Those homes might have a new roof as well, but when it comes to falling in love with a house, it’s that fancy label — aka, the chic bath salts or fancy wine decanter on display — that could make all the difference. “You stage appropriate to the price range but [staging makes it feel] a notch above,” Fisher says. “[Buyers] want to feel like it’s a move up.” Of course, different brands have different identities. How can you know that luxury is the right brand to convey to house hunters? In another “Psychology Today” article, Brent McFerran, Ph.D., explains that consumers’ desire to make luxury purchases is tied to their desire to showcase their accomplishments. What could be a better representation of someone’s accomplishments than their home? When a home appears luxurious, it promises aspirational home buyers the lifestyle they have worked so hard to earn. They deserve to live in a house with fancy wine decanters and an orchid in the bathroom. They’ve earned it. LEVERAGING LUXURY (AFFORDABLY!) What’s that? Your home isn’t already laden with luxury goods? The good news is that it doesn’t take many luxury items — or any genuinely expensive ones — to create an upscale look for your home staging. Overstock discount stores like HomeGoods or Burlington Coat Factory are great places to find fancy, brand-name items like those bath salts or top-of-theline bed linen sets at a bargain. When it comes to the staging items you were going to get anyway, sometimes the right item makes a subtle but impactful difference. In an article for “Houzz,” Kristie Barnett, known as “The Decorologist,” recommends overstuffed, oversized throw pillows. They’re not much more expensive than smaller pillows (a 26-inch pillow stuffed into a 20-inch cover from Ikea will run you about $15), and they add a seriously luxurious touch to the living room. Another inexpensive luxury tip from Barnett: Paint interior doors black. Who knew your doors were one cheap, easy coat of paint away from seriously chic? Finally, when choosing luxury items for your home staging, be sure to focus on the lifestyle you’re promoting. Yes, those bath salts in that elegant glass jar are beautiful on their own, but the reason you’re using them is to recreate the feeling of a spa in your bathroom. Support that beautifully scented splurge with fresh, white towels, decorative baskets, and maybe even a small bamboo plant. Sound like the kind of bathroom you’d like to call home? With any luck, that’s what house hunters will think too. You already know your well-maintained home is the best rational choice for the right buyer; this easy staging strategy can make it the obvious emotional choice as well. Spring Cleaning Guide If You Love, Love, LOVE Houseplants An outdoor shower and dirt massage will do wonders. You like having a clean house, and you LOVE having a green house. But a trail of dead leaves on the floor isn’t a good look no matter what. This plan will help keep your home clean and green, while helping your plants stay healthy, too. GIVE PLANTS A SPRING CHECK-UP Use a magnifying glass to check for bugs. Look for the marks they leave, like scarring, a cotton-like “fluff,” or webbing. (Hint: The undersides of leaves are a favorite hiding spot.) A few applications of a standard houseplant insecticide should take care of the critters. Trim yellow and dead leaves. ”Aesthetically, plants look nicer without dead or dying leaves,” says Liza Wheeler, an “interior landscaping artist.” And creating a clean, green slate will make it easier to spot new problems as they arise, she says. Massage the dirt to break it up. “The soil can get kind of cruddy from watering, so breaking it up makes it look cleaner,” Wheeler says. “It also helps aerate the soil slightly.” Give them an outdoor shower. A little fresh air and a drizzly spring day — or a gentle spray from the hose — will help plants shake off the dust and cobwebs of winter. Don’t forget to wipe off the saucers and exteriors of pots. CLEAN THE AREAS IN YOUR HOME THAT YOUR PLANTS COVER UP Moisture and dirt can find their way out of pots and onto your floor, countertop, or shelf. While your plants are drying outside after their shower, clean the spots where they sit, checking for any damage, which could be caused by a cracked pot. Also clean any walls and baseboards that your greenery hides. CLEAN THE WINDOWS Crystal-clear windows allow more sunlight to reach plant leaves, fostering photosynthesis and respiration, freshening your indoor air. Besides clean windows make the entire home feel fresh and bright. ORGANIZE YOUR PLANT SUPPLIES AND TOOLS Make lovin’ on your plants easier with some simple organizing solutions: • Do some organizing and purging to clear space in a cabinet or on a shelf to keep all your supplies together and easily accessible. • Stow frequently used items like a spray bottle and fertilizer in an easy-to-carry cleaning caddy. New house: YAAAAY! Moving out of the old one: BOOOOO. Packing up, moving, and then unpacking an entire house is the worst.

#5 TAPE APPLIANCE CORDS TO THEIR HOMES

Moving may never be a great time, but it is possible to cut down on the aggravation, effort, and anxiety and get back to the excitement of your new home. We combed the internet and asked two professional organizers — Maria White, founder of the website “Enuff with the Stuff,” and Donna Smallin Kuper, author of “How to Declutter and Make Money Now” — to give up their secrets. #1 DO A PRE-PACK PHOTO SHOOT Among the most mind-numbing hours of unpacking is trying to remember where all those cords behind the TV went and how you had that bookshelf so tidily arranged. Save your fatigued short-term memory the grief by taking some pre-packing photos (of everything) so you’ll know exactly where it all goes when it’s time to empty those moving boxes. With photos in hand, you’ll be able to recreate it all in record time. #2 FOLLOW THE $20 IN 20 MINUTES RULE You know you have too much stuff. But when packing, who has the energy to make purging decisions? Smallin Kuper, who’s moved 11 times herself, warns that hauling along things you don’t love or need is the bigger waste. And the toss-or-keep decision can be easy when you apply Kuper’s formula: $20 in 20 minutes. “For smaller items, ask yourself if you were to need it again in the future, could you find it for under $20 in under 20 minutes. If yes, let it go.”

You could be scoping out the new neighborhood, but, instead, you’re running from appliance to appliance desperately trying to match them with the right power cord. Skip the electronic guessing games by taping the plug right to the appliance to which it belongs. And go check out that taqueria on the corner with your reclaimed time. #6 USE YOUR TOWELS, BLANKETS AS PACKING MATERIALS Another way moving day gets frustratingly extended? Your third trip to the store to buy more bubble wrap. Kudos on treating your breakables with care, but Smallin Kuper says you don’t need the store-bought stuff. Pot holders, oven mitts, and even those old paper and plastic grocery bags you were planning to recycle make great packing materials. Also consider towels, pillows, blankets, the kids’ stuffed animals — whatever’s soft! #7 COLOR-CODE BOXES If you’re paying movers, really get your money’s worth by making it easy for them to deposit every box in the right room. Assign a color to each room, then mark that color on the outside of each box. Before movers arrive, add the correct color label to each room’s door. They’ll love the simplicity, and you’ll love not having to haul everything that was supposed to go in the office out of the playroom. #8 KEEP YOUR CLOTHES IN THEIR DRAWERS

#3 CORRAL CORDS WITH TOILET PAPER ROLLS

Another way to cut down on boxes and the awful chore of unpacking: Don’t pack the clothes in your drawers. They’re already in a box!

Once you’ve moved, you need extension cords. You know you have them, but where are they? And especially that heavy duty one you need for the drill so you can finally hang your pictures. Except where is it?!?!

Simply wrap the whole drawer in plastic wrap, and your drawer becomes the box. The same trick can work for hanging shoe racks, utensil organizers, and other container-type items.

One way to cut down on the jumbled mess of extension cords is to wind each cord up in a 6-inch coil, and insert each into its own toilet paper roll. You’ll have lots more room in the box, and no tangled mess to unpack later. Just remember to clearly label the box!

#9 USE GARBAGE BAGS TO MOVE CLOTHES ON HANGERS

#4 CREATE A "MOVING TOOLBOX" Moving day can easily turn into moving week when you spend as much time looking for the packing tape and Sharpie as you do filling the boxes. Pack more efficiently with a “moving toolbox” where you keep your box cutter, tape, labeling markers, and other packing supplies in one carry-all that you can take from room to room. It’s easy to misplace small and essential items like these when your house is full of boxes and in

You’ve got hangers in one box, clothes in another, and it’ll take hours pairing them all back up again in your new closet. Nope. Get all that time back by clustering groups of clothing together, then pulling plastic garbage bags up from the bottom and tying them at the top — twist ties work great for this. Layer these clusters together for the move and hang up as soon as you arrive. #10 GIVE LIQUIDS A PLASTIC WRAP You spent all that time packing up your cleaning supplies

HOME finder.org Feature box just to have the window cleaner spill during the move, destroying the box, soaking clothes in the neighboring one, and causing a huge mess in the middle of an already stressful day. To prevent spills mid-move, uncap all household liquids — everything from toiletries to cleaning supplies — then cover the top with clear plastic wrap, and tightly reseal the cap. #11 CUT HANDLES IN BOXES “This one isn’t heavy, it’s just awkward” is a phrase you’ll be tired of hearing by the time you’re settled into your new home. Cut out the awkwardness (literally) with a box cutter. Cut holes into the sides of cardboard boxes to create handles that’ll simplify lifting and carrying. Be sure not to make holes too close to the top, or on too-heavy boxes, or they could rip. #12 PACK BOXES IN LAYERS

separate and ready to unpack. #13 KEEP LITTLE PARTS TOGETHER Good luck going into Ikea and asking for all the parts to reassemble a bookshelf they discontinued three years ago. You know you’ll just end up walking out with a new one. Storing all the hardware — including the specialty Allen keys required to work them — in sandwich bags and tape them directly to the item. #14 USE YOUR ROLLING LUGGAGE AS BOXES Woe to the person who gets stuck carrying the boxes of books — or to you if your movers charge for extra heavy items. Save your back or your wallet by repurposing rolling luggage to move heavy, sturdy items. And (bonus!) you won’t have to worry about packing the luggage itself.

No one in your family besides you knows the difference between a baking tool and a cooking tool, but that doesn’t mean unpacking the kitchen must fall to you.

Installing a Spa on Your Deck Evaluate the cost of purchasing, installing, and maintaining an outdoor spa to decide if it’s a worthwhile addition to your deck. Hot tubs and spas come in an array of shapes and sizes, and can be equipped with scores of accessories. Accordingly, they have a wide range of prices. Choosing the right spa depends on its intended use, how big your deck is, and what structural alterations will be required for your deck. In addition, you’ll need to know the cost of installation, day-to-day expenses, and how much you can expect to recoup on your investment should you sell your home. DIFFERENT TYPES OF SPAS AND THEIR COSTS It started with that icon of laid-back living, the redwood hot tub. Before long, fiberglass versions with circulating jets appeared called “spas.” Today the terms “hot tub” and “spa” are used interchangeably, but because most units are jetted, spa is the term more commonly used. Spas range in size from two-person models costing about $2,000, to 20-foot-long swim spas costing $18,000 or more. In between are those most popular for decks: 4- to 8-person models costing from $2,500 to $10,000. Choosing a spa can be challenging. You’ll need to select from a dazzling number of accessories, including cup holders, colored LED lights, iPod docks, stereo systems, pop-up TV screens, and even waterproof keyboards. “The gadgetry is there to catch your eye while shopping,” cautions Erich Johanson, an experienced spa installer in Olympia, Wash. He recommends choosing established manufacturers and narrowing your choice from there. “Look at the national brands and find one you like,” he says. “Then chose a model that has the features you want.” His top recommendation is for “full-foam” insulation—a high-density, closed-cell polyurethane foam that fills the cavity between the fiberglass tub shell and the outer cabinet and helps reduce heat loss. In addition, full-foam insulation helps reduce noise and adds stability to the entire unit. Check installation costs as well. They’ll be dependent on the size of the spa and the ease of getting it where it needs to be. In some cases, limited access may require the use of a crane to lower the spa into place. For an 8-person spa, expect about $300 for delivery and setup. ADDING STRUCTURAL COMPONENTS TO CARRY THE WEIGHT The safest—and most cost-effective—location for a spa is the lower level of a deck. A deck only a few steps above ground, if built to code, should be able to support 100 lbs per sq. ft.—a filled 8 x 8 spa at 6,000 lbs. works out to about 94 lbs per sq. ft., just within limits. Check your local codes for any restrictions governing the installation of a spa on a deck. Even better is a reinforced concrete pad, a great option if you’re planning a new deck or intend to add on to an existing deck. A 4-inch slab will safely bear 115 lbs per sq. ft. If you want the tub on a deck more than a couple of feet above ground or on an upper level of a deck, things get more complicated. You’ll need to hire a structural engineer to provide specs for a site-specific framing structure to support the weight. Expect to pay an engineer $300 to $500 for these services. The necessary framing for a typical backyard deck may cost only a few hundred dollars, but expect to pay much more if your deck is a high-flying structure perched on a slope. ACCESSING POWER AND WATER Spas require a nearby source of electricity. Because water is involved, any electrical hookup for a spa must include ground-fault circuit interrupter (GFCI) protection. This nifty device shuts down the system within milliseconds if it detects the tiniest change in current flow caused by a short circuit. Some spas come with an extension cord with a GFCI built in that can be plugged into a 110-volt, 20-amp circuit. Larger units require at least one dedicated 220-volt, 50-amp circuit. In addition, there must be an emergency shutoff within sight of the spa, but not closer than 5 feet or farther than 50 feet. A new circuit and shutoff will cost about $800. Water access is simple; spas fill with an outdoor hose. The spa then heats and circulates the water. Insulated tub covers limit evaporation, but the tub will need occasional topping off. When it’s time to empty the unit, all spas have built-in hose bibs so you can drain the water. SAFETY Getting in and out of a spa provides opportunities for mishaps. A handrail is a good idea for older—and younger—users. A cover with a lock is must if you have children. If you plan to build your spa into the deck, it may seem best to drop it into the deck so that the rim of the tub sits on the decking. Unfortunately, this makes it easy for people to fall in or step on the cover, and also complicates getting into the tub. The ideal arrangement is to set the spa partially into the deck so the rim is 17 to 24 inches above the decking. That way, bathers can sit on the rim, swing their feet over, and enter the water. Hot water feels great, but needs to be indulged with caution. The Association of Pool & Spa Professionals recommends keeping the water temperature between 100°F and 102°F, with 104°F as a maximum. A safe soaking duration is 15 minutes. To keep the spa free of bacteria, you must be clean it regularly and add sanitizing chemicals. ANTICIPATING THE COST AND VALUE OF A SPA It costs as little 50¢ a day to run a spa. That amount can vary according to the amount of use, your local energy costs, the quality of insulation in your spa, and the quality of the cover. Covers typically come with spas, but consider upgrading to a higher efficiency type. The additional cost is modest and the better-insulated covers are often lighter, making them easier to remove. If you live in a region with a climate moderate enough for year-round use, a deck equipped with a spa should give you a slight edge in selling a home. John Tripp, an appraiser with Foundation Trust in San Jose, Calif., says that spas “normally are assets as long as they have been properly maintained and there is no evidence of leakage or deferred maintenance.” In other areas of the country, don’t expect much of a return. “They don’t have the payback to meet the cost,” says Richard Koestner, an appraiser with Koestner, McGiven & Associates in Davenport, Iowa. “If they do add any value it would be in the upper price range. It could be detriment if they aren’t in the right market.” People react differently to the prospect of purchasing a house that has a spa. Some buyers may ask that it be removed as a condition of sale. Others will hardly be able to wait for that first soothing soak. 5 Awesomely Easy Landscaping Projects No need for fancy DIY skills, a lot of money, or a ton of time to pull off these yard upgrades. It’s your yard — yours to do with as you wish. And while that’s great, that doesn’t mean you have to be one of those people who spends every spare moment in their yard, sprucing it up. But, still, your landscaping could use a little something. But something easy. Here are five totally doable projects that your budget will barely notice, but your neighbors definitely will: #1 ADD SOME (TOUGH) EDGING Tell your grass who’s boss with edging that can stand up to even the crabbiest of all crabgrasses. But don’t make the mistake that many homeowners make of buying the flexible plastic stuff, thinking it will be easier to install. It’ll look cheap and amateurish from day one. Worse, it won’t last. And before you know it, you won’t be able to tell where your garden bed ends and your “lawn” begins. Instead buy the more rigid, tough stuff in either fiberglass, aluminum, or steel. Tips on installing edging: • Lay out a hose in the pattern you want. • Sprinkle flour or powdered chalk to mark the hose pattern. • Use a lawn edger (or spade) to make an incision for the edging. • Tap the edging into the incision with a rubber mallet. The cost? Mostly your time, and up to $2.50 a square foot for the edging. #2 CREATE A FOCAL POINT WITH A BERM A berm is a mound of gently sloping earth, often created to help with drainage. You can also build them to create “island beds,” a focal point of textures and colors that are so much more interesting than plain ol’ green grass. Plus, they’ll give you privacy — and diffuse street noises. What’s not to like about that? Especially if you live in more urban areas. For most yards, berms should max out at 2-feet high because of the space needed to properly build one. They need a ratio of 4-6 feet of width for every foot of height. That’s at least 8 feet for a typical 2-foot high berm. So be sure you have the room, or decrease the height of your berm. Popular berm plantings include: • Flowering bushes, such as azaleas • Evergreens, such as blue spruce • Perennials such as periwinkle • Tall, swaying prairie grasses •Lots of mulch to keep weeds away The cost? Usually less than $300, depending on how big you make it, how much soil you need to buy to get to your desired height, and what plants you choose. #3 MAKE A FLAGSTONE WALL Aim to build a wall no more than 12 inches tall, and it becomes a super simple DIY project — no mortar needed at all!

How to build an easy flagstone wall: • Dig a trench a couple of inches deep and wide enough to accommodate the flagstones. • Fill with pea gravel and/or sand and tamp to make level. • Lay out the flagstones to see their shapes and sizes. • Stack the smaller stones first. • Save the largest, prettiest flagstones for the top layer. • Backfill with gravel. • Choose a stone of consistent thickness. Flagstone might be limestone, sandstone, shale — any rock that splits into slabs. The cost? About $300 for stones and sand (a ton of 2-inch-thick stone is enough for a wall 10 feet long and 12 inches high). #4 Install a Path with Flagstone or Gravel There’s something romantic, charming, and simply welcoming about a meandering pathway to your front door or back garden — which means it has super-huge impact when it comes to your home’s curb appeal. You can use flagstone, pea gravel, decomposed or crushed granite, even poured concrete (although that’s not easy to DIY). A few tips for building a pathway: • Allow 3 feet of width for clearance. • Create curves rather than straight lines for a pleasing effect. • Remove sod at least 3 to 4 inches deep to keep grass from coming back. • If you live in an area with heavy rains, opt for large, heavy stones. The cost? Anywhere from a couple of hundred bucks to upwards of $500 depending on the material you use, with decomposed granite being the least expensive, and flagstone (also the easiest of the bunch to install) the costliest. #5 BUILD A TREE SURROUND Installing a masonry surround for a tree is a two-fer project: It looks great, and it means you’ve got less to mow. Come to think of it, it’s a three-fer. It can work as extra seating when you have your lawn party, too! All it takes is digging a circular trench, adding some sand, and installing brick, cement blocks, or stone. Just go for whatever look you like best. The trickiest part is getting an even circle around the tree. Here’s how: 1. Tie a rope around the tree, making a loop big enough so that when you pull it taut against the tree, the outer edge of the loop is right where you want the surround to be. 2. Set your spade inside the loop with the handle plumb — straight up and down. Now, as you move around the tree, the loop o rope keeps the spade exactly the same distance from the base of the tree, creating a nice circle. Then build the tree surround: • Dig out a circular trench about 8 inches deep and 6 inches wide. • Add a layer of sand. • Set bricks at an angle for a saw-tooth effect or lay them end-to-end. • Fill the surround with 2 to 3 inches of mulch. The cost? Super cheap. You can do it for less than $25 with commonly-available pavers and stones.
