box in a year, donate it (unopened!) to charity. The 16 Incredibly Useful Rules Every Organized House Follows

Homes don’t clean themselves. But these easy-peasy rules (wake and make!) will make you feel like they do. Here’s the thing you may have noticed about houses: They don’t clean themselves. Which is unfortunate, because if houses cleaned themselves you could spend less time cleaning yours, and more time doing something more fun, like watching “The Golden Girls,” because dang, that’s actually a great show. A few simple daily habits could make it seem like you’ve got a self-cleaning house. Rules like … #1 DEDICATE 20 MINUTES A DAY EVERY DAY You don’t need to set aside 20 hours one day to get things in order. You only need 20 minutes every day. Focus on tackling clutter in just one room. You might only pare down a single drawer or shelf, but “it will make you feel accomplished at the end of the day, and at the end of a week, you will see how much you can declutter,” says professional organizer Helena Alkhas. #2 FOLLOW A "ONE-MINUTE" RULE Small tasks add up quickly when you’re saving them to do all at once. So if it takes less than a minute to complete, do it immediately. Put that cup in the dishwasher rather than the sink. Break down that Amazon box for recycling right after you unbox your goodie. (Hot tip: Want a reminder of how much you can get done in a minute? Next time your coffee goes cold, pop it in the microwave for a minute, and just stand there. For the whole minute. It’s kind of a long time.) #3 START A LOAD

If you have a full load in the hamper, toss it in while you’re getting ready for work. By the time you leave, it will be ready for the dryer. To banish paper clutter from your home — and make sure you catch anything actually worth reading — immediately sort through your mail, recycling the nonsense and putting the keepers in an assigned spot. #6 SCAN AND TRASH WEEKLY You don’t really have to choose between forgetting what time the reception starts and stumbling over your cousin’s wedding invite for three months. Thanks to this fancy technology stuff, you can clear out all receipts, invitations, insurance documents, and other important paperwork. Take a few minutes every weekend to scan and save everything, then toss it all it the recycling. With smartphone apps like Genius Scan, you always have the tools in the palm of your hand.

#7 TIDY UP DURING DOWNTIME In the five minutes it takes to nuke your lunch, you can unload and possibly reload the dishwasher, or wipe off the countertops and appliances. You’ll be surprised how much order you can restore to your home during these normally wasted waiting-on-something moments. #8 MAKE YOUR BED AS SOON AS YOU GET UP There’s a reason the Marines start the day with this simple task — also known as “wake and make.” According to retired Admiral William H. McRaven, author of “Make Your Bed: Little Things That Can Change Your Life … and Maybe the World,” “It will give you a small sense of pride, and it will encourage you to do another task and another and another. By the end of the day, that one task completed will have turned into many tasks completed.” #9 DO CHORES

Whether you’re cleaning on a Saturday or Wednesday, your mind (and body) will move more quickly from vacuuming to mopping to dusting if you check chores off in the same order — making it easier to keep your home tidy and clean. The night before your garbage day, “wipe off the shelves and clean out anything that has no chance of being eaten,” Alkhas says. You’ll get a clearer view of your food options and open up space for ingredients needed in the coming week. #13 EMPTY THE DISHWASHER EVERY MORNING The conquest of a homemade dinner (OK, a “home-prepared” dinner, most days) feels short-lived when you’re left with a mountain of dishes and no place to put them. Take a couple minutes every morning to empty the dishwasher and you’ll stay ahead of the game. #14 CONDUCT A NIGHTLY TIDY-UP Every night, take a laundry basket on a tour of your house and pick up anything that’s out of place. “You don’t have to put it away now. If you want, plan to do it on Saturday and it won’t take much time at all,” Alkhas says. If there are more than two people in your household, separate the day’s clutter into assigned baskets for each family member to put away daily or weekly. With this routine, Alkas adds, “you’ll wake up to a living room that’s decluttered and a kitchen that is tidy, and you can start your day fresh.” #15 FOLLOW A CLEAN-OUT SCHEDULE

You Can Have a Virtually Chore-Free Home With These Easy-Care Materials BY JOHN RIHA

Homeownership should be about enjoying your home — not being a slave to it. The trick is to choose materials and products that make maintaining your home a snap.

Here are eight projects that’ll give your home a gorgeous makeover — and give you your weekends back.

A metal roof does cost about two to three times more than asphalt shingles. But that doesn’t account for the benefits you reap by not having to repair or replace as often. Here’s to your many maintenance-free weekends.

#1 SWAP OUT YOUR SIDING WITH FIBER-CEMENT Fiber-cement siding is the curb appeal champ that seems to never age the way wood does. It comes in a variety of shapes and forms: horizontal lap boards, shingles, and vertical board-and-batt style. Simulated wood graining is nearly indistinguishable from the real thing at about half the cost. Why it’s low-maintenance: Tough, long-lasting fiber-cement siding is dimensionally stable when the weather changes, which puts less stress on paint finishes, helping preserve those good looks for years (and letting you enjoy a big reduction in upkeep). It’s also rot-, fire-, and insect-proof. Warranties range from 30 to 50 years. Newer versions feature durable, baked-on paint finishes guaranteed to last 15 years. That means less repainting and touch-up work than wood siding, reducing the time and money you’d spend on routine maintenance. And unlike vinyl siding, fiber-cement takes paint well if you should decided to change colors.

FYI: Most metal roofing is made with steel, but homeowners in coastal areas should choose aluminum products to protect against rust. Steel and aluminum are recyclable. The next-best thing: Concrete tile just sounds tough, doesn’t it? Bingo — it’s resistant to wind, hail, water, fire, and pests, and often comes with a lifetime warranty against defects and performance failure. Concrete tiles often outlast the building they cover.

Life expectancy: 50+ years; 15 years on pre-painted and finished siding

Caveat: It’s heavy; you’ll need your roof structure evaluated by a building engineer to make sure it can support the added weight. Retrofitting a roof to carry concrete tile can add $1,000 to $10,000 to the cost of installation.

Maintenance cycle: Repaint every 15+ years.

Cost: $4.50 to $10.50 per square foot, installed.

Cost: $5 to $11 per square foot, installed.

#3 GET HANDSOME EASY-CARE FLOORS WITH LAMINATE

The next-best thing: Vinyl siding is low-cost (about 20% to 40% cheaper than fiber-cement), never needs painting, and is rot- and insect-proof. It’s also lightweight and easy to install, which helps keep installation costs low. It has an expected lifespan of about 35 years.

Laminate plank flooring gets the nod here for its ease of installation (it’s a good DIY project), relatively modest cost, and easy-peasy maintenance. We like that it can mimic natural stone and exotic hardwoods like koa and rosewood for a fraction of the cost.

However, it isn’t fireproof, nor does it take paint well, which means you’re limited to the colors offered by the manufacturers.

Why it’s low-maintenance: Laminate flooring has a tough, clear plastic wear layer that resists scratches, moisture, and stains; it never needs refinishing during the life of the product. Some are reinforced with aluminum oxide, one of the hardest compounds known. Laminates also are dimensionally stable, so seams won’t open up during changes in temperature and humidity.

#2 SWITCH TO METAL FOR A "FOREVER" ROOF Metal roofing is one of the toughest, most maintenance-free roofing materials made. In addition to the traditional standing seam panels — the ones with ridges running from the peak to the eave — today’s metal roofing includes products that mimic slate, clay tiles, and wood shakes. Metal roofing also is extremely fire-resistant — in a fire-prone area, having a metal roof may qualify you for a discount on homeowners insurance. Why it’s low-maintenance: Most metal roofing comes with a 40- to 50-year warranty, and the replacement cycle is almost three times longer than that of three-tab asphalt shingles. Look for baked-on enamel finishes with rust-proof undercoating that are warranted for the life of the product. The fact that fiberglass doesn’t warp or shrink means paint finishes are long-lasting and touch-up work is rare. Warranties range from 10 to 20 years, which includes the glass and glass seals. FYI: The Department of Energy says that windows with an Energy Star label can help lower home energy costs by 7% to 15%. Life-expectancy: 40+ years Maintenance cycle: Clean as needed with water and mild detergent; repaint every 10 to 15 years. Cost: $400 to $730 for a 3-foot-by-5-foot double-hung window, depending on options such as argon gas insulation and low-E coatings. #6 OPT FOR COMPOSITE MATERIALS TO NEVER SEAL A DECK AGAIN

#8 ADD AN IRRIGATION SYSTEM THAT KNOWS WHEN TO WATER (AND WHEN NOT TO)

If you take off on vacation, an automated system continues checking weather conditions and applying the proper amount of water to your trees, shrubs, and lawn. Some automated irrigation controllers meet EPA guidelines; the EPA estimates that switching a clock-operated system to a weather-sensing, WaterSense-certified system saves the average homeowner 8,800 gallons of water each year. That’s good for the environment, and money in your pocket. You’ll save on sleep, too. Program your system so that, while you snooze, sprinkler heads run during the wee morning hours, when temps are cool, evaporation is minimal, and water usage is optimized. Why it’s low-maintenance: Although the system itself needs periodic upkeep, such as draining the lines in winter and occasionally fixing or replacing sprinkler heads, you’ll more than recoup your time by not having to water your plants yourself, dragging out hoses and setting sprinklers by hand.

Not so many years ago, composite decking looked about as natural as a used tire. No longer — today’s varieties do an excellent job of mimicking the color and grain patterns of real wood such as redwood, cedar, and even exotic woods like Brazilian walnut and teak.

I really love it when upper story openings aren’t wired to a home security system! So, if you want to keep me out, store your ladder in the basement or a locked garage. And call your security company to wire upper-story windows into your alarm system. Vertically yours, A rising star 2. LOVED YOUR TRASH Can’t tell you how much fun I have driving around neighborhoods on trash day (especially after big gift holidays) when the empty boxes on the curb reveal what wonderful new toys you have. Your thoughtfulness made it possible for me to land a new laptop and a flat-screen television in one easy trip to your home! Next time, break down the boxes and conceal them in the recycling or trash bins. Happy shopping! Curbside Cruiser 3. DEAR CAN’T-GET-AROUND-TO-IT Recently, I noticed you hadn’t trimmed trees and shrubs around your home, so I knew I’d have a wonderful place to hide while I worked to break into your home. Make sure entry points to your home are easily visible from the street — I much prefer to work in private! While you’re at it, install motion-sensor lighting. I’m scared of bright lights! Next time, hire someone you trust to mow regularly, pick up around the doorstep, open and close various window shades, and turn different lights on and off (or put a few on timers).
