5 Things Every Homeowner Should Know Before Harsh Weather Hits Freaky weather happens. Here’s how to protect your home when Mother Nature brings it on. Brown lawns. Flooded basements. Piles of snow dumped on your doorstep. Topsy-turvy weather can test your patience, take a bite out of your savings, and even put your home at risk. What’s causing the weird weather? One culprit is spiking temps. The last five years were the hottest ever. If a freak storm drops in your area, will your home be up to the challenge? Consider this: The median age for U.S. homes is 37 years — getting up there when it comes to handling today’s unpredictable weather. Ninety-nine percent of American houses leak and consume too much energy, says Energy Star, and that contributes to carbon pollution. Both factors can make a home more expensive to heat and cool, and vulnerable to cold snaps, heat waves, and severe storms. That, in turn, can negatively affect a home’s worth. But a few value-adding improvements provide some peace of mind. Here’s what can you do to protect your investment.

The Average American Home Was Not Built for Today’s Extreme Weather 1. TACKLE SWELTERING WEATHER Why: Unseasonably warm weather may reduce your heating bill in winter, but during the summer it can spell higher cooling costs. How: Install a cool roof. It can make your home more comfortable when the temperatures spike. A traditional dark-colored roof can heat up to almost 190 degrees, creating sweltering indoor conditions. A lighter-colored cool roof stays 50 to 100 degrees cooler since it reflects sunlight instead of absorbing heat. As an added bonus, keeping your roof cooler can extend its life. There are a ton of roofing materials. Among the options: • Cool roof coating. It’s like a very thick white paint that can be applied to different roof types. Coatings can offer additional perks such as water and chemical protection. • Cool-colored roofing tiles. They look like traditional tiles but have a higher solar reflectance. Tiles like these also come in a wide range of shades. Keep in mind darker colors like black will be less reflective than a lighter shade like terra cotta. Tip: Although a cool roof can keep your home cooler during the summer, it can reduce beneficial heat gains during the winter. If you have a flat or shallow-pit roof, consider a green roof, which is either partially or completely covered in plants. Green roofs have gained traction over the past five years because of their eco-friendly benefits. • Natural insulators, they cut heating and cooling costs while slashing a home’s carbon emissions. • They reduce storm water runoff because plants absorb the water that would otherwise flow into the gutter. • They provide a habitat for local wildlife in urban areas. FYI: Proper maintenance and the right equipment can keep your home more comfortable during the summer and winter months. • Change your HVAC filters regularly and seal the ducts to save up to 20% in energy costs. • Properly program your thermostat. Or at least don’t neglect to program it (most people never take that extra step). • Calculate your carbon footprint with this calculator from the EPA. It’ll help you identify where you can make the biggest energy reductions in your home. To get accurate results, you’ll need to reference energy costs from your utility bills.

Why: Crazy weather can overload the power grid. Blackouts in the U.S. have doubled since 2003 because of freaky storms and heat waves. How: Install a standby generator. You’ll have electricity to run essential appliances and your central air system. It can even reduce your chances of flood damage by keeping your sump pump running. It’s permanently installed outside your home and fueled by liquid propane or natural gas. Since it’s wired directly into your home’s electrical system, it can automatically restore power in seconds. Price depends on the size of your home and the amount of wattage needed. A 14,000-watt model can cost around $3,300 while a 50,000-watt model can cost around $16,000. Tip: If the ticket price is too high, you can opt for a portable generator. They’re fueled by gasoline or propane, and are powerful enough to keep a few appliances and some lights running. Most big-box stores sell portable generators with prices starting at $299. Try the generatorbuying guide from “Consumer Reports” for product reviews. 3. FORTIFY YOUR HOME AGAINST WICKED WINDS Why: Powerful windstorms and hurricanes can cause weak places in your home to fail. Hurricanes are responsible for eight out of the 10 most expensive natural disasters to have hit the U.S. High winds (and water) can wreck your stuff and, at worst, rip the roof off your house. How: Make your home more impact resistant. Much of the damage from Hurricane Andrew’s 167-mph winds could have been prevented with proper wind protection, says FEMA. Even if you don’t live in a hurricane-prone area, making your home impact resistant can protect against tornadoes and other high-wind storms. Here are ways you can windproof: 1. Add truss bracing to homes with gabled roofs, which are more prone to hurricane wind damage. The bracing uses wood beams to attach the rafters at the ends of gable roofs to boost stability. 2. Install impact-resistant windows, doors, and garage doors. These can inhibit high winds that cause structural damage from entering your home. Impact-resistant features like these come with additional perks. They can: • Protect your home from intruders

• Reduce outside noise • Stop warm or cool air from escaping • Entitle homeowners to a discount on home insurance 3. Install shutters and retrofit your garage door if impact-resistant windows and doors aren’t in your budget. (A single window can cost as much as $600; a garage door can cost as much as $1,400.) Door and window shutters can cost as little as $5 per square foot; retrofitting your garage door to boost its hurricane resistance can cost between $150 and $500. Keep in mind, shutters and retrofitting may not be the best long term investment: • They’re not convenient. You have to put up the shutters and brace your garage door whenever a storm is coming, and that can be potentially dangerous. Most homeowners don’t have the tools, time, or experience to properly install them. • Although they both offer protection, they may not resist high wind pressures as effectively during Category 4 or 5 hurricanes. This is especially true for older, less wind-resistant homes, and if your garage door is made of wood. • New windows and garage doors, in general, have more value when it’s time to sell. Tip: Houses built to current codes have a better chance of withstanding a hurricane or violent windstorm. If you live along the Atlantic and Gulf coasts or in a region known for harsh, stormy weather, one of the best ways you future-proof your home is by making fortifying improvements in step with current building code requirements. FYI: Hurricane-proofing your yard can also protect your home. Proper tree maintenance can prevent diseased or weakened branches from falling and damaging property. In addition, remove anything in your yard that’s not secured in place — wind chimes, outdoor furniture, garbage cans, garden equipment, and toys — which can become projectiles. 4. FEND OFF WILDFIRES Why: Drought not only makes lawns look scruffy, it also creates ideal burning conditions for wildfires, especially in Western states. How: Incorporate fire-wise landscaping. It can put a damper on kindling by limiting the amount of flammable vegetation and materials around your home. The right materials can act as fuel breaks. Here are just a few ideas: • Replace mulch with pebbles or gravel. • Replace a wood deck with a concrete patio. • Add pavers and rocks. • Avoid fire-prone plants that have volatile oils that burn easily. One way to identify plants in the pyrophytic family: Crush their leaves to see if they produce a strong smell. Examples include: sagebrush, rosemary, and pine trees. Tip: High-moisture annuals and perennials native to your area also are a part of a fire-wise landscape. You can find lists of plants appropriate for your area at firewise.org. FYI: Wire mesh offers some protection by reducing the risk of nearby embers entering or hitting vulnerable parts of your home. You can use wire mesh to: • Cover soffit, attic, and under-eave vents • Cover openings in areas below patios, desks, and porches to prevent the collection of combustible materials like dried leaves and other flammable debris 5. RETROFIT

Why: Flooding costs homeowners big time. Just six inches of floodwater in a 2,000-square-foot home can rack up nearly $40,000 in flood damage. How: Flood-proof your home. The best way to protect your property from flooding is with a flooding retrofit. FEMA and the National Flood Insurance Program have strict guidelines on what would work (and they aren’t cheap). Here are a few: • Elevate your home so that the lowest floor is at or above flood level. • Dry flood-proof your home so it can withstand floodwaters for at least 72 hours. This involves making the portion of a home that’s below flood level watertight using materials like concrete. • Wet flood-proof your house, which involves making changes that will allow floodwater inside a home’s structure to minimize damage. There’s also the option to relocate your home to higher ground, but that’s pretty out of reach for most people. Tip: Before you start retrofitting, make sure the upgrades you pick are in sync with local government and National Flood Insurance Program requirements. Your local flood insurance agent can help. Find yours at FloodSmart.gov. FYI: Regular homeowners insurance doesn’t cover flooding. And when you consider that almost 25% of all flood insurance claims come from moderate-to-low risk areas, you may discover you need it. You can find out what your flood risk is at FloodSmart.gov. Finally, remember that regular preventative maintenance is the cornerstone of home protection. So if you’re not cleaning your gutters or sealing your home against water and air leaks, add-ons won’t make much difference. Attic Pest Removal: How to Get Rid of Overhead Guests Attic pests are a homeowner’s nightmare. But you can’t let mice, rats, and bats — oh my! — set up house in your attic. Here’s how to remove the freeloaders. Attic pest removal can seem like Groundhog Day — the movie, not the holiday. No sooner do you shoo away pests that make your attic their home sweet home, than the little buggers sneak back inside. But attic pest removal doesn’t have to be a revolving door. If you understand how pests enter your attic and the options for removing them, you can rest pestfree. Here’s how. KNOW THY ENEMY Wild animals living in your attic can cause damage — chew through electrical wires, shred insulation — and spread diseases, such as hantavirus and salmonella. To rid your attic of these pests, you must know exactly which critter has become your housemate. To identify — then kill or trap — the animal, you must learn to identify the shape, size, and pattern of its scat. Nick Petti, of the Enviro-Tech pest management franchise, provides a little cheat sheet on pest poo. • Mouse: 1/8 inch long, pellet-shaped • Rat: ¼ inch long, sausage-shaped • Squirrel: ½ to 1 inch long, sausage-shaped • Raccoon: Up to ¾ of an inch wide, 2-3 inches long; sausage-shaped • Bat: ½ inch, pellet-shaped, found in piles Once you identify the scat, follow the Centers for Disease Control’s advice on how to clean it up. Here are a few tips: • Open windows to air out the infested area for at least 30 minutes before cleanup. Don’t hang around during this part. • Wear protective gloves and masks so you don’t touch or breathe the urine- and feces-contaminated dust. • To disinfect, spray the area with a bleach solution (1 part bleach; 10 parts water). • Use paper towels to clean up the area, and then dispose of trash in a sealed plastic bag. Here are some tips on getting rid of attic pests. MICE Because mice multiply rapidly, a small problem can become a huge problem within a few weeks. As soon as you know mice have entered your attic — they crawl up drainpipes or follow electrical wires within walls — set those mousetraps. Plan to lay several mousetraps ($1 each) because as soon as you hear scurrying overhead, you probably have more than one mouse living in the attic. Don’t bait the traps with cheese, which rodents don’t particularly like; they do like peanut butter, says Petti. Also, remove traps as soon as the deed is done. A bunch of dead mice will discourage other mice from taking the bait. Professional fee for mice removal: $500 for trapping, removal, and follow-up. RATS Never send a small mousetrap to do a bigger and stronger rattrap’s job. Take a look at this video to see the size and strength difference between the two. “A mousetrap will only irritate a rat,” Petti says. And make it unwilling to take the bait from a trap of any size. Unlike mice, which are curious critters, rats shy away from new items in their environment. So scatter traps around the attic for a week before you bait and engage them. If you find traps are disappearing — larger rats are known to take off with traps clamped around their bodies — screw the next traps into floor boards, or place them in rattrap covers (around $15), which will block escape. Professional fee: $600 to $700 for trapping, removal, and follow-up. SQUIRRELS Before you attempt to remove a squirrel or raccoon from your attic, contact your state extension service or wildlife agency to determine what laws and permits apply to trapping and relocating these pests. A professional trapper may have to do the deed. If you may trap and remove the squirrel yourself, use a one- or two-door metal cage that traps and allows you to set the pest free outdoors ($27-$47). Professional fee: Starts at $250. RACCOONS AND BATS Don’t attempt to get rid of raccoons or bats yourself. Raccoons can be aggressive when cornered or separated from their young; bats are difficult to roundup and escort out. Professional fee: $300 to $500 per raccoon; $600 to $2,000 for bat infestations. HUMANE ATTIC PEST REMOVAL The most humane way to cope with attic pests is to make sure they don’t come into your house in the first place, says John Griffin of the Humane Society of the United States. That means inspecting the outside of your home and repairing holes even as small as a dime, which are frequently found in roof flashing, behind gutters, in rotting fascia, foundation cracks, and tears in vent screens. Trim tree and shrub limbs 8 to 10 feet away from your house, which will make it harder for squirrels to jump onto the roof. Once the animals are in your attic, terms such as “humane removal” no longer apply, and the conversation turns to “least inhumane” ways of getting them out, Griffin says. Spring traps, for instance, are preferable because they cause a quick death, whereas glue traps torture struggling rodents that eventually die from stress and dehydration. A good DIYer knows a lot about tools and techniques, but the best DIYers know about building codes, too. Completing home improvement projects that are code-compliant — and can pass inspections from your local building authority — are the route to a safe and happy home, and well-done DIY projects.

Although few homeowners can claim an encyclopedic knowledge of their local building codes, here’s a heads up on seven of the most common code violations that DIYers are guilty of:

1. WORKING WITHOUT A PERMIT Sure, permits cost money. And if you don’t apply for one, who’s to know? A lot of DIY homeowners have that point of view, and it’s wrong-headed. Yes, homeowners are allowed to do their own improvements without a contractor’s license, but you still need a permit for many remodeling projects. That’s important because: • You’ll know that your improvements are safe and reliable. • Your work will comply with the latest energy- and water-conservation measures. That saves you money in the long run, and makes your house more marketable when you decide to sell. • Work that’s not up to code may be discovered by an inspector when you try and sell, putting a big damper on your plans. You may be required to fix any problems (with added expense) before a buyer will consider making an offer. And if your buyer should later discover fixes that aren’t up to code, you could be sued for repairs and damages. If you have permits, your project will be inspected. Don’t think of visits from a building inspector as adversarial; rather, they’re opportunities to learn about construction techniques and materials. A building inspector can be a valuable helpmate for the DIYer. Not all projects require permits and inspections. Start off by inquiring with your local building authority and discussing your project in detail. 2. NOT TESTING OLDER MATERIALS FOR ASBESTOS AND LEAD These two dangerous materials lurk in many older building materials, and their disposal is strictly regulated in most states. Those laws not only protect your health, but protect trash removal workers and landfill operators, too. If you dump tainted remodeling waste, you’re putting others at risk.

Most communities have independent testing facilities that, for $25 to $50, can determine if asbestos is present in samples. However, even the removal of samples is risky. If you suspect asbestos, contact your local building authority or regional Occupational Safety and Health Administration office to find out the best way to test for and remove asbestos. Lead paint has been outlawed since 1978. Laws prevent contractors from doing work without taking specific precautions to contain and dispose of lead-contaminated building materials. DIY homeowners aren’t subject to those laws. But if you’re hiring a contractor to do some of the work, your pro must adhere to the laws or be subject to fines of up to $37,500 per day. Talk about putting a crimp in your plans! Other than that, your own health may be at risk if you cut, scrape, or sand materials — especially paint — with lead in them. DIY lead test kits are cheap ($8 to $35) and easy to use. 3. Improper Fastening of Deck Ledgers to Houses Building a deck is the ideal DIY project — it’s fairly straightforward and materials are simple. But a recent spate of deck failures reveals that many decks fail where the deck ledger fastens to the house — one of the more technically challenging steps of deck-building. The North American Deck and Railing Association says two of the most-common mistakes are: • Improper (or missing) flashing to keep water from seeping behind the ledger where it can soften and rot out wood. • Using old fastening methods, such as plain nails, to secure the ledger to the house. It’s a good idea to have your deck inspected for proper construction techniques when you build it, and to do yearly DIY inspections and repairs. 4. Adding a Basement Bedroom Without an Egress Window

But it’s not that simple. Codes say that any “sleeping room” must include an egress window that’s at least 20 inches wide and 24 inches high, with a minimum opening of 5.7 square feet — enough for an adult to crawl through. Because it’s a basement, you’ll likely need to excavate outside the window and add a window well to help keep water out. The installation of an egress window costs $2,500 to $5,000 — well worth it for your peace of mind and the safety of your family. Without an egress window, a real estate appraiser won’t qualify the space as a bedroom, which may hurt your chances to sell your home.

Many problems stem from the fact that homeowners, in an attempt to establish privacy, build fences that are too tall. Most codes limit fences on the sides and in the back of property to 6 feet, and 42 to 48 inches in the front. If you build a fence that’s not in compliance, a complaint could bring a building official to your property with an order to tear your fence down. 5. VENTING A BATH FAN INTO AN ATTIC

You’ve spiffed up the guest bathroom and even added a new bathroom vent fan — nice going. But you aren’t finished unless you vent that fan all the way to the outside of your house. Venting directly into an attic space might be easy, but your fan is going to deliver plenty of humid air into your attic where is can cause mold and rot. Building codes say you’ve got to vent the air from the fan to outside your house using a 4-inch-diameter vent pipe. Some inexpensive bath fans have 3-inch-diameter fittings. If so, buy a piece of converter pipe that changes the diameter to 4 inches.

6. BOTCHED ELECTRICAL WORK Few examples of home improvement and repair are life threatening, but electrical work definitely can be. That’s why utmost caution is needed when you do your own wiring. Here are a few common wiring mistakes: Wrong size circuit. Basically, 15-amp circuits are for lighting fixtures and 20-amp circuits are for receptacles. If you’re renovating and want to add a receptacle, don’t splice into a lighting circuit to do it — rather, extend from an existing 20-amp circuit.

An exception is a refrigerator, which can be on a dedicated, 15-amp circuit. Splicing wires without a junction box. Don’t splice wires together with a couple of wire nuts and some electrical tape and call it a day. All wire connections must be inside an approved junction box. While you’re at it, you can’t hide a junction box inside a wall — it must be visible and accessible.

Missing GFCIs. A ground-fault circuit interrupter, or GFCI, is required for any circuit that services an area where water might be present: bathrooms, kitchens, laundry rooms, garages, and outdoor receptacles. A single GFCI at the beginning of a circuit can protect other receptacles on the same circuit. 7. NOT FOLLOWING FENCE HEIGHT REQUIREMENTS Fences are a major source of disputes with neighbors, and a top source of complaints to local building and planning departments.

The Best Way to Remove Wallpaper Without Losing Your Sanity These wallpaper removal tips (secrets!) and tools turn the worst DIY gig into a no-brainer. What would you do to avoid removing wallpaper? Probably whatever you could, judging by the stories of woe we found on the web. DIYer Rachel Meeks wrote in her “Small Notebook” blog that she was so overwhelmed by the prospect of removing 40-year-old wallpaper from several rooms that she actually knocked down a couple of walls rather than spend time scraping. If only she’d checked. She would have found t’s actually a fairly simple DIY project so long as you have the right info, tools, and expectations. (It’s gonna take some time!) FIRST, CHECK TO SEE IF YOUR WALLS WERE PRIMED Anyone who’s managed to remove wallpaper lickety-split likely (and luckily) had walls that were sealed with wallpaper primer before they were papered, says Geoff Sharp, owner and founder of Sharper Impressions Painting Co., which operates in several cities including Atlanta and Indianapolis. Priming became more common in the 1990s. It prevents the wet glue from soaking into plaster or drywall and forming a tough-to-break bond. Loosen a corner or seam with a putty knife and pull. If it peels off in a sheet, you got primed! Being able to peel off wallpaper in complete or partial sheets after lifting the corners with a putty knife is called dry stripping. With well-primed walls, dry stripping should work for the entire job and you could finish a room in a couple of hours at most. WATER WORKS MIRACLES ON GETTING RID OF WALLPAPER “Wallpaper glue is water based, so water is a super-efficient remover,” says vlogger Chris Berry, known as The Idaho Painter, who owns B&K Painting in Boise. “It works so well, we use it instead of chemical wallpaper strippers on both drywall and plaster.” Here’s what to do with water: • Score or perforate the paper and its backing in sections so water can soak through and loosen the glue. The pros recommend a scoring tool called the PaperTiger (under $20) because it doesn’t harm the wall. • Douse the perforated paper with hot water using a pump or compression sprayer (under $50). OK, wallpaper-phobics, here’s where the myth that DIY removal is the worst gets legs. The big mistake most people make is using a regular old spray bottle or damp rag to wet the paper. This leads to hours of fruitless scraping (and griping) because the paper and its backing don’t get sufficiently saturated. The sprayer, on the other hand, gives you the firepower to really soak the glue. • Let the paper soak for about 15 minutes and scrape it off with a putty knife. It could take you six hours for an average room, but that’s way better than the days of effort it could take if you don’t know what you’re doing. Another option for harnessing the power of H20 is steam. Wallpaper steamers, which you can rent from home improvement or hardware stores, are effective and “much neater [than water] because you’re using moist heat,” says Jason Stratos, owner of Stratos Painting Co. in Springfield, Mass. But they can be tough for steamer newbies. They’re bulky and awkward to use (done an upper body workout lately?)and it’s possible to burn yourself, warns Gina Paris of Gina Paris Design in Conneaut Lake, Pa. So if all this sounds like a hassle, stick with a compression sprayer, which is easier to manage. If you have woven grasscloth: factor in the extra, painstaking step of tearing off as much of the top layer as possible to expose the backing first, because “the material rips off in thin, stringy shreds,” says Berry. If wood paneling is underneath: they are the one exception to using water, since water and wood don’t mix. In that case, use a gel chemical stripper that won’t penetrate the wood. AVOID CHEMICAL STRIPPERS BECAUSE OF THE FUMES If water is so effective, why does stripper exist? Some pros prefer it because stripper dissolves glue faster than water. But it likely emits lowgrade VOCs, or toxic chemicals. And water is cheap. So why not go au naturel? By the way, if you use stripper, the pros recommend DIF Ultra Concentrate (pricing varies, ranging from about $5 to $35 online). Don't Try the Fabric Softener Trick -- It's a Myth Through the interweb grapevine, you may have heard that fabric softener (diluted with water) is a brag-worthy way to remove old wallpaper. But we couldn’t find a single expert who agrees. “Fabric softener just makes the process more complicated, smelly, and even messier than using just plain old water,” says Berry. You end up mixing glue with the chemicals from fabric softener. In addition, Berry says fabric softener may harm drywall. So when it comes to removing wallpaper, the happiest journey (assuming your walls aren’t primed) involves water — and patience.
